Stayed here for a year, great place and the manager was very nice and pretty easy to reach. They also didnt try to take our whole deposit when we moved out and I really appreciate that.

I’ve been here for about a year and a half & I love the area . The manager Alma is very helpful, especially during the pandemic they have went above and beyond for the tenants. I will be renewing my lease for another year . Some of the cabinets and counters are out dated but besides that I love my little place . - Sarah .

One of the things i miss the most about living in sac! I miss the great office staff Alma was always there for any issues i had even if it was after hours she got back to me . Not sure wat happened to the maintenance guy joe but he is missed . But alma does a great job making sure all my work requests were met regardless, the confluence stayed really clean and maintained.

I Love Alma to death she goes over and beyond her duties to help every resident and she makes sure the property is clean and safe

I have just signed for another year lease! The confluence apartments are quiet, clean and comfortable. The neighborhood is calm and is close to shopping. Just a walk away.Management is responsive, attentive and helpful . Maintenance performs work in a timely manner and is always available.I look forward to another year with the confluence apartments........This is a great place to live....I recommend that the confluence apartments be a place to check out...

I have lived here for quite sometime. As with any apartment complex, it does have its fair share of nice to haves.In my experience the management is promptly addressing concerns relating to broken washer/dyers, mailboxes, old cars, and overall security of the property.I even got a direct phone to let me know my concerns are being addressed!

I have lived in quite a few different apartments in my lifetime and I can honestly say that I have had the best experience living here since Ive moved in last year. Everyone that works here including maintenance and the office management have been nothing but respectful and tending to any concerns. Especially Joe, who is always there any time he is needed we appreciate him so much. This place is clean, spacious, quite, I havent had any problem or issue that never was taken care of right away. I hope to call this my home for as long as I can.

Horrible management.Multiple issues with all kinds of different things.Laundry facilities are constantly dirty, broken, or full.In 3 months only four dryers have been working throughout the property.Management is rude dismissive and disrespectful.Single trash area that is constantly broken, overflowing and neglected.I checked for my mail today and 13 mail boxes have been pried open and left open for the last 3 days.I have seen large tree branches fall in the area where kids play, cars park and blocking walkways.In a time of uncertainty where people want to feel safe this is probably the last place you would want to live.If I could give less than 1 star review I would.Apartments are easy to find but security, safety and happiness is worth the time to look elsewhere.

Great location! Peaceful neighborhood, clean surroundings! Highly recommended! Professional maintenance person fixed problems in my apartment twice already finished in less than 20 min kudos to Dustin! I like how he explained things clearly. We need more staff like that

Moved here from out of state and signed lease before even seeing the place. We are very pleased with the apartment and the community. The staff is very helpful and very friendly and are going over and beyond to make this a great place to live. My wife and children and I love it here and are very happy we chose The Confluence as our new home. We would highly recommend it for anyone looking for a great place

Apartments are in great location.Maintenance person is extremely friendly and available in any emergency situation.Even in these times Dustin showed up immediately and have things fixed in under 10 minutes..

Had to have my apartment bombed because the unit had roaches for an unknown reason and I was told to leave for four hours. That’s reasonable, so I did that. Came back to find my door had been unlocked the whole time. I do not recommend this place at all. I have also been waiting for repairs since before quarantine that’s have yet to happen. For your mental health choose a different place live. I’d give zero stars if possible.

Apartments are amazing. The maintenance guy Dustin is excellent. Had everything fixed and at my door less than 10 minutes. Even through these hard times he still showed up and got the job done.

I seen the apartments driving by fell in love with the color and the art also management was on it, Christina was so friendly, knowledgeable && super professional!The apartments are very clean, maintenance is on point! All new appliances, new hard wood floors but even have carpet in the rooms! Happy happy resident!

As a future resident my experience with the management team were very welcoming, thoughtful, considering, and very nice. They listen to my needs and help decide the best option for me. I really appreciate their time and effort. Cannot wait to move in if possible.

Its a comfortable apartment complex, very friendly and family oriented. They have really turned out these apartments since they took over. They have made many arrangements and we are pleased with final results.

Apartment is very nice and in good community. But the leasing office people are not very responsive and rude sometimes. Very poor experience with the leasing office manager. Almost 2 months after moving out of the apartment and still didnt receive any updates on security deposit, called them every week for the update they have same answer that it is under process.

Currently live in these fabulous Gated Apartments and I could say I feel completely SAFE!! Ive left my door unlocked at night with no problems. You must see the NEW beautiful pool and pool area, they have a large stainless steal Gas BBQ grill for the resedents to use WHICH MAKES FAMILY DAYS EVEN BETTER. The WHOLE PLACE is BRAND SPANKING NEW and beautifully designed with a hand painted mural To catch your attention I mean how much better could it get????

