The maintenance crew is baller. Terrance, Caesar, Michael, and Richard have all provided me with excellent service on repairs and given me tips on furnishing details for my apartment. Even on 90-degree Saturdays I see them around the complex working hard to get sh%# done for everyone. Keep up the good work fellas!

Shout out to the maintenance staff, especially Mr. Terance. Terance is very polite and is always happy to assist! He always manages to solve every issue efficiently, and never hesitates to explain the root cause of an issue. He communicates well, has a positive attitude and demeanor, and is good at his craft. He always has a solution to any question, and knows exactly who to contact or what additional service requests to submit for any unforeseen issues.

In all our years of renting, Eaves Tunlaw Gardens has by far the best maintenance and facilities crew. Every time weve needed help with clogged plumbing or malfunctioning appliances, theyve always been very friendly and professional. This is especially the case for Terance Shields, whos always gone above and beyond to make everything work even better than before, and I particularly appreciated the added care he displayed when using cleaning chemicals around our cat.

Facilities and maintenance are kind, professional, and responsive. I have had an especially great experience working with Terance, who takes great care to listen and fix all of my concerns above and beyond my expectations. Eaves has also done a great job with Covid-19 safety regulations and renter policies. Despite being an older building, I have found the property to be an enjoyable and affordable place to live.

A few days before July 4th, I submitted an application for an apartment at Eaves Tunlaw Gardens. I was approved relatively quickly, which left me taken aback (like, in less than 2 hours) but I was familiar with the area so I assumed they did their due dilgence for all applicants. After approval, I requested to see the apartment by virtual tour and/or self-guided tour to ensure the apartment that I was slated to move into in under 10 days could be confirmed. However, I was told that the apartment was unable to be viewed and would not be available for viewing until the exact move in date. I assumed this could not be accurate since move-in was within 10 days. I was told there was no way to view the apartment. I declined to sign the lease. Due to my unwillingness to sign a lease sight unseen, I was told I must pay a reservation fee. SMH. (And, yes, applying for an apartment sight unseen is different from signing a lease for an apartment sight unseen.) Ill pay the reservation fee if its advised that this is fair and legal charge so once I touch base with someone from DC Tenant Rights.

Specifically for maintenance team- Richard came to the rescue at nearly 4:00am when our bedroom door handle came off and we couldn’t get out. He was extremely patient, helpful, and knowledgeable. Everyone who has come here so far for maintenance related issues have been extremely helpful and we appreciate each and everyone of them!

This review is specifically for the maintenance team. Every maintenance worker that has come and made a repair, which Im pretty sure is all of them, are absolutely awesome. Super nice and friendly, efficient and get the job done great. Richard and Terrance have helped me with a few repairs and they are always super kind! Terrance once witnessed me take a tumble down the leasing office stairs and carried my packages back for me all the way up to my apartment, which is a few blocks away. I had no repair requested or scheduled. This was just an act of genuine kindness. You really cant get any better than that. Things breaking out of the blue always sucks but I never fret because I know Ive got this great maintenance team that always clears the problem up very well!

I called maintenance for three details in my apartment and it was a great experience. First, the lady on the phone (can´t remember her name), was helpful and willing to answer all of my questions. Finally, the same day, at the time I requested, Terance, was at my place fixing all of my needs, he was respectful and quick with everything and he even helped me with other extra stuff that I did not report. Thank you.

Truly a great place to live. The proximity to Georgetown and American University is ideal for students enrolled at either of the two schools. The staff is accommodating and easy to work with. Richard and his team handle general maintenance of the complex well and are highly responsive to service requests. The regular community events are a fun way to meet new neighbors and engage with the sister complex down the road.

I had a maintenance need the other day that building services was quick to address. Management emailed me to confirm a time to come in, being flexible with my schedule. When Carl came the next day, he was very respectful & resolved the issue quickly. He was also kind & patient with my dog as she wasnt so sure about the work noises. Very pleased with the timely response & Carls top notch service.

I am about to sign my 5th lease here at Eaves Tunlaw Gardens. And heres why. Not only do I have a lot of space for what I pay but the management and maintenance team are truly fantastic! Making my stay here very pleasant and efficient.Its also a very quiet building and area. Theres a school across the street which makes for a very safe and family friendly neighborhood. And everyone seems to have a dog which makes me personally happy.I highly recommend renting with Eaves Tunlaw Gardens. From the smiling and always willing to help team in the leasing office to the very friendly and efficient maintenance guys, you wont be disappointed. Oh, they also throw community events all of the time so that you have a chance to meet your neighbors which in this day and age is huge for we are all busy and glued to our work and our phones.Happy renting! And thank you Eaves team! I really appreciate how friendly and helpful you always are!

