So I went in and told her I planned to move back from Nebraska and that I used to live there. She could have cared less. I asked her what the pricing was and she told me to go online. She wouldnt even hand me anything. I was simply dismissed!Why would you have so a cold unfriendly person leasing?Unreal!

I absolutely love the relationship that I have built with the staff and also the crew who goes around and helps to repair any needs of the property. If you’re looking for a place to call home Tualatin Heights is the place to go.

The floor plans are wonderful. It has really never felt like an apartment to me. Maintenance is very good, it is always clean. Service requests are done asap and with satisfaction.
So much mold!! The closets had to be bleached at least Every couple months. We actually had mushrooms grow around our water heater. In the two years we lived there, I was sick more than I ever have been in my life. We had these bugs with 100 little legs all over, inside and out. And the parking was a nightmare. The pool was closed more than it was open and maintenance people were quick but usually had to fix something twice. Office people were very nice! I witnessed three hit and runs and the cops were there maybe once a month. 1,800 a month was not worth it.
I have lived here for more than 5 years and the maintenance here is top notch. Any request I have made has been taken care of within a day or two. I never question that it will be done. I just requested new updated blinds on my windows and they were more than respectful of my window treatments and curtains while installing them. Best apartments in have ever lived in.
Friendly staff who took the time to answer all of our questions without making us feel rushed and unwanted. I believe it was chylo who helped us thank you we appreciate your time and look forward to being in the community.
I have had mold, no screens on my windows, repeatedly called about smoking neighbors in an undesignated area, and neighbors cats trying to get into my apt, everyone I would leave a message they wouldn’t respond, if they did in an instance it was short yes no, without explanation. I now had tried to get a hold of their corporate office and no reply now have a 10 day notice to pay my bill when all I have been trying to do this whole time was to talk to someone about my last bill, doesn’t seem hard. I left my apt spotless still was charged I did not have pets I did not have lots of people in my apt. It honestly has been the worst experience in apt living I have ever had. The parking was also terrible, every year rent goes up if you don’t respond with every notice it’s the way to do business. I have been deeply saddened by how I have been treated.
Great experience living. The management team is amazing. Genesis is the sweetest and is always making sure we’re doing okay when we come in for anything. The complex is great as well. The people are polite and quiet. Very peaceful place to live
I moved in back in April. Our move in was easy and seamless! Christine, Jay, Mike, Carlos and David are all wonderful! The service team responds quickly and fixes what you need in a timely manner. I highly recommend this community! Not only are the staff top notch, there are a ton of amenities and the location cannot be beat!

