I’ve been living at Ariva for almost two years. Throughout my time here, I’ve experienced nothing but pleasant interactions with the staff. They have always been very professional and communicative. Most recently, I had the pleasure of working with Sarah. She was extremely helpful and was very quick to address any concerns I had. Overall, the service has been great.
Very excited to move in! Jeanette has been incredibly helpful during the entire application process. Since I’m coming from quite a distance away, I had many questions and inquires and Jeanette provided answers quickly. Even during the tour, she had been very thorough and helpful.
My boyfriend and I stopped in near closing hours to see if we could tour an apartment and Sarah was the leasing agent who helped us. Right away she sat us down and went over our options then proceeded to give us the tour. She was not only professional but also very friendly and helpful! We had a million questions and she had an answer for every single one. We are currently going through the application process and Sarah has been helpful the entire way through! So glad she has been so helpful in making the process as smooth as possible!!
I have been touring all over the place, and this was by far my best experience. Sarah gave me a virtual tour and was extremely helpful. She knows the property extremely well and answered all of my questions (and I had a lot). I would HIGHLY recommend her to anyone touring at Ariva!!!!
Transferred to the area from LA recently. Daniel was very helpful and patient in assisting us with the transition and getting us the perfect apartment. Sophia was great as well. Great and up to date apartments. Really nice amenities. Nice and quiet area. Easy accessibility to major points in SD. Highly recommend.

I’ve lived here for just a few months now and so far everything has been great. The management and staff we’ve worked with from touring, to move-in, etc. has been nothing but amazing. My boyfriend and I were helped by Daniel and Sophia and both have been so great and welcoming. The area is super dog friendly which I LOVE! The building is kept very clean and maintenance staff are super friendly as well. I love that for any updates/maintenance work, we are kept updated via email and updated sometimes throughout the day.Any small issues I’ve had are not within the building. A lot of people that live in this area are not very friendly/very unpleasant but to be expected in any area I guess. Also, people seem to find cleaning up after their pups an extremely hard task even though there are free bags and trash bins almost in every corner. Like I said, these aren’t issues with the apartments more so the outside area, however people will be people I suppose.Aside from that, so far I’m loving the area and especially Ariva. This has been a wonderful experience so far!
Sharing my experience with Ariva as a future resident. Prior to visiting, I appreciated that Jeanette took the time to reach out to us and further inquired about what we were looking for in an apartment. After the tour, she continued to keep contact with us as more units opened up, answering questions and providing images since we lived out of the area. Her proactiveness assured me that well get taken care of in Ariva.
If you are on the apartment hunt, LOOK NO FURTHER THAN ARIVA!!! I cant say enough good things about living here. From the events hosted almost daily for residents, the beautiful property and amenities, my unit, and the 5 star staff, Ariva is truly the place to be. We started our apt search at this property and met with Daniel who gave us the best tour. After about two weeks we decided to come tour again, and Daniel remembered both of our names (after 2 weeks of no contact) which we were really impressed by. Daniel went way over our expectations, was so transparent, honest, and easy to work with making the move in process very comfortable. Sarah in the leasing office is also great and they are always helpful in going above and beyond in their customer service. I really cant say one bad thing about living here. Many apartment complexes put on a show to get you to move in, the completely forget about you but that is not the case with Ariva. Fair pricing, excellent staff, great place to live. 10 stars!If you tour ask for Daniel he is the best!!!

I called Ariva looking for a 1 bedroom in June. I got the BEST customer service compared to other apartments in SD. They sent me pictures, links to a a virtual tour, and invited me to see the community during covid. I am currently not in town and can’t wait to tour ! ...hope i found our new home!!
I have lived in Ariva 2 1/2 years and will be moving out of state at the end of nov. 2020. The staff in the leasing office changed from when I first moved in, but the current staff has been amazing, especially since Covid-19. The management company worked with those whose leases were expiring soon after the shut down. I extended my lease for only six months. Knowing that I was eventually moving out of state but not sure the exact timeframe at that time. I extended into a month to month and the management team were very accommodating. The staff was so wonderful throughout these changes. This place is so amazing! If I ever move back to San Diego and if the office and management is lead the same as it is today, I will be moving back to the Ariva!
Stay away from this place the employees say anything to you move in, but when you go to check it is very different: I asked an employee if it was possible to have a grill on the balcony and he said yes, then I went to confirm with the manager who told me that it was not possible, luckily it hadn’t move in, so I kindly asked them to return my deposit, which I was denied, claiming that they didn’t say anything about it and that they couldn’t return it. Totally fake this place and the people who work there.
