I am posting on behalf of my daughter, who recently relocated to DC after graduating college. After visiting several other apartments, she felt that One Hill South was by far the best in terms of the amenities, cleanliness and most of all, their wonderful team. My daughter first met with Remington, their Senior Leasing Representative, who showed her the apartment and facilities. She immediately felt at home and was impressed by how he went above and beyond to guide her through the entire process. My wife and I met Remington, Chad, Joe and several other members of the concierge team when we helped move her in this past weekend. We were impressed by their professionalism and eagerness to go above and beyond what would normally be expected. We are comforted in knowing that our daughter will be living in such a supportive environment and could not recommend One Hill South and their amazing team enough.

I was looking for an apartment in Navy Yard with a very large monthly budget, and received unprofessional emails from the first leasing agent in setting up a tour of the property. I then received a call a day before the tour saying that the second agent would need to move my tour, as I guess he had more important lunch plans... This was my top choice complex yet ending up renting somewhere else because of this unprofessional behavior of the leasing staff. Worst leasing experience ever.

I toured 10 apartment buildings in 2 days in D.C. and Remington at One Hill South was hands down the best leasing agent I met. His patience, preparedness and overall pleasant attitude made it a joy to tour available units after a long day. I was impressed by One Hill Souths spacious floor plans, impeccable amenities, and first-rate hospitality. Remington went above and beyond to help me during my apartment search. I lived at One Hill South for one year, and the quality of the building is unsurpassed. Im extremely picky, and I truly found the amenities and finishes to be the best in DC. The buildings gym is nicer than any you could pay to join privately, and the rooftop is incredible. Unlike other buildings in the neighborhood, it actually has a sizable pool with enough seating, so youre not fighting over a chair every Saturday in the summer. Inside, the apartments are beautiful. I never once heard a neighbor or had a maintenance issue. Having gas appliances is also a game changer if you like to cook. Finally, I would be remiss not to mention the outstanding concierge staff who are the most professional and friendly concierge I have ever worked with, especially Henry.We ultimately moved because a new work situation made the location inconvenient, but my fiance and I enjoyed living here so much that when we began our most recent search for our next apartment, we came back to look at the building again. Remington Joyce assisted us with our search and went above and beyond to help us through the process. Remington was quick to answer my many calls and emails, even late into the evening. When I asked to come back to take measurements in different units I couldnt choose between, he had me in the next day. Unfortunately, we were not able to move back to the building due to unexpected circumstances that arose last minute with my fiances work, which would have made the commute untenable. However, if the location had worked for us, we would absolutely have resigned. I cannot recommend the building enough.

Im currently apartment hunting in Boston after recently leaving DC, and my search has made me realize how much I truly miss One Hill South! I loved this building so much. The apartment amenities were terrific, the front desk staff was very kind and helpful, and my (very few) maintenance requests were addressed within the same day if not the same hour I placed them. Despite the constant construction in the Navy Yard, my apartment was extremely well insulated from noise from outside and from neighboring apartments. This was my fifth apartment in DC and easily the best. I dont have any complaints about this building.

This review is about the experience I had with the leasing office, specifically Chad. I will comment on the building itself as well.My girlfriend and I looked and toured many places in navy yard and by the wharf. We did our research and figured out where we wanted to live, what we were looking for in terms of size, layout, appliances, and amenities. We started looking in February even though we weren’t planning to move until July.Not every leasing consultant was thrilled to hear that news when we showed up to tour. Moreover, in most cases there was little to no follow up from the leasing agents.Chad Brofermaker was our gold standard for which other leasing agents will be compared to. He was personable, forthright and more importantly, diligent about following up with us. He was never pushy and didn’t flood our inbox but when something came up that he thought might interest us, he shot us an email. And sure enough he was on the money with a beautiful floor plan that we fell in love with! Of all the places we toured, OHS was the top choice for location, floor plans, appliances, and amenities. We were blown away.The sad news is, the pandemic hit and we both landed on unemployment. We couldn’t pull the trigger with all the uncertainty of the current climate and the apartment ended up getting leased quickly.We ultimately decided to wait and plan our move for next year but Chad and OHS deserve recognition for the effort and the standard they have set. Make no mistake, the building is luxury and the price reflects that but in life, you get what you pay for.

