So glad Cortland acquired this property! The company is investing a lot to upgrade the units and the grounds. And the staff is very friendly and helpful.The location has always been great, and these older buildings have thick walls that really muffle noise from adjacent units. It’s a good place to live! Looking forward to all the upcoming improvements.
I just moved to Raleigh, and I absolutely love it. Cortland staff has been nothing but kind and thorough and made the process of moving in very smooth. I love my apartment and the large windows it has. I highly recommend this complex!
There was a lack of communication from the very beginning. We were not able to see the apartment prior to moving in. We were told it was due to the apartment being renovated to come into an apartment that has not been cleaned, bugs throughout the apartment and several issues with the lighting, plumbing, washer and dryer. We told our leasing office the first day we got our keys about these issues as well as put in a maintenance request and no one has come to fix anything.
To start off on my move in day there was still construction workers putting all of the appliances in the apartment (I had been approved for the apartment for over 2 months) and they were still painting the majority of the apartment. The people at Cortland told me they would be done by 3pm and they still required me to give them my check on move in day like nothing was unusual. They then told me they would be done at 8pm, and gave me a 100 visa card for the inconvenience. The next day they called me to let me know that the construction workers still needed to do minor adjustments, but they were there until 6pm that day. Even after they were done the dishwasher was not attached, multiple drawers werent attached, multiples doors and drawers had wet paint on them, the closet bars were not attached, and the apartment hadnt been cleaned at all. I called them and they agreed to fix the above issues before the weekend and to take the last two days off rent. Once I moved in the apartment I realized that the apartment still had not been cleaned, two electric outlets didnt work, the paint smelled musty, the tub drain was broken, one of the closet bars was still not attached, and the washer would not fill up with water. Im currently working on getting these fixed (which has not been a speedy proccess so far). The only reason Im giving 2 stars instead of one is because the apartment does look nice and is new. Avoid moving here if you dont like headaches.
Love seeing all the changes coming to the neighborhood! Lindsey is always SO helpful and I always see her out and about around the community instead of just sitting in her office all the time like some managers do.
This is my husband and Is first apartment together and we could not be happier with our experience. The leasing process was a breeze, and we were even upgraded to a nicer unit when the original unit was found to be in need of repairs due to the previous tenant. We have laminate floors, vaulted ceilings, great appliances, a beautiful white kitchen, and the cutest little breakfast nook. The new managements leasing staff is kind, transparent, and readily available to answer all of our many questions. Maintenance requests are handled faster than Ive ever had before, and the guys are awesome. The pool and gym are great to have, and besides a busy side street it is a quiet and safe community. Always enough parking, and we love the all the trees on the property. Close to NCSU, bowling, rock climbing, restaurants, hospitals, Harris Teeter, parks, lakes, etc. We love it here!
We have lived at 2 Cortland properties so far - one great, one not so great lol. And we were looking at a new Cortland property, that had lower rates.So on Wed, Aug 4 we reached out to Cortland Olde Raleigh for a tour the next day. We made an appointment for 4:30pm, and a lady in the office told us about a 2bed/2bath apt that would be available in Jan for less than $1300 (cheap for Raleigh!). So we were excited. Yes, this is a super far out timeline but it wouldve worked for us.The next day, Thurs, Aug 5 we rush out of work to meet the staff for our tour. Note that no one has called us or talked to us since the previous day. So we arrive at 4:30pm, only to be told they JUST started remodeling the model apartment THAT DAY. And so we would not be going on a tour lol. AND, that apartment available in 2022 - staff no longer had any idea when it would be available as now they were going to renovate that unit - again, they just found this out the same day (Thurs)...Staff apologized, but it would have been nice to receive a phone call (hell even an email) cancelling our tour.Maybe this was a corporate decision, but man - rushed out of work and fought traffic in respect of staffs time. Where was the communication?
So, so impressed since Cortland took over this community!! I have lived here for over 3 years and what a difference!! Totally different vibe and in the best way possible. The communication is great, they do all kinds of fun events (digitally & grab-n-go things) and have been very thorough through the transition. Lindsey is so great and helpful.
