Since I had to move back to Illinois my wife and I still miss River Oaks and they made the transition for moving out very easy and fair. If you are looking for a place to stay, I 100% recommend it. Prior to COVID, they had many community events that we really appreciated- especially with being a couple that was new to the location. It really did feel like a great community with great people living there. The staff is great, all of them have been so accommodating. Ive heard stories of people saying their very first apartment always has issues- but Im glad my first apartment was at River Oaks, and now Im nervous because they set the bar really high. Shout out to the maintenance team, Armando and Felipe. Brenda & Diana- and all the other staff that would take way too long to type up. I appreciate the hospitality, if Im ever in the area I hope I can say hello. Thanks again everyone - Brandon

I’ve been at river oaks for years and I haven’t had one complaint. The staff is the absolute best. Everyone in the office is very friendly and are quick to address any concerns or questions that I have. The maintenance staff are awesome as well. They always smile and wave when passing by. Also they are very professional and do great repair work.
I just have to say that when it comes to maintenance, Philip is the best for the job! He is at my door step in an instant and always has a positive attitude. He is not only good at his job, but an even better guy!
Been living here a few months. Brenda is great! She assisted me with the lease documents & moving in a timely manner, given my circumstance. I was moved in fast and maintenance was able to fix tiny errors within a day. Awesome neighbors and a welcoming community.

This review is long over due. I went to river oaks since I was in the process of getting a divorce and needed a place. Unfortunately, due to personal circumstances, I am unable to rent here. The office staff,Faye, is truly a kind hearted person. She was thoughtful and patient with me during the tour. Im ashamed to admit but I did break down and cry.I highly suggest working with Faye if you are looking for an apartment.
My husband and I have lived here for a few months now and from day one our experience has been wonderful. Brenda is very war and welcoming, answers all our questions in a timely manner and remember our names which I love. We had a problem with our account and our rent not going through correctly buy Brenda never made us feel bad or like we were going to lose out apartment. She was so patient and understanding.We alsoove how the grounds are taken care of and its just a lovely, quiet place to call home and we are so thrilled we found Ruver Oaks. The only negative thing Ill say is that sometimes pet owners do pick up after their pups 🐶 and that makes it kind icky for a dog walk buy other then that we are 😊 happy!

Brenda and the staff were amazing at helping me find my apartment and answering all of my questions! The layout of the apartments are great and spacious and the community is very welcoming, and maintenance is quick with turn around time for service requests. The only cons I have is the amount of dog feces around the apartment, every day is a maze trying to avoid you and your dog stepping in it and the dog park isnt well kept and not used often probably because of the amount of dog feces in it as well.

