This is every weekend when we leave out of the back gate. Management does nothing about it but say “it’s the weekend what can we do? Maintenance doesn’t work on weekends except for emergencies.” Because of this, there is trash blown all around the back of building 4. There are raccoons all over the place because of this. 1500$ a month gets you living like a 3rd world country. property manager with little to no interest to listen to concerns of tenants.

Going into the Verandas at Shavano I was a little nervous as far as the process to get approved but their staff stayed very positive and very helpful through it all. Super informative and overall had a great experience. I can’t wait to start a new chapter when I move in.

I called inquiring about apartment availability and Tiana went above and beyond to help me out. It was such a nice change of pace because the previous leasing agents I spoke with (at other complexes) didn’t seem friendly or interested in assisting me. The apartment complex is BEAUTIFUL and has loads of amenities other complexes don’t. To make it better, Lacey, the property manager also reached out and offered a warm welcome. Love this management team and their property, I signed my lease today and move in 07/01. Can’t wait! 😊

If you are looking for a new place to stay I would suggest looking else where unless you don’t mind all of the things I’m about to list for you. It was nice at first, we lived here for a year and a half. But let me tell you they go through new management weekly! They hardly ever answer the phone. The snow storm was a mess, we were out of water for 7 days and they did nothing to help us. They started repairs on the Units damaged and let me tell out the roaches that came along with this construction the last month of living there we couldn’t wait to leave. Nothing is consistent there. Walls are very thin as well. You can hear everything. Make sure to Check your bills always. And when it comes to move out time make sure to check that statement for the craziest move out cleaning charges and take pictures. The notice says you have 30 days to pay… well you don’t they report you to collections on the 28th day. Tanya is the one currently in charge right now but has a sh*tty attitude but don’t worry I’m sure she will be gone soon anyways.

On this past Sunday, I went to one of my storage units, to get 3 long hoses as to try and help out with the water situation. Once at the storage unit, I realized that all my things were gone except for some things I recognize including an utility dolly. I mentioned it to the property manager on Monday, but of course... nothing got done. Today I went personally to the office and asked about the situation, they insisted that i was not being charged on it, and most likely got cleared on the audit that they conducted. The only audit that has been on record is on January,2020 and my units were not included in the list. I mentioned the dolly, and let them know I want to talk more about it later. An hour later, I take a visit to the unit, use my key on the storage, and surprise... dolly is gone, but not completely gone as i see it in the maintenance bay, just sitting there. I ask management if they are sure this is not being used by maintenance, and reply with a nervous no, I wait around 6:30 pm, and surprise, they changed the lock... My roommates stuff is gone, and my stuff is gone... probably split among them, so check your units, maybe your stuff is gone too. Now you might say, well it got rented out, well they rented out a unit with only one key, not knowing who had the other key... highly doubt it. They say crime does not know zip code, but... this place is the exceptionUpdate:An officer came over, and retrieved one of my items that was in possession of maintenance, when asked where the rest of my things were? I was met with the doubtful answer that there was nothing else, even though I got pictures demonstrating the opposite.Not only this incident but many more plague this place, mostly lost records, sudden changes in policy without informing residents until it appears on their monthly bill, there is a resident portal where you are not allowed to post negative things, such as: the water situation during the winter storm, or my storage incident, those posts get denied and blocked to such degree that would make the kbg jealous... but the latest posts to let all residents know that rent is due on the 1st... even if we spent days without water, which most of us didnt have to, and some others have to leave the place for a hotel.

The Verandas at Shavano are one of the safest places to live. We have enjoyed the warm staff and amenities, we use the pool and gym regularly. Anytime we call they are there right away for anything.

This place is disgusting. Both my neighbors have had trash out for days so I have roaches to look forward to, the breezeways are a biohazard and you have a better chance of hearing back from the queen of england than the office staff.

Getting frustrated about having no water for a week now. Working 12 hour shifts and hoping in my head that there is water at home. They told me they are working very hard but to me not hard enough to make sure their residents have water. Since I’m here, valet trash is TRASH! Told management many times that they don’t show up like they are suppose to. So far, nothing gets done. I’ll delete this if I ever get water back and when valet trash is actually worth it.

