My husband and I moved in almost a month ago, and so far we love it! We were able to pick form a couple different floor plans and color schemes. We loved having different options! They have such lovely amenities as well. We have two dogs, and our apartment backs up to a large green area with a walking path near the river our dogs love! They generously supply dog cleanup stations all over the complex which helps to keep the grounds clean as well. I would highly recommend River Ridge to anyone looking for an amazing place to live, with incredible and friendly staff!

I’ve lived in River Ridge for about 10 months now and this is one of my favorite complexes I’ve ever lived in! Whenever I have a question or maintenance request I always get a timely response. Maintenance is fast, friendly, and very respectful. Since COVID, I’ve had trouble paying rent on time and River Ridge has been so accommodating and patient with me. During this time of uncertainty it means so much. The only “negatives” I would say are I wish they had valet trash but it’s not a far walk at all. I also wish they had a dog park but they make up for it with the long pathways they have and lots of space to walk your dog. Great location & right by lots of stores and places to eat :)

I dont understand why this complex has bad reviews? Ive lived here about 4 months, and its been wonderful. Its quiet, which I love. I even completely destroyed my garbage disposal, and they fixed it with a positive attitude. Ill update my review in a year, if needbe, but Ive already recommended this complex to 2 people.

Ive lived here for about 2 years now, this community is pretty awesome, the grounds keepers are amazing, apartments are really nice equipped with A/C which is very useful in the Summer months. Very quite as well Im on the 3rd floor so its sweet not to have anyone above me. Management is well are pretty awesome here Ive had great experiences with them. Definitely would recommend this as a great place to live. My only con is residents with dogs tend to forget to clean up after theyre pet uses the community as its toilet.

Communication is awful. I set an appointment, cancelled plans, and they cancelled on me only hours before. After I made many attempts to call back and reschedule they never called me back or tried to reschedule for another appointment. Guess I lucked out, I can only imagine how bad itd be if I had a maintenance issue upon living there!!

Management plays favorites. The pipes in the walls pop everytime the water is used, management is not willing to communicate or take care of issues with other renters. The police are here pretty often but there is no improvement in complaints.

After looking at 13 different apartment complexes in the area my husband and I finally discovered the River Ridge apartment complex in June. We called in advance to book a tour. When we arrived we were greeted warmly and then were shown a few different apartments. By the time the tour was over we knew that we wanted to call River Ridge home. The apartment we live in, we fell in love with when we first walked in. A major bonus for us is that they have A/C and heating units in the apartments. We moved to Oregon from Texas and A/C was a must for us. Our kitchen is big, with a bar and nice pantry size. Each bathroom has a heat lamp, and a control for humidity. We have a 2/bedroom, 2/bath, and we love it so much. They have an awesome gym, and an outdoor pool to use. They also have a basketball court and a playground. Another bonus is free breakfast for residents on Saturday mornings! River Ridge is the best complex we have ever lived in! We recommend this property to everyone!

Ive been for a little while now but Ive only had positive experiences so far. The staff have all been very friendly and accommodating when we needed any assistance. They have been quick to reply to requests and questions. Neighbors have been very friendly and quiet. Parking has been an issue a couple times but usually we dont have a problem. Plus having policies on cleanliness and appearance have, in my opinion, helped keep the complex a clean, safe area, especially due to the cooperation of our neighbors here. The extra facilities(pool, gym, etc) and the proximity to the beautiful river, are excellent bonuses. I would recommend to friends.

We moved to River Ridge back in April this year, our apartment was brand new at the time and we loved the layout. It’s a 3 bedroom, but we use one of the bedrooms as an office, it works perfectly as it’s further from the other 2 bedrooms. People in the community are friendly and we haven’t had any issues. The community is quiet, well-kept and clean. There are several things to do, as there is a gym, seasonal pool, half basketball court, play structure and sandboxes, which we enjoy a lot with my 3-year-old. There’s also a trail that goes along the river which is only a short walk away. Management has been great from the beginning, they communicate well and are always very helpful. Rules are enforced, which is great for everyone living here. They also offer Saturday breakfast so that neighbors can meet each other, and they are working on getting a shuttle to drive people from the lower parking area to their building, which is especially nice since it’s starting to get darker earlier. Both time we’ve requested maintenance to come, he was very friendly, professional and took care of our needs very quickly. Overall, it’s a great place to live!

My wife and I moved into River Ridge in July of this year and have loved every minute of it! The staff is very friendly, the apartments are brand new and look great! The staff is really good at remembering your name anytime they see you around the complex or in the office. We live in one of the apartment buildings closest to the highway near them and the highway traffic is so quiet because of how well built the apartment is. We have also yet to use the heating units in any of the rooms because the inoculation is great! I highly recommend anyone to this apartment complex.

