So, Im giving my experience 5 stars. The buildings are old, the floors arent super level, and quite a bit of upgrading could be done to modernize. For the money though, its a great value. And all credit, whenever we have an issue, it gets remedied very quickly. When we moved in, the oven we had was old; we requested a new one and the next day we had a new one. The vanity in the bathroom was old and needed repair, new vanity. The kitchen flooring was dated and coming apart... boom - new tile! You cant beat service like that. And the people who live in this area are super friendly. I truly have no complaints... so far so good!

My building has had several break ins recently. Ive called maintenance and the main office quite a few times about the building door being able to be opened with a credit card, rather than an actual key. Their solution was to put a piece of metal in front of the doorknob. I informed them that it can still be opened by literally anyone with a credit card or something similar. Rather than replacing the door, they continued to patch it with a piece of wood. Again, the door is still loose and not secure. Still able to be opened by anyone with a credit card. I will happily edit this review once a proper solution has been provided, though it should be noted that a major security issue like this being taken so lightly does reflect on what you should expect, should you choose to rent with them. Have photos, but will not be posting them as it could help identify the building, which, clearly from this review, can be accessed by anyone without a key.

Ive lived in two buildings in the last couple years rented from Regent Square Rentals. The ladies youll meet to show you the apartments are great. The maintenance workers are spotty. I had my ceiling cave in and damage my belongings - I had to live with a friend for the next two weeks while they fixed it. I figured fine, its an old building, pipes will leak and cause water damage. They happily replaced my rug and would have replaced anything else that sustained damage. I was offered an apartment two floors up from me and help moving my bed, but my wifi (Fios) wouldnt reach that apartment.. which meant I couldnt do my work.I now live a couple blocks away in a nicer apartment. I was ecstatic with it. One month in, the rose-colored glasses came off. My wondows are covered in mold and are not sealed properly; my kitchen sink floods woth my upstairs neighbors sewage water (extremely gross and could potentially overflow); my shower refuses to drain properly even after trying the numerous remedies to solve that problem; and now, the buildings washing machine has been set to be replaced for the last 3.5 weeks. Maintenance has been notified numerous times, but their excuse is that a third-party has to replace it. Fine. Needless to say I will not be renting with Regent Square Rentals aagin, but I wish them good luck finding tenants with open and forgiving minds.

Slum lords. Please find elsewhere to rent. ESPECIALLY if you are a female planning to live alone. They want you to let maintenance whenever, and these guys don’t wear uniforms and come at all times of the day. They don’t answer calls or emails, their lease encompasses just enough to let them screw you over.The professionalism is DISGUSTING (Brittany, Jim and Kelsey I am looking at you three.) my bathroom was halfway finished the entire duration of my lease, everytime I’d call they told me that maintenance would be out “this week”One of their office staff threatened me, even though I already had a broken knee. They then proceeded to fear monger me with their lawyer.Oh and the tall fat blonde girl? She’s by far the worst.New addition: they will keep your emergency contacts and call and harass them when they get mad at you. Worst company I’ve ever seen and I have no clue how they’re in businessFeel free to reach out if you’d like more details.

(Thankfully) former tenant - they’re the absolute worst landlords I’ve ever rented from in my life. They charge top dollar for the lowest quality apartments. Maintenance staff is terrible, management is even worse. Don’t waste your time or money with these slumlords. I could write paragraphs but I’d rather spend my time enjoying my new house and never look back.

Ive had nothing but a great experience with Regent Square Rentals. My property was nice but just too small for all my items so I am moving into one of their bigger properties. The issues that did have got fixed the same day or next day. The staff is very receptive. They were really helpful in helping me find a bigger place to move into. Properties could use some updates but they are getting there. They have so many properties that its going to take some time. I will continue to rent from them until I buy a home.

Rented from them for a couple years. Professional and attentive. When I had issues with heater or electric, responses were within a timely manner. I broke my leg in a severe way right before my lease was up and they were understanding with not having a full clean out done in time. Im old enough to remember when the west end of wilkinsburg was a run down rougher place. This company, along with a couple of others, have saved many houses from becoming dilapidated and helped to bring the neighborhood back. These are older houses with old pipes and floors and walls, so you may run into issues, but they seem to have the staff capable of handling any issues.

Predatory slum lords, stay away. They do not adhere to their own contract policies, turned over a dirty apartment, not responsive at all to improvements or fixes, not well kept apartments, and put nothing in writing so they have no liability when their staff lie to your face. Rent from an owner of find any other agency to rent from.

If you want maintenance waking you up and popping up whenever this is the place for you.... Read the lease . Even when they give a time they come whenever they please. And when you try to report it respectfully you get ignored. Not reccomend at all

Was a little nervous moving in because I had read some bad reviews on here. We, however, have had nothing but good encounters with this company since living in one of their buildings. All of the employees have been friendly and helpful any time we have had a question or concern. The maintenance workers are friendly, fast, and professional as well. Any time we have put in a work order it has been fixed within 24 hours! We love our new home and our new rental agency and plan to stick around :)

After spending a whole day via email with CP Development setting up what I needed to do to secure an apartment in a nice artsy looking building, my apartment was snatch from under me as soon as I sent pictures of my ID and overnight shipped my deposit. When I say I was on the phone with CP Developed while I was at the bank not 30 minutes before I shipped my deposit I’m not joking. (Sending the deposit was already a hassle because their directions on doing so was incomplete.) I hate to be the black girl who cries discrimination but the apartment they offered me instead looked like projects in comparison. Did somebody say REDLINING?

