I would give 0 stars if I could... awful service the administration and maintenance just dont work together, the place is old and dirty, homeless people get in and out, inside the apartment everything brakes and they dont resolve anything... I have one month living here and it was the worst decision ever .. just dont even try living Here

Would not even give 1 star, management doesnt care about the residents I have screen shots of dates that I have opened tickets 2 weeks still waiting.they closed the tickets.cant usetmy kitchen sink, my frontdoor I cantt lock it so I have been sitting here not going anywhere. Had to walk to the office and ask about them. No help they dont care, for what we pay for these apartments you would think we could get help. Also no number to call and complain about this complex

During my time living here at these apts. I can honestly say that the four stars is warranted and much deserving. There will be problems with maintaining up keep no matter what apt complex you leave in. Management have done a very good job at repairing all my problems. I have referred others to come live here!

Wish I could rate it lower than one star. If you want terrible service, be lied to regarding your move in costs or lease? Want to move into a very dirty apartment they tell you is ready to move into to? This is the place! Want to be told your monthly rent is now $50 or $100 more monthly than your lease states, this is the place! Like waiting months (or longer no joke) for repair work? From simple to serious, all jobs all will be ignored. Do you like the smell of cat piss? Your will love it here! Pet cats and Feral cats everywhere at night. Like seeing trash all over the parking lot and grounds? Come on kids find the dirty syringe you can play with. This is the place! Want a good working dish washer, a microwave or a complete ready to use stove LOL ? Your not going to find those here! Do you want your laundry stolen from the laundry room? This is the place! How about your car broken into? This is the place! Like roaches, bed bugs and mold? This is the place! Do you like cold showers? You better!!! The hot water goes out all the time, lasting days at a time. Wanna call to complain? LOL Call the office and leave another message nobody will call you back........EVER! Read the other reviews your gonna see the same thing over and over. Management cares about the renters so much they block handicap parking spaces for a week with tree trimmings and trash. Fire lanes blocked for over a week with dumpsters. Used condoms and drug needles in the parking lot or childrens play areas. Police cars in here all the time. The pics below are just from times Ive noticed them the last couple of months, and bothered to take pictures. Dont forget to add at least $100 to whatever they tell you your rent is going to be for your water bill. My water bill is normally 2 or 3 times my electric bill. When does that happen anyplace else?! Management is robbing every tenant here. I cannot stress to you still reading this enough DO NOT RENT HERE!

Its been a nice experience so far since moving in to Waterfront. The proximity to schools was the draw in factor at first but we do appreciate how nice and well kept the property is under new management. The manager Luisa has been nice to work with since day 1 and were enjoying settling in to our new space.

This place is horrible and we were told that we were going to be moving into a bottom unit the day before we signed our lease come to find out we got moved into a top unit that had no working AC no working refrigerator bed bugs and Cockroach droppings and they charged us $1,8005 to move in we are now in the process of getting that money back and canceling this lease not even there 10 hours and theres bed bugs cockroaches Burns in the carpet no AC no working refrigerator busted up cabinets and shelves I would not recommend moving in here it was a horrible experience moving my boyfriend in here.

Been living here a couple weeks now and so far I like it :) I noticed some work being done around the property so Im sure that its just getting better because the manager helped answer all my questions and get all the accommodations I wanted. All the office staff seem to be very friendly and have been helpful so far.

Moved in a few months ago and the desk people are so much nicer than I’m used to, so thought it was time to return the favor. Really glad that there is a pool, I’m looking forward to using it soon as it gets hot again. Not to mention I LOVE that I have a walk in closet, can’t always find that. Spoke with this lady named Luisa and she’s been able to help me with whatever I need since she got here. Haven’t had any problems and really liking it so far.

I had broken accommodations in my apartment the entire time I lived there. I was blamed for everything that was broken when I moved in. My security deposit was $200, but was charged $400 and never received a dime back. The front office staff are very rude and will yell at you at the drop of a dime. They would not spray for bed bugs or take care of any of our issues please do not move in here.

I moved in two weeks ago, I LOVE my apartment, the first time I came looking for an apartment the manager gave me the tour she is super nice lady she even gave me a discount flyer :) when I came back the girl Claudia got my application she is also super nice. This is the Worst place to live ever I had no hot water bugs in my place kids from neighborhood harassed us until we had to emerge move out police called nothing got fixed and all they wanted was your money, crackheads everywhere.

