We have lived here a few months. The staff is great! Our apartment is next to the air conditioners and sprinkler room so those are a little noisy. We can hear them in the bedroom. Other than that we haven’t really had any issues. Julius went above and beyond, willing to stay a little late to help us when we went to tour. We were on a bit of time crunch and he helped us get a super quick move in date. Staff is always super friendly. The maintenance crew was awesome when the power was out due to the snow storm, helping with the few emergency problems that popped up. Much more professional than the apartments we have lived in.

These people should all be ashamed of themselves. The cascades was a great apartment complex before they were bought out. They do things to your apartment without your knowledge, then lock you out. They will not fix anything. The one lady in the office Alana is truly the worst person I’ve ever tried to deal with. She is completely clueless and incompetent. She will say they will fix something and it’s still the same a month later. I literally have had a hole in my ceiling for a month with wasps nests in it. I can’t even get it covered up. They won’t fix things and still expect you to pay the same rent. I’ve lived here for over 5 years and it’s just gotten worse and worse. I beg you to not live here. It’s not worth it.

DO NOT LEASE HERE. This is NOT a “luxury” residence. The apartments and townhomes are overpriced. I am being charged outrageously for a number of amenities I can’t even use and you can find nicer housing for less money. The majority of the staff I’ve spoken to seem to be friendly people so at least there’s that.

So impressed with Marquis at the Cascades and highly recommend this community to any young professional that wants luxury amenities and stellar customer service. The leadership knows what they are doing and the leasing team consistently rolls out the red carpet. Ilona and Misty in particular, always go above and beyond. The entire staff has navigated the peak of the pandemic admirably. This is a great place to call home.

Read the facebook reviews before you read the google reviews. My gf and I have had nothing but issues from the moment we signed the lease. The front office is horrible. One day they did not answer my calls so I went down there and called them and watched them look at the phone and ignore it. They are probably the rudest people I have ever dealt with. My car got broken into and they did nothing about it. When my gf brought up the fact that there are no lights outside she was told they were working on it and of course there are still no lights its pitch black at night. It’s very unsafe. We were lied to about what our apartment included and they charge outrageous fees for things we can’t even use. We finally signed our notice to vacate and they are trying to charge whoever gets the apartment next $1000 for our tiny 600 sq ft apartment that we are paying $850 for so they are ripping people off. When we went to sign a lease at another complex they said that they have heard nothing but bad things about this place and that many residents have moved there from the cascades. I just want to make sure people know what they are getting into because we went by the google reviews which made it seem like it was a good place when the facebook reviews are more accurate. You have been warned.

Inconvenient package pick up and trash procedures. There is no parking in the back apartments so you either park in the fire lane (and get immediately ticketed) or park in overflow which is quite a long walk. Especially when raining, bringing home groceries, or getting home late at night. (No cameras to monitor and make sure you are safe) We filled out a lease, registration paperwork and they lost my information. Had me come to their office months later to refill it out. Then a few weeks later call AGAIN and say they are missing more paperwork. So twice I had to take time away from my work day to come at their office hours. It was a terrible experience and we left as soon as our lease expired. We made the mistake of signing a 15 month lease. The apartment we had was their smallest model and it is NOT worth $1000 a month. I wouldnt recommend to anyone.

Five star neighborhood. I love my home. Great layout and a beautiful place to call home with many fantastic amenities. Neighbors are friendly and respectful of privacy. The office staff is very friendly and extremely helpful always making you feel at home. Maintenance crew is quit to respond to service requests and maintain the property at all times. I would recommend this place to anyone looking for a great place to live.

We toured and loved the space, then filled out the paperwork less than an hour after leaving (have a confirmation email to prove it). The application said it was completed, and the agent said our application fee was waived. We wait a week and never hear back, so I call and find out that we still have to pay the fee and have lost the apartment because it wasn’t paid.Now we have to wait a month to move or find somewhere else to live. Very inconvenient, incredibly frustrating, because we love the apartment and need more space than where we are.