I lived in this apartment complex for just over a year and have nothing but good things to say about River Ridge. From maintenance requests being completed within a couple days to all the help provided during move out, everyone was kind and patient. You hear so many stories about renting issues that I felt it was important to share a great experience! Big shout out to Chaleen who helped me (with a smile) EVER SINGLE TIME I had a question or concern. If youre looking for an apartment to rent in the Tigard/Tualatin area definitely consider River Ridge.

Weve lived at River Ridge for 5 months now, and love it. We have a covered parking spot at no extra cost. The pool is great, and never too crowded. The gym is nice and clean with plenty of equipment. We absolutely love the walking path behind the building (which has plans for extension), and our dog loves it too. Another perk is having multiple poop bag stations around the property, making it very easy to clean up after your pet. The built in air conditioning was much appreciated during the record breaking Summer we just had. The office staff responds to emails diligently and professionally. Everyone is friendly, and we are overall very happy that we found this place.Im honestly surprised by all of the negative reviews that I just read through. We have two cars and have never had issues. We park one in our designated numbered spot, and the other in any open uncovered spot available. We have not had guests over because most of our friends and family do not live in the area, but I would assume that if you follow the rules and get them a guest pass for the night, there would not be issues of towing involved? Yes, it is not the most convenient thing in the world, but everyone already complains about parking being an issue, so Im sure they are just trying to regulate visitor vehicles to prevent further issues.

My boyfriend and I moved in here about 2 months ago and we love it! The staff is super friendly and remembers us every time they see us. And they even know my puppy’s name :). The apartment it self is super nice. I love that all the appliances are up to date and work really well and the carpet is super soft. The inside of the apartment has a very homey feel. I love that the walls are not white and the kitchen is huge. If you have a dog this place is great. The pet rent is not to bad and they have poop bags everywhere in case you forget yours. I would recommend this place to anyone :)

My husband and I moved from California to Oregon about two months ago and before our move, we searched for an apartment to live in as soon as we arrived in Oregon (because who wants to pay outrageous hotel expensives...). I found River Ridge Apartments on a mobile app and immediately I fell in love with the layouts, designs, and upgraded appliances of the apartments. Plus the apartment complex is less than a 3 mile commute to my husbands new job. Everything about the apartment complex appeared to be perfect for us! I contacted a few different individuals about pricing, down payments, etc. and everyone was helpful and kind to us as we planned our big move. The day we arrived in Oregon, we signed the lease to our new home! All because the management at River Ridge Apartments helped our move run smoothly and quickly!Two months later and we love our new apartment in Oregon! The environment of the apartment complex is quiet and cozy. The apartment complex is kid and pet friendly! Some individuals mentioned the lack of parking; however, we own two vehicles and do not experience problems with parking--and we do not have an assigned parking spot.

I’m Gayle and moved in July 2017. I loved this place. In fact, I posted a 5 star rating. Since then my upstairs neighbors continue to bombard the entire unit with noise. Not just normal apartment noise. Sounds like thunder. Literally. I’ve reached out to the mangers several times. But I need to record it. Yet, when I step outside my apartment, the neighbors say obscene language and I’m not taken seriously. I do not feel safe and this not only undeserved, but also violates renters rights. They clearly do not want me to live here. It’s completely unclear how some residents get preference and others are treated second class. This is so too bad. I loved this place. I treat this home with respect and love the policies and the clean environment.

We are very pleased with our home. We are very comfortable here and our pups to. They have semi vaulted ceilings no matter the floor your on so it doesnt feel like a apartment. Office staff is very pleasant and maintaince is awesome! Grounds are kept up and amenities are great!

I was about the 5th person to move in, as they were still working on finishing these apartments, almost a year ago. My experience with River Ridge has been a positive one. It being a brand new apartment, all the appliances are new...a big plus. I have not had any maintenance issues and the management has been good to me. The only drawback I have encountered is the parking. I was told that I would have a covered parking spot, which never happened. When I asked about it, they said that more covered parking will be built, but it is an additional charge. Also, I began with one 6-month lease, and then another 6-months. Now they are telling me that I have to sign a 12-month or 18-month lease. Aside from those 2 matters, I have to say I am pleased with my experience with River Ridge.