I have only positive feedback after having rented for one year with Regent Square Rentals. The company was staffed by courteous employees who were easy to communicate with. The one maintenance issue I had was attended to promptly. Common areas inside and outside the building were kept tidy, and the other tenants in the building were pleasant and responsible. I also respected the fact that Regent Square Rentals was very mindful of COVID safety when showing my unit and preparing for a new tenant.

First off, let me say that no one has asked me to write a review. I’m writing it on my own accord because Regent Square Rentals has a ton of bad reviews, and I can’t wrap my head around why... so i’ll write this in hopes of changing peoples opinion about this rental company. My fiancé and I were very skeptical about moving in since we’ve read so many bad things, but boy were we WRONG! Our apartment is absolutely awesome. We have a huge space for a great value and couldn’t be happier. The maintenance team is absolutely incredible and with any issue we’ve ever had, they’ve been here very quickly to take care of it for us. They even installed brand new blinds in our apartment the first week we moved in since we were uncomfortable with our neighbors being able to see in our windows. We have our own private parking spots and if it snows maintenance comes and salts our parking area/sidewalk/front steps. They also take out our trash and recycling for us every week.Since our laundry is shared in the basement of our building, someone from the rental agency comes and cleans and changes the trash every week which I think is great too. They are really on top of the job. This is also a pet friendly company, which i’ve found is pretty rare for rental agencies in Pittsburgh, especially for dogs. We feel so comfortable, safe, and happy in our space. We are in a great neighborhood and would never be able to afford a space like this anywhere else in Pittsburgh. So many people are moving into tiny luxury studios for a way higher price, but Regent Sq’s properties give you a chance to live in more beautiful, old, architecture. All of their properties are so lovely and you really get a feel for classic Pittsburgh architecture when you live in one. I hope this review changes people’s minds about this company and gets more and more people to rent from them — welcome to the neighborhood!

Would not recommend. ALSO they’re known to pay people for good reviews ($100 off rent, etc) and have gone through some rebranding to misdirect. So be wary. Places look appealing & prices are cheap, but my place was dirty and falling apart the second I moved in. Took months to fix our already overpriced washer/dryer—took tenants collectivity signing that we would withhold rent unless they fixed it. They don’t say WHEN they’re coming to view the house, just what day. And they’ll show up anytime they please before 6pm (at least that’s what they say—had a viewer come through at 5:55 one time and they left after 6pm). Also, my lease was up at the end of August and they started showing it regularly in FEBRUARY. The apartment was so drafty that our gas bill was hundreds of dollars each month and they responded that that’s just how the apartment is, even though our neighbors paid far less for gas each month (and we kept it at 68). They own too many properties to care about you. The list they send you of all the stuff you need to clean at the end is laughable—I don’t even think my place was swept before I moved in. The place was full of so many cracks and drafts we had an awful ant problem. The sink wouldn’t even drain when we moved in, so I went and bought stuff to clear it out. Same with the bugs. Cause they don’t care.

Vey unprofessional and misleading when it comes to renting commercial property from this company they Basically make you put your deposit money down with an additional $100 occupancy fee and $35 application fee that they take and offer you the place lead you into believing that it’s yours And told me I would have my keys in two weeks and that a contractor would be calling me to ask how I would like this space painted to fit my liking, then wait for your application to go through the process just to call you and tell you that you were denied the space and that they will send your money through check whenever they get a chance. The woman Barbara that works in the office didn’t even speak to me when I walked in to put down my initial deposit she was very unprofessional very rude and in my eye I felt discriminated against after I went through the whole process of being told that the space was mine she who I never met or spoke to or did any business with later emailed me to tell me they would be going with someone else but I read it all over her face before I even gave them the money. Then the very unprofessional rude Dt agent that they have showing their place is named Bryan who took my money and guarantee me the spot when I called try to act like he didn’t know what was going on and that he had no idea and that it was out of his hands so needless to say do not EVER give your money to this place thinking that you are guaranteed to run your business there and honestly if you’re BLACK you can forget about it If I can give them 0 star review I would but they made me push one star. I’m not one to publicly bash anyone’s company I am a small business just starting out on my own and I’ve rented from another person before and I know how this process works which makes me question their business practices and their work ethic all the way around the board in the accounting and management team will not call you back they only contact via email. Hey I’ll take my money else where but Beware of the skiing that they’re using with the down payment charges in the application fees just to keep their lights on but hey wish them all the success in the world

When my husband and I moved to Pittsburgh we first rented with this agency. We have had a great experience renting from CP Development. So much so, we decided to rent from them again at a different apartment. Staff is super accommodating and are willing to work with you. We have had many pleasant experiences with everyone in the office. They are prompt when returning phone calls and provide us with excellent service. Maintenance has always been quick when something needed fixing and are always very helpful and very kind. We are very happy to be renting from them. The prices are great for the area and there is so much to explore.Another bonus is that they allow furry friends.

DO NOT WASTE YOUR TIME WITH THIS PLACE!the area itself is beautiful and artsy and thats originally what drew us in as customers, we didnot experience any rude service or anything, but no one was particularly helpful either. The main issue I had was they waited to mention a cosigner would be needed, even with a whole collective group that nets 5-6 times the rent. Which any other company is more forth coming and upfront about it, so this feels like a ploy just to get your application fee money. Needing a cosigner would also be way more understandle if the buildings were much newer and well kept, but they are not! But considering all the negative reviews Ill take it as dodging a bullet.

