Hello Everyone, I’ve been at the Lit Cortez hills now for the pass 6 months its been very pleasant for me! The people are very Nice here, and the place is very equipped. I Love all the amenities they have here: pool, Jacuzzi, amazon locker hub, convenient grocery store, on site gym. It’s a very nice place! Some of my friends and family visited and they wore absolutely stoked about the environment!!

If you can afford to live anywhere else, do it. Great location, but many much nicer apartments are very near for just a bit more money. Trust me, go there. Not here. This is not a slum, but its terribly managed. Every element of life here is more difficult than it should be because the office doesnt function or communicate well. Got a delivery? The office wont program your number into the call box, so youll need to wait for one of the rarely-functioning elevators to go let them into the building. This is a 15 story building with a functioning call box for buzzing people into the building, but the only number programmed into it is the leasing office.The management is new and the office is short-staffed, so maybe that is part of the issue (and maybe why they still have 4.4 stars). Lets hope it improves. Just steer clear unless you have a high threshold for frustration or really need this location and at this price point.

Don’t live here but our friends do but when tenants get stuck in the elevator for over an hour and a half and the managements ignores the dings and tells those trapped that if they want to call 911 (after an hour of them dinging the evaluator fromInside!) they can but he won’t is disgusting! Management left them in the trapped elevator and did not even try to assist. An “oh we called tech but they didn’t answer there isn’t anything I can do…” seriously?! Wow

I was between a number of apartment choices in San Diego that were all really appealing. One place might have been a little newer, the other a little cheaper, and another maybe in a better location or have more square footage. What ultimately stood out to me was how attentive and accommodating Sara P was. Im moving from over a thousand miles away so it can be difficult to do everything myself. Sara went above and beyond helping me, from scheduling a tour on short notice, to answering my endless barrage of questions, to writing me detailed recommendations of things to do in the area. It was Saras care that ultimately made me decide to move forward with Ava Cortez Hill, and I still cant thank her enough for all her help.

I toured Lit today and while I felt the complex had great potential, I was disappointed with one of the property employees. I was ignored when trying to get into the building to view an apartment at my scheduled appointment time. Then was ignored again for about 5 minutes when I finally got in to the building, and was standing in front of the employees. Just the feeling of being an inconvenience for him has made my decision to look else where easy. On a side note the other employee (Chris) was very nice, however the first employee had already set the tone for how I felt about the complex. If the property staff is this unwelcoming for potential tenants, I cant imagine how it would be as a current tenant. Its unfortunate that something as simple as a smile or acknowledgement has discouraged me from renting a 2 bedroom apartment from the Lit complex.

I just signed a 6 month lease with AVA and my experience has been great so far. Under new management from Sares Regis Group; the apartment services has been really good and quick.Jorge and Sara have been very helpful to me and they will go above and beyond to help solve problem at the apartment. I recommend this apartment to anyone that is new to San Diego downtown.

AVA Cortez Hill is unresponsive and careless. As a current resident, I will be the first to tell you that this place is not worth your time or money. My experience with this apartment complex so far is completely unacceptable. Here is my situation:My car was towed from the parking garage, which i pay to park in and which I paid out of pocket to get back. Not 3.5 weeks later, that same car was broken into and $16,000 worth of gear was stolen from it. The theft occurred at the same time and location as it was when my car was towed.I do not trust the security of the this complex, and am extremely confused as to what the priorities are here when it comes to proper security. I do nothing wrong and I am reprimanded and not reimbursed, then my car was vandalized and I am still left high and dry. I do not understand how these discrepancies exist when I am paying in excess of $2000 a month for an apartment that I cannot use facilities at or enjoy the comfort of safety in my own home, both from intruders and the apartment complex itself.AVA Cortez Hill refuses to respond to me and the police investigator assigned to my case. They claim to have security footage and imagery but refuse to provide it to me or the police investigator.Run from this place, it is unsafe and you will regret your experience.

I recently moved into Ava Cortez Hill and I was immediately amazed at how much I loved the building and how incredibly amazing the staff is. On my first day, I was moving in all by myself and I was so stressed and had so many questions. The staff was so helpful with quickly providing solutions to my problems and doing everything they could to make the move-in as smooth as possible. I am so happy to be living in this awesome building and I would recommend it to anyone.

