This place has been absolutely wonderful! Ever since moving in December it has been a breeze. Our last community we lived at was a nightmare. We have a stellar view, quick maintenance, and super nice office staff. Also the clubhouse... HUGE. I cant wait to throw a movie night with friends in the theater. The pool and hot tub are resort style for sure and it actually works! Thanks for everything yall do. The grounds are beautiful and its truly a great place to call homeπŸ’œ

Been here for 2 years now. My first year was great, loved it here. Quickly saw the turnaround happening in the management office. Only one remaining management personnel is with the company. They do not care what happens on apartment grounds, their communication is poor.We were expecting a renewal email coming up to extend our lease. They ultimately decided not to renew with us and gave no reasoning to not extend the lease. They politely said you have 60 days to move out. We have had no problems or breach of our lease. We had paid every rent payment on time.As someone with friends and family in this industry, what they are doing is kicking people out that have had a lower rent rate and getting new people to move in for a higher rent price. There are a bunch of new apartment complexes opening up in the area with higher rent.If that doesnt turn you off. The parking situation is awful. Good luck finding parking and it is extremely limited if you want to have guests over. They will tow you. The 3rd party company absolutely sucks. They also never clear the snow on sidewalks, be prepared to slip and fall every winter. The last snow storm we got it took them 5 days to even start clearing the snow. You could hardly leave your apartment or access the parking lot.Arbour Commons is a JOKE! Good riddance.

The last two years here were for the most part fine. I agree with other reviewers complaints around quality of the dwelling and recently theres been a loft of theft, missing mail, etc. What I find atrocious is the fact they tend to cancel your lease so they can charge more for the apartment. I have always paid on time and have never had a complaint against me so I find it shocking theyre willing to roll the dice on a respectful tenant that pays on time. When I ask questions I get stonewalled. Find it disheartening since all my other interactions had been somewhat positive. My advice is to look elsewhere.

Lived here for 2 years, first year wasnt bad but the second year was terrible. Everything in the apartment is very cheaply made from the carpet to the appliances. Parking went from free to 25 dollars and a limit on how many guests you can have a month which is ridiculous. They charge a 350 dollar amenity fee every year but since covid happened no amenities were available most the year and no refund was given for that. They also advertise a referral program where if you get someone to rent an apartment they give you 750 bucks off your rent for a month. We referred our friend back in may and never received the 750 dollars despite multiple calls, emails, and visits to the front office. Avoid this place at all costs absolutely terrible management

My roommate and I have had so many issues getting the application and lease signing completed. I like the apartments and the area, but we have had way too many complications. If we werent having to move so soon we would be looking for elsewhere to go. The leasing agent we started the process with went on vacation a few days after starting and didnt leave our information or proof of income for the others to access. One applicant sent in her proof of income 4 times and we kept being told they didnt receive it. When we got the application processed finally and got the lease documents to sign, we noticed after signing they had the wrong apartment number on it. Then when they fixed it and sent us new documents to sign they mixed up the applicants names and so I had to call and have that fixed. While on the phone I tried to express my frustrations with the leasing agent who ignored me, and when I mentioned them again at the end of the call she said to let her know if I have more questions and ended the call. I dont feel like we are being valued as applicants or residents and Im beginning to dread having to move to this complex due to the poor management and poor quality of service.

I love this place! I moved in last Feb. and everything has been great! Trash is always picked up never see the grounds dirty or dog droppings left around. Management has always been friendly and capable of anything I need. Maintenance has been quick to respond to my work orders. I absolutely love the pool and the care they are taking with Covid measures. All around I would recommend this place to anyone!

This has to be the worst place i have ever lived. I have been here for two years, and the management constantly changes parking regulations. You will get towed while being a resident here, as well as any visitors. I have been on the garage wait list for over a year but management offers garages to new residents so that their quota is met. This is no joke, I even have my attorney involved in this. I implore those looking for an apartment to skip this place.

This was a fantastic place to live for the five years we were there. The facilities are maintained well and the staff is super friendly. We were warned by our neighbors that as soon as we decided to move, things would go downhill quickly. We didnt believe them, but they were right. We moved out at the end of November and we still cant get our deposit back. They charged us for part of December even though our move out paperwork was dated November 30th and all keys were turned in on November 29th. Sad to see a great facility treat people like this.

