Our street has had the unfortunate experience of having one of CPM’s rental properties among us. The trees and exterior of the home have remained uncared for since they began to manage the property. They continually rent to young college students sharing rent & partying. We are plagued by suspicious activities, loud music, yelling, fighting and dangerous driving. The house is currently in disarray and looks like a dump. This is not a dumpy neighborhood. We have been in communication with local police due to these activities. Several neighbors have spoken to CPM manager Laura, to no avail.

We had to contact the Better Business Bureau in order to get them to change a useless water heater. Then after we left-with a 30 day notice-we cleaned the house immaculately. The blinds were spotless, the mirrors spotless, the window sills dust-free. We shampooed the carpets multiple times, and wiped everything till the property was MUCH better than when we moved in. They took almost our entire security deposit! Yet to our faces, they were all smiles, like we were best friends. But really, they are a den of thieves.

I have rented from conquest for almost two years. Really a good place to rent from. Anytime I needed something fix they had someone out in a timely manner. Every time I called everyone is always so friendly never rude.I love this place a lot.

Conquest is a great company! Earlest is the best. I told her what I was looking for and she found my family exactly what we were looking for!! She made the process easy. The times that I have called for maintenance they responded immediately. Conquest is absolutely the best!! I would give them 10 stars if I could. Thank you Conquest for providing great service!!

Lived in one of their rental homes for over 3 years. Was never late on rent, always had stellar inspections on the house when they were completed, was perfect tenants actually. Upon moving out, they kept our whole deposit of $1,000 & then tried to add an add an additional $1,500 which they was going to buy a whole new dishwasher & cabinet for the house, plus other extras which was not our fault. The dishwasher & cabinet had been in place for years & had no damage that would warrant needing to be completely replaced. They also was not going to budge on their decision UNTIL we threatened to turn them into state regulating rental agencies & the BBB for further investigation at which time they deducted the extra $1,500 but still kept our deposit saying lets just call it even, which still was not warranted considering the condition the house was left in. I would CAUTION ANYONE from using this rental agency as no matter how nice & professional they may appear in the surface at first, they definitely will try to rob you in the end.

First of all, Earlest is the BEST! She literally took our applications one minute, and the next minute her job was done. The process was super easy. She was very professional, responsive and dedicated to getting us our new rental property. We have been renting through Conquest for almost 3 yrs. and they have been great! The ladies who work in the office are always so friendly and anytime we have a problem they are always on top of it and get any problem we have resolved right away!

Laura DiGeromalo worked as our agent for two different properties and she was responsive and helpful. Conquest is quick to fill maintenance requests and will work with you on different things. Can be expensive on itemizations for your deposit but most management companies are. Friendly and helpful would recommend working with them if you are looking for something in the Tyler area!

I have personally been renting from Conquest for the past couple of years and before that was with a partner who rented with them for nearly a decade. They have gone through some management changes over time and as with all property management companies, they have their ups and downs. With this last management change I can honestly say they have been much better and moving in the right direction as far as taking care of their tenants. I personally have much to be grateful for and really want to thank one of their employees, Ro. Ro has been so helpful to me and I cannot thank them enough for working with me. It has been a very stressful year for everyone and Ro has been so understanding and has gone above and beyond to make it much less stressful. We moved to Tyler after selling our home. Had no idea what renting was like and it was becoming our worst nightmare. We got denied and I was angry and left a very bad review. The next day one of the Management team called and spent about 45 minutes listening and explaining what is needed for successful rental. I complied and tried again.....ACCEPTED! We got a home exactly where we wanted to be with a quick move in.Laura is a caring, understanding, compassionate, and an educating person. I feel good about everything and relieved.

My initial experience with Conquest Property Management was less then ideal but they (specifically their agent Laura) was very quick to rectify the situation and remainder of the renting experience was seamless.

From my prior living situation with really awful communication, I can just say I am already enjoying the responsiveness and professionalism and kindness displayed from Earlest. She provided me information, and helped me out greatly.

My experience with Conquests Property Management (CPM) was between 2016-2020. During this time I have found their services to be excellent. They have an online portal set up for making payments, communications and much more. The staff is compassionate, understand and very helpful. Any maintenance issues were addressed within in reasonably or timely manners. The service persons sent to our residents were vetted, appeared professional and knowledgeable. CPM seem care about the home owners as much as their tenants. To answer the question of If you think this company is so great, why did you leave them? My reason for leaving this company was simply due to a job transfer out of state. I would highly recommended CPM based on my 4 years of experience with them.

