I’ve been living at the Fredd for well over a year now and I love it. One of the main things I love about this place is managements communication to us. Text messages AND emails are sent in a timely manner about emergencies, reminders of rent, breakfast specials and anything else we need to know. As everyone has their busy schedule, it’s a nice thing to be kept in the loop and sent reminders. I really appreciate that.The layout of the apartment is well maintained with just enough space needed. Patio is kept together with patio maintenance, weed whacking, etc., so I never worry about it looking a mess. I haven’t had any severe issues with pests. Minor issues only when the weather turns ugly, but that’s to be expected everywhere. If I made a request to come by, management schedules it and informs me of the date or if any changes need to be made.Because of this I renewed my lease once again and I would continue to do so. I’ve been fortunate enough to have some family and friends visit and they all just love it here. The space, the home feeling it gives and the quietness of it all. 5 stars all around.
Great price if you can endure management that doesnt know whats going on. Had 5 different maintenance people over to fix the A/C (they didnt succeed) and then had management tell me it was okay that my apartment was 86 degrees for most of the day. FINALLY the sixth guy realized the issue and replaced one tiny part. But this was not after management made a big deal of explaining to me (condescendingly) that the temperature was normal. They did this of course from their well air conditioned officeI did provide feedback, in person, many times. I was still treated poorly and without even basic courtesy by the office.AVOID AVOID AVOID if you can
Horrible place to live. It took them 6months to fix my A/C and even after that, it worked for 2 days, it was constantly hot, I explained that the heat was a bad living condition for one of my children who had cancer, they smirked and said its not their problem. We left this horrid place, but not before they tacked 9000 dollars to my credit. When I called and asked about it they didnt have an answer to what it was for. Keep your distance from this place if you can.
The new management have been so good. They are on top of things. Like maintenance and they are very friendly. I really like Ashley, her professional way she deals with tenants is unmatched
I have lived here going on a year and I’m so blessed to have found this community! Finally a place where the management is understanding and caring of its residents. Always showing appreciation having pizza parties and breakfast tacos. The maintenance crew do a wonderful job keeping it very clean and getting to work presets very fast even when there is a snow storm they were extremely attentive and kept us updated with texts and emails almost daily it made my family feel so safe. They genuinely care and it shows. The patios are wonderful and spacious it’s a very quiet place to live and I just love it here.
The management changed in the beginning of covid, I remember when I lived there, it was a few months before my lease was up and I applied for rental assistance for two months, I remember after that the assistant manager, Mayra, became so rude towards us because god forbid we needed rental assistance. We were able to get our rent covered for a few months until I found a job. But I remember, She made comments about others using assistance also. She made me feel so uneasy all the time. Idk I don’t feel like should be someone they should hire. I’ve heard bad things about Mayra often. I wouldn’t recommend this place based on that alone. The appliances are extremely outdated if you’re not in one of the remodeled units which is basically only the ones by the office. A/C was always breaking. Patios are big though.
STAY AWAY!! Do not consider The Fredd Townhomes!! I had major problems that were not resolved! I moved in in March of 2021 and had NO HOT WATER FOR 3 MONTHS!!!! How is that acceptable! For the first 3 months of living there we had to heat water on the stove in order to wash up. We didn’t wash our hands, clothes or wash dishes with hot water for 3 months! Now let me tell you about flooding. Every time we got heavy rain our townhouse flooded! Our entire townhouse FLOODED 6 TIMES!!!! The standing water destroyed many of our belongings. All they did was provide me with a dehumidifier for a couple of days! I had to get a large shop vacuum from someone else in order to try and save my belongings since the property management didn’t do anything to stop this from continuing. The place smelled like mold / mildew after each flood!! We had other issues as well, roof leaks, AC, and more! I am so happy to be out of there now! If I could’ve moved out faster I would! Only lived at the Fredd for 5 months, but it’s was the most horrible stressful 5 months! Do not move to the FREDD! And do not consider Shippy Properties! Poorly managed!! People move in and move out but the problems never get resolved!!!
DO NOT MOVE IN HERE!!! These townhomes are very deceiving. They show you a really nice model and then move you into an unsanitary, roach infested, unfinished unit. We have been here less than a week and have roaches in the kitchen, bedrooms, bathrooms, even in the refrigerator, pictures showes one that was in my daughters food that I had to throw put they are everywhere. They paint over mold and all cosmetic issues very poorly. You can see the black mold through the paint in the bathroom. I made them aware of the problem immediately and the best they can do is send pest control a week out from when I made the complaint. I doubt pest control will be able to handle this because this place needs an exterminator to bomb the whole place. There is also a huge hole on the exterior of the unit exposing the installation. Raccoons mess with it and bugs get. I am an asmatic with a small child and one on the way. They knowingly moved a pregnant woman into an unsafe unit. Roaches carry disease and cause asmatics extreme respiratory issues. When talking to management they are not empathetic and do not offer quick solutions, basically just told us there was nothing they can do other than send pest control and refused to address the huge hole in the unit that create an extremely unsafe living environment. Will be contacting their corporate office and the better business burea. Already looking for a new place immediately. Refuse to live in these unsanitary, unsafe conditions. This unit is a major health hazard!

