I lived here for 3 years, never late and never cause any trouble. got my move out statement 3 weeks after the house was completely empty, I was supposed to get something back but instead they added a big fee for something I wasnt aware of. better yet they revised it 2 months after the first statement. They couldnt even provide me proof and Put me in collection without giving me any kind of notice. I get that business is bad due to covid 19 but what they did was just trying to collect any kind of money any way they can. Dont sign your lease here. Sofi Canyon Hills will rip you off.

This is by far the best apartment complex Ive ever lived at. It is always quite and mellow and extremely clean and well kept. The pool/hot tub/grill area is super nice, large, and relaxing. They are always quick to fix something for us and are extremely friendly staff! I highly recommend living here!

DO NOT SIGN A LEASE HERE BE WARNEDPlace was infested with termites as soon as we moved in and management took almost a month to fix the issue and provided us with 0 accomodationsLater on in the lease rats and mice got into the apartment and rodent droppings were even on our kitchen counters..Management is slow to respond and does not deliver on promises as others have noted.. You have to almost beg to get something fixed if its a huge issueALSO their 2 car garage only fits a car and a fiat or go cart... there is a wall that sticks out the left side of 2 car garages and 2 cars thus dont fit unless you have your garage door open at all times..Be mindful also that the complex will NOT pay for your water AND they add changing trash and service fees to your rentBE CAREFUL AND STAY AWAY, much better options in the area for cheaper

This Apartment Complex is Great, it is Quiet, Peaceful, Pet friendly and sometimes I hear kids outside playing and enjoying life, it reminds me of my childhood. I’m in the Military, so I guess everyone is complaining because they expect to have service like there living in $5,000/month Condos Lol. Someone is complaining because of people smoking weed, yeah I smell it on occasions, but this is California, it’s going to happen. Someone also gave a 1 Star for the whole complex because of their Dog getting bitten by other owners dogs, that shouldn’t be blamed on the apartments.

Canyon Hills was pretty good when I first moved in but has been on a sharp decline over the past year. I am looking forward to the end of my lease.The management team is ok, but it seems like they are severely understaffed and probably inherited more problems than they are able to handle. The maintenance team is very good but very overworked.A few of the major issues with this place:Other residents: I am starting to think that this place is part of some low income housing program. In the last year it has become very ghetto. I lived in IB before moving here and it is now worse here than it ever was down there. Loud neighbors, weed smoking, stereos at full blast, parties, profanities...Safety: Multiple car break-ins and very shady people walking around at odd times. Security is weak.Parking: There have been plenty of threats and stern e-mails but no enforcement.Smoking: EVERYWHERE. They have attempted to threaten multiple times but everyone knows that there are no repercussions. As new parents this has been very disappointing.Dogs: Another one that has resulted in empty threats and angry e-mails. Zero enforcement and no one is ever held accountable so it just keeps getting worse. Dog poop is everywhere and many of the dogs here are dangerous breeds.Exit: SUPER dangerous. The no turn on left now makes you lose a lot of time and is actually more dangerous than the left turn. Just saw a rear end about a month ago and almost got into an accident attempting a u-turn. People drive very recklessly on Mercy.Maintenance: This place is very aged and has many issues. A/C units are not in good shape and every morning you will wake up to a chorus of squeaky garage doors. The fitness room water dispenser has been showing a “red” filter status for about four months. Very professional maintenance team.The final nail for me was this horrific new patchwork color scheme. We went from an uplifting classy color to some blotchy mess that goes from light beige to dark poop brown.Canyon Hills is no longer a place I would recommend and extremely overpriced for the issues. I am sure it is a great place for those in subsidized housing programs but those of us paying full price are not getting what we pay for.

I have lived at this complex for several years. I love living here. It is a fantastic complex, in a great location, near freeways and shopping, and has beautiful landscaping and excellent amenities. I especially enjoy the outdoor seating area, with a firepit and BBQ. The staff, including Rachelle and Maria in the office, and the maintenance associates, Keith and Raymondo, are all very friendly and helpful in every way. This simply a great place to live!

Run!! Do not sign a lease with them. Many complaints go unanswered. Its a nonsmokers community, but after many observed and documented pictures, it continues. Dogs must be on a leash, but after many pictures and complaints, it continues! I have every right to void my lease! DONT DO IT!!! There should be a negative star here. There is no manager that had adequately addressed these issues. RUN!!!Let me continue. After asking for relief from my upstairs neighbor to stop the pounding, dog running, kid running, I was asked to record the noise that I was experiencing. Well, come live under my roof. Im being told to be on alert 24/7 to record these offenses so they, Sofi/Pennicle, can respond. RUN!!!! The management here sucks!!!So, to continue the poor management. Returned after a 2 week vacation, for the Holidays, again, my only parking space outside, is occupied by soneone. Called the only number given by manager to have it removed, come to find out, they no longer support Sofi Canyon Hills. Would have been nice to know who to call. No response on their emergency line. No response to email sent. Again, this place sucks due to the lack of adequate management.