We were supposed to move in to AVA last Saturday, 3/6, but our apartment flooded! Were originally from the east coast and have been working hard to make a life for ourselves in San Diego. It hasnt been easy over the past month and we were bummed that we werent able to have the space quite yet. Thankfully, our awesome leasing manager, Sara was really helpful and communicative through the process. The apartment put us in a hotel last week and we got to move in this past weekend. The service here has been incredibly responsive and friendly - wouldnt change a thing.

Lived in this apartment for three years, and the last year was solely because of the fact my roommate and I were too lazy to move (huge mistake). Would never recommend it to anyone I know (or dont know honestly). The windows in the rooms seem like they were installed in the 1820s. Not only does closing them block out absolutely no noise (in a very busy part of the city), but if its the slightest bit windy it will sound like your apartment is falling apart. The building has fifteen floors and three elevators, and you should consider yourself lucky if two of them are working leading to nearly ten minute waits to just get to your car quite often. Beyond that, the people who work in the leasing office couldnt be more unhelpful or unprofessional. When we first moved in we were told we would be given a free carpet replacement before moving out, and despite me bringing this up multiple times before moving out, they charged us for a carpet replacement when returning our security deposit. Anytime we called them because our neighbors were playing music loudly in the middle of the night, they did absolutely nothing to rectify the situation despite knowing exactly which apartments were responsible. Not only that but they just wouldnt return messages or emails left to their office (on more than one occasion). During COVID, absolutely none of the amenities were open (understandably), yet when it came time to renew our rent for the coming year, it didnt decrease or stay the same. It went up by over $100/month. For reference, when we first moved in our rent was $2200 a month, and by the time we moved out they wanted $2700 a month (3 years later). Thats before throwing in whatever other miscellaneous charges they tack on like parking ($125 a month). Meanwhile, while they were trying to squeeze us for $500 more a month than when we first moved in, they were leasing the exact same apartment as ours for that same $2200 price. They would hold their yearly fire drill inspections multiple times a year which means they would run the fire alarms in every apartment for an entire day. One month went by where construction crews with jackhammers would start work outside our apartment at 7AM or earlier, and when we tried to speak to the leasing office about this, they would just shrug their shoulders and do nothing. I could go on listing examples of the total lack of professionalism exhibited by the people running the building, but I hope Ive made my point. Im sure Im forgetting some terrible detail about the place since its now been over two months since Ive lived there and have tried to repress the memories, but take my advice and avoid at all costs. I truly dont know who theyre paying to review them to have a rating above 2. As for the pros, the people who run the convenience store on the first floor of the building are just delightful, and the maintenance crew were very nice (though sometimes slow and forgetful). Hope this helps at least one person avoid this place.

Great place. Amazing staff. The pool and gym are always clean. They sanitize!! Close to downtown hot spots!!

I lived here for a couple of months. The biggest issue was the neighborhood, it was very shady. I literally saw a man throw a duffle bag over the pool wall and jump into the building behind it, late at night, from my balcony. I informed security and was never updated about the situation. The building also had a bunch of maintenance issues, the elevators took forever to come and they recently closed down one of the elevators for renovation(for a year), trash chute was always clogged and the biggest issue was their laundry card machine never worked- I had to dry my clothes in my apt once after the office was closed and I couldnt use the dryer and they told me theres nothing they could do about it.They also charge you extra rent if you move out 2 or 3 days early. My lease ended in the middle of the week but I moved out the Saturday before and I was charged 150$ for that. They will charge you a cleaning fee even if you leave the apartment spotless- which I did, so dont even think about getting your security deposit back. Overall had an average experience here. The rent of the apt was extremely high given the neighborhood and the size of the apt. I have moved now to a very similar building, better location and better rent.The good part was the maintenance team, they were quick and efficient

My experiences will come as someone that decided I DO NOT want to live there, why? Great question!!! This building is 15 stories tall!!! The tallest apartment complex was three stories high. Thats a BIG difference. Im NOT saying anything bad about this place AT ALL. Its like how you know when you try on a pair of shoes, you want to get the right fit. Unfortunately the shoe doesnt fit here, no one is at fault.Sidney was great reaching out to me via email. The gal I talked to in the office was helpful and polite. The shoe doesnt fit this time.

Elevators generally broken all year. The overprice of rent including amenities reflected the value of rent but not when they close down all of that and they showed no effort to work with existing renters. I’m a San Diego native and I recommend you to stay elsewhere, many other places nearby. Two stars for maintenance team, guest parking, balcony view.