Apartments are very nice looking on the inside and residents all seem pretty friendly. This place honestly has no clue what they are doing. Policies change faster than the speed of light, as do their employees. Forget having any guests over because their car WILL be towed. The lower parking lot is only ever 30% filled (because honestly who wants to do that trek), but yet our guests cannot park in those spaces without permission of the office. So if you decide to have a guest over and provide them an alcoholic beverage make sure they know river ridge would rather them drive intoxicated than park in one of the 30 open parking spaces.If you have any sort of disability that limits your walking ability do not move here! You will be required to park in the lower lot, which is zero percent user friendly to anyone with a walking disability (heck I can barely make it up that ridiculous hill!)As for what people are saying about office hours, its all true. Its hard to figure out when this place is actually open. This is not a big deal for me as I never need to talk to them, but do keep in mind that what everyone is saying about their hours being weird and hard to follow is true.I could go on about all the negative things but truth is I was never interested in doing one of these reviews until I opened my door today had a note posted from them begging and bribing us to leave a good review. They are offering us one month free rent to give them a good review right now. So any review you read from now until October 31st is probably just a lie to get free rent. Not worth it to me. This place blows.

Worst place EVER!! First off the management plays extreme favorites!! They have their friends that live there and make certain anything and everything they need/want is taken care of. We personally lived next door to a set of friends of management and they made it known they could get away with murder. We had upstairs neighbors who you would easily mistake as a herd of cattle upstairs yet, when we sent a complaint to management NOTHING was EVER done! But the second someone complained about our dog barking (mind you we NEVER had a complaint until the upstairs neighbors moved in) we were immediately contacted by management about it. Hmmmm....something fishy going on?? Yeah...Id have to say so. We caught management staring in our windows several times. There is ONE, yes ONE trash area so if you live anywhere but the upper west lot, you may want to get a Red Ryder wagon. Dont get me wrong, the apartment itself was rather nice, although our window area leaked from the landscaping peoples sprinklers and it only took them over a month to correct so we could actually open our window, but the management, paper thin floor/ceilings, and inconsiderate neighbors (not all of course, we met some awesome ones while we were there too) I wouldnt ever recommend this place to live! There are several other apartments that would be MUCH better Im sure!

If your like me you know there are challenges when it comes to finding a place that meets your needs and your budget. Renters face an uncertain landscape full of overpricing, unreliable or broken amenities, poor or slow maintenance, and worse. Even in the best areas, dishonest practices and/or disorganized management can turn apartment living into a nightmare. Thats why is very important to look at your options rather than making a spontaneous decision. To me reading reviews online from people that actually lived in these areas that i was interested in, was very very helpful, i wanted to hear from renters not the management team because after all the management teams goal, is to get you to rent. I did manage to find a place that met ALL of my needs, let me tell you a little more about this place RIVER RIDGE APARTMENTSThe complex is generally quiet and restful, people in this community typically respect each other’s need for peace and quietComplaints and requests are handled in a timely and fair way, the staff easy to reach and approachable, the staff frequently on-site and availablethere is a pool, it is properly chlorinated and kept free of debris, the appliances and fixtures in the apartment are in great condition, did i mention this complex if fairly new, that was a big plus for me. Everything in my apartment was brand new.The lighting at night is great, the efforts taken by management team to protect the apartment residents, including responding quickly to complaints and alerting residents of safety issues that may arise is AMAZING.I can go on and on about how great this place is, so far Im enjoying my stay here and i would recommend River Ridge to anyone. We moved out at the end of February and we definitely had a great stay at River Ridge! Our only complaints can really just be that, every time there was water running anywhere in the building even if it was from the neighbors we could hear it dripping through the pipes in the walls! And also Chaleen is kinda rude! Another thing is they require a pre-move out inspection and that was not very pleasant since I don’t like people going in my home if I’m not there. Other than that, the place is beautiful and we would have loved to stay and live there but life had other adventures planned for us!

Ive been with this property for the past three months, and am very satisfied with the service it provides. The property itself is quite new (only 2 years old), so very clean and fancy. Especially, the new gym and pool are managed very well. Indeed, these are the most clean gym and pool Ive ever experienced. The property managers are very quick in resolving any issues like washer/dryer problems; only a couple of days if not right away (as well-known, some other properties take a week or two in handing such issues). You will greatly enjoy the Tualatin River walking trail right behind the property. This place also provides easy access to all major shopping centers around it.I highly recommend this place.