OHS has great front desk staff that greet inhabitants with a smile everyday! The amenities are top notch, and the apartments are modern and sophisticated. I will say that the bathroom are also specifically very well done. If you ever have any inquiries, ask for Chad Brofermaker at One Hill South. Hes super great and easy to work with, and is very honest about the OHS experience and the different rooms that cater to peoples individual needs. All in all, my girlfriend and I love living in Navy Yard, and couldnt imagine being anywhere else here in South DC!

I highly recommend moving to One Hill South. After moving to the area and looking at all of the buildings, OHS is the best building in the area by far.Leasing Agent Remington was extremely helpful from start to finish. Well after the lease was signed, he continued to offer extremely timely and helpful service. He responded to emails and phone calls at all hours of the day. Remington is the reason I moved to the building. He even put in a service request for me, then followed up with me and the service team multiple times to make sure everything was working properly. This was after I moved in! Remington called me multiple times on move in day to make sure everything was running smoothly. If management is reading this, they should give him a promotion. If you are looking for a leasing agent at OHS, reach out to Remington.

I cannot stress how patient and understanding Remington was during the entire leasing process. I was definitely a complicated applicant - lots of personal logistical challenges to jump through and super indecisive. He was so understanding and extremely accommodating. He offered his suggestions, but was never pushy.I can’t wait to move into OHS - great amenities, next to Whole Foods, a short walk to the Yards Park and the Mall.

I lived at One Hill South for only 6 months due to a work relocation, but I was very happy for my entire time there. The gym and roof are outstanding, I thoroughly enjoyed using both. Most importantly, the staff goes above and beyond to make the building feel like home. They knew me by name, knew which apartment I lived in, and made the whole process of having to move out early very smooth and stress-free. Maintenance was prompt and fixed anything that needed repair. The front desk helped me out a lot with deliveries and packages (big online shopper). The leasing agent, Remington, is very responsive, knowledgable and helpful with any questions. Everyone in the building was pleasant to work with. Highly recommend OHS.

Recently moved in on April 1st, 2020, and so far have had an amazing experience. We worked with Chad, who helped us evaluate multiple units and worked with us to make sure we were getting a fair price. Really quick to answer questions, easy to reach, and thorough in his answers with us (didnt just pass us off to the next person). Really great guy, highly recommend working with him if you can.The building is also incredible. We moved in during the heart of quarantine from COVID, but despite everyones fear of public interaction the building staff has been here 24/7 to support us. The amenities are amazing and were excited for when they open up again to use. The unit were in is clean, modern, and perfect for what were looking for.Highly recommend OHS for anyone looking for a great apartment in Navy Yard.

My husband and I looked at three different units at One Hill South. The building is beautiful, clean, and the amenities are amazing, especially Alfred. We worked with both Tia and Remy while touring the building and submitting paperwork. They were both fantastic to work with and super helpful during our process. Remy was especially quick to answer emails and was knowledgeable about the building and the best options for us. We ended up choosing a building in our current neighborhood but would highly recommend anyone looking for an apartment in Navy Yard to visit One Hill South. It would be a great place to live!

I’m a pretty low maintenance resident of OHS — have to say that the front desk staff, amenities, units are among the best in DC if you’re a renter.Only gripe is the construction noise but that’s happening everywhere in Navy Yard.

My boyfriend and I moved in to One Hill South a few days ago and we could not be happier. We moved from New York and were immediately amazed by how proactive, helpful and friendly all of the staff were. The amenities are top notch and we have already used the Basketball Court, Equinox Gym, Study Centers, and Common Areas, etc. OHS feels more like a hotel (in a good way) than an apartment and we are so happy we made this move!