NO STARS!!!!!!Ive lived here for 5years, and let me tell you, I couldnt be happier to move. My Mailbox has been Vandalized 3 times. The office has continuously failed to improve their security system or fix my mail box issue. NONE OF THE SECURITY GATES WORK THEYRE ALL BROKEN. The whole complex shares all of two water heaters on each side of the complex (if you dont live close to one good luck getting consistent hot water or hot water at all.) Their maintenance workers do not speak English which makes it really complicated trying to get things fixed CORRECTLY. THEY ALWAYS HALF WAY OR TEMPORARILY FIX THINGS. They charge you unfairly for the water bill expense (ex. I live alone in a one bedroom and work to jobs I pay about 80 to 90 bucks for water and Im NEVER HOME.) The Manager VANESSA IS INCREDIBLY RUDE AND CONDESCENDING, and if you dont record your encounters with her shell act like shes never spoken with you and will completely disregard issues you bring to her attention about the complex. They LOST THE SPARE KEY THEY HAD TO MY APARTMENT. Your Tenure means nothing! Ive had the same maintenance issue since June 18 its now December 18 and they have still yet to properly fix or address these issues.

Would deff avoid. Place has bed bugs. Ive seen management try to move multiple occupants into one specific apt when they knew it had bed bugs.The carpet was cleaned but never replaced. Ive seen two people move in and out of same unit within 2 weeks due to situation and had to leave their belongings behind. Manager has a attitude for no reason.Assistant manager is nice. Maintenance is not really qualified to be fixing things. People also do not clean up after their dogs. Cats constantly pissing in stairs. Usually homeless people occupying the stairs as well. The structure of the apt complex can give out at any moment. Corporate number does not work. And they usually forget to put people on list to be sprayed.Pool stayed locked often Even before Covid 19.

Been wanting to move into a 2 bedroom for the past year now theyre saying that management wont let anyone transfer into a two-bedroom so make sure you know exactly how many rooms do you want to rent because it seems like they wont let no one transfer.the pool is always locked with a chain and lock jacuzzi has never work since Ive been here over a year now and the gym room is inside the office and they keep that lock so you actually have to go and ask for the key and that was just recently opened after they had to fix a ceiling there.

Hi there, I just moved here from California, at first a little be escéptico, afraid of all negative reviews;Well, what a surprise, I did everything on the internet, l like the pics, the pool, the area and overall the apartment, and I dare, someone from the office helped me with all the paperwork and transactions,When I arrived, went to the office introduced myself and Luisa after introducing Me with the team members of the office, she personally did give me a tour showing all the areas or at lease the most important, finally showed Me this amazing apartment where I’m so happy, I highly recommend this place, thanks Luisa you are very nice and professional with a uncommon actitud And fun!!!!And thanks the whole team!!!!!

Since there is not a no star rating Ill give them a 1-star rating this apartment complex is approaching 40 years old if not older everything in this place is falling apart theres no hot water the roofs leak and it seems like they will take just about anybody the cops are here on a daily basis management absolutely positively does not care about the safety of their tenants I would avoid waterfront apartments at any cost it is one step better from living on the street

I lived here for only 9 months, 19 years ago and it was beautiful. The name was Portofino by the lakes and I recall receiving a beautiful clean fully functional 2 bedroom apartment. All questions and concerns were addressed in a courteous professional and effective manner. It’s disappointing to see so many bad reviewers and ugly pictures. 😕

I HAVE LIVED HERE FOR YEARS, BUT THIS YEAR IS MY VERY LAST!!!I honestly dont understand the delay in providing something that we should have, and are paying for. Hence, this is an apartment complex, and we are renting. You all know that this isnt right. Its an ongoing known issue that has yet been resolved. The service that you all provide is terrible, and quite frankly, I dont see how you all can be so focused on remodeling, when there are BIGGER problems! Zero consistency, lack of training, lack of customer service, lack of empathy, lack of knowledge, and lack of care.Better believe they want the rent on time, but we cant get emergency situations resolved on time!!Not to mention... bums and drug addicts/drug dealers coming onto the property, they sleep behind the dumpsters and in the grass. Gated community, but every gate is broken, so therefore is accessible to any and everyone.The stray cats get on top of your car, scratching it up. Just moved out of Waterfront due to health reasons after living there for almost 2 years, had a wonderful experience and a lot of help from all the employees, they were always looking after me, I am an old vet from the marines and when my health started deteriorating, the manager found the way to get me help from the VA and City of Phoenix I will be always grateful apt 1123