We have been at AVA Cortez Hill for going on two years. For the most part, we have liked it. The only real negative we can say is the fact that the building is super old. We have had a bunch of maintenance issues but I can honestly say that the maintenance team is on it. Specifically, Jesus in maintenance has fixed a bunch of things for us. He always has such a good attitude and has creative solutions to give this old building some new life :) Thanks, Jesus!

I got there the morning of the seventh and was waiting outside the main lobby for the listing agent. The walkway both left and right of the front door smelled like dog pee! As well as the sidewalk.We looked at two units in the building and both common hallways we walked into smelled like dog pee.Very poorly maintained!

Hands down the rudest human beings (both residents and staff) in all of San Diego.

One of the greatest things about this place is the speed of maintenance being performed on anything that goes bad in the apartment! Jesus was one of our maintenance technicians and honestly was so friendly and worked more than I thought he had to in order to fix our problems! Great staffing and amazing maintenance crew would highly recommend having Jesus be your maintenance tech ;)

Jesus and his crew have always been so helpful!! Anytime we have the most minor issue, Jesus is always on top of it and is seriously so personable. He always remembers our specific unit and even our dogs name!! I just feel as he always goes above and beyond. I am so appreciative of his hard work and his ability to remember us and go out of his way. Thank you so much, jesus!!

I would highly recommend Ava Cortez Apartments if you are looking for a reasonably priced place for more space than other apartments nearby. What makes this place great besides the location is the staff. Sheri in the front office is the biggest sweetheart and was so helpful when I needed to switch apartments. Also I want to give a shout out to the fantastic maintenance crew. Whenever I have any maintenance issues Jesus and his team go above and beyond. They are always quick to address them right away with top notch and professional service. Highly recommend this apartment community!

This place is terrible. Highly recommend renting elsewhere.

Chris, one of the maintenance professionals, went above and beyond the call of duty to make sure I was taken care of yesterday! My car wouldn’t start and he came to give me a jump start. I am very pleased with his exceptional hospitality as well as his sense of urgency regarding resident issues. He’s awesome sauce!!!

The management of the building works very very poorly, I’ve been having issues with my keys and the garage door since I moved in. They switched my key or three times, but it does not work for the elevator. So over the course of eight months I was locked out of the building and outside the elevator over 15 times. Even more because the garage door did not work I ended up getting a few fines because I had to find street parking. Almost every time I address the management they are rude, And every maintenance problem I have in my house I need to request at least three times before it gets taken care of.Very very disappointed with Ava and the way they handle things.

AVA Cortez Hill is an amazing community. If you like working out, swimming, playing basketball/tennis, having a balcony, friendly and respectful neighbors, you should live at AVA. The leasing office is very helpful, especially Sheri. She is awesome and will help to accommodate you to the best of her ability. If youre looking for an affordable apartment downtown, I recommend exploring AVA.

Its over priced for a run down building. There are newer buildings within the area with the same pricing for cleaner and working amenities. There is always a good layer dog urine at the front entry. They only wash the entry way once a day, if that. Its embarrassing to have company over. The call box never worked and wont work. Elevators are generally down and it just so happens when you are already running late. I use to love Avalon buildings, but after staying here, I will NEVER stay at another one of their affiliated buildings after staying here. Also, the security here is a subpar. People who dont belong in the building do find their way in. It was very concerning.Couple positve things about this buidling is guest parking. No other building offers that. Of course now with Covid, there are restrictions on guests. The staff are pretty nice and professional. They are doing the best they can with what they are working with.

Good location, maintenance are quick to fix issues and the people and staff are friendly.

Lived here for 3 years. Sheri and the rest of the staff were very helpful anytime I had a question or needed something sorted. Community was great but maybe I just lucked out being on the 9th floor. Laundry machines created some headaches mainly with the dryers but overall I enjoyed my experience there.

The building has everything you could want. Ive lived here for over a year and what makes this building a five star review is the staff. The staff is always helpful, communicative, and friendly. Mariah Bones &Alberto Felix are hands down the best building staff I have ever come across. They handle any and all requests in a prompt and speedy fashion. The people working here on top of all the amenities make this an ideal apartment.