I’ve lived here at The Fredd two months but prior to living here this time, I have lived here on two other occasions and always come back. The Office staff here have been super friendly and Sofia especially has been so helpful and the maintenance staff is awesome. I put in a service request and the maintenance men Juan & Julian went above and beyond. Thank you all for making living here such a great experience...
I have lived here ten years and the newer Shippy Management company has been the best and turned things around! We are a quiet, respectful community now. The office personnel are responsive, courteous, available ... the maintenance staff comes out same day if I need them. They throw fun events, and do things for the community. Very happy here.
It has been hassle after hassle here. Our Mailbox is broken AGAIN it only took about a year to fix last time so thats it I am moving do yourself a favor avoid this place!
Cant wait to move out. Old apartment with cheap upgrades.Parking lot is constantly dirty with trash and mud.The old AC and heater units dont climate control the entire apartment. Dont close your door at night or you wont be able to breathe due to poor circulation.When the temperature dropped for winter, the shower water takes 10 minutes to heat up.They forget to refill the dog bag dispensers so people leave their dogs poop everywhere leaving a permanent smell throughout the complex.The cabinets and walls are repainted and not properly finished so anything you place in the cabinets or lean against the wall will pull off paint and potentially ruin your stuff.My sink has been clogged since Thursday. Maintenance wont look at it until Monday at the earliest even when they said they would have someone out that night (Thursday) to take care of it. Ive been jerked around by these terrible people.The rent is cheap. But its not so cheap that I can overlook being abused as a tenant! I will not be renewing.
Do yourself a favor and stay away from this place they do not care about their residents at all. My unit gets flooded every time it rains and they do nothing about it. When Jessica and Sophia where here things would get done. The property manager does not care. Renters beware.
I moved into this community in April. Since then, I was without hot water for 2 months, had a serious roach problem and now there is a half of the community just lost power in the middle of the night with no warning. I called to talk to a representative who is supposed to me handling emergency services and she met me with an attitude and just hang up in my face... needless to say i will NOT be renewing my lease.
We have lived here for 5 1/2 years and before the new Manager Paul took over the place was not up to good standards... But now it is a clean and respectable place. I appreciate all the work him and his staff have done including the maintenance guys who always go unnoticed and do all the hard work. Kudos to everyone!
Felt the need to add a positive review to even out some of these negative ones. I moved in here a little under a month ago now, and so far so good. I moved from Maine and the process from coming out of state was nice and easy. I am rending a 1bdroom at a good price. These arent luxury apartments, and the unit seems older and has had repairs, but they are good for what they are priced, good sized. There is a large patio that is great for my dog. There is a dog park that is a decent sized. I found ants in my apartment a couple days after moving in and they sent pest control that week. The only negative I have so far is it seems lots of dog owners here dont pick up after their dog.
I had some issues with the AC. But finally they hire a great maintenance team that fixed my AC and not just put a bandaid on the problem. Juan and Julian did a great job. My AC has been super cold! Thank you guys!
These apartments are perfect for people that love and have dogs. You get your own patio so your fur baby may have a safe place to be outside. My AC went out and the great maintenance men came in with their Corona-19 masks and fixed my unit with in 15 mins.
Sophia. C helped me out she’s absolutely wonderful, the company should consider themselves lucky to have her . She’s extremely helpful and very professional. Without a doubt in my mind I will be recommending people to come to the fredd town homes because of Sophias great customer service and ability to go above and beyond for the residents .
Although we don’t have a unit until July Ashley was so sweet. She walked us through the process very well. She would let us know what papers we’re missing. I hope once we’re in things will be the same ((((:
I have lived here about a year and a half. Love it. Love the enclosed patio, which I let my little dogs out into, and have a nice garden. The management and staff here have been extremely helpful and kind. They had recently had a pizza party in the office for tenants. I had been on the phone with the manager and she had asked if I was coming over for the party, and I told her I didnt think I could get over there, due to my health, and, bless her heart, she brought me a plate with three slices of pizza and a cup of punch.I read several references to rats and/or mice in the reviews. In the time I have lived here, I have not seen one rodent anywhere on the property, nor have any of the other tenants ever mentioned any type rodent problem. I have only seen a few roaches, which you will find just about anywhere here in San Antonio. I bought a few roach bait traps and that took care of that quickly. They had sent an exterminator, but when I asked about the spray he was going to use and told him about my serious allergies, he said that it was probably best for him not to spray. The little roach bait traps are fairly cheap, I have only had to change them twice. The photos are from my patio.
