I have enjoyed living at Bridges on Kinsey. We recently had a community garage sale and it was nice to see both the manager and assistant manager out there interacting with the residents and guests. I’ve never lived at an apartment community that hosted a garage sale for the residents. It was a great turn out and I loved the idea. The staff is great and the property is beautiful!!

Great place to live! Any issues are taken care of very quickly. The office staff ( Kim, Deja,& Stephanie) are very polite and accommodating. Maintenance crew handles any problems right away. So far we enjoy living here !

In the two months that I have lived here, this apartment complex has gone above and beyond with their customer service, speedy work order completions, and overall facility upkeep. The front desk associates (Deja and Angie) are AMAZING, and super helpful and sweet. Every single time that I have put in a work order, it has been completed within 1-2 hours.One time I thought I left a stove top burner on, and had left for a weekend trip, and put in a work order asking if they would go check on it for me, and they did without hesitation and were so sweet about it. I have lived at 4+ apartment complexes all over Texas, and this one is by far my favorite.

Worse place to live. They are crooked and will take your security deposit in any way possible. They will tow your car and the gates were locked maybe five days out of the year.

These were listed as luxury and you pay a pretty penny for a less than excellent experience. I feel like these apartments are overpriced for what is given vs what is expected. I would suggest a cheaper option 2 minutes down the road.

Technically I would give half the 5th star because gates havent worked in 2 years. Lived here for 3 years and it was great. Place is always clean. Although staff kept changing, they helped in the best way they could. Before leaving, gates were suppose to be fixed but still having problems. If I come back to Tyler, would come back, if available. Had a great experience!

I moved here in June and so far the apartment is nice and clean for the most part. This is a long review but I feel it is necessary to discuss everything going on.Parking is horrible at times and now I kind of regret not paying $40 a month for a reserved spot (at the time it seemed like so much money just to have a place to park but the situation is different and I literally have to park in other buildings when I arrive home from work) some of the tenants leave their cars parked for over 2-3 weeks at a time without ever moving them (there should be some sort of rule for leaving vehicles parked in the same spot for over a few days but thats just me).I had an emergency with the fire alarm, it would not stop beeping loudly and there was no indication of any fire or gas leak. I tried to call the office several times, and there is a long voicemail that is overdue (since April in regards of COVID) finally after 2-3 minutes of listening to the recording, all I got was we are unavailable call this number for emergencies.The emergency number was not in service. I tried to use the app and no luck there either.At this point it was around 1-2 am still the alarms going off, luckily one of my friends knew Bailey and reached out to her on my behalf and she reached out to the maintenance folks. Shortly after Moises came and fixed everything. He was polite and I felt terrible for asking them for such a small thing but the alarm wasnt stopping and I was exhausted.Now, the garbage disposal has been failing, I dont think that having to press reset several times is a permanent fix, I hope this third work order will make them purchase a replacement because its annoying having to press reset every time I do the dishes and have a slow draining sink.Another problem, I purchased a brand new set of washer and dryer, the fire extinguisher is located above the washing machine. Somehow it because loose and fell over it and placed a dent on it. You can see on the wall where it hit. They are not secure at all. So if you have your own appliances, use caution because its literally just hanging there not secure at all.The pool is hardly ever open only during business hours (9-5) some of us cant make it at that time to the pool. I dont understand how they expect us to be able to use the pool if nobody is ever at the office to begin with. You have to make an appointment to go in, they dont return the calls, and then if they do its like 2 days later. Nobody is there and if there is someone there the door is locked. They dont pick up the phones and its just so hard to get a hold of anyone.I hate to have to mention this multiple times, but Bailey has been the only point of contact with the office, and I feel that now that she is gone from the property my needs wont be met. I just hope whoever they hire in her place is as proficient with her job as Bailey was.Aside from these issues the maintenance guys are always polite and willing to help. Bailey is attentive and knows the property she even remembered my dogs name! These things do make a difference when you are renting. I just hope they update the policy on parking or have a limit on the number of cars allowed to park and the duration of the parking situation.

A nice place to live with absolutely terrible management, very difficult to get anyone to answer the phone half the time they have the worst communication almost as if they are trying to do it on purpose! Took me almost a month just to get my apartment key and after I turned it in I was ready to pay any fees I owed for cleaning the apartment etc and they asked me to leave an address I did and never received any mail never received a call, they just went straight to collections. They also advertise a gated community and the gates are broken 90% of the time. If you want a headache and people dodging your calls and ignoring you on purpose because they are on their 3 hour lunch break come stay here at Bridges!

