I provide pet care for residents of Tualatin and frequently at Rolling Hills. I find that young professional women who move to the area from out of state rent here based on access to the freeway & cheap rent compared to others. It’s been 5 years since I started going there, MASSIVE mold in every unit I have been in, very filthy & poorly kept units and stairwells. Police are there for the criminal element every time I’ve been there. Ladies- It is NOT safe to live there alone. They allow recent ex-felons to live there if they pay more deposit... please stay away. Just about any other complex in Tualatin is better. I hate going there, I have asthma attacks and then worry being there after dark.

We have had to take care of a few problems at first when we moved here, but after living here for 9 months I would say that the overall experience has definitely been more pleasant. The parking is definitely an issue and if you have more than one car I would keep that in mind. But the maintenance staff and community manager is excellent and friendly. The rates here are affordable and the balcony’s are covered to keep the rain off. The community is very quiet and would be a good fit for any family or younger person looking for a more affordable place to live.

We lived there two year ago in the summer and when the rainy season came there was mold growing all over our apartment we talked to neighbors and people in other buildings theres mold to in these apartments they put your children at risk and your own health

Wonderful apartment complex. Maintained round the clock, literally. Very professional and courteous office staff. They are very quick in fixing any issues in your unit. This place is very safe for people of all ages. And its very close to a shopping malls, schools, and on public transit route. What more can one ask for? Very highly recommended for peace of mind!

Ive lived here for 3 years and never once have I been upset with it. The staff are friendly and respectful. They respond to any maintenance issues with haste and professionalism. Im happy to continue living here.

I have to say that everyone in the office, including maintenance, have been extremely responsive with service requests and anything office related. Honestly, with how responsive and courteous the staff have been towards everything is one of the main reasons why I do adore this community.The only con is the limited amount of parking; however, that is not the apartment complexs fault as it is a shared lot with another building, but you just have to be cautious of the hours.

I enjoy living here been here for 2 + years the maintenance staff is very prompt on fixing problems.. Ruben is very friendly and gets the jobs properly done. We need more friendly reliable people like him. He fixed my issues quickly and in good working order. Thank you for making my apartment like home.

I lived here for over a year and never experienced much in the way of issues.Pros: Right off I5, close to shopping, McDonalds, Five Guys, Chipotle, quick response to work orders, very fairly priced for the area, Ive only had friendly interactions with staff, while it can be inconvenient sometimes, I consider it a positive that there is often construction going on to improve the property.Cons: Parking is definitely frustrating if you have either guests or two cars. I would have never been able to live there if we had two cars. Laundry can be a hassle, as the machines are often broken or already in use. I always did laundry on my day off, as it was not a quick affair. Units are pretty dated, but this didnt really bother me. I wouldnt exactly expect new appliances and granite counter tops at that price point. Mice were common in the winter, but staff are responsive in dealing with them.Overall, I had a pretty positive experience staying here and made a lot of fond memories. I wouldnt call it luxurious, but its plenty comfortable if youre looking for some basic no frills accommodations. I found it to be plenty fair for the price we paid. This is probably my favorite apartment Ive had so far.

This apartment complex is absolutely trash. Dont move in here. I stopped by 3 times on my move out date to try to drop off my keys and they were put of the office everytime. I eventually waited 45 minutes before someone showed up. There is no phone number you can call for help when the office is closed or just empty.

This place charged me for stuff that i asked for 5 years to fix when i lived there and never fixed and everything was falling apart since before i moved there to a point that i couldnt fix it myself and moldy walls and Windows and the bathroom was the worst, the ceiling was leaking to a point that it was getting to the rooms. Im still paying $5k for damages done to the place which I repeat (was already falling apart). The pool was not being clean constantly the neighbors always left dog poop next to my Windows, I complained and no one did anything about it.

Lol where do I begin. There are so many things wrong with these apartments including the tenants, appliances, mold, extremely rude & unprofessional management, office employees, the disgusting pool, horrible parking, overflowing garbage, litter all over and more. I’m just going to list a FEW things I experienced while living in these apartments that reside next to a swamp:The first night I had left the door open for however long while I was moving my stuff in and my entire apartment filled up with bugs from the swamp that is right behind, it was so bad I had to stay at a friends for a few days until the bugs died.One time someone had thrown up on the staircase so you couldn’t walk out of your apartment and walk down the stairs without stepping on throw up. I called the office to see if someone can hose down the stairs so I could leave without getting throw up on my shoes and they yelled at me and hung up while I was still talking.Children were constantly sitting on the staircases and spilling juice, leaving candy wrappers and food everywhere. So bad the ground was infested w ants. Kids also scream 24/7 and when parents are ready for kids to finally come inside at 11:30pm, they just stand outside your door and scream their kids name over and over.The walls are molding in the apartments. Everything is just dirty, grimy, gross and disgusting.Take this review serious and never move in to these apartments.