I traveled over 500 miles just to get a tour in person. When I get there for my scheduled tour there was was a number left to contact about the tours. When I call there is no answer, even though theere are people in the office. I waited a few minutes called again. Then waited ten minutes and decided to knock because I was getting no where with calling. The leasing agent only gave me a tour of the model, I asked to see other types of units. She told me she would call me back, she has never called me back and wanted my time. The model us also nice, but poorly built. There grounds are not that clean either, there was bird poop literally everywhere. I HIGHLY recommend checking out other places. I toured other places and the customer service was amazing compares to the Marquis.

Hello, anyone out there??????? Been calling the leasing office for over two weeks. Nobody is answering or calling back so I’ll ask here. Do you have any idea when our amenities are going to be available for use considering Texas is reopening and none of our fees have been waived while our amenities are unavailable with no reopen date in sight. Very unprofessional to not be in touch with residents that are PAYING every month even though nothing can be used. I do understand the safety precautions we must use but just like all the gyms and other businesses around here you should be making rules so people can still enjoy the amenities we pay for each month. Not a word about it since you closed them. Maybe this will get me a response and answer to a very simple question.

I have never been more disappointed with the Cascades. I have loved living here but the office is terrible and no answers have been resolved regarding re opening the amenities. Staff ignores calls, emails, messages, and they are rude. I have called many apartments in Tyler and their pools are already opened up for the residents. The pools should be open, WE ARE OUTSIDE! The Cascades has not opened ANYTHING even after phase 2 of re opening. I understand everything having to do with COVID but hello..!? Basically everything in Texas is allowed to re open and now it is June 1st.

My husband and I along with our dog moved in a few weeks ago. We appreciated that Marquis was pet friendly and had varied leasing options. I havent dealt with anyone rude at all in the office. Misty has been very helpful especially being she understands moving from another state. The office is friendly and they were so kind to my dog.

I like the amenities offered here. Pool, laundry service, dog play area, weight room with lots of equipment. The staff is helpful and always answers my questions. The business room with computers and charging areas for the tech savey is awesome. You will enjoy!

Living at the Cascades has been wonderful since day one. I always loved that I had so many amenities to take advantage of as well as how friendly the staff is. I have had everything and more while living here. From golfing, tanning, pools, sauna, the dog park and so much more!! If I have ever had one issue it only took an email or call and the issue was fixed right away. ( The only issue I had was my water heater breaking which was fixed the same day it broke) I have a beautiful clean apartment and never seen one bug. I love the fact that my trash is picked up from my doorstep almost every night. From the staff to even the other tenants, everyone has been extremely friendly and helpful always. I have enjoyed my stay here and would recommend the Cascades to anyone and everyone. Go check it out otherwise youll be missing out on such a wonderful living experience.

They have always came on the same day I have put in a work order. The leasing office staff is also amazing and always so helpful with any questions I may approach them with. I have lived here for two years now. It is a very lovely community with so many things to offer. The staff (especially P.J.) is very helpful and has always made sure I love where I live. The amenities offered are very enjoyable and easily accessible, as well as far superior compared to any apartment complex Ive ever lived. Time to update my review: My original review from last year remains true. I was charged outrageous fees for my move out. Be careful when you sign here. They will be nice and lovely before you sign, but once youve signed the lease the front office people are no longer are as friendly. I was charged 40$ for losing my amenity band - a piece of rubber that probably cost 50 cents to purchase, 100$ on trash fees even though I left the place as clean as I possibly could. Good luck getting the manager Jennifer on the phone to discuss anything related to these types of issues. She is impossible to speak with.Original review:The receptionists at the front desk consistently have angry, rushed, annoyed attitudes when I call to request a booking at the country club. You would think from a luxury apartment the staff would be more friendly and polite but this is rarely the case with them. The first person to give me a tour a year ago was awesome and great but he left some time back. The other thing is the ammenities of the country club arent always available to residents depending if too many residents use it that day. The priority is always the actual country club members first.The gym is nice, the servicemen are very friendly and always wave hello to you as you drive by, which I appreciate alot. The main issue are the people in the front desk.

