Moved here and it was okay at first. Then it started to go down hill. Reality is there is NO parking. Youd have to be home before 5pm just to maybe get a free spot and NOT leave. My car got towed once due to very much lack of parking in both 10101 and 10102. As is there was LITERALLY no parking and the staffs there merely said oh well Im sorry there is nothing we can do to help you. Good luck. Ive had to sleep in my car a few times just so that if someone was leaving in the middle of the night I was able to take their spot so as my car wouldnt get towed. I finally was able to get a reserved parking spot only to either be blocked going in or out by my neighbors living across from me. One instance the neighbor that lived on the bottom floor across from me had three cars parked across from my parking stall. Could not get in or out. Called the towing company only to be told that security has to authorize the tow. Called security around 7pm only to be told it would be a bit before they came out. They FINALLY came in around 11pm only to do a drive by and didnt do anything. Needless to say I wasnt able to leave my apartment at all that night. Neighbors are very loud and will yell and argue outside all hours of the night. There was an ant infestation problem in my unit. You dont get your full deposit at all. Apparently carpet cleaning will run you easily $200+. Theyll hire their own cleaning people once you move out and they charge $180+. My deposit was first months rent. Got back just a little over $1000 even though first months rent was $1425. I also paid for my dogs deposit which Im not even too sure I got that back. Ive seen dog owners allow their dogs to poop on the grass and not pick up numerous times. Ive had to call them out and all I got was being ignored. Also Ive seen their dogs running around the apartment with no leash on and running up to my dog who does not like that at all. It seems like the people that are living there are just plain ghetto with no manner or respect. Because of the COVID restrictions you cant use the amenities at all so whats the point in paying for all this money when you cant even use it. Lived there a year and not once was able to use the pool or workout area. Out of all the staffs that work there, there was only one that was truly helpful. Overall I would recommend looking somewhere else.

*WARNING*DO NOT move into these apartments. Just dont. The apartment they show you when applying is NOT what you will get when you rent. They will never come repair anything. The staff in the main office are snobs. The utilities bill will be over $150 every month. Also, when you decide to leave they will find ways to charge you and you will end up paying THOUSANDS OF DOLLARS in extra charges. This is what they do and they do it very well. They will never be honest with you and youll pay for it. Save yourself the hassle and do not move in to these apartments.P.s. - They do not label no parking areas but will have your car towed anyway. Be prepared to pay impound to get your vehicle back.

Just don’t do it. The maintenance people will come in your apartment with no warning. They are really run down apartments with a fresh coat of paint. Things will break and they will not fix them for months on end. It really doesn’t matter who you talk you; office people, maintenance, assistant managers and the actual manager, none of them care that you have had leaky pipes and the walls are caving in. They just want you to pay rent and shut up.

I would NOT recommend living here. I moved out as soon as my 12 month lease was over. Preface my review by saying that Ive always lived in rental apartments so Im understanding of common issues with noise/parking/etc but this place is still the worst of all. The walls are paper thin, I can hear neighbors having normal conversations, using the bathroom/shower. When ANY of the surrounding units use the bathroom fan, you can hear it from all parts of your unit and the floor shakes (you can even hear it from the parking lot). When I first moved in there were some things that needed work orders, I was assured it would be taken care of before I moved in, weeks after I moved in I followed up with them and realized they had never put in the work order. Once maintenance finally came they only fixed one of the issues. As other reviewers said, the patio/storage room door doesnt fully close. Any day that it was windy the door would blow open. Parking was a nightmare. When I moved in there were no reserved spots available to rent. There is only ONE free spot anywhere near my unit and the same tenant has been parked in it for at least 8 months. You will pay at least $150-200 per month in utilities. Doesnt matter if youre a single person and rarely home, because the cost isnt based on YOUR usage but the complex as a whole. I have ALWAYS gotten my full deposit returned in previous rentals. Im a single person, no kids, no pets, everything was very clean. They charged me over $500 in move out fees for things like unit cleaning, carpet cleaning, paint touch ups. Things that were not damaged at all or dirty. And lastly, the customer service from the office staff was terrible. They take days - weeks to respond to emails, and if you ever talk to them in person youll be met with snarky/rude responses.

Moved in here pre-Covid. Did a walk through and pointed out a couple of things that the manager said he would fix. Never did get fixed. We dont/cant use the bathroom fans because they are so loud. Several of the outlets are unusable because the plug just falls out.The spiders are thick and the rats are huge! Currently, there has been 2 large piles of roofing taking up about 8 very limited parking spaces. It has been there for over 3 months. I called an complained and was told that the owner is blaming the insurance company for not getting the job done. Whenever I call, there is rarely an answer at the front desk. The list goes on and on. I dont want or expect a lame excuse or apology, I just want other people to know what this place really is.

0 stars. I am a current resident and completely HATE IT! I am paying $35 for a car port with a missing roof, my patio door has never shut. My carbon dioxide monitor started going off so I called the maintenance after hours and no one EVER came, I ended up taking it down myself and removing the batteries. Maintenance will not fix your problems, the office will not answer your calls and if they do they either have an attitude or the wrong information. If this is the only apartment option, choose the street. Its not worth your money

Very impressed with the management and office staff, we encountered 3 people during our 3 visits to this property Charlotte, Victoria and Jackie were all amazing. Spent 2 weeks looking at over 20 apartments in the Seattle area for myself and one for my brother. Out of all apartments Park south staff was truly the best! My brother and I have both been in property management for many years, we saw many beautiful places but made the choice to take 2 apartments at park south mainly because of the staff. Very excited to be a future resident of this community at the end of the month. Thank you park south leasing office for making the process so enjoyable and all of your patience.