The property is great. Clean and well appointed. The building is reflective of a Manhattan style residential high rise. Though there have been a few challenges, the management team has risen to the occasion over the past many months to address most or all of the concerns of the residents. OHS is a premier property that will continue to be an elegant fixture in this somewhat eclectic neighborhood. The units are spacious the amenities are plentiful and the service is professional and friendly, The staff knows residents by name, are attentive to requests and open to suggestions. You have to live somewhere...so you might as well live at one of the best.

More importantly, the living units are beautiful and the amenities are top notch. There must have been some growing pains (this is Relateds first DC building), but by the time I moved in in December 2018, it was nothing but a five star experience the entire time. Ive never felt like a landlord had my best interests in mind, but One Hill South really does.The staff will go above and beyond for you. The leasing office (I worked with the lovely Melissa) will be responsive, transparent and friendly; the building management makes huge efforts to stay connected to what tenants like and dislike and actually make changes accordingly; and the staff at the front desk will know your name within a week and be ready to help with anything.The units and building amenities are all very thoughtfully designed and high quality. Being in the Related family also means access to things like the Hello Alfred butler service (for free!) and discounts at Equinox, to name a couple benefits. The location is incredibly convenient and the neighborhood is growing like crazy, so theres a lot right at your doorstep.You have a lot of choices for luxury buildings in DC and in Navy Yard. You wont regret picking One Hill South - its just on a totally different level and you wont regret how much better your quality of life will be for it!

Even when its not their responsibility, they still help. And all of that is because of the exceptional management, which sets the tone and the standards (note: there are some adverse reviews about the previous management, before I moved in, but the current management is outstanding).Bottom line: OHS is very impressive and a great place to live!

I came in recently for a tour of some of the one and two bedrooms in One Hill South by Melissa. I have to say, this place is immaculate and absolutely beautiful. Its also in a great location that really cant be beat. I felt that the overall customer experience was excellent and my needs were being put first. While I ultimately decided to buy a home, One Hill South would have been my dream place to live.

Beautiful place, horrible ... everything else.The looks and past concierge made this really a 5-star place. Current management, concierge, cracks forming in walls, multiple pipes have burst, lack of adequate staff drags this to a 2 star.Then the noxious fumes and literal apathy and management hush job earns this building a 1 star, which is too much. I understand they have to dig an remove contaminated soil from next door and some of it will blow into our apartments. But to have every air and soil expert testifying that the levels are safe on the site is testimony to their lack of resident health. Not one expert has been consulted to the long term effects of living under noxious fumes for months, not one thing has been done to alleviate the building, however Related has poured multiple resources into proving the air at the worksite is safe.And it continues. I wont go into detail about the revolving staff because they are treated poorly so they wont stick around. Or bother you with the details of strangers who would sleep on our roofs at night. Or front desk would hand out fobs to anyone who says, Hi, Im Mr. Smith, I need a key to room 8. Just avoid this place, everyone is already looking to move out that made this mistake.

This is a much nicer building than the reviews would suggest. Ive been here since October 2017, and have had only a few issues in my apartment, all of which have been addressed in a timely manner. The gas issues other residents have mentioned in previous reviews were of course annoying, but I didnt expect the management staff and concierge to be able to do much about it. In the end, the building addressed the issue as best they could, and provided strong financial incentives to residents to help offset the gas issues. I do wish there was less staff turnover, but my overall experience with the front desk staff and leasing office have been solid. Having lived in two other buildings in Navy Yard in the past five years, I can say without a doubt that the staff here far exceeds the experiences in those other buildings.

Management is effectively nonexistent.They claim 5 star living but the construction of THEIR OWN phase 2 building is pumping harmful odors of petroleum into individual units and making residents sick. Corporate nor magarment are controlling this. They also won’t properly clean maintain or add equipment to their own “equinox” brand Gym even though they promised residents that we could request and get new equipment throughout the year. Definitely look elsewhere!!