I am extremely impressed and satisfied with my experience at River Oaks Apartments. This is truly a great place to live! From Even before Day 1 the ROA staff has been nothing but exemplary. While I was overseas Diana continually assisted me with my application/leasing process so that I can immediately move-in upon my arrival. I could not be any happier with the time and effort she took to ensure I had a place to live.Since Ive lived here my experience has been above average. The landscape and grounds are outstanding and the amenities provided are priceless. From the handful of routine maintenance requests I submitted to Vanessa, all were completed in less than 24 hours. She ensured my requests were entered into the system even when I didnt have access to my account. Both Armando and Luis have even responded to minor issues that Ive had on the same day.Being a military member, I am required to travel frequently and I have lived in quite a few apartments all over the country. I dont think I have lived in a community where I feel this comfortable. I visit the office almost every day and enjoy the warm greetings from the staff. You will not be disappointed with your living experience at River Oaks. I will recommended this place to all my friends!
Seamless experience moving here-especially if you’re military. I was able to do most everything online regarding my lease and Brenda was extremely helpful throughout the whole process.I’ve had every request for maintenance fulfilled promptly (though there were only a few since I’ve had few issues with the apartment). The valet service for garbage is amazing too.The community itself is well kept and everyone seems to keep to themselves. It feels like home what more can I ask for.
We shampooed our carpet once we moved here and every month.Part of the carpet in the living room is discolorated when we moved. But overall, we liked it here. Brenda is nice. Armando and Felix pays attention working men. Friendly people. Great amenities. I recommend this place is safe to live in.
In response to a review that was left 3 days ago by a guest that was staying with me due to parking issues. My guest was informed of the days, times, and what sections were being paved on what days. I get it, made it difficult to find parking for a few days. But shouldn’t have let a bad review simply because they were disgruntled about parking. Management has always done what they can to accommodate tenants by putting out notices far enough in advance when doing any sort of maintenance around the complex. I have never had any issues the 2 years I have lived here other then a few maintenance requests and can see the improvements management has made around the complex itself since living here. If you have a complaint just talk with management and they will work with you. They cant fix the issues if they don’t know what they are. Also, the maintenance team is awesome here!!
This is a bad apartment building. The number of each building is hidden. It is difficult for you to see the number. Each room on the second floor is a separate staircase. The most unreasonable thing is that you cant see the room number if you dont go to the second floor.If an emergency occurs, firefighters or police need to enter the room to rescue. Can your guide be fast? Every second is precious in emergency mode. Finding the room number one second earlier may have more chances of rescue.?This is a community with a flawed design. There are serious safety risks. They are not sincere in improving the defects. I will not choose here, please boycott this community.
I was recently looking at renting an apartment at River Oaks and had the best experience with the leasing consultant Anna. She was full of helpful information and answered any questions I had. Made it an easy decision to apply for an apartment right away.
We terminated our lease very recently at River Oaks as me and my husband moved to the Bay Area for work. I am very disappointed with the way River Oaks Apartment Homes handled our apartment final inspection and move out charges.They deducted a grand $300 out of our security deposit for minimum cleaning before handing over to a new tenant. We were aghast to see the deduction to our security deposit as we lived here for only 5 months and gave the apartment back to them in a better condition than we received it. We also followed up several times about move out charges and the front office assured us there was nothing we needed to know. When asked for the reason for the charges ((we were charged for painting, carpet cleaning and light apartment cleaning, which is absolutely absurd since me and husband made sure to check every surface numerous times and thoroughly vacuumed the carpet before handing over our keys)we were surprised to hear that the charges were not for damages as there were no damages at all, but that they still need to deduct from our security deposit for cleaning the apartment for a new resident. Why? Why are we being charged for something that the apartment management should cover specifically when there have been no damages as they clearly stated ?The front office was very vague and unhelpful and asked us to give a written complaint and were absolutely tongue tied when asked again to explain these absurd charges. We had a good 5 month stay at River Oaks and I would have given a 5 star rating for the Apartment homes if not for these really unfair charges during move out. Again River Oaks Management, dont make money out of diligent residents who have been responsible and gave the apartment back in a clean condition. It is really unfair to charge us $300 for light cleaning of the apartment for giving it to a new resident. FUTURE RESIDENTS - please beware of this apartment complex. If you are okay to lose your security deposit then go ahead and live in River Oaks, the staff is really friendly and apartments are good, but I guess the management loves to screw people like this. My trust in Sequoia has taken a hit and i dont think I will ever live in any Sequoia managed apartments again and this is saying something as we were potentially considering Sequoia managed apartments in the Bay Area.

I moved in in December, this has been a great place to live with plenty of amenities to go along with it. Trash pick up at your front door 5 days a week, a 24 hour gym, great pool/hot tub area, sauna, basketball court a monitored package room.. great location, shops and restaurants all within 5 minutes.Maintenance team it too notch. They respond quickly, even within 30 minutes for non-emergency repairs. The office staff is just as amazing! Always friendly and very helpful. A+++
If you move in here, prepare for your guests to hate you. There is no guest parking unless you want to park 20 miles away. They give one parking space for each apartment, so people hog up spaces instead of paying the sin tax of having another vehicle.

This rating is for the fact that they will take unfair charges out of your security deposit. We got $500 taken out of our deposit when we are very clean people and left the apartment in excellent condition. I have lived at many different apartments and this is by far the most I’ve ever had deducted. The apartments are very nice inside and we enjoyed our stay other than that.
This is a very nice place to live. Its quiet, friendly, and the apartments are spacious. Service request are taken care of quickly by a great maintenance team. The office staff are very friendly and professional. There is one drawback that prevents a 5 star rating. The parking is out of control. There are too many 3 car families and this complex wasnt built for 3 car families. Two car working families cannot find a parking spot. There is no street parking and after 6pm the entire parking lots are full so you are forced to park your car on the playground, sidewalk, etc.. Specific families monopolize the open parking. All tenants receive the parking rules that are written in specific language detailing what is allowed. The apartment complex makes zero effort to enforce these rules. This place is owned by a corporation so I suspect thats the problem with enforcement.
I have been here for 3 months. It is a very nice place to live. Quiet neighborhood of people. I have found the staff to be very helpful, as I have moved from one BR to 3 BR. Coffee and hot cocoa in the clubhouse. Nice pool, sauna, hot tub and gym. Racquetball court too.The apartments are clean and well kept. The maintenance staff has repaired the things I noticed, even replacing light bulbs as I cant reach the tall ceilings.I have been well pleased and highly recommend River Oaks to my friends and coworkers.