Terrible neighbors. Terrible parking. Terrible Management. Gates have not worked in over a year. Parking lights haven’t worked in months. Sprinklers haven’t seemed to run in months, shrubs and grass are dead everywhere. Even before COVID they were having a hard time keeping their pool area open. They want to be a high end apartment community with below par service and amenities.Edit: I’ve decided to edit and take away the terrible office staff, when we’ve been able to work with ms Bailey she has been good; organized and friendly. But she can’t do everything herself and it seems like she’s the only one that is consistently at the property.

Before you decide to rent from Bridges, please read the following reasons to not rent from here:1. Terrible management from the top down: Do not return calls, sometimes takes weeks to reply emails, dont respond in a timely manner on maintenance requests. They often sound nice over the phone, but when it comes to delivering on the job, they are very incompetent.2. Lack of amenities: with the exception of the pool (when actually cleaned and open) and good location, there is really no other amities that qualify Bridges as luxury type apartment. The gym is basically old, worn out equipment stuffed in a closet like a DIY garage gym. The gate has been broken for the past two years!! (so not really a gated community) The dog park is very small and full of dog poop and tall grass.3. Leasing Process - When we paid our deposit, we expected to lock in the rent rate they quoted us on that day, however when it came to closing they raised the rate and did not give us the discount that was told we would get. (so make sure you write down everything they say and have them sign on the quoted rate, because they will try to get more money out of you, we had to pay $50 more per month because we did not write down the quote)4. Move out process - When you pay the security deposit, dont expect to ever get all of it back. They will try to charge you every fee they can to keep all of your deposit. They charged us $130 for cleaning fees after I spent a day cleaning the place, it was pretty much spotless with the exception of normal wear and tear, given we lived here for 3 years. They will not give you a detailed move out instructions list (I asked), so you will not know if you have met their standard. At the end, we had to come out of pocket $40 on top of the deposit they they kept, we had to pay that or else it will appear on our credit report. (they will outsource it to a collection agency right away, not giving you a chance to pay them directly)Overall, I recommend you go elsewhere if you are actually looking for a decent luxury type apartment like Palomar, Madison, Cumberland or Cascades where the rent is justified by the various amenities they offer. You will also save yourself some money and headache by not dealing with incompetent management team.

We love living here and would recommend to anyone looking for an amazing community. The staff is amazing from the management to maintenance! Anytime we have had an issue regardless how small or big they always make sure they are handled in a very timely manner. Also, we adore the new community manager she has always gone above and beyond to make sure we are satisfied! Everyone has always been so helpful and welcoming and we just want to say thank you for making this our home and not just a place to live!

Under the new management this apartment will do whatever they can to charge you after you leave. They are a heartless company who only see residents as a source of income. I had to see my neighbor, an elderly lady, be evicted during the COVID-19 pandemic because she could no longer pay rent. During COVID-19 they refused to answer emails to schedule their appointments for office visits. Once I moved out I gave my 2 months notice but I still received over $400 in fees in a drip pan fee, cleaning fee, and half a months rent for 6 days after the beginning of the month. This company is a joke and I recommend nobody bother moving in, especially with the new management that has come just to take advantage of all the elderly residents who have nowhere else to go.

New FPI Management is terrible. All Good reviews are from over 8-12 months ago.After living here for years Ive had no trouble until this new company took over. They (front office/FPI management):*Do not answer/return phone calls.*App for payment, maintenance, pool reservations, etc... doesnt work.*Do not perform Maintenance on A/C unit or change filter. due to that Ive have many problems including leaks.*Will say or do anything to put the blame on someone else and avoid any issue you bring to them.PLZ, do yourself a favor and lease here only as a last resort.

Our company East Texas Corporate Solutions has been at this community since it was built and our customers love it there! If not we would have left many years ago! LOCATION LOCATION LOCATION!!I have been through now 6 owner changes and countless managers and this management company now is by far the nicest and best to work with!Why are you people taking the lack of communication and amenities out on these ladies during a pandemic?? We are all doing the best we can these days and trust me when I say its not any better or different any other communities in Tyler because we have been on pretty much all of the good ones since 1996.I have noticed the prices of communities 10 to 15 year older asking the same rates with Im sure WAY more maintenance issues than here and we have never had a problem with work orders getting done!There is also plenty of open parking in certain areas and we provide a covered parking space for our clients and if you didnt get a $40 parking space then get one! ALL communities charge extra for covered parking and at least Kim is not allowing towing near as strict Felicia and Bailye did in past management!! Felicia and Bailye ran the place more like a military camp and I would be gone from there if they would not have sold. They never appreciated us doing corporates there! I walked on egg shells around them and Bailye is a cold fish! Glad she is GONE!Shame on the one star people you sound like spoiled brats!!!FPI Management has given my business a chance to stay and have worked with me to stay afloat this year! I would not have survived under the gestapo of the past and Im looking forward to 2021 where we can rebuild back up to where we were and we arent going ANYWHERE ELSE!! If youre in need of a short term furnished apartment please ask the ladies in the office! Thanks Kim, Angela and Deja!! The pool was always clean n nice place to sit n relax.All residents are friendly, I couldnt ask for a better place to visit. If I could give them a bigger star rating I would give them one. Not only is the facility thoroughly kept, but Bailye in the office is the quickest, most detail oriented office staff I’ve experienced and always makes sure the residents’ needs are exceeded!

