Highly recommend to check out and consider! Fairly good pricing, the floor plans are nice and feel roomy for the size, and the amenities are really nice! I would recommend looking into an apartment here if youre in the market (Im guessing the townhomes are probably really nice too!)The staff are friendly and helpful too whether its having questions, a problem, or just seeing you as they go around the complex.Truly a great place and a nice, quiet complex that makes living there feel calm and content!

Wow! What a complex! This is the best complex I’ve lived at. I’ve moved 19 times since 2010. This by far is the best!My husband and I moved in February 1st. We moved from Nashville, TN due to very disturbing events that happened to us but after researching the best areas in Tucson I stumbled across Mission Palms. We love it here and look forward to staying here till we find our forever home!Management and maintenance are absolutely amazing. HUGE shoutout to Richard. Omg, he’s the best maintenance guy ever!!! Other than that maintenance is very quick and efficient. We haven’t had any major issues since move in. Little things here and there but that’s it.The management is amazing. Dominique is awesome! Also Michael who calls after maintenance is done to check on how things went and courtesy calls (never has a complex done this so very appreciative that it’s done here!).The grounds are beautiful, always kept up to par and once every so often see wildlife! The neighbors that surround our unit are so nice and the best thing yet is that our cats are very happy and comfortable!
Did a year lease here and I loved it so much. It was my first time moving on my own and I do not regret choosing these apartments. Very nice area, with friendly and dog friendly people! I have a 8 year old cockapoo and he probably enjoyed living there just a bit more than I did because of all the friendly dogs he was able to hang with and meet! Dominique in the main office is awesome and very easy to talk to and their maintenance work is spot on!!! Would highly recommend these apartments to anybody!
The person did a good job. He told me he was going to talk to the office about getting the water fixed for my dishwasher. Its not cleaning the dishes and it is making the dishwasher dirty.
Everyone has been so awesome. Domonique has been the best with getting things arranged with the paperwork. Mark in Maintenance was so helpful when we had an issue with the washer. Really great place!
I have lived here for almost six months, I have enjoyed the whole experience here. Quiet neighborhood, two pools, tennis court and playground; the spaces in the apartments are comparably bigger than other apartments in the area. The management team is very friendly and helpful, Michael, Liz, Dominic, very nice people, they helped me and worked with me on issues before I move in, and they had been responsive in repair orders and follow ups. Coming from northeast I dont care about grasses, but seeing almost everywhere else has barren grounds with green lawn at Mission Palm is still a good feeling, I just hope they can keep the sprinklers off after 9PM. Its just bizarre to me on how far the management wants to keep those grass green and lush. This location is the best, all the necessary shopping are within 10 mins, and only 10 min drive to the trails. I recommend this place to anyone looking for a home to stay in the area.

I lived in these apartments for over 7 years. The first few years were great, but when MEB management took over things went downhill quickly. My air conditioner was so bad that to even get a trickle of air I had to close all the vents in the apartment except the room that I was in. I was spending close to $300 on electricity each month for a one-bedroom apartment because the AC would never turn off, yet it was still over 85 degrees in my unit. Despite many requests to have the AC repaired I was always turned down, they said it worked well enough. My downstairs neighbor ended up moving out because my AC unit was so loud he couldnt sleep. I also had cockroaches (big ones) every summer and multiple ant infestations. Once I had termites in my cabinet and it took 3 weeks and multiple phone calls for them to finally send someone to fix it. The roof leaked from various locations, sometimes so bad that water would pour down the wall when it rained. I received multiple notices that I had to be careful since cars were getting broken into. And then there were the frequent water shut offs where I would be left without running water for most of the day. The landscape used to be beautiful there, but now management does very little to keep the plants alive and the place looking nice. It took months for them to remove trees that had fallen over, and last I checked they still hadnt repaired the significant damage done to the buildings. Do yourself a favor and stay far away from this place. It may have been nice at one point, but those days are long gone.
The management and maintenance staff at Mission Palms are top notch! We couldn’t ask for a better place to live.

Given the fact that this complex is as old as it is, there are bond to be maintenance requests. I give the team two thumbs up!! They always respond in a timely manner, and are super friendly and courteous. If they aren’t able to fix the issue on the first visit ( burned up motor on the washing machine), they are right on top of getting the job completed. Thanks for all your hard work!!
There are few places in Tucson that act as a natural oasis such as Mission Palms. The Aesthetics here make the whole experience pleasurable. I have had good experiences with the maintenance team, namely, Rich. He has been respectful and knowledgeable and is friendly to the community he serves. My experience with the front office has been lackluster. The employees have been replaced a couple times in our three years here. Elizabeth, the office manager, is a hard-working and caring manager. She does as much as she is allowed to for the community all-the-while being bombarded by requests from residents and shaking fingers from the MEB management.I am giving this a three star rating because:The grounds are beautiful and not something you can find in Tucson often.Certain employees have been attentive to my concerns.Some amenities have not been taken care of (by both residents and management)And there has been a noticeable decline in the community feel that this place once boasted for.