We just moved in and we love it. One of the highlights is the maintenance staff. They are not only in top of everything as soon as you report an issue, they are also helpful and assist you with anything on the fly.We were having our couch delivered, and the delivery guys were going to give up getting the couch in the elevator. One of the maintenance staff saw the struggle, stopped what he was doing and helped until we got our couch up to our apartment.Thanks AVA staff!

An awesome place to live! The staff at AVA are so amazing and really care about making your living experience a great one at all times. The location is wonderful. The streets above are dead end streets so the is little traffic and because it is located in the financial district, it even quieter on the weekends. Its also just short walk into the heart of downtown as well which is so convenient! The building is well maintained and whenever we have an issue with the apartment, it is fixed well and quickly! I cant say enough about the kindness and welcoming demeanor of each staff member. I would highly recommend AVA as a living space!!

Absolutely love the Ava management staff. Broke my fob key when it fell down an elevator shaft. Sheri and Jennifer were so helpful with getting my replacement. Can’t beat the great service at this complex. Excited to be renewing my lease for another year!

I highly recommend AVA Cortez Hill if you are moving to downtown San Diego. The apartment is in a great location, the rooms are big, clean, and new, and the staff is super friendly and helpful. Sheri in the administrative office is always extremely helpful in anything we need. She made moving in to AVA a smooth and easy process, and really made it feel like home. I also am very impressed with the maintenance crew Chris, Andres and Jonathan. They really go above and beyond to help their residents. I am very happy I chose to live in AVA Cortez Hill.

Mariah and her Leasing team are fabulous people. They are very understanding and accepted us as a vendor. They are very easy to work with and try their best to accommodate everybody including their tenants. I appreciate them as a client of ours. Also their tenants are very kind people and dog friendly. I really loved living at AVA Cortez Hill apartments. Its very clean and the neighbours are all very chill. Its located very close to every cool spot of San Diego. Sammy who works in the office made living at AVA Cortez Hill so much more pleasant and enjoyable. He was very helpful and provided a great service. I highly recommend this apartment complex.

Everything the crew at AVA has done for my roommates and I has been so accommodating and helpful. They were so welcoming and kind and really attentive to our needs! We had a couch that we couldnt fit in the elevator ourselves because we didnt hire movers and even though its not the maintenance crews job to move furniture, they helped us fit it in the elevator!! I couldnt believe their kindness and willingness to help and it makes me feel so much better that I chose AVA Cortez Hill to live in for 6 months! I really feel at home and safe here and I already love it after living here for just over 2 weeks. I highly recommend Sheri, Chris, Andres, and Jonathan, all members of the AVA Cortez Hill staff.

Lived here when we first moved to San Diego and we loved it. The apartment was nice, though a little small for both a cat and a dog. We lived on the 14th floor and had a beautiful view of downtown and the harbor. The amenities are nice, the property company is always doing updates, pool is gorgeous, service calls are quick, its clean, theres a deli/convince/liquor store on the 1st floor, office staff is AMAZING, and its hard to beat the location.

Ava cortez hill is a really great and cozy place to stay. Very awesome service. Jesus was the technician that took care of our room needs and you can always count on him. The rooms are spacious and the location is very convenient. They even have an on-site convenience store and its only 3 blocks away from the trolley station.

I love the place!! You cant beat the cleanliness of the amenities and the convenience of the location! For the price its the best bang for the buck living downtown! The cherry on top is the staff, Sammy at the leasing office is a gem! Quick, courteous, and very professional, just a joy to work with here at the Ava I truly feel at home in his hands! Sheri, Shawna and Jen round out this awesome team. I definitely recommend this building!

Sheri is awesome! Ive just renewed my lease for 14 months with no huge increase in rent. Loving my studio and all the amenities they offer for the price. Probably one of the largest studios for the price in the entire downtown area. When i initially moved in, I had at least a hundred packages coming in directly from Amazon - Sheri and the team made sure everything was placed in my room before my arrival from NYC. Very pleased.

The past 4 months here at AVA have been great! The staff and maintenance team are amazing. Any issue that you may have, they are quick to make sure its fixed. We had an issue (that was at no fault of the apartment complex) with an overflowing sink at around 11 pm on a weekday. The maintenance team was there with 2 hours! The grounds and common areas are always kept clean, and the pool area is hands down one of the best and most beautiful in all of downtown San Diego! What other complex has a pool where your feet cant touch the bottom? There is also a really neat mini mart located at lobby level that has pretty much anything you may need, which is so convenient seeing as you dont even have to leave from home if you forgot something while out grocery shopping. Our 2br apartment boasts two balconies; one in the living room facing the mountains, and one oversized balcony in our bedroom facing the city. It makes for great outside space when entertaining guests. Everybody weve had over comments on how beautiful our apartment is. For the price and location, It really cannot be beat. We will definitely be renewing our lease come next year. Keep up the awesome work AVA team!