NO STARS! We applied and got denied, when I tried to ask if we could go back and add a co-signer we got a flat NO and good day. I will not recommend any to you. If we want to throw names in there, specifically Earlest Brown and his boss (whoever SHE is)

Best place I’ve ever rent from! They worked with my roommates and I to accommodate all our needs, anywhere from letting our giant dogs live there to fixing our broken a/c in the middle of last summer. Our hard work of cleaning when we moved out was recognized by us getting 100% of our deposit back! And even now, after moving out they were kind enough to write a recommendation letter for my dog to help me rent a new place in a different city. They’re awesome and have been nothing but kind to us!

My boyfriend and I are new to the area. We moved to Tyler Texas from the Black Hills of South Dakota. We needed a place to live. We were living out of a hotel room with our dachshund, Chewbacca. We happened to find Conquest randomly while looking for a rental. Laura helped us nail down a place which would suit our needs in no time flat. After finding our home we made an unscheduled stop into the office with Chewie to check on our move in time frame. Laura and her whole team welcomed us (Chewie included) and expedited everything to help us get moving a day earlier; all while spoiling Chewie. Do not rent from this place. I’m so upset! I have been searching for a rental home and told the girl behind the front kaitlyn what my budget was. She wrote on a piece of paper a couple of houses to go drive by and the rent amount and the availability date. One of the properties we drove by we loved and set up a showing to see the home that day. Then proceeded to fill out applications and pet screening fees which is ridiculous if you ask me.. then after they took my money and everything said and done, Laura calls me and tells me the rent which is 100 more then what I was told. And double the deposit. Seems to me these people are looking to rip people off after seeing income and credit. I would have never wasted my time on looking at this house or going through with my application and etc if the price was higher then budget. Not to mention try to call myself and my husband liars because they said they told me it could possibly change. Why would you write it down on a piece of paper if that was the case?

Horrible place to rent from! They lie and make up things wrong or broken and do not understand wear and tear on a 50 year old house, they prefer to charge you even after you have complained many times! So disgusting. They seem great at first.... then it changes very fast! Especially after you move out! This is your warning!

I have been with Conquest for years. They manage 11 properties for me. They take the stress out of renting and cover every facet from finding wonderful renters to maintaining the property. I seriously doubt that I would be in the rental business without them. The staff is friendly, knowledgable and stay current on the market. I highly reccomend Conquest whether you are in the market for a management company or looking for a quality home to rent!

Lady was very nice when I first talked to her. However, I made an appointment to go look at a house with her and she never showed up to the house which was frustrating. But the lady who was living there at the time was nice enough to let us look inside anyways. Then when I called them, no one apologized or even acknowledged the situation when I told them what happened, all they cared about was if I was still interested in getting the house. I understand mistakes, but to not apologize for what happened is really unprofessional and bad customer service. I will not be renting a house from them.

My husband and I have been tenants of Conquest property for almost 3 years. The staff has changed somewhat, but I can honestly say this rental experience has been pleasant.We have phoned in a few service calls for plumbing and electrical issues which were solved that same day. Renting a property for your college student remotely from 3 hrs away can be stressful - how about seamless and smooth!! This has been our experience with Conquest Property Management since our first phone call to them just to ask questions. Ashley was so helpful with my many phone calls and was able to answer them all. Its not easy getting 4 students together that have never met each other and all live in different towns but Laura has been awesome with getting all the communications to each of us and keeping each parent in the loop. She has texted, called or emailed me with updates along the way and it has just been so wonderful to have someone so on top of their game. I looked for a home, and because of my late application I was not able to get the houses I wanted. But people who worked there were very friendly, and what got my attention, their honesty. I found a different home with different property, and I came back to Conquest if they can return my application fee. (usually they dont)The employee said let me check if we run your credit score. She came back and said they have not run my credit score, and she said she will reimburse my money order, which she did later on. I have been experienced horrible service with other property management, but with their honesty and friendly service they got my attention even I did not ended up renting from them. I strongly recommend this place. Good luck.

CPM worked with me for over a month looking for the perfect house! Every step of the way I was treated like family, and if I ever had a question or concern they handle it faster than any other rental company I have had! I would 100% recommend renting through CPM!To add onto this within the last 2 hours my ac went out and it took less than 40 minutes after calling CPM to have a professional at my house fixing up my air conditioner! When I rented from Wright-way services I was without ac for 2 weeks one time. So when I made the call I had no idea what to expect, thank y’all! When I say I couldn’t be happier with my experience I sincerely mean it!!

