Ive lived at the Aria for 5 years now and there are so many things I like - the location is amazing, Im grandfathered in to zero pet rent, have managed to negotiate minimal rent increases, were a tight knit community of neighbors who take care of each other and care for each other to a degree that is quite unusual in modern DC buildings, and the neighborhood itself is just wonderful. Its not all roses and sunshine, though. A few years ago, I, along with a few other long time residents, founded the buildings tenants association to deal with its many flaws but even with a unified body, its been difficult to get traction on any tangible progress. Ownership refuses to approve any substantial capital expenditures for maintenance and improvements and is pushing to increase rents while reducing amenities and refusing to add value. In my 5 years in the building, Ive seen 10 individual property managers and 4 management companies come and go. Some have been better than others but none have managed the property properly (I can attest to many of the comments from reviewers below). Vantage was, indeed, a disaster but the true malady was the completely botched transition when they left and Van Metre came in. Its been two years and 3 property managers and they still havent caught up from the mess. It didnt help that the initial sets of managers from Van Metre were equally troublesome. Their new information systems didnt migrate any previous documentation for maintenance or rent, its notoriously difficult to get in touch with the actual property managers, they removed (in a very unprofessional way) our long time and heavily relied upon concierge staff, and the list goes on... The one saving grace they have is Chloe Washington. Chloe has quickly become our go to person to make sure things get done. For the first time in years, residents receive timely responses to their questions and needs AND unsolicited followup! Shes young and still learning but has given us a glimmer of hope for this place we call home.

I scheduled an in-person, self guided tour and got a confirmation email. I flew all the way to DC only to hear they dont offer self guided tours. When I asked if I could at least get a floor plan they hung up. If this is how they treat potential new renters I am not sure how they will treat residents.

Just moved in and I love it here! The entire process was seamless from application to move in. Thanks to Saray!!! The apartment is flawless and literally walking distance to everything you will ever need and want. Everyone in the building seems really nice. Will definitely enjoy living here!

Wardell G. made my entire move completely easy. He explained everything to me very well. Was very responsive to all my questions. The property is very nice. The other residents seem very polite and friendly. I’m def going to enjoy living here.

When we first found Aria it seems to good to be true! Brand new apartments, close to the metro, modern appliances, and fairly affordable rent? Not to mention we signed a lease in March, moved in end of April, and did not pay rent until June 1? And there is no pet rent, or security deposit if you pass your background check? Its all true! We have loved living at Aria for the past year and we have loved having a balcony as well!The management staff is so friendly and helpful, they are quick to fix problems, and keep you updated on progress. The only reason we are not staying longer is that we are leaving for Peace Corps! When we found out I emailed Aria asking for a 30 day extension on our lease and they were so nice and understanding and we were able to stay a bit longer and do not have pay higher rent.If you are looking for an awesome place on H Street NE, you have found it!Michaela and Conor Sanchez

IMPORTANT IF CONSIDERING THIS PROPERTY: This is a Vantage Management Property. Absolutely do not ever live anywhere that is managed by Vantage. Here are several reasons why:1) When I moved in, my SSN was incorrectly inputted in when applying for the apartment, causing our application to be declined. I continued to encounter issues all the way until my move-in date. I probably should have taken this as a red flag, but at the time of move-in in 2016, there werent a lot of competitively priced buildings in the area so I continued with the move-in.2) The same, dimwitted building manager continued to cause us issues with the payment portal system for months after move-in. Due to this, even though our rent was paid on time, every month, she filed an eviction complaint. This is not the same as an actual eviction notice. This goes on your permanent record and can be viewed in background investigations by employers, other apartment companies, etc., when your personal record is pulled. Note: this is not the same as your credit report, so it cannot be disputed. The DC District Court system and my attorney have both informed me that the courts cannot strike this notification from your record. I am not pursuing legal recourse against Vantage Management who, despite my ongoing attempts to settle this out of court, have taken no accountability for their action/inaction in this matter.3) Vantage has lost our - and several other residents - lease(s). They have also released leases via email (which includes SSNs and other personally identifiable/sensitive information) to other residents via email during the course of my residency. They also have refused to take accountability for these actions.4) The front desk personnel picks and chooses as to whether or not they will accommodate you the same as the rest of the residents in the building. For instance, since I have raised these issues and decided to terminate my lease early due to the issues the building has caused, I have been informed by the front desk staff that they cannot accommodate an elevator reservation for move-out on a Sunday/Monday due to the leasing office being closed. I quickly found other emails where they notified the building of an elevator reservation to accommodate both a move-in and a move-out on a Monday just 2 months prior and let them know Id expect the same accommodations to be arranged for my move-in. Vantage has yet to respond to my inquiry on why Ive been discriminated against in this matter.5) Considering we pay basically the same rent (now, in 2018) as the rest of the buildings in the area, which have way more amenities and are nicely staffed, etc., we have no access to receive our packages after 6 pm on days when our leasing office (front desk) is open and no way to access our package deliveries on Sunday or Monday any week. There has been no attempt to allow residents access to the package room, yet they allow delivery of these packages to just be thrown inside the buildings front door, behind the desk on those days.6) I was informed prior to move-in that WiFi was free - yes, free - in the apartments themselves by the same dimwitted building manager. Of course, she was incorrect, but nothing was ever done to remedy that situation.7) A very nice resident in our building has taken on the role of a Tenants Association leader since our building management company is so incompetent that they havent been able to handle the apartment on their own. She has informed the building that recently, a resident decided to go month-to-month after her lease ended and she received a letter which did not provide her with a different rent amount in the original letter. After choosing to then roll over to a month-to-month lease, the residents lease was extended and a retroactive $150 rent increase month-to-month fee was unlawfully added to their lease.I could go on and on, but if this hasnt deterred you from living at the Aria or other Vantage properties, Im not sure what else to say!

The building is nice. Apartments are kind of small. Fitness center is just two treadmills. Parking garage is tight, so if you have a larger vehicle or SUV, I suggest street parking - which is free in the area, just get a sticker from the district. You can hear the person walking and dogs playing on your ceiling if someone lives above you. The current manager, Barbara Young, is.....lets just say she pays more attention to the concerns of the white tenants than she does any other race - and shes black. Im honestly not renewing my lease because of her; I cant tolerate fake or racist people.