We still have mold in our apartment and they’ve come out to “treat” it three times. The kicker is the mold was caused by a water leak that maintenance started. As someone who has never had issues with a complex/ management in my entire rental history, this experience has left me disgusted. I read prior negative reviews before move in regarding management and wrote it off as poor tenants. I can truly say anyone debating this complex would be better off with any other option. Dont be swayed by special offers, reduced move in costs, and lowered security deposits. You will inevitably run into issues where an incompetent, lazy, rude, and extremely insensitive staff will stand between you and any resolution.-On our predetermined move in day, staff closed the front office early without notifying us. No one was present when we arrived after a long drive from California. They didnt respond to emails/phone calls, and we found ourselves walking around the complex in pouring rain in an attempt to find anyone who could provide us with an emergency number.-In February, heavy ice and snow accumulated in the complex for nearly a week before being plowed. Stairs, sidewalks, parking spaces, curbs, and common areas were covered in several inches, untouched. I witnessed residents unable to exit parking areas, sliding down hills in the complex (even with chains), abandoning their vehicles throughout the premises, and even attempting to break down massive amounts of ice and snow on their own. After multiple contacts from concerned residents, staff went around the complex distributing a section of the lease which implied tenants were responsible for maintaining snow.-During the snow, the flimsy metal roofs collapsed under the weight of snow. Some tenants were pinned into their spots by the bent roofs and had to find creative ways to maneuver their vehicles out. 10 months later, the roofs still have not been repaired. We pay for 2 covered parking spots as part of our agreement. I politely requested these amounts be reimbursed more than once, and was met with rudeness. Management is handling this by saying theyre waiting for the money from the insurance claim to come through and they dont know if anything will be reimbursed. I wouldnt be surprised if theyre waiting this out, hoping current tenants move on and forget about their requests to be reimbursed.-Maintenance staff has entered our apartment without notice 3 times, which I made note of in emails to management. They falsely documented 2 work orders by saying I had given them verbal permission to enter. When I asked for proof of my permission, they provided me with screenshots of two work orders where they checked Yes under the Permission to Enter? box. A work order for the third entry was never provided. In addressing this breach of the lease contract (and the law) with management, they let me know that it was not enough grounds to break the lease without paying the lease break fee (equivalent to two months rent). Washington State Law and their lease agreement requires 48 hour notice, they gave none on three occasions, but they can cover their tracks by clicking a Yes box in their electronic system.

Charge lots of money. Blame you for any problem that comes up. I was told my apartment was preinspected before moving in and the bathroom electrical sockets don’t work. The inspections seem to consist of only checking the smoke detector and they don’t much seem to care if that works either.Maintenance man is rude. They’ll tow you even if you live there if you don’t move the car often enough. I had 2 cars and they would tow the second one regularly simply because I drove it less often then pretended they didn’t know whose car it was.The online rent pay system is terrible and when it fails you get charged a fee and can then only pay through cashiers check at which point they threaten to evict you.Do not rent.

I enjoy the common area fitness center and workout there regularly. My bathtub faucet was leaking and maintenance came to fix it the same day I requested the repair. I am so happy with the quick response that maintenance gave me and solved my faucet leak problem.I had a bathroom sink leak on 3/17/202. Maintenance came the same day I reported the leak to fix it. The maintenance man, Alfonso, had a great attitude, and he was very quick and skilled to fix my leak the same day. The sink works perfectly now!

I recommend the maverick apartments in Burien with better prices. Here prices are sky high with broken apartments missing or chiped paint. With mold in the apartments. Old, smelly carpets. Would not recommend and packages are stolen of front doors. There are much newer and better apartments in the area.

First off, ZERO stars, not one! I have never really been driven to leave negative comments about anything online, however the staff at this complex drove me to do so. I lived here from 2011-2017 and while the first couple years were OK, any issues I had after that (when the apartments were sold to a California based company I believe?) were handled so poorly and with terrible attitude. Dont want this to be super long, so Ill only list a few of the instances: 1-online rent payment portal issues were constant and I could tell that staff were tired of dealing with all the issues that so many other renters had while simply trying to pay rent or understand their bizarre utilities billing. Their tone and level of dismissal when on the phone or in person was astounding. I remember many times coming into the office (after un-returned phone calls) and not even being greeted--no hello or anything...they just stare and wait to see what you need. 2- I ended up fixing many things on my own that broke inside my unit. Sliding doors, light fixtures, sink issues, because the maintenance people would not respond unless the office staff was harassed enough that they FINALLY got tired enough to do anything. And I was very patient, waiting over a week--sometimes 2 weeks--and still no help. 3- The last month of living there, I paid to be in my unit the entire month, and was slowly moving into my new place in a different city. I stopped by regularly to move things out--one day I came into my apartment to find all my belongings in a pile in the middle of the floor. They had begun renovating before I moved out and got paint splatter on my belongings. They ended up having to pay me in back rent for the rest of the month because my apartment was inhabitable due to the paint fumes. They knew they were in the wrong and actually followed up with this quickly as I could have really taken legal action on this. They basically are giving the units facelifts to make them seem more modern and upping the rent, when in actuality these are cheaply maintained over-priced apartments that come with the lovely addition of sassy office staff who REALLY dont care. **AND TO THE MANAGEMENT: before you respond to this review of mine, why dont you use the time it would take you to type up your excuse-filled reply and use it to help your current tenants?! Because we all know youre avoiding phone calls and emails right now! Stop trying to cover up your poor performance and low quality community.