PLEASE DO NOT MOVE HERE!!!!! I been living here for 5 months and I cant wait for my lease to be done, the office manager is so rude and dont care about this place she is here just to make her check. I have roaches, bed bugs and water leaking on ceilings thank God we havent get any rain lately, we keep having problems with the water being interrupted, I filed a complaint to the office about all these problems the worse one is that i have bed bugs but Vanessa(manager) told me that I have to go and F my self pretty much ignoring me the entire time I was there talking, she grabbed her phone and start texting like I wasnt even there. She blame it the owner and that she cant do anything about it if she didnt get the help from above, I was so furious and I still very unhappy here every day I keep thinking about how miserable is my life in this place makes it worse having to deal with the bad employees Waterfront has, I finally saw a new girl last week she is super nice. Sorry I cant say the same thing about the manager Vanessa waterfront needs good employees that cares about the place and she is not....This words is for the owners of Waterfront please get a new manager that cares, if you do that I will stay few more years here I like the location and I will help you promote this place and bring more people. I will came back to give you a good review if I see any good changes.

Its not worth it. Management is unreliable, unhelpful and lost with little to no knowledge of what is going on, or they just choose to neglect maintenance orders from tenants who are experiencing no water, leaking air condition, or have plumbing issues. I will leave a picture of my kitchen with a hole that was dug up by waterfront maintenance and was left incomplete with dirt and all kinds of roaches coming from under the ground. The hole stayed in my kitchen for almost 5 months. This place is insanely disgusting.

So...I moved here back in April 2017 to be closer to my job. It looked like it was a great location surrounded by lakes and shopping areas but I didnt know what I was getting myself into. Waterfront has had 4 different managers since Ive been living here since April smh 1 walked out the other showed for a few days and the other was fired. Now its new staff again. The maintenance guys suck! They claim its 24hr emergency maintenance and when I have an emergency they never come!. My ceiling was leaking from the neighbors above And reuined my entire bathroom set..it took them 6hrs to come and when they did, he peeled my ceiling back and now its all messed up! The summer time there were so many roaches and even during the fall! The cops are always here with flash lights in the middle of the night looking for somebody... Its just a crappy place. Will not be signing lease again. If I could break it without being penalized I would.

Place is horrible! Rent is never the same one month to the next. Then you are fined for paying late. When it rains water pours through the ceiling in my closest. Dishwashers dont work. No microwaves. Or laundry in apartment but water bill is over 50$. Washers in laundry area take your money but dont work. Go out your door for a minute and you will be offered money for love or asked if you want to get high. Homeless people everywhere. Fights outside nightly. My friends wont come over and my boyfriend broke up with me until I move.

I absolutely love these apartments the management helped me when I was in an incredible tight spot they work with me to move me in in less than a week and the apartment that they supplied me with was absolutely perfect. I havent had one single issue since living here and its been just about a month then neighbors are friendly and nice and the entire complex is super clean

Dont rent here its infested with bed bugs.Even if you keep your home clean.They come from other apartments.The office manager is a HORRIBLE PERSON.The maintenance has no clue what theyre doing. Waterfront apartments has been nice in 2021 since Mary has became manger shes really put things in order the short time shes been here before she came we had a different manager every other week but since shes been here every thing has been great keep up the good work MaryGood Job

It shouldn’t be even one star. If you keep your apartment clean still see bugs. The maintenance shouldn’t have a job they take forever to complete the work orders. As of right now my fridge went out & they haven’t replaced it & this is day three. Last summer my ac went out & it took them also a week & still didn’t correct until I called the Corp office. I guess if you not Mexican they don’t give af they are horrible. Signed a fed up lease holder.

No hot water in the morning. High water bills. Crack head infested laundry room. No Heat or Gas. Sounds like paradise, doesnt it?!They will switch your apartments right from under your nose. They sure you want apartment and then put you in another. Total bate and switch. I was ready to move in and still wasnt assigned a unit number. The linoleum is cracked and bubble. Also the bathtubs are cracked and leak. The refrigerator door is placed in such a way where you cant open and stand in front of it.There are many things wrong with this complex. Lets start off with the most current events: They are painting the apartments, which means they are hiking the rent by about $50-75 depending on what sized apartmet you have. So, my windows have been taped shut and covered in painters tape and plastic. That means I have not been able to open my bedroom window for the last week. Their beautification process is coming directly from the pockets of tenants.While this is fine and dandy (layered with heavy sarcasm) I only get hot water 3 out of 7 days of the week in the morning. Often the water is TURNED OFF. Not only that, but my water bill is obscenely high considering I live alone; could that be from the water leak that leaves puddles on the front lawns and side walks?I put in a work order a few weeks back, and maintenance did come in tried to fix it, but only damaged it further. So, I have no heater, nor can I heat my food in the oven or on the stove.Often, I have to sweep homeless people off of my front porch on an every other day basis. ( I live on the second floor, why this happens, I am not sure.)The walls are paper thin. Though my neighbor has fantastic taste in music and cinema, I would like to move to a beat of my own drum at 2 A.M.Oh, and all the sliding patio doors are put on BACKWARDS. You do the math....do not move into a first floor as homeless people and squatters will more than likely try to break into your apartment.