I have been living here for a week now and I know it’s not a long time to give a review, but I would like to share my thoughts so far for people that plan on moving here.I can’t speak for each unit but I believe my rent is considerably affordable compared to other places we looked at for $847 a month and that includes an amenity fee, trash and pest control fee. It is a very nice unit and I think it is cozy. HOWEVER there is a $30 service fee every time you pay rent which makes no sense but whatever. We had every intention on buying a washer and dryer before we moved in but we were told that it came with one. On our move in day, we found out there was no washer and dryer and after several attempts to get a hold of the office all they could tell us was “oh you can rent some.” We are located on the 2nd floor and the people above us sound like elephants when they walk, so I would probably get a unit on the 3rd floor. Parking is also a pain after 10pm for all you people who work evenings. They do have valet trash that runs Sun-Thurs which is pretty nice and the mailroom is located inside as well. I have not had a chance to check out the amenities yet because they are still closed and idk why, even hotel pools are open. The place seems to be nice and well kept it is kind of like living in a hotel tbh. The location is okay. We signed a 12 month lease and this is our 1st apartment and even after a week we are already thinking about not renewing after the lease is up. We didn’t really get a chance to tour and see everything because of COVID and honestly, the leasing office is using that as an excuse not to help people, but we really liked the price. I hope this helped a bit!Update: I am currently having to beat a broomstick on the ceiling because the people above us are stomping.

I have lived at the Cascades for over a year now. The experiences I have had here surpass anywhere else I have lived. The front office staff has always been gracious with my time and willing to meet with me, especially PJ. The Maintenance staff, in particular, exceeds all expectations and are there to help with any request in the blink of an eye. 10/10 I would highly recommend living at the Cascades if you are looking for your new home.

We moved here because of the attached garage and size of units for a short stint of 10 months until our house was built. Ours was a 3-bedroom. Soon after moving in we noticed our AC was not working properly. Also turns out that the heat was also not working properly. After numerous requests, their in-house techs spending hours at a time, both inside our unit and outside, 2 1/2 months passed, we were told by management to just open a window. After all, they had installed window units and we should have been happy, right? Then it was cold and the only heat we had was in the main living area as the only heat was coming from the closet which stored the unit. Once again, we made requests to fix the heat Finally, in our opinion, once they had another renter on the hook for our unit when we were about to depart, they called an outside AC company, Evans Air, and they found the problem within 15 minutes. Something to do with the blower in the attic was closed, and we finally had working central AC and heat. Working with them to try and get this resolved was so time consuming, not to mention completely unacceptable. The excuse management gave me was that they were trying to let their inhouse techs solve the problem. Any management that knew what was going on, should have brought in outside help before allowing their tenant to go months with this type of problem. They tell you to put your trash outside your front door, which we found out if you do that the trash collectors will not pick up your trash, yet management sends out an email every week nearly telling you to do so, and quite frankly reiterating that thats where youre to put it. They give you the smallest receptacles that youre to use thus no one uses them, instead just putting trash out by the road, where it does get picked up, but also gives the cats, which while we were there, were rampant, an opportunity to make a huge mess, which we had to pick up. Also, one other thing about the AC. The in-house AC people took those window units out one time when they thought they had the ac fixed and water poured out of the units onto the carpeted stairs. We made a request to have them come clean the carpets, as I went through great measures to keep the smell at bay, and once again it was about a month before they got anyone out there to do that. Then because the AC wasnt fixed, again, they brought in the window units again, lovely....Good luck if you decided to try living at this obviously poorly run establishment.

I have lived here for only about 4 months and I already absolutely love it! The amenities that are included is what made me choose to live here. They recently changed management and since I have moved in, there has been many updates around the property. I like to know that they are using our rent to make better changes for the residents. The only thing I dislike is that if you do not have a garage, parking is very inadequate. There is no designated parking for each apartment so sometimes you may be able to park right in front of your apartment or you may have to park a ways down.

My wife and I have lived here for over a year. We like living here. The rent is very reasonable for the size of the apartment and the nice amenities. The staff has always been friendly and helpful. Anytime we need maintenance done, we put in the request and our concerns are dealt with in a timely fashion. The building is quiet. The only complaint that I have is that there seems to be a problem with people who do not live in the apartment complex or neighborhood using the workout center and pool. They are usually high school age people who will come in groups, drive up to the apartments, and go around the building through the clearing and to the pool area or into the workout facility. I have seen the courtesy officer check for wristbands once, and they all left. We like the workout facility in phase two better than phase one, but its under construction right now. The workout center in phase one has more equipment, but it is all cluttered together in there and there is not much to move around. Overall, we are very satisfied tenants. We would like for sand to be put in the shuffleboard in the lounge/game room. We would recomend this apartment to anyone that we know.