The management staff seem nice and professional, but they arent thorough with information and following up. I applied with them a month back with a 400.00 hold fee on a two bedroom unit. I wasnt approved, I was expecting my holding fee to be returned back within a couple weeks. I never received my 400.00 back so I stopped by the leasing office to ask about the holding fee process and why it is taking so long. The response was by Colorado law they have up to 60 days to return the money. I can understand if I was a tenant waiting for a return on my deposit base on assessing repairs to the unit, but my application was denied which should have been returned within a week at least. It didnt take the company time to withdraw from my bank when I applied and no accountability from leasing management staff or corporate office. This has been poorly handled and I would like for my 400.00 to be returned to me immediately and someone follow up promptly.

My boyfriend and I lived at Arbour Commons OTC for 1.5 years and we LOVED it. The amenities are wonderful (i.e. pool and gym), the staff is helpful and kind. We never had any issues with appliances or anything regarding our apartment. If you are looking for a high quality apartment, this is where you want to be!

I came here to tour and get information about leasing. The apartments seemed nice, but I wish I wouldve been taken to the actual unit I would have been renting (it was empty and available immediately) rather than the model, so that was disappointing. The prices were on the higher side, but it wasnt surprising for the Orchard area. However, the lack of move in specials was also very disappointing when most complexes are offering something right around now. The agent was nice and knowledgeable, but the complex didnt really wow me.

The Arbour Commons complex was just completed a few months ago and it was really nice to be able to move from our home that we sold into a never before occupied apartment. The layout of the apartments are very efficient and provide more than enough room. They are actually very quite considering there are people above and below you, well built. The care and maintenance of the complex is always top notch and the staff is always there ready to listen and help in any way they can. If you want the best and correct place to rent short or long term than you have to visit Arbour Commons as it will save you time looking any place else and the apartments are very reasonably priced and pet and Eco friendly!!Randy

Very rude and unorganized office staff. I am a brand new resident of Arbour Commons and have already experienced a lack of professionalism, organization, and exceptionally rude staff. I had to keep calling to office get things done / confirmed and then when I made an appointment they still were not prepared nor knew who I was and made me feel really unwelcome. A lesson in customer service and respect is much needed.

A wonderful community to live in and be a apart of. The staff is personal and truly go above and beyond to make it a great place to live. The property and buildings are well maintained. The pool is gorgeous and the club house is such a great added bonous. Not to mention all the extras, dog park, BBQ, volley ball court and beautiful common grounds. we have lived here for over a year and couldnt be happier. My family and I were residents of Arbour Commons for just short of one year and we really could not have asked for better.Arbour Commons offers convenience to shops and restaurants, as-well-as RTD, which can be taken into Downtown Denver. The community is quiet, barring special events. Most residents are genuinely friendly.The community is seemingly safe, considering that I once left my truck unlocked for months with a 55 TV in the backseat and never had a problem. :-)My family and I hardly heard neighbors, which is a huge concern when living in an apartment.The staff was always friendly and responsive.And finally, this community works incredibly hard to engage with their residents through regular events, including BBQs.We are truly pleased with Arbour Commons!!

I am approaching my 2nd anniversary of Living in Arbour Commons. I have had a positive apartment living experience. Staff and Management are friendly and helpful despite the challenges of meeting many residents different needs and personalities. I have always found that if you are responsible and reasonable that you get what you give :) Dog friendly with a dog park that is so convenient and a chance to be social with your fellow dog loving neighbors. Newer amenities for less than new apartment complexes being built in the surrounding area. Maintenance staff efficient and trust worthy. (Which is important feeling comfortable enough to have someone enter into your home.)I have experienced and heard bad stories of surrounding apartment living in other surrounding apartment complexes and I am grateful to have lived here in Arbour Commons.See you around!

I recently posted what I would call a VERY negative review of this community and I am editing my statement to reflect the great and incredible resolution that came from speaking with Jocelyn, the complex manager. Jocelyn was EXTREMELY kind, genuine, level headed and real, and listened to my complaints and fully understood them and the gravity of them. My gf and I had a string of situations that occurred one right after another, and after struggling to get them rectified, I ended up speaking with Jocelyn. She was very on top of it, and I could truly see that she did NOT like having unhappy tenants and wanted to get our problems resolved ASAP. That is a very good manager in my book. What I came to find out is that she unfortunately didn’t have all the information, and once she did, it was immediately defused and handled accordingly. Our complaints were falling on deaf ears and I can say I was not happy in my previous review, and I think she would agree. I absolutely recommend this place after knowing how SHE operates and handles her business. The apartments are awesome layouts, and the community is kept very clean. The maintenance staff is awesome as I mentioned in my previous review, and they are very good at communicating and taking care of work orders promptly. I wish they could issue at least one additional parking pass if you’re willing to pay for it because I have my personal truck, a company truck and my gf has her vehicle as well. I wold be more than happy to pay for another to avoid any towing issues in the future, but it is what it is and I understand policy. Jocelyn has put my mind at great ease over some of my issues and my advice is that if you have an issue to let her know about it. Jocelyn has personally changed my opinion on this place and I highly recommend Arbour Commons.

