Cleanest, best management in ETX. The leasing team is hands down the nicest people to sign with. The apartment manager, Hannah Alexander, works so well to be in the process of everything and is a quick reply when needed. This place is god sent, we will never move. We love it here. They are always a quick phone call away and make sure things are running at the best shape it can. Thank you!!!!!
I will give this place 4 stars, basing it off of first impression only. I live in Arlington and had scheduled a tour with Finley at 12:00 on a certain day. I got there about 30 mins before just to make sure of the location. Well I was informed to come back at 3:00 that afternoon. So I waited around in Tyler, went back at 3:00 and it was as if it was all new to them. They then told me “oh we aren’t showing tours today.” I had been looking at other apartments in the Tyler area but was set on Finley being the one, just wanted a tour to make sure. Now I’m thinking It may be best to look somewhere else if that one experience sets the overall of how they manage and operate.
Patio door replacement was executed perfectly and exceeded my expectations. I almost got on to the review section of Google and wrote a rebuttal review for the one against maintenance I read, and thankfully ignored when choosing this place.Because maintenance seems to be ON IT DOGGONIT.. :) THANKS AGAIN.The maintenance team here at Finley get back to me immediately after I submit anything. Then they show up. Even better. Once they come they identify the problem and fill me in when they can as needed, I even received a call during the day ahead of time on expected work order execution date and time and they were even within 24 hours of that notice. I was stunned:)
These apartments never answer the phone and finally when my call was answered by an answering service they scheduled me a showing appointment to look at these apartments. When I pulled up at my scheduled appointment time the door was locked with a sign saying they would return at 9:45. I waited 15 mins bc my showing time was at 9:30 and no one ever unlocked the door or answered the phone.

I have lived here for two years! Getting a hold of someone is next to impossible! I’m tired of it! The pipe under my kitchen sink broke! Lucky for me my boyfriend knew how to fix it! I have a hole in my wall under the bathroom sink since I moved in here! I don’t know why there is a hole either! Everything in the bathroom has fallen off! My toilet tank looked like it was broken then glued back together! My vents are moldy! This is ridiculous! I apparently have a update model from two years ago! My windows aren’t sealed properly! Neither is my bathtub faucet and shower head! My front door has a gap between the door an the panel! My back door has to be locked so heat doesn’t escape! Nobody ever answers my emails or phone calls! This is the worst management team!

