The Shadowtree has been an amazing place to live! Overall, it has been the best apartment complex on the east side of Tucson and after looking at all the apartments on this side of town, this cannot be anymore true.Thanks to Lori, she has helped make living at the Shadowtree all the better. She is always on top of everything and cares for all of the residents. It is a very safe and secure place with it being a gated community. Which is rare in east Tucson. The whole complex itself is gated, as well as the parking lot being gated from the complex. This gave us peace of mind just in case our dogs escaped and ran out the door, the gate prevented them from getting into the parking lot. (Which happened a few times, because one of our dogs is impish!) Our dogs also loved being there with it being a very safe and dog friendly place to live. Also, the apartments and landscaping is kept very clean and maintained.My only critic is that they dont have a gym. Instead, they provide gym passes to a nearby gym, but last I checked, they only had 7 passes and sometimes my roommate and I, were not able to get a pass if they were already taken.

Having recently moved here from across the country, I was looking for somewhere that was in a nicer part of town and was a little more secure. When I first came by to check out the apartments, Sully not only tried to sell the units here, but was helpful giving general tips and tricks to looking at apartments, and how Shadowtree ran things differently. Unlike other places, the appliances (fans, microwave, etc.) arent bottom line budget versions, and have been great so far.The maintenance has been exceptional. Every time Ive had a maintenance request, its fulfilled the same day. Ive never had to refile over something that wasnt done right.The best part for me is that the management doesnt just manage the apartments, but they are genuinely friendly, caring and helpful. They understand that it may be a business for them, but its a home for their customers. My motorcycle got a flat tire and instead of just towing it, Lory was able to help out by asking the maintenance staff for a tire gauge as I got it rolling with fix-a-flat to the shop. Its little personal things like this that can make it help stand out.Ive been here 9 months so far and have not had a single complaint or issue starting from or ending with the management. Im so glad I found this place!
I love this place! I have lived here for over 12 years and Ive never had a problem. The staff is wonderful always friendly and get to resolve my issues in no time. I highly recommend these apartments. Maintenance guys also wonderful and fix my problems in the same day.
In all my experience interacting with apartments and their management staffs, I have yet to encounter such an efficient and professional staff than I have at Shadowtree Apartments. All maintenance issues and even minor requests are fulfilled in a rapid, timely manner with smiles and professionalism. I may continue to maintain residence until I must exit on a catafalque.My hat is off to this excellent establishment.

Been living here for the past few years (I think its been about 4 years) and the place is great. Never had any problems with loud neighbors or shady people running the place. They have maintenance always cleaning up the place making it look beautiful here. I love living here.
Shadowtree apartments have a quiet sheltered appeal at a great location. Apartments and grounds are clean, attractive, and well maintained.We enjoy being within walking distance of a library, post office, shopping at Park Place Mall, many restaurants and LA Fitness gym.It is pet friendly, with a dog park area set aside and well lite.We have found that repairs are made quickly and efficiently with little interruptions The laundromats (2 of them) are clean and well maintained. Tennis courts with pickle ball lines are always available day or night, The pools are always clean.The staff are friendly and accommodating.
As a highly satisfied resident of Shadowtree, I am eager to write this review!I have lived in the complex for almost a year and I absolutely love it. Before selecting Shadowtree, I had visited many other apartments in the area that stayed within my budget. None had the welcoming feel like Shadowtree possessed. Immediately when you enter the leasing office you feel like you are in a safe, super cute community ! I loved the huge available office space for residents, the dog park, the cleanliness of the property and the design of their apartments.Since I have lived at Shadowtree I have had two issues that Ive needed maintenance. ( a clogged drain and a falling cabinet. ) Both times, after I contacted the front office, my issue was handled within 24 hours . I received a call from the manager, Lory, both times toMake sure that the problem was fixed. Another problem that I had was a very loud upstairs neighbor. The problem continued for a while, and I did have to make multiple complaints to the front office. But I was very pleased that they did handle the situation and the noise disturbances did stop.I really love the staff and the way that they care about their renters and expect their tenants to respect the community as well.
Id like to say as a resident residing here for going on 10 yrs now has been very pleasurable. Ive been through a few managerial changes here and Id also like to thank Lory & the staff (Office; Maintenance & their vendors) for being very pleasant & professional in all aspects of their jobs!! The office is responsive to questions & concerns and the maintenance staff handle their work in a timely & through fashion. I love the fact that its tucked away off the main street which keeps it quiet yet Im close to a lot of activities (just like there ad says!). Ive enjoyed living here & I will continue to for many more years! :)
Good place to live. very cooperative with military members. professional and timely in all aspects. i only had one issue where my AC went out, and they had it fixed within an hour of calling. they didnt try to overcharge for or make up damages or anything like that as most apartment leasing companies do. the grounds are flawless, and they obviously care a great deal about appearances.