We took over a lease and inherited an apartment that had a rusted sink that took over. A year to get fixed after multiple calls and a ceiling that had parts coming off. while maintenance was awesome, we had an issue when we moved in and when we left with the main office. We had rental insurance that was confirmed with an accepted company by the apartment and they still charged us for insurance and when we left, We had a professional cleaner from the housekeeping team at the complex clean the apartment after we cleaned it and they still TOOK ALL THE DEPOSIT and asked for more. They took 2 weeks to mail us a letter than stated we had until the end of the month to respond. They billed us for two month prior charges. I wouldn’t live here again.
Took 3 days to process an application. The front desk person Michael was still calling me for more information to process an application that should typically take less than 24 hours. The reservation agreement he completed was also incorrect. I lost out on money- application fees bc I had to cancel the entire process. I not only lost money but lost time which in these moments are extremely valuable since I needed to move into an apartment immediately. Lack of knowledge and training on his part. Not happy, if I can give this place 0 stars I would. If you have all the time in the world and all the money in the world to give max deposits on a place come here !!
My little family and I just finished up a 13 month lease at Mission Palms and we loved it there! The community is full of elderly people and families. It doesnt get safer than that. We spent all summer in the sparkling pools and loved taking walks around the peaceful grounds. Dominique, Paula, Mari, and Liz were all so friendly and helpful throughout our lease. Maintenance was awesome too. Rich was always super helpful when we put in a maintenance request. I highly recommend Mission Palms. I loved calling this community home!
Everyone is great here! We have had great experiences with Rich if anything goes wrong, he is on it! Our neighbors are all friendly and stop to talk. We have been here 3 years and it feels like home to us.
The maintenance workers here are always amazing. The service was a tad slow this time due to mandatory fire extinguisher checks (not their fault) however whenever we saw the maintenance team, they knew exactly who we were and what was going on. With that being said, we were also in communication with the office. I have never had issues before but I had the displeasure of speaking with Michael who was a poor representative. He was rude and unhelpful. I hope he was having a bad day and can conduct himself more professionally in the future.
This place has a nice and quiet get-away kind of ambiance about it. The staff, especially Domonique and Rich, have been friendly and efficient when communicating any needs or quick questions. The community has a lot of green spaces, and it includes many amenities. Overall, it seems like a great location, managed by an efficient group of people.
If I can give this place zero stars I would! We have lived here for three years in the beginning was great the grounds were beautiful the management was friendly but after time went on You realize other than maintenance workers the management company doesn’t do anything they have completely ruined the grounds not to mention the entire complex is infested with roaches it took five calls for them to finally send someone out I will never live in any apartment complex that is ran by this management companyMEB is by far the worst management company I’ve ever had to deal with there’s so much more I can tell you but steer clear from this over priced garbage
The apartment was cute and adequate for me, but I live with my brother, who is unable to walk the dogs much. So he wanted a bit of outdoor area.The office staff women were all very pleasant and helpful, and Rich, the man who did handyman work did a great job cheerfully and gave good advice.
Great place to live here in NW Tucson. The office staff (Liz, Dominique, Mari and Paula) are professional and extremely nice! Ive called Mission Palms Apartments home since March 2017. Renewed my lease a few times and plan on renewing again. Great maintenance staff as well.
I love this place. We have lived here 2 different times and now live in Tucson and have moved back to Mission Palms. They allow you to plant, paint, whatever to make it your own, as long as its an improvement. The apts are quiet and large. Maintenance people are good and friendly. The pool is huge with a 6ft deep end and is heated in the winter months. The hot tub is great.Office personnel are friendly and ready to help.
This complex has been my favorite that Ive lived in so far! Where else can you take a walk and see hummingbirds in the morning, bats at dusk, and gorgeous landscaping day-round? Besides the sound of a fire truck here and there, this apartment complex is quiet and relaxing! The staff is friendly and helpful and I honestly wish I could just buy an apartment here rather than rent! Thank you for the wonderful rental experience.
I moved into a townhouse here two years ago (2017) and just signed a lease for a third year.I love living here. Granted its not perfect, but nothing ever is.My favorite things:-The grounds are beautiful; grass, citrus trees, and lots of open space. Extremely pleasant outdoor living here especially considering the two pools.-The buildings have character. I believe this place was built in the 1970s. Brick construction is pretty neat looking if you ask me.-The staff has always been great to me.A few problems:-As the buildings are old they dont have very good insulation; expect to pay more than youd like for electricity in the heat of summer. Its really not too bad outside of June-August.-Stuff breaks. Thats true anywhere. I had a leak in the wall. My dishwasher broke. My AC fan died one day. But, I called the office and they fixed it. The maintenance people have always been super friendly and helpful to me (especially Rick!).Anyway, I love it here. Youll likely love it too.