This is a beautiful community and seems like a great place to call home. However, if you take a tour and are offered a deal, make sure you sign up that day or the offer will expire before you apply a couple days later. I took a tour a couple of weeks ago and was offered a 2 month free deal on a particular apartment.Since you cant apply online, I sent in our application 2 days later when I had access to a scanner. We were approved but told that the deal expired even though the deal was advertised on the website as expiring 4 days after the current date. We were then told that the apartment was already priced too low to be considered for the deal even though we had an application with that unit number and the deal both written on the top.Long story short, if you are offered a deal, take advantage of it and live here. Just dont get caught up having to deal with poor customer service and phantom expiration dates.

Leasing agents told us to park in the garage and that it would be validated. The agent showed up late, took us on a brief tour, then told us the parking vouchers were inaccessible. We got to pay $12 for the experience. Can only imagine the other petty fees this building tries to impose if they dont even validate parking in their own garage for prospective tenants.

Hand down best property in DC. Apartments have the best fixtures and appliances, amenities are amazing, location is perfect- only blocks from Nationals Park, Audi Field, National Mall, Whole Foods. The staff is very attentive and efficient and the neighbors are great!

Dealing with Related Realty, the management company for One Hill South, is extraordinarily frustrating. Systemic issues in One Hill South include a lack of consistent cleanliness, constant staff turnover, and failures in communication between the building and residents. In July, Related Realty began its second phase on a gasoline-contaminated site adjacent to One Hill South. Symptom-inducing irritants enter the building each time they dig, making many residents ill. The management, along with its hired contractors, displayed a nonchalant attitude toward resident concerns. They refer to the intrusive irritants as a mere nuisance.Because of Related Realtys treatment of residents and failure to maintain a safe living environment, I chose to move out of One Hill South last week.Do not be fooled into thinking that five-star living will be restored after digging is complete. One Hill South will be left with its original issues, and management demonstrates little ability to deliver on its many promises. Beware of this building.

Went in for a tour last Saturday and the leasing girl was extremely ditzy and unprofessional. She seemed unprepared and could barely answer my questions. She kept saying Im new.. and I just started. For a luxury building, I definitely had higher expectations. When the tour was over, I asked her to email me the 2 floor plans I looked at and to date I still have not received an email. Not a good experience for me at all, and for that I would not consider moving here. Consider training your leasing staff since they are the face of the apartment community --and to me first impression counts! My search continues.

The 4-star rating is purely based off of their common area on the second floor as I went here for a friends baby shower.One Hill South is a new luxury apartment building in Navy Yard right across the street from Slipstream and Bonchon. The moment you walk in, youre greeted by the friendly front desk person. Hell guide you up the winding staircase to the second floor.This is where youll find the community room for parties. Its gorgeous! Its simple yet elegant, perfect for Instagram photos. Its very clean and theres a giant pool table to enjoy as well.If you get invited to an event here, GO!

If I could give the property zero stars I would. The management team here sucks. While the property is nice the customer service is super crappy. The customer service is so bad I dont know where to start.First, the assistant manager Nikki is rude an unprofessional. For confirmation check out the other review on google. She refuses to do simple things such as timely respond to emails/ phone calls. There is no wonder that she behaves with impunity as her manager Thomas is the biggest A-hole on the planet. Tom couldnt manage himself out of wet paper bag.There is a reason this luxury property is giving 2 months free rent when no other property in Navy Yard is. They cant give away these places because no one answers the phone and when they finally do they have the worst attitudes ever. Check out the negative reviews that they paid to be hidden on Yelp (non recommended reviews). Save your time money and lease else where.