Absolute horrible company, they charge you $45 per tenant to take you application then choose the best applicant out of the pool of applicants to lease to and keep your money!!!! Absolute disgrace!

I love having Conquest as our Leasing company. Since the first day we were looking for a new home the were the only company who helped us find exactly what we need and helped us through the when process. Both of the women who r named Ashley r the people u need to talk to. They would t give up until they find a place for u. We didnt even get the first home we were looking at but they found us a more affordable house that we love even more. Their concierge service after u move is is great. They help u find d the most affordable places for electricity, water, gas, and internet. Im glad we went through Conquest bc I have a home for my wife and kids Im proud of having.

Conquest was my first rental experience and even though my first time stepping out of the nest wasnt an easy experience at least conquest worked with me to make sure that I didnt have any needs that werent met.I had no trouble dealing with them as far as repairs either.Some things I dont necessarily agree with but I did sign the lease.My agent Ashley Frazier did end up going out of her way when we were ending the lease to make sure that I didnt have to deal with the negative consequences.So read your lease and you cant ask for a better rental experience

Never rent with them! Complete liars and Con artists. Will do anythi ng to trap you. Katelyn (lady behind the counter) wrote down the rent and the address for us to go see the house. We liked the house and put the application fee. The rent we were told was $1,100, $900 security deposit and $300 pet deposit.We got approved and Laura DiGerolamo (another lady from the office) called us saying the rent will be $1,195, deposit will be $1,800 and she added $10 pet rental per month. When we told her that we were given different rent and deposit by Katelyn, instead of apologizing she shamelessly started defending her colleague. Saying we did not tell you $1,100 rent (Which I have in writing from Katelyn).We declined to proceed with the process and aksed for our money back for them being con artists. Laura DiGerolamo very rudely said we will only refund the half of the money because we have signed a piece of paper. We did not sign any paper for false information !If the owners or the directors of this office have a least of work ethics and professionalism then they should fire Laura DiGerolamo for being a liar and cheating people.I will discuss this with my lawyer and will make sure that I launch a complaint at BBB (Better Business Bureau) and Texas Real State Commission as well.

I have mixed feelings about this place. They wont rent to us but thats ok, their loss as we have become excellent tenants over the years with a lot of learning and growing up. However, after reading some of their replies to negative review, they have no problem attacking people in a very unprofessional way. So I will give some insight in my recent experience.It mentions you can improve your credit. If you have the credit they want, you really dont need to worry about that. My credit was shaky due to a job loss years ago. I have worked extremely hard over the last 2 years to get it back together and I have raised it 100 points. I mentioned in my application that there was one account I was concerned about, I am working on paying it off and other than student loans( i am in college) that was the last thing on my report that was negative.AFTER I TOLD THEM ON MY APPLICATION, they still talked to us like they were going through with renting to us. So we paid the fees for the apps, we paid the fees for our pets to apply ( who even requires that except these people) and we had enough money to cover all of our deposits and our first months rent. We left excited.4 DAYS LATER!!!!!! We got denied. Why even put us through that. I could have handed my credit report to them if that was the issue. I have mine since I run it yearly to try to repair my credit. Very disappointed in their system. I feel like it was a waste of their time and mine to not just say hey, with what you told me, we arent renting to you. I would have been a lot more receptive of their decision. I should add we had an income of more than 3 times the rent of the house we chose, it does not help.

Disappointed... Moving my daughter to Tyler and had 2 places that we had scheduled to view today at 0945. There was even a second person that arrived to also see the first unit. After 30 mins of waiting called to see where they were. Was promptly informed they dont show properties on Saturday... Well if thats true dont schedule appointments with people on Saturday and certainly when someone calls to confirm your appointment during the week, this should have been caught.Cant help but give a bad review to a company that not only stood up 2 different people but also did so after confirming they would be there. Might be better at other things, but this first impression would leave anyone less than impressed.

I would totally recommend this company to anyone looking for a rent home! I relocated to Tyler from Louisiana recently and they helped make that transition for me so much easier and stress free. They are such a sweet group of people and all really go above and beyond to make you feel special! I’ve had other landlords that would take days to get back with me or even weeks to fix a problem, but anyone I’ve talked to at conquest has been quick to respond and I never felt like I was an inconvenience. The one time I did have a maintenance issue, a guy was out the very next day and called me a few days afterwards to check and make sure there weren’t any further issues.It’s been a breeze working with CPM! Plus a got an adorable goodie bag when I moved in that was packed full of Knick knacks they thought I might need just moving into a new home! It was something small like that that was really thoughtful of them and made the experience that much better. :)

Shady fly by night operation I dont even want to get started. I beg u stay away from these charlatans... worst rental experience of my life. Neighbors call cops on baby (A newborn crying) and treated me horrible. Thus place should be run by squirrels... they would dfo better job.