The apartments are amazing, especially for the price, amenities are great too. Staff is very helpful and friendly. My only complaint is parking, which especially on the western half of the complex, is a complete joke. I dont get home from work until the evening, which means there is a 99% chance Im walking a bit.

Every time I go to the leasing office for help I’m treated rudely and never given any solid fixes for the problems I’m having.We played phone tag with Comcast and the office and got conflicting answers from both as to how to set up our internet. Comcast said to get in contact with the office and have them schedule a visit so our modem could be put in a room that requires a key to enter. The office told us to call Comcast and that it was β€œour responsibility to set up the internet” when Comcast needed to get in to a room we don’t have access to. We ended up just getting Cat6’s and threading them through the apartment.When they were repaving the parking lots earlier this year there was miscommunication on what dates which lots were being done so I had to just eyeball it and guess.Speaking of parking lots, when we first moved in we were told to register online for parking, which we did. However, we weren’t given a parking sticker. It wasn’t until almost a year in to our lease I got a warning stuck to my car. When I went in to the office to ask about how to resolve this, the woman who worked with me was crass and spoke down to me like I was an idiot. I explained to her how long we’d been here and she accusingly said, β€œOh I guess you got lucky.” When she went to get the file that had my leases paper work in it, not only had they lost our vehicle registry, but they had also lost our application. After I have her my license plate AGAIN I was FINALLY given a permit.I’ve gone to ask about missing mail and been treated both condescendingly as well as unheard. I had to tell the leasing office staff three separate times I had already gone to the post office and they had directed me to them. The staff said they could call me if the package arrived, but they did not. Luckily I got an email from UPS saying my mail had arrived otherwise I wouldn’t have known.Since new management has taken over, the grounds have been disgusting. Dog stations haven’t been tended to as regularly. There has been the same litter outside my breezeway for months. This is unacceptable seeing as the snow has melted meaning it is easily cleanable. Likewise, the grass islands that poke out of the parking lot are absolutely covered in pet waste.The street lights that light up the big path in front of the leasing office have been out for weeks.All and all, this property has nice paths and a good open lay out, but the leasing staff in particular always give me a frustrating, negative experience. I wish they were more helpful. But being less unpleasant would be appreciated as well.At the very least, work orders are completed quickly and the snow is plowed.But if you’ve got an issue only the leasing office crew can handle? Better just not waste your time and figure it out yourself.

So firstly, the apartments here are huge and have beautiful layouts.The most important thing I want to say is that, the team that works here have an amazingly huge heart.My father passed away, and I was unable to work, which made me 2 weeks late on rent. So, I expressed this to the team, and they graciously provided me with no late charges, and no extra fees.This kind of heart and compassion is hard to find with any apartment residence.Next, the amenities are all immensely clean and well kept. The pool is sparkling, the gym and movie rooms are beautiful and always workingThey send out monthly newsletters on your door with things that the arbour commons community is doing. All fun stuff. Like yoga by the pool, movie nights, community mixers and Bar b ques, etc. This place is like a little family community.None of the people who work here are fake.Cassie Bleeker always helps me and is so kind every time I have called her. Their community manager is also a very kind person, who cares more about the happiness of her residents, than anything else.The maintenance comes super fast, and Greg, one of the maintenance guys is the warmest and kindest man I have ever met. He is very personable and professional and wont leave your apartment until your problem is fixed.I have lived in many apartment homes, and this one is by far the best place I have ever lived. I am renewing my lease and getting into a two bedroom as they are like mini houses.Live here, everywhere else wont be as good. I assure you.

My husband and I love living here. The staff is great and they have great facilities. They keep up the landscaping and it always looks clean. The apartment floor plans are well laid out with an open concept. They feel bigger than other apartments. They have fun events like donut and bagel days, Wine Wednesdays, Mimosa Saturdays. BBQs is in the summer. Its a great location being so close to LifeTime Fitness and the Orchard Town Center.

