I love living here because of the Concierge and maintenance staff. They are amazing! Gwen, Maria, Terry, Willie, Aaron…but everyone that works here is wonderful. (Building mgmt demeanor is ehhh) but they do put on building events to try to get everyone together/giveaways to tenants. Everyone is very friendly and the community is very dog friendly.They have been talking about putting up a gate for the garage for awhile now but no gate yet so there are break ins, vandalism, bikes either stolen or parts taken off of it.Building grounds is very well-maintained, staff is wonderful. However, one of the 4 gates to the building has been inoperable for quite some time.Outside the building: people do not like to pick up after their dog. It is very strange especially after it rains you will notice a lot more land mines of feces.

Love our unit, love the location, love the rooftop. Miss Gwen and Terry at the front desk are great.Not great - the leasing office. Weve spent the last 12 months with leasing catching up to us with information we provided prior to move-in (i.e. we have a car, we have a dog).Also not great- paying $225/month for a garage with no security that anyone can access from the street. This means you get to find your car 1) broken into (and they wont look for camera footage until the police contact them!) or 2) covered in soot because kids were playing with a fire extinguisher (???) in the garage.Welp, we signed another 18 months here. Maybe the security door to the garage will be installed by the time we leave and have paid another $4,050 in parking for an unassigned spot.

I was impressed with Arris location, design and amenities, but what sold me was the leasing team. Delonte was incredible at creative problem solving, addressing questions and making the process as easy as possible. Thanks to his work, Im happily in Navy Yard. Highly recommend.

This is a very nice building, the staff are very nice and willing to help with any request. The downside is the parking price, it’s about $50 more than other buildings in the area.They do need to ensure the EV parking/charging spaces are only used by EV vehicles.

I had my motorcycle hit in the garage and asked for the footage to help identify who was responsible. The staff never got back to me about it. I had my mountain bike stolen out of the garage and the management staff was untimely in getting the information to the police when there was a detective assigned to the case and he was frequently asking for the footage. I requested the footage immediately upon realizing that the bicycle was stolen and they failed to reach out to me. It’s been 10 days and counting so the police have had to rely on other sources for evidence. The detective expressed his frustration with me and literally had to drive to the office during Covid. The security is appalling and the leasing office staff proves to be less than stellar on getting residents to stay here by offering no incentives to renew leases. Would not recommend. The front desk staff is always friendly though.

Run dont walk away is right. They advertise they are waiving application fee on their website, tell you that the application fee is either returned or applied to first months rent, even though the contract has the opposite language and this is what they honor. Hallways smelled like cannabis, so at least they arent draconian, just very incompetent. Leasing office doesnt respond to emails... for obvious reason..make you call them for clarification, which the ingeniously will not honor and dont have record of. This is business as usual for them I imagine. I will look back at this experience with lightheartedness, but just want too make it expensive for people that have the nerve to steal from me, give me run around, and then call me unprofessional.

This review is for the *excellent* Arris MAINTENANCE STAFF, NOT the corporate management (because sometimes I would not rate the management very highly.) But the maintenance staff is terrific! Very fast response time, super friendly, and professional. Arris corporate management could stand to take a lesson in professionalism and customer service from the excellent maintenance team.

It is now day 21. Still no air. The thermostat is reporting 86 degrees. No accommodations or rent reductions offered by management. Need I say more?As an update to my below post, several units on my floor are going on 18 days (and no confirmed date of resolution) with NO AIR CONDITIONING during the hottest time of the year and during mandated stay at home orders. Management refuses to offer discounted rent to tenants, rather their idea of care is 👇🏼Managements only accommodation has been to install a makeshift portable air unit using packing tape and cardboard inside my window. This leaves my apartment at 85 degrees on a good day. I love on a 7th floor apartment in an 11 story building. My home is now humidity stricken and mosquito infested. I feel terrible for any other tenants impacted Who have allergies, children, or pets. The bottom line, is that this property is not offering a safe, healthy, or habitable living space.I understand these things happen, but you should expect more from a professional management company. You DESERVE more. It is not reasonable to charge tenants rent at $2500+/month for an apartment that is not livable. Repairs/Maintance incidents are to be expected, integrity and accountability is required.-Save your money and pitch a tent outside in the Navy Yard instead.Previous review:I love my home. However, the AC has been out for weeks. How can a place that charges so much charge so much and not fix the AC? When they finally fix the AC, I will revisit this review.Truly disappointed.

I have nothing but positive experiences with the new management team at Arris, starting with their leasing team (in particular Nicole who is an absolute professional), the friendly front desk staff and the maintenance crew. I absolutely love the building, the gorgeous lobby and stylish hallways and the amenities. The minor issues I reported with maintenance have always been addressed in a surprisingly fast turnaround time. I’ve always wanted to live by the water and the team at Arris made that dream a reality for me and one I have not regretted thanks to their dedication to maintaining the building and the units to enhance everyone’s enjoyment and quality of life.