I have lived here for over two years. The rent has increased dramatically and the quality of living has decreased. Every few months management imposes new rules that further prohibit the quality of life here. The buildings are old and they refuse to do the necessary updates to make living here acceptable. There are not enough parking spaces for the residents. When complaints are made, management tells you to call corporate and then corporate tells you to contact management. Customer service here is a joke as no one in the office actually seems to care about the quality of living experienced by the residents.If youre looking for somewhere that feels like home, this is not it. I would not recommend this place to anyone and I cannot wait until my lease is up so I can move. Id leave sooner, but the cost of breaking the lease here is astronomical. Good luck to anyone that moves in here. You will be disappointed.
This place is TERRIBLE! I will tell everyone and anyone that will listen how terrible this place is. 1. The manager of UDR Cassie has the audacity to tell me I was a bad parent when calling in the have thorn bushes cut back to prevent my child from being hurt again. 2. A pregnant friend of mine almost lost her baby falling from our balcony after two boards snapped under her feet from how old and rotten the wood is only 2 days into moving in 3. My same friends husband almost fell down the stairs when the cement stairs broke under his foot when he was leaving my apartment. They lied to us numerous times, they stole my porch decorations because it wasn’t “allowed” to be on the porch, they came into my home without permission more than once. My walls were yellow from the years and years of smoking in the apartment. They lied about updating our apartment and said it was just the carpet. My stove needed to be replaced due to it being so old it wouldn’t cool down and it burnt my 2 year old, they said they forgot about it and that it should have been updated prior to us moving in. It took another 2 weeks to get a new one and they didn’t even hook it up correctly. My husband had to try and fix it because the maintenance men never showed up. They are seriously the worst place I have lived and I have moved a lot in my life. This place should be torn down and made to start over. They don’t even deserve a star 🙄
Three stars. The staff are friendly and the apartments are as advertised. The parking spots however are few and far between. After renting a three bedroom, we have one spot “included” (we pay additional for it) and a complete gamble on whether the other two roommates will find any open spot. God forbid we have a guest.....we have to have them park in a local grocery store and shuttle them to and from......hope we never have a dinner party......if you want to move here hopefully you own only a bike out can keep inside the apartment.
I love living here everyone is so nice huge complex and kid friendly. Managers are amazing and friendly, Maintenance crew are quick to respond and to fix it. If your looking for an apartment complex with lots to do this is THE place! HIGHLY recommend you check them out!
The leasing office bait and switched us, leaving us dissatisfied with our choice to live here. However, the maintenance guys here are top-notch. Mike and Carlos show genuine care for their work. They have since improved our apartment and we are now much happier!
You get NO free spot. There is NO guest parking. The grounds are not up kept (unless you are by the front office or road). None of the office workers seem to be on the same page. The one lady’s favorite response is, “I don’t know why they told you that but it is wrong.” The parking lots flood because of the sprinklers — I can’t wait for it to start raining — and the sprinklers cover all of the sidewalks! This place will take you for all the money they can and do nothing to actually improve your place.
Just moved in almost a month ago, so far it has been a great experience. The maintenance team is very helpful, David, Carlos, and Mike go above an beyond in everything they do. Also, they just painted the buildings and it looks great. I highly recommend this community, close to shopping and fun with little to no commute!
DO NOT MOVE HERE!!!!!For the safety of your children, your health and sanity. Just don’t move in here. This place is filled with MOLD. REOCCURRING BLACK MOLD. I have a ton of photos and proof. The first issue we had, not even a couple of weeks in, and our front burner exploded while I was cooking. The sinks are always leaking and we got a SUPER DIRTY APARTMENT. I have severe allergies to pet dandruff and the apartment we got, was FILLED with pet piss, and pet hair. We had to clean the carpets many of times. And request for shampoo but it was only partial because we had furniture moved in. Our walls were NOT painted and had stuff all over them. We had dirty doors. It was a wreck. The beginnings of our carpets were shredded and old. Who ever lived there previously had to of smoked cigarettes because we do not and whenever we moved in our bathroom always smell really bad and I had to use the second bathroom and the main bathroom was the one to our children for bathes. Sinks smell ROTTED. But it was horrible. When we requested a paint job, they put on the order, “Cancelled.” And it did not get taken care of. Maintenance sucks. Parking rules are BS. We lived next to some seriously disrespectful people with a huge box truck so it was always hard to get around to our car at 3 AM every day. People SPEED LIKE CRAZY. I almost got hit twice with my kids in the car because management doesn’t enforce rules, or have cameras. It’s such BS there. It was our first apartment. Lesson learned. Google should change their policy and allow no stars. This place was a nightmare to move into. They told us that the apartment we were getting was updated.... it wasnt. The apartment was gross when we moved in, nothing was cleaned. There was garbage in cabinets and used razors in bathroom drawers. My PREGNANT friend almost fell through our back porch luckily her husband and I were there to catch her. We called the apartments immediately and the next day somebody came out to fix it He cut a piece of board that was a little bigger then the whole and covered it up... He told us that he was going to put in a new request because the wood was rotted and advised us not to use the deck. We then didnt hear anything for about two weeks. I finally followed up on it and Cassy (who deserves her own post with how rude condescending she was. Also parent shaming... really) told me that the maintenance man who took care of my porch had no idea what he was talking about that our wood is fine and that he was let go from the apartments. HE THEN SHOWED UP THE NEXT DAY TO FIX ANOTHER REQUEST. I called again and they said they had professionals coming to evaluate. They sent somebody who told us that our porch was fine and nothing was wrong with it. Then a few months later EVERYBODY else around us got new porches! I called the office again to tell them we wanted it replaced because we still didnt feel safe being on the porch or allowing our children on the porch. They told me again they wont be replacing it because they found nothing wrong with it. About a week later we get home to caution tape and a plywood board across our back door with our porch gone! Including all of the stuff we had on our porch. They told us they had it all in a storage unit but they werent sure which one so they didnt have a way to get us our stuff back...…… There is never anywhere to park EVER. I have so much damage done to my car from my neighbors not knowing how to park and hitting my car not just with there doors but I have new dents on the back and front of my car as well. They never answer the phone when you call and if you leave a voicemail dont expect to hear anything back. They had a homeless person living in the parking lot in a broken down car nothing was done about that. They had tweekers living below us. They constantly had sketchy people in and out of there house. They turned into a no smoking property and yet my pregnant roommate and her 3 year old daughter had to walk through it everyday cause the neighbors didnt care. We left multiple message about the problem and nothing. I have called 6 times alone today to get our final bill so we can see how much money they plan on charging us for having to replace literally everything they told us was replaced before we moved in. Honestly the worst 14 months of my life. Avoid this place like its black mold (which there is an abundance of by the way.) Happy apartment hunting!!!
Lisa was very nice and let me hang out in the lobby area while it rained! My family used to live here when I was a toddler and from what I can see it is has improved drastically. I really like the new interior design they have going on. Food, shopping, and bar hopping are all within walking distance.
Its been good we moved in almost a week ago and its been pretty normal so far.
This was the first place my family and I moved in to after the move from Texas...it took me a while to accommodate to the economic differences between there and Oregon, but in our one year at this complex, it was a fairly good one. Office and Maintenance staffs were accommodating to our needs. The complex was close to work, my kids schools, and numerous city amenities. But the decision to move was not due to unfair treatment by management, but rather a very hefty increase in rent, one I could no longer afford. Thanks for helping us get our feet wet in Portland, Tualatin Heights.
Big shout out to Mike, the service tech maintenance guy! He gets to your problems around the home pretty quickly and does great job fixing the problem! He is very nice and super friendly!Love the community here as well! Very pet friendly and love all the grass and walkways. They even have a little dog enclosure for the pups to run around in!
We are currently looking for a place to live. Lisa showed us around and was very friendly and helpful with all of our questions. The property looks clean and the buildings are in good shape. The two pools puts this place to the top of our list!