Ive been here 2 years, and I will admit BEFORE Cortland took over, these apartments weren’t the best BUT new management and new owners have made a huge difference. Reviews before 2021 are basically irrelevant. Lindsey the PM is AWESOME! Super helpful and always willing to chat and listen. Completely opposite of the management from when I first moved in. I really love my building and my neighbors. The pool, dog park, and gym are great. I walk my dog and feel safe in the complex, even at night. It’s a great place to live and in walking distance to lots of restaurants, grocery stores, and bars 😁😁
I’ve lived in this complex for many years and have been through multiple owners. I’ve not met the new management team in person bit have spoken to Lindsey on the phone. She’s been pleasant, easy to chat with and responsive to questions.The Cortland team seems to really want to make an imprint on the community. They keep you informed of possible storm problems. They’ve started virtual events that appear to be fun.
I’ve lived here for a year and have enjoyed every minute. The price for a 2 bed room is relatively unbeatable compared to those surrounding apartments. The renovated units here are a bang for the buck in my opinion.The grounds are well kept, the maintenance responds quick, the tenants are kind, I never have a hard time finding parking, it’s pet friendly, the amenities are nice, and most important to me ITS QUIET. I never hear my neighbors and I don’t hear street noise when my windows and doors are shut.The community was just bought by another company and they’re apparently going to be making lots of updates which I’m excited to see how that goes.I like it here so much that I’m even thinking about moving to a different unit in the complex that’s a little bigger. I recommend this community, and I’m picky! Haha

I have lived at Old Raleigh for 2 Years and have loved it! Its in the best location in Raleigh. If you enjoy the outdoors its close to Umstead Park and the art museum. The maintenance staff is also so sweet and responsive.
My wife and I have lived here several years and have really enjoyed the apartment and the community. The staff has been very accommodative, especially with the new ownership and management team.When the HVAC unit was malfunctioning recently, Daryn Wilkins the maintenance manager was quick to respond, even on the weekend. And when it needed replacement, he had the contractor here promptly and replaced the unit.Living here has allowed us to enjoy retirement and the beach more without the concerns of home ownership here.
I love this clean and cosy apartment. The staffs are very nice and kind. The landscape is very pretty with cherry blossom in spring. Very convenient location.
My sister and I scheduled an appointment on April 3rd at noon to see an apartment. When we got there, we were not greeted by Laura the leasing agent. She immediately told us, the complex is under new management and didn’t have any available apartments. We told her someone could have contacted us and the website showed there are apartments available. She said that we didn’t list our move-in dates, but the appointment didn’t specify desired move in dates for us to select. She mentioned that she had 10 more appointments today which didn’t make sense if they had nothing available to rent! She was extremely rude and kept making excusing like it was our fault that we showed up to a confirmed scheduled appointment. I called the office after we left to leave a message for the property manager Lindsey and no one picked up.
The team at olde raleigh is absolutely amazing! The listen and take care of requests and make you feel welcome. The area is great too. I am close to parks and shopping and so close to downtown. Great place!
Great place to live the community is quiet clean and maintenance is right on time when you need them. The apartments are beautiful I have a newly renovated 1 an I was impressed as soon as I walked in. The front office is very helpful and polite an I don’t plan on leaving anytime soon.
I would not recommend living here. My roommate and I put in several maintenance requests that took weeks for them to attend to. The staff never know what is going on and are rarely able to attend to or answer any questions. They also hardly ever answer the phone when we call. We also have a terrible cockroach problem, which they apparently “fixed” and said wasn’t an issue yet we still have them. Along with several other things that have happened, I just wouldn’t recommend.
A great place to call HOME, The entire staff always greet you with a smile and very helpful to our needs, and are quick to attend to my problems that arise.

Have been here for 5 months. Emails go unanswered. Requested maint because I had ants. They closed the workorder as complete yet no one came over and still had problem. Had to resolve myself. I inquired about closing the work order when nothing was done. Still waiting for an answer. Had previously emailed about other subjects and have never received a reply. New Owners? Started by trimming up trees but left a big pile in a parking space. It’s been there for at least a month. What can I say. I got a text from them asking me to write a review (but I can’t get a response to my email).
Office staff is friendly and efficient.Maintenance is fast to respond, friendly and thorough.