Do not move here! The apartment itself is nice, but the maintnance is a joke! Almost impossible to reach someone in the office and when you do, it takes a long time to get any repairs done. Been without water for over a week at one time and dealing with having No hot water. Worst management!
Where do I even begin. My girlfriend and I have been staying here for the last 6 months and let me tell you; I am not from here but the quality of these apartments are terrible. You could find much better quality anywhere (and I mean anywhere) else. The management is absent and they don’t respond to emails or calls. They only value new tenants because that means more money. You won’t hear from them unless it’s to fine you for leaving your trash out. Or for you to find some random charge or increase of rent. The “valet” trash service hasn’t gotten our trash not once since we’ve been here. Yet they want to charge you for it. There are terrible bugs and huge roaches. If you have a dog, your dog will get fleas because they don’t spray. The balcony’s railing isn’t secure, the wood is rotten, and wasps infest your outdoor closet. Ladybugs or “Asian beetles” constantly get into the apartment because there’s wholes in the walls. The ceilings are warped from water damage, walls crumble off, pipes leak like crazy (still can’t get ahold of the office and it’s been at least 2 months) roaches crawl up your sink, the front door isn’t even aligned to the frame. Paint is so thick on the doors that they stick. Front door barely is secure even with both locks locked. Parking lot is dark as the pits of hell. The walls are curvier than a pinup model. You have to run the AC all day for it to barely do it’s job. The water damage makes it impossible to stay clean, so good luck if you have allergies. Hot water doesn’t work half of the time, toilet paper holder fell off the wall, and the carpet in the living room is coming up and the nails poke through the carpet. Floors warped and weak all over the apartment, but especially in the bedroom. These apartments are worth maybe $300 a month, so to charge upwards of $800-1000 is ridiculous and a joke. If you’re considering moving here, please for your sake; don’t.
HORRIBLE PROPERTY AND MANAGEMENT!!! Lived here for 13 months and never had a working garbage disposal, dishwasher or AC. Property manager is no help at all and just keeps telling you to put in maintenance reports and no one fixes the issue. I was in a “fully upgraded” apartment yet the towel rack, toilet paper holder and all outlets came off the wall within the first week of living there. The floor was not properly constructed so there were holes underneath carpet and hard nails. I had a leak in my bathroom for the first couple of weeks living there. They charge for pet deposit but then still charge you for so called “pet damages” after move out. I had continuous issues with my AC while living there and stayed in a one bedroom apartment and my electric bill was $100 plus because of the broken AC. They would send the only maintenance man they had for a long time to fix it and would be over 80 degrees in the apartment the NEXT day during the summer. They never offered an AC unit while it was broken they just said it will have to wait until he can get to it. The balcony was rotted and the bar was lose and we lived on the second floor and they never thought to redo the patios. Overall a really bad and cheap “upgrade” job and you do not get what you pay for. Would not recommend this property to anybody!!!
Please save yourself and look the other way!!! Management is horrible. They never answer the phones so good luck getting in contact with someone. I had a broken dishwasher for 2 months before anyone came to look at it, had a leak in my ceiling for about the same amount of time before anyone came to check it out. Toilet is broken, two different colored paints on the cabinets, punch holes in the wall, bathroom door doesn’t lock, windows don’t stay open and almost decapitated one of my cats, constantly having issues with the water, I could go on for days. It’s always something new with this place and it never gets fixed. Most frustrating time of my life. They don’t deserve your money or business.
They will not answer our questions about larger units or terms for breaking the lease. My fiancé and I will be getting married soon and need a larger place for my children to stay with us.We have called and emailed the office for weeks and nobody will respond.Currently in a single bedroom apartment in this complex and it’s a nightmare trying to stay here with 3 little boys and us.The office is seemingly permanently closed and staff is virtually non-existent.We don’t know how to reach a human being on the phone to resolve this.
I met Samantha at my last job and she helped me find a new position with BH, and has helped me in every way she could since I was hired. She knows her job, works hard, yet remains very sweet and assistive on & off the clock. Thank you for all of your help, Sam! You rock!!!

Such a great team. I love the apartments and the upgrades. Well worth the price. Never any surprise charges or dishonesty. The office staff does what they can to help the residents always!!
Applied for these apartments, staff never called or emailed me back and then the application canceled. Horrible service and obviously a terrible pick.
Hannah is very helpful and goes out of her way to help potential tenants as well as established tenants. She knows her stuff!! No stammering or having to get back to you on a question or something to be fixed inside the apartment. Thanks Hannah for all your hard work!!

Where to begin I live in apartment building 10 parking is terriblethe only way you can park at your apartment is if you pay for a reserved spot. Some days I have to park all the way past the office. The floors in my apartment are sagging in the middle I live on the second. The wood on the balcony is rotted, every time I go to wash clothes Im scared Im gonna fall through the balcony. Every door in my apartment sticksthere is so much paint on the hinges and doors. Management never answers the phone. The AC unit never shuts off during the day which in turn makes the electric outrageous. My apartment is an updated unit but it didnt even come with a microwave or an ice maker! Very dissatisfied with this apartment! Would not recommend to anyone!
My husband and I lived there for a year and moved out in October. We had a very hard time communicating with management. They hardly ever answer the phones or emails. The new management is no better. They do not value their residents. We do not recommend living there.
This place allows towing company to tow your vehicle I expectedly; there has been at least 5 vehicles been towed within two days and my car got broke in the same week. The parking lot is too dark around here which makes it easy target for burglars and thieves to break into your vehicle. Management takes forever to response to your request. Not recommended at all!