Been working from home and ac has been a huge issue. Put in a request and it takes them more than a few days to come check the problem. Even when it’s urgent. Living in an apartment 80+ degrees for the last few months and still don’t have a properly working ac unit. I would not recommend these apartments. There are constant problems. I was without hot water for two weeks as well.
As a new resident I am utterly disappointed with my experience so far. Before moving in I pointed out the unit had quite a few things that needed to be fixed like crooked drawers and a bent closet rod but the main issues were the missing shelves in the pantry, no fire extinguisher in the unit, a 20yr old smoke detector that doesn’t work, and a HUGE wasps nest outside the FRONT DOOR!! You would think those issues would be fixed before moving in and if they couldn’t have the unit ready that you would get quoted a cheaper prorate until the unit is actually ready but that wasn’t the case here. Instead you pay a prorate for a unit that’s not ready and then you have to do all your own fixes. How am I charged for “pest control” and everyday there’s still wasps outside of my door? ABSOLUTE WORST EXPERIENCE EVER and I regret moving out of my small cheap apartment at this point. It’s been 2 going on 3 weeks and nothing has changed. #DontWasteYourTime
Just moved in not too long ago, they’re doing the best they can to fix some small issues. Also they were open before normal hours giving breakfast tacos away with OJ, sweetest thing ever !!
Absolute worst property I have ever lived at. We have been here since January 2019 and have had issues since the very beginning. From lies about what is included with your rent all the way to not fixing things. Our apartment has been falling apart since day one. Maintenance is a joke and the office staff is even worse. First, they cant even keep the office staffed for more than a few months before everyone is either fired or quits. More than once weve had to go without our KITCHEN SINK due to clogs or leaks. Recently water leaked from our upstairs bathroom into our downstairs closet on top of the kitchen disposal and spray nozzle that have been nonstop spraying water and here we are, 11 days after the work order was put it and nothing has been fixed. The very unprofessional office staff could care less. Can not wait to leave this place next month !!
LOVE this place. I work 2 seconds away and pay less in rent for WAY more space than ANYONE else in my area. The Fredd had EVERYTHING I needed and more. I’m also a devoted dog dad who would have rather lived in my car than leave my boys behind and I found this place just in time. Maintenance is ever changing (like all apartments in San Antonio) and can take a while to fix small issues but nothing outside of the usual. However the best part about the Fredd is the personal touch shippy has. When I am late I get a reminder text . I get a heads up through text message anytime something is going on and entire community is amazing. I’ve been to SEVERAL gatherings and each person in the office as well as my neighbors introduced themselves . The atmosphere is warm and welcoming. I ALWAYS feel comfortable reaching out to the office staff . They listen. They care. And you just don’t find that anymore . 5 starts for The Fredd when taking into consideration what counts the most.
Terrible service and management. They will charge you money that you dont even owe. Would not live here EVER!!!!! STAY AWAY!

My Daughter and Son-in-law live in these apartments they just moved in a couple of months ago. Since day one they been having problems they found snakes outside their door they never cut the bushes even though they see landscapers doing the yards Of other Apartments. My daughter found Brown recluse spiders on her Bed. Shes been having problems with a leaky False because of that there is flys everywhere they went over there to fix it 4 times and now its leaking again. Now they also have a backup tub and they cannot shower. She is pregnant and these bugs and snakes that shes finding is very dangerous to her and they havent done anything about it. She is not renewing her lease and there will be out.
They don’t answer the phone. You can ONLY leave a voicemail. I’ve called twice with a simple easy question but can ask no one. Ridiculous. So now let me stop everything just to stop by on my day off to ask a 2 second question someone could’ve just answered over the phone. I’ll change it when someone calls me back.
Lived here 3 years already and we absolutely love Ginger! She truly cares about the residents and knows most of them by name, which I think is pretty awesome. Work orders are looked at the following day and we’ve never had any issues with orders not being attended to. Honestly, she is a huge factor into why we’ve stuck around for so long. People like her are hard to find in the workplace, so we’re extremely thankful to have her in our community!