I have been here for 3 years now. A great place to live. Nice looking apartments and good community. The apartments or big and will designed.Now the bad. Bugs.. holy hell the bugs are crazy here (dont build your apartment complex by a pond/water run off.Parking sucks ass here. There is parking for your car but good luck getting it by your apartment. Building design should have put in more Parking zones.There is a ass by building N with a BMW hogging the good spots. Feel free to egg said car.Other Then that great and fun. The community is clean and well keep. Nice pool and party zones for whatever. And the mall is great for walking.To bad I cant just buy this unit. I really would just live here. But rent is getting higher and higher every year.

When I sold my house earlier this year I was a little bit reluctant to move into an apartment. I have been a home owner since 1991 and thought owning a place was the only way to go. Some of my kids friends were living in Arbour Commons and we had spent time up there playing volleyball and using the outdoor pavilions last summer. So when I found myself looking for a place to live I decided to check it out. And I am happy I did, I have enjoyed everything about the place.The total customer experience has been above my expectations. The complex is clean and well kept, the office staff has been a pleasure to work with and are always trying to make sure we have different things to do as a community. The pool and common areas are clean and well kept. The equipment in the gym is not all broken or missing pieces like most of the places I looked at while trying to find a new home. The maintenance staff is very knowledgeable and there to assist in a timely manner if something is not working correctly.Even the residents here are friendly and helpful. The community has a great variety of people living there and I have enjoyed everyone I have met. It is very family and pet friendly community.I have used the club house and the pavilions on numerous occasions and enjoy the fact it is open to everyone. We had out fantasy football draft party there last night. I really appreciate the community and the facilities and how accessible they are to everyone.I have decided to put off having my house built for another year, as a empty nester I am enjoying the freedom and the lifestyle I have here. Not sure if I want to go back to home ownership and the headaches involved.I enjoy the family friendly community, the facilities. I would recommend living here to anyone.

I have been at Arbour Commons for over a year now and I have nothing but great things to say about the staff and all that they do to provide customer service to their residents to make it a enjoyable place to live. To the person who wrote a 2 star review based on assumption needs to at least give the property a chance to rectify the situation as it sounds like a big misunderstanding. I received a flyer as well and didnt have any assumption outside of what it said. I think it is great that the residents are getting involved in the events that are put on here and its fun to meet the new people who live here. I will be renewing my lease for the second time this year. I have never lived at a place that was as attentive as this one. If you are looking for a place that is welcoming, fun and beautiful - live here.

Love, love, love where I live. The grounds are beautiful, and we just tether our dog outside our patio where she may sun herself whenever were home. My boyfriend and I moved here because we hated being so close to the city, and this apartment is a perfect piece of heaven away from it all, but still nicely populated in an area where you have access to SOOO MANY things! Its unbelievable, everything is up here, and Ive been walking or longboarding everywhere!Next, Maitenance. AHHMAAAAZZBALLZ. They are so quick! Just moved in a week ago, put in two work orders and BOTH are already finished!The hotub was Luke warm, the bubbles werent working, and Bam. They had it done in less than a day! Put it another work order for the light out in my closet, and once again within 48hrs it was fixed!Dont know why everyone cries about parking for residents, theres plenty and its never full. Guest parking I can see being an issue, so stay tuned for that review lol. Other than that, thank you Arbour Commons for allowing me to actually relax when I come home.Havent really delt with the office yet either, so we shall see!But so far, so good!

UPDATE:Management came through and actually helped us have a tremendous party. Great facility to host large group gatherings. Kitchen, furnishings, game room are all top notch.JTS--------------------------------------The on-site management has dropped a major ball today. My niece is holding her 1st babys shower at 130pm today at the Arbour Commons clubhouse. We arrived at noon to set up and are greeted by a temporary sign saying the facility isnt open until 2 pm. Epic fail! The responsible party must be fired and all rental fees returned just to start the apology.More... just found out from a little birdie this lockout has happened 4 weekends in a row. LAME!

My husband and I lived here for two years. Although, the complex has amazing amenities, the grounds are well kept, and has beautiful units, the staff in the office are awful. Every 3 months or so when turning in our rent checks, the staff is constantly changing & Never the same people with communication whatsoever. When you place a work order it’ll get swept under the rug for months. You will call and speak with someone about an issue or concern, come in to the office to address it and no one is told anything from the β€œmanager” you speak with over the phone. They set up our resident log in who knows when with INVALID INFORMATION NEVER GIVEN, so the convience of paying online is not an option. Although it made a beautiful first apartment, I will not be recommending this complex to family or friends.

