Great place for living

I have friends that recently moved into the area and I wish I could give this community a higher rating. The staff is incredibly helpful and accommodating, and the grounds are beautiful and clean. Im so happy for my friends knowing they (and their pups) are well taken care of in their new community. 10/10 would recommend more friends to move here

I used to live here before I bought a home and it was a very pleasant experience to live here. There was great amenities and anytime I had any sort of issue the maintenance staff was always right there to help in a timely fashion. I would definitely recommend living here

The Office staff at Forest Hills is amazing. Very personable and professional. Anthony helped us find the perfect new home that met all our wants, needs and was in our budget. He kept in contact with us via phone and email and made the move a great experience for us.

The mgmt team at Forest Hills have been PHENOMINAL! We had a tight turnaround to find a place, and not only did they make it happen in less than a week, our expectations were EXCEEDED! So far, the neighborhood has been wonderful. The townhome were in is beautiful with upgraded kitchen appliances, bathroom features, and most importantly, a clean smell. The building and parking locations are easy enough, though I wish there was more clear signage for addresses. It would be helpful to have signs with the numbers and street names pointing toward the buildings, as with a dark painted door, the numbers can be pretty difficult to see which makes navigating a challenge.

Great place! Was visiting family that live there, apartments were great the grounds were great overall a good place to live! Would highly recommend someone to live there!

Came down to visit a friend and was very impressed with the landscaping and how clean and well maintained the property was! Such great spot.

I am searching for an apartment for my mom, who may be moving to the area from out of town. Rachel is my point-person at Forest Hills, and is professional and gracious. When I arrived without my covid mask, she gave me one to use. She patiently explained the details of the application process and showed me a 1-bedroom apartment. The apartment was clean and had pretty views of trees. Im not sure where my mom will end up living, but I can recommend Rachel as a responsive, informative, delightful employee of Forest Hills Apartments!

We have been loving our experience here. Office and maintenance staff are all as friendly as could be! Apartments are comfortable and updated nicely. Haven’t had any issues with bugs or mold. We have all the amenities we could ask for, and the prices cannot be beat for the area!!

These guys and gals care, they are helpful, they maintain the property excellently. They remember your name and say hi to you. If you have an issue they will resolve it.

We have lived at Forest Hills for about 2 years now. Beautiful neighborhood, close to everything, and the absolute best office staff, especially Lee. Any maintenance issues weve had were taken care of quickly. We just transferred to a different floorplan and the transition was smooth sailing. My only complaint is the chaotic parking...its like musical chairs. There should be numbered spots for tenants. Still highly recommend renting here.

Office staff is the bomb!!!!! Excellent, excellent, excellent! The mainlanders folks they are better than Fed Ex always on time! Get the job done right the first time 24 hours or less days or next day service... boom!

Bugs everywhere I hate coming home and stay in this house it is so stressful, I am can’t stay in my living room to relax because of them. They are everywhere in my food. My home is so clean they come out I don’t know where they come out. Can’t wait to finish my lease and go😡

Staff is friendly and responsive in my experience. Have mostly dealt with Leigh and she is understanding, returns messages, and is helpful.Some places are a bit older but at the price point in Wilmington, it’s a deal. No bugs and everything works!

Awesome area to live in, right in the center of Wilmington, no more than 15 minutes away from anything. Great maintenance staff and the Leasing Manager, Lee is one of the best, very personable and always has a very pleasant demeanor.

Forrest Hills is by far the nicest complex I have lived in so far, the maintenance team is tidy, diligent, and super kind. The staff in the front office goes above and beyond for their residents, the manager Lee is so sweet and always there to say hi when I pay the office a visit, good up the good work yall!

Has been good. Every time we have an issue it is resolved in a timely manor. Office lady’s are great and always willing to help. Present people. Just need to be careful on screening your tenants

Forest hills has the most incredible staff. Weve been residents for about 6 months now and lost our home due to damage from hurricane florence. Anna and Lee stepped up and made sure we had another unit to move into within 24 hours. The kindness and compassion they showed was unlike anything Ive ever experienced. I am grateful for them and for my home at forest hills apartments.