**DONT MOVE HERE**I am a current resident. Since I have moved in there have been non-stop maintenance problems that even after putting a work order never get taken care of. The office staff does not tell the truth. The maintenance staff is terrible. I had a maintenance emergency in which I called the emergency line several times and did not receive a call back that night or in the morning. I had to go into the office Where I was told they new about my calls and still no one called me. There is never any hot water, the pool is always out of order, laundry facilities are disgusting, the property is always unmaintained and full of trash.I have asked for the cooperate office number but I was told they arent allowed to give it out. This apartment complex is nothing but slum lords.I plan on moving out as soon as my lease is up.

This will be the 3rd time i request maintenance to fix my leaking AC. Still leaks. Area around unit is breaking apart. Dont have a choice in leaving because Im a disabled combat veteran and cant work. Will request again on Monday to fix it right or will be getting veteran groups, Veteran Affairs legal team and news involved. Im never one to get irritated, but my patience has worn thin.

Great place to live now that new management took over. Work orders actually getting done and security at night has cleaned up the outside of the complex. Before the new company this place was horrible but now its really turned around and Im glad to call it home.

I wouldnt advise moving here especially now that the prices have been raised. At first the rates were pretty cheap which matched the type of apartment complex this is but since there are other apartment complexes in this area that have higher rates the new management company feels its okay to raise them. The rate for my apartment was raised $200+. The new rates do not match this complex, you will not get your moneys worth. This isnt a classy apartment, there arent washers and dryers in the unit. The rates are high. When I first moved in there was so many repair jobs that needed to be done, really they shouldnt have rented it out. Along with that, the utility fee charged is constantly changing. There is no consistency. The utilities are broken down but we dont have the proof for the water. We dont know if were paying just for the water used in our building or also the sprinkler system. With the new management company were inconvenienced by no longer being able to pay our rent online and the inside of the apartment complex isnt as clean anymore. Every morning the cleaning crew would be outside doing their jobs, not anymore. My downstairs neighbors are a bit noisy and my upstairs neighbors are always leaving cigarette buds on the ground, gross! I definitely dont trust the water. The cold and hot air always gets through my doors. Internet connection is bad due to the wiring but management wont let them fix it. I used to refer people to these apartments only because of their low rates but cant do that now. Once my lease is up in a few months I will not be renewing but instead will go to an apartment complex thats actually worth it.

This apartment is horrible. They make it look good on the outside, but inside its bad. When I first moved in... there was a puddle of water because the fridge was leaking. Then when I told them what it was from, they proceeded to tell me that I was lying . I had to fight them to change the fridge and the leaking stopped. The maintenance guy barely spoke English.The ceiling fan in the dining room has never worked. There was painters paper taped everywhere in the bathroom. The bath tub has pot holes in it. The air conditioning leaks everywhere. There are roaches that come from outside from the neighbors.The landlords want to do random inspections and wont accept the rent until they do. The manager of the apt complex is rude in the way she talks to you.They NEVER told me that you pay water seperately. There is never any hot water when want a shower... you have to run the water for an hour and then its only luke warm water.There are drug addicts living there that they are not doing anything about.My car was even stolen from my parking space.This has been the worst experience ever in an apartment complex.