They’re shady around here. Not allowed to sneeze wrong without getting fined. Apartments are all poorly kept water damage or mold or sinking ceilings. Even the little things they told me I had solid wood floors and that made my rent go up 50$ or something then I find out it’s just linoleum. I don’t recommend this place for anyone.
Yeah just.... absolutely hate this place. Where do I even begin?We have called maintenance before about a leak from our kitchen pipe and our sink and dish washer was flooded. They just keep telling us that theyll be here in the morning and not even come out and help.He was so sarcastic to us and treated us as if we were stupid. Absolute horrible service in both maintenance and the office.We have had problem after problem with this place and little transparency with us. My daughter lived here for 14 months. Her experience was not great. She had several work orders that would get some attention but never actually get corrected. At some point, she got tired of complaining about the same issue over and over. Her electric bill for a 1 bedroom apartment was over $120 per month and the air was kept at 76 degrees due to the cost. The parking lot always has broken glass in it either from cars being broken into or beer bottles being broken and not cleaned up. The patios are a safety hazard and should be looked at. The wood is rotting and very un-sturdy if you live on the 2nd floor which she did. When we moved out we were charged for a new carpet. She did have a pet, but the carpet was very cheap and no matter if you have a pet or not, the carpet would be ruined due to the color and the grade of carpet chosen. Hannah is the only one in the office that knows anything. The manager is very defensive and not willing to help make the property better. I tried to give suggestions on areas that could be fixed, but she was not open to hearing issues and felt like we were just mad because we were charged for carpet. She is correct I am upset that we were charged for carpet due to the number of other issues we had while living there. There are a lot of properties in Tyler that may be older, but seem to be managed better. I would suggest looking elsewhere especially if you have a pet. They charge a $400 non-refundable pet deposit that does not go toward anything the pet may do in the apartment. The grass is filled with flees, the balconies are a life safety issue, your work orders may get attention but never actually fixed. The laundry rooms have machines that do not work and at times you cant even refill your card due to the amenities being closed. The pool gets shut down often. If you ever want to see copies of your charges they get very defensive and make it seem like you are wrong. We will not be recommending this property to anyone. Many people will say I am only complaining because I got charged. I am complaining because no one should have to pay good money to not be taken care of. Based on my charges it seems like they only care about making a dollar after you move out. There is no reason for a property to manged this way. Please read all reviews. There is a pattern and you will also notice they never respond to any of the reviews which tells me they dont care. The only review responded to is the one that says they are great. I hope that they make some changes quickly.
FRONT OFFICE NEVER ANSWERS THE PHONE WHEN I CALL, IT GETS ANNOYING. THEY DO NOT COMMUNICATE WELL EITHER. I HAVE GOT A FINE FOR A TRASH CAN THAT WAS NOT MINE, THEY ASSUMED IT WAS MY TRASH CAN BEFORE ASKING WHY WAS IT SITTING OUT FOR WEEKS. WHY WOULD I LEAVE MY TRASH CAN OUTSIDE THAT LONG ? THERE WAS NO WARNING EVEN IF IT WAS MY TRASH CAN.
Rent is a bit steep but they have the biggest apartments Ive ever seen. Ive had a lot of issues with plumbing, but maintenance is always quick to come help. My only issue is that sometimes the 24/hour weight room is locked. I dont work out, but I go into there to put money on my laundry card. It is always a guess as to if itll be open
This is a great apartment complex! I have lived with BH properties for the last several years and have always been happy. Never had any maintenance issues, always had great help from office staff. Lyndsey is a great, fun manager!!!!!

