This is the perfect place to live if you want to violate every policy in the lease agreement and suffer zero consequences for it. Seriously, you can smoke crack, beat up your children and partners, have the cops called on you all the time, and the most you’ll get is a warning.Also a great place to live if you HATE maintenance and don’t want them fixing the broken things in your unit.Want to park in the parking lot but don’t want a pass? No worries! Park anywhere you like for any amount of time, as the parking policy is merely a suggestion!Tired of your pesky mail being delivered all the time? Nothing to fret about! Your mailbox will surely be broken into.Lease here at Avana One Zero Nine because you can literally do whatever you want and will get away with it.

Been living here for over a year and recently, Greystar bought this property (formerly known as The Pointe Apartments). We dont have a clue what is happening from a management perspective. However, the photos speak volumes in that this apartment community has turned into a trashy, filthy, unsafe place to live. In addition, we had a shootout a few weeks ago where a beloved community policeman lost his life. We have also experienced break-ins and cars with their windows being broken out.Highly recommend anyone looking to rent an apartment, please remove Avana 109 from your list. Unless you like to pay high rent for an apartment in a community with a management team that has no desire to make this a safe, clean place to live.

Lived here for one year with a couple of friends. Had a pretty decent experience. The ladies in the leasing offices were extremely nice and helpful to me. Walls are very thin so I was able to hear my neighbors having a regular conversation, depending on proximity to the walls. Just imagine what it sounded like when they yelled and blasted music 24/7. Parking gets low after 10 pm as a lot of the spots fill up. I did not have any hidden fees but some of the fees seemed high to me but idk.

No hot tub! Even though they feature a hot tub in thier pictures and only one if the 2 pools open due to a chlorine shortage . Yet we all still pay full price. Almost 400 units and hitting a heat wave. The one pool open isnt big enough to accommodate all the residents. At least update your website and be honest with new residents about the pool and hot tub instead of waiting for them to sign a lease. Some people rely on accurate website information.

When i lived here the response for maintenance was slow and at the end of my lease I paid for a professional cleaning and yet they still tried to retain my deposit for “cleaning services.” When i debated it with the property manager i was given a revised statement that informed me i would receive several hundred dollars back after all, but that check was never seen even after several calls and even showing up in person. Also my car was stolen from in front of my unit, so definitely not the best neighborhood. I would stay away unless this is your last resort.

We are renewing our lease again after being here for three years! It has changed management and the improvements are definitely noticed. They act quick on any issues and thankfully they do because we used to have problems with neighbors doing very illegal stuff with children around and they took care of it so we dont have to deal with that anymore and it makes life so much better not having to deal with creepy drug addicts anymore. I definitely recommend this place. I cant wait for the pool to open by the leasing office the updates are looking good with the grills! The only thing we did have a problem with was the parking but we got a covered parking spot so its not an issue anymore

Set up a virtual tour and they never reached out to me. Two hours after our scheduled time, they sent another email requesting a virtual tour. We already HAD a tour scheduled? Very very unprofessional - would recommend looking elsewhere if this is how they treat people who havent even moved into their apartments yet.

My husband and our two pups have lived here at The Pointe for 2 years now. It has changed management while we have been here and both sets of staff members have always been friendly and accommodating. Since the property has changed hands the property is improving in cleanliness and attention to detail. We have enjoyed our time living here and the location is perfect for us since we both need access to the highway to get to work. The location is perfect for someone who wants access to everything. The parking can be challenging at times if you get in late but a little walking never hurt my feelings. If youre looking for an apartment in Vancouver definitely give this place a shot.

I am a Disabled Marine and my expectations are high. When we were looking to move here I was worried due to the reviews. However Ive had a wonderful experience!!!Staff - the office staff are very polite and helpful. When parking was a issue and my wife politely asked for assistance because of my disability they did not hesitate to give me a permanent spot next to our unit. They are all extremely nice and helpful no matter what. They even give us a wave anytime we see them!We had some terrible Neighbors a while back that were smoking and doing many other things that violated rules that are set forth by the apartment complex. One of which they started getting aggressive towards the other neighbors. Once the office was made aware of the extent of how serious the situation had become they acted swiftly and resolved the issue with those tenants.Maintenance - super nice guys definitely can get the job done and they definitely know how to be courteous to someone with disabilities.I definitely would have to say the only downside did I have had to deal with is the dumpster seems to overflow extremely quick as soon as the garbage truck comes and gets it. The other big issue that Ive noticed is that there are a lot of people who like to public dump here leaving furniture and appliances near the dumpsters and then taking off.All in all my wife and I are extremely happy with the complex as well as its management and we look forward to another wonderful year here.

