Had to pay a 100$ “Refundable” holding fee separate from the 50$ application fee to apply for an apartment here last week. Fast forward to today, Tuesday (Monday was Labor Day) I was called and told I was approved for the apartment. I decided to go with a different place so I turned it down. I asked what I needed to do to collect my 100$ holding deposit, Apparently I I’m not being issued a refund now because I was approved and am not taking the place. I can see why this place has so many terrible reviews. So glad I didn’t move in here. Super shady business practices beware when applying here!

Whew, I definitely could write a novel on how incompetent, unprofessional, and undesirable these apartments are. For starters, hire more knowledgeable people in the office - for my whole living duration Brian, Ashley, and many others knew little to nothing when it came to resolution involving the unit. My walk in list was lengthy - broken screen, chipped paint, dish washer not working to say the least. Unit also had a rodent issue which took months on end to get under control, residence was always experiencing auto break ins, it wasnt safe to park on property in the spot you pay $30 a month for, nor outside on the street. If you were to call the maintenance for an after hours emergency he would let the phone ring and ring and his voicemail box would be so full you couldnt leave a voicemail. The wash rooms were dirty, multiple washers were always experiencing issues. Do not move here whatsoever

Lindsey is incompetent. She did not give proper instructions about when to return the keys and tried to charge me extra for late return of keys. After speaking to the manager it was resolved. Please hire more experienced representatives or train them better.

Please do something about the staff member named Brian. He alone contributed to half the negative experience I had over here. If you dont want to lose your customers you have to hire a new agent instead.- Very rude on the phone when I asked him about why my work order was being delayed. He also disconnected the call while I was still talking.- When we asked him to about offers to renew our lease he just said there arent any at the moment. But after speaking to the manager and Ashley we found out there were multiple benefits and offers for renewing our lease. It seemed like he almost wanted us to get out of here.- I was supposed to pay the money order for rent by 8:00 am to avoid late fee but I was late by literally 3 mins. I handed over the money order at 8:03 am even though I arrived at 7:55am. There was no one in leasing office untill 8:03 am and Brian showed up. Inspite of it not being my fault and it being 3 mins late, he proceeded to charge me $75 late fee.I am sorry everything else was a good experience here but I will not renew my lease solely because of staff members like him.

Cozy, quiet, and neighbors with x-ray vision. Jk😅Its a CSUS community so it is easy to find a tutor if you need special attention on any ac academic subject.

Lately there have been an extreme amount of car break ins. All of my housemates have gotten their car broken into, more than once. My friend who was visiting also got his catalytic converter stolen. The apartment management does nothing to solve this and even tells you to go call the security company by yourself because they cant be bothered to heighten their personal security. Also, the homeless have literally set up a community right next to the tennis courts. They also raid the trashcans every day. I feel so unsafe living here that I’m seriously considering breaking the lease to leave.

Been here since February. It’s pretty quiet for being near Sac State. However, in the 2 months I’ve been here I’ve never seen security and my husbands car was broken into. We’ve had a problem with the stove and made a work order and they never came. People never stop at stop signs and come in through the exit gate. I’ve reported it a couple times and the office said there’s nothing they can do. I see homeless people going through the dumpsters daily and when reported they office again says they can’t do anything.

The apartment I moved into was pretty nice. Minimal issues that were quickly fixed. Gardeners can be a problem if you live on the first floor because they always use the leaf blower and end up blowing all the dirt and leaves onto your patio. Parking is pretty bad and they dont enforce their own rules. Ive seen cars parked in the same spot w.o. moving once for up to 4 months. Office staff is ridiculously unresponsive. They rarely pick up the phone and never get back to you or your emails. Even if you speak to them in person about an issue, theyll do absolutely nothing about it. The laundry room has only 3/5 working machines (there are multiple laundry rooms tho) and its been several years since the other 2 stopped working and theyve never bothered to fix or replace the machines. Even when the room floods (which is often). Cars get broken into pretty often and security is a joke. Overall, this place is a compromise if youre a Sac State student BC its so close to the campus. However, if you need assistance from the staff, good luck.

Ive been living here for almost a year now and I just renewed my lease. I live in a 2 bedroom 2 bath renovated apartment that has me very pleased. I feel safe and I see myself staying here until my college career is over.