This is now my second bad review of these apartments. I moved out in November, right as the new management was taking over. Thank god I got out while I did. After move out, they talked on a $75 renters insurance reimbursement charge, even though they verified my insurance the month before. (Side note: this is the 4th time they have tried to charge me for this, even thought I had renters insurance the entire time I lived there.) it’s been over a month now, I have called the office so many times, no one ever picks up. When they do, they tell me someone will call me back and they never do. I finally got a reply to my email and I resent my insurance, and this girl told me it wasn’t valid because my old apartment # was listed and I need to update it and resend it. I haven’t lived there since November!!! I’m in a new apartment!! Also was trying to tell me they require $300,000 coverage when I was told $100,000 when I moved in, and if that changed, I was never informed. The new staff is completely useless and incompetent. The apartments themselves are nice, but not worth it having to deal with the office.

I use to love this place, lived here for 3 years and it was amazing! Until this new management team took over....we have received nothing but unanswered questions and rude attitudes since they started. They don’t even greet you when entering the office, just sit there and put their makeup on while you try to talk to them. I’m so tempted to break my lease here just to get away from the nightmare I’m experiencing.EDIT: March 2021 - the front office let all the residents know about a mandatory inspection that would be done to fix all issues caused by the winter storm, which I totally understand. They asked that dogs be crated or locked away during this. So I called the front office to ask if I could get a time frame as I have two larger dogs but only one crate that only fits one of my dogs....they said they would get back to me. Three hours later and nothing. Called the front office again and they claim that someone stopped by and knocked but heard our dogs and left. We have been home all day and no one came by. Not to mention, when we told them which apartment we are in they had a completely different name listed of someone who doesn’t even live here. This is not the first time the front office has tried to lie their way through on of their screw ups.

This is year 2 for us and this is my absolute favorite apartment complex to live in. There are 3 dog parks that help my fur babies get exercise and play time with other dogs. The staff is friendly and always so helpful. If youre looking for a place to live I recommend coming here for a tour. Great prices, comfortable floor plans, perfect location, pet/family friendly, and maintenance/ front office staff that cares.

Lived here for 5 years, once new management took over in 2020 it has been an absolute nightmare. Rude attitudes and horrible front office representatives, I’ve had many stolen packages, tires slashed from residents and cars broken into, really considering breaking my lease. DO NOT MOVE HERE... I will not be responding to the generic email that is replied to this because nothing will be done, if you want disorganization, dishonesty, theft and vandalism then move here but if not I’d suggest looking somewhere else

We are living in this apartment for about one year. The units are very nice, spacious and well maintained. Nice wooden floor and black appliances made our life easy. Leasing office management specially Debra, and Jennifer are very helpful and courteous. They always take residents concern very seriously and try to help people at their best. The maintenance is super fast. Generally all of our service requests get completed on same day. Maintenance stuffs are also very helpful. Often leasing office arranges different kinds of party/get together where you get chance to mingle with your neighbors. Though you need to pay few bucks extra for locker but its very safe and convenient. Swimming pool is very well maintained. I like the pool in summer very much. last time even they awarded me gift cards and toys for my son as we won two games. There are ample parking spots and the inner roads are very spacious. Also leasing management regularly communicates with residents so you know what is happening in your community. We feel good to live here.

I love living here I been her for 2 years. We love it .The office staff us awesome they are always here for us. The maintenance is very great always get stuff done very fast. Very friendly community to live at. They always think of way to get the community together Weather its a events or just a food truck. My kids always look forward to Friday for their after school snack.

Nothing but issues since I have moved in. Walls are crazy thin, I can hear my neighbor on the phone. Front office doesn’t address anything at all. I have had a bug issue and still not fixed, upstairs neighbor pounds so loudly it broke a plate on a table.

I lived at Verandas at Shavano for 1 year and had quite the pleasant experience with the community. Deborah, the previous property manager, was very helpful and would always prioritize her residents needs. Although I never used the amenities, I did appreciate the fact that they were always clean and read to use. Jen, the assistant manager, was always very courteous and professional especially when helping us add our new puppy to our lease, when adding a storage unit to our lease, and when we had any questions about the resident portal or billing. The maintenance staff was also very professional and always completed maintenance requests on time. Special thanks to Jose, for always taking the initiative on service requests by guiding the team and problem solving issues rapidly. Pre COVID, there were some great food events at the club house and it was a great opportunity to meet other residents and get free food! Also pre COVID, I really liked when the food trucks would come and sell at the front of the apartment complex. It was great to enjoy some quality food after a long day of work. I also enjoyed the gift card giveaways that were hosted on social media. We won a visa gift card that we used to get some Chipotle. Definitely would recommend Verandas to anyone looking for a great community and spacious apartment!

