I have lived at Brooks on Preston now for 6 months. I cannot say enough good things about my experience here. The people at the front are so kind, helpful and go out of their way to make it easy for me to get what I need. The property manager is amazing, he excels at communication and keeps us updated any time there is the slightest issue. Maintenance is amazing! You report a problem, they come and fix it immediately, within 1-2 days typically. They are so responsive. The property is well maintained and everyone has a sense of pride in the community. The residents are friendly, lots of families here, and we see each other outside walking or playing or riding bikes. I love the community spirit here and would highly recommend it to anyone.

I toured this property today. I thought it was beautiful. Everything was super clean and the units we looked at were very nice. My leasing agent that I had been working with was very nice. The one downside of my experience is, we were not told that the income qualification was three times the monthly rent. Im looking for my first apartment and this was not something I knew to ask about. To fall in love with the property, spend a lot of money on the application, only to have it come back denied is heartbreaking.They did advise I would get most of my money back but that it could take up to a month.

I moved in a few months ago and have been pleased. Office is quick to respond and maintenance is efficient and on top of it. Great sense of community here as well.

I really enjoy the property. Yari is my favorite employee. Any concern may have she is always super responsive and usually double checks to make sure my needs are taken care of in a timely manner. Definitely would recommend living and/or working here. Great environment!

Plumbing issues for 2.5 years. See pics of black water. The office refused to adequately accommodate my family to clean water while the issue was fixed (they did leave bottles of water at my door for a family of 5 to drink and bathe with instead of accommodating 1 night in a hotel). Residents are not valued. The high school educated office staff will highly advice you of incorrect information only to apologize after you request the terms in writing. The ambiance... holes in walls and ceilings for almost a year while waiting for them to fix the sprinkler system (imagine having guest and/or trying to work from home). The projects of West Plano.

Occasionally, I am compelled to write a review for a client. This is one of those times. I had the pleasure of working with Madison in getting some documents destroyed at their facility. Their entire staff was very friendly and supportive. Im sure their tenants are very happy living at their properties!

A big thanks Maintenance Tech Juan. He came the same day I put in my request and got it taken care quick and easy. Service here is always pretty quick with maintenance. Office team always calls before and after to make sure everything gets addressed.

This is our first experience in an apartment complex, also as we moved from Houston.. prices are definitely “different” but worth it. Always very responsive and although there are some minor issues with the small children in parking lots unattended which I KNOW the management tries to do what they can with it.. BUT small details matter, they sent a bday card for my daughter today who turned 7, her only bday card for today and She was so exited to receive it thank you all, Brooks Plano for all y’all do!

I lived here for 2 plus years and was so sad to leave. The entire office staff is amazing and fast. Maintenance does great work and always tries several solutions for a problem. Would definitely lease here again if I ever come back to DFW.

I have lived here for almost a year and have loved my experience so far! The management team always goes above and beyond to make the residents happy. Also, the maintenance team has taken care of all of my request in a very timely manner. I fully plan on renewing my lease when it comes time!

I’ve lived at Brooks on Preston for a while now and the service has been fantastic! At other apartments I’ve lived at there have been issues with response times from the front office or from maintenance, but the staff here is really welcoming and accommodating! Kaitlin in the office is always really helpful, even when I have seemingly obvious questions. I definitely plan to renew here.

The apartments are very spacious and homey. Plenty of space to walk your dog. Any issues I have had have been well taken care of quickly and easily.

Another Update:Again water shut off in our building without notice.Update: Water was again shut off today without notice and i was in bathroom.Really frustrating place to live here.Brooks on Preston building is poor quality and every few Months Water is shut off, lot of times without notice.Sometimes they say plumbing issues and water will be shut off for 30 mins and it will go up to 3 hrs.After the texas snow storm we did not had water for 4 days because of plumbing issues which we cooperated .but Now 2 weeks passed and still water shut off is on and off continued and yesterday it was for 1 whole day.Cannot wait to get out of this apartment.The window in my bedroom leaks air since i moved and maintenance team could not even fix that.One of the cooking range does not work and multiple times i reported this issue and maintenance guy says we cannot do anything about it.Some Pros living here are :It is quiet community and maintenance response is sometimes quick .Front office response is quick.