Be careful- I was a prospective applicant looking for a one bedroom, but it looks like they have a bed bug addendum in the lease. Big red flag. The staff was nice over the phone, but their renovated model is over $1100, which is a bit much for my budget.
This property is very well maintained and Maintenance (Jarred) is really nice and helpful. I had to put in a work order for My Air Conditioning, and My family was coming into town the next day. He worked very quickly to get my AC fixed in a timely manner. Thanks again
Very awful! not yet even moved there, we had an appointment today, we arrived the lady in charge was not even aware of out appointment, was not able to connect to her system, and no idea. Seems like they are a new company and someone else or a third party is doing things for them that they are not aware of it. My wife and I were so disappointed, taken her from work to take a look, and she even hardly was apologetic because of our time.

Worst apartment complex I have ever lived at. They always tell you we will call you back Not once have I received a call back. They take forever to respond to work orders and when they do come, usually what you needed fixed never actually gets fixed- they put a band aid on it. Our fridge broke about 6-7 months ago and we put in about 4-5 work orders, it continually broke after they fixed it each time and FINALLY they got us a new one. But by that time I had to throw over $100 worth of food out. When I asked to be reimbursed I got the run around and NEVER received a call back. I called every day for a week and never got my money back or even a credit towards my rent. SPEAKING OF, they waited 3 days to tell me that my payment never went through for rent last month, I immediately switched the account and paid rent when I got the alert but by that time my payment was late- so they charged me a $25 late fee during a pandemic. When I called and told them what happened they said they would take care of it. Guess what didnt get taken care of?GO SOMEWHERE ELSE! This is the worst run apartment complex I have ever lived in. They want nothing but your money and love to waste your time.

Until recently my only complaint was that the dog park fence makes it pretty much unusable, small dogs can slip right through and even my large has gotten excited and forced her way through the fence, but now I’m on my third week of not having access to my mailbox because maintenance accidentally switched my lock instead of the one for next door. They also closed out my first two work request without giving me keys to the new lock so now I’m on request number three.Pros: I don’t really hear sounds from the person above me and I’ve never had a reason to feel unsafe when taking my dog out in the middle of the nightA cheap apartment might be okay here but with things the way they currently are, I definitely wouldn’t pay for a pricey one
I have loved my experience at Olde Raleigh Apartments so far! Hannah in the front office is outstanding. Maintenance responds to requests quickly and are very polite. Would recommend this property to others looking to rent!
We are in a 2 bedroom unit in bldg 4113. I dont think it is considered a renovated unit but I think it is in great condition for the price point. I absolutely love the layout of these apartments. Neighbors are friendly and noise is minimal. I toured seven communities in the area and ended up back at the very first one I toured (Olde Raleigh!) Staff is friendly and competent. Havent had to put in any maintenance requests yet, but I have interacted with some of the team and they are very kind. At this rate, Ill be renewing until I have a down payment saved.
Super excited to be moving here! Mark is the best! I’m moving from California and cannot come and see the apartment so I repeatedly called Mark with questions and he never got irritated with me. Thank you for making this stressful situation so easy! I can’t wait to meet you!
The place is great. Landscaping and property are beautiful. Staff are very accommodating. The maintenance team is outstanding!! They are the primary reason I renewed my lease. They respond immediately to service requests/problems and are very considerate. They are always around the property to ensure all is well, say hello, and help out if needed. So nice to know them.
I walked into an office with a rude manager called Aimee who wouldnt show me anything because she was too busy, and just kept on giving excuses such us how I needed to request a tour, and that she had an important meeting. So sad to find people who just do not like their job, and turn down possible tenants just because they are unprofessional and they lack good customer service. I was glad to find other options where they take pride on what they do.
Frequent changes in management have resulted in inconsistent service. Timely notices and repairs dont happen. Updates /emails notices are not sent out when problems at the complex arise. At this point I wish I hadnt renewed my lease.