I recently moved in and the staff at AVA made that transition as seamless as possible. They went above and beyond to make sure that my movers and I had everything we needed and even cut into their lunch time to provide extra services!

This place is great. Maintenance staff is fantastic, as is office staff. On-site full bball and tennis court is unique, dont know where else you can get that downtown. Pool area is AWESOME.Office staff is outstanding. Wrote this review a little while ago and felt compelled to edit It as the staff has continued to be available and helpful at the drop of a hat. Sherry and Shawna are great, super friendly and always take time out of their day to help out.

There isnt much to be said about these wonderful apartments apart from praise. The unit is cozy and spacious, and what a view. All of the walkways and hallways remained bright and tidy for the duration of my time here. A wonderful staff, and I was always taken care of by Sammy, if I remember his name correctly.

Update: Just signed our 3rd lease here at Ava. It’s hands down the best apartment complex when comparing price, location, quality, and staff. Sheri and Mariah are fabulous and very helpful during the transfer process. The property manager, Jen, makes sure everything is taken care of and is seen walking around the property often. It’s always very clean and I’ve never felt unsafe here. Looking forward to our 3rd year here!

Lived at AVA for two years and its been an amazing experience. Sammy from the leasing office is the best and always took care of me. Sheri, Shawna and Jennifer were wonderful too. We didnt have any serious maintenance issues but the maintenance team responded quickly to all of our maintenance requests. The building is located in a great neighborhood and it is a short walk to the harbor, restaurants, bars, and the mall. The rooms are large and more spacious than any other floor plan Ive seen downtown. The amenities are resort style. Highly recommended for anyone looking to get to know San Diego intimately and for anyone looking to be central to everything.

I came to AVA in June and couldnt be happier! In addition to the fantastic pool and spa which I enjoy every evening, the staff are so friendly and willing to provide whatever assistance you need. Im particularly impressed with a member of the maintenance team, Jonathon, who provides first class carpentryand plumbing services when needed, and completes his tasks by touching base with me to ensure Im satisfied with the work.

A great and enjoyable place to live. The staff are very kind and helpful. Sheri was very attentive to all our needs and the rest of her team was always there when you need them. They have lots of activities for the community too.

The staff at Ava Cortez made our move in super easy. Even though we were the ones running late on move-in day, the staff accommodated us without question. They allowed us to use the move in room and reserved elevator a little longer than we initially had requested, when most places would have told us too bad. When it comes to moving, hardly anything is easy, so having a staff that goes above and beyond to make sure youre comfortable makes all the difference. Sammy, in particular, has been great from the start, from showing us around the Ava community to being extra responsive to emails; he & the staff have really helped make us feel at home right away.

I’ve been here for about 2 weeks and I truly love it. My fridge has been giving me trouble the last few days. The maintenance team came up and switched my fridge right away. Thank you again for my new fridge!!

If you love first class luxury and the lifestyle that comes with. You will be a perfect match. Weve only been living here a few weeks now, however, theyve been the best few weeks EVER! Perfect room, perfect view, perfect location downtown, perfect spa and pool, perfect lounging and fun areas, perfect convenient market/store downstairs to buy beer and basic move in needs. Basically perfect everything! And Im trying to undersell my experience. Ill end with, this place isnt for you if you prefer 2nd class living standards. The only reason to pick AVA is as they promised on their website. Live like you want. ;)

There is a handsome young man that works at the office, I believe his name was Sam, he was helpful at answering all my my questions and making me feel welcome to the neighborhood. The apartments are lovely, spacious with a beautiful view of the city and best of all a really hip looking pool. Lots of young professionals living there. I love the young people.