Maybe its because Im single, no kids and living on a top floor...but I really like this complex. My apartment is beautiful and spacious with a washer/dryer included-but doesnt take away from the square footage. Management has just changed and so far it seems to be working out just fine. Theyll be making upgrades to all of the units and reply to messages sent through the resident portal quickly. Whenever I submit a maintenance request, the task is usually completed within a day or two. I am very happy with the Verandas at Shavano.

The price and location are great, the apartment is upgraded and love the fact we have washer and dryer... but not worth it when we realized that the apartments have dog poop all over the place and are very dirty. My daughter and I have to go back in the house and wipe off our shoes at least twice a week and be late for school and work because its Everywhere! Isn’t that what the 3 dog parks are for?! There’s poop in the sidewalks all over the grass and it smells bad. It upsets me how the dog parks are always empty yet there’s poop as soon as I walk out of my building. Also there has been little roaches in my apartment and mold dew around my windows. Now I don’t know if others around here have the same issues around their windows but mine are black and I have to constantly keep cleaning and making sure they’re not wet. The valet trash never picks up my trash I make sure to follow all the rules for it yet I always see it there in the morning. I have to put it in my car and go throw it away almost every day! The apartment is nice but these little issues I’ve never had to deal with any other complex I’ve lived in. Price is decent and area is nice but once again the apartments are dirty.

I absolutely adored this apartment at FIRST.Then packages have been stolen from my apartment DOOR. The office is UNWILLING to help.Work orders are marked as completed within SECONDS of entering them, but nothing is ever done. When I moved in my apartment we at Ok AT BEST. There was a HUGE stain on the floor, my blinds are broken, my cabinets in my bathroom weren’t put together.The managers DON’T help whatsoever. I have repeatedly told them I have animals on the premises and they have NOT ONCE said anything to me about them, then they enter my apartment WITHOUT MY KNOWLEDGE to tell me they aren’t allowed here & to tell me about a noise complaint from A WEEK AGO.I work In this business and I KNOW, unless repeat offenses, YOU CALL BEFORE ISSUING ANY VIOLATIONS.This community makes me SICK. I cannot wait to leave this place. I will be moving somewhere else, that is ACTUALLY WELCOMING TO GAYS AND ANIMALS. I have tried my BEST to be nice, and I have tried to work with them on any issues, but I’ve never felt so UNSAFE in a community. Not to mention all the tires being stolen and the cars getting broken into.I hate bad reviews, but This was the LAST straw and I’m looking into legal action.

Love my apartment! I just renewed my lease here and moved from the smaller 1 bedroom into the larger one and both were great. They’ve always been really good about getting all my maintenance requests done within 24 hours, and the girls in the office are amazing and always ready to help. The location is such a plus, right off 1604 but I hardly ever hear the traffic from my building and minutes from anything you could ever need. Definitely happy to be staying for another year!

Not worth the price. Maintenance bad, no negotiations on rent increase, went up $85. Good luck.Edit July 2020: my lease expires in 6 days and they have not contacted me once about a renewal or new rates. This is what they did 14 months ago when they increased it per above with 11 days notice and when pressed to negotiate said I could have my same rate for 30 days while I moved out. Very happy here. Apartments are modern with w/d in apt. Very dog friendly. Great amenities . Quiet, friendly community. 3 dog parks, fresh baked cookies & Starbucks coffee in office. Staff and management and maintenance are friendly, professionall and overall outstanding. Highly recommend!