DO NOT MOVE HERE It is like a prison the people in the office are rude especially Jennifer they are very confrontational they want to argue with you and they want to give you fines and they want to do all that paperwork not to mention there’s a stray cat problem and there’s feral cats fighting outside my window every night when I’m trying to sleep You only have two hours to take out the trash between seven and nine Sunday through Thursday unless you want to stockpile your trash in your garage it is disgusting and all they want to do is fine you.There is no guest parking they expect you to park in front of the office where there’s only about four spots it is ridiculous in this place is a joke it is not luxury living whatsoever And the amenities would be really cool if you could actually bring friends and family you’re only allowed to bring one or two people it’s something stupid so we don’t use it this place has wasted all of her money and time and I just want to say one more time that Jennifer at the assistant manager in the office is CHILDISH and power hungry. They are so petty and can shove all their policies in the trash.This has completely ruined our renting experience we have now bought a house. I would not recommend this place to my worst enemy

I have nothing bad to say about the amenities and over all the apartments are nice. They are somewhat over priced considering size but a very safe place to live with great neighbors. BUT the reason I have a problem is the leasing associate I signed my lease with. She was completely CLUELESS like it was her first day. It gave us both a super uneasy feeling about signing. Purchasing an apartment is a large financial commitment and it would help if the person you are working with was respectful and clear. I was with 3 other people when I signed my lease and all 4 of us were confused and lost by everything she said. I am someone who needs to know everything I am getting myself into before I sign, especially if I am paying 1,000 a month and asking her anything was like pulling teeth. She was not helpful at all did not explain the amenities to us what so ever AND when she took us on the golf cart to show us the property she pulled out in front of a car and completely panicked and stopped in the middle of the road (car was going way over the speed limit) and almost got us all hit. We barely got an apology. She was clueless when showing us units and had no clue what the prices were for the ones she was showing. When I was deciding to sign she told us our unit would have a washer and dryer in unit. Once we started the paperwork I saw in the lease that it DID NOT have a washer and dryer, so I asked her again and she then told me it didnt. (WHAT) Thankfully the neighborhood spoke for itself because if we had based it on our experience with her we wouldnt have leased here. Every time I go in the leasing office and see future or current residents with her they are always frustrated. I am completely mind blown that someone this clueless is still working here.

This place does not deserve 1 star. First, there has been nothing but problems here. The place is infested with flees. My dogs have been treated for flees multiple times since I have been here and they have not been anywhere else. Nothing seems to change even when I bring up the subject. Appliances do not work. I only have 1 stove top that works. We agreed upon a price when we moved in and we asked if there was any way we could move in early. I clearly stated that if it changes the price I do not want to move in early. They called me back saying something happened with the system, our rent went up and we still could not move in early. So now we are being up charged from our original price that was agreed on. We had to move in within the week because we were starting new jobs and had to have somewhere to live so there was not much we could do about the rent price. And still have not seen any change with flees or any problems we have had.

Absolutely the worst place to live in Tyler. The management are nothing short of sketchy and they continually lie. I must say that living there was one of the worst experiences of my life. I highly recommend finding somewhere else to rent from. PARKING IS AWFUL!!! Get ready to walk a half mile just to get into the building... also there is a lot of obvious drug activity. Definitely not a place for children.