We are current tenants at Olde Raleigh apartments and have lived there for going on 2 months now. I want to first say that we actually love our apartment. It’s spacious, reasonably priced, pretty noise proof, and really everything we were looking for. However, we have had a LOT of issues getting in to this apartment and I wanted to summarize them here a) for folks that are looking to rent, b) for management to see that this is a pretty extensive issue on site, and c) frankly for my own peace of mind at this point. Let me give you our timeline.We viewed our first apartments in early June 2019. We applied for a three bedroom apartment on the third week of June 2019. We were very excited to hear back. We had to do a lot of follow up to actually hear back from the apartment complex about our application. We called, visited in person, and emailed multiple times and were finally approved and received our first welcome letter in the second week of July 2019 (just short of 3 weeks later). Four days later, we were told the apartment we were scheduled to rent would not actually be ours (current tenants wanted to keep renting, etc.) so the complex asked us if we’d like another 3 bedroom with a slight one time discount. We said yes, because we wanted to be amenable to the other tenants. We finally received our final welcome letter, again after calling, showing up in person, emailing and following up multiple times, at the end of July 2019 (2 weeks after our first welcome letter and 10 days before our move in in August). The whole process was very stressful and time consuming on our end to constantly have to follow up with the office on things THEY needed to do to rent to us, and we felt very helpless a lot of the time. We were actually concerned we would not be able to move in on time.We learned the day before we moved in that the apartment was not finished being renovated and they had had issues/broken granite, etc. up until the night before we were set to move in. This worried me, obviously, but I gave them the benefit of the doubt. However, when we moved in, it was VERY obvious that the renovation of our three bedroom had been slapped together last minute. There were NUMEROUS issues with the renovation, the apartment was, frankly, not finished, and today, last week of September, we are still fighting with the front office and maintenance to fix these issues. Everything from: the fridge not being plugged in, the light bulbs being out, the fans being mismatched, the soft close cabinets not being soft close, not having shower rods in either bathroom, the blinds being too wide for the recesses they are fitted in, a noticeable divot in the flooring in the kitchen, cracks in the paint and ceiling, and so on. I filed a full 2 pages of maintenance requests when we moved in after finding out that maintenance had not been informed of any of the issues on the walk through move-in sheet and I noticed this morning that all of our maintenance requests had been closed out, despite many requiring equipment to be ordered to fix. Our most recent issue was the fan in the living room; it was replaced to finally match the other fans in the apartment, but was installed incorrectly (without a necessary piece - which they told us about before going ahead and installing it anyway) so now the fan shakes violently when it use. It’s been almost eight weeks and the issues are ongoing. In my assessment, the front office staff do not communicate with each other and the maintenance does not communicate with front office staff either.Be forewarned that, while a lovely apartment and community, if you choose to rent here, you will be required to do most of the follow up on renting, maintenance requests, etc. If you don’t follow up, you will be ignored and forgotten, which can be a major pain and hassle. Also a petty minor complaint but rent is basically never posted until the last minute. Rent for October still isnt posted today and its the last day of the month at 1:30 pm.
I have never been treated so unfairly or poorly by an apartment management group. Last week I signed a lease at Olde Raleigh Apartments. The lease has not even started and Im wholeheartedly regretting even signing here. I made a simple request to switch my lease to another apartment in the complex, which happens to have a washer and dryer, more space, and be on the floor I desire. This apartment was listed as $849 online. I called this morning to ask to claim this quote and transfer my lease over, and was told I could do so for $959, which is over $100 more than what I signed the original lease for. My coworker called an hour later and was told she could have that SAME APARTMENT for $849, the price listed online. Im beginning to question if this group is aware of the Equal Housing Opportunity Act because they are clearly breaking it. Greedy, inconsiderate, and discriminatory. Stay away.UPDATE: I am extremely pleased with how this matter was resolved. I will be updating my review to 5 stars.
This has to be the worst apartment complex in Raleigh. If it was possible to give negative stars then I would definitely do so. If you enjoy repairs taking weeks or even sometimes months then this is the place for you. The staff was rude for the most part and never was assertive in your request or problems. Nobody here cares about their tenants but they do care about your money. Go find somewhere that they actually care about the tenants.