MANAGEMENT SUCKS IN THIS PLACE!I lived in Mission Palms for 2.5 years, and I must say that the first 2 years were fine. The place looks nice and the prices are OK. BUT, since the management changed last year things started going worse: things would take way to long to be repaired, a neighbor had a break-in, and they DO SKIP ALL THE LAWS WHEN RETURNING YOUR REFUND!!!I moved out at the beginning of December 2018, and I just got my deposit back now (2 months later)!!!, and JUST because I called them and called them, and I finally send them an email saying that they will have to deal with my lawyer if they dont return my deposit. Then they finally reacted.Finally, I get my check, but it turns out that they kept some of my money deposit, with no explanation at all. I send them another email asking why, and they tell me that they had to replace the carpet in my apartment. OF COURSE! the carpet was way too old when I got it! I think is unfair that they charge me for that!!!In summary, a couple of years ago I would totally recommend this place, today JUST AVOID IT!!!! MANAGEMENT SUCKS!
Was a nice place to live, but the management is terrible. After moving, they never sent us any bills for repair of the apartment, even though they had BOTH my phone numbers and forwarding address. Just got a happy notification that there’s a derogatory mark on my credit thanks to their inefficiency. When I called them, they were so unhelpful and honestly sounded like they didn’t care at all. Save yourself some money and get a house worth the same price.
I was trying to convince some friends to move here and they said there were alot of bad reviews. Personally I have had only great experiences. The office staff are always friendly and the female manager in back left office knew my apartment number when I went to pay my rent. That is impressive as I only see them when I pay rent. She always asks how things are going and seems eager to keep her tenants happy. Definitely hoping to renew my lease another year if price is in my range. Its always quiet and relaxing here. They do turn the water off sometimes, but always leave a note to let us know. Seems like they are working on fixing the issue, so that is a plus in my eyes. There was a leak issue and they fixed it immediately. I had a issue with dryer. Fixed immediately. I truly have no major dislikes here. I have always believed you treat people with respect and you shall receive it in return. Highly recommend this complex to all.A.Williams

I hope that people will judge Mission Palms on what it is now rather than what it was in the past. We were particularly impressed that the new owners immediately re-roofed all the units. They also answered some previous complaints like taking payments direct from the bank. We are a retired couple who moved here six months ago, and could not ask for anything better. We are particularly impressed with the quality and promptness of service to maintenance. We rented an upgraded, ground-floor apartment and are delighted with the large storage space (that you dont find in the newer luxury apartments), the open spaces between buidings, the ability to put plants out into the lawn beyond our private patio, the well-planned layout with a great number of electric outlets. The kitchen is good size for an apartment, although storage is inadequate. However there is room to put in a couple of portable cabinets or islands. The only minus here is that the landscaping company does not do a very good job of cleaning up after themselves, and doesnt tend to details. Love the dog-friendly atmosphere complete with grassy dog park. We have talked to people who have lived here for 15 or more years, and I think that is a good recommendation. All ages and types of people live here and the people around us are considerate and we often remark on how QUIET it is!
My move-in was easy and efficient. There were a few cosmetic items that needed fixing, which was done promptly. I would recommend Mission Palms to anyone looking for an apartment in the area.
I chose to pay extra for an upgraded apartment which was stated as such due to new appliances. The dishwasher broke within 4 months. Maintenance said it was still under warranty and scheduled the dishwasher company to come out to fix it. However, neither the office staff nor maintenance had any idea as to whether the dishwasher company came out to repair. They kept calling me week after week for a MONTH asking if anyone had fixed it, allegedly rescheduling and then calling me again to see if anyone had come out. Which I did not know since I am at work all day and do not know about dishwasher repair. Again, it has been a month and still my dishwasher does not work and there is no plan as to how to resolve this. The office staff told me it wasnt their problem since they contract with a 3rd party. The office staff could not understand how the apartment complex IS responsible for vendors with whom they choose to work. The office person further told me it wasnt her fault since I had only dealt with her once previously. She did not understand that as an employee, she represents the community. Overall, Mission Palms has demonstrated that they are ineffective and unprofessional as a rental community.
Management sucks beyond belief here. Everything is broken and outdated. The front office does not keep adequate records of anything. If youre thinking about moving here, dont. It looks pretty on the surface, but that is it. Its smoke and mirrors with no real substance. Our washing machine had to break six times (each time taking a week to fix) before they finally gave us a new one. We were in there a week and already had 13 work orders lined up. The railing in our apartment came out of the wall and my sister almost fell when she was 9 months pregnant. They patched it up with a bit of plaster that was never painted over so we had a wobbly rail and a blob of white on our wall. A maintenance guy came out and refused to come inside, instead told me how to fix my own stuff. Im sorry, but at $1250 a month I should not have to fix my own appliances that I had been assured were in great condition anyway. Dishwasher broke, oven broke (it still used dials to adjust the temperature), refrigerator broke, washing machine broke, towel wrack broke when I put a towel on it, bathroom sink broke, toilet broke, sliding glass door kept coming off the rails, no screen doors. They didnt even finish painting the bricks outside our apartment, nor the ceiling on our balcony. We had roaches. No one ever came out to spray. The grass was dead for half the time that we lived there. The sprinklers sprayed my car more than the actual grass and ruined the paint on my brand new truck. Just dont move here. It was a horrible experience for my entire family. Sure, the space was nice, but its not worth it when nothing works and the water gets shut off every other day without warning. The only person who works there that is worth anything is Rich. Unfortunately everyone knows that so everyone asks for him, which means it may take a bit before he can get to you.