Experience with the staff was great. The apartment however was not properly prepped in time for the walk-through. Something had been sprayed on the carpets for some purpose. That was really noxious and made me choke & cough as soon as I walked in the room and it was very hard to be in the room. We were moving stuff in .... by the time we got everything moved in I realize that that spray was to cover up the smoke sent in the carpet. I am not a smoker so I find that to be a very obnoxious scent. I was not forewarned about it before I signed the lease .The Staff has said that after we get things settled that they will come in and professionally shampoo.

This is without a doubt the most horrible community ive ever lived in. If 0 stars were an option, trust me Id give it. Theres a reason this community has so many vacant units. The units and amenities are decent at best. The true problem however is the property management.Lets start with the on-site staff. Totally unwilling to be helpful. If anything are confrontational and condescending. everytime an issue occurred instead of being met with any form of service is was twisted to how it is your fault and will quote line items from your lease justifying why they dont need to do anything. Horrible human beings.Unjustified fees. This is the first community ive lived in where W/S/G was consistently $130+ for a 1 bedroom. Next, when I first moved in I enrolled in auto-pay. I was surprised the next month to have over $200 in fees. After calling into the office to complain, i was told that the fees would be waived. Imagine my surprise when the next month there were over $1000 in late fees. When I went in to deal with this in person and informed them that someone told me it would be waived. I was told Do you have record of this conversation? you should have got that in writing. (Way to handle a situation and de-escalate.) Their explanation was that I shouldnt use autopay since it will only cover a pre-set payment and if the rent is higher than the payment i designated, it wont cover it and ill be charged daily late fees. NO other property ive lived in is set up this way, and the rent should NOT be varying. Onsite staff of course refused to do nothing about this and only after escalating it was it reduced......to $400!This brings me to the district manager of this property. She serves almost no purpose. All these complaints across various platforms about the staff and nothing has changed. Any complaints made to her fall on deaf ears. Her response was consistently I checked with the staff and thats not what they said. As if the staff is going to admit their faults.I could go on about the lack of maintenance across the community, the 3 days trapped in because of the snowstorm and their lack to clear the roads, collapsed carport ceilings, but you can read that from one of the many other negative reviews.Basically, you move here. You will regret it.

This was one of the worst Apartment Management/Staff Ive ever had to deal with, though Im sure theres even worse out there somewhere. They dont seem genuinely interested in helping you. When I had a question or concerns, I was often met with attitude and rudeness by the staff. And the staff changes so much (there are different people every time I go in there) that its hard to keep anyone accountable.I agree with another renter who had mentioned, they like to pass the buck. And it seems to me that theyd rather make a buck than support the residents here.My car had been broken into twice AND stolen twice. I know Im not the only one thats dealt with theft on this property. But when I brought it to the staffs attention, and suggested video surveillance around the parking lots, they said that it would cost too much. And they also said that it probably wouldnt help anyway. Oh, and that there was a patrol that supposedly drove around the premises at random hours of the night...? (Obviously doesnt help.)And they didnt forget to add that the new management was making great improvements to the community....(like a dog park with a bunch of equipment that youd expect to see at a dog show training center.)Why would you prioritize money on dog show equipment (i.e. loops, tubes, bars for dogs to...uh...train with?) in the dog park over the safety and security of your residents? The only answer I can think of is to make more money. Because having a dog park with pretty colored shiny equipment for the dogs to piss on makes the value of the property go up. So then they can charge you another $100 more for rent. Even if you dont have a dog.W/S/G is ridiculous. I pay as much living alone as I did when someone was living with me in the same apartment --over $100/mo.Cats used to be $15/mo, but they bumped that up to $35 a month last year which is the same cost as having a dog (probably to help pay for the dog park).Parking used to be free. But now theyre going to charge $15 a month more if you want a spot. One time I was a day late for rent, so I had to go get a money order from the post office but I couldnt do that until the following day. The office lady told me it was fine, and wrote on a post-it note what I actually owed in total. After I got home from work the next day, there was a letter on my apartment door stating that I owe them $25 because they had to physically put that paper on my door telling me that my rent was late (not joking). Even though I had just talked to the staff about it the day before and she told me the EXACT AMOUNT that I owed. And when I finally gave them the money order, i ended up having to write another check for the stupid $25 fee PLUS a late fee which I think was around $50. Nothing that the lady I talked with the day before had mentioned. They call it a gated community, but one side of the gate is always open after dark. Which defeats the purpose of a gate, in my opinion. Anyone can drive in.When I started living here in 2013, my total rent costs (including utilities) was around $1000 for a 1 BR. 3 years later, its well over $1400....and I didnt even have a remodeled unit.I rented an apartment with older appliances that dont work that great because the first management company gave me a discounted rental price for it.Maintenance isnt the best. Ive had to put orders in for the same problem over and over again. Either because they never responded or because they didnt really fix the problem and it ended up breaking again.Aside from the management issues, I do like the apartment and the location is convenient for me. The balcony is big, which I always thought was a bonus. I love the fireplace and having a washer/dryer in unit is nice.Noise levels arent too bad. But, this place isnt worth more than half my income and the pain of having to deal with management that values their profit over the security of their residents.

