The company continues to pickup the trash despite not getting paid to do it. The tenants can help by not throwing trash from fire landing, and staff stop cleaning out apartments and throwing trash from fire exists.
They need to clear their sidewalks of snow and put salt down for the night ice. For the rents they get, the can afford to be considerate.If i fall on their sidewalks... It wont be called Westwood anymore!
Nice amount of space for your money. Easy access to groceries, restaurants and convenient stores. Payments made online. However, the management changed three times since I moved in June 2017.Poor communication with management. How do you communicate to your property manager if you don’t even have their contact information? ... Only 1 maintenance/handyman working on several apartments. The maintenance man is very nice, but is spread way too thin with all the requests.Also, the handyman should not be in charge of fixing things AND showing apartments to prospective residents. Blurred definitions of roles are made with this new management.2 packages have been stolen from the lobby area and nothing was done about it (even though they installed a security camera for this very purpose).Poor insulation. If you have a corner bedroom, expect your room to be significantly colder than the rest of the unit in the winter. Covering windows with plastic or using the weather curtains do not help. The cold enters through the bottom by the heat vents. Expect to pay a lot more on gas for heat during the winter months.Only 1 washer and 1 dryer for the entire building in a very dirty basement. Dryer doesn’t fully dry clothes.I am very much looking forward to moving out.
We currently live here and today our thermostat in our building, on the 5 degrees day, was 43 degrees. The property manager, Eli, is impossible to get ahold of. The building is basically falling apart and we have had roaches and mice. I would not be surprised if the building does not pass inspections. DO NOT RENT FROM THIS COMPANY. The only thing holding this building together is the maintenance man named Karl who is very helpful and does the best he can. Again, DO NOT RENT FROM ELI.

12.12.2017: UPDATE to the original review.Over our first 6 months at the Westwood apartments, the recycling issue has been resolved. Also, in summer 2017 the ownership of the building has changed. We had little interaction with the new management, but they seem nice and have a much better attitude than the previous owner/manager.The good things about the place are: price, location, space size and balconies.However, we have had a very unpleasant experience right after moving in. The lease started at noon, yet, we could only get in after 7pm, because the clean-up was not yet finished (noone bothered to call us in advance and let us know about this delay). The unit was not in a great condition (despite being cleaned and renovated for us):1. the hardwood flooring was stained with paint (not one drop, but almost covered with paint droplets), the boards are wobbly in many places. The solution we were offered for this by the management was to cover it all with carpet, no option of refinishing.2. the bathroom had new tiles on the wall, yet, several tiles were already falling off on the day of move in. The linoleum in the bathroom also seems new, but not installed well (already air bubbles in multiple places).3. overall quality of the touch-ups was very poor, even the kitchen cabinets were not painted evenly.4. there is no trash recycling, all the waste goes into general landfill bin!Finally, the overall communication with the management is unpleasant. They are not quick to respond, and overall it seems like they dont care much. The option offered us to deal with our issues was to return our rent and deposit and move out... And of course, the photographs posted on the website have little to do with reality.Well be moving out as soon as the lease ends.
Management: Two words, VERY POOR. Yes, we the tenants understand that you guys manage multiple apartments and properties; however, not responding back to calls/text weeks at a time is a horrible experience. Future tenants proceed with caution! (Funny side bar management tried to jack the rent up by a whopping 14%! and didnt even offer to renovate the apartment and bring it up to a 21st Century standard)Maintenance: These guys can get 5 stars from me, they did their very best to upkeep the old victorian style apartments. The come in an do their best and are very responsive. They are the only saving grace for this rating being 2 stars.The Apartment: The apartment was shoddily renovated. The were a good amount of soft spots in the floor. Our living room window would not remain open, there were holes exposing the interior of the apartment in the closet and behind the oven in the kitchen area. ROACHES are present; at least at 4412 walnut, due to other tenants allowing their pets to dookie in the grass outside and on the sides of the apartments, they are also present in the hallways as well irrespective of how clean of a tenant you are. Our bathtub and toilet chipped due to a terrible paint job by cheap contractor management opted for (Mind you, my partner and I complained on three different occasions, though they repainted three different times the outcome was still the same).Trash Management: TERRIBLE, the trash overflows quickly here (yes that contributes to roaches as well, thankfully I never seen a rat or a mouse in our dwelling)All in All, it seems as if management will smile in your face and get you to sign a lease, but once its locked in you are screwed and my partner and I fell for it. Proceed with caution do a thorough inspection of the apartment check windows, the floor, look for any traps that will indicate that there may be a rodent problem. Be a diligent tenant and know your tenant rights and you will be ok.
Ive been at 4414 for several months now and my experience has not been great.The positives: Location (near a grocery store, CVS, Penn, and some international restaurants) & Space (large rooms and lots of storage space) & Price (lowish rent) & Pet friendlyThe Cons: The photos on the website are highly misleading, these are not newly renovated units, but rather old and shabbily renovated. My specific unit has faced multiple problems, none of which have been fixed. First, the apartment was supposed to be clean upon move-in ... this did not happen, the bathtub was filthy, the top of our kitchen counters was covered in a sticky substance with millions of dead fruit flies stuck in it, and there was a pair of female underwear shoved in the garbage disposal. Second, the ceiling in one bedroom and the bathroom leak when it rains and plaster has fallen out on occasion yet nothing has been done to repair the ceiling or the roof. Third, the windows in the living room were stuck closed. Fourth, there have been roaches in the hallways, when I reported the roach nothing was done and the dead roaches remained in the hallway for over a month. Fifth, the common areas (i.e. stairs) are filthy, though a cleaner comes it, it seems shes only sent once a month maximum. Sixth, the laundry is in the basement (which in itself is fine) but the walls are crumbling in, there are literal spots that you can see the pipes and electrical work, the floors have never been cleaned, and the dryer doesnt work though it will eat your money. Finally, the management has changed THREE TIMES in the 7 months, and none have been overly responsive.