If I could leave 0 stars, I would. I am not one to leave bad reviews but we have had nothing but issues since moving in. The pool and grill area is disgusting and the fire pit has not worked since we November. We ended up buying our own printer because the office printer never worked and the computers take 15 minutes to turn on. A lot, but not all, of the staff is rude and unwelcoming. I have had several issues with paying my rent and the online portal. There is dog poop everywhere and I have to put in a maintenance request several times before it gets answered. Honestly, I could go on all day with how disappointed I am with my decision to move into this complex. Whatever you do, save yourself the trouble and choose a different complex to move into.
Its been a nice quite year. the area is beautiful, They a bunch of little stuff around the area like miniature golf tennis 2 pools a hot tube a gym. The pools are open all the time day and night and the main pool is heated so its always nice to swim. the thing that stops me from giving them a 5 stars is they lied about the gym being 24/7. I work over nights mainly so that was a deciding factor on moving in. everything else won me over though going to live here another year.
I have lived at Mission Palms from June 2017 thru August 2019. I think its fair to break down the review into sections.Apartment complexes: the units have a nice, split floorplan (I lived in 2 bedroom first floor apartment). There is carpet in the bedrooms and laminate floors everywhere else, including bathrooms. Plenty of additional storage and a sizable patio. The cabinets in the kitchen and bathrooms are really outdated, probably, original (1970s), so dont expect it to look and feel nice. The appliances are also very old (fridge, stove, washer and dryer) and thats whats going to keep your electricity bill high regardless of the season.Maintenance: the nice thing about Mission Palms is whenever anything breaks (and things will break because they are old), you can always call the leasing office and someone will be with you within a day. Richard and Ray are great repair/maintenance guys, but at all costs avoid Augustine if you can.Territory: thats what kept me living at Mission Palms for so long. Beautify landscaped community, with lots of mature trees (3-4 story high eucalyptus and palm trees), fruit trees (oranges, grapefruit, mulberry and pomegranate), and grass that is always green. It was a pleasure walking those tiny streets. There are 2 pools both of which are nicely maintained, shaded kids playground, a dog park, soccer field and abandoned mini-golf course (in a very bad shape). There is also a small gym which you can enjoy for a extra one time fee (you must buy $25 key) and the clubhouse which you can use during normal office hours. That is something that makes Mission Palms so great.Management: pretty bad management which became progressively worst after Elizabeth Taylor took over Carmen. The staff is incompetent (they dont even know how to double check your rent) and the manager is too busy to do anything about it. They keep on changing rules and overall, making the community less friendly. For example, recently they said that there should be only patio furniture on the patio (with a $25 fee for noncompliant tenants) so everyone with kids had to scramble and figure out where to put those push cars. Also, manager does nothing to prevent the crime at the community. I have reported to her multiple crimes (stolen packages, hit-and-run by the neighbor), but she just does nothing to prevent shady individuals from living there. Management is the reason why we moved out of Mission Palms.

The neighborhood/complex itself is nice, but the front office management is horrendous. In general they are very disorganized, employees do not communicate important information to one another, and they told blatant lies and misinformation on multiple occasions. They also like to dodge responsibility for their mistakes by blaming the previous management, even though the transition occurred late 2017/early 2018. Look elsewhere for housing. There are a handful of better options for similar price within a mile radius of Mission Palms.
I’m glad my feiance and I decided not to go with this place. They charged rates on the lease that made no sense before move In, most likely to get more money from us. After we declined their offer and stating we want to move in a different direction. They made no effort to try and keep us or apologize for any unexpected fees. They also, refused to refund the deposit we made to hold the apartment, because they made a typo on the paperwork. Please be aware of this place before move. The cost is not worth the hassle.
Renters beware! I used to live here years ago when it was very nice. Obviously under new management now. The rent is very high for an apartment which I was willing to pay for because of the safety and quiet. Since living here for the past 13 months I have had many problems. The gate had to start being locked due to cars being broken into and stolen. No heat for 5 days in November. My apartment was in the 50s and they just let it go until I finally called them out on the renters rights. They got me a hotel on day 3. Still no heat. I had to go to the office and stay for an hour to get a hotel room again. They finally agreed. The water has been off several times each month. The main pool is nice with the cabanas, but has been closed several times, and hot tub not working. Front office cant keep staff probably because of the office manager which I find to be VERY rude and pushy. I just put in my notice and the manager kept trying to make my write why I was moving, which I explained the above problems, and she made several excuses. Never once apologized for the lack of water and heat, which one would expect to happen. I did get a teacher discount as was advertised, but the neighbor that moved in at the same time which is not a teacher pays the same amount of rent. Also, these apartments have become very noisy. I hear the security gates being slammed and music coming from the neighbors. Very sad that this place has went so far down hill. I would not suggest these apartments for anyone. Is definitely NOT worth the money!!!!!