I have never written a review before as I work in customer service and I know that you win some and loose some, but I felt compelled to let everyone know that this place is not a place to call home. First of all no parking and they let people park in your spots. They have tags but news flash no one patrols, so what good are the tags in your car? They suck you in with its new its new, but you can still hear your neighbors like anywhere else because its an apt. There is no microwaves, and the counters in the bathrooms are cheap along with the blinds and the lighting bulbs and fixtures. The pool is small, the only way to get out of there is to turn right which you have to wait awhile when doing so and you have to go all the way through the light just to turn around on 99. Poor design. The management never answers their phone which leads me to believe that they dont really have management on site, but screen their calls and have a manager sitting elsewhere directing. Hate to say it but you can find a better place elsewhere. I mean you are directly across 99 from low income housing but paying a ton of money for what?

This apartment complex is one of the best I have ever lived in. After having lived here for about 4 months, my family and I have received nothing but respect and courtesy from the management here throughout the leasing process, as well as moving in. This complex was recently built, so everything within the apartments is brand new, including all of the appliances. Additionally, youre one of the first to move into your apartment. Along with a brand new, super clean apartment, River Ridge also provides an incredibly well-maintained swimming pool, lounge area with coffee and a kitchen, as well as an awesome 24 hour fitness facility, basketball court, playground, and trails along the Tualatin River. With all this in mind, moving to River Ridge Apartments was probably one of the best decisions my family and I could have made to improve our lives.

My husband, child, and I moved into River Ridge Apartments in August, and now I cant stop recommending it to people. Not only are they brand new, but theyre affordable for the amount of space you get, the staff is friendly, and the list of amenities is never ending. Each unit has their own washer and dryer, theres a 24hr gym on site, a basketball court, a playground, a pool, an AC in the living room, and on and on. The location is convenient, while also maintaining a feeling of remoteness and visual beauty. Hands down the best apartments we have ever lived in.Of course there are drawbacks to every place youre going to live, but there are so few it isnt even worth removing a star. The parking leaves a little to be desired, but the walk isnt unenjoyable. My only other comment would be the lack of lighting on the walkway behind the buildings at night time.All in all, my family loves living here and hopes to be here for as long as were able.

We have been living here at River Ridge for 5 months now. Coming from out of state, I looked at many apartments in the area, and these offered exactly what I was looking for. If you want a new complex, walk in closets, quartz countertops (in the kitchen), energy efficient windows and air conditioning – then these are the apartments for you. The tall ceilings make the already nice sized apartments seem even bigger, and the color schemes are great. As for other amenities, the apartment complex also has a very nice pool, 24-hr fitness center, playground, basketball court and is right along the Tualatin River. The grounds are always clean and nice appearing and management/maintenance folks are always friendly and happy to assist. In addition, the apartments are along the 93/94 bus stop, which is great if you want to leave your car at home and commute to and from work. I am rating this apartment complex a 4 only because of the parking. Overall, we are very happy with these apartments – definitely would recommend this complex if you are looking for a place to live.

I’m sorry to say this has been and continues to be the worst experience of my life. My fiancé and I have been here almost a year. I totally agree with Michael. I’ve been so afraid to voice the negative review due to I see how they have treated other residents. It’s really the management. They pick and choose who they prefer. We haven’t been targeted specifically. Due to the horrible treatment and biased opinions, we are leaving at the end of our lease. So sad for the people they have been actually vicious towards. This complex is not someplace to move if you are looking for kindness and peace.

The property is new and apartments are decently well kept. HOWEVER, management are extremely pretentious and they create more problems than necessary. My friends are currently living in these apartments and since I am over quite a bit, I get to see all that happens. Theyve towed two of their cars. Not only that but they always ask for unbelievably silly things such as not leaving your grill outside in the front where people can see it because apparently it makes the apartments look unattractive to potential future renters. Also, something as small as parking your car front side out also makes the apartments look unattractive so it is prohibited. Point is, these apartments are great when you first lay eyes on them but you cant even live comfortably because they constantly bug you about things youre doing that makes them look trashy. Save your time and money. They will only make you spend more of either here.

So lucky I only lost my application fee. Ashli is rude and condescending. They changed their story so many times on their policies that I still dont know what to expect. When I asked politely for clarification Ashli actually said Im not even going to entertain this with you. Then she refused to rent to me, after I had paid the application fee and been approved, all because I was concerned about parking. Do not give these people your money. YOU HAVE BEEN WARNED.

Terrible customer service, this property is ran by Norris Stevens, you just have to look at their reviews, to know that they are pretty unethical when it comes to apartment management. The manager here is no different, she is a rude bully, who even harasses people months after they decide not to rent, oh and threatens law suits over bad reviews. Please do not waste your time or money here, read the Norris Stevens reviews, the company is unethical, and socially irresponsible, do not get roped in to a deal with a management company that does not consider the well being of tenants.