I have lived here for 2 years now. This has been the best apt experience I have had. The office and maintenance people are great. They are very responsive and seem to really care about their residents.

Like every other community it has pros and cons but one of the most remarkable ones are these:Pros:- clean community, clean apartments, in 2+ years we have spotted just one roach, if you are new to Texas it doesn’t says much but if you are from here you know what I’m talking about.- Office staff is usually easygoing and they try to help- Good amenities, gym, pool, playground in good shape.Cons:- Maintenance is one of the worst that I have experienced, moody staff, poor repairs.- Parking is complicated unless your apartment has attached garage or you rent a covered spot.- Conflictive neighbors, this has been the only apartment in which I have experienced conflicts with downstairs family, they used to bang on the floor even when we walked from one room to another, fortunately it got descalated soon enough, but definitely there are conflictive individuals in this community.

I will steer very clear of this location. If you put in a maintenance request they do not resolve them in a timely manner. My friend had to move out because they drug on several maintenance issues for months. Recently, since the storms have taken place, peoples apartments have water leaks and flooding and such in them. I have another friend who still lives there that currently has half of her apartment ripped to shreds because the water soaked the drywall and her toilet doesn’t work so they put a Porta John out for all the residents that have been affected by the storms to use. Yes I said it a Porta John! The apartment has residue from the soaking all over it and the complex calls it livable! Yes it is livable to live in an apartment that half the wall is gone because of it being soaked and there is residue all over it from the flooding and the toilet doesn’t work. It is OK however to put a Porta John outside for several different people to use… During Covid! All of this without them offering any type of rent reduction. My suggestion to them was to get a lawyer because there’s already enough evidence over the last 2 1/2 years that I’ve seen that suggested this is borderline slumlord at best.

Dont choose this apartment. Maintenance is worst, office phone doesnt work and looks busy everyday and everyminute.Staff doesnt care for residentsDue to winterstorm there was power, water outage and community was not at all helpful. For few apartments they took 1 week to TURN ON water.Without prior notification they shutdown water for longer time and wont respond on emails and/or Phone .. They charge very high prices for rent and other facilities.Able to see couple of snakes in the community 2 days back.Insulation for most of the apartments are not upto the mark. During winter you feel cold in apartments even u set minimum temperature and electricity bill goes higher during winter months and community doesnt care to fix any insulations

I love it here. Even during a pandemic they have not stopped helping us. Will renew in the future.

We enjoyed our stay at Brooks, moving out today due to relocating. The staff is always helpful & friendly. Maintenance team is great too. So nice of them leaving goodie bags on door couple of times during this pandemic. Love brooks & we would definitely stay here in case we are coming back to Dallas.

We lived here for 2 years and it was a really great experience. Our apartment was flooded twice and the staff took care of it in no time.

My roommate and I just renewed our 3rd lease with The Brooks on Preston and we couldn’t ask for a better place to live!! The whole staff is super friendly and helpful and we have never had any problems. They really seem to value their residents. For instance May was national pet month, so they waived the entire $400 pet fee that I would have had to pay to have my new dog move in!! A few weeks ago I was heading out for work, and they had Chick-fil-A workers passing out chicken biscuits on your way out of the gate! I just really appreciate the little things that they do for us residents. I would say one of the best parts of living here though is how safe I feel. It’s a gated community and lots of families around. The parking is super convenient—there are also tons of open spots nearby for guests, and the option to pay for covered parking which I have been so grateful to have with all of the bad weather. For only $20/month—definitely worth it. Also another huge factor is that our rent has not gone up either of the last 2 years. That really sealed our decision to renew both times. For the location, price, and people, I highly recommend The Brooks on Preston!!

This is the first property that I have ever lived at where the Management really cares about their residents.When covid-19 came they provided us with mask and toilet paper.When my 18 year old dog passed they sent me a card signed by the entire staff. The property is very beautiful and well taken of.We do not have with roaches. Maintenance request are handled in a timely manner. Lawn care is conducted weekly as well as trash service nighly by placing it in the can at the door.Every one here gets along, there is no drama loud music and its very family oriented.Before the passing of my dog we would take late night walks and I felt very safe.This will make my 2nd 18 month renewal and I feel blessed to be here. If given the opportunity I would proudly renew again!Management has taken all precautions to try and keep us all safe during this crazy time and I appreciate each of them.This is a wonderful place to call home.Thank you Brooks on Preston for all you do 🤗🙏🏾🖤🤝🏾

Brooks on Preston is awesome. Starting my third year here. The facilities are gorgeous and extremely well maintained. The maintenance staff is professional, courteous, very competent, and FAST.The management staff is incredible; Allison and Kaitlyn are superb and always resolve any issues or questions I have with enthusiasm and professionalism.And, of course, my apartment is wonderful and convenient to everything. I expect to live here for many more years.