The bathroom fan was fixed after we requested. That was great. However, We are not happy with the fan being replaced. It has so much noise when we turn it on.

Female Renters BEWARE!! I had a man on drugs run up to my apartment while I was home and try breaking in and then a man staring up into my window with binoculars. I have requested to break my lease and have the $2,000 early termination fee waived. Police have been involved and management refuses to make any exceptions. I have not felt safe since I moved in because a week after moving in there was a swat team stand off with a felon. Make sure you look up the break-ins too that were happening last year. Safety is a serious issue here!
The new ownership of Mission Palms Apts has gone down hill from the last company. I have lived here for over two years. This last year has by far been the worst. Our vehicles get damaged by the renovation crews they have working here and there was no note on the damaged car and no one knows about it. Your covered parking is at the whim of the office to be revoked due to maintenance crews. The maintenance crews take weeks for them to come to fix anything and then they dont fix it right and have to come back two and three times to get it right. I had my truck stolen from the parking lot here as well. I would recommend finding some place else to live than here. Our lease is up in March and we are leaving.
Absolute garbage. Living here has been a nightmare. There are, likely, numerous tenants rights violations occurring, but if you cannot afford to move, then you are stuck here. Chief among the issues here is the awful staff. Rude, unhelpful, and even antagonizing. Access to water is often limited and unpredictable. Water is shut off without warning, over and over again. They have painted the buildings on the outside and done landscaping, but the structure of the buildings is absolute garbage. Very old and falling apart. Ants and cockroaches are a regular inconvenience. We have had a broken refrigerator for 2+ years which they refuse to fix or replace, one maintenance man came in to place a thermometer to gauge the interior temp, he was supposed to return in 24 hours - 6 months later the thermometer is still in the fridge, despite numerous calls to the office. We had a car parked in a free space and got a nasty orange towing sticker, claiming that the reason it will be towed is because the tags are expired. Is Mission Palms patrolling the entire community to check expired tags or is this a clear case of discrimination and retribution? They are a disgusting company.The grounds and mature trees are pretty, but the nightmare of the dilapidated infrastructure and the negligent staff has been a cause of constant stress from the first month onward. Needless to say, after several years of abuse and terrible living conditions, we are finally moving and it will be the best day of our lives!I highly advise anyone looking at this community to stay far far away from this dumpster fire of a leasing company.

My experience has been mostly positive with great experiences with your maintenance crew. Had some bug problems but my main problem is with your landscaping contractor. The irrigation issues and the rare pickup of debris is very disappointing which I have brought to your attention on many occasions remain unresolved. Despite my disappointments, this is a great place to live.
I was told all new appliances before we moved in. On our second day, our dryer went out. And it clearly was an old model. The LED lights on the oven are already going out. The maintaince guy got mad that he had to come in and fixed both of our toilets and shortened the chain on one so I have to hold to flush now. He clearly made it that short on purpose. Biggest mistake Ive ever made was selling my soul for 13 months to this dump
I have lived here for the past 9 months and the staff has been very efficient and accommodating. As for the maintenance staff, they have always responded in a timely manner. I have had no problem whatsoever with noise..very quiet ! The property is @40 yrs old although many of the units have been renovated.. The only major problem I have had is during the winter months my gas bills were extraordinarily high due to drafts throughout the apt.. single paine windows throughout..and other than using a space heater in the bedroom...the apt. was very cold (brick walls) and uncomfortable during mid Nov thru March.