There was a management change and they came through with upgrades to the unit (granite, new fixtures, etc.) Which really made it look much classier... had a couple issues with theft which is why only 4 stars, but overall good vibe... dog park and pool is super nice!! Living there was great...in the beginning! There are times when I really do miss it because the people, many of my neighbors, were so nice, amazing and very family oriented people in that complex, great, well mannered kids! Unfortunately, we had to move because it was too expensive for my budget and I had hoped I could make it work, my kids were in a decent school there too so I was just heartbroken that it was too much for this single Mom! I did find that at first the office staff was super warm, a sweet girl named Cary or Carrie, and they seemed to be caring but then those people changed and/or disappeared and new ones came on board. After that there was always some soft of confusion, calls not returned, supposed messages not received, incorrect policies being told, serious ones too...it was just all so very bizarre. No one there would EVER return a call, barely an email. However, the apartments themselves were really pretty on the outside. The inside was just OK, where I live now is $400 less and the inside is truly quality, it is absolutely beautiful, like a real home. The outside is not as nice as Vantage, but I love coming home to a really gorgeous apartment. There is a difference between cheap materials and quality. We have dang near granite countertops, I thought they were the real thing at first, wood floors, beautiful carpet in bedrooms only, wood blinds, custom doors, pretty kitchen and washroom is inside the apartment, warm paint colors, my kids call it cozy. The walls are very sturdy, thick, solid (probably due to being an older complex) and the fixtures, fans, everything is all top notch. The neighbors are not as friendly though and the school is just fair but I still wonder now why Vantage was so expensive!?? They are way too overpriced, wont work with their residents and they seem odd, kinda shady a little bit, not ALL of them but most. For example, I would call or email and theyd say they never got a message or the email wasnt received, even if I had read receipts. I would recommend them only if you have two incomes coming in or make much more than I do and if you are not as concerned with interior design. They also have fantastic dog parks and swimming pools, beautiful views and the location is just awesome for shopping and so forth.

Ive been here 4 months and thus far has been enjoyable. Very pet oriented, & quiet community thats gated with remotes. Every so often they have food trucks or small events there at the apt. The apartments look great. There has been some mistakes but nothing major as long as you are patient and understanding. The staff is nice and willing to work with you on issues. Thus far I would give it a 4.8 out 5. I will update as time goes.

Worst place to live! I lived here for two years just because my husband is in the military and overseas and we had to keep the same address. The management here especially the manager Debra is very rude!! and will rip you off your money! I avoided their office at all cost i would only go if its really important. Unnecessary charges are added to your rent for no reason, trash is not picked up and they still charge you! you pay for a car port and someone else parks at your car port! The walls are thin and you can hear your neighbor snore, talking, taking a shower, dogs barking or walking across. Im glad im leaving and good luck to anyone who wants to pay for this mess!

Looking back on this apartment, I definitely shouldve read the reviews first! Well before, probably around 2-3 months, moving out of the apartment, my boyfriend and I notified the manager that we were going to be moving out at the end of our lease. As we were about a month away from moving out, we went to the front office where we met with the manager DEBRA DONAHOE, and asked her if we needed to do a walk-through of our apartment before moving out and she proceeded to tell us no that all we needed to do was drop off the keys. As time got closer I went to the front office again and this time I spoke to JENNIFER KOENEKER to ask if we needed to do anything else besides handing over our keys in regards to us moving out. She looked up our account and smiled as she said nope thats it! Now 3 months after moving out my boyfriend and I are getting calls from a debt collector stating that since we never did a walk-through with the apartment we have all this money that we owe them from charges that arent specified. Keep in mind, we have not received any mail or calls regarding this from the Verandas at Shavano themselves, despite them having our phone numbers, emails, and forwarding address. So now, not only do we owe money but the verandas at shavano wont even answer our calls to explain what were being charged for. Such a mess. PLEASE DO YOURSELF A FAVOR AND AVOID LIVING HERE SO YOU DONT GET RIPPED OFF TOO.

I shopped for a new apartment for about one month and visited many properties. I drove by the Verandas and knew I had to check them out. Not only was the front desk associate friendly but she made the experience fun. She told me about the great move in deals and I was convinced this was the property for me. Ive been living here for about 8 months and I love how quickly the problems get addressed. There is a lot of attention and care from the management. I loved living here!

I lived here for a year in the smaller 1 bedroom floor plan in building 6 on the 3rd floor.PROS:I wasnt in the front office very often and the office staff still knew me by name. They were always friendly and professional. Front office always had snacks and cold water which is awesome for pool days.Maintenance is fantastic. The few service requests I put in were done within 24 hours. The units themselves were nice. The carpet was soft, granite in the kitchen with beautiful back splash, large balcony, nice vinyl floors, large rooms and closets. Half of building 6 has a nice view of a small canyon and the fiesta Texas fireworks. Quick access to 1604 but you dont even need to get on the freeway to get to The Rim, La Cantera, Fiesta Texas. Its a great location. You can quickly access it after exiting NW Military vs having to exit, go down a mile, then U turn if you live at hilltop at shavano next door. This saves a lot of time during morning/evening commutes. A lot of places have the gate open most of the time but the gate was almost always functioning. The 1 or 2 times someone hit it, they fixed it quickly. They also have great lease specials if you wait for them as well as paid referrals.CONS:Only complaints were neighbor dogs barking. I had to email the office a few times but they contacted the owners and the barking stopped. There was loud/dusty construction behind the complex near the end of my lease but that was out of their control. There is an active quarry not to far so you hear the sirens/explosions and feel the building shake twice a week but its nothing scary, I thought it was pretty cool actually. Throughout my lease, about 90% of the mail was from previous residents despite returning it all to sender several times.Overall I had a good experience. I recommend living here. I have left the area but if I were to return, I would live at this property again. You cant beat the price and location.