I noticed water leaking from above when I came home from work today (after hours) and can hardly believe how quickly the Tunlaw Gardens crew responded to my service emergency and remedied the situation. David M arrived within 15 minutes. He was efficient courteous and completed his work in no time flat - the whole process was seamless. The community is relaxed and in a beautiful, tree-lined neighborhood just steps away from Wisconsin Ave. All my service requests are answered within 24-hours - shout out to Richard and Terrance!- and the onsite property management team is helpful as well. This is a good place to call home for as long as you can.

I really enjoy living here, and the staff is super attentive (especially Bryttni) and friendly! Maintenance requests are fixed quickly. Its a great place to live if you have pets, too! My dog is very happy here, and I really like that so many other residents have dogs. Eaves Tunlaw Gardens is a great place to live!

Ive lived at Eaves Tunlaw for 1 year and was very pleased with my experience in a 1-bedroom apartment. The apartment community is quiet and well-maintiained. The maintenance staff answers all maintenance calls quickly (within 24-48 hours) and the office staff is friendly. I would recommend living here - one note, a car is helpful when living in this area.Jessica

I wish you could give zero stars...even negative stars would be more appropriate for this community.There is a $500 nonrefundable fee when you move in for community grounds upkeep - yet there is zero upkeep going on. Because there is no drainage at all on the grounds, the slightest drop of rain causes massive flooding, standing water, and puddles of mud (this is atypical - just look at the grounds at the complex across the street if you need proof). I reported this twice - the first time I was told that they planned to work on the grounds, and it was in the budget, but it would take months, if not years. The second time, a different person told me that they were unaware of the issue, which is impossible - you cant work at the place and not notice the flooding. While I know 2018 was abnormally rainy, this has been the case even after dry spells or before the monsoon of 2018 started.An example of the unsanitary flooding that occurs on a regular basis: my 9-month old puppy (who doesnt visit dog parks and has really only been walked around the community) was diagnosed with giardia, a parasite thats spread through feces and contaminated water.Litter and cigarette butts remain on the grounds for weeks, sometimes months - my neighbor goes out to smoke several times a day, and all her cigarette butts sit on the outside of the building (under another residents window). I cant remember the last time that they were cleaned them up.They literally never have anyone care for the grounds - so where did my $500 go?The people in the leasing office are not only unresponsive and completely uncaring about their residents, theyre sometimes not even in the office during office hours. They recently installed an Amazon Hub, but if you get something delivered to the leasing office and they arent there when theyre supposed to be open (which happened to me countless times), youre out of luck. Often, deliveries will be left outside the front door of your building (because there is no one in the leasing office) - which makes it easy for packages to be stolen (which has happened to me, and when I reported it to the leasing office, they didnt even respond).Finally, and perhaps the biggest red flag of all, Tunlaw Gardens does not care AT ALL about their residents safety or comfort. My next door neighbors smoke weed 24/7 (legal in DC, prohibited in the Tunlaw Gardens lease) and literally do not sleep - keeping me up all night with loud talking, loud TV, shouting, etc (quiet hours are from 10pm - 8am, typical for a DC apartment). I complained 5+ times, and nothing was done. Even worse, my downstairs neighbors have had the police come to their apartment many times - including once when I had to call because they were screaming and throwing things - yet the leasing office doesnt care. They left their ground floor window wide open with no screen in place, allowing their dog to escape multiple times (this was done on purpose), which makes it very easy for someone to break in and access not just the apartments in my building, but the apartments in two other buildings, which are connected through the laundry room. Again, I alerted management, with nothing done. I felt so unsafe in my apartment, I had to break my lease and pay a massive fee just to get out (despite leasing violations on their part, they refused to let me out). They actually told me they dont care about my safety (I literally have that in writing during one of my many exchanges with them). DC law states that residents are entitled to safety and comfort - neither of which was provided.Despite ignoring lease violations when it has an impact on other residents safety (and therefore being in violation of DC rental law), they will demand you pay a cleaning fee (for something that is considered normal wear and tear). And, they refuse to give you an itemized deduction list, just a general apartment cleaning invoice.Tunlaw Garden apartments are cheap for the area and it seems like a great deal, but its not worth it. You will regret living here - like I do.

I moved here because I was new to DC and was looking for an apartment that took dogs. I 100% regret this decision! It is over-priced, even for expensive Glover Park, with poor management and lousy customer service. The largest apartments are still less than 1,000 square feet, and well over $1,800/month. You can find a larger apartment for up to $500 less per month on the same street. Look elsewhere and save yourself a lot of grief.

Honestly, Eaves Tunlaw Gardens is better than you saw on the Internet. All the things here are well-maintained and clean. People in lease office are friendly and kind. If you are a student of GUor GWU, here is a great location for you to live in. 8 mins walk to whole food and 15mins walk to Safeway. Here you can enjoy high life quality without paying higher rent.