I moved into this apartment complex several months ago, and my experience has thus far been less than exceptional. I rented one of the two bedroom, 2.5 bath, two story town homes in the back of the complex. My rent is generally $1,100 a month (depending on the water charges they decide to add to my account), and the apartment is listed as a luxury apartment complex.To be clear, this is not luxury, not at all. This is a mediocre or standard apartment complex. Some apartments are upgraded, but everything used to upgrade them are of the lowest and cheapest quality.When I first moved in, the paint was still wet, the carpet was disgusting (it literally smelt like old cheese and feet, was covered in fur, and stunk up the upstairs), and there were a number of issues with the home itself. The home was still filthy, there was hair everywhere, it smelt terrible, and the apartment was not cleaned. Before I moved in, they installed a new fridge, which was not done properly. The fridge continues to randomly shut off, and my food will rot. Otherwise it freezes my food and it goes bad regardless. The dryer would not dry, and was stuffed full of lint. And the dishwasher would not wash, the spout in the middle was completely broken.After I started living here, I noticed so many other issues. EVERY SINGLE ELECTRICAL OUTLET has broken. I have two working outlets in my living room, and one in my kitchen. The screen doors always fall off, the shower door fell off mid-shower. The caulking in the bathroom was absolutely disgusting, full of mold, and smelt terrible. The railing on one of the upper patios fell off the wall (my friend almost fell off the patio because of this). The AC actually started smoking, but they didnt replace it. The upstairs DOES NOT COOL. I have to crank my AC to 65 degrees F for the upstairs to get below 90 degrees. I cannot sleep upstairs, and my candles actually melted. Because of this my electric bill is consistently $400 plus a month. I have NEVER in my life had an electric bill that high because of AC. I am generally conservative with my AC usage, so this was absolutely devastating to me. A single mother does not have that kind of money to throw at an electric bill because the Fn AC doesnt cool.I have had to ask for my stove, dishwasher, and dryer to be replaced; of which they only replaced the dishwasher. They try to put bandaids on everything, but it will only break a few weeks down the line anyways.I have had my vehicle broken into, there are young teenage boys in the apartments which put nails under tires (I have had to replace all four of my tires, and one of them twice), and there are dead animals everywhere. I do not think I can list all of the issues at this apartment without writing a novel.I dont have a lot of money, and I moved here with the expectation that I would be able to continue to raise my daughter in a good environment, but I was most certainly wrong. I now have to spend $1,600 a month just to live here in semi-comfort, and its beyond belief.As for the common areas, I love to use the pool as much as possible, especially because my apartment is deathly hot. However, I can only swim in the front pool. The rear pool is always clouded and filled with debris. The front pool is so overly chlorinated that my eyes puff up and I cant breathe.I do NOT recommend this place to anyone. I am giving this apartment such a low rating because the amount of money I pay does not account for the environment I am living it. If I were paying $700 a month, I would rate it about a 3.8, but I am paying for luxury. I am paying for a two bedroom luxury apartment for my daughter and I. And this is not, by any means, luxury. I do not believe that I am getting what I pay for, and I do not want any other prospective residents to be fooled into believing that this is in any way a luxury apartment.Hope this helps prospective residents.
My best apartment! Customer service is awesome and worked with me. I can overlook all utilities are separate and minor leaks, the maintenance was ok (not the best.) The size and location of this place is beautiful.
Original review 6/2018 (1 star):We’ve lived here for a week and the customer service we’ve received has been absolute garbage. The front office management has lied to us twice since moving in (a small lie about the appliances and a huge lie about our security deposit), we went without hot water for 5 days and had to call maintenance repeatedly for help, and they tried to charge us $150 to put the security door back on the entry because some previous tenant decided to have it removed. When I asked the property manager why we were expected to fix another tenant’s mistake, all she could tell me was that she had no way of knowing when the door was taken off—which is completely irrelevant— and it was clear that she was not willing to compromise for the happiness of her tenants. The lack of respect and helpfulness from the front office has made our first apartment experience a nightmare. We will most likely not be renewing our lease with Mission Palms when that time comes.UPDATE 3/1/19 (3 stars):We’ve been here for about 9 months now and things are better. We don’t have to interact with the office staff much, but they replaced some people and the new staff is much friendlier. The office manager is always in a good mood and she know she her tenants personally, which is nice. The first month here was a nightmare, but everything after that has been easy going. The only downside now is that the water gets turned off at least once a week, which is a huge inconvenience.

After moving to Mission Palms in 2015, I realized the sprinklers between the parking lot and my apartment were soaking the side of my apartment and my car in my assigned parking space. I asked that it be fixed. The sprinklers repeatedly soaked my car and left mineral deposits on it as the water dried. Eventually the water deposits would no longer come off when having the car washed. I made repeated requests to the office to have the sprinklers fixed.Finally, after pointing out that my car was damaged, the sprinklers were fixed in April of 2018, but the damage to my car has been done. A body shop gave me an estimate for repairs valued at $2,700. Mission Palms and MEB management have told me they will not cover any repairs for the damage to my vehicle.The landscapers hired by Mission Palms are, in my personal opinion, atrocious. Our courtyard is rarely cleaned (when I moved in, they used to come through regularly with the leafblower), and the gathering leaves and foliage provide a habitat for pack rats and mice. My neighbor has seen mice brazenly nibbling on her herbs, and I found a rodent on my front porch hiding beneath a cactus planter. I’ve repeatedly had to call the office to ask that the leaves and plant debris in our courtyard be cleaned up and for the pest control company to deal with the rodents.Water to the apartments (Mission Palms uses a well) is often shut off for repairs, sometimes with little to no notice. I have 20+ emails regarding water shut offs, repairs, leaks, and problems with water pressure since I moved in.Overall, Mission Palms was a pretty nice place to live when I moved in. While I’ve lived here, I’ve watched the landscaping become neglected, my car has been ruined, and my rent has gone up nearly $70.