I lived here for about 2 years and was nothing short of a great experience. I had a 10th-floor corner unit that had a peek-a-boo view of the harbor and a clear view of Petco Park and the Coronado Bridge. The corner unit had a cross breeze that kept the unit cool through the warm summer months and rarely needed to turn on the A/C. The building is loaded with cool amenities that are some of the best in all of downtown, with a large 8 ft deep pool, spa, barbecue area, basketball and tennis court, 24 hr fitness center (with a lot of machines and a yoga/stretch room), chill lounge with pool table, arcade machine, games, and TVs, 1st floor direct access mini-mart, and so much more. easy access to the 163 and 5 freeways. It is an easy and short walk to all of the great places that downtown has to offer. The best leasing office staff and maintenance that will make your leasing process and residency pleasant and seamless!

Weve lived in two apartments here, started in a studio and then transferred to a one bedroom. After apartment living for the last 12 years or so, this has been my favorite. The staff have been very accommodating and service is always really quick to take care of anything that goes wrong. We recently had a problem with our fridge not being cold enough and had a couple items spoil, and a service tech Raphael came by that day and fixed the problem, and we were even credited for the cost of food which was more than necessary. I cant say enough how much I love living here and how great the staff is

The staff at AVA Cortez are the very best one could hope for. They are courteous, friendly, and, most of all, handle all requests, comments and complaints in a professional manner. Over the four years I have lived here, the AVA office staff, Sherrie, Jennifer, Sam, and Kayne, have become more like family than just workers that inhabit the office. I couldnt ask for better people to deal with. Chris and his maintenance crew are the best and always ready to assist in helping the tenants. Any problems I had with the facilities in my apartment were quickly remedied. AVA Cortez is in a very good location, too; easy access to public transportation and the Gaslamp/Downtown areas while being just far away enough to not be bothered by tourists. Used to live at Ava and only left a few months ago to a smaller quieter area. Something was delivered to that address instead of my current one. I saw it was sent there and instead of it being sent back to sender, I called Ava to see if they could get a hold of my package and then I would come by and get it. I spoke to Anthony and he was super helpful! Left a message to the new resident. Came in the next day to see if it was found and Sheri and the rest of the staff did the same and more so that I would get my package. They called me as soon as it was in their hands and I was so grateful for everything they did to help. The staff was always great and so glad to see they still are even when you move out!

Their leasing agent flaked on appointments two times. the same day. I think that speaks a lot about them.

I have visited a friend at Ava multiple times, it has been an amazing experience, SAMMY in the leasing office was fabulous, very helpful and welcoming. The mini market, pool and the gym made me feel like I was staying at a 5star resort. Hope my friend never moves out that apt.

I was having trouble with the parking situation because of an issue with a third party and the scarcity of available parking spots. Sheri, who is a part of the leasing office staff, was wonderful enough to go out of her way and see if there were any available parking spots other tenants were willing to rent out to me. Still in the process, but the help is greatly appreciated. Thanks again Sheri!

This is an absolutely wonderful place to live! I had been in the market for a place downtown and right away AVA stood out with its competitive pricing, low security deposit ($225-lower than any other place Ive been) and amenities ( huge gym, jacuzzi/pool/showers, BBQ grills, full basketball and tennis court, chill lounge, attached-fully stocked convenient store, fast wifi in the common areas, etc.). Itd be near impossible to find another complex at this price with a comparable location(nothing in San Diego at least) and that offers as many extra amenities as this place does. Even if you could clone this place and put it right next door, Id still choose to live at this particular complex because of the staff. The leasing office has gone out of their way multiple times to treat me with the utmost kindness and professionalism ever since I walked in the door for the first time. Sheri and Sammy are the best! Ive interacted with the maintenance crew, a few of the techs and security and they are always friendly and smiling as well :)Upon move-in, my apartment was spotless and there was even an info pamphlet on the kitchen counter just like you might find when you walk into a hotel room. That was a nice touch! I have neighbors on all sides of me and never do I hear loud noises from other apartments, whether it be in my own room or when Im in the halls. Even with the freeway and bustle of downtown life, my apartment stays quiet.Keep up the great work Ava Cortez Hill!

I love living here. Good location, great amenity facilities, especially big swimming pool and gym. I love them. Were thankful to Shery, she always helps us if we have any questions or issues. All in all, we glad to live in AVA.