The apartments look nice from outside but inside are old. The management do not put any money on them. Ive been living here for three years and this is going to be my last one. As soon as my contract expires Im gone.Terrible management. I dont know how many different people I have seen in the office in these past months. Each one tells you something different.Maintenance has come at least 5 time to fix the same problem and the problem keeps popping. As I said, they dont care about the interior of the apartments. Yes, we have new road and all the building repaint but just that. Nothing inside.At the beginning it was good because they were cheap but right now...
I was in the market for a new environment, and the finley was my first choice of many options, the selling point was the management team .lyndsey&hannah are amazing and very warm,and understanding of all situations. Not to mention the bedroom sizes are perfect for roommates . I also fell In love with the balcony and the fact that it has two was even better :)
Decent apartments. Look great on the outside, but show their age once you get inside. They get four stars for good location and good neighbors.
ALL of the 5 star reviews on here are most likely fake because there is nothing 5 star about this complex. The apartment they show you vs the apartment you get is completely different. They will show you a nice model and you will get a crappy apartment that isn’t even worth the monthly rate. Unfortunately I lived here for a year and a half and I just had to break my lease. My neighbors were cry babies and we didn’t get along. Go somewhere else.
Sooo many problems in this complex. Poor communication with the office, the messages and letters have been never replied, the maintenance had been never checked at in the case laaaaate done and swimming pool closed for the whole summer without any compensation. I would not recommend moving to this place at all!
Very LGBT friendly. Lots of people to meet, everyone who lives here is like a family, and except the ones u meet on Tinder! ;). Almost everyone here is young and hot tbh. I met my last 5 bfs here. Very clean and safe place to live, management is amazing, always takes care of everything. Never had a roach once!! I recommend this place to anyone who isn’t a bigot, and isn’t poor, cuz we don’t need no broke neighbors asking for money.
If I could I give this apartment no stars I would. The only good thing about them is the location but everything else is awful. Been here for two years and finally got my dishwasher fix after telling manager I am moving out. My apartment still leaks and the new staff isnt worth a dime. Do yourself I favor and look at other places to live.
Neighbor was so horrible, he broke my sons garden fences and peed in his flowers. my son was 5 years old! Spent his own money on everything and this horrible man destroyed it all! Even broke his American Flag by snapping it in half and throwing it at the doorstep. I called the police and told the office which they did NOTHING!! This man backed up so far that he knocked down the RSVP parking sign and tossed it in bushes somewhere else and backed into our patio breaking the fence in! The apts are overpriced and rugedy.. theyre just the only ones available almost right away. Id much rather move to the establishment! They NEVER fix anything. They half do something and thats after multiple reminders that things need to be fixed. The prices are way way over priced especially for what you get.
Ive lived in several apartments over the last 8 years of renting and this apartment is by far the worst. In the summers the ac cant keep my apartment below 80 degrees working 24/7, and in the winter my heater is on about 20 hours a day just to keep the apartment at 67 degrees. Ive averaged a $150 electric bill since I moved in. My neighbors all feel like this place is just as bad as i do. On top of that, dog poop is all over the place. If you have any other options take them, this place should only be a last resort for you. Youve never met me, but trust me when I say, dont live here or youll be as bitter and unhappy as I am with it.

Soooooo many problems with this place. And even if we wanted things fixed (which we do) no one can fix it. The maintenance crew tell us they cant fix or replace certain things because the apartment heads wont let them.For instance, our apartment patio is completely shaved off. Theres wood sticking out of the boards and the paint is completely gone so we cant go outside without shoes or at least socks. Our bulb in the kitchen constantly flickers, electrical sockets in both bathrooms dont work so dont expect using those. Our floor in our dining room and living room is uneven.Oh and get this. Remember that patio I mentioned earlier?? Yeah that door has fallen on us FOUR times. Three of the times we had to put it on ourselves because it was too late for maintenance (it isnt 24/7). They told us it would be replaced but hasnt happened. Turns out, it wont ever be while we are there.Maintenance told us that they are only replacing one door... a MONTH. Yeah...I wont even go over what else is wrong with that patio and the laundry unit on said patio. I will be here all day spouting all thats wrong. All those cute photos of what it looks like? Yeah doesnt look anything like that.Those are just SOME of the things wrong with our apartment.