It seems to me that the only time people ever write reviews is when they are upset. With that being said....I would like to take this time to state that I have really enjoyed living at Tualatin Heights. The office staff has been very helpful and the maintenance staff is great to work with. The community is full of great amenities, units have been updated to give them a more modern look, and the grounds seem very clean.This is a great place to live in Tualatin.
Do not move into this place!!!!This place has the absolute worst staff imaginable. Cassie the manager is completely unprofessional. She does not listen to concerns, she does not return your phone calls and shes outlandishly disrespectful to tenants with public threats. These people will lie and extort money out of you every chance they get. They are so shady that they intentionally do not inform you of issues until after they can charge you more fees. I believe they are in business with the tow company as we have wrongfully been towed twice, with admittance from the staff but they refused to reimburse our towing fees. Im appalled at the disgusting behavior and lack of quality living you get at Tualatin heights. Something must be done to fix this by corporate.If I could give this place negative stars I would because 1 star is far too much.

Very unsatisfied with TH. Just moved out after 18 months living here dealing with inconvenience after inconvenience. Always had a positive interaction with Genesis and Chylo, but the general property and the apartment itself were less than stellar. Had to deal with pre-existing fleas upon move-in from the previous tenant I believe, which re-occurred every few months requiring me to treat the whole place each time to get relief. Everything seemed dirty and there was tons of water damage that some maintenance person just painted over. I repaired most items to save the hassle of filing maintenance tickets, but yet the day I moved in the dryer didnt work at all and had to be replaced twice to find one that actually worked. I just moved out last week and after a week of cleaning and trying to make everything look at least as good as it did upon my move-in, I just received a final account statement trying to keep my entire $850 deposit and charging me an additional $915 for paint, cleaning, and complete replacement of the carpet. I took pictures of the entire place upon move-in and move-out and will be contacting the local business bureau, the local news, and a lawyer to talk about fraudulent business practices here. I was concerned about some of the previous tenants claiming that upon move-out they were charged insane amounts, but I chose to believe that maybe they were just exaggerating because they were unhappy about the circumstances of their move-out, but now I see it was absolutely true. I did not cause anywhere near $1,560 in damage to this place. In fact the amount of mold that I found growing in the closets upon moveout, because the roof apparently leaks all over the place is probably the cause of some of mine and my kids health issues. Very, very unhappy with this place.Update: 1/17/20 - So after going back and forth for the last 2 weeks with UDR Billing Department. They couldnt prove anything to me about these insane charges. They sent me a closeout inspection report that shows 1 photo of 2 tiny spots on the underside of a carpet that are probably 3-6 inches from a wall, which is conveniently enough, exactly where I complained of water damage and mold growing. So they told me that these charges will stand even though my pictures show a different story of the condition I left that apartment in. I will be contacting an attorney because Im not going to be railroaded into paying for something that I did not do. Im attaching pictures of some of the stuff that I found from the leaking roof all over these apartments.