I am moving in the next 6 months and have been looking at places on Preston. I had a great visit here and cant wait to visit again once I make my decision and sign papers! I love the location and everything I can access here. If you are looking around the area, you should definitely give this location a visit! You wont regret it! The friendliest staff!

I have been very happy living here at Brooks on Preston. After much research, it was the best option for me. Centralized to many stores, restaurants, and corporations. Safe community surrounded by a safe surrounding neighborhoods. My service request are always answered within 24 hours and the front office staff has always been helpful and polite. The only con I can say is, many families with children, walking within the apartment complex and makes it difficult to drive through. Would I renew my lease, I would highly consider it!!

I lived like 3 different apartment communities in the last 10 years excluding Brooks on Preston and I never had a bad experience, today I am taking time to write this review 2 months after my move out so you can imagine how unpleasant experience I had during my move out. If I look at the reviews it looks like lot of people has faced the same problem.Front desk & Service request handling: Front desk & Service request handling team are doing a good job.Major Reason for the negative review:Quality of the products used in the unit:Lowest quality products were used in each and every unit so they dont last long and during your move out (it may be 1 yr, 2 yrs or even more) they will make you replace everything in the unit no exceptions.because of the lowest quality products used everywhere you will get high utility bills.This comment is for future residents: If you have plans to be part of this community for what ever reason consider that during your move out they will make you pay 1 month rent to replace everything in the apartment. So choose wisely.I lived at Amil at ball park in frisco and it was exceptional when it compares to brooks but I moved here because of my sons school and living in brooks is not a pleasant experience for me.Advice to community management:In all the reviews you guys are responding like We strive to make our community a comfortable and enjoyable living environment for everyone. It is good to know that you guys are thinking that way but you have to keep one thing in mind that you should achieve this without torturing the existing or moving out residents.Update after 2 weeks: Community management has responded to my review and asked me to contact them but I got no response when I reached out to them. It looks like they have a standard response to every review but no plan to improve based on the reviews.

I probably looked at 30 different apartment complexes and visited half a dozen. I found Brooks on Preston offered a good combination of convenience and value. I really like having a fireplace and the landscaping of the complex. My leasing agent Kaitlyn spent time showing me the models and answering all of my questions. No hard sell, ever. Overall it was a very pleasant experience thanks to her. Now that Ive moved in and met several neighbors I feel happier about my decision. No half stars bu 4.5 on my scale (always room for improvement. )

The Brooks on Preston is simply perfect. I am so glad that I decided for this to be my home. The entire office staff is extremely nice. Every time I go into the office I am greeted by name and all I see are smiles. It is nice to feel important and Ive never seen that at any apartments I have lived in. My apartment is updated and very homey. So far with my living experience, I would recommend this place to anyone I know.

We have lived here for several years. The management is great. They have always listened and helped when needed. Had the standard service requests, nothing our of the ordinary and those were addressed right away. The property is older but you wouldnt know it. it is always maintained and clean. There is so much parking in the community as well. covered parking and garages are affordable too. We love calling Brooks our home!

I have been living in this apartment for almost a month now and love it here and the plus side it’s close to everything. Kaitlin and Allison are very helpful when it comes to answering my questions and very friendly they really care about the people that live in this complex!

Loved the apartment community! Took a tour and found a great spacious one bedroom that would have been perfect. The individual that showed me around was very helpful and informative both with information about the property and the West Plano area. Both the apartment I saw and the community features were amazing. Unfortunately my employment transfer was changed and did not move to Dallas. Next time!!

Great place in Plano. Had a really awesome view of the pool and it was like we were in paradise. George the maintenance man always said hello every time we ran into each other. It was never awkward having a repair done when he came by. Very friendly staff and Nick the manager greeted me every time I walked through the doors.