My fiancé and I moved here about 4 months ago and regretted leasing with this complex within one month of being here. This apartment complex has poor management, a terrible location, and the apartments are low quality. The first day we were here, we noticed there were gnats everywhere in the apartment. We could not get rid of them and pest control did not even try. “They don’t spray for flying pests” is what the office said however they not once tried to offer something else or even attempt to fix the problem. Second, the security for this complex is unreliable and this is not a safe location for women and kids. I DO NOT RECOMMEND. I have been followed from my car to my apartment from a group of males that like to hang out in the parking lot after hours multiple times! The security guy is an old man that is hardly seen around. I don’t think he could protect you if he tried honestly. Additionally we have had to call the police a few times in regards to the junkies hanging out around the complex. So again, unsafe location to live. As I mentioned earlier, management here is not that great. Vanessa is the manager in the office. I have had several occasions where my fiancé and I have talked to her about some concerns we are having such as our neighbor smoking weed all the time, pet issues with our neighbor, the gnats all over the apartment, etc and every single time we have gone in to speak to her, her attitude is poor, and she offers no solution. The last time we tried to talk to her she ended up kicking us out due to our neighbor complaining about my pets. She had previously stated in a text to me that she would issue a second 10 day notice where we can pay our pet fee and fix the issue. When I went in to the office to take care of that, she stated the notice was non curable and we had 10 days to move out. How are you going to tell us we can fix the issue one day and then turn around and tell us to move out the next? I will be handing in my keys today and feel pretty good about leaving! She actually did us a favor by terminating our lease. 😄✌🏻Lastly, DO NOT expect to get your full deposit back as they charge everyone a cleaning fee wether you leave the apartment spotless or not. Ive asked the office to spray my apartment for roaches for over 6months now, while they keep making promises, theyve never followed through. The neighbors play music ridiculously loud, and no matter how many complaints, nothing is done. Screw this place.

Didnt have the bed bugs (thankfully) but Ive requested to get my AC fixed last Thursday, the message system says youll get a call back the next day. Well never heard from them Friday, Saturday and now even Monday. Its hard sleeping in 90+ degrees for almost a week straight...

The new management is terrible!! At least with the old management maintenance actually came, you could pay your rent online, and their rates are comparable to what you get. If I didnt have a lot of personal things going on I would NOT have renewed my lease. If I had signed for a year, it would have been raised 200+ dollars. I moved in her with the expectation of staying here for a long time. Now I cant wait to get out. Oh and dont get me started on how they have to put work orders in Spanish because maintenance speaks very little English. There are a million things more I could say but this would end up taking all day. I want the old management back!

First unit i lived in i found mold and mushrooms growing in my closet from holes that had been previously drilled threw the ceiling. I found it interesting that my closet would be pouring in water on rainy days because i lived in the 2nd floor and its a 3 story complex. The AC unit had a lot of problems and the dishwasher and stove didnt work. Also they let dogs live in the upper floors so if you live below them, watch out cuz your going to get peed on! The next unit they moved us into smelled like cat pee, AC leaked, the floor is torn up and the dishwasher and stove had to be replaced, again! If you are looking for a quiet clean relaxing environment to live with your family or even by yourself..... DO NOT MOVE HERE!!! Its horrible!

Dump..to say the least. Almost 7:00 p.m Ive been running my water for almost 30 mins and NO hot water. This is day 2 or three now.

Doesnt even get 1 start. I lived here and its the worst places to live at. The day of moving in. My bedroom window was broken. The bathroom was disgusting. The toilet looked like it has never been cleaned when I moved it. The 3rd week I was living there, someone was shot within couple feet from my front door. ( to to mentioned I lived alone ) I told them I didnt feel safe and they made it seam like it was MY problem. Still charged me for breaking the lease. Another things to about this place, totally unsafe. I had a randomly druggy looking threw the wooden fence to look inside my home. Lucky I had my boyfriend and couple of his friends over, she knocked on my door telling me she can see us inside. And my boyfriend told her to leave. You can hear everything that is going on above you. I even herd my neighbor that lived upstairs, herd her phone ring at night. Definitely dont recommend this place if you arent a druggy. Or a clean person. I lasted 2 months at this place.

Sandwiched between 2 other drug filled complexes this is a renters nightmare. Staff are rude and lazy. The apartments are INFESTED roaches and bed bugs along with a foul odor from the HVAC on warm or wet nights. Every unit is in constant disrepair. As for hot water it goes out weekly lasting days on end. Its always an adventure living here. Want to take the take a walk or take the trash out at night bring a flashlight, and a gun! Many of the outdoors light are either not working or provide little light. For trash just throw it at the dumpster most people here do. Mostly because you never know what your gonna find there. Might be a drug addict shooting up behind the dumpster or a homeless person sleeping, taking a dump, or having sex. Ive seen them all. If your on the ground floor dont leave anything in your yard area it will likely be stolen. Dont walk around here after dark the homeless and drug addicts wander around the area. Unless you want to be robbed or raped. Or both. Police are here so often I know a few by name. There is a rank smelly pond near one side of the complex. You can see it if your above the ground floor. You will pay extra to live here but you get plenty of mosquitoes and some other kind of bitting critters for free. This will keep you inside with the roaches and bed bugs. Parking is awful. You get a covered spot but mine was taken most days I got home from work. You can call the office to complain but its just a recording nobody will return your call. On the bright side if you check back often you might find your spot open. Likely just someone buying drugs and parked for a few minutes. Get a car alarm you will need one because your car will be broken into. Ive read the other reviews and will agree every complaint is true from personal experience. With the exception of the laundry machines. I cant verify that one. I only tried to use the laundry twice. First time someone was smoking meth or crack Im not sure, but I left. Second time a homeless guy was in there and I left again. I never went back. the complex does have a gym. The only time I tried to use it most of the machines were broken. Its only open bankers hours so dont even bother. I broke my lease after just 7 months and got a bill for nearly $3000. Dont rent here or anyplace near it.