DO NOT MOVE IN HERE!!!! They only have a few apartments that they use for pictures. I moved out and they charged me for rediculous things. Pretty much to remodel the whole apartment, which I know they don’t do because apartments are not in prestige shape like they advertise. The manager Cassie is like an old wore out judge that does everything by the book with zero compassion for anything. They have strict rules. Practically like living in a prison. You are not free to have anything in your back porch. Can’t even leave your car parked in the parking spot that you pay for, for a certain amount of time without being threatened to have it towed for not moving it. As soon as the new manager came in I saw people left and right filling uhauls and getting out. I’d hate to see anybody go through the torture it is to live here.

Is it possible to give one star? They charge you to pay your rent they charge you for damage to your apartment that was there when you move in(they even give you a paper to fill out when you move in to say what damages are there the day you move in yet still charge you for it when you move out?) the management sucks! They hardly ever answer the phone if they do and they know you’re upset they will put on on hold then your call when somehow get disconnected multiple times now. If you are you they think you know nothing and try to take advantage of you. Parking is horrendous! I’m just all around disgusted and unsatisfied with these apartments
Yes, DO NOT MOVE HERE! They built a fence in the back with out telling us. When we moved out we were charged for having them pull out the weeds and cutting the grass. Before they built the fence the grass was mowed every friday. They charge for new carpets regardless of condition. also was charged for a new drip pan. We have no idea what drip pan they were talking about. was charged for new paint as well. When we first moved in the paint looked pretty bad in the first place. and way over charged for cleaning. we left the place the same way we moved in and was charged for all this unnecessary things.
This place is quiet and the service staffs are very friendly and their responses for service are very quick.

Everything was decent until a new manager took over. We had only one shared wall, which is why we chose the complex (duplex style units). They are making a lot of changes currently, so make sure you vet out what youre moving in to.We broke our lease, paid an astronomical fine and then the mess began. We lived there 3 months, and when we moved out they claimed our pets had heavily damaged the carpet. After a horrendous phone call with the new manager, she sent me to their corporate office. We dealt with their corporate billing department (which rarely answers the phone), but they said we couldnt resolve the issue because the manager claimed that the damage was in our apartment and had pictures to prove it. I feel like many people will just let the apartment get away with their scam, but decided to try to get our money back. After no resolution with the billing department, I filed a small claim in Washington County. I called the corporate office to get information about where to address the claim paperwork and suddenly they were interested in resolving the issue. Within the same day of me calling for information and telling them about the claim, they resolved the issue with the manager and received an email that stated that they made a mistake and it must have been the previous tenants pets that caused the damage. After this, we did get our full deposit back.Im writing this as a warning to those who are considering this apartment complex. If you choose to move in, document everything with photos, write down every speck of dirt on the move-in checklist and make sure you have a witness with you.
Warm water goes away 2 times in less than a week fantasticEdit: It’s been about a month now and nothing has been resolved we have to turn the heater back on manually and wait about 30 minutes for warm water to come back.
Charged us 1200 dollars on move out for cleaning the apartment and carpet replacement and even made us pay to clean the carpet before we moved out that was another 160 dollars for the same carpet
I visited the hieghts recently and was delighted with the staff very friendly. I was given a tour of the property and Lisa was very knowledge .
Great apartment, very nice staff, quick maintenance, nice community. Minimal noise, no problems. The only neutral thing I can say is the pool was hit and miss-they closed them a lot for unknown reasons. The only bad thing I can say is that during an unusually cold snap one winter our apartment was frigid even with the baseboard heaters on full blast. It was an end unit with neighbors only on one side so maybe thats why. In spite of that I would still recommend it but suggest that you might need a space heater if its a bad winter.
If there was an option for zero stars, that would have been my selection. Rat infested apartments and a hefty price tag. Dont rent here. The management onsite is a joke and completely unprofessional. Save yourself the grief and rent elsewhere. We moved after being there only 7 mo because of rats. They tried to nickel and dime us at the end.