I have lived on property for a year now, I have never had such a pleasant place of residency until I moved to Bridges on Kinsey. I absolutely love the staff . The leasing consultant and office manager are just lovely as they can be . They are always doors open at any time you walk in to visit. The maintenance department, let me just say I have never seen them two guys waste time, they are quick, and very professional and kind men . My favorite part of the property is the pool . I enjoy being able to bring my kiddos to the pool . The pool is one of the most refreshing things to enjoy after work . It’s family friendly and very clean. I also am so impressed with the property and the up keep on the property . Everyone is such friendly neighbors and I love that. They also have a security officer who walks the property and pool area every day and to me that’s a plus . Not that the property needs security but just knowing you have extra security is great feeling . I would rate them more then five stars . If you are looking for great management, safe, clean and peaceful place to live come to Bridges on Kinsey

Do not move into this apartment!The overall appearance of the outside of the buildings is very nice and it was perk that the apartment complex was gated.The main two entrance gates were broken at least once a week and the exit gate was broken the entirety of my one year lease. This management is flat out lazy! When my roommate and I moved in we had a ton of complaints. The carpet was dirty with multiple stains. One bathroom had a drawer with toothpaste gunk all in it and a dirty razor in the shower. The other bathroom was converted to to a handicap shower with metal handles in the shower. The handles were completely rusted and the medicine cabinet had what appeared to be male beard shavings still in it. The faucet was old and had mildew growing in the plastic handles. The kitchen island had a hole in the corner of it. When maintenance was contacted someone came in and vacuumed the carpets but didn’t actually clean the carpets so the stains stayed there the entirety of our lease. The toothpaste was cleaned out of the drawer. The hole in the island was covered up by a piece of trim (aka lazy). The rusted medal handles were never replaced. The faucet was replaced.To top it all off we got move out instructions 48 hours before our move out date. This is an example of how completely unorganized they are. We should have gotten the instructions a month before we moved out so we could put money aside to pay for professional cleaning of carpets as they requested.Of course when we moved out they charged us for a general cleaning fee and carpet cleaning. Which we did not get the carpets cleaned because they were not cleaned for us. It was very comical because I’m sure they did the same thing to the people that leased our apartment before us. Very honorable management charging renters for basic cleaning fees and pocketing the money.If I remember correctly they had a 3.2 star rating when we moved in. And somehow it’s magically up to above 4 stars.

We have lived at this property for a year and a half and the new management is great. Work orders are done in a timely manner which we really appreciate. The staff is so friendly here & thats a huge bonus. The property is so beautiful & always kept up really well. It just doesnt feel as much like a complex because its so open & surrounded by trees. And we just love our apartment, its so cute & cozy!

This is a beautiful complex with excellent apartments. The staff are on top of their business, and the amenities go a long way to making you feel welcome. Little things like having snacks, coffee, and fruit drinks available for free in the main building is a nice touch. The place is well kept, and pleasant to look at. That combined with the gates & fences helped me feel safe walking my dog alone late at night. They respond to issues quickly, and for those of us who arent comfortable talking in person/on the phone there is an online community site you can use to contact the staff or other tenants. Another of the cooler aspects is that the staff plan events for everyone like pool parties, and ice cream socials. My family wasnt able to stay for long, but in the short time we were there I became attached, and was sad to leave. Even during the process of moving out the staff was friendly, and more helpful than they needed to be. This is a good place to live.

Okay I just recently moved out...bitter sweet. But I wanted to let people know about this hidden jewel of a community in Tyler. My family moved in Early November and the process was quick, easy, and not overwhelming. The ladies I worked with throughout my time as a resident there were so friendly and personable. I would STILL be there if and only if I was not able to find a house. The maintenance of the entire property was amazing. Anytime I thought I had an issue and i put in a work order - it was checked out the next day or when I scheduled. The community is amazing. There are a variety of residents from young to old, working class, all ethnic backgrounds, kids, and pets. My two girls loved it. I know they can be rowdy but the neighbors seemed to be understand. I will miss this place dearly!!! It was a place my girls and I called home for a while until we found a house. It was a place we have memories and threw the BEST 7 year old birthday party!!! haha The staff is great... Consider staying here... it is worth the monthly investment!!!Good Things,Shuna

Best apartment complex I’ve ever lived in!! I’ve lived here for a little over a year now and it has been a very awesome experience. The staff is professional, friendly, funny, and they really care about you and any problems or concerns you may have. The maintenance crew are always on same day service as that’s what they strive for. Every time I’ve called they have been here within the hour. Even at midnight when my toilet was clogged!! Lol. You won’t be disappointed with your stay here at the Bridges on Kinsey!