I fell in love with this apartment building when I first saw it. My one bedroom is very spacious. I love the built in bookshelves. The location is perfect! Its a hidden gem away from all of the traffic downtown. You can get anywhere in San Diego in 15-20 minutes. The staff is always extremely responsive. Melissa, Jasmine and Iryna are the best!
The team at Ariva took great care of me and I couldn’t be more thrilled about my apartment here. Thanks for being awesome ariva team.
***Disclaimer*** I am not a tenant here, but I went for a tour as Im looking to potentially lease here.Requested a tour July 7th and was confirmed for an appointment on July 8th. Met with Bryce on July 10th and it was a perfect tour! Hes very knowledgeable, professional, and personable on the building and features of the apartments. It was a great first impression and really sold Ariva for me as a top option. Compared to the online website (where I wasnt super impressed with the look), seeing the community in person was vastly day and night. Everything was well-maintained, the units were well-kept and spacious, and the staff were all friendly and keeping busy working hard. I would recommend booking a tour with Bryce if you are looking for a new place to stay!
Ariva is well maintained and the staff is awesome. Any trouble ticket we have submitted has been addressed ASAP. Any front office issues we have had have been handled with quickly and with care. Ariva offers community events such as pool parties, fitness classes, and food truck Wednesdays. The community itself is the icing on the cake as everyone is pretty friendly and considerate. 5 star apartments for sure! Shout out to Jasmine and Iryna for all their help!
DO NOT RENT!The apartment itself is great, however good luck moving out. Upon move out I ran into many issues with the management staff. Melissa Diliberti was one of the worst managers Ive ever encountered. She miss-calculated the move out charges several times and when I tried to contact her through phone/email she would never respond. The times that I did get to speak to her, she would say she would correct the charges and send me a break down of the items being charged but that never happened. I honestly do not know how she is the operations manager. I eventually got helped by Sofia who did a great job with communicating with me and fixed all of the miss-calculated charges. She is only in charge of the leasing side but took care of the management side without issues.
I have been living at Ariva for 5 months now and I cannot wait to move. I live on the 3rd floor, if your neighbors are anything like mine you would want to move too. All day long you can hear them walking around. With the way the place is built, which is poorly, when our upstairs neighbors walk around it sounds like the ceiling is going to cave in and it damn near feels like an earthquake. Now I’m sure that is not the case with all neighbors as we try to walk with the lightest of feet possible to not disturb our downstairs neighbors. I’m not sure if they realize how heavy-footed they are, but it is hard to live with it when they stomp around during “quiet hours” which they always are. It is easy to hear them at 5am and after 10pm consistently. I’ve filed several complaints and have been told that I can move or just deal with it, mind you the rent here is $2,800 a month! Their pet barks all morning on their balcony but there is nothing that leasing can do about the noise. Had I known the property wasn’t as peaceful as when I first visited I would have never moved here. It is absolutely ridiculous that if you live on any floor other than the fourth floor you have to live with hearing people stomp above you. I am also not willing to pay more to live on the fourth floor when they could be decent people and just be mindful of how they walk. If you are moving here make sure you live on the 4th floor if you want peace of mind and really enjoy your home.
Love this community! I live here about 3 years and I am happy to be around such amazing people! Today we have a pool party! Yummy food! Tasty drinks and everything is free! Iryna, Melissa, Jazmine are amazing and super nice! Thanks all of you for doing a good job!