This was a great place to live until it came to the moving out process. When it was around 45 days of our lease being up we went to the office to inquire about when we would receive our renewal offer so we would have time to decide if we wanted to stay or not, they said we would get it soon.We went a few days before the 30 days and got the same answer, then 7 days after our 30 days of the lease was suppose to be up we received the offer which included pre rated month to month rent if we gave 30 day notice, which is exactly what we were trying to prevent from happeningWe went to the office the same day multiple times to speak to the manager who was not there, and the assistants let him know we were coming back to speak with him. We came back to ask him about having the 30 day notice but only paying what our existing pro rated rent was because we were not given the renewal offer on time. The entire time we spoke to him he stood in the main area, watching football on the tv instead of engaging us or inviting us to his office to show any sort of concern.The solution he presented to us later that evening was that we could move out when our lease actually expired with no penalty to the less than 30 day notice giving us only 23 days to move and find new places. He let us know we would be getting a move out check list in short order.No move out list was ever given, even after we called about it a week later. When going to turn in keys on our last day it was mentioned to him we never received one and he just asked if it was on our door, while having a headphone in his ear listening to something while I was speaking to himThe apartments themselves were fine, and we never really had any issues here until the move out process where we were never taken care of, treated like they didnt care about a thing we said because we were leaving even though the things that happened affected us, I would much hope this process is improved so no one else has to go through it, and the staff is a little more on top of things, and acts like they are at least there to help
Good luck getting parking! Its been difficult finding parking in the past, but now that theyve put in firelanes its almost impossible! they took away so much parking its ridiculous!Read all the bad reviews theyre true.
Lived for 2 years; was under new management since 2013 and has gone downhill. New management unreasonable and unfriendly; gestapo like. Sad. Very noisy teen girls disturbed my family for over a year. Renovated nicely, but mold issues. Rents increasing several hundred this year. Rip off city!
Piss poor management, and they have in creased my rent every year i live here. They have no night time security and car break ins are up and their are four apartment near me that show the classic signs of being a drug house. DONT MOVE IN HERE.

DO NOT LIVE HERE!I moved in last spring with roommates. It seemed like a really wonderful place at first, but dont let them fool you! When you call for maintenance they dont tell you when theyll be showing up. This was especially inconvenient for me because I work nights & would often be woken up by them coming into my apartment despite telling them countless times to please come in the afternoon not the morning! They charge $30/month for garbage alone & their garbage/recycling facility is always a complete mess! The ladies in the management office are a joke. 9 times out of 10 theyre not in the office even during the office hours. They dont return phone calls and they only have one person on staff in charge of the finances and shes only there half the week at best. So if you want to make an arrangement to pay rent late or something shes the only person to talk to, but shes never there!The worst of it though was when we moved out. They were supposed to come do a walkthough with us and they never showed up. We turned in the keys already assuming wed get little to none of the deposit back due to some damage on the carpet, but what happened was just ridiculous! They charged us for a month of utilities that was supposed to be free on the lease agreement we signed, they returned $89 of the deposit then said we still owed them $700 for the carpet and a couple other replacements they had to make. We moved out on the 31st of April, just got notified on the 13th of May that we had a balance remaining and were told its due by May 19th or it would go to collections! We tried asking about all this when we turned in our keys but the woman in the office didnt know anything and was entirely incompetent. We asked for the woman in charge of financials to call us and she never did.So yeah, if you dont mind spending a fortune on moving out go right ahead. Oh, we decided to move because when they offered us a new lease they wanted to raise the rent $110!