Two stars for the building itself and the concierge. The rest is a mess. The installed new fans or ventilation for the new restaurant at the corner. Since then its loud 24/7 (they should switch it off at night time) never able to open the window at the night. In my view, the condition is harmful to health. Not able to sleep normally since they installed it. The pool is mostly dirty and some people there do crazy party and bringing all their friends from outside. Also their is a loud noise coming irregular every 5-30 minutes, still dont know what it is. The building allows dogs so there are a lot of dogs around but mostly they are cute and calm. The smell of some plantations seems to be under control with perfume now. Parking for residents and guests of the house could be cheaper, mostly the parking spaces on the street are even cheaper than this garage. Water pressure is low everywhere in this building.

First off- if I could give ten stars for the front desk staff and cleaning/maintenance teams, I would. Gwen especially is incredible, and she deserves a raise.However, this might be the most terribly managed building in all of Washington DC. Don’t believe me? Read the other reviews.The leasing office is particularly atrocious. They ‘lost’ my lease and thought it renewed in October (as a result, I had to sign a shorter term this year meaning more $$). I worked with an agent to come to a rental agreement only to be spontaneously charged an extra $500 this month. Not surprisingly the old rental agent I worked with has left. Turn over rate here is very, very high.Multiple phone calls and visits to the office have resulted in absolutely no answers of substance. I still do not have a storage unit that I’m currently paying for (and it turns out that the leasing office has zero authority to solve problems on weekends). The cost of living here is in no way reflective of the level of customer service you can hope to receive. Run, don’t walk away from this place.

Management is horrible but the maintenance staff is AMAZING! shout out to Willie who always is so timely when it comes to helping us with any apartment maintenance issues and goes over rand beyond for the residents! I give maintenance and Willie a 5 star!

The building overall is nice. Unfortunately, management does not care the first thing about the residents and their experience. My hallway smells of constant pot smoke. Nothing is ever done. There was a literal FIRE on the third floor and now my floor is warping. The hallway floors are warping. The moisture from the fire was apparently extensive and now I’m sure my unit has mold. But don’t expect management to address any of it. Honestly, if this place wasn’t so convenient, I would live elsewhere. We pay a fortune to live here and I feel like they don’t care a bit.

I have been living here since the building opened. The front desk and maintenance staff are fantastic. The leasing and management office have improved over the past year and are good. The building is the most impressive in the city and the amenities are nice, well maintained and very clean.

I’ve lived here for nearly a year. No real issues. Dealing with new management as I try to shift apartments has been a complete and other nightmare. I’ve never dealt with more incompetence at a leasing office, it’s appalling. Now I’m just praying for it to be over and to never have to interact with them again.The front desk and maintenance folks are great, though!

HVAC system has been on the fritz since February, and maintenance and management staff only responsive sometimes. Extremely frustrating, and not what we expect. If youre thinking of renting here, think long and hard. Used to be much better, going down hill fast.

*sigh*First and foremost I would like that say that Navy yard is a wonderful area to live but this building is not!I had a few issues with my lease in the past and I’ve been here for over 3 years now. The only reason we have decided to renew our lease is because it’s super close to my partners job.The leasing office is not friendly. And the front desk Staff is very inconsistent unless its Ms Gwendolyn or Mr Terry(they are so pleasant). Other than that the temps dont greet guest and are commonly talking to security guards about non business related topics.The elevator light has been broken for 1 month, the court yard smells like dog piss, the court yard gate doors are broken every other week, the gym has no ventilation or very little and there are a few more to name but you get the picture!But the security guards are beyond rude and nasty. I understand that customer service may not be in the job description however using profanity to residents is not either. The officers name is officer Brown and she will get her posee to join her at foundry loft and gossip about residents during the evenings. However will allow residents she favors to do whatever they’d like on the premise which is just very frustrating.This does not make me feel safe and because I’ve expressed my concerns with the previous leasing staff and nothing was done, i guess I’ve just had enough and will not be renewing my lease.

We set up a tour at their office with a leasing agent to look at apartments and were told to call if we needed to reschedule, we called 6x and left 3 messages and never heard back. We came by anyways hoping they could squeeze us in for a quick showing and were told we were never even on the calendar, this leasing management company cant even manage their own calendar! They werent even apologetic nor did they try to add us in. I understand they have other appointments but they should atleast try to remedy their screw up, not offer us another appointment a different day requiring us to come back to DC just for one apartment viewing. Very inconsiderate, disorganized, and unprofessional. Wouldnt expect much different while living there.