Oh this place is really shady!! At first everything was great! Until I started to put in workorders for things that were broken, they completed the workorders as done. And they were not! I filled out all my paper work completely before I moved in checking items either missing or broken. I also had a album in my phone of these items I took pictures of. It was a awful nightmare!! The water leaks were awful, the water bill in that itty bitty house (( 900 sq ft mayb)) was 2x the amount of my much LARGER HOME NOW. But in their eyes if we cant see it, its ok! I ever had one guy tell me just let the water comp. know and they will reduce your bill.. I couldnt help but to bus to out laughing,, like really dude? The list goes on and on, when I had enough and was moving out the drama starting with harassing emails and phone calls. I kept that home in tip top shape everyone knew it!! And their contractors are messy the plumber left my rest room a disaster!!! It took me a hour to clean up after him. Another plumber left my lights on all day after he left, These people DO NOT care about you. They dont believe in doing what is right, If you like them now, You will not when you move out. They totally made BOGUS CHARGES to get out of giving me back my deposit. Just a warning, dont let their fake charm fool you as it did me. Oh and they raised the rent for that itty bitty house!! It was ridiculous to begin with, and now its even higher!! And I can promise you the things they said were there.. are still not fixed for the new renters. BEWARE!! THEY ARE FRAUDS!! It was great for the first 2 months, then true colors started to show!!!!! SCAMUPDATE: Good wording you replied with, my post had nothing to do with dogs/dog. It had to do with you company making bogus claims about damage to the home that was already there before I moved in, and or made up stuff to try AVOID GIVING ME back my deposit!!! And it rained the whole month of February... 150.00!! Again, are you serious! I really hope someone reads this, if it saves just one person from renting from CPM it will be way worth it!! Oh and did you finally put up the screen door that was damaged in a storm that never shut correctly? That you tried to charge me 350.00 for? Or leave it off.... I am still in the area, and I have seen for myself. Just keep that in mind when you try to reply with another lie.

You looking for a place to reject you right before youre in the door? This is it! Apparently before you move into one of their placed you need to have a job, thus this is really hard when need a place to live to get that job. Even more aggravating when you SHOW them the money of deposit plus rent and wont even hold or give you the place of residence.

Awful awful people!! They had me waiting for days for a call back about whether I was approved of a townhouse or not. Horrible customer service and a bunch of liars.

DO NOT RENT! I payed 2 months of rent for a place that I was not living in and they proceeded to charge me $400 for the yard, bushes, AC filter, and screen. These are all things that a rental property should take care of before a tenant moves in. HORRIBLE CUSTOMER SERVICE!

Wow talk about horrible first impressions. My wife and I were all ready to move in to a property held by this company, it seemed like a no brainer. That is, until I called this place and spoke to an agent on the phone.She was short, curt and just had a very rude tone. I felt as though I was bothering her and she acted flustered that she even had to be on the phone with me. It was difficult getting questions answered as she seemed distracted. (Or perhaps it was I who was distracting her from what shed rather be doing).Unfortunately, I didnt get her name, she never mentioned it (I wouldnt either if I treated people like trash when they called about a property). After I got off the phone, I checked the reviews for this company and there is one other review from a less-than-pleased individual. To my surprise, this company actually did respond to the person! But not so surprisingly, they blamed the problem on the customer for having unrealistic expectations. REALLY? Who is running PR for this company?All I could think of was...if this is how they treat people during an initial inquiry, imagine dealing with them as your Landlords for a year or more! No way in hell!In any case that response from CPM on the other google review was the icing on the cake. Not only was I treated like utter garbage on my FIRST AND ONLY PHONE CALL to this place, but apparently at least one other customer was mistreated, and all they can say is some people have unrealistic expectations.Much like the leadership of CPM clearly has unrealistic expectations that their employees perform proper customer service, or that business will keep flowing into an agency that blames customers for their own issues and handles complaints in the most abysmal way possible.I walked away from a very promising residence SOLELY because of the exhibition of terrible customer relations by CPM. I hope everyone else does too, the headache isnt worth it.

They have not taken good care of the house we live in. They have not handled emergency maintenance in a timely manner. When we moved in they had not even cleaned from the last tenant. We have been very disappointed with our experience and plan to move out as soon as possible. Unfortunately their early termination requirements are unreasonable so we have to wait another 5 months.