REGENT SQUARE IS OFFERING TENANTS DISCOUNTED RENT FOR POSITIVE REVIEWS. I no longer live with Regent Square Rentals. My friend who still does told me that he was offered $100 off one months rent in exchange for a positive review. I am pretty sure that this violates advertising regulations and am currently looking into how to report it with Google and the FTC or whatever the relevant commission is. Even if this was somehow legal, it is deceptive and unethical.UPDATE:Regent Square rentals has taken over 5 days to respond to immediate repairs needed on my apartment. A window screen is completely bent, one missing, and my backdoor has visible gaps of more than 2 inches. These items were part of the August repairs I was promised before moving in.Meanwhile, they are rehabbing a new house they purchased next door to add to their rental list as their existing properties are repaired in the cheapest, most ineffective ways possible.I moved in with Regent Square last month. In the first days, the city inspector came with the landlord to do a routine inspection. While there, I pointed out several things to the landlord: large holes in screens, broken screen door on fire escape, many ill fitting screens allowing bug infestations etc. The landlord seemed to care and told me these things would be addressed right away.I called back 3 weeks later after no contact. The person I spoke with, Lisa, didnt know anything about it and took notes on every problem. She told me I would hear from them in a day or two. I called back a week later, had to tell the entire story again, and was again promised it would be addressed.Regent Square Rentals does not care about their tenants once you sign your lease. You are just another guaranteed rent every month. If anyone from Regent Square would actually like to contact me and fix the problems going on feel free to. You know where I live.

Lisa was patient and kind in answering my entire list of pages of questions that I had before moving in and encouraged me to call back with more if I had any. Weve only had a few complaints about things that needed to be fixed and they were fixed very timely. Out of the blue Jeff even called me to see if everything was going OK and if they could do anything at all to improve our renting experience. Staff is extremely friendly, theyre very pet friendly and very easy to work with. Overall its been a very pleasant experience, very pleased!

I went to the office to inquire about an apartment I just was shown that was listed for rent. The chick in the office was very dismissive and rude. It took a very nice older gentleman to push her into telling me about other properties since the one I saw was supposedly rented. And a nice young man by the name of Nick rode me to show another apartment that was for rent.The way the chick addressed me, I feel like I was being discriminated against. By the way. They wanted 852 for an apartment the size of a toilet stall in a very old building. I would never give them my money.

Heres the short version: Dont do it if you want to rent from a place that cares about you. Youre just a check. They wont communicate with you, and they wont communicate with each other.Heres the long version:I dont even know where to start with this place. The first thing is that when we were shown the apartment, they were working on the kitchen, putting in new cabinets-- score! Except when we moved in 3 months later, we had 3 different kinds of cabinets AND THE ENTIRE APARTMENT WAS FILTHY. It wasnt even broom clean.There were nails coming out of the floors, and the boards were coming up and separating in places. They were also painted because they dont want to spend the money to replace them, and so they can continue to list one of the features as original hardwood flooring.In addition to that, there was a cracked window in our hallway that we put in a service request for immediately. And then again. And then again. We moved out a year and a half later, and that window was still cracked. At one point they told us they had in an order for it, but it apparently never came in. Hm.We ended up needing to move out a few months early, which we knew midway through our second lease, and we let them know that in person, with more than 6 months of advance notice. The gentleman we spoke with assured us that it wouldnt be any problem. They dont do subleases, however they can release us from the lease without any problems as long as we find someone to fill it. Awesome. We asked around out group of friends, reached out to some people, but didnt find anyone.So we went back into the agency to ask if we could use the photos that were on their website so that people could see the space without our stuff. We talked to a different person who told us in no uncertain terms that we couldnt advertise the apartment regardless, and that they would do that, but she didnt know the exact procedure, so she would kind out and get in touch with us. But she didnt.So we went back in. And went back in again. And went back in again. There was a different person at the desk every single time. We did eventually get in contact with their accountant 2 months before we were moving out. She was an angel. She knew exactly what we needed to do and got it done for us. At least theres one person who know what theyre doing

I have rented from here for almost two years now. I have had excellent experiences with the staff. They are very good at getting back to me about any concerns or maintenance requests I have. They go out of their way to organize community events and provide a dog park and community garden. By far my favorite landlords.

Constant flea infestation since I moved in a year ago. They rarely respond and when they do its to brush the situation off and tell me I do not have fleas. Their crew came and tore apart a row house we share walls with and within hours we had so many fleas. I even sent pictures and the lady (Dana Im pretty sure) that responded said the exterminator stopped by while I was present (I was not present, my roommate was) and stayed for about 2 minutes shining a flashlight on his pants in the doorway. He determined we didnt have fleas and left-like they had told him not even to entertain the idea of doing his job? Too bad they let such nice spaces decay into such a disgusting uninhabitable slum.Also had all my laundry locked in their laundromat that they gave keys out for (that apparently didnt work). I had a flight that I missed and asked they reimburse me the nearly $1,000 i lost because of their faulty system set in place. Never was I even given the decency of a response.In the middle of trying to figure out what to do about this since Im not a person who has the means to just up and move- but Ive also lived with fleas for a year now trying every remedy possible with no luck. The condemned house next to us had not been lived in for nearly 50 years and has actual vegetation growing inside the space we noticed when looking into the windows. No wonder weve had such a horrible ant and flea problem here.

Ive lived in PGH for 9 years, and Regent Square Rentals is the best landlord Ive had. Theyve responded to every issue weve had within 48 hrs.Im an artist and so is my housemate. We wanted to have a vent in our basement for art supplies that create fumes, and they installed one for us right away! Awesome!!!They began painting our deck a color we didnt like, so they changed it! Thank you!Probably my favorite thing that theyve done for us is to shovel and salt our sidewalk every time it snows. They are the first landlord Ive had in Pittsburgh to do this for me. We live on a corner, so we have a lot of sidewalk! So nice to come home from work and not have to do any shoveling :)Im sorry to read here that others have had less than satisfactory experiences with this rental company. My experience has been wholly positive.