DO NOT MOVE HERE!! My wife and I lived here for 3 years, why 3 years you ask? Due to the lack of decently priced apartments in tyler we were forced to live here for so long. First of all well start with the apartment maintenance, in my personal opinion and experiences with them they seemed very unprofessional and not very knowledgeable. To start we had wood rot and mold on the joists in the outside laundry room, yes the floor joists for the unit above us! At first they seemed concerned and told us that a contractor would be required to resolve the problem, fair enough. They then preceded to wait about 1 year and 3 months with us sending in complaints the entire time. After they waited so long they came back and preceded to screw a board up so the joists were no longer visable and painted it. We also had a window sill leaking ( structural damage and dry rot) these geniuses decided to do what they know best, screw some wood over the damage and paint, it still leaked terribly... good job. Dont expect them to fix any major plumbing issues, by major issues I mean anything not involving replacing a p trap or pouring drano down the sink and/or bathtub. Any plumbing issues past that they call in a local plumber ( someone actually qualified ) due to the age of the apartment complex and condition a plumber is called fairly often and can be seen around the complex usually. Also for a 6 month period a whole apartment building was getting shocked by their water fixtures, due to our luck the building just happened to be ours. After basically letting the tenants get shocked everytime they took a shower for 6 months they called in oncor ( someone actually qualified ) to resolve the issue. As far as management goes they have their own list of issues ranging from a high employee turn over rate, mysterious charges, to pure stupidity and laziness. throughout our terrible stay in this establishment we couldnt help but notice that our rent went up monthly like clockwork, $10 here $5 there. When asked about these ridiculous charges they would all react the same, act shocked, then come up with an excuse for the charge that made absolutely no sense at all. Dont expect your valet trash to get picked up either, on several occasions we had this issue and when management was confronted about it they simply said they would talk to valet and tell you to take your trash inside or they will fine you. A couple of weeks before we moved out we were hit with a charge for 2 past water bills that we had already paid, when we attempted to go to their website to find proof most of our history had been deleted. After we had moved out I received a phone call from a collection agency ( right before I typed this review actually ) they preceded to say that I owed money and my credit was going to be hit if I didnt pay. I then called bullard creek.... and called..... and called. They finally answered and said they had sent out one letter, one letter! That of course I never received, it was $120 for a carpet cleaning. I then told Lindsey the current apartment manager to send another letter, I probably wont receive this one either. By the way at this point in time ive been out of my apartment for 40 days, theyre going after my credit...... after 40 days. Please do yourself a favor and do not move here!!!! terrible apartments and even worse management and maintenance. If I could give them no stars I would.
Where do I start? The initial tour of the facilities about 2 years ago was hopeful; the grounds were fairly nice, the sample apartment was also nice. My husband and I were promised a downstairs unit like we requested and several weeks later, we were allowed to move in. I wish I could go back in time to tell my former self NOT to have taken that unit. The outside of this complex is nice bu the inside of the units is very old. Some appliances are updated and as far as our particular unit, thats all thats been updated. Upon move-in, the dishwasher was about as old as my grandmother and they were quick (2 weeks later) to replace it. The counter top in that general area was a mess when we moved in and it still hasnt been repaired in spite of our repeated calls. The particle board cabinetry was falling apart and the answer to that was painting over them, so now theyre an ugly brown color and theyre falling apart....again. The pools cant seem to stay clean on a regular basis or constantly open during the summer. They repaved the roads and are doing some construction on a creek that no one knows specifics of. Lawn care people come early in the morning during the week, so if you value your sleep, dont move here. Neighbors can get loud depending on where you live in the complex. Weve had some noisy some quiet, both ends of the spectrum. I dont like how the vent system is set up; I come home some nights to my whole apartment smelling like weed. There seem to be a lot of pet owners here who dont pick up after their animals poop. And lots of stray cats. And a resident raccoon that came up to my front door once, but that didnt really bother us. I dont understand why theyd build a dog park rather than a playground for the kids that run around being noisy and obnoxious during the school year. I think that should be a priority here; building a playground or play area. Ive had my bedroom window broken a couple of times from stray balls because the kids dont have anywhere to play besides the parking lot. Pests are an issue; roaches specifically, yeah the big waterbug kind. Pest control deals with it but the bugs always come back after a couple months so its an ongoing thing. I agree with other residents about the lack of respect of personal space by the maintenance staff. They will literally knock twice before barging in and sheepishly apologize if youre still sleeping. I tend to lock both locks on my door after the first time that happened to me. After hours emergency maintenance is great and polite. I cant say the same for the regular staff, I guess they do the best they can so you cant really blame them. Repairs are patch ups at best. It doesnt seem like anyone knows how to actually fix anything. There is no sense of urgency to get repairs done either in my experience.Im aware that others have problems with their heating/AC, weve been lucky to not have had that problem but the bill can get pretty high even if youre conservative with use. Office staff has changed at least 5 times since weve lived here. The lady currently in the office is kind/polite when Ive interacted with her. I feel as though there is a break in communication between physical staff and corporate. The head of this property really needs to visit with the tenants and change a TON of things here. This property has a lot of potential...all it needs is the right people running things. Overall, I would not recommend anyone moving in unless its the last option on your list of places to live. If youre the type of person who likes a challenge and doesnt care where you live, move in. I am anxiously waiting for my lease to be up in a few months because I will gladly hand over my key and never look back. Good luck to those working here and living here....youre going to need it.