The management here is pretty horrible. Not to mention we cleaned our apartment from top to bottom when we left and I mean DEEP CLEAN. And they kept our whole deposit and made us pay more by a couple hundred dollars. Basically, dont bother cleaning your place because youll have to pay for it again anyways.Do not rent here as you will be treated pretty poorly and they will take more money in the long run than what these places are worth. Not to mention the parking here is horrendous. They towed one of our cars even though we had the sticker to park there and also never towed a few cars that were parked in the same spot for 4 months without a sticker. Unreliable, not consistent and overall not helpful.UPDATE. *******You can also see green leafs response below this post. I did call them before they made this post and they told me they didn’t believe me; couldn’t help me and ultimately I had to pay or take them to court about it. They post on here to help themselves look better but in the end. Hope you don’t rent here.

Unfortunately I had a bad experience living here for a year. I had multiple issues with billing statements. My roommate and I are being charged $500 for not putting out notice in when my roommate has written documentation proof and an email date to prove we sent our notice in. We are also getting charges for utilities when the office told us multiple times our prorated rent amount was including utilities. We called and asked multiple times to make sure we were paying the right amount. Now it is stating we have almost $200 in utilities that were not paid since the beginning of January. This complex is trash for the price. Mission Hills is the same price for a two bedroom and two bath PLUS they have AC, two beautiful swimming pools, a gated entrance and more trash bins than two (which overflow and look disgusting at green leaf). It is unfortunate that many issues I had with rent were not resolved with staff and it gave me a negative attitude towards them in the end of my lease. I will never recommend this place. The pictures are deceiving. The carpets were disgusting and they did a really half ass job at renovating the apartment to list it for more money. Even when they tell you to call the office to resolve any issue, they are not fun or easy to deal with. So excited to be moved out of this money guzzling apartment complex!

Since we moved in April, the management has been super cool and helpful. Parking is rough, but expect that at any apartment complex. Any time weve had a maintenance issue, it was solved shortly after being reported. I also find the garbage service to be very nice, especially when its raining and I dont have to walk to throw my garbage away. All in all, happy to live here.

We have lived here for 3 years now going on our 4th. It’s a great complex! Yes, management has changed quite a few times but since the complex was bought out by Avenue5 we have had nothing but great experiences. Very nice staff. This new company is coming in to pick up the previous managements messes while dealing with sometimes not the sweetest tenants and they are doing a great job. They seem to be changing a lot of things to get streamlined. The parking isn’t the best but this is a huge apartment complex so no you don’t get your own private driveway. When we have problems they have fixed them ASAP! If you are looking for 5 star perfection then no probably not the place for you, or any apartment complex for that matter. The “problems” we have had are from neighbors (again, no surprise it is an apartment, not a house, and you don’t get to choose your perfect neighbors). With this new company (not just new management) we have high hopes that some great changes are coming. Overall this is a great place.People don’t like change so they default to complaining. They complain if you make changes and they complain if you don’t. Take some of these reviews with a grain of salt. There are far worse places in Vancouver to live.

Everyone in the office has been nice. Parking is pretty terrible, but I was able to get a paid spot after being on the wait list for only 2 months. Its still frustrating that I dont get my guaranteed two spots, but the paid spot is relatively affordable. The spot isnt as close to my house as I would like, but it is much closer than I would have to park otherwise. Maintenance guy entered without permission at a time that wasnt scheduled, but he got work done fast. One maintenance dude, the young one, has a bit of a staring problem and makes me incredibly uncomfortable, but Im not sure anything can be done about that.

I have to say that this apartment complex was a very depressing choice. First off when I first moved there were all kinds of issues like no hot water, no screens for the windows ect. The parking which is free doesnt exist unless you get lucky or park during the day. There are 10 to 12 spots for 12 apartments and every adult gets 1 parking spot. I usually would have to park on the far side of the complex to park in the later evening or night. The maintenace team was nice and friendly and the staff was super great. So overall not the worst place, but they need to be better at preventive stuff and change parking standards.

I live here and parking is horrific. You would be lucky if you dont have to walk 1/4 of a mile to get to your apt. They supposedly have sticker parking but half of the cars arent. Even if you pay for a covered space you still have someone else using. THE OFFICE REFUSES TO DO ANYTHING ABOUT IT. RUN VERY FAST DO NOT RENT HERE IF YOU WANT TO PARK ANYWHERE NEAR WHERE YOU LIVE.