I have twins at home and apparently the neighbors don’t have jobs as their bass music starts about 9am and goes until 2am. Called police, called office with no help. Lived here for over a decade and nothing done so I left and so happy at the Keys!!!They offered to reach out to me but nothing changed! I left immediately because of NO washing or dryer working, police here because of gang violence and would tell everyone to NOT rent here!!!Did reach out to management but rude and deceptive so please don’t rent here

Dana in the office is awesome. Very sweet and good at her job! I love the location and the newly remodeled apartments are gorgeous. The big fenced in patios are perfect for a little private outside space.

I had two serious dog incidents while living here. Me and my children could of been hurt, they need to enforce the rules when it comes to animals. Dog owners need to stop having their dogs run around out of control without a lease. Thats what the dog park is for, I had called police officers who said the same thing.Update 03/06/2018After new management took over I notice a huge difference. We notice all dogs have been on leases and management sent out a serious letter to all dog owners to follow lease guidelines or they will be removed! Really relieved and I feel much more safe. Other then that it’s been a peaceful community and we haven’t had any additional problems! Dana is awesome! I prefer speaking to her for all my rental needs. I wish the other ladies in the office was just a friendly and outgoing like her.Update 07/12/2020Nothing has really improved due to constant staff changes its a honest mess here. I will say the maintenance staff here is amazing and they do a great job keeping the properties upkept. Its not their fault they have to deal with older units. I had several tell me they dont recommend these apartments because theyre so old and have problems which is why we wont be staying much longer. Also its gotten really ghetto around here. My neighbors are loud and you can always hear their business outside. Our apartment has build up mold around the door, inside the house, peeling paint and so much more. Patio is like a swap out there its hard to clean very disgusting it was honestly that way when we moved in. Plumbing issues caused flooding a few times especially during hurricane. Due to the condition our family is helping us with the move out process due to safety concerns its not safe to be here anymore.

I have to agree with most people here. My time here is almost up and I cant wait. I guess for the money it was livable, but the issues with B&E are scary. I got a PO Box just to make sure my mail didnt get stolen.

These are old apartments, upgraded with new appliances and carppet. However, I noticed that the bottom of my stairs and other features like that have not been up graded. Maintenance comes pretty quickly and staff id friendly. The rent goes up every year. It is quiet most of the time and any issues of excessive noise are taken care of. If the trash compactor breaks down on the weekend, it wont be taken care of until Mon and there will be TONS of trash in that area. There is always trash outside the compactor even when it is working and that just stays there until somebody on staff might notice. It is nasty. I would hate to have an apartment near there. They need to pay more attention to that area.

Initially for the first 9 months we had no issues here. There are some nice surface upgrades, but the AC sucks upstairs. They were even super accommodating allowing us to transfer from a 3 bedroom to a 2 bedroom before our 6mo mark after a roommate unexpectedly moved out (although it was under the old management and we did pay a transfer fee). It was nice the old girls in the office knew who we were and we knew we could talk to them (although that has changed). Sometimes the pool was over ran with children, one time a birthday party was even held there even though they say there is a “guest limit” I don’t think it is enforced. Sometimes parking is an issue and there could be a better solution for the trash compactor, it is gross and I am glad I dont live next to it, while hate trying to lug my trash that far. I often hang it out my car door. It was not until our new neighbors moved in that we began to have a problem... and that problem is BUGS. I understand that happens sometimes and they were brought in, but the problem is we have had them for almost 2 MONTHS to no resolve and we are disgusted. We wish we could move out earlier than we already are (our lease ends the end of August). After repeatedly signing up to have our house sprayed weekly and being reassured by the office, either someone is not doing their job right and something different needs to be tried or the pest guy is not doing his job fully and the office is not assuring that he is doing what is asked. You would think they’d get the picture week after week something is wrong. And if they knew our neighbors had such a big infestation (which they did) they should of done the whole building multiple times so they didn’t come to us. Needless to say we are glad we are leaving and don’t feel this place will ever be a good fit for us ever again.

Forest Hills management has always done a great job at keeping clean and safe conditions at an older apartment community. They have staff on-site, even on Sundays. The only issues we have had are expected, such as an older water heater that needed to be looked at. We once had a leak on a Sunday afternoon and they sent maintenance over even though it was almost 5 PM. We told them that it was an issue we had under control, but they still assured us they wouldnt let it sit.For the money, Im not sure you can find a better community to live in. Whatever the management was like in the past, ignore it. The folks today truly are great.