0 on customer service, 0 on communication when issues arise, 0 on thier willingness to resolve issues, and their maintenance guys will enter your rented property and steal items when your not there. At almost 40 years old Ive never dealt with a rental agency who care ONLY about getting their money and NOTHING else. 0 start for Regent Square Rentals.

I would like to thank Regent Square and their maintenance crew for an AWESOME JOB! When we moved in, our front porch needed a complete overhaul. We were notified of this when we first moved in (and were okay with it!) and now a little over a month from our move-in date, the porch was completely renovated in 4 days. The maintenance team was polite, friendly and absolutely respectful of my space and time. I literally could not be happier or more excited for this new space in our apartment, or with the company and their staff as a whole. And the porch looks great!!

I love what theyre doing for the community-specifically the new dog park on West Street and how the community has really bonded over it. The maintenance men are always very nice and professional and the response time is usually good. Complaints- office gave one week notice to resign a lease 8 months in advance as leverage so not to get rented out from under. Office put a dead car in the small parking lot for our complex taking up a parking spot for 3 months after several complaints from many residents.

Absolutely horrible. They refused to fix my flooded basement and overflowing sewage while I was pregnant. We received a tow notice the night before Thanksgiving, one day after getting t-boned, and tried to say that it was because they didn’t have the vehicle on file, which they did, then that a tenant left the notice (what??), and finally that it had to be moved after three days. Flat refused to give noise complaints to the woman with the tumorous dog who bites people and barks at all hours of the day, or to anyone for slamming the gate all night long. The maintenance man NEVER comes. It took two emails and two phone calls to even get him to come look at the basement, and that is quite literally all he did. Never fixed the issue. They do not give 24 hours notice before entering your home, either. If I could give them less than one star, I would. I’ve had to send in complaints to the health department and to the ACLU over them. Worst slum lords ever.

Weve only been in our apartment about a month, so maybe this will change. But so far, so good. No major problems and theyve been responsive to any repairs we needed made when we moved in. Weve always been able to reach a person at the office when weve called (always during office hours). Maryn (spelling?) at the office is also very nice.I just figured, since we almost didnt rent from them because of all the negative reviews,it would be worth posting something about our positive experience. Were enjoying out apartment and our interactions with them so far.I would add that we just expect that if we submit a service request, their service folks can show up anytime. They have been very nice and courteous though. And once we even had someone show up within an hour of us submitting an online service request, which was unexpected, but welcome. Id say if you submit a service request, just expect that someone might show up (maybe without specifically notifying you), and you wont be too surprised. We have a pet too (a cat) and we have just left a note on the door to be careful not to let him out. The guys who have been over to fix things so far have been the same 2 people, and they clearly read the note and know the drill.No problems yet.

BEWARE! Theyll be very nice to you until you sign the place. These people are handicapped. If you dont renew, theyll show your apartment five or six times a week. They wont give you a specific time either, just a 10am-6pm range. Apartments are crap, falling apart and way too expensive. Theres an ant problem. They dont clean the apartments before renting them, and their broom clean definition is appropriate for sewer rats. Theyll try to charge you extra for no reason and theyll be extremely rude. They will also insinuate you are breaking the rules.Screw you, CP development.

Great place to live if you want your privacy invaded. They will send you texts and emails stating they will be there between 10:00 AM and 6:00 PM and not show. Then they will come banging on your door on a another day. Never forget to put the chain lock on or they will barge right in. I wont even go into thing that were wrong with this place they never fixed. Like no cold water on the kitchen sink, mice and ants everywhere, and so on. Just dont rent from them

****DO NOT RENT FROM THEM****Worst rental experience Ive ever had. My apartment was missing large spots of paint they creatively directed me away from during the showing. Leaks and bad plumbing abound. Will tell you one thing and then completely pretend it never happened. Took me a month to get a window that fell out of its frame repaired, another window that fell apart hasnt been fixed after a month and a half. Ive had nails come out of my floor half a dozen times. To them, youre not a person, youre just a monthly check.At one point, my kitchen sink was leaking and running into the apartment below me. They told me not to use the sink until the leak was fixed. It took me literally two months and threats of legal action to get it fixed.My on-site washer and dryer have been broken since day 1. I feel that a lot of Rental agents get reviews at extreme ends of the spectrum.I want to provide (as best I can) a fair and balanced review.First, Regent Square Rentals own a lot of properties in Wilkinsburg and so reviews that complain about the time it takes to resolve issues may fail to consider that prioritisation of certain tasks might need to take place before a less urgent issue can be fixed.In my experience so far any issue that has been urgent (a non-functioning AC unit, a leak in the basement etc) have all been sorted within 24 hours. Cosmetic issues have been slower because they aren’t interrupting our daily lives.The maintenance staff I have interacted with, as in those who consistently work for RSR, have always been professional and friendly, and our good with pets.I find that if office staff may seem aloof it is perhaps because they have had to deal with clients berating then personally for issues that they are not personally responsible for. Any time I have spoken with anyone in the RSR office I have found them very reasonable and helpful.At the end of the day, it is worth remembering a big organisation may take time to respond to issues and when they do communication might not be super clear because they simply want to help you resolve the issue quickly and not because they want to enter your home unannounced. Moreover, speaking to them calmly about any issues or concerns you may have has always seemed to produce positive results for both parties involved.

Cheap rent. But they dont like to pay for maintenance (wasps in exterior walls, metal winds that shrink in winter, broken chain lock, etc). Also, dont always notify when they are sending maintenance for checkups (came home to maintenance replacing a door and was not notified of repair work). Didnt notify tenents by mail when we were sold to new company. They told us the wrong rent when we first paid. Asked for missing ~$20 over a year later then over a year after that said they told us the wrong price then, too and asked for missing ~$5. Sent And invoice for unexplained charges for a month that hadnt even happened yet and the invoice had our address wrong.