I am staying last 3 years and service/facility are great. I heard that move out charges are more which I will review only after moving out. Today 20th March 2020, I have done renewal. So this is 4th year now.

Love this complex.A goodie bag was left during this overwhelming time of uncertainty.It was nice to see how they are caring of the little ones and provided a few things to pass time while they are home.

Amazing place to stay in Plano area. Warm, nice, quiet and peaceful environment. Great to families with kids, with great schools and safe community. Warm and excellent management team and more like family. Maintenance team is wonderful, prompt, skillful and friendly. Apartment is located in a central area with easy access to major companies, restaurants, groceries, movies, shopping malls, shops at legacy, legacy west and other places as well. Located in the public transport route as well. Close access to hospital as well. Home away from home, the service and warmth cant get any better. We have lived here for two months, and so far have had a great experience. We moved from out of state and were unable to come tour the apartment before moving here. Kaitlin was so helpful in the entire process.We have enjoyed using their workout center and business center, there are cute bunnies living on the grounds, my kids love the playground, and our neighbors are all very friendly. There seems to be good insulation, because we never hear our neighbors.When I go into the office to pickup a package they know who I am - it makes it feel more like home.I especially appreciate that the service requests are filled so quickly. The repair team they have here are all very respectful, efficient, and friendly.

I had a really easy time moving in. The apartment itself is really nice and is located in a safe neighborhood. The community here is kind and welcoming. I requested service on my apartment and it was taken care of the next business day. All in all, Im very satisfied with the apartment complex and its staff.

I have found the management of Brooks on Preston to be professional, helpful and knowledgeable. The landscaping and parking areas are maintained in a systematic and comprehensive manner. All maintenance issues have been handled in a timely manner by personnel who are knowledgeable and thorough.

Lived here for 11 months and really enjoyed it. Decided to move out since I planned on rooming with a friend at a less expensive apartment complex. Also they did raise the rent a bit if I chose to renew my lease.Pros:- Great location thats close to everything- Staff are friendly and helpful- Maintenance requests were taken care of pretty quickly- Ton of available parking spots in the area that I was in- Very safe place with gated entry- Didnt have any issues with noise from my neighbors, although I was on the second floor so Im not sure how good the noise insulation is between the 1st and 2nd floor.- Decent gym- Didnt have any move out fees for cleaning and damages like some other reviewers did since I spent a good amount of time cleaning and restoring things before my move out.- Individual water heaters in each unit instead of central water heaters.Cons: No major issues, just some small issues in my opinion.- Personally I wasnt a fan of the large window in the bedroom since it lets in a lot of outside noise (like from Preston rd and the A/C units). Also its not good for temperature insulation.- Also wasnt a fan of the large sliding glass patio doors since its also not very good for temperature insulation and I found it quite difficult to lock the sliding door sometimes.- There are sometimes a lot of people walking and kids playing in the driveways and parking areas since there arent a lot of sidewalks.

The team at Brooks on Preston is wonderful. They made me feel welcome and right at home. The property is beautiful and well maintained. The location is perfect, 15 minutes to work and to the Shops at Legacy/Legacy West area where I spend most of my time.

Super impressed with the office staff and maintenance staff at this complex. Kaitlin was my initial contact with the complex when looking for an apartment. She had great knowledge of the property, providing several options and was able to get me in a great unit. Allison closed the deal with me and she was also very helpful and accommodating. They are very professional and responsive! We had issues with our water heater and the maintenance staff was there the next day to address the issue, the water heater was replaced and Kaitlin followed up to make sure our needs were met. The office staff does a great job of communicating routine inspections and following up on any requests. Location is great and the property is cute! Im happy!

Good community and excellent staff. Facilities and rates are better than surrounding communities. Easy access to both Preston rd and Ohio dr. Move out charges depend on your maintenance of apartment. A well maintained clean apartment will ensure no move out shocks. Overall satisfied with my 1 year stay.

I selected to live here cause it is 5 minutes from my work. I continue to live here because the office and maintenance staff are great. All appliances work, they resolve any issues I have the same day or next. The office staff is open to feedback and the maintenance staff are always friendly and courteous. They keep the residents informed of any maintenance upkeep or safety inspections. They recently changed all the outside lighting for buildings and parking lots and it makes the areas safer and more appealing to walk around at night. I would recommend this apartment complex, very close too everything; shopping, restaurants and major highways.