I have lived in all over the country and some places outside of it, so when I say that the staff and amenities of Ava are top notch they really are. The location is perfectly suited to walk into downtown San Diego or the opposite direction to the zoo. Public transportation is also close. The design of the apartments themselves are spacious and modern, complete with a chalk wall, accent runners, and colors.In addition to which, there is a large gym, pool with three grills and flat screen TVs, sun deck, lounge, and the list goes on. The parking garage below provides a safe place for your car. Last but not least I would like to mention to staff, Tiffany in particular, who manage to be both welcoming and knowledgeable. They have been a great asset in regards to the move in process and information about the building and community.

This is a great apartment complex located in downtown. Cant beat the amenities for the price and the staff is great. Sherry got us set up and helped us out tremendously. Maintenance is awesome too!

I had a great 12 months leasing at AVA Cortez Hill. Sheri and Sammy greet you with a smile the moment you walk in the office. Every member of the staff is a pleasure to deal with. Furthermore, the gym is huge, there is a full outdoor basketball court, a tennis court, and a pool.

I have lived at AVA for 3 months and love it! Sheri is always here to help me. I love everything about it especially the pool and fitness center. Maintenance is also very helpful.

This place is the only place worth checking out in SD!!Upon arriving, you’re greeted by Norelle, who is always smiling and welcoming. She will be your best friend if you ever have questions about the surrounding area or if you misplaced your fob. She has has also helped me many times with my UberEats/deliveries.The amenities here are off the chart... the pool, gym, chill room, everything is fantastic! The leasing office (Alberto, Sheri, Mariah) are there for all of your needs and the maintenance crew is unbelievable. JESUS, on the maintenance crew, was able to make the apartment flawless. This guy can fix anything!! This place really cares about their residents and I highly RECOMMEND it!

This leasing office has been a home away from home for me, and my dog Bruce. Norelle and team are always congenial, and very responsive to all my concerns. You guys are family!

The staff at Ava is amazing and very helpful but one employee in particular stands out Chris Miller, Chris always get out of his way to help me out with anything that I need doesnt matter the day or time he is always there. Thank you Chris for always helping me when I need it.

Unfortunately, management calls your rental rate a gamble because less than 2 weeks after I signed a lease for a $1568 rental rate, rent dropped on the same floor Im on to $1515. When I went to ask the management team about it, they were snobby, rude, and did not want to help. You would think that they would be willing to help or at least provide you with the proper information in a professional manner. Unfortunately they made me feel like I was an inconvenience, and the manager was very rude. Looks like Im stuck with this high rate.

Awesome experience so far. Apartment - great, amenities - great, service - just awesome. They repair anything in minutes, not even days - Jonathan fixed AC in literally less than an hour.

Just moved in 3 weeks ago and absolutely love it. Sherri Youseff was the one helping me and she has been absolutely amazing before, during, and after the move. The location of this place, convenience to everything, the ameneties, and the staff makes this place 10/10. Highly recommend it to anyone looking. See Sherri!!

After living here for a year, I encountered my first problem... a clogged shower drain. I called maintenance at 1130pm and they sent one of their guys, Jonathan, no questions asked. Since the problem required going into a neighboring apartment, he had to come back in the morning to finish things up. He called to remind me he was coming by and got things squared away ASAP. Extremely professional service.

I just moved in a few weeks ago I love it here so far and one of the managers Shari is awesome she made sure we were settled in and everything was good everyone here is friendly so far and the location is perfect

Ava Cortez Hill is the best place to live if youre new to San Diego and want to live in downtown close to all the attractions yet far enough from the noise. A very friendly and cool community. Walking distance to great restaurants in Gaslamp, the harbor, Petco park and Balboa park. The amenities are great and theres always fun stuff happening for the residents. Last but not the least, the management here is awesome :)

There are a few niggley things that made the move in process annoying, but not enough to say I wouldnt have moved in. I really enjoy it so far, the location is awesome, and Im sure the small things will be resolved soon enough, Id give it 5 stars if my garage door clicker and ice machine worked! The gym is enough to get a decent workout in, the tennis court and basketball set up is awesome. Its great having wifi when in the games room! I feel safe here which is a massive plus for my husband and I.

This a great apartment to live in . The Staff made all the difference, always making sure your at home and welcome. Great local for the gas lamp and great restaurants.

CHRIS from maintenance is a champ! He helped me and my girl move in a couch that was impossible In he elevator. I want to note that I hired help to bring in the furniture, and my help was just a worthless pessimist who overcharged me. Chris was optimistic and assured us during the whole process that he would help fit this couch in our home. Not only did he assist with the elevator, but also inside my unit. He also helped to install, and mount a TV onto the wall, which wasnt as easy as it sounds because the walls are concrete. Kudos to AVA for hiring an optimistic and knowledgeable individual.