I moved here because the location is close to downtown without feeling like youre in the city, & this is one of the few apartments around this area with a sizable dog park inside the complex. I lived here for about 1.5 years, & overall it was a decent experience, but I am glad to be moving on.Ill start with the cons:-Some work orders placed when I first moved in took almost a year for them to finally fix, & that was after multiple requests & finally a letter to the manager. They dont seem to have a proper system for tracking work orders.-Getting a parking spot is a nightmare despite what they tell you when you sign on, & they dont seem to have a proper system in place to keeping it straight either. Parking was a pain literally up to the day I turned in my notice.-Gunshots could be heard from outside the complex on at least 4 occasions during my time there, but Ive never seen any active police presence inside the complex.-There are homeless camps on 2 sides on the complex in the pretty woods that first drew me in to this place. Four of my neighbors had their car windows smashed with things stolen & someone attempted to break in to my boyfriends car. Sometimes people come to the parking lot in the middle of the night to empty their hoarding caravans in our trash cans, & have never once seen the security guards they claim patrol the property.-Ive had 2 maintenance guys that I had to request not to service my apartment because of inappropriate behavior that I felt threatened my safety (one no longer works there).-They will put bright orange stickers on your car windows if your car tags are out of date & allow people from the city to come door to door to give tickets for animals not registered with the city without notice or education about this even being a policy. They also do more random mandatory checks in this complex than any other apartment Ive ever lived in. Maybe this is a Seattle thing, but I found it intrusive.-Thin walls. Enough said.-For some reason I had a very difficult time with deliveries here. Grubhub could never find me & Amazon/USPS deliveries are spotty. Packages might be put in your Amazon hub, your mailbox, loose on the floor of the mail room or in the front office. Its kind of a gamble, & Ive had packages disappear from my from door more times than I can count.-When it iced over last February during our Snowcalypse the entire parking lot was like an ice skating rink & took over a week to be addressed. Also the access street to the complex is on a hill- at one point we had 14 cars stalled or wrecked in to one another on the road. I had to walk 2 blocks just to get an Uber to pick me up to get to work.Pros:-The manager Craig really does his best to keep things in order. Every time Ive raised an issue directly with him, he was prompt, professional & diligent in trying to correct the issue. Craig, these people need to give you a raise for everything you put up with & do for your tenants. Thank you for going above and beyond!-Head maintenance guy Jared is an amazing worker & also deserves a raise. He corrected everything maintenance-wise that was incomplete or done poorly previously. One time the door jam on my patio door fell behind me & I was locked out in the cold at night for hours. Bless his heart he drove all the way from home to get me back into my apartment without complaint & gave me some tips to keep the shoddy door jam in place.-Some of my neighbors complained of flea infestations, but my apartment never had this issue! The grounds were kept very clean as well, & they have lots of pretty trees around the apartment as well as a walking trail around the perimeter of the complex.-Family-friendly area. Neighbors keep to themselves but are very nice & friendly, & lots of kids playing around. All in all, Ive lived in apartment complexes my whole life & would rate it 3/5. If there had been better communication & response about parking, maintenance & safety this would have been a much better experience. Craig & Jared, thank you again for always going above & beyond.

Okay first of all, the new manager, Jackie over Park South and her team including her assistant manager Brittany and the maintenance manager Jared are absolutely Phenomenal. They truly went above and beyond to resolve the issues with my unit.I cannot imagine how many people come to the front office with complaints or concerns. But no matter what day or time it was, I was always made a priority and always treated with the utmost respect.Their efforts both on and off hours proved to me that I can live here for many leases to come and won’t have to worry about my issues not being heard or resolved. That’s the type of confidence and faith a tenant could hope for in their management team. I am glad that I chose to live here and I’m thankful for Jackie, Brittany and Jared. Thank you again!

I signed this lease entirely online without seeing the apartment at all because I had to find a place fast for work. Im pleasantly surprised. Got a 2 bedroom 1 bath and its great. Staff are helpful and friendly. Four stars because the apartment wasnt fully prepared for the walk through. When my roommate and I moved in the front door was split down the side and the lock wiggled significantly. (To be clear, I do feel safe at park south. I would not bicycle or walk through the industrial district after dark to downtown though. Theres Lyft for after dark.) Anyway, the maintenance team replaced my entire door within a day, switched the locks to fit my key and everything. The inside is as advertised from the pictures. People frequently make use of the dog park and pool. You can see the city skyline from the pool. Ive heard the gym was disappointing, but right now is undergoing renovations. Try to get the third floor if possible because the vaulted ceilings. There is also easy bicycle access to downtown via the S Henderson St pedestrian bridge! If youre moving here from a much smaller city like I was, know you cant just park downtown whenever like in your 70k person town. I have a buddy living downtown at The Post, and their apartments are not any nicer, just a better location & view. A similar place there would cost around $1,300+ more per month with one parking spot! Im happy to be at Park South. Dont let the 1 star reviews scare you away.