Worst apartment ever. Deplorable living conditions. Tennants would have to walk through human feces on several occasions to get to their apartments because management wouldnt address plumbing issues and wouldnt warn Tennants what they were walking through. Laundry rooms were absolutely disgusting. All the complaints you read are true . See the photos of the awful living conditions that I posted on my Yelp review for waterfront.

My mom works here in the office she worked here for one month and she still does i think it is great

Lets see.. Ive had no hot water for two weeks and when my husband complained about they said other residents have complained and were working on it. Well its going on three weeks with no hot water, the front said they got it fixed but for some reason our unit isnt receiving hot water. Also in this note saying youll send someone to check on it hasnt happened. Im so glad we are leaving soon. This is the least of the problems this place have. Their are more problems with the staff with rude attitude no customer service skills.

The people who run this complex should be criminally charged. They are pompous and will laugh in your face at your misfortune. My vehicle was damaged by their awning falling on it and they kept it on the truck for 6 weeks in that time ignoring me everyday as I asked for their insurance information. Two months later after having it removed and having them coming to appraise the damage they totaled my vehicle and gave me $0 for the damages and time lost..I highly advise anyone looking to move into an apartment to avoid Waterfront apartments. The manager that goes by Vanessa is an arrogant cold-hearted Beast of a woman. AVOID WATERFRONT APARTMENTSResponse to owner ... the vehicle were speaking about was in running condition and park in my designated spot. It was my second vehicle and I didnt have full coverage on it being I drove my car more. I had liabiltiy at the time and i domt thimk you had insurance at all or i wouldnt have had to work so hard for a contact number. It was appraised by your insurance people to have $6200 dollars of damage. This was 3 months afer the damage occured. 3 days a week for 6 weeks leaving messages on your cell phone for the insurance number and asking the office to do the same. In your defense insurance company did tell me sorry. Anybody know a place that takes sorry for payment to fix the body work on my truck.

Ive lived there for 2 years and my experience was an unpleasant one, I do not recommend this dump to anyone!!! Some days there was water some days it was cold some days it was lukewarm very rarely was it ever hot. There were bugs everywhere, anytime you put in a work order to maintenance it took weeks to get fixed. The front office staff was never accommodating nor were they ever friendly. Lennys and Barb are unpleasant people to have to deal with and refuse to give you your deposit back.

UPDATE 7/21/2019...My sons dad moved in this place for some twisted reason. This place has gotten even worse from the year ago that I wrote a review. Not only did they give him a filthy apartment as you can tell from my sons feet in my photos and thats from walking on the carpet that was literally sticky!! He had no indicator or stickers on his stove as well as the neighbors tub that literally started leaking through into his apartment which Ive seen happen before. The walls are still paper thin and my sons dad also got things stolen from his patio after being here only a month. I also saw their late charges! Possibly THE worst in Phoenix for such a terrible place. They charge a chunk and then $10 a day!! Keep moving people unless your looking for a quick judgement on your record!! Also my my sons dad had to help me for almost a month at my own home and when he got his bill for water usage he was charged $66!!! YOU will be on the same meter as your section so if your neighbor has like 6 people staying in a one bedroom like his neighbor did you get to pay the water regardless of being home or not!! Keep looking save your family and credit from this place.....If it was possible to give no stars I would. I move out of this place in July. I had roaches and bed bugs in my house the ventilation system sucked to where I was getting cigarette smoke through my vents and I am a non-smoker. Make sure you read your addendum thoroughly because you will not be getting your deposit back I had to contact channel 15 just to get back $117 out of $300. Even though the assistant manager signed and said the carpet was in terrible condition because I didnt get it professionally cleaned and did not have the house professionally cleaned they charged me for both of those. Also even though I moved out on the 4th of July and did not turn in my keys because I know what kind of complex this is where they will just move someone in even though they say they wont they charge me $80 for 4 days of water .My house even flooded at one point from a leak in the ceiling. Two doors down at one point there was a lot of transients living there going in and out you can only imagine the drugs that were going in and out of there as well. One time I even went to even do laundry and there was human feces in the washer. The manager used to be really nice at one point but this new management company theyre working with called Pro residential who by the way you can never get ahold of they will give you the run-around you can never speak to anybody but the receptionist in California they will give you an email which no one will contact you back I tried to contact the manager here for 18 days and finally had to take a day off of work just to ask where my money was at and did not receive the money for almost 2 months until I contacted channel 15 I barely received that money yesterday. Just run away save yourself from this place its a trap especially if you have a family!