I moved to the cascades with my boyfriend last summer and just moved out this past month. From the start we had issues with the office/management, but towards the end of our lease is when the real problems began. For starters, I went to the office to give them my 60 day notice and the guy in the office let me sign the papers stating when my move out date was, the reason I was moving, etc. He then double checked the paperwork and even took it back to his manager or whatever she is, Jennifer. He told me everything was good to go, so I left only to get a call 5 minutes later saying I needed to come back because we were like 9 days short of our 60 day notice. Why would you let me leave and say I’m good to go and then backtrack on all of that?? I signed the paper so it should’ve been too late for them to do anything about it. The guy did say he was new, which is completely understandable on his part. But as for his managers or boss, clearly he had poor training.It all snowballed down from there. We had a walkthrough scheduled with Jennifer as part of the move out process, so the day of my boyfriend left work to be there, which is an hour drive, only to wait there for 2 hours and Jennifer never showed up. He called the office and they told him she would be there shortly. I told him to leave and deadbolt the door because it’s no longer our problem. So I went up to the office to find out what happened and the excuse I was given was that she had a lot to do that day. Ok so if she was just so busy, give us a phone call or email and say you can’t make it?? I asked him if Jennifer was in the office so I could speak to her in person and of course she wasn’t available, which is typical. And i must note, anytime i wanted to speak to her, they would say she’s not in the office but she was literally sitting in her office. So I let him know it was completely disrespectful for her not to apologize in person or give us a call. After these issues, I then asked for a copy of everything I’ve signed there so there would be no more mistakes or misunderstandings, which I then had to argue with Jennifer to get, she did finally send me all my paperwork. But the property manager, Diana, reached out to me and told me I needed to speak to only her moving forward and she would help me resolve the issue. I never called her back because I want to deal with the person responsible for my problems who needs to take responsibility for lacking basic customer service and just obviously can’t do her job. I don’t need to speak to anyone else. But with that being said, we are officially moved out and done with this place so I’m done fighting it. So to sum it all up, the whole office staff lacks customer service, Jennifer can’t do her job and I was ready to contact a lawyer over issues that you should never have to deal with living at a place where you have to pay an arm and a leg.Only pro: Scott is the best person I’ve dealt with there and is the only one who seems to have sense there. I certainly hope he gets the recognition he deserves. I feel bad that he has to work with pos people everyday. Thank you Scott!

I’ve lived here for about a year now and love it so far. The amenities are what brought me here and enjoy being able to have my options in gyms as well as pools. However, the phase 2 gym just was renovated and looks great but I live in phase one and prefer the bigger phase one gym. With that being said, there are a lot of things wrong with phase ones gym equipment. There are numerous inoperable machines and some are barley operable. One treadmill hasn’t worked since I’ve lived here and there’s one machine that recently broke. I would love to see at least some sort of renovation done for phase ones gym or at least fix the broken equipment please.

Well, moved out after three years and I can say I really hope that I never see this place ever again. Ive been lied to multiple times. If you walk in and get Ilona, run for the hills. She should be paid by the competition because customer service is not remotely close to something she cares at all about. The others pretend to be helpful but dont follow through. I own a corporate housing company in Tyler and have been doing business in Tyler since 1996. When the apartments were built I was so excited to open up units there and had about 5 including my own apartment on the golf course in 2007. After the crash of 2008-09 I had to downsize my business and move from there but still loved the Cascades. I referred many people there and since my son went to school at All Saints he had many friends who lived in the homes and in the apartments as well. The first thing I noticed about the community was no good cell service there. I had to get a land line to be able to talk on the phone without getting dropped. Everyone had to go out on the patio and balcony to get service!I just moved out of a unit I have had since 2014 in Phase 2 that was set up as a corporate apartment and my AT&T service never ever worked in that apartment.Over the 4 years there I went through a couple of management changes. Whenever I would go into the office I noticed the employees were very stressed out and down right unhappy and my favorites finally quit.I finally just stopped going in there. I also was told when I signed my last lease that that my files showed too many occupants and that apparently was a big problem. I was also told that the management had their own corporate housing division and they would not ever refer me clients and I was made to feel very unwelcomed however my couple in the apartment loved the unit and committed to a year lease. Unfortunately that was cut short due to a cancer diagnosis leaving me hanging only two months into the lease renewal. For this I was literally yelled at over the phone to a point I was afraid to lease it to anyone else so I sat on it for 2 whole months empty!I was also told if I pay the reletting fee and give the 60 days notice that I would still be charged the rest of the lease so I began with careful consideration to find a client who could live out the rest of the lease.Being in corporate housing it was a challenge to find anyone staying longer than 90 days but ended up making it work out.It is bittersweet moving as I have had an attachment to the area many years.Actually the corporate housing division actually called me directly wishing to do direct business with me offering me short term opportunities and furniture ideas. I was so excited and felt like there was hope to remain there but needless to say I never heard back!Then there was the issue with the tub which turned to a very dark rust and was so slippery and wouldnt drain. Something could have been done while the unit sat empty for two months but it ended up being something I had to address with rugs and stickers. I did have a client in Feb of 2018 fall and ended up going to emergency which left me with a possible liability issue but the lady in no way blamed me or the property. She soon moved but it wasnt the concussion it was the cancer.I had to explain on countless occasions to the apartment personnel that is wasnt her fall it was her illness. That experience was a low point in my career.I now am done and gone and even offered to possibly return but no reply so here I am writing my farewell review to the beautiful Marquis.The ratings speak for themselves. Its sad as I feel for the employees and yes there is a turnover bigtime!I refer people for now as they are drawn to the amenities but until I feel welcomed back I will not be back plain and simple.I will say here in the end my customers who lived there were happy. There is so much to offer and the spa is an amazing plus as well as the golf but I am very relieved to be done.