The staffs are really rude there. They always sounds like you do not belong there. Their guest parking policy is a scam. They have tiny authorized parking only signs only at the compound entrance, where nobody can read when you are driving in, and by the garbage dump. If you have guests and stay overnight, they WILL tow your guest car to downtown Denver and you have to pay $260 to get it back. While it turns out that there are three areas guests can park, there is only ONE lot marked at guest parking. Its obvious that the management is in cohort with the towing company to make money off unsuspected guests.

I have lived there for two years and the staff is decent.Edit-I traveled there from Grand Junction to pay my final months rent for June. When I got there and talked to the older woman in the office, she made it seem like she couldnt do simple math. She pulled up my file on the computer and then made a big fuss that she couldnt do it because it was too difficult for her, then she told me to call tomorrow and speak with the male assistant manager. Hopefully, I can mail my check to them. If not, I have to drive back down there because of something so simple that shouldve been taken care of while I was there. why is she working there if she couldnt perform simple math? I never knew that moving from that apartment complex would be so difficult.

This used to be an excellent community. When Jesse was here, things ran great. But they moved him. His first replacement was actually just as awesome,but Joslyn removed her (probably because she was better at her job than Joslyn is). The parking rules have changed multiple times with ZERO notification to tenants. Weve received multiple tow warnings because of the changes and not knowing what they were. Why should I have to pay to remove my car from impound when management doesnt notify us or even post the rule changes!? Joslyn is the absolute worst property manager here so far. I cant want for our lease to be up. I used to recommend this place. But, sadly, not anymore.I will say that the maintenance staff is AMAZING! They complete work orders in a timely manner and try to leave a note about what they did of you arent home.

Its an alright place to live but wouldnt recommend this place to anyone. I hate how dirty this apartment was when we moved in, found a dead worm in one of the cabinets & the carpet was so disgusting full of animal hair from previous tendants or how so many spiders get in my apartment even if I spray stuff to kill them or the fact that I had to pretty much get rid of my dog because of his breed & parking, it sucks so bad especially that Im 8 months pregnant and have a one year old that I have to carry all the way to my apartment from parking at the office.

Amazing complex to live in, not the greatest view (I-25) but the clean units and streets/sidewalks make up for it. Obviously a little more expensive than some in the area, but it doesnt hurt to visit and see what they can offer you.

Bad application experience.I was moving to the general area so I toured this community along with 8 others before deciding where to live. Arbour Commons was my first choice so after getting home I filled out the application on-line since they didnt allow in-person applications. I paid the application and holding fees hoping to hear back from them with an approved application. I waited a few days before e-mailing and calling for a response to my application. They never responded to the e-mail and when I got them on the phone, they said theyd call me back later which they never did. About a month later I got a call from a 3rd party to verify my income. I answered all his questions and we hung up. It was about another 3 weeks before I learned they cancelled my application (which makes the holding deposit non-refundable). I e-mailed them to inquire as to why they cancelled my application and they never responded.It took almost 2 months from the time I submitted the application before I learned they cancelled my application. If they cant respond within the first 48-72 hours, the management is too lax for someone I want managing my home community.I submitted an application to my 3rd choice after 4 days and was approved 3 days after that. So what took Arbour Commons almost 2 months to complete was completed in 3 days where I live now. I can only imagine how quickly Arbour Commons does everything else (maintenance, grounds keeping, resident disputes, etc...).

I have some buddies that live here but I have to say... The fact that you cant own pitbulls or bigger type of dogs really bugs me!! I know at least 10-15 people within the buildings that have to get rid of their aggressive dogs just because of the breed? Im sorry but thats super unprofessional to judge a breed of dog. If you look up THE LAW pit bulls are very allowed in Westminster and Broomfield, so that was super disappointing these people make up rules and make our friends and their neighbors give up their Bestfriends.

I was excited to rent but then I was told if you rent a garage its mandatory you park your car in the garage I asked what do I do with my Harleys? I was told to park them outside in motorcycle parking spot....unfortunately it was a deal breaker....frustrating :( Im confused so if I rent a garage all of a sudden you dont have parking outside?But if I dont rent a garage you do have parking?

Started off ok, but then management started to nickel and dime everything. Extra $60/month for door trash service that is mandatory. Go on vacation and your car gets a flat? Theyll tow your car. Over the line? Ticket and a tow. Oh and if you want a pet, its a $450 fee plus $30/month more. Wont be recommending this place again.