Mission Palms has a beautiful property. Fruit trees and fauna and flora a plenty. That is all is has.Though it seems like an oasis at move in it is so poorly run the buildings so old and decrepit it’d be hilarious if you didn’t have to live in it. We have a disabled child who is very sensitive to heat due to his autism. We were assured all rooms of the apartment had super cold air at move in. When we moved in the ac in his room didn’t work. They told us they didn’t expect anyone to use the second bedroom as a bedroom, but as storage. Despite its two windows and closet and light and air vent and it being labeled second bedroom. I said in that case we will buy a window ac unit and you should charge us for a one bedroom apartment. They laughed and said no and that they wouldn’t fix it because then they’d have to reroute the entire ac vent and worse said it didn’t work in ANY of the second bedrooms! At that point they had us in a lease. We asked them to at least put free ceiling fans in. So they did but they didn’t wire them through the walls but left the cord taped to the roof. Now the ceiling fan isn’t working and hasn’t been for 3 days and despite my calls they won’t prioritize it. Even though it means we have no air and that the room is unlivable as it’s summer.This is far from being the only issues we’ve had with Mission palms. Every month they shut off the water at random, almost never with 24 hours notice and do not offer free water or drop off water bottles. They tell you (when you DO get a warning) the night before to fill up your bathtub as if we are in some third world country. The water here is not even drinkable without being filtered. It’s from a well and we are 90% sure it’s got traces of lead. One month they shut it off at random 5 times. So if you need to shower or hell want to drink water for ya know...living you’re screwed and will be taking off to the store.Add to that if you live in an apartment near orange grove you hear the road because the windows are single pane. And no, they won’t replace them with updated windows. Meaning in the summer you’re paying sometimes as much as $250 for energy for a 2 bedroom unit. Because they let in the sun and heat.Also if you live in an apartment near orange grove the fire station down the street sends our trucks sometimes 6-8 times a day. Even at 4 am they blast their sirens. Even if no one is out.If anyone smokes below you it goes right into your unit. There’s absolutely nothing keeping it out. I’ve heard each of our neighbors fight (again thin windows) and the wall separating you from your neighbor on your floor might as well be paper. If you’re in the bathroom you can hear exactly what your neighbor is doing on the other side.They try to lure you in talking about free fruit but in reality anyone can take them. If you’re willing to climb. Most the time it’s rotted from birds eating it and by the time they hit the ground bugs are on it. I’ve seen some weird bugs since being in here. We are lucky to be on the second story but I’ve heard several residents complaining about snakes and other critters in their first story apartments. Some flood during monsoons because the buildings are old and weren’t built for it so their doors slope down. Last monsoon season no one had power for a night. It was well over 100 degrees.Also if you have a disability this place is violating several laws. They have some handicap parking but in several places the sidewalk is a curb instead of a ramp and the place is not accessible. They may lure you in with promises they will work with you but the front office lies constantly to your face. Telling you oh we will fix this right away, whatever to get you to leave and then they do nothing. Whether you’re kind or crying or begging it doesn’t matter, they’re very cold and very unprofessional.I know what you’re thinking. It’s beautiful from the outside. But trust me, you don’t want to get stuck living here. Walk the grounds when you want- at least that’s free- anything else you’ll be paying for in too many ways to count.
Dont move in this apartments. We where here for a yr, we had mold in our room by our bathroom. When I called to tell them the carpet was wet and I didnt know where it was coming from they came to see it and try to blame us that we didnt close the shower door right. So they put a seal on the shower. Again it was wet so the cut a hole in the wall and sure enough their was mold. The water was coming from underneath the toilet under the floor. So I called the office because they left the hole open. I was 8 months pregnant and they needed to clean it. Well the girl in the office I believe her name was Coral. Say to me to clean it my self with clorax. My husband was so upset. He cleaned it up himself then he put a bag and taped the wall because that was where we had to sleep. That hole stayed like that for 3 days. We always take pictures of everything and we sure did of all the things in this apartment. When our lease was up in was SO Happy to move. I had my family and friends come help us move as soon as possible. We left that apartment so clean better than when we come in. And sure enough we took pictures of the whole apartment for security because I didnt trust the people in the office. And of course when I called because is was like a month after we left about our deposit. The same lady told me we where not getting it because of damages in the apartment, I asked what ddamage?? She couldnt respond so I told her we have pictures to prove that their was no damages. And she said the did too and that they had a list so I asked her to send it to me she said OK. Never got anything. It was very disappointing because from the outside they look beautiful with all the trees and the pool. But it was a horrible experience. I was so ready to go back and show them our pictures and get our deposit back. But I have an awesome husband that was willing to let it go because like he said they much be starving for MONEY. please anyone that is trying to move in to an appointment do your research and take alot of pictures when moving in and out. Hopefully that will help you!!
