Update 1 year later:The apartment and building are beautiful, location is great. None of the same staff from leasing still work at this building. I’ve had a lot of issues with HVAC- the air conditioning is out most of the summer like a lot of older buildings in DC. The maintenance try to keep up but I think it’s a larger more expensive issue and not the unit. The winter is the same, no heat at some points, nothing a space heater didn’t fix.Original post:Wardell made the leasing process so easy! Everything was exactly as advertised. The amenities are amazing, and the apartment is even better! The staff at the front are so accommodating and friendly, makes coming home that much better. Always smiles! Thanks everyone!

We moved in about a month ago and are loving it! The building and apartments are so well done. They are super modern and spacious and still have an old-world charm. Recita and Kyle are super helpful and made the leasing/move in process stress free. Maintenance is quick to respond to the few requests we have had!

Absolutely love this place ! The building is almost done with construction and it’s absolutely beautiful! Very historic with a sexy vintage vibe ! Amazing amenities!The customer service from Racita and Kyle is amazing . They made my move in quick and easy . Always Ava to answe any questions and explained everything thoroughly! Love me new home !

Beware! Bait and switch, false promises from Akelius! At worst, dishonest, and at best, sloppy practices around rent concessions.Akelius showed me they have no moral compass. Know that their advertised “Special” prices are only a temporary rent concession*, regardless of what Recita Wood tells you to your face or in writing however many times--and regardless even of what the LEASE she initially sends you for signature might state! Until it is countersigned by them, remember it counts for nothing! Essentially, they sent me a lease which I signed and returned. Then, instead of countersigning, they dragged their feet, and finally a week before move-in when I had no leverage, tried to spring new lease documents on me with current monthly rent $168 higher. They recast the previously advertised rent as just a concession (one month free spread out over 12 months), and said I must have misunderstood. But I was on high alert about this from the beginning. I had asked Recita about this flat-out several times and she had misled me at every turn, making me feel like I was being crazy for worrying about it to begin with. She assured me that the rent she was offering me would be the current rent--period--and that it would be the base for rent-controlled increases going forward. I even have a lease from her that perfectly reflects that agreement I thought we had. Along the way Recita Wood started to obfuscate the issue and delay. It is scary that they have someone so clueless (or manipulative?) leasing up this place. Id like to believe this was an honest mistake like she says (just a hiccup is how she downplays it), but when I think about this industry and their incentives, I am not so sure. Basically, Akelius is rushing these units to market to start making money on this mostly-empty, *still-under-construction* property with 90+ units to fill.And if it was truly a mistake, you think they would have been apologetic and at least tried to make things right since they offered me something on a legal document and then just completely reneged. But even the manager was not at all sympathetic of the real bind they put me in. She would not compromise and offered no consolation. Argumentative and rude, so I decided it was all too much and that I had to get out. I lost money, time, and a lot of mental energy on this place. Now I have four days to find a place to live. Incredibly stressful and aggravating.Know what you are getting into with Akelius. Just another huge, incompetent and soulless property management company.*Rent concessions are a way to skirt rent control. As your 12 month term ends, a company can give notice that the rent will automatically revert back to some artificially-high market rent that they set themselves in their records. Maybe on signing day they had told you that the other number meant nothing and was just a formality for the government. Not so. Educate yourself, and be careful!

This place is a scam and will up the rent right before signing (theyll tell you one thing and list something else in your agreement). Building is still under construction and theyre just trying to push units. They drag their feet to sign an agreement. Not worth the time and energy.