I’ve lived at this apartment going on a year and they tow your car if you park in the handicap, the gate is always is always broken, at my building there never any parking, the pool hasn’t been opened back up and it’s been closed for no reason, they change management every couple months, they change there policy often horrible apartment company

*** We were robbed because of their lack of security measures *** We moved into our apartment a few months ago. We absolutely love the apartment itself and the pool. But we no longer feel safe here. The front gate to the apartment complex has been broken a few times in the last couples months, and this morning we came out to find our trailer full of very personal family items stolen.We went to the front to see if there was video of the person who stole it. We found out that the video camera at the back gate is fake and doesnt record anything. Very fortunately the car went out the front and we were able to find footage of it, however when asking the manager about getting the footage to the police they told us that the video camera was simply there to prevent vandalism of their property, not to protect their residents. We have gone back in today to see when they would get the video to the police, but they claimed they could not get their IT technician out for up to 6 days. Meanwhile they are sitting on video footage of grand larceny (a felony) taking place on their property and are not trying to help us in the least bit. The police told us that once they have the footage they can try to enhance the license plate, find the person who stole it, and possibly recover our personal and family items. But we have to wait for them to take action. When I asked when the gate would be fixed there was no definitive answer, which led me to asking about terminating our lease as we no longer felt safe - their answer to which was that we would have to pay all penalty fees adding up to thousands of dollars.While waiting for the police, we talked to a neighbor who had come home to marks on his front door locks from someone trying to break in. He had asked the front desk about moving apartments because he did not feel safe, and he received the same answer we did.They simply do not care about the safety of their residents.

DO NOT LIVE HERE!! Sadly I am stuck here but something shady is going on big time. They have charged me an obscene amount of money that has been paid, even with receipts and bank withdraws they refuse to take the charges off. They refuse to show you the payments that have been made onto your apartment, which is illegal. My boyfriend lives here too and they are doing the same thing! We moved into an apartment together finally and they stored our credit cards on file and charged us for something they gave us a receipt for two months after! Stay far far away.

Went to look at the Apts, grounds & meet the leasing staff. The leasing staff (a woman) was incredibly rude & has zero interest in discussing rates since I was 1 week away from actually leasing an apt. She couldnt be bothered to give any information. I went down the street to the marquis at Deerfield & the agent there was very nice & welcoming, showed me around the complex & all of the amenities. The Apts may be a little older but were very well maintained & remodeled. I dont care what Vantage had to offer, it wouldnt be worth the rude staff. Horrible attitude, they missed out on a really good tenant.

This is a brand new complex and our apartment had never been lived in prior to us. It was in terrible condition, the hardware is so cheap everything falls apart, the walls are extremely thin and you hear everything your neighbors are saying or doing, the cabinets are not standard size so the openings is not even big enough for a plate to fit in.Management is never there and they do not return calls or emails. They also had to fire the staff because they were taking money from the complex, which we were told by the workers. The maintenance team is a joke and they only care about their lunch breaks and other assorted break times.Some of the apartments have mold and we know people who had to move out because nothing was done about it. The mold appeared after a water leak. And a water leak happens every time a new apartment is filled.They have yet to fill all of the apartment and yet keep trying to raise the rent. I know multiple people who have moved out for the reasons above.

If youre an apartment locator or Realtor avoid sending your clients to this location. They entice you in with a 100% commission but when the time comes they dont pay and give you the run around. See Brokerage Underground SA or Men of Real Estate for more details.

I am living a nightmare, the people that lives upstairs thinks that they can run and jump all day just because they pay a rent and every time that the ac engines turns on you can heart them and the walls tremble