I recently went to tour, and Tori helped me and my boyfriend out. She was amazing and so helpful. We have a lot of consideration but because of Tori’s amazing customer service and kindness, we are definitely considering to come back when we are ready to move because of her
I currently live at the Fredd and have a Two Bedroom, Two Bath, Two Story Town House. Once I saw the model I had to live here in my own!First off I give major credit and respect to the staff. Tori Gallagher is a class act, always up front and forthcoming with information. Tori has been there for me when I think others would have just given up. Toris going above and beyond in making sure all of my needs are met is unsurpassed.Whenever I pass anyone in the golf carts, they always wave and make you feel welcomed, All the Time!I have lived here 2 years but unfortunately my job moves me around so I must go. I worked at USAA as a contractor almost 3 years, fulfilling my project with flying colors. Part of which was the ability for me to come home to a peaceful environment, every single night.The neighbors have a sense of community as well. I am going to miss the Sunday Barbecues in my area which at one time, all of my immediate neighbors were out Barbecuing, having a good time and enjoying each others company.I am going to miss living here amongst our Pueblita and given the chance in working in San Antonio again, I would look here First!Tearfully, reluctantly moving as part of my Job!Sincerely,Cleveland Harris
Renewed my lease here. Maintenance staff is extremely friendly and follow up very quickly. Theyve attended to our kitchen faucet, replaced our shower head and fixed our front door, all one day after submitting a request! Ginger, part of the maintenance staff, is professional, friendly and always says hello when I walk my dog. Really enjoy living here, have had 0 issues. Would definitely recommend this complex.
The actual apartments themselves are great and you cant beat the space you get, especially the large patios. The only BIG issue ive encountered here have been related to the property not being gated/no security guards - anyone can come in and I mean ANYONE. Particularly people that are NOT residents and the homeless. I was verbally harassed by a man who claimed to be my pizza driver and tried to get me close to his vehicle. Theres groups of men that hang out by the playground area - high as a kite playing basketball in the evenings ( harassing the residents that actually live here who are trying to use the court to play with their children). They claim to live by Sundance Apartments. The homeless you will find around the same area during the day time - they actually like to go inside the gated dog park and sleep on the benches. Theres also an issue of children running around the property - unaccompanied by an adult. With everything ive seen related to the un-gated property these children are not safe. I hope the community eventually gets gated as that would solve a lot of security issues. I will unfortunately not be renewing though it was a great place to call home for almost 3 years. Great staff too !
Tim right away came to check on our AC unit. He did leave until the issue was solved. He was compassionate about the situation my family was going through cause the apt was super hot. Once it was fixed he came back 20 mins later to make sure the unit was working properly.👍 to Tim on a great job!!
Worst decision I ever made was moving into these apartments. The apartment is infested with roaches and many different kinds of bugs. I find roaches in the cabinets, kitchen counter tops, pantry, walls, and now on me while Im laying in bed. I have tried everything I can to get rid of them and nothing works. There are large holes in the wall that maintenance knew about and left. Not a single person, even management, has been willing to help. There is also mold in several places in the apartment which has been giving me respiratory issues for the past 6 months. After no response from management, I sent an email threatening to put a complaint with the BBB. The next day management entered my apartment while I was sitting on the sofa with my dog, knocked and 5 second later used their key to come in without even giving me time to get to the door. I am trying to end my lease 1 month early, not a huge request, and they have been denying me and even extending it by 2 weeks because they said I did not give proper notice. I have been waiting for the regional manger to call me for 3 days now.
Tori was very nice to help a friend that needed a new place. She has excellent personal skills and very helpful.
I wish I had known how bad these apartments were before I moved in. The manager and employees at the leasing office are incredibly rude, dysfunctional and incompetent. Their names are Crystal (manager), Holly (assistant manager) and Gina (employee). They have no idea what they’re doing. If you call to get something resolved, you’ll get several answers with no results. They let the apartment next to me sit vacant and untreated for weeks before informing me that it’s been infested with roaches. I tried to contact their regional manager, Amber Edwards, and she’s just as bad. I emailed and called, to which I received no reply. I’ve had problems with bills and leases from this company. The only thing I like about the Fredd is how fast maintenance comes out after you put in a work order. I would be mindful of keeping your pets there as well. An employee shot and killed a residents dog on the property earlier this year. DO NOT RENT FROM THEM!!!
I love the location!!! Close to all the major highways and shopping centers :) Tori is AMAZING at what she does. I love our patio area and they are pet friendly which is a plus.