Living here has been pretty good. My biggest complaint is the neighbors constantly slamming their doors, plus we ALWAYS seem to end up with neighbors who have late night parties that are extremely loud!I know in apartment communities these things happen but the last 3 sets of people who have moved in have had loud parties well into the early morning hours.As others have stated, parking can be and is an issue - it lacks due to fire lanes, but not much is done to those who constantly stay parked in the fire lanes. There was a vehicle parked in the exact same spot for an entire week, day and night, before what I assume was a ticket appeared on its windshield and it still sat there for 2 days afterwards. It is unfair for those who get ticketed when they are parked there for even a short time - dropping something off and being there for literally 10 -15 minutes.Maybe having the courtesy officer or even Tyler PD/SCSO be on board to do more consistent patrolling of the complex would cut back on the loud parties and those parking in the fire lane all the time.Dog poop is of course a hassle as people do not pick up after their animals.Everything else is great as far as living there. If youre looking to lease - talk to PJ - he knows what hes talking about, gets things taken care of, is very fair and personable!

I have lived here for over five years and have dealt with three leasing companies now. The Marquis is the newest one and seems to be trying to really improve the place. They have a lot to fix from the last company that basically did nothing for the two years they had the property. That being said, I have the following issues:Parking buildings 32 and up does not exist. If you cant fit all your cars in front of your garage, you better get use to walking multiple buildings away to park. Parking for apartment without garages buildings 32 and up is a JOKE. The lease guarantees at least one parking spot.... that is a LIE. Many nights there is NO parking and I walk 8-10 buildings, in the dark back to my apartment IN THE DARK. I have complained so much to this company and they just shrug their shoulders. Standard answers are: we cant assign parking spaces to just one building we would have to assign them to all buildings (so you cant why???? other apartment complexes do), and the next answer is sorry about the issue. Its not our fault they didnt design the property correctly..... Yet they still want all my rent $$ when I cant even park near my building.Buildings 32 and up have so many people parking illegally in the fire lane, many nights you cant fit in between the cars. This is due to people being lazy and parking directly in front of their front door (instead of the garage), having friends over that want to park close by and no parking for residence. Forget management having cars towed or doing anything about it.... they send out so many emails about please park in front of your garage that everyone ignores them because they know nothing will happen to them.Phase two gym looks amazing after the remodel Marquis did.... however they cant even replace a nasty, old ripped up exercise mat in the phase one gym. Multiple machines are broken, benches torn up, a treadmill that hasnt worked in months, dumbbells falling apart, water fountain doesnt work half the time, no wipes to wipe off equipment, torn exercise mats, exterior door that is suppose to be controlled by access pass doesnt work so people from the houses behind the apartments come over and use the gym... and temperature is usually not managed well (way too hot or cold).As other people have posted, I do not understand how one of the leasing agents still has her job. She misinforms people and you can always see how irritated people are working with her. She is really nice, but not suited to the job in any way.Remainder of the leasing staff is AMAZING. They truly bend over backwards to help current and future residence out.Dog poo... I know it is indirectly the leasing companys issue but there are way too many people that allow their dogs to roam around without their leashes on INCLUDING German Shepherds. Then people do not pick up the dog poo after their animal does its business.Pipes burst in apartments during the winter and ruin apartments. This was an issue this past winter! Apparently the fire sprinkler lines do not have some chemical in them to keep the water from freezing... so they burst when it gets too cold.Apartment exteriors were painted recently, which helped the place look better, but otherwise besides this company updating only the phase two gym, they have not done near enough to improve the property. It is in a great location, nice and quiet with a very safe neighborhood around it. Lovely amenities as well.. Marquis just needs to get on the ball.