I lived here for almost four years and it certainly had its pros and cons.The location was nice because I attend Sacramento State which is very close. It is well within range to walk or bike but I decided to drive every day since it worked better with my schedule. The only time I had to deal with traffic was in the mornings which could take 45 minutes if my classes were around 9:00. It is also directly across from the American River trail which made it easy to go running or take a walk to the river. Another benefit is that it is close to a shopping center with a Taco Bell and 7/11 open super late. My apartment was along La Riviera which allowed easy access to pickup or parking.On the other hand the location has some negatives, mostly due to how close it is to the river I believe. The worst of these was how many homeless there were everywhere. It seemed like every time I went to Taco Bell Id have people begging me for change and its always the same ones. There is also a lot of traffic noise from the freeway and Howe Avenue all the time even when inside the apartments. This is easy to get used to quickly though but is weird at the beginning and after leaving. My apartment was along La Riviera as well which had the occasional motorcycle or loud car driving by.As for living here it wasnt bad. The management seems relatively relaxed and I never had a single issue with them being too uptight about anything. The only time they seemed to care was if you didnt pay rent on time which I made sure to keep up on. The location of my apartment made it a bit of a walk to take the trash out or get the mail but I dont think they could change that. They did have security at the gate at night but they changed through a couple companies which changed how good or bad they were. At one point a guard gave out the gate code to one of my friends while they were waiting to pick me up which made me realize they were more there for looks. The staff in the office has never done anything rude to me but they did seem to get less nice as I lived there but only because staff was being replaced. The maintenance staff were all nice but sometimes didnt seem to know what they were doing or just didnt care to do it right. Luckily Im very mechanically inclined and ended up doing everything I could on my own and only asked them to fix things I couldnt. The apartment itself was decent, not nice but not bad. I was in a non upgraded single bedroom apartment though so that may have been the reason. The appliances are old but work. I had issues with the refrigerator and dishwasher leaking at times but was told it was just on the wrong setting. There isnt much counter space which made cooking larger meals difficult but it didnt matter most of the time. The upstairs apartment is very spacious for its size with vaulted ceilings. The walk-in closet is very nice and had plenty of room for everything. In addition to this there are two other closets and a storage room on the balcony so I never had issues with storing things. The rent increased yearly and there was a yearly inspection but once you expect those it gets easy to deal with. The final thing worth mentioning and the reason I moved out has to do with the shared laundry rooms. The laundry rooms are shared and use a key to get into them and I didnt have any issues with this until my last couple weeks living there. Because of my schedule I would leave my laundry in the dryer from around 12am to 5am since I had to be up early and that was the time where it was the most empty. Soon before I moved I had two times in a week where I had full loads of laundry stolen which caused me to not trust using the laundry rooms anymore. I reported it but the staff couldnt do much about it and renters insurance charges too much to refund.I ended paying the fee to break lease and left the following month. I made sure to clean the place up as well but didnt have time to go in on the inspection and didnt receive a cent of my deposit back but I didnt care anymore and was just thankful to be out of there.

I have lived here going on 2 years now. Youll call the offices and never get a call back,even if it has something to do with something as important as re-signing the lease. They very very rarely answer phonecalls and the office seems to not often be open on time. I have had issues with multiple things in the apartment that have never gotten properly fixed or taken care of,like the drain in the bathtub, so want to take a bath? Better buy your own drain stopper because theyll toss something in that doesnt work,say theyll come back with the proper part and youll never see them again until you complain about it not being fixed, and theyll fix it again and itll still be the same issue. No such thing as security here, except your cars to be broken into at some point. And if theres an after hours problem good luck getting ahold of anyone who is supposed to do anything. People dont stop at stopsigns and drive in the exit gate causing potential danger to other people, the office is well aware of those issues but says nothing can be done about it. It gets two stars from me at least because the manager Monica is wonderful and helpful. And the community overall is fairly quiet for being right by the college. Not too many people are too roudy. Homeless people do daily make their way into the complex and are most often found digging through the garbage. The apartments are very poorly lit so expect to buy a bunch of extra lamps when you move in. Were in the 2nd floor and have no overhead lighting in the entryway,livingroom area or bedroom. The kitchen shared with the dining area and bathroom is all that has lights. If you move here all I have to say is good luck and expect a lot of frustration.Edit: the new girl in the office, Lindsey they hired on recently is absolutely wonderful and realiable. If she says she is going to ask a question and get back to you she will. And every time I have tried to call she has answered the phone. I am entirely thankful for her!

Crime rate horrible. No security and what cameras they claim to have dont work!! Apartments get robbed and cars get broken into. I personally no somone who lost everything to a robbery. Front office staff could care less and very rude! The price of the Rent goes up but your safety and peace of mind dont matter to this company. Do not rent from here unless you want to lose everything you work hard for!

So awful. My lease ended in June, and this place is not worth the hassle. Today, was the icing on the cake. The office staff is so terrible. Like how hard is it to have good customer service? Dont yell at me. I had a package delivered there on accident. Let me just say that again, it was an accident. I had my mail forwarded, but obviously something else happened. Im going to tell you exactly what good customer service is step by step - 1) listen 2) show empathy, or sympathize. 3) agree on a solution 4) follow up/through. I literally learned that at a fast food restaurant ladies and gents. Not to mention, when you use customer service the right way....guess what, people will be your customer for a long time. Obviously, this isnt something that is important to Rivercrest. Hence, why my roommates and I moved out. Ya know, they say for every bad experience a person tells 10 people. Trust me, Ive told more than that about Rivercrest being a waste of money/time. Im hopeful that anyone that reads this review takes me seriously. Dont do it.

This place is a joke. Front office workers are unproductive. Ive lived here for longer than a year and the bridge has been broken the whole time. Can charge 1200 for a 1 bedroom but cant keep up the facilities????

Ive been living at Rivercrest for about 7 months and there hasnt been anything negative about the complex. Sufficient parking, security. All the good stuff. The apartment is in really great condition and if maintenence is needed all you need to do is schedule an appointment and it will be fixed in no time.So far the only issue I have had is them misplacing a check but they found it and apopogized for the inconvinience.Overall the Customer service is great!!

I have been a loyal recedent for 2 years and i forgot to pay my apartment bill once and they charged me $75 for it. What a shame. If you appriciate and want to keep your recedents you should work it out with them. Ridiculous late fee. Lower to 25 or no fee for the first time. 75 is too much and she said she has no control over it. Yeah right. I am so glad we are moving out this month.

I dont live here (yet). Im apartment hunting from Texas. however my reason to move here would be is managment responds quickly to my emails and provides so much help. She even assisted me with other apartments, gave phone numbers as well, that may have short term leases. Exceptional customer service! Thanks lady.

They never fixed a thing right in the 4 years I lived there. I gave up after a while and just started fixing things my self. Once they even claimed to have fixed our kitchen drawers by placing the door on there without any glue or anything; they literally just placed it back on and called it a fix. Never replaced our stove nor our fridge.