We moved here in jan 2020 in a two bedroom townhouse we love the complex now we transferred to a 3 bedroom townhome we love it as well very happy my family is here to stay 😀 ❤
Worst Apt ever to live in. I had tons of problem in my 6 months lease. I am just pointing out one of my incidents with the management, who just wants to make money and harassed me during move out.At first they sent a $350 final settlement mail, When I went to the leasing office and explained that I had moved out on 23rd but the move out was being calculated for 31st. she removed $140 in random and said you need to pay $200 odd amount.When I asked her to explain how this amount was derived she said come back tomorrow we will explain because she has no time now. I went back the following day only to get a response that she has already explained the bill. She stated that she has no time for people like me and that she is good at math which is why she is in the management. I tried to explain but she said you have 10 days to pay or else it will reflect on my rent history. She said if I had any question I should go to the commission (I wonder where that is?) to settle the issue.I had to drive to their corporate office and raise my voice on this behaviour. The next day they send an email correcting the amount to $70.
I moved in here in March of 2019 and I can sincerely say I am ecstatic to be leaving this March of 2020. I signed my lease for the Astaire, a 700ish sqft two story loft that was remodeled. The floors creak non-stop because of how poorly installed they were, maintenance requests submitted would disappear constantly unless I showed up at the front office, the gym is an absolute JOKE with two machines and weights that are missing the pair. There are cockroaches, rats, and other insects that come out of the walls, sinks, etc. The AC went out in 100* heat, and it took TWO DAYS for someone to simply come look at the issue. The property is not gated, it is now 47 years old. It cost me on average after all the fees and fines $1.1k a month for the last 6 months. My car was broken into, and anothers car was actually stolen.I would only place my worst enemies here.
I recently stopped by for a tour, Tori helped me out. She was so kind and knowledge, I am not looking to move until next year, but because of her, I will definitely be back!
When my husband and i were looking for apartments in San Antonio, we only had 2 weeks to find a place. every other apartment complex was giving us the run around even though we had money in hand for the down payment.we were feeling like we werent going to find a place and we were pressed on time because our new jobs were starting soon.our final try was here at The Fredd.the lady who helped us, Holly, was soooo great. she understood that we NEEDED a place quick and listened to me with my concerns and questions.we left that day knowing the place was ours.when I looked on google and several other websites for reviews, most were outdated and didnt have photos. the reviews were definitely not promising, so I was very worried, but hopeful.Ive attached some photos of our 1 bedroom apt.The Kahlo on YELP!its been a nice 3 months so far but I have absolutely no complaints! :)
They never Fixed anything. I had to call corporate to get them to fix my leaking roof. Then when i called and left my number in a message they would not call me but my husbands number instead. I would say my number in every message. They would still call his number. When we moved out we called and asked if we could drop the keys off on tuesday since our last day was sunday and they were closed monday for holiday and sunday. They charged us an extra $200 for the 2 days even though they approved it for additional used days...even though we were out of the apartment. When we questioned it they ignored us...Also our car was towed out of our parking spot even with our tage and cost us almost $300. they did not reimburse us or do anything to help out at all.

Wait about two or three weeks, I called them to ask them the situation and an update on getting it fixed and they send another AC window unit that is old and doesn’t work. Our home is at about 84° since were creeping up into the warmer weather and doesn’t go any lower. It’s been over a month since the AC has been completely out and they still have not come to fix it and refuse to answer when they are going to. One of the maintenance men even told us that he quit, because they refuse to spend money on anything and fix anything, and they begged him to come back. Everything they do is just a Band-Aid on a major issue and they don’t want to ACTUALLY fix it. The maintenance man said about four of us were having the exact same issue, ac needing to be REPLACED, but they haven’t done it.... still sitting in heat with no solution.
It’s an older but well maintained place. Their gym needs some attention as you can’t jog on the treadmill without it crudding out after a few steps or getting jerky on you so I wouldn’t try to jog on it (yes, I visited when it was super cold outside) other than that it was a good option for my brother when he relocated back to Texas. Decent place, no thugs or cholos running around. Just people doing their thing whatever it may be (work, school, both).
I recently moved here and I absolutely love this complex! The office is extremely diligent and on top of things. I called a few days ago with a leaking sink and I know normally I would have to put In a maintenance request but they sent someone over right away this gentleman fixed it he was super nice we spoke about the NBA and our families. I guess the point Im trying to get across is that here at the Fredd townhomes you are going to get personalized service and experience from a very hard working diligent office highly reccomend this place to anyone
I held a 6 month lease with the Fredd. After 4 months all the staff completely changed because it changed property ownership (Lincoln). With this new faculty change I immediately noticed a change for the worse.First off the staff in the leasing house (Kristen) has to be one of the slowest, poorly trained, inexperienced person working for apartments I have ever met. This girl was obviously not hired based on her intelligence. Her responses were always I dont know or Maybe my manager has that answer. What DID that bimbo know? Also, the manager was NEVER in office. Staff would say the manager was out to lunch. Hours later the manager is still not in the office and my phone calls were never returned. I also noticed upon lease renewal for another 6 months they leased me for 8! When I noticed this major problem I called it to their attention and basically turned me away and said that wasnt their problem anymore because the lease was already signed. These apartments are a headache to get out of once youre signed in. I would never recommend anyone moving in to deal with this kind of staff. The staff here isnt rude at all, theyre just plain idiots without any logical answers. I even tried to go a further step higher and contact the main companys management to get some answers but theyre just as bad. I will never again consider moving into an apartment owned by the Lincoln Property Company.