Park South looks nice at first, but thats further from the truth than Earth is from Pluto. My first complaint is there is no option for me to rate it -5 stars. The leasing office constantly harasses you with random fees, and will do everything in their power to make your life as miserable as possible. Be warned they will try scamming you in any way possible. They scammed my roommate and I into paying for an extra month after we moved out at a price much higher than listed on our lease agreement. Also take note that they do not clean the apartments before a new tenant moves in. According to the fabulous people who run the place its the previous tenants responsibility, we just sanitize. If you find yourself trapped living in this dismal excuse of an apartment, be aware that when you make the best decision of your life and move out, they will charge you fees you couldnt even dream up for every thing under the moon. Drip pans, repainting the single coat doors, reattaching the cupboard handles that fall off 2 days after you put them on, etc, etc, etc. During your stay, be ready for the place to fall apart around you due to the extremely poor construction throughout the entire place. The caulk between your counter and the wall WILL separate, doors WILL fall off, and the towel hangers can only take the weight of 2 towels if theyre both completely dry. While I endured living in this cardboard box of a house, water leaked down the chimney, and out of the light in the bathroom. I prefer calling the sliding doors they use there the falling off doors as that is a much more accurate term to describe how they open. There is also no lights in one of the bedrooms, the outlets work about 50 percent of the time, and the security gates have a permanent malfunction. A few pluses are the washing machine can handle 3 pairs of socks at a time, you get about 5 minutes of hot water unless the dishwasher is running, and the smoke alarms beep randomly at night to make sure you never get too comfortable. But you can rest easy knowing youll have to climb a mountain of overflowing trash when you take your garbage out. Just make sure even if the trashbins are overflowing like a volcano that you climb up and stuff yours into the bin, because the clean-cut workers at the leasing office will cut open any bags outside the bin looking for any proof of whose bag it is and place your discarded envelope or what have you on your doorstep along with a 50 dollar fine. You can not help but admire the professionalism in that. All in all, no amount of brainwashing could cause me to recommend this place to anyone. It is a place I would advise avoiding with a wide berth at all costs.

DONT MOVE HERE!Management is LAZY! I have had an issue with a neighbor playing loud music at all hours for MONTHS! Many complaints to management and then calls to the police later over several months and management still wont do anything! I cannot move out without paying an additional $3000 which is bs cause they break the lease left and right without consequences. I asked them to repair the door to my storage room when I moved in because it has a hole. The hole along with a few other issues were reported before I moved in and they refuse to repair them. I have been here for 10 months and the hole is still there. We used to have a security company that we could call when needed and drove around the complex, but they recently cancelled it without informing residents. Portions of the fence fell down in a wind storm a few months ago and they havent been repaired properly. There use to be secure gates but they removed just the gate part. The poles are still there and it looks rediculous. This place is falling a part and they just cover everything up with paint and call it good. I cannot wait to get out of this place. Its a disgusting mess! We all got letters on our doors this week that its residents responsibility to clear the snow and ice from the parking lot and common walkways! ARE YOU KIDDING ME! They wont even put salt or sand down on the sidewalks so we dont slip when we get our mail.

We used to live in South Park Apartments for 1 year. Before the move-in we saw so many negative comments about them, but we still decided to move-in and this was our biggest mistake. The management is Extremely RUDE, we had many issues with the apartment. For example our door between the bedroom and bathroom couldnt close, when our friends were coming was very confusing because they couldnt use it if somebody is in the bedroom. The answer from the manager was This is not a big deal! the door was like that open for a 1 year. There is a lot of other examples that I might give but I will have to spend all day writing. However, we had to go and call them every week from the beginning of the month so that they can come and fix it in the end of the month! This was simply AWFUL!!Our cars window was shattered three times, I am assuming that after complaining of other people with the same problem we had security guy for around month, few hours during the night. When we started living there the gates were open 24/7 and even after this terrible issues they were still open 24/7. I have never seen them closed. So overall terrible experience, rough stuff, unresponsive, not helpful, a lot of permanent issues and so on. Definitely wouldnt recommend this apt complex to anyone.

ROACH INFESTED! And spiders everywhere! Pest control cannot fix or control it. Dont be fooled by the newly looking cabinets, insects crawl and lurk in them at night while your family sleeps and management knows! Run and turn away while you can. Management doesnt care or value their residents all you are is a paycheck to them. They never follow up or return calls or emails you have to go in there and put your foot down for things to be addressed. Ive complained about the cockroaches multiple times; even after pest control comes to sprays they continue to come back because they are deep in the walls and installation. Eventually they will charge you for the cost of the exterminators coming out and try and blame you for the infestation that has been there for years. Ive lived here for 11 months now and cant wait until my lease is up at the end of this month 06/30/19 so i can run and never look back. They current have 6 open units and 14 people moving out beginning in June, that shows you how severe the bug and AMC management problems are. Dont let Cynthias sweet face and the demo apartment fool you this place sucks and is truly the ghetto! No where to park! Car break in, Outrageous and extremely high WGS that isnt metered. Do yourself a favor and look else where i wish i would have listened and trusted the reviews before signing the lease. Also the gift card bribery is true; do not believe or trust any 5 star rating you see. Also do a full walk through because they dont even fully clean the unit and will try and charge you cleaning fees when you vacate.

Ive lived here since 4/2013 and my first lease renewal was an increase of $8.00. Yes only $8! So of course I decided to renew. However shortly after April of 2014 they sold to another company AMC. Ive never heard of them, but they are based out of state and have acquired several other buildings in the Seattle area. I knew that they were going to jack the rent when my next renewal came up. Yes it was rather high I think. It went from $874 to $933. Only $59 so not bad really. However! this is what I do not like. They no longer have a flat fee of $40 for water, sewer and garbage. They are now billing each tenant based on some calculation on how many people reside in each residence by a factor of something. I do like my apartment. I would say it has been relatively quiet and I really like my location. I have no neighbors outside my window just trees and grass. It seems most people pick up their dog poop. But my old neighbor next to me never did. Im so glad they moved out. Side note my apartment hasnt been updated in awhile it looks like its straight out of the 80s which is fine. Id pay even more if it were updated.