I worked and lived here at Waterfront Apartments. The hot water issue is an ongoing problem due to the property owners unwillingness to actually pay a licensed professional to properly fix the main problem. Instead he would rather have an untrained maintenance worker attempt to bandaid over the issue, like they have him do with everything on property. I know we have all seen the broken down car ports, Candido will get to that with some wood beams as soon as possible, another classic bandaid fix. Your AC or heater isnt working? Well just hang tight, Candido will get to it as soon as possible. Dishwasher isnt working? Garbage disposal out? Back up in the sewage line? Waterfront residents, please be patient, Candido will fix it as soon as he can! Just ignore the smell of sewage that we all encounter while on the property, the owners are well aware of it, and have been advised on how to take care of it, but that would require money and well that dont sit right with them. We will check in with Candido on that.Honestly, youre better off moving out and leasing from a reputable company. Pro Residential Service does not care about their employees, or residents. They only care about raising rents, and lining their pockets. They put all the blame on the office staff for poor property conditions, but who has the power and financial abilities to improve the complex?? We worked with what we had, and unfortunately it put us, as office staff, in a very bad light. When inteligent, hardworking employees are being replaced with illiterate, rude, and trashy individuals that hardly speak proper English, and TYPE IN ALL CAPS, you know the owners lack proper business skills.

Second day in a row now that there is no hot water in the morning. This happens often and the front office is aware and does nothing.

If i could give this place negitive feedback i would. Neighbord were constantly drunk and fighting. Homeless people everywhere. Couldnt take the trash out without men cat calling. Rent was never the same. Had to pay hundreds to get rid of bedbugs and roaches. Save some money and time and look elsewhere.

This apartments are very trashy dirty the sidewalks filthy I have had problems with bedbugs Rochas pigeon on the attic and when I turned air-conditioning worms and bugs come out of the ventilation of the apartment and Ive been telling them for months and they havent done anything I might have to call the health department. can somebody tell me where I can get a hold of the main office for this facility they told me that it is in California is that right !

Is a bit trashy. I thought it was good at first but I am a victim of hate there. The residents are haters and jealous of other people for no apparent reason. Neighbors like to complain alot. From the grape vine I heard the management called cps on me because the kids played in the middle court yard, in my view from the front door, but said i was not out there supervising? I can look out the window and open the door to check on them...but the 21 year old smoking with the 9 and 11 year olds at the playground was okay? And cps wasnt called on their parents? Honestly think it was a racial thing but Im glad me and my child arent there..and yes majority of those residents use drugs..weed is the least harmless thijng there

My husband and I with our 5 year old daughter lived here almost 2 months and I got to say this is the worst place i ever lived at the up stairs neighbor is so loud turns up his music you can litterly here it through the walls he hits the floor so hard then puts cigarettes and ashes outside our patio then there is ants i cant even let my kid go play out there cause of him heSeems to be well liked here so he gets away with it then there is roaches inside my apartment there is always trash even broken glass mostly ever where you walk you I will never live here again i just want to leave .the only good thing about living here is they have hardwood floors and a dishwasher the pool is nice but most of the time it is dirty and kids and adults have no respect they like to damage the pool area and the playground is terrible its so damage from the sun and dirty.

I have lived here for 17 years almost and my roof leaks. It is too noisy near my apartment. My carpet is rotten and I have asked to replace, and no one has come to replace it. But I do enjoy m neighbors company. This apartment complex just gives me the hebee jeebes.