I was previously a resident when the property was just The Pointe. My wife and I had followed all of the guidelines for ensuring our apartment was professionally cleaned. While under the Pointe, we had been charge for additional cleaning services that had been already taken care of professionally. This resulted in us losing most of our security deposit. After the the switch in property management, the Green Leaf Pointe had invoiced us for extra services. Now, this was months after we had moved out. Both my wife and I had taken care of the discrepancy. This had happened a few times, which resulted in the same outcome, the discrepancy was supposed be solved. After almost two years, we just received another invoice. The communication, poor management, and lack of professionalism is a major weakness in this organization. I would strongly suggest anyone who is considering the Green Leaf Pointe, to evaluate the risk in extra charges, poor documentation, and potential credit discrepancies.If I could give this place a negative rating, I would.

I’ve lived in these apartments since I moved to the Pacific Northwest, they were the first to tell me they’d keep an apartment for me in a far move. The normal nuances of a decent sized complex, but the staff makes up for it. I have had so many good expierences with the matainenece and management staff. Also a family friendly community that is quiet and has great amenities. Stable housing for a professional/student like me!

There was a rat living in our shed for 6 months that almost chewed a hole in the wall to get into our apartment. That should be enough for you to not live here.. but in case its not, let me go into further detail about my 12-months at these apartments.We had a leak under our kitchen sink for our entire 12-month lease. The leak and the rat were issues that were reported to the office but there was no work order ever given to maintenance. When we finally hounded the office enough, a maintenance worker came to fix the leak. However, he said that it was our faults for why the sink was leaking and that there was a lot of mold growing from the water. Nothing was ever done about the rat from the apartment complex.I could hear everything my upstairs neighbor was doing, even their phone going off and their children running up and down the stairs. My neighbors across the hall were constantly having parties and causing domestic violence scenes that resulted in the cops being called numerous times.To top it off, there is never any parking in the parking lot. And dont park on the street because there has been many cases of people getting their windows smashed on their cars.Last but not least, the office messed up our move out date, causing us to move out a month earlier than when our lease ended. They even had our apartment rented to other tenants. We had to move out within a week after finding out about their mistake. Luckily, we wanted to get out of there ASAP.I now live in a lovely quiet apartment in the cascade park area of Vancouver - I highly recommend this area and they are around the same price. And best of all, no rats!

This place was great under the old management. Things just keep getting worse and rent keeps going up. They accuse you of things you havent done and do inspections waaay too often. You have no privacy. They even scam you for an extra 15 bucks a month for trash pickup, yet in the last year and a half I have had to carry my trash to the dumpster myself because they dont actually follow through. Things break regularly and the maintenance team just applies bandaid solutions. Forget about parking, there isnt any ever. On more than one occasion I have walked into an empty office and had to wait up to 15 minutes for someone to come by, while all the residents files, personal information and packages are left unlocked and in the open. Do not be fooled! The manager is hostile and nothing gets done. This is the absolute worst place I have ever lived and I am glad my lease is finally up. They couldnt pay me to stay.

1. I am SO sick of them closing the main office early. There have been 6 different times that I have gotten there 15 minutes before closing and they arent there--so unprofessional!2. Parking is awful. Try carrying arms full of groceries, with a kid in tow...ugh, it is terrible.3. My car was broken into one night and there is constantly broken glass everywhere from break ins.4. It has to be against the health code to have garbage service. Leaky, gross garbage sitting outside of apartments to be picked up each night. Gross!5. Maintenance will come to fix things and just make the problems worse.6. If I could afford to move, I would.

I concur with most of the reviews here, Parking is a pretty intense issue, a lot of people taking up the non-reserved parking spaces for their second vehicle because they dont want it on the street. Also, the units themselves are rather disappointing for the price point. I wouldnt recommend renting/leasing here. They did recently update the Trash/Recycling and updated the paint. As well they do have rather decent grounds keeping. But thats all just aesthetic mostly.

PLEASE READ HYPER SENSATIVE!!!A few things.. I will be concise here. I hate writing negative reviews but this information is vital and I highly recommend you consider what I am about to tell you before you fill out an application.#1. My unit was not ready on my assigned move in date! I had to stay in a dirty hotel for two nights on the Green Leaf dime as I moved here from California and missed my first day at work! They had to rush to get my unit ready (I think they forgot). This also meant I had to move into a dirty unit!#2 This one is pretty typical but my washing machine started to leak water, before my first time even using it. Took Green Leaf 6 weeks to finally do something before they replaced it. When I asked to check for mold they sent a maintenance guy to clear it. Within 7 months time, I had mold growing in the walls and along the base of the hardwood. I used a laundry mat for the remainder of my lease.#3 After moving out, Green Leaf had the audacity to not only try and keep my security deposit, but charge me $65 for cleaning fees. When I reached out- they said it was a mistake, they would call me when my deposit arrived so I could pick it up. It has now been 5 weeks and still have not received a call, they keep pushing me off every time i call or go down there with no direction. I had to get my attorney involved for lack of communication to ensure this does not hurt my credit. The cost of the attorney will probably wash with my deposit but at least I wont be charged.Good luck future tenants at Green Leaf River Pointe.