All these people want is money man a soon as I moved out they wanted to charge me 700 dollars for a carpet that was supposedly bad when I made sure I cleaned it before I left they don’t help you out with anything takes them forever to call you back horrible place
Not sure what the last review was about but noisy neighbors have nothing to do with the complex. Noisy neighbors have signed a noise agreement and should be dealt with accordingly.Having live in several complexes over the last 10 years I can say that Olde Raleighs local staff is the most responsive I have dealt with.Problems, do they happen? Of course, thats apartment life. However, when a call or request for service is made the problem is addressed within 24 hours ( as little as 4) and resolved quickly.I am not discounting anyones bad experience but I want to post (again) publicly because we tend only to share the bad news. Great location. Great office staff. These are older apartments that are updated. This means it is are loud when it comes to your neighbors dog or pet making noises through the floor/wall and that the equipment for central HVAC is old as dirt. Otherwise, great complex with a killer location.
Ive had to reach the regional manager of the Dolben Company to help me with my issues that Ive been having with the Olde Raleigh Apartment Complex. I have a flooding issue with my apartment and its been documented several times, yet nothing has corrected the issue. Im hoping the regional manager can help me.
Terrible experience ... The apartments are nice but the pricing is beyond crazy after a year my monthly rent went up a $100. After not having a choice on moving I decide to stay for another 5 months. Then the rent goes up another $100 for another 12 months, which is beyond ridiculous. The management is always changing and the maintenance takes three to four weeks to fix unit issues. They are not considerate and I feel as though their only out to get their money and dont care if their living on the streets or not, even after giving them their last dime.
Olde Raleigh apartments has been the best complex I’ve ever stayed at. Management changed about halfway through our one year lease. I cannot say enough good things about current management. It surprises me to see such negative reviews because in my experience, the office staff has only ever been helpful, understanding, genuine, fair and honest.I’ve been scammed out of security deposit money from other complexes in the past. Olde Raleigh gave us back the full deposit despite my dog scratching at the carpet and causing some damage. They were honest in letting us know that they would be renovating after we leave, so the carpet was not an issue. I was blown away by their honesty. Other places I’ve stayed definitely would have taken that opportunity to make more money off of us.The management makes an effort to solve problems you present to them as well. Maintenance has also done their best to get the job done quickly when we made requests. I would have stayed there longer if it weren’t for me purchasing a house. My only negative comment is that we could hear the neighbors above us as they walked around the apartment. Overall, I would definitely recommend olde Raleigh apartments!!
Getting ready to move in, our first experience with the the leasing office was extremely pleasant they were very helpful and answered all our questions regarding our apt. Hopefully they keep up the good work and Ill follow up with an updated review!
The place is beautiful I enjoy a lot, I love natural environment. I live in a second floor I love to see the top of the trees, I love to hear the music Of the birds singing early in the morning, this scene gave me the feeling that Can be more closer to the Lord. Exactly at the front side in my porch the is a tall that right now its flowers are blooming, I like so much my porch, then the other porch and the third floor you can enjoy the full view. The most important the wonderful people of the Admin they are so sweet starting from the District manager all of them make you feel like you are in a family member. May the good Lord Yeshua bless them.🏡🌹🌴🐣💟💃💑 We the people have the responsibility for our peace in our neighborhood, I loved, they have rules we all need to be right to follow rules that are in the leasing agreement, if is something wrong I in person with respect and manner talk with them. Great location, older apartments. Maintenance is not timely and has no sense of urgency on repairs. Do yourself a favor and go somewhere else that cares about their tenants!
Ran into issues with the place I was moving to after and the ladies at the office we’re very accommodating.