If I could give them 0 stars I would !These apartments are horrible from the office to the apartments to the parking lot.First of all the parking is first come first serve & you have to pay extra to park under the car port. If feel as though if I already pay a ridiculous amount for rent & ON TIME why is it that I cant have a simple parking spot for myself? My car was towed for parking under the car port because there were no other spaces available near my apartment, I had to pay $215 to get my car back from the tow yard who towed my car from my own apartment complex all because I didnt want to park miles away from my apartment & didnt pay them a extra $25 to park there. On top of all of that my car got broken into and of course they dont have cameras so they couldnt help catch who did it or replace anything that was stolen.I have been here 6 months & its been the worst 6 months of my life. Maintenance comes when they want to. They have all kinds of bugs that come in your apartments. They have a RAT infestation that they take lightly and damn there nothing about except try to close holes and set traps to try to take care of the problem & it doesnt stop them from coming in the apartment. My bf woke me up at 2am the other day because a rat was biting at the plastic on our bed frame trying to climb up into my bed. THIS IS RIDICULOUS & I never in my life ever had to deal with anything like this. Also a trap was put in a hole under the counter near the stove and not one or two BUT 7 RATS were found on the trap once the smell of them started to fill my entire apartment. Once I went to the office to have someone in maintenance remove them I was told because it was Saturday that probably no one would come in remove them from my apartment.The paint on the walls is always falling off. The flooring they use tears up the moment you move some furniture.The office staff communication is horrible. You tell or ask one of them something and it gets turned into a whole different story. I have had no problem paying the rent but all of a sudden their systems werent working properly so they wouldnt take my payment online from my card which cost me a extra $204.98, which I felt some of the charges could have been taken off due to the circumstances but of course they had excuses about why they couldnt remove the charges. When I brought it to the apartments attention that I would be breaking my lease one of the girls told the assistant manager that it was because I couldnt pay rent & that was never the reason. I will be breaking my lease ASAP ! I hate it here & wouldnt recommend these apartments to anybody !
Every apartment complex has the same issues of maintenance orders and pool closures... What most people fail to realize is exactly how large this place is and that they dont have a platoon of maintenance workers. My issues are handled in a reasonable amount of time if not as soon as I would like. The staff treat you about as well as you treat them. I have had few if any issues with them in the past and they have been very willing to compromise with me when a little short on rent
Rent is cheap but you get what you pay for.
I moved in the beginning of June. I like it here mainly because of the way the style is set up with the patio... There are some things that I find a bit over priced and needed paid attention to. Right now I live in a 2 bedroom one bath. I paid a total of 1374 in October . I was wondering why my rent had gotten so high and it was because I found out that our electricity and water and all that is “allocated” in the rent monthly. I was under the assumption that my electricity bill was through city public service and we got a bill in the mail. But that is not the case. There’s pros and cons to this set-up because when you have city public service and you’re not able to pay your electricity bill, you don’t have to pay it for like 2 months and still be fine. You will owe money, but you will still be fine. Now that my electricity is part of my rent I kind of have to pay it. It hit me like a ton of bricks. But the management was understandable I guess. Another con is rent flunctuates just like regular electricity bills. So this month I’ll pay 1300 and next month it could be 1400. (Or my rent could be 1200 hundred next month). On my lease my rent is 1069. Give 45 for water. 10 or a little more for garbage and sewage and all those fees. Maybe totaling 1080 without electricity. So imagine me using 200 to 300 dollars of electricity every month right now. Which doesn’t seem right, right? I’m guesstimating. But I look forward to the winter time because that’s when I should see a drop in my rent amount. Which it was. I saw 1100 for the month of November because it was cold and I didnt have to run my ac. The pros to this is I’ll never have to worry about my electricity getting cut off for nonpayment. It keeps me paid up. That’s about the only pro. The other problems I have with these apartments are the parking fee, late rent fees, mama roaches, the 25 dollar charge to pay online, hot water, and maintenance. The parking fee is only 25 dollars. But for the amount I pay to live here in a 2 bedroom 1 bath at almost 1400 a month, being mobility impaired, and in an apartment that the bathroom and rooms could use some upgrading, is ridiculous. I use to live in a 3 bedroom 2 bath apartment for 1050 a month and I was able to park anywhere I wanted for free. Well rent got higher though but still. These apartments