Seen mixed reviews? want some clarity or want an opinion from someone whos lived in other luxury/luxury apartments? read this. (if its too much to read, just the last paragraph works too)*Management:*Management impacts overall experience. They really do care about their residents. Unlike any place weve lived. Weve seen 2 phases of employees and management here...which requires a bit of a learning curve, but all individuals have been wonderful, catch on quickly, and remember you by name. Some negative reviews are related to things out of the individual employees control or due to that new employee learning curve. Love the management, you probably wont find better. FACT.Move-out process: We moved from one unit to another, so I cant speak for moving out completely, but our deposit was just transferred and no extra invoice was given for cleaning/repaint fees. So that was refreshingly nice!End-of-lease term: Two different managements have worked with us both times our lease ended to compromise on a fair, mutually beneficial deal to keep us here. I also know many other residents who have had a similar experience!*Amenities and environment:*-Super clean!-Great amenities (yoga/dance studio, 2 other gyms, one shared gym with fitness classes!! two study lounges, two private office meeting/gaming spaces, game room, outdoor game area, cozy firepits, grills, outdoor lounges and kitchens, indoor lounge with community events)--------okay, youll see complaints about these not working-----I use amenities A LOT. Yes sometimes they require maintenance, and sometimes that can be frustrating. But it is really like ANY OTHER PLACE with several amenities, However what is nice about Ariva is that there are two buildings with multiple similar amenities. If something doesnt work, there is another one that most likely does!-Perfect for dogs (dog wash, dog park, dog treats in the office)-------Dog wash is occasionally cooler/lukewarm, but quickly wash your dog on a hot typical San Diego day and its fine, most apartments dont have this feature so it is definitely better than not having a wash!------------Coffee/tea/hot chocolate for residents! if it isnt dispensing what you selected, the leasing office individuals will fix it right then and there!-LOCATION IS AMAZING. it is close to EVERYTHING without blowing your budget.-Plenty of garage visitor parking and street parking for guests. Also safe parking for your own vehicles. Ive never heard of break-ins here.-Maintenance timeliness is WONDERFUL-Community events are SO FUN and not clique-ey!!! very welcoming.*Neighbors*There were some negative review about neighbors....Noisy neighbor complaints shouldnt dissuade you from Ariva because it is pretty family friendly and the noise level is better than normal for an apartment. The side walls are very thick. Top/bottom is like anywhere else. If you have noisy neighbors, the best thing to do is just confront them politely.Overall, having lived here for a couple years now, touring other places, and interacting with other managements, I would highly recommend Ariva. Its basically a really friendly one-stop shop. A diverse demographic, kind-hearted individuals from management to other residents. Epic central location, great amenities and welcoming community events. I have been living here for about 5 months now, the community is amazing and beautiful. The staff is more than helpful with any concerns. The community is located close to a ton of restaurants, would definitely recommend!
Firstly, I have lived here a year and resigned a lease. I have read through the reviews and for everyone who has negative things to say, I am truly sorry. But there are certain things I have read that are not AT ALL accurate from my time here.The staff are nothing but accommodating. POLITE, PROFESSIONAL and FUN. Aimee, Samantha, Ryan, Ben in the office all work really really hard to make sure everything is kept up to a high standard. The maintenance staff is actually quality. They are polite and will carry a conversation if you see them in the halls passing by. The work orders have always been attended to in 24-48 hours, usually on the faster side, depending on the issue. This being said I have never had any serious maintenance issues in the apartment. Just the occasional odds and ends, but nothing that affected any day to day living.If you are a decent person, can follow clear rules, dont have an ignorant sense of self entitlement, then you will do fine here. There are always issues and people have every right to voice opinions but please do not lie. If your experience has been different than mine I am sorry, but I have had very serious concerns that I have discussed with the Management team and they were polite and professional. They handled any issues promptly. With most of the negative reviews I have seen about this place on here or Yelp or elsewhere, I am always puzzled as I have had nothing but a positive experience. Yes things have gone wrong but when alerted the Management team has stepped up and turned things around.I am looking forward to another year here. I encourage any one who is interested in living here to talk to the staff about concerns you may have, but be open and listen to them and your gut. The reviews on here seem to be disgruntled residents. This place is clean, professional, and worth the prices. No ripoffs, no lying staff, no rude staff. If you reach out to them they will answer, but they too are human. This being said they all work harder and harder to keep up the awesome standards they have here at Ariva. I appreciate all they do, and I am sure many people take for granted the work behind the scenes.
Over-priced, noisy and dog mess literally everywhere. The cherry on top was getting cheated out of my deposit on the way out.
DO NOT RENT FROM HERE!!We recently got out of a 10 month lease. We originally chose ariva due to the location and amenities. Come to find out they never work/constantly break. The hot tub was broken for a period of over 12 weeks and good luck getting any updates/communication from the staff who is replaced what seems like monthly so no one has any idea what is going on. They also lost our move out paperwork and wrongfully forwarded us to collections after taking over 3 months to forward us an email with our move out summary (which they are supposed to send physically via USPS but we never received even after calling them 3 different times since November 15, 2019. Run the other way.
These apartments are great. We have lived here just going on 1 year. We were surprised at the quality of the actual apartment build. We don’t hear our next door neighbors. There are no awueaky floors or doors. What makes it a 5 star is the Ariva team that works in the leasing office. Ben, Samantha, Ryan, and Amy are extremely nice and understanding. We could have went somewhere cheaper our second year in San Diego but we decided to stay and pay a little more because of the wonderful people who work there. If you are nice and respectful, they will go the extra mile for you!