Management is HORRENDOUS. They do not care for the well-being of residents. Related Management is constructing their 2nd building next door. The site used to be a gas station. Gaseous fumes that are hazardous to our health are pouring into the building. Despite 911 calls, complaints to DOEE, EPA, the DC Mayor’s Office and others, they continue with construction and offer no compensation. On top of this, residents have come together to raise security issues to management that continue to go unaddressed after 2+ months have passed. DO NOT RENT HERE! 2 STAR LIVING FOR A 5 STAR PRICE TAG

Management will just lie to your face, and blow smoke to get you to go away. Took me 6 months of constant complaining to get the broken back door fixed to the bike room. Now this company is starting a pecong phase next door and the whole building smells like gas to the point tenants have to leave the building in order to get relief from the fumes. Management doesnt care and refuse to acknowledge the problem when it is happening. Building is not secure and concierges often let random people in who do not live in the building. We have lived here for 1.5 years and management have never followed through with anything promised. A million promises on signing the lease only to have none of it come through. When confronted with issues their response is always they are waiting on contractors and never take responsibility. Dont move here if you want 5 star service as advertised.

I cant recommend this building based on the problem after problem that Ive experienced living here for two years, including building security and responsiveness to emails and apartment maintenance problems. The most recent problem that weve been dealing with is particularly pungent smell of gasoline stemming from OHSs phase 2 construction site at 950 South Capitol Street SE that has permeated the entire apartment building including individual apartments for over a month. Related Rentals has done nothing to ameloriate this dangerous situation and in fact has taken lengths to conceal the severity of the situation --such as neglecting to inform residents that they will install carbon filters in our apartments but only on residents request.The smell of gasoline has been so persistently strong throughout common areas and individual apartments that is it affecting my, my boyfriends, and my neighbors and their pets health. Ive personally experienced and heard from my neighbors of symptoms ranging from headaches sleeplessness, and migraines, to nausea, vomiting, and fainting. This is completely unacceptable.My neighbors and I have reached out to Related management multiple times. They have all been uncooperative and combative. I would not recommend moving into this building.

DO NOT MOVE HERE! Not worth your money!!! ZERO stars!!! Current residents are inhaling gas daily and getting sick. They dont care. Management changes constantly and goes from one set of idiots to another. Random people enter the building at all times of the day and night. YOU ARE NOT SAFE. Conceirge does a horrible job and do NOTHING. Even restaurants dont want to open downstairs because the rent is too high and no one wants to deal with the dumb and unstable company. The office girl Nikki is clearly not the brightest crayon in the box. Good luck having a decent conversation with her. Leslie (one of the original staff members) is no where to be found now and when you do find her shes nonchalant and tries to avoid people although shes the only one with half of the answers. Shes very conniving and also very ditzy. Dont let her fake smile and attitude fool you, shes not on your side. Shes no help. Let me mention again... the new smell of gasoline throughout the building. People are getting sick and throwing up and you constantly inhale gas. Parking is a mess. They charge u but dont help you if someone Parks in your reserved spot. Swimming pool and jacuzzi are always dirty. By the way we are still waiting on the door man, TVs on the roof, Cabanas, etc. They lose packages all the time. Staff people steal. Also the hello Alfred people steal too. They promise a lot to get you to sign. Your best bet? Try dock 79, ore 82, Capitol yards... Anything else in the area. Good area to live in.

Cant explain how incompetent and misleading the whole company is, trust me. From the top down, dont live at any Related property. This one is at the top of the list for worst people hired, worst built, and worst residents. Granted I do not live here but I did talk to residents before I went on my tour and heard about the gas issues and parking issues. Management issues obviously on top of that, I asked the leasing agent about both of those topic specifically and she claimed that no residents ever experienced that.So either all the residents are lying (among the other reviews here) or management continues to lie so thankfully I wont be living here.