Im currently living in a Regent Square Rental/ CP Development apartment. The leasing office was friendly & responsive when we were initially looking at places -- they showed us many options to choose from and even switched out the oven in our current place before we moved in because I said I wanted a larger (full-sized) one. Maintenance people are very friendly and typically show up within a day of us reporting an issue. Overall, Im impressed. I was not paid for this review in any way -- I was just inspired to write it because a maintenance person is over at our house right now to fix a very slow leak on our toilet.Update: 1 year later. I had to break my lease after an injury made my 2nd floor apartment less than ideal. Regent Square Rentals did show my apartment multiple times per week, but always gave me adequate notice and they were very fair about the terms of breaking the lease. They were professional throughout the process and managed to rent out the apartment fairly quickly.

The only reason they deserve a 1-star rating is simply because the maintenance crew has a few really nice guys. Other then that, I do not have anything really that I liked about this company. They call themselves regent square rentals but the location of the properties are in Wilkinsburg. Now for someone moving from out of town, it was a big shock to find out I lived in an area that was one of the worst areas of Pittsburgh. So to counter-act this, we had installed with our cable company a monitor security system which was an inconvenience to the maintenance company and we were forced to remove it. Why a company would not allow extra protection is beyond me.The place was remodeled prior to moving in and after moving in we realize that paint was peeling off the walls, toilet never flushed properly, the bathroom was hideous & never properly remodeled. the floors were beautiful to look at but they were poorly installed and had many cracks throughout the house, we had key locks on the windows and didnt even get them opened until AUGUST and it was so hot you couldnt manage in the house. They did not keep up with landscaping which led to stray cats living in the bushes and have liters of kittens who sprayed all over.my biggest complaint was my most recent situation. I was signed into an 18 month lease to ensure there wouldnt be a rent increase (its overpriced as it is) but my roommate found someone to replace me. Prior to moving in you must give them the first and last months rent. Meanwhile, I have NEVER paid anything late to them or the utilities company. This month, I did not pay my portion of the rent because this was my last months rent according to the new lease the signed and they collected the last months rent prior to me moving in. They took me to court over $450 and refused to reimburse me for what I already paid. They were clearly well-known at the magistrates office from comments made throughout the 5-minute hearing. So not only am I out money, I had to take off work.Overall, I have nothing good to say besides the one maintenance gentleman who works his butt off. Maintenance was good at responding but you would have to ask for things they were supposed to take care of. If you are moving from out of the area, do not think you will be in Regent Square because you will most likely be in Wilkinsburg and do not count on getting a security deposit back. Not a business who cares about their tenants.

Appartements are not the best quality but the staff and maintenance are easy to work with. We never had anybody enter without permission and we were treated fairly well.Their offices are open until 6 pm in the weekend which was helpful. My main grief was how cold it gets in the winter (their thermo resets to the minimum heating setup every 3 hours).

Not only is the property heavily over priced for the condition, but the management company is completely unprofessional. When we first moved in the tiles in the shower were very loose and noticeabley damaged. After about a month of living there, the tiles randomly caved in leaving exposed pipe and no shower wall. the maintenance crew was there right away and fixed the problem fast but a few weeks later we received a maintenance bill of $1,500 for the repairs to the shower which we were not responsible for. It had been a prior issue but after discussing this with the rental company they still deemed it to be our fault. Also when we paid our rent after we had received the maintence bill they had taken our rent check and applied it to the maintence bill without our consent or knowing. We had no clue until we received a late rent notice. All in all the apartment is not nearly of the quality that it should be for the price we pay, and we have not had a pleasant experience with management and we have only lived her for 6 months. I would not recommend renting through this company to anyone unless you like to be scammed!

As another reviewer stated they do appear in and out of your apartment when ever they feel like it. I told them it is disrespectful and an invasion of privacy. I went to sleep one day with my bathroom door working perfectly I woke up to the hinges missing pieces that allow the door to swing open freely. So that means while I was asleep someone came into my apartment and removed them. Several times when we first moved in the maintenance would leave the back door unlocked. I constantly had to call them to fix things, and they did a half --- job. There are two windows in the entire apartment and one of them is missing a screen so the apartment is unbearably hot. Before I signed my lease my bed room had a ceiling fan after I signed it and moved in it was not present. The guy at CP gave me the run around. They are always very rude. The walls are paper thin, once my bathroom leaked through to the apartment below and you could see the lack of insulation. They lie a lot, we filed noise complaint about neighbors (before we knew about crummy insulation) and our neighbors turned right around and called on us about my dog, and CP sent a letter saying we would be evicted at the next complaint. I called them and pointed out how it was retaliation and they said they never sent the letter and it mustve been the neighbors who did, we went down to them and I could tell the guy was lying as he looked on the computer and discovered it really had been them who had sent it, and by mistake I might add. Heaters barely work. Ants and mice. Paint falling off the walls. Very noticible floor slant, stove on blocks. Plug sockets didnt work when first moved in, in the kitchen had to get them fixed. Also electric wiring exposed in sockets in bathroom. not very safe! Read lease carefully!!!! I found errors in my own and had them fix the problems. Not very professional. I could write a book abut how horrible they are, I just hope you heed our warnings and dont rent from these slum lords. They dont deserve to make money. I wish I had researched them first.