The Brooks on Preston have raised their expectations over the last 2 years.The landscaping is beautiful with lots of trees and native plants all around and gorgeous colorful flowers around the pool.The pools are well kept and I cant wait to use the new gym.My little schnauzer Gus just passed away and I will never forget the management and staff kindness during this difficult time.Again, I would like to thank you and say how good it feels to live at the Brooks and be able to call it home.

Great location! I work in Down Town Dallas and The Brooks is minutes from Dallas North Tollway. The office team Nick and Maddy are super sweet. We lived in the smaller one bedroom. We had the standard service request, change air filters, light bulbs. The request usually were completed same day. Which is awesome! The fitness center looks recently updated. So cool I could log on to My Netflix account on the treadmill! Overall great place to live!

I lived in Brooks for several years. Dont know why the negative reviews. The staff and entire maintenance team were nothing short of great. Reviews about move out costs shock me. this is the opposite of what I experienced. I lived in the same apartment for years and did not receive high charges. I think negative reviews come from possibly not taking care of home during stay and then being held responsible. Will be returning to brooks if ever needed in future

Recently I have had a very bad experience and caused me a lot of inconvenience in this residential unit. I sent an email to the management and never heard back from them. I have been living here for almost two years now but they don’t even have the respect of reverting back to me about the grievance. I would say live here if you want to be arguing about every little thing with management because when it comes down to job done badly they won’t even consider repairing the situation.

Love this property! Office and Maintenance staff always go above and beyond. There is always fresh cookies and coffee in the office which I appreciate. CWS is a great company and I wouldnt want to live at another property owned by anyone else!

Brooks on Preston is undoubtedly a fantastic place to live. As a seasoned expat who has lived in 4 countries Brooks on Preston is definitely one of the best estates I have lived in. My leasing agent is extremely professional (Allison Leathers) & always replies to emails timeously. The few service requests I have had, have all been attended to within a day or two at max. Shout out to Nick Dyer for putting together a great team. I look forward many months ahead here!

I recently toured this property in anticipation of moving to the area in the coming months. The staff was extremely kind and informative. The property was well layed out and the floor plans are spacious and well priced.

The office staff was very kind and helpful. I loved the maintenance crew! They were always quick and efficient and friendly. I also enjoyed our view of the brook that ran through the property.

Im looking at apartments in this area for my daughter who may be moving here soon. This is one that I will definitely recommend to her. I like everything about it. I have a friend who lives here and he likes it too.

This is one of the worse apartment complex I have experienced. I have been given apartment with bugs on day 1 after shifting the furniture,at night before sleep saw bugs all the 2 bedrooms and dead and live cockroaches.Management was not irresponsible to provide alternative apartment and said they cannot give any alternative accommodation/arrangement.Managers are rude.I dont suggest this apartment to anybody.as google not allowing to give zero star rating.

We lived here for about 4 months with our kids while we had a new home built. And, our time here was excellent. We were very impressed by the way the way the complex itself was run. They are quick, efficient, knowledgable and kind. Maddy was the one we worked with the most, and she was amazing! So friendly, fun to talk to, and quick to help. The others were awesome too! The complex is older but well-kept. The trees are beautiful. They have a maintenance crew (super nice guys!) that are quick to show up and fix things when needed. Our apartment itself had been updated and looked great. Our boxer dog was with us, and we werent sure how she would do in an apartment complex, but she did great. They have a lot of grassy areas that we could take her on walks or let her potty at, equipped with doggy bags and waste bins for convenience. We loved the apartment location and how close it was to EVERYTHING. We felt like they were surprisingly fair with any charges when we moved out. Overall, they made the stay as stress-free as possible! It was a great place to stay while waiting for our new home to be built. Highly recommend it!

I am writing this review after staying in this community for 6 months now. I am very happy with my stay. The maintenance staff, staff in the reception are very very helpful and friendly.I have stayed in several apartments earlier, but never had such a good experience. I will not think twice to refer anyone to stay here.