The new girl they hired for the office staff is horrible (will update when I get her name.) Very nasty and rude. However my overall experience living here has been great. Overall good area but you do have your shady people here and there because its close to downtown. They have fixed a lot of my issues however these apartments/homes is super old and not worth the price in my opinion.

Overall, theses apartments are a great price for the area. I’m sure my review will evolve as time goes on as we recently moved in, but here are a few initial concerns/observations. Beware that the washer/dryer space is EXTREMELY small. We don’t have large W/D units, but ours barely fit & our washer barely opens because the space is below the stairs. The grill space is only open until “dusk” so there will be certain times when you can’t grill your dinner past 5pm... The back patio area is extremely gross, we will be having to rent a power washer to clean it off. Our drain was completely clogged upon arrival. The train runs at 11pm & 3am on different nights, I asked management about the train noise before we signed the lease & the response was “we are unsure, no residents have complained.” Again, my review will change overtime, but I wanted to be transparent about certain things I was unaware of before moving in.

If I could give this place zero stars I would. Previous reviews were spot on there are no numbered parking spots so it a free for all where you sometimes end up walking from a different parking lot to get to your home. In a normal neighborhood that would be fine however here leaving your vehicle across the street prompts the other tenants to shatter your car window and take anything inside. Not to mention the absurd mold problem in the units. The unit I was in had mold stretching across the ceiling vent to vent. Mold would be something I could like past but the extensive asbestos clause they make you sign meaning they know the place has asbestos is something I cannot. All things aside the deciding factor was the domestic violence coming from my neighbors wall every day and being robbed middle of the day while bringing in groceries. My other neighbor at the time had it all in camera because in nine years of residency he has been robbed 14 TIMES, however refused to give to the courtesy officer saying it took two minutes from the moment I walked in my house for the other tenants to be in and out of my car with my belongings. ( BTW courtesy officer means the police officer whos day is designated to dealing with illegal activity inside this complex because of the volume of calls about this place). Long story short DONT AND SAY YOU DIDNT this has been the year from hell!

I am a current resident and have quite a ways to go on my lease. Overall, I have enjoyed living here; however, I have begun to enjoy it even less. My main issue is the small parking lot and lack of parking spaces. For whatever reason, they chose to occupy apartments in the building I live in with people that have multiple vehicles. We have one set of neighbors that are nice and have common courtesy where we rotate who parks closest to our front door,, but the other set of neighbors lack such courtesy and it is becoming a nuisance. They even have 1 roommate that will carpool to avoid moving his car. This is ridiculous. This may seem trivial to most; however, to me it comes across as a sign of lack of respect for others. My intent was to try and reside here until I was ready to find a home but the way things are going I will not be renewing my lease!

Not a terrible area to live in.. location wise. The management on the other hand was terrible.. I had multiple issues while living there. I was told I would get a call back and resolution to my issues and each time it took me calling 3 more times over the course of a month to FINALLY get a call back. Also, you could call in and talk to 3 different people and get 3 different answers to any questions. There are certain people that work in the office that are pretty rude as well. Oh.. another thing. We were shown an apt when looking for the right place to move to. A week before move in we were told that we couldnt move into that specific apt anymore and had to go to another one. Which was a downgrade AND costed more money. FYI some apts have washer and dryer hookups in them for the same price as the ones that dont. The washer and dryers that they do provide are disgusting and probably out of order when you try to use them. This place is just a joke and I havent heard of one person that has been happy with them. I could go on and on but Ill just stop here. Will never be living there again.

Main issue is very limited parking I should not have to park in a whole other parking lot because there is no where to park and the plumbing issues is horrible the toliet was clogged up then the dishwasher over flows by itself and it backs up into the sink they so called fixed it then 2 days later it was back doing the same thing

They only care about money, 0 care about the residents. Horrible money laundering scheme for a low quality living, highly suggested to steer clear of Forest hills Apartments. Much better options and care in the area for the price point!

Refugees cause roach infestation, nasty neighbors, mice, the appliances have to be upgraded, apartments old, constant maintenance issue. Cant wait when I can afford moving out. This is wrong environment to live in and to have a baby.

Wish I could give this place a big fat ZERO. All of a sudden after our move out there are charges that I have never seen on a rent statement. In addition, I mailed them my rent check and they never deducted my check from the amount they say I owe.BE AFRAID, BE VERY VERY AFRAID OF THIS COMPLEX.