Been living here for a few months and i absolutely love everything about AVA! Everyone is very helpful, all tenants are extremely nice, repairs always get fixed ASAP and price for location is exceptional.

Living at AVA Cortez Hill has been nothing short of amazing. The staff and maintenance team have been so responsive and helpful. There are consistently friendly people all around and the location is extremely convenient. I can walk to Petco Park and the mall, to the Gaslamp and all the amazing restaurants near-by. I also spend a lot of time in North Park and an Uber ride is only ~$5. Jonathan from the maintenance team came to fix my kitchen sink hose and noticed the laminate was peeling off near the faucet. He took the initiative to fix it for me and I was pleasantly surprised when I came home to find my sink fixed and it looked better. Love living here!

I lived here for a year. Stuff and administration are the nicest people ever. Apartments are good, and amenities great.

BEWARE OF GETTING RIPPED OFF BY UNREASONABLY HIGH INITIALLY LISTED PRICEI live in NJ and I am moving to San Diego in begining of October. I traveled to San Diego for 2 days about 2 weeks ago for house hunting without having time to study and know the tricks and trends of housing market there and having to trust the prices that the building managers give me.I went to Ava Cortez and liked what I saw. It was clean, in the heart of the city with gym and pool and nice apartments. So I applied for a unit and then the headache started...An apargment in the 3rd floor was available for 1865 per month for move in date of Sep 26th which was one week before my actual move in date. I applied for that apt on Sunday evening when I got back home. During the process I asked if they can change the lease for move in date of Oct 1st and I saw that they increase the monthly rent so in a year you have paid for those days that you didnt move in yet!!! On Wednesday morning just 3 days after I applied I saw that rent of all apartments have dropped significantly indicating that my rent was a rip off price. A fair rent to begin with doesnt drop so much so quickly. For example an apartment at the 9th floor had dropped from 1950 to 1880!!!. I called Ava and asked what is going on and their explanation is limited to the price changes daily like a flight ticket. Well first of all no it is even worse, not saying that using a flight ticket pattern for leasing apartments is not bad enough. You just list the apartment at an unreasonably too high price first and after that it goes down. Second I thought I was renting an apartment and not buying a flight ticket. A bad flight ticket deal is a one time loss. This is a recurring payment. And why do these explanations come after you apply? I wanted to withdraw my application but offcourse there were bumps in that direction too. I understood two things. One, for every day since your application started you should pay the rent if you cansel it, which is greedy to next level. Like I took the opportuinity of the whole San Diego jumping on this deal from them. (As I explain in the rest of my review that apartment got back to the market and in the last week nobody has even applied for it so I absolutely dont understand that deposit reduction). Two, their clock started ticking to confiscate my deposit since Sunday evening that I applied, although they dont even work on Sundays!!!! and Wednesday also did count although it was not even 10 am when I called them. So I asked them to transfer the application to an apartment on higher floors that now had about the same rent with mine on the 3rd floor. They did that. Yesterday less than a week from transfering my application and a day after I signed the lease I see another 30 $ drop in rent. And I see that there is total of 75$ rent drop for that apartment in the 3rd floor that I initially applied for only a week ago. How screwed up you set your prices initially that you need to drop it by 75$ in a week? Why do they think anyone should be cool with paying a rent that is 75$ (900$ a year) too high one weak after applying for it and one month before even moving in? How overpriced will that unit be after a month I moved in at the end of October?So far so bad. You cant welcome a new tenant like this. I have totaly lost my trust on this landloard and the management team who have let me fall into every trap. You could have saved some of your tricks for along the way. Didnt need to play all of them at the begining.

So disappointed with the maintenance management they are not professional at all worst property of avalon that I livet in!!! No organization and they charge me for some patches that I didnt do it!!! I personally talk to the supervisor about my move out charges and he said that nothing was needed to be done that it was just normal paint no charges and at the end he charge me for some patches!!! I recommend avalon bay but not this specific location! !

Horrible customer service. I went to the leasing office and they wouldnt help me to rent a 2 bedroom apt. because there was an event going on and I needed to make an appointment since on there website it said nothing about needing to make one. I changed my schedule to go here and this happens. Worst by far out of all apartments.