Wouldnt call it luxury when you dont have access to half the amenities. Could have paid $200-300 for a complex that at least has a working gate. Both entrance gates and exiting gate all broken allowing people to walk in from the street. The illusion thy sell you in is all fake.

STAY AWAY!!!!I was always punctual with my rent, left my apartment after deep cleaning it.After five months I have nor received my deposit check back...only excuses!!!!FRAUD and ROBBERY(update) We contacted the manager regarding our deposit. We were told that the apartments were bought by a different company, and we should reach that new company to get our deposit check.This response is unacceptable!!! After claiming for my deposit for months, they stated that the check would be sent directly from California... and a few months later..., I am sorry, it is not my problem...To me, besides irresponsibility this is stealing money from the former tenants. Who knows how many are in my same case...

Parking at Bridges’s on Kinsey is a joke. You would think that they would have enough free parking for their residents, but there are more “reserved” parking spaces that are not being used than free parking. It’s all a scam just to get more money out of their residents. If you work late or like to go out at night don’t expect to come back and find a free spot. If you park in a “reserved spot” that no one is using they will tow it with no warning even if the spot is not being reserved by anyone. I would give it 0 stars if I could!

I love this apartment community!! When I first moved in the staff was not the greatest, but not the worst I have seen either. NOW THOUGH the new Management their is AMAZING!! I was considering moving after my 12 month lease was up, but after talking with the Manager there now I have renewed my lease with them! I am happy to say this is the first apartment that I have been truly happy at since the new management took over! It has nice amenities, great location, amazing staff, and it just makes you feel happy to come home to one of these apartments! If you have not checked out this hidden Jewel I would highly suggest it to any of my friends! I will be a long term resident at this property as long as the manager they have in place now stays with them!!

By far the worst experience I have had out of an apartment complex in my life! I have lived there twice now for almost 3 years. The first time was not so bad, things were done timely and proficiently. This last time.... There is no excuse for how horrible the management is in this place. I have had so many issues that were never fixed right or took forever to be addressed for fixing. The Manager Linda is mouthy, rude, and disrespectful. If I had an issue I could never get her on the phone to address it with me, or the few times I did she was disrespectful and defensive the moment I brought up an issue to her. One of the many issues I had was with a spider infestation in my apartment. I called and notified her of the issue, she basically told me that it was not her problem and that it was up to me to handle it. The next day I get a call back to tell me that there is a bug bomb that they bought for the apartment that I needed to set off and that was the best solution they had for the problem. There is no excuse for the way the management is ran at this place, it is horrible. I would not encourage anyone and would warn my family and friends of this place so long as the management is as bad as they are.

We have lived at the Bridges happily for four years. We are from out of state and flew down about a month before we officially moved to find a place to call home and explore the area. We had a very warm and positive first impression and tour. That night, we narrowed our choice down to four apartment complexes and really analyzed which one would fit our personalities and lifestyle the best. The Bridges won hands down and has proven over and over again to be the home we hoped it would be. Quiet, clean, safe and with the amenities we want. I also love all the well thought out details around the Bridges - neat shrubbery enclosing the air units and the dumpsters (eyesore!) are enclosed. The flow of the apartment layouts are perfect for real life (we have lived in a two bedroom and now three bedroom) and there is plenty of storage - even options for more onsite storage if needed! I dont think Ill ever be able to go back to a regular closet after experiencing spacious walk-in in each bedroom. Dont even get me started on the garden style tub. Its decadent! I also really enjoy the wood trail in the middle of the complex. I love going for walks and it is the perfect size for a short nature walk. It feels like the designers of the Bridges really took their time to build this community unlike some apartment complexes that felt cheap and thrown together. We used to use the laundry facilities until we bought our own washer and dryer. The laundry room was always clean and in working order but I would expect nothing less. Everything is well maintained and when we have to put in a service request they respond quickly and get the job done right. I could go on about the friendly and professional staff, the beautifully maintained grounds, etc. but I think you get the idea! I hope this review helps people that are looking for a top notch, long term apartment home and if you are from out of state and have to make a quick decision like us - trust me - this is the right choice! -Margaret G.