Brand new complex, and the most friendly leasing office staff Ive ever encountered. I went back 3x to try and see if I can make a 1 BR unit work for me, but in the end it was a little too small (going from a 2 BR to a 1 BR when you have a home office isnt easy!), and I cant afford their 2 BR prices. Every time I went back, the staff was incredibly helpful and not once did they try and pressure me into applying or signing a lease, unlike most places I went. Id love to live here if I could!If you go, tell them you read my review here ;)
This place has wonderful amenities, that never work. The hot tub has literally been broke for 8 weeks straight. Since living there, it is the third time it has been broke. When we signed our lease there were tv’s in the cabanas. Not only did they never work, but they have now been taken down. The fire pit in the pool area has never worked. The worst part is, management never addresses these issues or provides updates. It’s so great paying for amenities that are not available because they are constantly broke.
Do no rent here! Walls are paper thin and management does not address noise complaints. Our upstairs neighbors have kids running around and screaming unsupervised at 2-3 AM, and no action has been taken. We first reported this issue a week after moving in more than 4 months ago! Save yourself some time, and rent at Avion at Spectrum.
I would like to start off by saying that I travel a lot for my work. Im the President and Business Manager for our local union. The customer service was second to none, both Amy, and Ryan whent way out of their way to help me with any questions that I had. The first four months was pure bliss in this place. Then they had to remodel the gym and lounge area which seem to take forever. Then the tow truck show up religiously every Monday to catch people slipping from the weekend.Please be aware of your neighbors who seem to have nothing going on in life but to spy on you. And they don’t like marijuana smoke even though you have medication and paperwork for itGetting your deposit back is a nightmare, they short you a lot of money and you only get paid from the corporate office in Seattle. I got back such a measly amount that I have tried several times to contact them but no follow-up calls whatsoever.Please consider living at another residence that’s far cheaper and you get what you pay for!!!
The Ariva is a quite new property in the heart of Kearny Mesa. It is less than 0.5 from Balboa Ave, Highway 163 and I-15. They are quite full so if you are planning to move in, you should book your place within 2 months. They are also expanding and will open a new building in Fall 2017. It is a quite secure apartments, guest parking is available and there is a public park next to the property. It is an excellent location.
The place is a rip and I mean a rip off. Rent these little tiny apartments and pay top dollar as if you have a view of the Ocean from La Jolla or Del Mar. They use cheap materials on the floors, kitchens are tiny, the rooms are great if your short and have a family of zero!! Oh and if you dont believe me go and see for yourself and the parking is super close to the elevators where then you have to go walk down these halls as if youre at the MGM Grand. I went in there long time ago beforre they opened up because there was an emergency inside the property and thats how I saw the entire place. I also talked to people who were taken in by the new specials and then they move out when they jack up the rents to be at market value for the area.

Extremely overpriced. A one bedroom only a few blocks away is less than half the price for the same square footage. Wich is already on the small side to begin with. Unless you plan on using all the amenities every day, Wich you cant because they charge extra money for the clubhouse, it is not worth the extra money. They are also so strict on income that they will make you bring in pay stubs when you renew your lease, so if they raise the rent, good luck!
This place is horrible. Dont ever move here.the biggest rip off of my life.built so cheap that I havent gone more than 40 days in a row without the complex having to make me lock my dogs up and have workers here to fix the poor building they they rented out bfore it was done.the office staff is extremely rude and wont respond to any of their tenants needs.everyone I have talked to here wants to move out!
Horrible....lies ...im having to borrow money to make my home repairs....thry manage to keep over 1200.00 of my refund....i never want anyone else to go through this...yake advantage of disabled veteran like that is a disgrace....this is my refund....now i have to paint .tile.and repair my condo with borrowed money .....you guys are pigs i hope you get yours
I lived here for three months and during rhat time i had loud construction. Place looks nice but is a huge rip off... I gave them 1500$of deposit. Left he place in very decent condition. Well they manage to keep 1200.00 of disability money. They lied about all the god dam hidden charges. I will take them court .another dam expense. Belive me you dont want to go through this. I am so tired of these people taking advantage of hard working people.

Ariva charges prices like they’re an upscale living development however the lack of properly functioning amenities and general lack of staff prove this to be false, unfortunately. 2 out of 2 hot tubs have not worked in SEVERAL MONTHS. we’ve lived here for over a year and have experienced several outrages and limitations due to their lackadaisical care for the residents. Contacted leasing office several times and still no resolution. As I type this, hot tubs are still not functional.