Darwin from maintenance has addressed our leaking plumbing and failed lighting with lightning fast quickness and professionalism!!! Kudos to Sequoia Properties for hiring an amazing staff!!!
We have never lived in an apartment before so this experience has been difficult for us. That being said. The staff is amazing, ALL of them from the office to the maintenance to the guys who come in and out from other companies. The environment is clean 95% of the time. They are very responsive. We actually moved from one apartment to another and they were very accommodating. We are in a perfect location in town. I do wish they were gated but you can’t have everything. Thank you for making our uncomfortable apartment life comfortable.
Darwin is such a nice, professional, and efficient maintenance personnel. he helped me with a bunch of issues around the apt that should’ve been fixed before we moved in. he’s an awesome addition to the river oaks team!
This is my second time as a resident of River Oaks. Diana Carrazco has been a huge help in reducing the stress of moving and had my apartment ready to go as soon as I arrived from Mississippi. She was always available when I had questions and seemed like she genuinely wanted to help.I also like to mention Brenda Martinez. When she sees me struggling with packages or looking lost, she has always jumped in to assist me no problem. This experience has been great and these two are big part of that.
Easily the best apartment complex Ive lived in. Just recently transferred units and it was the easiest transition thanks to Vanessa, Lynn, and Diana. They made the paperwork and the move so easy and quick. You get what you paid for here and I am happy to pay for the amazing amenities and the spacious apartments.
My wife and I Belinda have been here at River Oaks for a couple years now and have experienced the normal requests. Darwin continually goes above and beyond on not only his work and work ethic but his communication with us is professional and immediate. We always know when or what is going to be done to resolve our issue.
I lived in this apartment complex for two months.1) When I first entered my unit, windows in the apartment were open behind closed blinds. This is a safety issue because I did not realize immediately that the windows were open and I was living on the ground level.2) Black mold was identified in my refrigerator, which is a health concern. I reported the mold to the complex and the staff sent someone to wipe down my refrigerator with a cleaning agent and that was insufficient.3) One day while walking on the sidewalk between this apartment complexs leasing office and the mailroom, I slipped on black ice. When I came back into the leasing office, immediately after my fall, I reported the black ice to the lady working in the leasing office. She told me she was aware of the black ice. Then I noted there was no signage posted warning residents of black ice and there should be a warning sign posted. I also pointed out no salt had been applied to the icy sidewalks and the apartment complex employee told me they didnt have any stocked. She told me they had not plans to apply salt to melt the ice on the side walks. This response to a safety issue is unacceptable.I recommend staying clear of this place.

The best leasing experience ever! They make the application process as smooth as possible, all of my paperwork was signed and completed within a few hours and I moved in a couple days later!I have been here for about a month and a half and I am very pleased with River Oaks. Quiet area, covered parking, full sized washer/dryer in unit, pet friendly and spacious floor plans; there really isnt anything more I need.What really sold me on this complex were the staff, since the beginning they have been extremely helpful and professional. Any minor issues I had with the unit upon move in were taken care of within hours.I would definitely recommend River Oaks to anyone.
This community is one of the nicest in Vacaville. It has all of the amenities you could ask for and the staff is helpful and friendly. A big selling point for me is the racquetball court which totally surprised me. You wont find another apartment complex with one of these!
Managed by Sequoia company and yield star which makes dealing with the front office difficult. There is a disconnect between the staff here and the corporate owners as they are off site. Please look up yield star apartment pricing it will help your sanity. Otherwise the place is good short term.
This place is AMAZING! You are greeted with bring smiles whether it is Diana, Yesenia, or Brenda and if you have ANY maintenance issue, it is addressed timely and accurately thanks to Armondo and Darwin. One time there was a leak in my kitchen sink and Darwin not only fixed the leak but he cleaned up everything under the kitchen sink and left it cleaner than he had found out! I have been here for four years and dont plan on moving! Thank you RiverOaks!
Whenever they decide to fix some exterior part of the complex, they do so in the most inconvenient way possible. Currently over half of the complex is blocked off including the exit so that they can pave and repaint... and they did not need to do that to begin with.... so where are we supposed to park?
My stove hasnt worked the best for the past year so I requested to have fixed. I got an immediate response and it was fixed for a day or two. Its back to the way it has been working, not. But the response was good.