Just moved in and absolutely love my apartment so far, the admenities and large living areas are what made us want to live here. But our apartment is right beside the dumpster... I know I should have thought that one through a little more and thats on me but Its AWFUL. It smells rancid and the flies are hell. Im so embarrassed I dont even want to invite family and friends over to see our new home. I dont understand why such a large facility would put a dumpster literally at an apartments front door.. seems like maybe there was a better option when your charging people that amount for rent. Not to mention my apartment was not cleaned at all and was full of dead bugs!!

What I do not like about this place is there is no parking. I pay rent here and I should ALWAYS have a parking space. My car has been hit here because of inadequate parking. This could be my last year here.

Extremely over priced for very horrible/unprofessional management and maintenance crews. The only nice employees here are the janitors. We moved into a dirty apartment, nothing was done, and damages from the previous tenants where never fixed. Too bad we had already signed the lease. I am so excited to be moving out of this place!!!

I wanted to wait a few months before posting my review of the place. First of all, I have to admit that it is a nice place to live with all the extra features. Im just not sure if it worth the price ($1392 for a 2 bed 2 Bath and a garage not including Utilities). Just make sure you check for cell service FYI AT@T sucks (with out booster $299) out there. Another thing is that they Require 2 forms of Government ID whether it is Social Security card, Drivers License, and or Birth Certificate. Maintenance Ill give 5 stars every-time. They always comes instantly when you call unless its busy.Now here comes my issues :1) There is one leasing agent that I flat out have to say....they are useless. They are sweet and nice, but that basically all they were good for. I ended up going to management to get my issues resolved. (So glad I got to deal with Jennifer Escojido! Excellent Customer Service...Wished I went to her from the start).2) WARNING! There is a expensive fee if you did not clean, leave any damages, or forget to return keys (That was my EX Roommate which he had to cover).3) Just an FYI there are some Rich Snobby people at the golf course/Driving Range that will talk about you to their friends. Didnt even whisper4) Its in the middle of no where.Over all I think this would be a good retirement home or if you have loads of money you can toss out of a window. If you spend most of your time on Broadway....take it from some one who live at the Cascades for a year.....find a place closer youll get tired of driving back and forth. If I retire or become filthy rich Ill be moving back to the cascades, but for now I am content with where I am now.

DO NOT LIVE HERE. The past and present management was unprofessional and unresponsive. Maintenance requests took MONTHS to complete after constant follow up calls. The cheap garage door broke 7+ times in less than 1 year and was never fixed promptly. Communication from the leasing office was non-existent. Several cars including my own had food thrown on them constantly, without any effort from the management to determine who was doing it. They charged us ridiculous fees upon move-out, even after we asked what needed to be done to ensure a successful move-out. Living here was an absolute NIGHTMARE! We recommend living ANYWHERE ELSE in Tyler before living here.