Take my advice and do NOT live here!! It is incredibly old so there are constant problems. We woke up to a flooded apt on a Saturday morning due to a busted water heater. We are constantly fighting ants. There are rodents crawling/scurrying through our walls and in our garage and running around the grounds constantly. The windows are awful and do not block out ANY noises. The spa at the pool is COVERED in gross, green pockets of mold. The worst part is management chooses when and when not to enforce rules and guidelines. For example, the day AFTER I put in our 60 day notice (I did everything the right way, didnt break my lease) we randomly got fined for the first time ever so the crooked, evil staff find random ways to fine you and they put them on your rent just whenever the heck they feel like it. There are TONS, and I mean TONS of unsupervised children that literally run around and ride their bikes at ALL hours of the day AND night. Do NOT live here! Place is a nightmare and management is the worst!

Recently moved to Brooks on Preston and would like to mention that Kaitlin (leasing agent) is nothing short of an angel....she helped me sooooo much, right from the very outset...my initial inquiries were promptly responded to in great detail, she guided me throughout the entire application process and happily answered any questions that I had, which personally meant a lot to me.Whats even better is, after Id moved into the apartment, she went out of her way to address any concerns that I had, followed up with me on a daily basis, to make sure everything was good - this is something which i have not experienced in other communities that Ive resided in over the last 10 years or so.Exceptionally caring individual, who I believe is a real asset to this community.As for the apartment itself, Im extremely happy and comfortable here.The decor is nice, the floorplan is very spacious and the location of Brooks on Preston, is perfect for commuting to my job with ease.Thank you for going out of your way to make sure that I am comfortable and enjoying my time here.Overall extremely happy and Im already recommending this community to my friends!Thanks again for everything!

Let me start off that the apartment itself is great! The place is up to date and very neat. The management has everything under control, the staff is very friendly and helpful and I never have any issues with service requests - these are worked super quickly and after each request I get a call from the office to make sure that I was satisfied, which is really nice.BUT what makes the living here unbearable are the neighbors. I don’t feel like I live in a Dallas suburb anymore, I feel like I live in a remote village somewhere. Every single night (weather permitting, which let’s be honest here in Texas amounts to over 300 days per year) crowds of adults and children gather underneath my windows. Their loud chatter, interrupted only by yelling and random cries of their children, keeps until late into the evening, which makes its extremely hard for those, that care about their own kids sleeping schedule. When they finally leave they leave also trash behind them, and occasionally bicycles or children toys scattered across the parking lot, which makes leaving the garage in the morning always an adventure. During the weekends or holidays kids often play unattended in the parking lot, despite a perfect playground within an apartment complex! Not is this extremely dangerous but also nerve-wrecking for any car driver, as these kids have absolutely no fear of cars and will randomly run around the car while I slowly try to leave the parking lot. Any attempt to find their parents is unsuccessful. In summer these crowds gather around swimming pools and cool off in the water without bothering taking their clothes off. Shorts, pants, t-shirts, dresses - apparently everything is eligible as a swimwear, except the actual, traditional swimwear, which can be purchased at a very very reasonable pricing at a Walmart nearby!!! Needless to say, the desire to get into the swimming pool after these sightings rapidly diminishes. I picked this place because of the proximity to school, the amenities, and as I said before, the staff and service are great, but the neighbors make it such a painful and unpleasant experience!

How do you rate an apartment? It certainly wont be fair to compare a brand new community to an established one. Brooks on Preston is an established community. Its been around. Key to an established community is maintenance, staff support, and general upkeep. I have lived in the community for a few years now and I like it. The staff and maintenance crew are very responsive and friendly. Can you find a cheaper or newer apartment complex in this area? Surely you can, but I also like the convenience of location.

This community management is one of the worst management I have ever seen. You can avoid coming to this community because community director will drive you crazy. In case you are not renewing the lease and leaving the apartment then he will make you pay about a months rent to renew the apartment with your money because once anybody leaves they dont come back top this place so he doesnt bother about torturing them. Stay away from this place.

Basically you pay for making everything right for the new coming renter. It will be frustrating when you leave the complex when those very nice personnel suddenly turns hostile.

I never write any review before this is my first review in my life, because they made me to write it.Please don’t take this apartment, my brothers and sisters dont even think about taking leasing in these brooks on Preston. They are the world worst people and there lease break system sucks, they drink your blood(money) until you die. After you leaving apartment they will come with a microscope to find small holes, bugs and scratches to take money from your pocket. it’s very headache to take lease with them and there are more bugs and cockroach in this apartment.Review TIP:If you want to see review please filter or see only one star review you will get to know real information about them, I think who given 4-5 starts all are there friends or families.My final thoughts are:its better to live in the streets instead of taking lease in books on person.