Slumlords who will enter your apartment at any time for any reason without notice. If you rent from them, they will start harassing you (multiple phone calls, letters, etc.) about whether or not you are renewing your lease A FULL SIX MONTHS from when your lease ends. They will also start BRINGING RANDOM PEOPLE INTO YOUR APARTMENT, showing your apartment starting six months before your lease ends if you do not renew. The 24 hours notice is rarely if ever followed. They say its a courtesy and they have no obligation to notify you. They are bullies who will treat your living space as a public square. Their lease states the apartment must be broom clean when you move out, even though it was disgusting when you moved in. For some reason when they start sending you lease renewal notices at the proscribed six month mark, they include a list of charges for damages for failing to clean before you move out that is simply absurd. Again, they are bullies, they do not expect tenants to stay more than a year, and you will be nothing more than a disposable tenant that will rotate out at the one year mark.They also list themselves as Regent Square Rentals and will advertise Wilkensburg apartments as being in Regents Square.

Ive been a renter in the East End area of Pittsburgh for over 7 years. As a cat/dog owner, that makes finding a rental very tricky. Many places I have been with have charged outrageous fees and with RSR, they are more than reasonable. The agent who showed us apartments took all of our needs into consideration. When our gutter broke this winter, they immediately sent their maintnence team out the next day and even offered to deliver salt for the ice patch! Since we worked closely with Lisa, I have to mention that she was especially helpful, compassionate and understanding. Ive rented with many landlords and agencies in the East Side, many of which were horrible - Regent Square Rentals has topped them all!

Lived in their apartment over 5 years ago but was way over priced. 1 bdrm plus electric was 770 and went up 25 bucks a year. I only lasted one year in the so called newly renovated place. Which was located in Wilkinsburg not Regent Square. There was a rat problem, the heating sucked, was always freezing cold, windows were thin and difficult to open (fire hazard ). When I mentioned I wasnt renewing the lease they showed my apartment when I wasnt home when they assured they would only show with me there (set up nanny cam). Then they didnt show when they said they would do showings. Bombarded my place without appointment or warning when they came to fix issue ;which was once since they never addressed issues on list I provided other than. I was in shower once when a guy came in unannounced and had the nerve to complain when my Akita had him maintenance cornered. Only protecting mama. Once threatened with my lawyer did they stop showing my apartment when I wasnt there and they also let me keep last 2 months rent (one for security deposit ). They never fixed anything that was hazardous prior to (ie blanks in fuse box, exposed wiring), during and I bet not after the live in. The absolute worst in Pittsburgh. They also go by Regent Square Rentals, dont be fooled. I survived a year, Ive seen neighbor tents only survive 3 to 6 months. I deserve some type of prize for dealing with these slums. I did file a complaint with the BBB. If I could give them -5 stars I would. Lastly the place was filthy when I moved in, I provided the blinds, light bulbs etc. When I moved they had a list of what they wanted replaced like light bulbs (huh, I supplied them not replaced.) Also they wanted a thorough deep clean while all they provided was maybe a broom sweep. They wanted receipts of such. Renter beware you are just a rent check, they do not care about the housing or the people they do business with. I asked for a legit home inspection before moving in, my moms bf did one because thats his line of work, he told me what was wrong and when I asked them to do a inspection the guy they sent later I found out was one of the business owners. He wasnt a outside inspector but one of them.

They require lease renewal a full 5-6 months before the lease expiration. My apartment was so-so at best, maintenance was spotty, and they are bullies. Spread the word. They care far more about their income than their tenants as evidenced by their completely absent pandemic eviction response, by their rather rude staff who have poor communication skills, and by how their places are maintained. Im a general contractor by trade and work in peoples homes; and RSR maintenance does the absolute BARE MINIMUM to just get things done. Prior to moving to PGH my husband and I had always rented directly from individuals, so we were nervous about renting with a company. If I had only known how wonderful Regent Square Rentals was going to be to us I would never have worried! From their timely and friendly maintenance team, to the help they gave us when our dog escaped (by the time we found him the RSR team was on their way out of the office to put lost dog fliers around the neighborhood without even being asked), to Lisas consistently pleasant attitude when we asked for a lot of help determining where to move again in the neighborhood (spoiler: we picked another RSR apartment!), to the beautiful community garden and dog park they offer to their tenants for free, the RSR team has been nothing short of amazing. If google would let me, I would go on and on with pages of anecdotes about how kind, helpful, timely, reliable and all-around awesome they have been throughout our past two (going on three) years of living in beautiful, quirky, fun Regent Square Rentals apartments. When i first moved in, there was plaster/ paint peeling from a couple of the walls. The bath tub surround is literally held together with DUCT TAPE. Getting maintenance done to any extent is a hassle. The bathroom ceiling has been leaking for 4 months now. Nothing has been done to fix it. Its molding and starting to sag pretty bad. Who knows how bad above the ceiling it is. Ive contacted the company numerous times about the issue with nothing resolved or anything said about it. Never renting from this company again.

Most of my interactions with CP developments office have been pleasant and their office staff is helpful and accommodating. That said, the apartment building located at 520 Jeanette Street is also home to the construction crew responsible for the maintenance of all their properties. Between 9 a.m. and 6 or 7 p.m. there is constant noise coming from the parking lot and adjacent garage where they store their equipment. They also installed a dumpster for unloading building materials that is not only an eye-sore, but usually is filled with disgusting garbage that wafts through our windows. By far the worst though is their crew. They are loud, rude and vulgar; using power tools and banging around material as early as 7 am. Not to mention they insist on playing the radio at top volume while they work. Ive complained to the office several times about this noise, but no one seems to do anything, assuming that tenants will just put up with it. For nearly $1000 a month, there are far better options available in the area.