While I am deeply unhappy about the yearly, enormous rent increases, I find the R.H. staff to be warm, friendly and professional. The office staff do everything they can to meet my needs, consistently. And the maintenance staff, Rubin and Hannah, are beyond compare. Thank you, everyone.

I was treated nice only when I moved from one bedroom apartment to 2 bedrooms apartment. I was treated bad, overcharged by taking my whole deposit and request more money through the collection when I moved out of the complex. They p,the Moist on the wallI moved after they did the roof project that caused a lot of dust from the ceiling since we are on the top floor and I was charged to full cleaning all the dust from the roof project. I dont recommended this place and Im so disappointed with the way how management treat people.

PROS: The complex is conveniently located, with lots of shopping and food choices within a mile. Also right next to I5 with Bridgeport right up the road. The office staff is friendly enough, and maintenance crew is very responsive. We rarely had a request take more than 24 hours to complete.CONS: Office Staff is friendly, but ineffective. My brother and I constantly received conflicting info, especially during the move out phase. A little more staff training for their corporate HQ would do wonders. The unit itself is very cheap and in desperate need of a refresh/remodel. The amenities arent really amenities either. You have laundry facilities that are always dirty and broken down every other month (thank god for the laundromat nearby), and the pool: we never bothered because all the trashy tenants and their families would clog it when it was open. Speaking of trashy... Id very much recommend more grounds keeping. Parking is also a nightmare (hope you dont care to have guests over)CONCLUSION: You can do worse, but can do a hell of a lot better too. Over-priced for what it offers (but then what isnt these days). Consider this a temporary tenancy. By all means look it over if youre new to the area and need a place to live quick (or your work is nearby). Its perfectly tenable and adequate for basic residency. Just dont get stuck long term. Have a 1-2 year exit strategy in mind. It is NOT a place to call Home.FINAL WORD: 3 Stars - it would have only been 2, but I give one extra since Rolling Hills was surprisingly agreeable with our Cleaning Deposit at move in and after move out - and we even got a little of it back.

Honestly these Appartements are great for the money you spend. Right by the freeway and a ton of shopping. My roommates and I have had amazing luck with the maintanance crew. They have come to our apartment less than 20 minutes after putting in the work order. The office is always open and thats rare for apartment offices

EDIT: Based on their response, Im amending my review down to one star. Apparently their definition of every effort is to send one email, and ignore your reply to it. This is unacceptable. In addition, they never responded to my request for dealing with the mouse that ran through my apartment... just sort of... straight up ignored the phone calls and the voice mail that I left. Thankfully my cat decided to take care of this issue for me.Generally an ok place to live, if your standards are low. Theres a reason the rent is as low as it is here. The people that work here are very friendly, otherwise there would only be one star. Name changes wont be respected, and they will continue to use your dead name in correspondences with you. If you are trying to get out of an abusive roommate situation, they will not help you unless you have a restraining order. Maintenance requests sometimes get fulfilled. The entire building leans noticeably downhill. It will be rare for there to be any guest parking available, unless your guests show up when your neighbors spare cars are at work (as each apartment only gets 1 assigned space).

11/8/2017 VERY UNPROFESSIONAL! i had went to tour the apartment spoke with one of the ladies that actually lives there in the apartment(she rents a one bdrm,cause its just herself as i was told by her) I had questioned her about what do all i need to qualify cause im in desperate need of an apartment. She stated abput criminal background, rental history and credit. I HAD told her to be honest and truthful my credit is bad, SHE had told me clearly that credit is no problem, as long as my criminal background and rental history was okay. I called today spoke with Tess or tessa lady with a T i called this morning to see if i was qualified and according to her i wasnt (not qualified) i asked her WHY and she said cause of my credit. Well! I explained about thats not wjat the other lady told me, so she pretty much brushed under the carpet and tried to say if i had anyone to co-sign but has to make 4xs the rent. Im very upset and cant believe theses ladies cant get there correct information. And to top it off i emailed Tessa(T) my pay checkstubs and calls me back saying im not qualified because i didnt send her the gross and how much was deducted, after goimg back amd fourth with this lady she took alook again in the email and seen it. It was all attatched she just didnt take the time to look. She just right away called and said i wasnt qualified..😡 i tried to take off that star but in order for me to post my review i had to push the dang star 😡😡

After living here for three years, I would say the office staff is typically polite. i have had a good encounter with one of the maintainance crew members. There is a lot of noise and it doesnt seem like the noise policy is enforced very well. Rent is far higher than what they should be for the quality. The upside is that its close to the hospital and doctors offices, and close to I-5 (although you can hear I-5 constantly). Within walking distance of a few restaraunts and shopping centers, and a couple parks. It is overall not a good long term living situation. I would not recommend moving in unless its for a short time as a transition to something better, but thats just my opinion.