Mission Palms is by far THE WORST place i ever lived. It is infested with insects, including BED BUGS - and they will make you pay for the treatments - trust me because it happened to myself and my wife and 2 year old son. We moved in, and immediately before moving any of our furniture into the unit we noticed these insects. The apartments made us move out of the apartment during the treatment, made us pay for the treatment, and made us pay rent on top of all that! And they will not hesitate to enter your apartment even if they dont give you a 48 hour notice. My wife caught some man opening the door one time, and she had no idea, nor myself - that they were trying to come into the apartment. This has happened on more than one occasion. They do not care about you or your family well being while on their property. Also, many things were broken when we first got into our unit including a refrigerator, heater, and multiple electrical issues. Seriously - DO NOT LIVE HERE. They will not take care of you as a paying customer.

I escaped mission palms.... Renters beware. It is not what you think it is . Look elsewhere. Consider yourselves warned. I lived there 2 years and 2 months 2 -13 month leas terms. The first year it was nervana, I thought I would never leave Mission Palms. Then the the property was sold to a investment porfolio and managed by MEB. MEB should be run out of business for the the way they treat people. [ Google MEB and read through the nightmare reviews on their web page !] We signed a second lease because we had no idea just how bad things were going to get. The took paradise an within a year made a slum out of it. I am not going into to detail. I do not have that much time to waste. Everything is primp and proper when you enter into the property. Pay close attention to everything behind the rental office. The further back or to each side you go the worst it gets. They advertise heated pool. They measure the pool heat by the temperature coming out of the pool heater. Which says 82. The heater comes on at 10 and goes off at 4. That is not enough to even raise the temperature in the pool by 2 degrees. The pool is freezing cold most of the year. The same deception follow through in everything else at Mission Palms.
The ladies in the front office are really nice and helpful but the apartment policies are ridiculous. After the 4th of the month you get a $50 dollar late fee and a $10 dollar additional charge for everyday after that. Now thats fine, I understand that many apartments do this but you CANT pay them online so they require you to use a PERSONAL CHECK. So if you use ONLINE banking or a bank that has a physical branch hours or a state away youre pretty much screwed driving to get a personal check if you dont have any which requires additional gas money . Besides that everything breaks down often like toilets, dryer, dish washer. Pluses are the quiet vicinity, well done landscaping and lots of trees, also lots of natural sunlight in apartment which is nice, everything is kept pretty clean. EXTRA: You cant have cox internet at these apartments so you have to use Comcast or century link which is a lot slower for the same price. I pay to have 70 Mbps from Comcast and its slower than 50 Mpbs with Cox. Ive done tests and the speed ranges around 15-30 Mbps, just a heads up(maybe its my router or all the apartments here but still slower than Cox on same router) On another note Comcast allows you to use any Comcast hotspot anywhere so you can virtually have internet in many areas of the US although its pretty slow but still a small positive to an internet thats marketed a lot faster than actually is. I would give this place 3 to 4 stars if paying online wasnt such an issue and my appliances werent so mediocre. Theyre good about fixing them but its annoying to have employees come in to fix something so often.
We initially enjoyed living here 2 years (2011-2013)and noticed it went downhill our final 6 months. Mostly customer service issues, management and maintenance problems. Although it has attractive landscaping and amenities, for us the cons outweighed the pros. First, there were many water shutoffs over the course of 2-3 months. Usually no warning and no timeframes were provided to tenants. Despite having our email and cell-phone contacts, if we were alerted about the shutoff, if we were lucky, it was after the fact and a note was posted on our door. Access to water was one of the main reason we left. However, after our walkthrough and moveout, we were supposed to receive our security deposit in the mail to our forwarding address. We made several attempts in person and on the phone to provide our new address and complain about the absent deposit written in the contract. On one occasion, we were told by an office person that paperwork was being processed and backed up a few months, so she wrote on a post-it and indicated she would relay the message to management. Although we asked to speak to the manager, it was apparent that she was on an important phone call that involved much laughter, which we could here from the adjacent office area despite her knowledge of us waiting to see her after scheduling an appointment several weeks in advance! After leaving 2-3 phone calls over the course of 3 months, we figured we would never see our deposit and cut our losses, thankful we no longer lived here. We moved out over 6 months ago and still have not recieved our refund.

Dont want to get to much into details so ill try and keep it short!Workorders took forever! Im pretty sure it wasnt maintenece because talking to them they never heard of any work order and jumped right on it without one! (maintenece very nice and very hard workers!)The office would just blame maintenance! You could tell the managers are a little unorganized!My biggest complaint is still to date... still fighting for my deposit! They claim we broke our lease, didnt clean the carpet and certain areas in certain rooms... we left it spotless! The only reason we are being considered for our deposit is we had all the reciepts and the contract was incomplete. After moving out 7 months ago, 4 visits, and 9 calls... were still waiting with promises everytime of a call back and soulution to the problem... still waiting.Beautiful place, nice pool. KEEP YOUR RECIPTS AND TAKE PICTURES WHEN TIME COMES TO MOVE OUT! Just want you to enjoy your time there and take this advice to save you the headache.