Updated: These people put me through absolute hell after an electrical fire. They left an empty fire extinguisher in my kitchen which could have killed us even if the fire didn’t. My bathroom cieling fan somehow combusted, burned through the grating and filled the place with soot. Upper level management first tried to blame me for somehow causing the fire, within about a half an hour of surviving it. They then repeatedly lied to me about “cleaning” the unit over the next two full months, while soot covered the cielings, walls, and floors. They wiped the floors and wiped soot around on the walls at first, told me it was clean, and expected me to just ignore the massive health risk. PA law doesn’t require a fire restoration service to clean after fires happen, and these people do not care about their tenants or their properties’ longevity. So after doing everything I could think of (including contacting the health department a matter of days too late) they left me with an apartment covered in soot, where it was absolutely unsafe for me and my cat to live, and probably will stay that way. I had to live in a hotel paid for by my renter’s insurance for the last two months of my lease because repainting the bathroom and wiping some degreaser on the walls was all they ended up doing after calling them probably a dozen times. I personally saw one of their owners speaking with a fire restoration expert in my apartment about what needed to be done, and even the expert explained to him right in front of me that special enzyme cleaners would be needed because the soot was going to eat through the paint and also just keep falling slowly from the textured cielings, and even after getting confirmation from two other services and the code enforcement office that this was what needed to be done, they either decided they didn’t care enough to do something not required by law, or they were just doing a free consultation in front of me so I’d think they were actually going to do something.Most if not all of their properties are in very old buildings with lots of issues. The 1st place I lived: 3 full blown ant infestations in the 1st month from all the gaps around the doors, windows, screens and baseboards, which also made it incredibly hot and cold. The place was absolutely filthy when we moved in because they don’t clean at all between tenants, and the management sends a letter to threaten a whole checklist of fees if you dont clean your place extensively before moving. One of the office or management staff (no longer there) blatantly contradicted and even spoke over a woman coworker who was trying (correctly) to waive an illegal $50 charge for a replacement smoke detector battery. They require you to decide about renewing your lease halfway through it. If you decline theyll start showing your place a month later and their policy is to send an automated email, usually less than 24 hours in advance that just says well be showing your place sometime between 10 am and 6 pm tomorrow. Youll also get no information about when maintenance people show up besides an estimate of the day if you ask for it. In the 2nd place I rented (which was mostly fine in the summer) the heating barely functions. Space heaters arent allowed in any of their properties. After having maintenance come try to fix it 4 times with barely any difference, I gave up. It was often in the 40s and sometimes even the 30s inside this winter, with the heater not even turning on at all for 24 hours on christmas day.Bottom line: Check out any place as thoroughly as you can before renting here, as the management of this place is cheap, exploitative and unprofessional, and just don’t unless you absolutely have to.CP Development asked me to write a google review in exchange for $50 off of my next months rent. Most of these positive reviews were bribed to fix their image problem. Do not rent from this company unless you have no better option.

Ive rented from CP for 2 years and have experienced nothing but great things, despite what people have reviewed.These guys showed compassion to me the very second I started my search for an apartment. I was homeless in the middle of winter, extracting myself from an abusive relationship after moving across the country for that person. So, I was extremely vulnerable and desperate. Lisa, one of the veterans thats been at the office, made sure I got into an apartment asap.Personally, I have had no real issues with the units. At least ones they couldnt fix for me. The moment I made a complaint and drew attention to an issue, the maintenance was there to fix it. I lived in an apartment in Swissvale and a townhome in Wilkinsburgh. Although, the townhome was a bit overpriced for the area, I stuck it out for the year.I moved out July 2017, moving up north to be closer to my fiancés job. I was 7 months pregnant during the move and incapable of doing much, Lisa definitely took care of me. Had extra maintenance men help me move my bigger furniture and made sure I was set. She made sure I had leniency when it came to making sure the apartment was in good condition (ex. Making sure all holes were covered) knowing I was hardly capable of doing anything.Overall, my personal experience was good with CP. Just build a good reputation and relationship with the office and things will run smoothly. They arent heartless, so dont be afraid. Ill surely be missing them and the respect I received. If I had the opportunity, Id rent from them again.

Wish I could give negative stars. Currently a tenant that is unfortunately stuck with these slum lords until 2017 because THEY FORCE YOU TO SIGN YOUR RENEWAL LEASE 6 MONTHS BEFORE YOUR CURRENT LEASE ENDS!!!!! And rest assured, your rent WILL be increased each and every time - not even a discount for resigning so early. Dont expect any of the amenities that youve been promised to actually work properly and if (and most likely when) those need to be replaced you can be sure youll get the absolute cheapest replacement possible - even if you ask to have something comparable to what you had when you signed the original lease. Promises made by the leasing agents are simply bait and switch lies to get you signed up - when they take these things away later (things like storage area, # of parking spaces, access to patio space, etc) - theyll cling to the lease agreement and if that amenity wasnt listed in the lease, too bad for you. Your rent will still go up anyway. Thats if you can even sign the lease after they make you jump through multiple hoops to prove your worthiness as a potential tenant. They really make you feel like they must be giving you a great product because they are so meticulous and rigid about all of the paperwork that you need to complete to be approved. What a joke! The office staff is somewhat pleasant on occasion when I call to discuss yet another issue with the property and the ragtag group of maintenance people are truly the worst. Theres maybe 2 or 3 of them that seem to at least try but still screw up anyway and the rest will pretty much blatantly tell you to go screw yourself if you ask for corrections to errors in their work or for them to clean up after themselves. But we all know the real problem here is terrible management and cheap as can be owners. Of course, I knew CP Development aka Regent Square Rentals (btw you arent fooling anyone with that re-branding) had a reputation for not being great landlords, I considered that when looking for an apartment but asked myself how bad could it really be? I have my answer and am writing this review to make it clear to anyone asking themselves the same question - it could really be THAT bad! And I could somewhat give it all a pass if the prices were fair and the rates were somewhat constant but these people charge TOP DOLLAR in the neighborhood (calling themselves Regent Square Rentals is a bit of stretch considering most of their properties are in Wilkinsburg) for garbage rental properties and even worse service. Also, their 1980s Miami Vice pastel paint aesthetic on the exteriors of all of the properties is so tacky and it ruins the charm of the neighborhood to be honest. I cannot wait until my lease ends (but not for like 16 more months!) and I will take each and every chance I get to publicly lambaste these frauds (I work in the media industry so believe that I will) and hopefully keep at least one person from wasting their money and feeling constantly frustrated.