I moved in in December 2017, and ever since I have had issue after issue after problem, and to this day some of them have not been addressed. SECURITY in this building is critically broken. Folks walk right into the building unchallenged time after time. We have a Facebook Page which has the history of all that is currently going on in this Building. The high turn over rate of staff has been incredible. As of this post, tenants, and pets have been getting sick from the unbearable irritant fumes being continuously pumped into the building from the contaminated soil of the construction next door to the point where we have requested that management install filters in our units. This place has been in the news not once but TWICE warning tenants and future residents about this ongoing problem. Management has refused some of the tenants the option to break their lease, and others have had 3-day notices to move out after they were granted permission to break their lease. This health hazard has been going on for over two months with no resolution in sight. Tenant mobilization is currently underway to try and find how to best get the management team to realize that we will not idly standby and put up with the ridiculous ad hoc policies being fired off to tenants wanting out of this place. Avoid this place for now. The building is beautiful, but the management thus far has been horrific.**********REVIEW UPDATE from 1 Star to 5 Stars FEB 2020********So after a year of watching OHS slowly recover and turn the page, I have to say that Ms.Carrie Jenkins, James White, and the entire front desk and maintenance staff have really turned this place around. Going back through the entire Facebook history of the OHS Residents group, the contrast in the sentiment from the residents is palpable. Other than the ongoing construction around and below the building, there have been little to no major incidents with how Ms. Jenkins is operating the building. Thank you, Carrie, for winning my trust back and for switching Downhill South back to One Hill South!

However, due to the lack of transparency and insane customer service from their parking contractors Colonial parking they will be receiving 2 stars.Pros:- Building well maintained, very clean!Other than the occasional dog accident in the first floor lobby.- Great amenity spaces! They’re to die for!- Hello Alfred is a bonus. Tracy is great!- Management is easy to get ahold of during the week. (Weekends not so much)- Awesome maintanace and concierge team! Staff is extremely friendly and helpfulSunny is prompt at getting anything fixed and I’m always greeted by concierge with a smile (Jazz, Kiera, and everyone else really make feel welcome!)Cons:- Their contract with colonial parking.Andrew and Ben are extremely unprofessional and have not fixed various issues I’ve brought to their attention.- In addition Andrew has been “out of the office” twice (for 3-5days each time) since I’ve moved in a month ago. He’s the main point of contact for resident parking needs.- I’m still waiting for a $350 refund for parking. I was offered 2 months free. I’ve been waiting for 6 days now and still haven’t received a response from Ben or Andrew.- I don’t have a designated parking space and on game days they oversell the P1 level!- 4th of July, no rules were enforced and the rooftop was a madhouse!Overall my experience has been good. However, I was expecting excellence from OHS and all of their partners. I anticipate that this review will be updated when the issues are addressed. I look forward to giving them the 5 stars they deserve.UPDATE: Here we are again. Another poor experience with Colonial Parking.This time, there was a car parked in my “reserved” spot. Instead of towing it out, they gave him a “warning”. Let’s see how long the car remains there. Then to be mistreated by the parking lot attendant and One Hill South Related Rentals Andrew Tolson.- He was extremely demeaning in the way he communicated with me.- He even became so frustrated that he told me to “Get out of “his” garage” as he walked away from me mid conversation and into his office to call his two managers.- He couldn’t calm down enough to resolve the situation himself, he had to call his managers.Signed,A disappointed customer.Hopefully, I hear from them (Richard and Ben) soon to see how Colonial Parking will be dealing with yet another disappointing and disrespectful encounter between a resident and a employee.

If youre african american, DO NOT MOVE HERE! Management consistently will do racial profiling, and discriminate against you . Many african american residents are approached by management while walking in the building and asked do you live here. Guest of minorities are also harassed and kicked out of the building. Also, teenagers that are african american (on the lease and living here) are kicked out of gym, basketball court or lounge area. Many employees, former employees, former african american residents, and current african american residents feel there is discrimination at One Hill South.If youre caucasian, you will have a great experience. No one will ever question you, discriminate against you or kick you out .The parking is horrible. Andrew Tolson is the project manager for parking (Colonial Parking). Many residents have complained about Andrew Tolson not correcting parking accounts, being unprofessional, screaming at residents, and ignoring emails. When you go to management at One Hill South to express your concern about Andrew, they say Good luck with that. The frustration with parking will make you want to move out .The building is dirty, not safe( security is always found sleeping), has a gas odor causing people to get sick. It took a 12 page letter ( from 70 residents ) sent to corporate -for the building to start being cleaned and things to change. The residents pay too much money to put up with all of this!!! DO NOT MOVE HERE!!!!