Oh my gosh, I dont even know where to start....1. Dont move in there. I may have an eye for quality, but even looking at the exterior should say something. The garbage is overflown, and the parking is extremely minimal. Before even walking into the apartment, the ground and walls seem to look as if theyve never experienced what a pressure washing system is like. People are hanging outside like its their second livingroom, and sell drugs like its ice cream. I mean, people park in the visitors section which is available after a certain time, but even then, youve got a prostitute getting hot and steamy in a different car every hour, believe me I know because I get home late at night.2. The interior was a nightmare, I thought I took enough pictures of the place, but I came to find even more dilemmas throughout the duration of my stay there. Not only were there black mold in each and every windowsill, the caulking wasnt in tack, and their drywall was worse than the cheap kind you get at stores (probably because they never check up on that).3. Customer service is extremely unprofessional. They treat you like royals when you apply, and backstab you once theyve got you tied down legally. My roommates and I, on our own separate times, have addressed the issue of our fan starting to mold and come out, and eventually started to leak. This was ruining our vinyl floor and our ceiling, and by the 6th call, their response was, ummm, I dont know if we could even fix that. Super professional.4. Their employees suck at their job. They dont know how to properly do anything. Legally, youre supposed to post any kind of notice on the leasers door with tape behind each and every corner of the paper, ensuring that we wont miss it. And its supposed to be enclosed. I have picture proof of the poor quality, 1 dinky piece of scotch tape dangling off of our door. They let some people know of proper precautions to take for ending a lease agreement, but it seems that they practice favoritism, and we got played.5. Dont waste your time. I take my time seriously and I never write reviews, so please, save your money! I mean check this out, Ive looked up other reviews for other apartments, and management comments on both the bad and the good. Check out these reviews, crickets up in those negative comments... just saying.Hope this helped people!!

Terribly unprofessional and shady management could not be more displeased with the way they not only run the complex but the way they treat the tenants when they have an issue or become disgruntled. Parking is non existent and due to being grandfathered into a law keeping them from having to offer more than 1 spot for even 3 bedroom households thay might have ultiple cars. We are told to use visitor parking but bevause its such am issue visitor is never available after 6pm ish.. Staff has even directed us to park in illegal areas and had people towed because of them. And thats just the tip of the iceberg when it comes to this place...

Just moved in 7 days ago and have already had so many bad experiences. Management and everyone working in the office is so rude and incompetent. They made moving in the absolute worst and stressful experience. They told us we would be moving into one of the newer apartments. And if by newer, they meant havent been touched in like 10 years or ever bothered to fix anything. I might believe them. They also fixed almost nothing before we moved in. They wouldnt even let us see the apartments before we moved in. If I had known what they looked like, I would have moved elsewhere. Almost none of the doors close all the way unless you really put your weight on it or slam it shut. This place is awful.

Ant problem the week I moved in. Awful parking and no chance to pay for more parking. Overflowing garbage. Running the drying caused the whole unit to steam up, and the steam caused a bunch of mold. Other tenants literally stop in the middle of the driving area to wait 5 minutes to pick people up and give no signs as to why their stopping. Other tenants also honk their horn to notify people they are waiting in the car on a daily basis.

IF YOU VALUE YOUR TIME AND MONEY AND HEALTH DO NOT MOVE HERE!!! They nickel and dimed us for EVERY penny they possibly could, including refused to show me a breakdown of charges when I got a mysterious $12 fee for who knows what. Their staff is rude, their facilities unclean and hiding BLACK MOLD (something else they refused to deal with within our first month of living there) and upon moving out charged us $50 a DRIP PAN for four pans to repaint our unit. Seriously disgusting and rude con artists run this place.

Set an appointment to view a 3bed. Drove 200 miles to rent. The apartment only to have the tell us the apartment had already been rented. I wouldnt rent from them if they were the ONLY complex left which they are not

By far the worst experience Ive ever had with an apartment complex. They dont care about anything thats going on, they just pretend they do. Parking is a joke, they tell you to park in places/ areas that do not belong or arent owned by them so you wake up to go do something and your car has been towed. Dont ever rent from them.

Pool is closed on the 4th of July, no fire works allowed. Got the wrong mailbox key when I moved in, and first time I went to the pool got scolded for not wearing an appropriate swim suit.....even though I was in swim trunks.

MANAGEMENT IS RUDE AND DOESNT CARE WHAT YOU NEED. DOESNT TAKE CARE OF CONTRACT VIOLATIONS. NEVER HAS ENOUGH PARKING OR LAUNDRY FACILITIES. STRAY SICKLY ANIMALS EVERYWHERE SO IT STINKS AND MANAGEMENT DOES NOTHING ABOUT IT. NEIGHBORS ARE RUDE AND INCONSIDERATE. OUTSIDE LOOKS OK BUT INSIDE SOON AFTER MOVE IN STARTS TO FALL DOWN AROUND YOU.