I stayed here for a 1 year lease (July 2017-July 2018). To start out, when I originally was looking at these apartments there was no demo room offered to even show you what the apartments look like. From pictures on the website, and just the fact the Cascades Golf Course is on site, I figured what I was going to get was good for what the amount I was going to pay. I was very limited in time to find a place so I just assumed everything would be alright. So I signed a lease.Upon moving in, I wasnt even able to see my place until the day i literally moved in because apparently the place wasnt ready. This made it difficult to decide what furniture to bring because I had no idea of the dimensions of the room or the layout. I moved in and just walking around my apartment, there is a window cracked and the screen film was slit through. There is 2 different shades of paint on the ceiling which was odd to me. It didnt look good at all. Tiles on the floor were also very cracked and scuffed up. Carpet was brown in one room and white in the other. Looked awful. Parking space availability was the worst I have ever seen at an apartment complex. To put in perspective, There was 8 different apartments in my building. Average 2 people in each some more. They offered only 5 spots to park at. So how are yall going to have potentially 12-15 people who need a spot and only paint 5 parking spaces on the street? It doesnt even give you an option have a guest over without them having to park 1/4 mile away from your place. The fire lanes were literally covered with vehicles. Me parking in the fire lane caused my vehicle to be hit by someone. Over $1000 in damages. So we complained, they did nothing.For some reason multiple times, my rent payment was not accepted which caused me to have to pay an extra Fee on top of rent. Im very financially stable and have no issues with paying for what I owe. And 3 different times I was charged a fee because something on their end didnt match up. My bank didnt even have a note of a charge that needed to be taking out of my account so it was clearly on Cascades side. That really pissed me off and they only credited my account back $20 for my inconvenience.Now at the end your lease, they have someone come and inspect the place to give you an estimated amount of damage you have to pay for and how much cleaning you need to do etc. My place was basically spotless except I had a little 1 inch whole in the wall plaster. I told her of course about it and offered to take care of it because I knew they would charge a ridiculous amount If i left it. The blonde woman who came and inspected, she told me not to worry about it because its such a small fix, and quote-on-quote this is what she said: Do not go through the trouble, we have very good and experienced painters, it will only be like $5 So logically i said okay and was relieved I didnt have to pay for someone to do it. So I move out on the 24th (which is the day my lease ends) a couple weeks later I receive a final move-out fee with a breakdown of the expenses. Now get this, They are charging me $184.00 for the wall they told me not to take care of and ALSO THE CEILING THAT WAS HORRIBLY PAINTED WHEN I FIRST MOVED IN! I was also charged for days that I apparently stayed after my lease ended which made no sense. I spoke to and gave them my keys and told them I am out of the apartment (which was on the 24th) They charged me an extra 2 days of living on the property and electricity for days I wasnt even there. So non-professional its embarrassing.So bottom line, horrible experience! I would NOT recommend living here! If I could give less stars I would. Maybe this review will help anyone deciding to live here.

I have lived here for less than a month and its been a NIGHTMARE! It was a long distance move, from Austin to Tyler, and moving day they lost all of our information and wouldnt give us a key until we redid it all...we were exhausted and miserable and the lady helping us was less than sympathetic and somewhat hostile. Our disposal didnt work and it took a week to fix. It is currently broken, again, and leaking water but we have no way to contact the offce because their after hours touch tone message is not working properly and keeps hanging up on us. Our garage, which we were told was close, is practically on the other side of the complex and the garage door opener doesnt work even afer them working on it. The lady in the front office is downright rude and extremely unhelpful. I cant wait to move! Its going to be a looooong year! FIND SOMEPLACE ELSE TO LIVE!

This place does not even deserve one star. I have lived her for about 5 months and I signed a 13 month lease, with that being said I plan to cut out of my lease early and find somewhere else to live. The amount of frustration I have with this place is ridiculous.1. Before signing a lease, I was unable to see a demo of my apartment. They said there wasnt one available. (Big mistake). It wasnt until a week before moving in that I was able to view a demo. Magically one appeared that they had set up.2. The apartment was still dirty from the people before us, and there was a list of things that did not work. The stove to this point still does not work, the shower was messed up, there were still scratches on the wall. The base board were disgusting and werent even repaired correctly.3. We have had a HUGE issue with bugs. Dont let your dogs live here because the grounds never get sprayed. We are always finding little creatures in our house. We received an email on October 15th saying they were going to come spray our apartment, never happened.4. Before I moved in, I asked if I would be able to move in a few days early, but the manager said he would have to check to see if it would make my rent go up before doing so. He checked, and accidentally changed it and my rent went up. I specifically told him to not change it unless my rent stayed the same. Not only did I move in at the original set date but I also had to pay a higher price because of his mistake. So now I paying extra for an apartment.5. Valet Trash Service is the biggest joke. They give you the smallest trash can, and get mad if it is overfull. They have sent me messages saying top put it at my door instead of putting it in front of my garage where you can see it, but the nights I put it in front of my door it doesnt get picked up. It is the biggest joke. I really dont understand why we pay for this service. It should be optional. (*note to the response below* I have called multiple times asking where they would like for me to place it because I put it in the designated spot and they never pick it up. I place it in front of garage and they finally pick it up but then complain because I put it there. So this whole process starts over again)If you have options to live anywhere else, I would most definitely do so. I cant stand to live here for another 8 months. It is extremely over priced, and nasty. I have zero problem breaking my lease as long as I get out of this place.