We moved into our home here in tualitan heights a little over a month ago, and all we have to say is we absolutly love it here. it is very quiet at night we havent had any issues with bad neighbors. its very freindly here. there are 2 pools that they keep very well maintained, and 24 hour access to the gym. we enjoy taking our dog to the dog park to play of his leash. its very close to alot of stores. we had one little maintence issue and they were on it within 4 hours of putting in the maintence request. overall we enjoy it here very much. It is home.
Worst customer service ever. Apartment was filthy when we moved in, zero outside maintainenece. We had cob webs when we moved in and eventually mold seen in the closet when raining. We were utterly grossed out but had no choice as we signed the lease. Also management seem to change policy and rules as they please.
The Community is in a nice setting in very safe Tualatin but be very cautious when thinking about moving into this community. The property management are very nice up front but when you decide to move out you experience the other side and quickly feel the contempt they hold for the residents. They become very argumentative, aggressive, uncooperative and blatantly flaunt the law.Our personal experience was down right sickening on our move out. Not only did we find mold leaching through each exterior wall when we finally moved furniture in preparation for moving, we found the source was the obvious lack for basic building maintenance on the exterior of the building with damaged siding, missing flashing and other plainly seen physical damage that was never addressed, we have many time stamped photographs as evidence. The property manager got aggressive when shown this with her only comment being you should have told us about the mold a long time ago. When I told her the tenant is not responsible for doing basic building preventative maintenance checks and that we dont have ex-ray vision to see through furniture she refused to do the move out inspection so we took very detailed high resolution photographs in the assumption they would be underhanded, which has played through to be correct. The apartment was left cleaner and in better condition than it was when moving in as many basic maintenance issues that were to be fixed within days of move in never got fixed despite our numerous requests.We suffered respiratory illnesses throughout our residence at Tualatin Heights which we had put down to the very wet winter but after finding the extensive black mold the light-bulb came on.Weeks after move out we inquired why our Security Deposit of a full months rent had not been returned, the Property Management lied to us stating we only paid $350 despite the lease and their receipts showing otherwise. When confronted on the lie they then produced a fraudulent itemized bill, which has turned out to be fictitious, showing wear and tear items as being owed and deducted from the security deposit despite each of the items listed violating The Oregon Landlord Tenant Act, such as a blown light bulb, etc. UDR Billing list carpet as having a 2-3 year life span but list this also on the invoice as being replaced though the new resident says the carpet is not new and our move out photographs show the like new condition of the carpet on our move out which ties in with the new residents observation. Clearly the UDR/Tualatin Heights move out invoicing practice is either complete fiction in a attempt to extort or blatant fraud.If you move into Tualatin Heights or any UDR property you should seriously consider having a very good Landlord Tenant Attorney on retainer as you will need them. UDR Billing and the Tualatin Heights on site management play the odds that tenants dont know their rights under the Oregon Landlord Tenant Act and assume they can break the law at will without repercussions.Other than the issue of mismanagement, poor maintenance standards and fraudulent billing this is a nice community with friendly residence for the most part.
Before Renting Here, Please read!1 star is more than they deserve. The management is HORRIBLE, they have bad, curt, aggressive attitudes constantly. I switched units and the complex and they charged me almost 2k in fees, many fees frivolous, like a flea treatment for my two pets that dont and cant have fleas as they are treated monthly with meds from the vet, fleas cant live longer than three days without an animal to live on. They also charged for new carpet in dining room where they said they found pet urine, impossible seeing as there is no way possible they would fit under my table that was there from the day I moved in. Anyways this TOPS the cake, I have no rented here for 17 months, I pay my rent on time every month, abide by my lease, follow good neighbor practices, etc. They have decided that the wont renew my lease. I asked if I could reapply thinking they just want more rent than they can get out of me, the answer was a resounding NO. That is illegal, I am in talks with the right people to see my future options. Not only did they come to this decision but they only gave me a 6 week window of notice. They have been unresponsive to my requests/emails. Be careful, the management and rude, impossible to talk to and the maintenance manager is lazy and disrespectful, he cant even clean up his mess when he is done.

Not only was maintenance prompt but they went above and beyond fixing my sink they also replaced oven knobs and kitchen lights without being asked they just noticed it needed fixing as well.
I would not advise anybody to live here. If your looking for an apartment in Tualatin please go some place else. You will not be happy here.