Ive been living here about 6 months and they have changed so many policies in that time its ridiculous. They change their policies without really informing you and expect you to bend over backwards just to have guests. They say their office is open 7 days a week but I can never seem to go at a time when they are actually there and theyve towed my vehicle that they have on file, hell its on my lease. This place is a waste of your money and they want to have excessive control over what you can and cant do. Save yourself some trouble and move in else where.

First off my pregnant fiancée and I love this apartment complex. We have lived in many and can honestly say these are amazing and set a standard. Wether it’s the actual apartment or the super friendly staff or friendly community. We highly recommend talking to Kevin, he’s super friendly and very professional! He helped us most of the way and we really like dealing with him. The apartments themselves are really nice they have High ceilings and really good installation and even storage. Homey was my first thought when we first looked at them, pics don’t do them justice. Now you may be wondering “hey this review seems too perfect” and well while it might sound that way, literally these are the nicest apartments we have lived in and if you asked me one negative I’d tell you that it’s the parking. Parking spots in (upper lot) are hard to come by after 4:00pm. Definitely not a deal breaker. These apartment’s seemed like a no brainer when you see what else they compare too. The quality put into these units blow me away! 10/10 would recommend to family and friends... which we have!

Shocked to see negative reviews about this neighborhood. I would imagine that these reviews come from people who arent in to following the rules. We moved to River Ridge a couple months ago and absolutely love it! The apartments are bright and spacious, and the complex comes with many amenities for the price. Very kid-friendly with a pool, basketball court, playground, and fitness center, and you can also walk next to the river on part of the Greenway trail directly behind the complex. The location is great, you can easily get to Tigard, Sherwood, and Tualatin for all of your shopping and entertainment needs. The management/maintenance team is also super-friendly and very responsive with any issues. We highly recommend River Ridge to anyone looking for a clean, non-smoking, well-maintained property.

I’ve lived at River Ridge for a little over 1 yr. it has been the worst experience of my adult life. First, I was targeted for smoking, this is a non-smoking community, by my upstairs neighbors. I do not smoke. Nor has anyone ever been in my apartment who smokes. But they “inspected “ and stated it smelled of smoke. I was not here. My mistake. Meanwhile, the upstairs neighbors kids are rollerblading in the apartment! I brought this to the attention of management and nothing was done. I’ve been verbally attracted by these people over and over simply leaving my apartment. Then management tells me my son, who visited often, was not allowed on the property due to violations of smoking, littering and even one day he and I exchanged heated words, as kids and parents sometimes do, not allowed on the property. My son nor his friends smoke. And no one else was ever here!!!Ok. Unfair but ok. Now I’m finally able to move. Bought my own place and they are still badgering me. Yes, I was left alone after the neighbors moved. But now, in the middle of packing nag and trying to work and other family here they want a pre- inspection. Which is fine. They dropped a letter on the 8th. I started emailing them on the 9th. No response. The office is closed. All the time. All I wanted was to change the date of this inspection to accommodate my relatives staying here. But no. I’m told because they dropped off the letter on the 8th I’ve had plenty of time to make other arrangements. Like what? Who does that? In fact, I’m told that this is a “surface” inspection. I’ve even been given a list if charges like carpet cleaning windows. Etc. like really? I’ll clean but what was the 500 deposit for? oh I’m told due to then enormous amount if move out inspections they cannot change the date. WELL THAT SHOULD TELL YOU SOMETHING! DON’T MOVE HERE. HORRIBLE

We have lived at River Ridge apartments in Tualatin, OR, for 2 months; and, we are very happy to be here. My husband is disabled and uses a wheelchair full-time. The staff at River Ridge apartments, namely, Kevin, Jenna and Jake, have been very helpful and professional in providing reasonable accommodation to meet my husband’s needs, i.e., specific to use and storage of mobility power equipment. We especially enjoy the Tualatin River Greenway. It is a wonderful paved walkway that runs behind the apartment complex. My husband can use his power chair on the trail. Moreover, my grandchildren enjoy the trail, Tualatin River shoreline, and playground. This is truly a peaceful area that is never crowded. The apartments are new, clean, and very spacious. The pool is immaculate; and, the exercise room is well equipped. We want to highly recommend this apartment complex to singles, families, and retired and elderly folks.

The on-site manager is a problem, once you move in you will see what Im saying.His wife manages Keizer station Apartments in Keizer and is the same way. Both are weird and on a power trip with their crappy jobs.They will be all in your business trying to tell you who you can have over and for how long.Walls are paper thin at all Norris and Stevens properties. Dont let the cheap deposits fool you they will take it in the end anyways and you will be miserable your whole lease.You have been warned.I wouldnt recommend.