Ignore the poor reviews for CP development. Things are obviously different now, as Regent Square Rentals has made living in the area so easy. Everyone who works in the office (open 7 days a week for your convenience) are fantastic people. They own a large amount of buildings in the area, and they are all different (so definitely ask to look at at a few). Rent pricing great & reasonable, SUPER PET FRIENDLY!, and the maintenance team are incredibly reliable. If you want to live in regent square, a great neighborhood with great people, lots of dog owners, and some awesome places to eat on Braddock (shoutout Ds six pax & dogs) Regent Square Rentals will make everything easy.Also want to point out that there were some last second occurrences that forced us to live in a temporary apartment in our 1st month while our apartment was worked on. Not only did regent square rentals promptly find us a temp apartment, guys from landscaping & maintenance helped unpack my uhaul upon arrival. When it was time to move to our actual apartment next month, RSR paid local movers to do all the hard work for us, making the process incredibly easy. These people go above and beyond. 10/10

So I have been living there for 5 months now and have had no issues!We first came across the apartment just by driving around and I remember seeing that place on a craigslist ad. So we stopped and called Regent Square Rentals and Jim came over right away to show us the place. My roommate and I loved the apartment, filled out the application, then she started to get cold feet when she saw the reveiws for the landlord. But then I was like when isnt there a shitty landlord. BUT I was wrong, because these guys are really nice!They are quick to respond when you put in a maintence request online (we tend to expect them that day), and if you call to check on the status of something they are very professional and tell you whats going on. Sometimes they dont always call you back, but if you call again you are likely to get someone with an answer. I like that they leave a door tag if they stop by to fix something so you know that someone was there, who was there, and what they did. I also have a cat and they have been very respectful not to let the cat escape when they do come fix things.Overall - Pretty awesome rental company, they are there when you need them.UPDATE - I bumped it down a star because we have been waiting 5 months for window screens. I keep calling to get an update on screens and I keep getting a run around with no answer and a we will call you back without a call back. It shouldnt take this long to get screens. 5 months and counting.

Infested overpriced apartments. Was filthy when I moved in and many appliances were broken. I called housekeeping who tried to clean for an hour as I was moving in. They left after an hour and never came back. Toilet did not work well and was falling off the fixture. Sink was broken and obviously not cleaned. I ignored the majority of this and cleaned up myself.The last two months I lived in the apartment it was infested with flies. They said it was because I lived near some trees. Also, since I have moved to a different place I have learned my utilites were ski high with CP develpement. My guesss is they terribley antiquated heat pumps they use are inefficient(also think this is where the flies come from). When they tell you that you dont have to pay for heat what they dont tell you is that they fix your thermostat at a certain temperature. Was freezing all winter. Once it was time to use the air conditioner (which you pay for) my bills sky rocketed. Last month at CP development my electricity bill was $250, first month at my new place $85.....Here is the kicker. I have been out and in a new place for a month. Get a bill today from CP development saying I left certain parts of the apartment dirty and they want to charge me. I left that place much cleaner than when I moved in. Also, I was not there for the inspection, how fair is that.! No inspection was done when I moved in and it was filthy, but for some reason they do an inspection without your presence when you move out. Then they try and charge you after you leave, when you actually left the apartment much cleaner than when you received it. Broom clean my butt!

To all the people commenting slumlord this is not a slumlord rental agency. These people wprk with you to meet your request. We lived in a place where we had to fix our own appliances, pay for new things, and had horrible infestation of roaches. No they do not always fox your request in a day but I have had everyting fixed and answered. To the rigorous application that you have to go through that makes me as a tenant feel better. They have appartments i areas that are truly amazing and peaceful. They are also working within the community to make it better!They also in the lease say they are allowed to enter at any point . It is their property and their right . They knock before entering and make sure your are aware. Your space is always respected. And nothing that is not stated in the lease is done ( everything complained about is stated in the lease).We have been renting with them for a year now and have had no issues with any request that we call about. Our stove broke when we first moved in and they replaced it with a new one imediatly. We had also some issues with a draft and they also fixed that within a few days. Someone is there every day to call and ask questions. Everyone there we have talked with are very nice, helpful, and they are dog frendly(a huge pluse). Rental prices are much too high for the quality of their properties. It is very difficult to get a service request processed. My friend had a mouse infestation that they never handled even after repeated requests over 2 years. Advertise properties to be in Regent Square when they are deep in Wilkinsburg where homes are dilapidated and the neighborhoods are dangerous. When they bought my building, they came in to my apartment *without any warning* and reported I had a dog.... which I do not. They intended to raise the rent from $700 for 2br to $1100 wiithin 9 months are tried to force us to sign a new lease over Christmas when we could not call other rental agencies to find a new place. I left asap! Avoid! (includes Regent Square Rentals)

Everyone is friendly but their properties are in pretty bad shape and it takes alot to get them to do things. Have to ask for things repeatedly.

Slum lords, they bolted my back door shut for two months while they replaced a fire escape. Bars on the windows meant there was only a single means of egress from my apartment. They also let a leak in the bathroom ceiling go for months, I had to call five separate times to have them replace ceiling tiles that were constantly collapsing into the bathroom. Avoid this company and their properties.

Rented from them for one year. Maintenance requests were prompt, but there was some confusion at the end about the last months rent which was frustrating.