RUN AWAY DO NOT DO NOT MOVE HERE!!!!!!This apartment complex needs to be shut down indefinitely! it is owned by one person not a company and this one person does not care about his renters. these apartments are falling apart, the management and office team change about 3 to 4 times a month so you will never speak to the same person. they will take your money put you on a contract and leave you in a home that is disgusting! when we moved in in March the carpets were not changed and nothing was cleaned we moved into somebody elses filth 🤢 when we were first showed the unit we were told that all of that was going to be cleaned and taken care of and replaced she just wanted us to see the exact one we would be having....that did not happen. Not only was it disgusting and filthy there were spider eggs growing on the wall!!! Yes on the wall!! We thought they were ladybugs at first I put them in a bag and left it on the porch because I didnt want anything getting in the house and I wanted to take it to the office after work to show them ( which I did again no help was told several times an exterminator will be there to this day has not happened) when I came home after they had been sitting in the sun they had morphed into gigantic grey spiders! 🕷 doors were broken things were not updated this was the worst mistake we have ever made. the team at this complex has not done anything to rectify it. They said they can not refund our cleaning fee or let us out of the lease early without it affecting our renters history or credit we would actually have to pay them more money to break the lease. 💁🏻not only is the apartment disgusting some of the renters there are not the best either. Meaning if you have packages or anything ever sent to your house or the office they will be stolen, your car will get broken into especially if its a work vehicle and you will see many drugs on the ground at the park or people actually doing them in front of you. If youve ever seen the show addicted then you have a good idea what youre moving into. I do not recommend moving here if you have children or a family. every single tenant Ive met or talk to that was in the process of moving out was so happy and excited to get out... I was jealous. The team/management at park south apartments will not care about your complaints, you will get pushed around and passed around. you will have to talk about your issue over and over with new people. please please please save yourself the headache the trouble and the concern of yourself your vehicle and your family and move somewhere else!! Unless you are a crackhead or a drug dealer and you do not care about where you live this is the perfect place for you. very very disappointed 😡 I really hope this helps any future victims of park south apartments.

I have lived at Park South Apartments for nearly 2 years. The apartments themselves are decent, but overpriced. Our first rent increase after our 1 year lease was about 6% and we choice to renew after speaking with the previous manager, Samantha. We are coming to the end of our lease and received notification that our rent will increase again, this time by over 15%. In addition, they notified tenants that they will now be charging for parking spaces. Also, utilities are not included so expect to pay AT LEAST $150 each month on top of everything else.Although I understand that the cost of living is high in Seattle, this is an industrial area so it shouldnt be competing with hip neighborhoods (Fremont, West Seattle, Beacon Hill, etc.) Its not really walking distance to any stores, restaurants, or public transportation. There is no sidewalk along the road. Its right under an airplane route, so expect to hear planes overhead.Gate has been broken and parking issues have been a problem ever since we moved in. Several tenets have had problems with their car being broken into. Equipment in the gym is frequently out of service. Dont be fooled by the picture of the basketball hoop on their website. That was taken down about a year ago. Management doesnt seem very responsive to fixing/ addressing these sorts of complaintsAs for the design of the apartment, we do like it. Our only complaints are that we have had some plumbing issues and we can sometimes hear the neighbors next to us.We give it an overall rating of 3 stars because we do like the apartments in general, but again, they are overpriced. It doesnt seem like management is interested in retaining tentants. Since weve been here all of our neighbors in our 6 unit section have moved out due to cost.

We lived at Park South for two years, from 2015 to 2017, entirely too long! There was way too much nickel and diming of tenants for everything from AMC staff, deposits-refundable and non refundable, pet deposits, pay to park, you name it! The utility bill is truly something to behold, too. It changes monthly. Big mystery to me. I should have checked their rating with the better business bureau before I moved in and I think I would have saved myself plenty of grief. The thing that actually drove me out of living there any longer, besides the airplane flight path overheard, was the terrible garbage situation!! Even in spite of the management’s best efforts, garbage is perpetually overflowing. That’s a health and sanitation issue. I read many reviews both positive and negative. I totally identify with those negative reviews, and I would not recommend this place to anyone, especially with the overpriced rents they charge. Upon moving out, we cleaned the place thoroughly and was still charged about $286 by the management. I guess they wanted to “sanitize” for the next suckers to come along. Yeah right!

Maintainece came in and plug the hole. They never mentioned that the rat was taken care of. Since then the rat chewed its way through again and is now back in the apartment in my sister bedroom. She now sleeps on the floor in my dads room. I have recently voiced this issue to the manager as I am very concerned about my fathers health but told me I am not on the lease and that it was being taken care of and then hung up on me. If they were working on the problem back in December why is the rat still there. Their maintainece took a band aide approach to fix this problem and just plugged the hole and now more rats are finding their way into the apartment ..I am very concerned as my father is a senior citizen and this is very much a health issue. This problem should of been taken care of along time ago and should of not gone this long. Again this is a Health issue and people can get sick..also they should offer a reduction in rent for the inconvenience. My father is not happy with Park South Management or their staff.

This place is the worst apartment I have EVER lived in. Extremely lound neighbor that blasts their music even during quiet hours and the management does nothing about it, a management that even after 3 months refuses to give me a key to my mail box despite constant asking and reminding, a rental price that is equal with places like Magnolia or even Queen Anne despite it being closer to Burien than Seattle and offering none of the conveniences, the utility bills are shared with the neighbors, so even if you conserve, you are subsidising your neighbors wastefulness. Maintenance request constantly go unfulfilled, I have had a broken sliding door since I moved in almost 2 years ago and have submitted requests all the time. Honestly, just find somewhere else. Trust me. It may look kinda nice on the outside, but this place is an absolute nightmate. I look forward to when my lease is up every single day.