I take back everything i said, the only thing that bothers me is the maintenance man with no people skills, stop staring at me as i drive by with my family, at least head nod or something, its creppy. Vlad is a good guy though, and the office hasnt been terrible, and there is a park for kids and hottub and pools, as well as a well kept work out center.

I did a scan on my apartment there were a lot of issues...they told me secure issues are number one....ok. I have lived here for 4 mths my door is still not secure.....no parking...... I parked in a motorcycle only parking....so does everyone else no bikes have parked there...then your going to tow me..cost me 140.00 ....DONT MOVE HERE OVER PRICED THEY DO NOT FIX ANYTHING....Yeah you see maintenance outside of the apartment...they dont fix anything after you move in..and they even lost my check when I paid rent.......now I know why people move in and out so quick......this place is not worth a good working persons stress

Dont rent from here. Moved in to an apartment that had barely been cleaned. Mold anywhere where there is water, side trim was coming out of the wall, bathroom fan was coming out of the ceiling, light bulbs were burned out, there was even lint still in the dryer. Pointed all this out during the walk through and the office didnt do anything about it. Also the trash service is garbage..pun intended. Half the time they show up when they are supposed to but most times they will take half of it and leave the rest. The list of little things that are frustrating with this complex goes on and would not recommend it to anyone. Only plus side is that it is a little cheaper than most places.

The worst apartments. I have waited a month for them to fix the leak in my ceiling above my toilet which was dripping on my head whenever I tried to pee. A few weeks ago they sent a guy over to look at it and he said theyd be back to fix it that Thursday, which was about 3 weeks ago at this point. Now the entire ceiling in my bathroom has caved in. Not very freaking happy.Short story, if you live here, you better not need any maintenance on your apartment ever, because it wont happen for a month. Same thing happened with our broken dryer, which my moms friend ended up fixing for us because we couldnt wait that long for a dryer.

I usually dont give reviews on places but in this case i found it imperitive to warn any potential future tennants. Let me state that Me and my wife are both working professionals. Me a CA licensed realtor. My wife a pharmacist, so we are very competent in making this review. We Moved here from California, been here since August and I must say this has been our worst experience with an apartment complex. We were promised a fully updated unit that looked like the model home, but was given a different unit that was not fully updated. Office told us they would move us into a fully updated unit like the one we thought we were getting originally but they did not deliver. We accepted and stayed because we had brought all of our furniture from out of state and did not have the time to look elsewhere, so we essentially had no other choice. Also, Parking is hard to find. The office does not have good communication and are unprofessional. Seem to have only 1 maintenance employee. Trust me, you can do better than this place. Do not rent here if you can avoid it.

The office management is garbage, they are all very unprofessional. Maintenance will walks around all day glaring at residence, taking up parking spots for the damn golf carts. Management makes everything way to complicated, I have been trying to get a under cover parking spot for almost 6 months every time I go in its the same thing whats your number, we will give you a call this is seriously my 7th time going in to the office to talk to these people! Im passed mad, Im livid. This is seriously the worst apartment experience I have ever had I really regret signing a year lease. I will definitely NEVER recommend this place to anyone, and Im definitely finding a new place to live at the end of this lease. I honestly dont have one postivie thing to say about this apartment complex.

Add 200$ to any quoted price due to other fees/services. This does not include the cost of renting a space to park your car. Without renting parking too, good luck finding a place to park. All things related to the actual apartment are average.

I think Green Leaf apartments are pretty nice and affordable. My husband even considered applying here to get an apartment. However, I have been hesitant because I really dislike their customer service. When I called and spoke with Cameron for information and availability, he was very kind and helpful on the phone, but not in person. On the phone, he mentioned that there was a a room available and that we could come by and see it. However, when we came in and asked about the room. He said someone already applied for it that morning, but I called in the afternoon and it was available then. (fyi - he didnt realize that we were the same people who called earlier). That said, It was pretty clear to us that Cameron was being racist and did not want to sell one of the rooms to a black person. Everytime we questioned him about what he said earlier on the phone He either somehow denied it or gave stupid excuses. He said he would call the next day when a room was available but never did. Several hours later, we saw a bedroom available for rent on Craigslist. Mind you, before this Cameron was contacting me everyday about their apartments then stopped once he saw us. My husband and I were so sad when this happend. This event reminded of how much I hate racism. We have great credit and rental history but we were judged NOT by that but by the color of our skin.

I hate these apartments. Charged me 1,350 when I moved out because we left stains . When really those stains were there before we moved in . I wouldnt recommend this place . Price is rediculous . Not worth it.