Id like to start with the new management. All I have to say is unprofessional. Before this new management this place was still being ran just as terrible but at least they kept this place clean. Before, every morning the maintenance people would walk around picking trash off the ground now that does not get done. About once or twice a month they would bring in a big landscaping crew to clean the whole complex and now that does not get done. Another reason this place deserves one star is that the pool is only open when they feel like it. I know its not new managements fault for this one but I gave a list to the office the day I moved in and multiple times after of things that need to be repaired and only once had they attempted to fix anything and I say attempt because they were fixing the wrong sink for its leak and they were trying to unplug when I told them it was leaking ~_~. Also when I moved in here they would regularly spray for bugs and once again I have yet to see someone come and spray for bugs. Rent it is always different because of how the water work which you are told before you move in but they dont allow you to see any bills or meters as proof of how much water you are actually using so you do not know if you are paying for water used by the laundry mat or sprinklers. I can go on and on about this place but Ive wasted enough of my time. My lease is over in December and there is no way I am resigning haha. P.s that review about a week ago from this post about how the experience was great and new people in office are awesome well thats our new management, lol!

Do no move here please save your self the pain and money, the lady on the 1st flor bangs on the door because she can hear the alarm clock and she wants no noise at all. I live on the 3rd floor and they never fix the leak in the roof it goes down to the 2nd floor, it rains more inside then out. It smells like someone died, so no going outside for fresh air, they steel you things from the laundry roon. The worst part is the bed bugs!!!!!!! I never even knew what they were. Me and my 3 children were bitten so bad it seems like we had chicken pox, we had to throw away everything we had, we now sleep on air beds, when going to the ofice and teling them the lady said very rude how do you know you have bed bugs she said that i brought them in she was very rude, this place is horrible, if i could post pictures i would

I like living here but they need more maintenance guys because we have pot in several requests over the last few months and still nothing has been done. Hire more maintenance guys so that when we need things done they get done in that same day especially if its an AC problem in this summer heat.

Horrible office management system the only thing I would like say is if u like ur home to be unlivable n dont mind paying out ur pocket for repairs tht never get handled u would enjoy this unhealthy n hazardous community.

Waterfront apts are despicable. They are falling apart and it is impossible to get anything fixed. The apts have roaches everywhere. They have a security problem so bad that we thought the Phoeinx P D had an office here because they are always here. The security company they hired doesnt even patrol. They are on call.If I had to do it all over again the only way I would move into Waterfront is if the rent was $200 a month.

Lived here almost a year and cant wait til my lease is up next month. Yes the staff is nice. Well except Kayla. But they dont have their priorities straight. My roof leaked in the bedroom of my 1 bdrm apartment. I called Christmas Eve. And every time it rained till the end of February when it was fixed. Or I hope. We havent had a bad rain since. As for noise. Only move here if you dont need sleep. Ive called the police around 10 times. As I was advised by the office. Because their on sight security doesnt do noise complaints. Well its 10 and yet again my walls are rumbling. It wakes my kids up. I work early. So it sucks. I think weve gone more days without hot water than we have with hot water. I dont know where Im moving but anywhere is an upgrade. Ive been exhausted for at least 2 months now since these noisy neighbors moved in. Working on their cars all night. Cracked out. People looking through cars. Luckily mine has nothing in it but my car was gone through. All the compartments emptied onto my seats.Roof was not fixed btw. Had to video tape it and take it to the manager this past summer. And we had hot water for about 3 weeks but we have been back to no hot water. Esp bad the last month. No one seems to care. Wish I could save up the money to get out of here but they raised the rent and the water bill is increasing. Id say Im stuck in hell but at least hell would have hot water.

Bed bugs roaches and drug dealers all over the place. Had my car broken in twice in 3 weeks. Had bed bugs since I moved in. SAVE YOUR MONEY AND FIND SOMEPLACE ELSE TO MOVE TO. THIS PLACE IS BAD BAD BAD

Ive been waiting for a service to my apartment one month and half. Just they said: Oh we got many orders but this week should be done...and I still waiting...I complaint 3 times and is the same...trash, drugs and roaches everywhere. Neighbors w pitbull.

Great place to live

It is a chingadera of apartments is full of cockroaches and the service is pessimistic they do not clean the apartments they deliver them all dirty and when you are going to ask for a work order they last for weeks and sometimes they do not go monthly. there are also many cats until they get into your car, the laundry is a robbery, there are many cat and dog hairs, many people do not know the apartments, they have long since robbed some apartments and the managers did nothing, they have stoves Old doors that do not work and do not say the folder is all stained, the cabinets are disgusting, if I had known what kind of apartments were or crazy would have done.I dont give any stars but if I dont put it, it wont let me publish.