I have lived here for one year. I love it here. I have a sweet neighbor who has been here 13+ years. The rest of the neighbors introduced them selfves as well they are all friendly. The complex is doing a lot to make it nice to live here replacing decks. Pressure washing buildings to maintain a clean appearance. Lately people have been moving. I just wish they would take their unwanted bulky items to the dump or donate to thrift store instead of overloading the dumpsters and leaving things lay around the dumpster area. The School District could follow the laws and bus the kids from the west side of 8th ave S. So these kids are not crossing 3 lanes of traffic. But I think the school district needs to receive more complaints from families. Maintanace people have always came in a timely fashion to repair things which is a plus for any tenant. The office ladies are great always coming up with fun things to do as a community. Pool parties, Halloween decor, Christmas wrap area and more. I have never had an apartmemt complex ever do the things this one does for its tenants. This is an awsome place to live.

This is quite possibly the worst apartment weve lived in to date. Weve had our car stolen from our parking spot in our covered parking area twice, and broken into 3 times, even after getting a club, theres always shady people hanging about, the management doesnt seem to do anything but charge money. They wont let you pay your utilities on your own, but bill you with your rent, and dont give you a breakdown of it. They also have not fixed any of the absolutely needed repairs in the last year such as parking lot lights, lights above the doorways and hallways, nor the security gate that supposedly closes. This gate has been open permanently since we moved in last August. I was told by their district manager that there was no way to actually make the complex safe, and that no place is really safe after all, when I brought up this issue. They have charged us left and right for things, and recently they raised the rent by over 200 dollars and are now charging for parking spots. This place is just squeezing money from their tennants, and its SO not worth it.

Just a heads up, any 5 star review you see was bribed for with gift cards. They hand out fliers every week to their tenants saying if you leave a 5 star review they’ll give you a gift card. This is hands down the worst rental experience of my life. Stuff was stolen off our property, car broken into, the gates never worked, our bathroom was flooded the first week we lived there, our front step/door was always sitting in an inch of water. Maintenance staff is stoned out of their mind, office staff is fake and snooty. Packages went missing constantly. The neighborhood is dangerous and loud. They charged us over a grand in “damage” even though we left the place cleaner then when we moved in. When we decided not to renew our lease they were planning on increasing our rent from $1150 to $1650.SAVE YOURSELF- don’t rent here!!

Avoid this place like the plague. New management took over and jacked up the rent when we renewed a lease. Now on top of high rent for a loud and creaky building, we are being billed an outrageous amount for water, sewer and trash. The first bill was around $80 and included a $40 setup fee. Of course I was shocked when the next bill was for $120! The only explaination from management was that the trash service was really expensive and therefore brought up the rest of the utility costs because of their third party billing. They claimed to be seeking other contracts, but their response was basically shut up and pay because you dont have a choice. I have never encountered management that was this bad at being understanding and working with residents. I mean at least PRETEND to give a damn. I know that Im not the only resident upset about these crazy charges and fees.In addition to questionable billing tactics, our old neighbors were horribly loud and rude, stomping at all hours of the night and morning. The worst! I complained multiple times and they did nothing but leave a note saying be quiet. Of course they didnt listen. It wasnt until the upstairs jerks started sweeping their dog poop off their patio and onto mine did I get their actual attention. Yeah, they were that bad. They also do not have a rent drop box for people who work late and the online payment system of course charges fees.I really hope another company takes over soon. No wonder AMC LLCs online reputation is so horrible.

Worst place I have lived in King County. If you currently live here, please make sure to request that management does a walk through with you. Do not trust them to do it alone. Management and office staff here are very unprofessional, rude, and play favorites. You are told ever unit gets only one covered car port. You are also told that any car left sitting for a certain length of time will be ticked for tow. I lived in a building where another tenant took up two car ports, had an old car that they didnt use in a year parked in the same uncovered parking spot with pollen caked on it and a 4th car they parked in another uncovered parking spot. Management did nothing about this.Place is listed as a gated community. Gates rarely work on phase 1 side. The pedestrian gates on both sides never lock. Dont be fooled into a false sense of security. Also, the pictures attached are of the grounds. There are rats here. Not mice. Full grown rats. The trash problem was not a one time thing that many complexes go through during the holidays. This was a weekly occurrence and maintenence would drive right past this every day.I urge you NOT to move into this complex. You will regret moving here. DO NOT MOVE HERE: Management is the single worst version of customer service Ive ever encountered. The apartments are pretty decent, nice even (mostly the kitchen). I definitely feel safe in this area and its close to anything I need. The one drawback is that in a 1bdrm, anyone in the bdrm or the living room will be able to hear everything in the bathroom. Oh, and your W/S/G is over $100 every month (even when I was living alone)The problem here is management. Theyve gone through at least 3 teams since Ive lived here since a year ago. My move in was a nightmare as 2 wks before I moved in, they told me they had given me the wrong apartment number (which I had forwarded mail to already). Then the day I try to move in the right apartment was actually a smaller one than the one I asked for and was told I was getting. So, they put me back in the original one... but it wasnt ready for 2 days so I lived in their model which was infuriating since I work from home and couldnt get my internet set up on the day I scheduled (not to mention having to rent the uhaul for longer). The best part is that the manager told me I should feel grateful that they were even willing to let me stay in the model home. Eventually moved in only to find my 1st floor apartment (requested due to issues with climbing stairs on my knees) was actually below ground level and had stairs. Also, there was a flood prior to move in so I have mold!In addition to the move in problems, Ive had to call at least 3 times for all but one of my work orders over the year. Each time they have no record of my request... when they finally put it in, it takes anywhere from an hour to a week for maintenance to arrive. Ive had to resubmit the same work order several times to get my washer/dryer, screen door, and towel rack fixed as its not properly fixed the first time. Also, your gate opener WILL NOT work. They spent months trying to give me remote after remote (after having to harass them for it and going 2 months without one altogether) and none of them worked (neither did the other persons who lived here). Eventually, I have a remote that will work to open the gates if Im leaving and only if Im super close to the gate. It doesnt work to get back in. Ive seen several people having the same issue when returning home.Other problems:1. You will need to call a dozen times to get someone to answer if you dont give up first (I called 14 times this morning)... and the mailbox is full for weeks at a time (not that they return your calls)2. If you have the audacity to call them out on their horrible service, they will pass the buck to the people who were there before them (even if theyve been gone for months), claim that they will be different (they arent), and maybe even tell you to be nicer to them or they wont help (even if you are being nowhere near rude).3. They almost refuse to give you the number to the management company (AMC) and *might give you the number to the regional manager (who has the same customer service motto of passing the buck). This really only kind of touches on all the issues that Ive had with them but the way they are handling my move-out has pushed me to finally write this review.