The people are very nice at RiverOaks and very Professional. Yencia, Brenda, Diana and Lyn are very accomadating and make you feel at home. More like driving up to a Resort rather than an apartment complex.They make great parties and River Oaks always has something fun going on.The maintenance staff is extraordinary. Armando who is the Supervisor jumps in and gets what needs to be done the first time. Felipe is good too. All very professional and very dependable. Great with your pets too!!Amenities are awesome. One stop place; full gym, pool, sauna, dog park and play yard for the kids.
We recently had a malfunction to our automatic garage door opener, and it completely broke down. The River Oaks maintenance supervisor (Armando) quickly diagnosed the problem and had the garage door opener replaced.We appreciate his prompt and friendly response and are very happy with the service he has provided during our time at River Oaks.
I had a terrible experience and continue to have a bad experience. I would not recommend moving here. They do present well and the club house and pool look very inviting, but beware. The staff are extremely rude and difficult to deal with. Additionally we had serious maintenance issues that lasted months and still were not resolved. They take no accountability and considering this is one of the most expensive places in Vacaville, definitely not a good value at all!!!

I must commend the current staff members, especially Sherry, for being pleasant at all times, willing to assist as needed, and getting the job done, well. I have absolutely no complaints.. Do not know of any place in Vacaville I want to live, only River Oaks. To those of you who are considering making River Oaks your home, my suggestion isTRY IT!!!!!!!!!
You have choices where you live so choose wisely. This is definitely a property that should only be considered in the most dire of circumstances, i.e., you have no other choice. The issues you will encounter here are not worth it.
MILITARY BEWARE!!!!!!NEVER RENT FROM THESE PEOPLE! We rented an apartment for 6 months. When it was time to move out they tried illegally charging us for wear and tear (we left the apartment in better conditions than we received it in). When my husband called them out on it they said they would waive the fees. They then pulled back the carpets to look at the backing for stains and said they would charge us about $170 to clean it or however much it cost to replace it in need be. We asked them how would they know if the stains came from us or previous tenants. They told us they pull back the carpets after every tenant decides to move out and they take pictures of them. We asked them to show us the pictures before they pin stains of 5 year old carpet on us. They told us that they would email them to us. We continued to call for three days and kept being told they were working on it. On the third day we decided to go to the office and the assistant manager finally decided to tell the truth. They didnt have any pictures and they had two tenants that lived int the unit before us. She said but we know the satins came from you guys because they look fresh and the other tenants didnt have dogs. I told her that it was impossible for the stains to have come from us because we had furniture over all the spots where their were stains and we had already marked the the carpets were in bad conditon when we moved in. She said they would still charge us and we could dispute it with the manager. So we emailed the manager to dipute the claim and she ignored us for over a week. My husband finally emailed the corporate office and then the manager decided to mail us back. She said that she would give us an answer by close of business the next day. Like many will guess, she didnt. The day after she was suppose to email us back, she finally sent a reply simply stating they were going to charge us $380.00 to clean the carpet in one room (the room that we rarely used and the door alway stayed closed)and that they were waiving (illegally charged) wear and tear fees to help us out. She didnt answer any of our questions or acknowledged any of the point we had made. She also attached an invoice that was not itemized at all and looked completely fake. They use moving out as a way to make a profit (WHICH IS ILLEGAL)! IF YOU DECIDE TO RENT FROM THE ASK THEM WHAT MOVE OUT INSPECTION ENTAILS BEFORE YOU MOVE IN. THAT WAY YOUCAN TAKE PICTURES BEFORE THEY TRY AND SCREW YOU OVER. MORE OVER...DONT RENT FROM THEM.

