Terrible. The parking is a nightmare. If you own a 2nd car, expect to park on the street where many cars get broken into. The management sucks. The office just wants your rent check and not be bothered with anything else. Not to mention all the mold. Dont move here.
There are a lot of great things about this cozy complex. Its at the end of a quiet street. The apartments are big and reasonably priced. The staff is very polite and helpful. And parking doesnt seem to be an issue at all. Unfortunately, sometimes one really bad thing can ruin an otherwise pleasant experience. The carpet in our apartment is absolutely disgusting. Its stained, smells horrible and has holes in it. It really needs to be replaced. The onsite manager has arranged a cleaning, but that wont repair the holes or fix the chemical stains. Hopefully it will at least help with the animal smell. My family was excited to move to a bigger place but considering the condition of the carpet we cant wait to move out- and we just got the keys today.
Rent: ok, (1,120.00)Electricity: very bad (for three people that try to conserve energy use and, that didn’t use the heater in the winter or AC in the summer .... 80.00 to 100.00!)Water: Not good (90.00)Total: 1,290.00 - 1,310.00Parking : people here abuse this so much and management only shrugs when the jerk neighbor is taking 3 spaces more than allowed.Neighbors: most are very loud and you will get to hear every single time they yell, which most of the weirdos do. Often residents will also smoke weed and cigarettes too close to the buildings. Cops stop by often enough for domestic abuse and it’s usually the same people, summer is the worst.Inside the apartments: bad paint jobs, they won’t even match the paint that’s already there. They also paint over mold. Windows are HORRIBLE even when closed you can still feel a draft. Floors creek all day, every day.Location: well it’s next to some creepy unlit walking path, the rest of the area is decentManagement: MediocreOnly move here if you are interested in living in a semi-salvaged slum.
Clean, friendly, and nice place to live. Ive lived in a few places around Portland and this one has been one of the best so far.
This was an awful place to live. The apartment grew mold on the walls, shabby old carpets and fixtures, old washing machines and dryers that barely worked. Painted over water damaged cielings and bathroom walls. The shotty work by the maintenance personnel was laughable and frustrating. Never actually fixing anything. I hated every minute I lived in the dungeon like motel room, that I paid alot of money to buy out of my contract after 5 months. Move here if its your last and only choice other than living under an overpass.
Nice play to live. Fun community. Visitor parking can be difficult and it often floods in some areas.

Beautiful quaint forest style, friendly apartments, pools great in the summer!Theyll do yard maintenance in the mornings around 8:45 multiple days per week, so if you like sleeping with your window open, be ready for lawn mowing, gas powered leaf blowing and even the occasional chainsaw usage at that hour. For most of us that should be fine, but if you work untill late 1 or 2am, you might find that annoying. The leaf blowers blow such little leaves, its a wonder why they dont just use a hand rake.Occasionally youll be going to bed and then someone will go to their car and idle it for lengthy periods of time (to warm it up) before finally driving away, which can wake you up, especially if its after 11pm. Most people dont over idle their engines in the parking lot though, and most people are curteous of the quiet time rule after 10pm.The buildings are made out of wood, which means creaky floors as you and/or neighbors walk above your apartment. There likely is no insulation between rooms of the appartment, which means typically you can hear fairly easily. It would be nice to have concrete walls to keep the noise out and heat in during the winters and cold in during the summer.Tualatin is less than .6 miles from the appartments, and so walking over the little hill is easy even with groceries, but a lot of people dont do that, and elect to drive instead.The pool is nice.
Handy and clean, enough parking, just drive slowly.
Neighbors are loud and weird. Mold growing and management ignores problems.