Sept., 2015The sub-flooring in my bathroom (C29) is rotten, so much so I pulled a handful of rotten wood from underneath the bathtub: They covered it with concrete and new linoleum. Kitchen floor looks rotten too, thats what my Mom said.-One day they sprayed toxic, dangerous chemicals in the apartment below without notifying us and our whole apartment filled up with a smell like spray paint, WITH OUR BABY INSIDE.-Our washing machine closet door fell into the middle of our living room, exactly where we sometimes keep our babys HEAD, after about 20 work orders to fix it.From August, 2015:When management changed, the first impression I got was a 48 hour notice to move my vehicle twice over the next 2 weeks, 2 days prior to my summer vacation, which I was leaving my vehicle behind for. I was instructed that my vehicle would be [chained and jerked up] on a tow truck if I left it. I was also instructed to park my vehicle on 8th Ave S. ... please, you leave your vehicle along that road for 2 weeks & tell me how you feel on your vacation. Its ok though, I found a nice spot a few blocks from Delridge ... Thanks for the 48 hr notice. One day Im walking along, probably on my phone like an idiot (is walking & texting illegal? Maybe it should be), & I slide and almost fall on a very slick & very thick OIL spot. Being very specific about where it was and what it was, I told at least 5 people and left voice messages over a TWO WEEK period, saying my PREGNANT wife takes that path (sidewalk leads RIGHT INTO oil spot) ... hello, get a square shovel and throw down some cat litter. Sadly, after 2 weeks I had to raise hell. I can take down the google review, but I cant remove the pic. I think the pic should stay. & the oil spot might come back.Sunday, it was like 90 degrees ... & the locks to the pool were switched and locked. Thank you. So happy to pay more rent here than in Burien, gosh.Today, I was buried in a week and a halfs worth of cloths soaked in baby pee, spit up, sweat, and summer grime. Park South had known since last week that I had no washer, and I was happy to see people bring a new one in today; however, at 5 oclock today, I needed an instruction manual. In order to provide my 6 WEEK OLD DAUGHTER a sanitary living environment, I didnt need a work order put in, I needed an instruction manual, pronto. (Btw, the instruction manual is garbage imo, but thats GEs fault). And while I think of it, its nice that I had to ask twice for a chair for my wife and baby to sit in while my mom (in town to see me) and I swam in the pool the other week. My wife and mom shouldnt have to applaud me for bringing out a chair the 2nd time after the first time I came to them empty handed ... # NOchairs at the pool. # embarrassing. In addition, over the past four years, the whole please call before you come thing has been an issue. As ONE example, Ive had people leave notes saying they fixed something I didnt even have a work order for.Just put in work order that got REFUSED because Im moving out in a month & a half, great that I cant have things looking nice WHILE I STILL PAY RENT.... its been frustrating,

They DO NOT RECYCLE.Current managment seems out of touch with family needs and a family life style. They seem out of touch with their job duties as well.Concerns about HEALTH and SAFTY (and access to resources/services I pay for) have not been addressed in the manner they should, and because I address these issues with the current manager, Im looked at as a nucience, I have been called rude, and was told they would not do a work order because Im moving out in a month and a half.I highly recommend training staff in how to effectivly respond to and empathize with paying tennents in frustrating situations due to no fault of their own. There is a reason I have seen a REVOLVING door of managment (& fiscal policies) during my 4 year stay.In addition, policies are not fair. I was told that if my carpet looked nice, I would be charged a cleaning fee, but with carpets that dont look nice, they are replacing them without charging people a cleaning fee. Taking measures over the past 4 years to keep my carpets nice (only ppl who wear shoes on the carpet are staff), I obviously rebutted this rationale only to be met with a defensive stance which basically said, thank you for taking care of the carpet so we can charge you money. This is when I was called rude for giving my rebuttal and making sure my cloths were washed (different story).

This was the first apartment complex we rented from back in 1996. Prices back then were high with little to no Management interactions.

Terrable, the walls are thin, management is absolutely terrable, its overpriced, and if you have more then one car parking is a nightmare

The apartments are overpriced for what they are. Neighbors are only somewhat obnoxious. Both me and my roommate got our scooters stolen while living here, so dont plan on having a two wheeled vehicle if you want to leave this place with it.

Im shocked at how terrible the conditions of the parking lot are after the snow. I cant even get my car out to go to work because the lot is so neglected. Its an absolute mess.

Lights on half the car stalls are out which males it hard to see at night. Lights on building stairways are out which lead to 3 of my guests falling down the stairs .