When I scheduled my tour for June 27th, I toured Arris, Guild and Foundry. I was interested in Arris and a floor plan that was listed online as available but was told the unit was still occupied and was unable to view it. Instead I saw a 2 bedroom and as was told the lay out was about the same minus the one bedroom. When I asked when the one bedroom would be available I was told sometime in July. When I indicated I was interested, I was told to apply online.When I got home that evening (June 27th) I decided I wanted to move forward with the apartment. I emailed the leasing agent about next steps and did not hear back.June 28th I called Arris to ask about when the actual apartment would be available since I needed a move-in date online and was told someone would return my call which never happened.July 2nd I emailed leasing agent about the apartment asking for the dates I could start the lease and did not hear back.July 3rd I walked in to Arris leasing office to get the information about the lease start date and was told the apartment was in fact ready for lease but hadnt been cleaned since the last tenants so was currently unable to be viewed. I didnt understand how I could rent an apartment that wasnt ready. They could also not give me a date of when it would be ready but since I was now against the clock on my leasing terms went ahead and applied online.July 3rd I applied online to start the lease July 18th.July 10th (7 days after applying online) I had still not heard back from Arris. Since my emails and calls had never gotten me anywhere, I stopped in the office to inquire on its status. I was told that everything was approved and I would receive information on it that afternoon. Again, never received any information.July 11th, I emailed leasing agent again on the status. Never got a response.July 12th emailed leasing agent again asking about the status and FINALLY received a response of the move-in statement and saying she would send the welcome letter. She also requested a copy of my pay stubs and photo ID. Since I got the email at 10pm on Friday and was out of town, responded with the information on the morning of July 14th with the documentation.July 15th I emailed asking about the welcome letter and all the information I still needed to move in and got no response.July 16th I stopped again into the leasing office to find out the status since my move-in date was within 48 hours and was told there was no one onsite to help me until Thursday. I explained how this was unacceptable and was told they would escalate it and I should hear from leasing agent that evening.July 16th leasing agent reached out saying she would send the welcome letter and the lease immediately and after a few hours I realized it was again another broken promise. Never received the information.It is now July 17th, 24 hours from my lease start date and I have neither the welcome letter nor my lease. I have no idea how to set up anything and I have to be out of my current apartment this weekend.The incompetence of this office is absolutely appalling. If I were able to redo this, I would NEVER have decided on this apartment. If their leasing office is any indication as to how they run the building, I am terrified.

Moving out after a year. Management staff is unresponsive and generally clueless. The building feels overrun with people who love to make noise and smoke pot. I just finished a tour of almost all the apartments in the Navy Yard (Onxy, Park Chelsea, Ore82, Insignia on 1st, FirstDC, Dock79) and I would rate every one of those above Arris in terms of amenities and appearance. Arris doesnt even bother to put up free coffee for residents in the morning like every single other place on the yards. If you live here youre paying for the short walk to the waterfront, which is only a few minutes shorter than the other places I mentioned above.

Definitely a RIP off. Loud noises and construction for almost two years now. They charge extra for HVAC. Heating and Air Conditioning (They actually use air handlers and fan coil units are not billed through pepco, but through the actual apartment building. Essentially you will pay an extra 110 dollars a month to heat or cool a two bedroom apartment conservitely. They mark up HVAC electrical charges about 25 percent more than PEPCO. I am a mechanical engineering the military by so I know HVAC. On top of that the HVAC doesnt even work well and our was down for two months during the summer until a tech was available.The rooftop pool is nice but its like the dang YMCA up there with kids running around 24x 7. I have nothing against kids but they charge you annually for the pool. For the same price you could live up town in a more vibrant area thats not under construction 24x7 for two plus years. The Consierge is great though and very professional.Ms. Gwendolyn (consierge) and Willie the the maintenance technician are absolutely terrific and are amazing people.Dont even get me started on the leasing staff. They are friendly but incompetent and dont have a clue about what they are talking about. They talk to you like your 18 and will promise you the world and back before you actually move in and then try to strong arm you. They have been mailing me bills to the wrong address for almost two year even though I live in their building? If you go down there ask them questions about the HVAC system, their responses are laughable at best.End of the day save your money and go some where else.

Stay away from the Arris. We have had problems ever since we moved in and for what you pay, there are better options in the Navy Yard. For example, we were unable to use our water for a couple weeks because it was discolored and smelled of sulfur. The AC also has trouble cooling the whole apartment. There have also been issues with parking and construction noise. As a general rule, management is either unhelpful or actively trying to nickel-and-dime you. Another minor point, but the pool is not year-round, despite what they say. Lastly, they play the whole bait-and-switch concession scam, so be warned.

The absolute most unprofessional leasing office. Ive came across some of the most rude and inconsiderate employees. I would suggest no one to lease at this location if you are looking for a level of professionalism from your leasing office. They dont follow up, they dont call back, they show no empathy, and they are so rude to a point where I had a guy screaming at me I believe his name was Steve S. . I dont walk into the office any more because of it however some employees are very professional and nice. Unfortunately the bad apples spoiled the whole bunch. I witnessed them gossiping about tenants to the front desk manager and it was so distasteful. Also the front desk clerk was so unprofessional too, she would rather talk to the maintenance guy about something non work related then help me retrieve my package. And Also seen the two inappropriately kissing on companies property. Also the smell of marijuana and cigarettes are out of control. Its been constant on the rooftop and also in the Hallways. Ive asked something to be done about this several of times but the problem is still current. Its an extreme disconnect with tenants and employees at this point. Even the security makes you feel unsafe when they are supposed to protect us residents. One security officer yelled and beeped his horn and told me to move my car while I was letting my elderly relative out of my vehicle. That was so unnecessary and Extremely unprofessional.