Living in a 2b2ba here for about 1.5yrs. First off, I love the property and the apartment. The price and location is great. But the management in the leasing office is nonexistent. And I dont say this lightly - I hate posting negative reviews.Theres one person who knows how to do everything, and I mean everything. Everyone else doesnt know how to handle what I think are basic leasing office functions. For example, most recently I went in with my roommate and boyfriend to ask about a roommate release form and to start the process for a new lease for a unit I was currently living in. I spoke to a woman there who said she didnt do leases and Id have to come and speak with another woman. Fine, but that person works M-F from 10a-6p. I can almost never leave my work place before 6pm and make it back before they close, so that would mean I need to move meetings and work around to make it back on time and coordinate with two other people. We decided to come on Tuesday. I emailed a follow up on Monday.Then, we get an email at noon on Tuesday that the office would be closed for staff training until 3pm on Thursday. Which is fine, except that no one mentioned it to me in the office on Sunday or when I emailed on Monday. I assume posted hours are when Im able to walk in, but this is clearly not the case. Without any notice, I need to reschedule all the things I was going to do later to try and make it on Friday which is the only day that works for all of us.It would be one thing if this was one isolated incident, but my roommate and I have had problems with the office in the past. Heres some of the most recent examples:- Never got an updated lease renewal for our 6-month lease. We signed a post-it, but never an official renewal agreement.- Due to this, our rent shows up incorrectly on the online portal and we never know how much we need to pay without going in and asking directly.- Got a notice for our first lease ending nearly a month before it ended; which would mean if we didnt want to renew, wed be on the hook for at least 2 months of month-to-month rent costs due to a required notice period.- Never received a notice for our current lease that is ending this month (June).- Never got a notice that half of our entire building would be without electricity while they had a crew out working. I was on PTO that day, so I could just leave, but it was massively inconvenient and led to the loss of the majority of our freezer items + new groceries I had bought the day prior.- No updated mail delivery system; I never know when something has been shipped and taken in by the office. The old management company alerted you via email, but one time I went to get one package and walked out with 6 that were just getting stacked up there.- Changing office hours; at one point the office was open at 9 and closed at 5:30. Now theyre open a half hour later, but for the people working 9-5 jobs its impossible to get there.- Unanswered emails; even without acknowledgement of receipt. I am understanding if they are busy, but one email I sent out was inquiring about the correct rent amount to pay - no response. If there is a better or preferred way to contact, it was never communicated.This is the sort of office management that is at the complex Im in - dependent on one person who can do everything while the rest just give tours and entice people to lease while still being neglectful of their current residents. I understand that a new management change comes with some hiccups, but this is now a pattern of serious issues. I want to stress that most people my roommate and I have spoken to in the office has been friendly and cheerful, but ultimately unhelpful. Please understand that I love where I live, but really, the office management is severely lacking.
I would stay away from this place it at all possible. Days before we were set to move in, the apartment called and told us that the vanity in the master bath had a leak and they would be fixing it while we moved in. The people who fixed it left it unfinished and a mess in the bathroom and were later let go. Once the new staff started, things had to be patched up from that job and other issues that we had brought to their attention when we had first moved in. A few months later, there was a water leak with our water heater that caused water damage to the carpet, which they just chose to dry out. Right before we left, we had the people above us have a horrible leak that seeped into our apartment causing water to pool everywhere. It wasnt till AFTER I had left ( with my roommate choosing to stay) that the damage from that was even fixed (2-3 months after) To bring this all back to today, almost 5 MONTHS later, and they still say that their system that allows them to switch roommates is broken. This means that I am still on a lease for an apartment I no longer live at, which means Im responsible for anything that happens, even though I no longer live there. I and the ex roommate have contacted the office several times to just be told that they are looking into it.tl:dr Dont move into this apartment complex.
Very Good False Advertising!They are so unprofessional! The property manager Aimee is a pure and elite “airhead”, She is unaware of the property’s issues because she is locked in her office all day completing procrastinated work. I’ve seen her paint her toe nails before talking to AFS. New make ready apartments are so quickly done without care and the apartments constantly have issuesEx:) Loud air handlers, terrible coverup paint, missing screens, etc. I feel so bad for the residents! Maintenance team is constantly running arounds like chickens with their head cut off and it’s not making it easier that the office doesn’t have a handle on anything. Save yourself the trip !
If your applying and securing an apartment, make sure you plan on having your funds( 150.00) tied up for a month if your denied an apartment. They take your money in a day but you wont see a check for a month. Yes, they are sending a check! Going on 5 weeks, still waiting!! A Shady company for sure!

Just has to be one of the worst places Ive ever stayed. I have lived here over a year and you cant even sleep at night for people beating on the walls and screaming and hollering. This is beginning to get ridiculous. Looks like the staff could do something about these problems.and its way overpriced for what they have to offer really needs a lot of updates.

If you like ever changing management, cockroaches, high rent, dirty pool water, constant maintenance issues and neighbors selling drugs in your apartment building then this is the place for you! Terrible, terrible management! The only thing this place has going for it is the location.
Friendly staff....until they get your money . I should have read the other reviews. Beware .