Being new to Tucson, I moved to Shadowtree blind over four years ago. This has been one of the best decisions Ive ever made. I work on the other side of town and commute 25-40 minutes everyday; however, it hasnt even crossed my mind to relocate. My favorite aspects of this property are the pool/jacuzzi, grills, maintenance, grounds keeping, and management team. Lory is empathetic, understanding, and will help you work thru any concern or issue. To the entire Shadowtree staff, Thank You.
I’ve lived here for three years. Here’s my review based on personal experience:Update (3/3/20): After receiving this review, the management team at Shadowtree made a conscious effort to rectify any issues -- which I appreciated greatly.Management: Horrible. Simply put, you are not treated like a human being here; you are a paycheck. I have had several issues with management during my time here. Management staff will fail to inform you of any fees or penalties associated with services or lease changes until after the fact. There were multiple occasions in which I was fed incomplete and incorrect information that led to fees and cost increases that I was not made aware of, even after I asked if there were fees/penalties associated. They are incredibly strict with little to no flexibility for case-by-case scenarios. A former tenant informed me that her partner would come to her apartment fairly regularly and management forced her to add him onto her lease because he stayed there “too long” (adding someone to your lease increases your monthly service fee). They are also not honest. I (mistakenly) encouraged a friend to live here and she put me down as the person who referred her. I never received the cash bonus that’s promised for referring someone to Shadowtree until I confronted them about it months later. If you decide to live here, make sure you have documentation of everything, know your rights as a tenant, and be aware of every fine print detail before you make any decision involving management. They are not here to benefit you.Apartment: Standard. The rooms are spacious and the appliances are full-size but the cabinets, drawers and counters are cheap and dated. The tub and bathroom sink are also made of some cheap material that dirties easily. The apartments are pretty sound-proof in my experience, though I live on the top floor. All in all, its a pretty run of the mill set-up. Nothing special but nothing horrible either.Amenities: Standard. Two small pools, two laundry rooms, a tennis court, communal grill, and a small dog park. They technically have free wifi available but its literally useless. You will need your own wifi. No on-site gym.Maintenance staff: Great. Theyre probably the best thing about this apartment complex. They keep the grounds clean and nice and every maintenance request Ive issued has been resolved the same day.Location: Not as great/convenient as youd think. There are many places nearby which is a blessing and a curse because the traffic in the immediate area is absolutely insane, especially during rush hour. There are times when its difficult to even get onto Wilmot from the apartment street.Overall, Id recommend looking elsewhere before settling on Shadowtree. It’s not something we really think about, but management can really make-or-break the quality of your living experience. With how inflexible and money-hungry the management is here, your money will likely be better spent somewhere else.
This was the first place I lived by myself and I couldnt have picked a better place! As a single lady I felt safe (theres a security guy that walks around at night), and the staff is very helpful and friendly. I highly recommend ShadowTree if you are looking.
Would give Zero stars if I could. I am truly disappointed that this place. Between the lack of maintenance, the lights on several units being out for more than a month at a time, to the unprofessional attitude of the current staff this is by far the worst apartment complex I have ever lived in. Not to mention they are a constant harassment to anyone who isnt silent as a mouse at all times of the day.
These apartments were great at the start, when you move out Lori attacks you with multiple fees you had no idea were relevant to you. Save your money and find an apartment with better management

Staff is very pleasant. The location is like Finding a needle in an haystack but Ive been nothing but impressed since the day we moved here. Mr Huber and his team have set the bar for excellence. They even provided a team of movers to come to my location move all my stuff. Walking distance to 1 of 3 banks that we use, Park Mall to watch a movie and food courts at the mall as well as other places. A nice location and good people. Repairs are done with exceptional response time. They are always promoting community get-togethers every month and I think thats cool!!

I lived at these apartments for almost five years. Long story short. I didnt like it, you can do better for the price.No matter how deep an apartment complex is. If the property is located next to a hospital, you will hear it... Ambulances almost daily. Scout out the parking lot when it rains and you will see extra large puddles that make it dangerous and potentially damaging for low profile cars to drive through.Renting an apartment on the inside of the complex will bring even more sleepless nights with children screaming in the pools. Theres no sound place to reside here. Its just too loud. I live next to the trains and business downtown and its a more consistant sound that actually resembles a city background.If you can handle screaming children and a consistant flow of ambulances, please consider this location. If you like getting ripped off and scammed for cleaning fees and other charges this is youre new dream location.