Poor management, manager doesnt even check my apartment before I moved in. Strong odor in my apartment and the floor/carpet was NOT clean as promised. Felt like she didnt do her job properly as a manager, although she is very nice and kind but look can be deceiving . Doesnt seem like they reply to our messages in a timely manner.I would give ZERO star if theres one.
Absolutely terrible management. Maintenance workers have come into our home numerous times while we are asleep. They do not knock or call or leave notices before hand. They do not leave notes that they have been by either. We have called and spoke with the manager of the property only to be told it is within the lease agreement to do so. I have been sitting on the sofa before only to have some stranger walk into my home. We are scared to live here.

The maintenance doesnt get things done like theyre supposed to. Theres always plumbing issues. I had 3 leaks happen within 2 weeks. One of which flooded the apartment. Theres several issues with bugs/roaches/etc. They make you pay for services you dont use and say its not optional. Theres issues with water and electric all the time. My electric bill went from under $100 to $200 for whatever reason! Theres always dog poop everywhere and not enforcing people to clean it up. Its by far the worst complex Ive ever dealt with. They charge for everything and dont even keep the apts up-to-date. They updated the office and built a bridge w/ creek and cant even keep the apts right! DO NOT MOVE THERE BY ANY MEANS NECESSARY!

Operated by BH management, which owns most of the run down mid-grade apartments in Tyler. The only window in the apartment couldnt stay open, and at one point our patio door fell onto the patio. They replaced it, but we learned that they only have 4 patio doors a month in the budget, which seems sketchy. The buildings were built in the 70s, and you can tell. They repainted the asphalt (not repaved, repainted, with black paint) two years in a row. They cant afford patio doors or to properly fix our ceiling leak, but somehow can afford to disrupt parking and paint the asphalt. We moved out. Would not recommend.
All the reviews you see about this place being the worst apartment complex in tyler, you better believe them and heed my warning right now. DONT MOVE IN THESE APARTMENTS. Even if its 83°F.Complex grounds are okay if you can manage to dodge the dog poop everywhere.Pool smells like urine all the time and the people in the office (cause there is literally a different person everytime you walk in) are ALWAYS impersonal and inconsiderate of the tenants living within this hell hole.DONT EVEN THINK ABOUT MOVING HERE UNLESS THIS IS YOUR ABSOLUTE LAST OPTION.The only really positive thing I can say is that the mechanic guys are awesome. They are good guys that fix things the best they can but given all that theyre working with is piles of garbage, they make it work somehow. At least for a short time. But rememeber if its outside the hours of 9 am and 6pm you wont get any help unless you are literally dying inside your apartment.I really could give this place negative stars, but I cant. So all I can do is warn you. They dont have their property together and you will feel the negative effects from it.
We have to pay 30$ for vip trash and never gets picks up ac system is garbage many times when something happens we have sent multiple reports to get it fix

Didn’t get the apartment I wanted they sold it to someone else after I already spoke to the lady in the office and she guaranteed that it was mine. Petty