Happened to shop apartments during the winter as current lease was getting over in a month.Happened to stop by at Brooks on Preston for touring the community.I have to give a 5 star definitely because of the leasing consultants like Allison and Kaitlin who took care of me really well for my needs and showed me lot of units before which I can decide my exact unit..Never seen any such kind of pleasant customer experience in my previous apartments move-in’s. They move in process was seamless, and they guided me step by step till I submitted my leasing application and obtained my keys. They had some move in specials and they were ready to honor the same.The management folks are also awesome and customer oriented unless like other apartment managements where they would just look you for their business alone and ignore you once the lease has been signed..I feel happy to be part of this community and would recommend my friends to move in..Thanks once again to all the management folks wholeheartedly for making my move stressless and more easy than what I thought!

This is my first complex and Ive been here for a year and half with my dog. Pros: Issues get fixed right away, Pet/Family friendly, grounds always clean, conveniently between DNT and SRT. Cons: neighbors not really friendly, rent goes up if you renew, not sure how moving out process goes. But its been great so far

Its one of the worst management i ever faced. They will sqeeze your money while moving out or transferring to even different unit in the same community in the name of silly and minimal repairs that will usually occur after someone staying for over years. They literally want tenants to vacate replacing everything brand new.

The place is not perfect but the fine people in the office strive for it everyday! I live here and I really enjoy being here, it is simply home!!!

When I finally was able to move out, I had the office staff come and do a walkthrough to get an idea if there might be any issues. They said everything looked great and the apartment is in good shape. A week later, after I had turned in my keys, they called and said that I have to pay damages for the countertop and glass top approx $ 1100. They will literally charge you approx 1 month rent as damages even if you are moving out after the successful completion of your lease and the apartment is in good condition. I would recommend you take pictures of the apartment and record their video when they say that your aprtment is in very good shape during pre-inspection of move out.Overall dont rent from The brooks on Preston. Save yourself the headache and just walk away. This place is not worth it!

Their Apartment lease termination policy is very horrible/ INSANE, while all other apartment communities are very adaptive to dynamic Job world. I.e For some reason if you lose Job and if you need to move out city and move out of the lease within term, they will MAKE YOU TO PAY ALL LEASE TERM RENT / BE ACCOUNTABLE TILL THE APARTMENTS GET OFF THE MARKET ........... . THIS IS COMPLETELY FINANCIAL RIP OFF FOR SOMEONE WHO ALREADY GOING THROUGH TROUBLES.The other communities have an understandable lease termination policy (60 day notice + 85% rent ) CWS should understand this

Very nice place to live, closer to schools, Corporate offices etc. Staff and Maintenance team is very responsive. I recommend this place for everyone.

Worst apartments ever. No insulation whatsoever. I can here everything and I mean EVERYTHING that my upstairs neighbor is doing. From closing their dresser drawers to flushing their toilet. I havent gotten a day of peace since I moved in. There is only one dumpster for the entire complex which creates a constant eye sore and there are rats running all around the complex. Completely unsanitary!! My apartment is not located near a parking space so I have to walk quite a ways. It makes it difficult when I have groceries. Its funny because it appears to be enough open carports to at least give one per apartment home but of course they want to get every penny they can get out of you. Then if you try to quickly park in front of your apartment to unload your groceries you get notices threatening to tow your vehicle. The grounds are constantly wet and Im not really sure why because there is barely any grass. When it rains it pours and floods the sidewalks and street for you to get to your apartment. Be prepared to have your feet and shoes under water EVERYTIME it rains. The majority is Indian and it feels like Im in another country. Im not being racist but its a bit much when all you see is one ethnicity and smell Indian spices coming through your vents or in the walk ways.Ive been here 10 months and watched two different people move in and out of an apartment in building 14 within two weeks. Im not sure whats going on but those people are getting out of here! I wish I could leave now but unfortunately Im stuck until my lease is up. If you are looking for peace and well kept grounds look elsewhere.

Only thing I did like was location. Everything else SUCKS... I lived here for almost 3 years, went up my rent 4 times. The maintenance people are ok.. Could be better. Overall dont rent from The brooks on Preston.