Its pretty, for an apartment complex. Although it can be noisy m-f 7am-5pm,weekends and nights tend to be quiet. Centrally located, but entering and exiting Wilmot can be challenging during rush hour or construction. Good, improved security. WiFi not bad, occasional disruptions and a little slow at peak times (7-9am & 5-8pm). Two pools and a tennis court.Two laundry rooms. Lead mgr; Lori, highly responsive and one of their best assets.
Horrible apartment complex the staff is God awful very rude and disrespectful theyre very rude and strict about the silliest things ever. Never had a worse experience with an apartment complex. I would never reccomend this place it is very dirty and nasty. Every resident I have spoken to says the management tries running this place like a prison. The staff at Shadowtree are very unprofessional and have no idea what they are doing look out for this place.They refuse to give corporate number or theyre names because they know they are horribly unprofessional.
I was ok with shadow tree until it came down to leaving and paying the cleaning fee. There was a lot of miscommunication between the staff on what the cleaning fee was and me and my roommate heard from two different staff members the same price. Then when it was all said and done a few weeks later we received a call from another staff member that we still owed money on the cleaning fee because the price went up. The money was not a big deal to me since it was only a $25 difference but since me and my old roommate have very busy schedule with working two jobs and going to school if was a big inconvenience to make time to go pay it and the fact that they threatened to turn it into collections over such a small amount when it wasnt our mistake in the first place is bit ridiculous. Hopefully in the future staff will be knowledgeable on the current pricing and fees so that no one else has to go through all this trouble.
I have lived other places in Tucson, but the grounds and apartments, facilities are maintained at a level ABOVE THE REST.Very personable staff and a quick response to any needs.
Grounds are nice enough; but they will raise the price too much after a year to try to get you out of there. Apartments are outdated and old-looking. If not then they are just too expensive. Honestly, the single worst place in which I have lived. People leave rude and inappropriate things on our windshields, damage our vehicle, etc. DO NOT LIVE HERE.

Have some good and some bad.good - I went in Friday 7/20 to look at spaces available. Looked at their studio and nicer one bed: both looked acceptable. The place was fairly quiet and clean. Nice amenities. Free wifi (not sure how reliable..) free gym, a tennis court. seems like an ok place to live.Bad - I spoke with Soolee, wanted to look at an upcoming 1 bed. Came in the following Monday. When i came in she said she rented that 1 bed already. So i went with the studio coming available. Was getting ready to sign the APP right THEN AND THERE, and she said there would be a $200 admin fee. However their website said that they will waive that. I rebutted on that and she said we dont have any specials and we cant give that to you because we would have to do for others (she became visibly irritated) . I felt BAITED AND SWITCHED. If you website says something i would hope you would do for others! I wanted to speak to her manager, and she said i must wait till Wednesday. So i came back in, and she said oh we already rented that studio . So I became pretty upset..... I lost out on my bid because these people seem dishonest, dont care about new customers, and arent willing to honor website specials and prices. I spoke to Lori and while she was nice that went nowhere.
My husband posted below, but I would like to give some more detail. I loved living here our first year, the grass was green and the pools were kept nice, and I felt like I was paying an appropriate amount for what we were getting.Rent: We had a military discount the first year we moved in. They did not make it very clear that the military discount only lasts for the first year. When it came time to renew our rent, they wanted to raise it by $100, I have never had an apartment complex raise our rent so much. However, I was in the middle of school full time and working almost full time so I did not have the energy to move. We were able to talk with the complex and our rent went up $70 instead of $100, but it took a lot of dedication on my part.Inside the unit: We do have a problem that our downstairs neighbors smoke inside their unit so our pantry reeks of smoke all the time, if we accidently leave it open it will stink up the whole house. The office told us all they could do is give us the scented gel beads to put in our pantry. They also said we could put an air purifier in there, but that would just run up our electricity bill. Our carpet is really bad and crunchy, I didnt notice until we were moving in and I took my shoes off, but it is pretty terrible. Our hot water doesnt last very long, but I guess it has made me more time efficient.Outside: The lawn is nice overall, but the pool chairs are absolutely terrible. There are only a few that dont have a bunch of straps missing so you do not fall through when you sit on them. I was told over 3 months ago that they ordered new pool chairs and they still arent here. It is embarrassing when a friend comes over to lay out by the pool because the tacky broken chairs make the place look like trash. We also had one of our cement steps break while I was leaving on the way to work, I fell pretty bad, but no injuries. I am a pretty small person and fit, I am just glad it did not happen to the elderly lady living next door.Safety: We had our mountain bike under the stairs chained up, and someone cut through the chain and stole the bike. The property appears to have multiple cameras on site, but when we asked to see the tapes or show the cops tapes, they said we could only view recordings from the one of the front gate because the side cameras dont actually