are just down the street right across the street almost from those apartments. I shouldn’t have to pay to park right infront of my gate. My HOME! Parking should not be a luxury. I plan on being here for many more years and I would like to park infront of my gate without having to pay. I pay enough just to live here!! The problem with the mama roaches is almost scarce. Its not as bad as some reviews say it is. They normally come out mostly during summer. I haven’t seen any in the winter so far. Every apartment complex will have big water bugs. (Mama roaches). That’s just Texas. Even nice houses get them. When I first moved in, I was killing about 3 every other week. Now I’m barely killing 1 every 3 weeks. I’m grateful. There is however another bug I’m noticing a lot of. They are long little bugs. Kind of look like silverfish. (Silverfish is a bug not an actual fish) but it’s black. I was just sitting on my floor and one crawled on me. Then I went to the restroom on another day, and one was crawling close to my foot. But I barely see them anymore. About maintenance, they just take time to come fix things. Some times they don’t fix it right and have to come back. They usually get it right the second time. The hot water only works in the a.m around 8ish. If you don’t use it by the afternoon you won’t get any. I’ve been having problems with no hot water since I moved in. I have more things to say, but it only allows a limited amount of words. So I’ll probably make a second post.
Moved into my new apartment 2 weeks ago. Still have not been able to use my master bathroom shower or sink. Reported it on day 1 and only hear well look into it. Weve called multiple times, gone by the office, and put in work orders online.It is so full of the previous tenants nasty ass hair that theyre completely clogged. Bonus! When they cleaned up the place before we moved in (they had a month notice to get everything in order), they just painted over the obviously clogged drain instead of fixing it.Also dont even have the keys to our own laundry room or mailbox.
DO NOT MOVE HERE!!!!...This has been the absolute worst 4 months EVER. The staff is RUDE, the billing and accounting practices are shady...according to the statements that are sent monthly you may have a credit or an over payment, but the next month they will quickly tell you the credit was not really a credit and the over payment was not really an over payment....what the hell!!!!....they will tell you that they can not give you a detailed record of your utility usage because they own the power lines have you heard of such crap ... and it is almost impossible to get anything fixed, they are quick to give you excuse after excuse regarding repairs....you have to put things in writing, send photos, contact upper management at corporate in order to get simple things fixed....you pay for pest control but yet in still you still have cockroaches and ant infestations. They are supposed to change the air filter in the units monthly....well lets just say mines had not been changed in several months until did myself. Save yourself the aggravation and irritation....there are better places charging the same money in rent with better customer services, better and accurate billing and accounting practices, and reliable and attentive maintenance.
Moving here was the worst mistake ever! I have never seen a rodent in my entire life, until I moved here. The management is very unresponsive and they dont care repairs or anything in that nature. If you need something done you might as well do it yourself or else its not happening! If moving to this apartment complex is your last resort, Please be sure to fully inspect whatever apartment you get inside and out!# Lesson Learned#
The Freed Apt is the worst place I ever lived and i ever dealt with. They make u sign 100 pages and take all ur account information, very soon you will see some financial fraud susceptibly comes on ur account. You dont even know how the Mgmts are unprofessionally worst players until ur time to leave comes...when i leave, everything was cleaned n in place..paid all what is due..before they take the key they checked out the cleaness and all other stuff and was all alright...didnt return my deposit . .instead they begin to send a nonstop Bills for continous months by the name of past Bills not paid..Now u are helpless...continued to send u nonstop bills by intimidating u to report on ur credits...if u dont pay all fake bill they will screw up ur good pubic records..Better to live in shelter than ending up in such an immoral brutal worst unethical buzz players......> end up with mess...
Talked with some of the residents and was informed about the Rat/mice problem. But that’s not the worst, multiple people have also had their vehicles broken into, the maintaince shed was also broken into (that’s why the bored is up) and someone’s apartment just got broken into in the middle of the day! Wow! No thanks I’m going else were with my hard earned money.
DO NOT MOVE HERE. Management is a nightmare. Especially blonde woman. She is a lying, manipulative, #@$!%. They tell you one thing and another happens, hidden fees come out of nowhere. Noisy and unclean environment. Unorganized and unprofessional beyond belief. The lack of customer service is ridiculous. We are unfortunately stuck here through our lease but there is NO CHANCE we will be renewing unless new management takes over. Take the warning, LOOK ELSEWHERE!