I became a resident at The Confluence recently.I can not find words to describe how thankful i am to the management! The leasing is best!!!Miss Christina was sooo friendly,professional and so patient with me.And the apartment looks gorgeous, i got the upgraded one,i am just in love with it.Very very happy and highly recommend this place!!!

These apartments are so old....lot of issues.and management never resolves anything on time ..the response very rude.The rates are also increased drastically...there are no washer and dryer which forces us to use community laundry room. Where you have to load money on your card and last 4 months the money loading machine didnt work for almost 2 months ....so you cant even use on site laundry which forced me to go out..If there is a issue it never resolved to the benefit of resident....management doesnt even have courtesy to speak nicely...always rude and harsh for any question..Better find some other place as the rents are also very high..you can find better place.

Staff is excellent, building is full of quality people and has excellent events to make the residents happy.

They are so comfortable and roomy. I feel so at home and I feel like I could just raise a family and be here for a long time its also very well maintained and beautiful.

I have always loved living here, you really can’t beat the location and price! Highly recommend this place

What a dump. Do not believe apt description. Trash is overflowing, new porches give NO privacy, no fitness center, total of 10 washer/dryers for over 160 units, horrible parking rules, rude management, .... Just drive by and judge for yourself. Dont waste your hard earned money living here. There are other nicer apartments with more bang for your buck

Alma and Priscilla are very nice and made us feel welcomed when we first moved in a year ago..Apartments are very nice and the tennets are pretty quiet and keep to themselves. I would reccommend The Confluence Apts to anyone who wants a quiet drama free homing feeling atmosphere. Most of the apartments are renovated we live in one that is not remodeled and we love it...The Manager Alma gives out awesome move in deals also...willing to work with you as long as you dont have evictions... Place is terrible on the inside. Infested with roaches and they don’t have a contract with any pest control company. Trash is always overflowing and the management is horrible.

I lived here for just over three years and for the first year and a half it was fine, but the place really fell apart when it was purchased by Ferguson and Brewer LLC out of Paradise, CA and they replaced the management and made other changes for the worse.Almost immediately upon the purchase of the complex by Ferguson and Brewer the place started going downhill. Nasty notices started appearing on everyones doors demanding entrance to our units for various reasons. After having management only come in once or twice a year in the past, it was disturbing to see notices practically every month for random reasons which appeared more as an excuse to spy on tenants rather than a legitimate reason to enter.Additionally, unlike the previous management, Ferguson and Brewer could not be bothered to have a manager live on site. They claimed that a part-time maintenance man lived on site, but no management presence was apparent after 5:00 pm and residents were told to call the corporate if anything happened after hours... personally, I would recommend calling 911.With no management around, what was supposed to be a gated community became nearly completely open on evenings and weekends as gates were continually propped open and gate locks were twisted so they did not work.And when management was around they didnt actually provide any customer service. The first thing Ferguson and Brewer did was to cut office hours down to 9:00 to 5:00 Monday - Friday. Initially they didnt even have Saturday hours. Eventually they put a sign up that stated the office was open until noon on Saturdays, although I defy anyone to go by past 11:30 and find the office open. Clearly the office hours were designed so they could avoid dealing with any residents who had professional jobs.After letting a UPS package be taken by someone to whom it did not belong, the office decided that the solution was to quit accepting packages for residents. My suggestion that a better solution would be for the management to learn to recognize residents was greeted with disdain and, three months later, a $25 increase in my monthly rent.New management also was unable to keep the property maintained to the same standards as in the past. When the parking lot gate got stuck open it took nearly two weeks to get it fixed and when the normal Sacramento storms knocked down branches and covered the ground with leaves, simple landscaping cleanup that would have taken a day or two in the past took a week and a half to get done.Clearly Ferguson and Brewer is more concerned about pocketing every penny it can from its residents rather than providing quality service which brings me to my final point....Upon moving out, I cleaned and vacuumed the place, but when I received my security deposit back, it was minus a $65 fee for carpet steam cleaning. California state law clearly states that landlords cannot charge for normal wear and tear, and I did not leave the apartment any worse than I left it. However, when I called Ferguson and Brewer in Paradise, CA, I was told that it was a cleaning fee because I had brought the dirt into the apartment. If I still lived in the Sacramento area, I would very seriously consider filing a claim in court to protest this outrageous action. However, since I am no longer even in the same state, all I can do is encourage anyone to think twice about living in a property owned by this company and to take appropriate action if you believe they have improperly withheld your money.