work. The apartment complex has the parking lot gated, and then another gate to get into the apartments, but now I question the safety. People also always leave the gates propped open, but they have placed signs asking them to close them so it seems to have improved.Parking lot: On multiple occasions I have had offensive bumper stickers or magnets placed on my vehicle. In the back of the complex, there are handicap spots, but they do not also have the sign in the front making it an official handicap spot, making it very confusing. You also cannot back in your vehicle in a parking spot. My husband wishes he could back in, but knows he cannot. There is another truck similar to his in the complex, and I have received annoying calls saying your husbands truck is backed into a spot when it is actually the other truck. It would be nice if they could just actually check the plates. We also tried parking our motorcycle in the same spot as my small sedan, so we would open more spots closer to the gate for other people instead of taking up a whole spot for our motorcycle. We received a note saying we cannot do this, even though it was suggested to us when we first moved in.Pros: I think the maintenance men are all really great and kind. I once had to have my air filter worked on and AC unit looked at while I was really sick. I let them know I would just be in my room with the door closed, and I felt safe and they were really respectful.I hate to write such a negative review, but I just wish they had some better solutions, especially now that were paying more for rent. I will be happy to make changes to my review as improvements happen so people looking into living here are up to date on information:)

Worst experience in 35 years of apartment living...Have never lived in a complex that is so anti-tenant - never had a problem living anywhere else but actually had to threaten to sue them to successfully force an early termination to my lease after only 8 months.Grounds, apartment and location were fine but the two lead managers - Jack and Lory - are the worst of all worlds. They dont act on legitimate complaints and actually go out of their way to create issues (this is what happened with myself).The lease is 42 pages long (that speaks for itself, I think). To make things worse, despite repeatedly saying they have to treat everyone equally due to Fair Housing Laws (thats their response to virtually everything a tenant says, no matter what it is), they actually do exactly the opposite. These two will never be confused with thinkers or problem-solvers, that is for sure. They did not even understand the concept of prorated rent (in that proration can not change the total amount charged) and actually responded this is the way weve always done it when I caught them overcharging me shortly after I moved in.Jack and Lory are all about being in charge instead of actually listening to their tenants and resolving issues. For instance, whats one of the biggest issues a tenant can have and absolutely has to be resolved? Noise from neighbors. I know a couple that had problems with an upstairs neighbor and excessive noise. They complained to the office and the office did not even raise this with the other tenant (I know this because I know all three people). So, the couple is now being forced to move out.Myself, I actually got a four-inch gash on my lower leg from the sharp edge of an electrical box that is situated in a narrow path right by one of the entrance gates to the complex (I know one other person who also was cut by this). I mentioned to Jack that he should have the edges padded and he said that was a good idea. A simple solution but he did nothing about it in the six months before I moved out.When I first looked at the apartments, I specifically asked and was told that it was OK for cats to go outside. When I then showed up with all of my stuff ready to move in and was going over the lease, I saw a clause that said cats had to be on a leash. I told Lory that would be a problem and that I would not be able to move in under those circumstances (again, I had previously asked about this already) and she said this would not be an issue, unless the cats were actually creating a problem.So, I took my two cats out everyday for 25 to 30 minutes a day without a problem. No problem because Im right there with them and making sure there are no problems. Then, six months later, Lory and Jack saw me with the cats and with no warning gave me a 10 day notice and threatened to evict me.Meanwhile, a woman right across from me took her cat out in a similar fashion and was seen countless times by the office over many years and nothing at all was ever done. A couple that moved out after I was there a month had lived there for four years, letting its cat outside without supervision - nothing was done. Not that I cared about any of this (many other lease violations Im not even mentioning), but you can see the double-standard here.I finally brought this up with the corporate office in Phoenix and they told Jack and Lory to stop harassing me but they continued to do so until it came to the point where the corporate office had to step in again and agree to terminate my lease early.The VP from Phoenix (this is their only complex in Tucson) actually told me that they had far more problems and complaints about Shadowtree than any of the others!Thats the short version. Not even going into how many long-term residents were moving out, the 8% rent increase, the bedbugs, cars being broken into and more than one long-term resident describing Jack as having low self-esteem and being vindictive...In sum, this complex has a lot of potential but isnt worth a look until Jack and Lory are gone.
Dont let the looks of this place fool you. These apartments are old, poorly insulated, poorly priced, and poorly managed. The free wifi is garbage. Everyone I talked to there had the same complaints.
Money grabbing awful human beings that are untrustworthy in the office. Worst experience Ive ever had with an apartment complex.