Absolutley horrible!!!!!!! do not live there unless you want to be shot. you are not safe. bad people everywhere and I found a dead body outside my apartment after Christmas. very terrifying for me. they are very horrible when it comes to fixing things it takes months. employees are very rude! they do not care about you! rent goes up every year even if you are a long term resident... will make you pay extra fees on top of bills that they dont tell you about. also made me pay a pet fee on a visiting pet when they told me visiting pets were allowed. then told me after I was charged that they werent

Love my place! Had a hot water issue but that has since been fixed. Dont understand these bad reviews I have never had an issue with the office I get my stuff fixed in a timely manor. I just renewed my lease for another year & I plan to stay until I buy a house. I have never seen any hidden fees on any of my bills. No dead body at this place after xmas made a trip to SAPD no info located. I support the hard work this group has done!
Love my place, that said.. Not sure why people see/ have rodent issues.Never have seen any in mine!Sometimes one dirty neighbor can ruin it. My townhome is homie and just right, quiet &clean. First moved in there was lack of proper information and communication. One persons fault, isnt entire property, the mananger took care for me.Although some improvements can be made to interior, Im satisfied. Maintenance has ALWAYS come quickly, and politlely. I would recommend this complex, Im a walking billboard for them lol.I would like to stay and rent 1 bed room. My only negative star, is going through process again when Im a faithful paying tennant. (Have roommate) We both want own place. Would hate to keep looking elsewhere when Im very comfortable, happy here oh and safe!!!! I pay attention to reviews in evetyplace I go.
I just got back into town went to Lubbock to see family. I was under the impression that the exterminator would be here this past week. I paid a dog sitter to be here every morning so we wouldnt miss them. I know crystal really wanted this problem taken care of. So do I. last night it was like a war zone in my apartment I put that foam under the rotten door and I guess it trapped all the mice inside and my dogs were insane for about 41/2 hours until i cought all the mice that were trapped inside. so the door is where their entrance is. I spoke with code compliance yesterday cuz i have pulled all of my letters all my phone calls repeatedly asking for a new door and Im really not sure why I sit here and pay the same as everyone else and when maintenance does come my things are broken without even an apology. I cant tell you how upset infuriated is more like it that I am. i gave spent the last 24 hours compiling every request every time its been ignored and the blatant disregard for my health and well being after 8 years you would think we would have some type of loyalty to insure the ones that made it their permanent home were taken care of. obviously thats not the case. even my renewal letter was given to the wrong apartment. I have been thru hell and back at this complex dodging bullets when it was section 8 to taking in 2 small girls for 3 months thats parents were taken into custody. I maintain my common area my apartment has been crashed into not once but twice. Had a dead tree fall in a storm almost hitting my father I had salmonella poisoning and sick from a rat that I was forced to live with and I willingly went to market value on my rent so that upgrades that we had been promised would actually be done i am sick of my house smelling like rat urine. if yall would have fixed the door two years ago I wouldnt have such an issue with them. I have taken Tues wed and thurs off to go sit at the home office of Lincoln properties until something is done. especially about my broken valuable and sentimental things. I hope you are alk Happy with your lack of compassion for someone elses wellbeing. you guys finally pushed me to move when I didnt have any intention do to the nature of my 14 yr old dog is suffering from a new surrounding will probably kill him but i have no other choice you guys left me no choice. so here is my notice of intent to vacate this unit do to unlivable conditions steming from the amount of rodents and the safety/health hazard it causes. I want reimbursed for the item that ur guy broke he was careless and ginger knew it was a difficult unit to maintain cuz the thing fell and hit her on the head exactly the way it happened to this gentleman. I dont think any of you have a clue how unhappy people are that live here are especially a long term resident that is more disappointed in the owner and of Lincoln property but hopefully I will be able to get this message out to enough people that someone will stop the way others make them live as those others go home to their house or apartment that isnt disgusting. ¡Do Not MOVE HERE!!!! bad apartments the service of bad administration, do not attend any repair. The apartments are very old and is full of cockroaches they do not fumigate when done them the report. and very very expensive and bad ...I have pictures of everything they are very old 😡😡😡😡😡. and the pool is always dirty......the manager is arrogant enclusive everyone who works here, these apartments are the worst in san antonio tx, unfortunately we are here fulfilling the contract but once it expires we would leave from here.

Disgusting, moved in and was told they replaced the carpets came in and found playdough all over the place and there was roaches everywhere! Cant wait to move OUT!

The most useless group of individuals i ever dealt with been waiting on a simple yes or no quest for a week I call every day and they tell me they will call me later in the day to let me know the answer they did this 7 times in a row.