Extremely rude, irresponsible, unprofessional and arrogant front office consisting of Deborah Anderson and Vanessa Hamlet. They do not know the processes, do not know whats written in the contracts of tenants yet present themselves as the sole decision makers and want their word to the final one. If you try to clarify or point out their errors (as stupid as writing her own email id incorrectly, giving false responses to external queries without even cross checking the accounts and the list goes on and on after been literally harassed by them!! ), these two ladies get ruder and start making lame excuses and even start threatening. Otherwise a decent small community!! the maintenance guys Louis & his colleague are friendly and sincere. Undue deductions from the deposits and hidden charges at the time of move out.Not worth paying such premium rental. There are better options available at Vacaville!!
My Family and I have lived here for 4 months. The location is central to every store or restaurant and i80 is very close as well. We searched for apartments in Vacaville for a few months before deciding on River Oaks. The staff was the nicest of all we had seen, and they continue to be even after moving in. No snotty people here. There have been a few new faces but they seem to fit right in. Sheri has always been awesome !! We have had quite a few maintenance issues which are ALWAYS fixed within 24-48 hours even on the weekends. The 3 maintenance guys are always friendly and check up on things after the work has been done. The grounds are clean but there are a few homeless people who frequent the dumpsters, they dont say anything but it is a little intimidating to go into the trash area and have someone pop out of the dumpster. The apartments are amazing, Some of the nicest in Vacaville. Remember you get what you pay for. I believe most models have Washer and dryer, faux wood floor, large tub and huge walk in closet. One reserve I have is the location of our apartment, The guest parking is limited where I am and seems to have cars that havent moved in months in the guest spaces. If I could do it again I would try to get close to the open parking spaces. There is a kid park and a new dog area, fabulous pool and spa. I love this place
Not for families with a crazy kid or pets. Just received a final invoice nearly 3 months after my move for 2500 to replace the carpet. They said they mailed it to me, but from my past experiences likely not true. Also it didnt come in the mail. When i lived there they would say they posted a notice on my apartment and sent it in the mail and when i would say, no i didnt receive anything lynn would look up in the computer and say, sorry, nevermind its not logged here in the computer and apologize. One time they actually did post something on my door was for my rent being late when it wasnt. When i called to see why i recieved the notice they just said to ignore that it wasnt suppose to be put up. So now because they didnt give me a proper heads up im slapped with an unrealistic bill in an unrealistic time or it goes on my rental history. Bad service, bad business, just stay away. Its a shame because its a beautiful property. Im not mad I have to replace the carpet but extremely dissapointed with how everything always seems to be handled here and think a 2500 price tag is absurd.
All in all a ok place to live but needs a little work.Pros-Our apartment had new carpet installed before move in. The floor plans and size are pretty good for the area and price. Large balconys and closets. Washer and dryer in the apartment. Countertops are in good condition. Cabinets are in good shape and there is a dedicated laundry room and a small pantry. Large bathrooms. Crown molding and warm paint colors help give it a more classy look.Grounds are very clean and well cared for. Lots of night lighting around the complex. Pool looks fantastic, as well as the exercise room. Quiet nights on the complex, but a decent amount of road noise.AC works very well.Maintenance is quick to respond to issues and is on site in 24 - 48 hours. Also they are very friendly and do good work.Community events.Pet friendly.Cons-The kitchens are on the smaller side with slightly outdated appliances. The stove has paint flaking off. The microwave looks like someone cooked metal in it. Washer and dryers are extremely loud. I can easily hear the neighbors washing machine. (All appliances do work so that is a plus) Since this review they did replace the dishwasher with a new one. That was very nice. Thanks for that.Showers decent but the tubs are old and show thier age. They are not a soaker tub. The shower head in master bathroom is very short.Now this maybe the biggest issue, the PARKING. You do get one covered parking spot per unit and that is a nice touch, but if you have more than one car it is a free for all. Basically first come first serve on any spot with no number above it. If you come home after 3pm, good luck finding a spot. It is terrible. People circle the complex just looking for a spot to park. Better hope you dont have any guests come and visit. Extremely frustrating for the price you pay.They will THROW your stuff away if you forget it at move out. Even personal items like blank checks.All in all it is a ok place, I think some newer appliances, updated showers/tubs and better parking would make this place better.

Beautiful place, managements a bit busy but friendly
Moved in for 5 days and it was so awful that we paid the penalty rate in order to get out of the lease. Frankly the parking situation is embarrassing for a place that bills itself as a luxury community. You are given one spot with your apartment and any other cars have to park in the open spaces, of which there are maybe a dozen in the entire complex. If both inhabitants work and you have two cars, you will NOT have space for one of your vehicles.
One of my friends living here and apartments looked nice but it is kind of expensive to live in and so close to street

Parked my car in a guest parking here overnight near the office and all four of my tires were missing the next morning. We went to the office to ask for assistance and the ladies in the office were very rude and unhelpful.