Ive lived here for 2 years now, and Ive really enjoyed it! I got one of the first fully renovated apartments with all the beautiful finishes. The office staff is awesome. I always get greeted with a smile, and the Assistant Manager seems to know every single residents name! The maintenance team is great, always quick to get to our service requests completed. The only negative I would say is that the landscaping is a little gruesome, (though Im told that its the next big project.) I dont usually leave reviews, but out of curiosity I pulled theirs up and think most of these have been really unfair. Everyone knows people will go out of their way to leave bad reviews when theyre angry, but its rare that someone leaves reviews when they are happy. Behind each bad review, there are 20 residents with great things to say about this place. I definitely recommend and will be staying here a while!

Apartments were good, till you live in there. The moment you decide to move on from that location, you have to pay their annual maintenance charges even after cleaning the whole apartment thoroughly .In my case, they are making me pay almost 1000 USD for the normal wear and tear. Quite unprofessional of them to recover apartment maintenance from the X-Residents.The only mistake that I made was I didnt click pictures of the whole apartment when i moved in and they took advantage of that.I would never recommend anyone to move in their apartments as the leasing agents may sound quite sweet while enrolling you, however the moment you decide to move out, they will incur additional charges.I also called on number given in my review reply on 12th March 2019. However, to my disappointment, the call was redirected to Property owner and they repeated the same thing. It is quite pathetic to see such unfair practices done by Brooks on Preston Management and nobody is there to address your concerns.

Leasing office staff very helpful

If you like overpriced, intrusive apartment complexes then youll love the brooks on Preston. There is very little that is positive I can say about this place. Your rent is going to go up after your first lease expires by about $100. They will look for any reason to charge you additional fees. 1 day late on your rent and its another $100. The dumpsters are not located anywhere close to most of the apartments so you are forced to rely on their trash service. Overall I would not live here again nor would I recommend it to anyone

I have been living here for more than a year now, it is very old community. so you can expect lot of issues in the apartments. you can easily hear the noise of people talking outside of the building. This is something i have not seen in any other community. Recently for fixing a foundation issue in my building, all of sudden they started work all around the apartment such as making holes to reach foundation, drilling in patio/front door without giving proper communication on the work and not making alternative arrangement. work went for more than a week while we were living inside the apartment. That one week we had horrible time, continuous noise, drilling, vibration and dust. And always you can expect very high move out charge, I would not recommend this community to anyone.

Very worst and old apartment.very bad Maintenance think thrice on before booking the apartment. Very Bad GYM only two thread mils are there in that 1 will not work and restrooms are very bad.Lot of restrictions for Patio, other than patio furnitures are not allowed to keep.Common washing areas are very bad. you can see the roads are very bad inside the apartment. there is no proper drainage while raining you can see the water are stays in the road for couple of days and insets also more. There is no entertainment for kids .They will charge you more wile doing revival of your apartment, even though the market price was down and their web site shows as lower, they will charge you $ extra and they will convince you as market price was increased. But you see all the year the market price was lower then your rent what you paying.

Just walk away. If I could give no stars, I would. I lived here for 15 months and had the management literally break the terms of my lease THREE times (the same infringement each time) and continue to lie to me about it and tell me it was not in my lease. When I read them the section I was referring to they said that they hadnt realized it was actually included. HA. So two options here: either (a) they really dont know their jobs and what is included in the common lease they use for every tenant, or (b) they lied to me repeatedly. Take your pick, neither is a good option.I also had persistent bed bug issues while here, something I never experienced before or after.When I finally was able to move out, I had the office staff come and do a walkthrough to get an idea if there might be any issues. They said everything looked great, in particular the carpet, which they noted often was an issue. A week later, after I had turned in my keys, they called and said that the carpet was a mess and would need to be professionally cleaned for $100. When I asked why they hadnt mentioned this in the walkthrough, but had in fact told me the exact opposite, they once again lied and recounted to me an imaginary conversation we had apparently had about how the carpet was in terrible shape. Truly disgusting.The only positive thing I can say at all is about the maintenance staff. A very helpful, prompt, and polite team of guys who always do good work.Save yourself the headache and just walk away. There are plenty of other places in the area that are within the same price range and general quality. This place is not worth it!
