Lived at Domus during law school. I would not recommend this apartment complex to anyone looking in the U-City area. I selected the apartment solely based on its proximity to Penn and the law school (its also close to Drexel, the hospital, etc.). Huge mistake. Like other reviews mention, the front desk staff, leasing office, security guards, and (albeit, former) manager are all extremely rude and condescending. The complex is also outdated. The walls are super thin and the windows are low-grade leading to constant noise. My experience with this apartment complex and its management was so bad that upon moving to another city on the East Coast I specifically eliminated other UDR managed properties from my consideration.
I am posting a negative review publicly hoping Domus will finally reply and notice the problem I am facing and help solve it.I don’t normally write negative reviews but the horrible experience I have with Domus right now is worth sharing with ANYONE WHO IS INTERESTED IN RENTING APT WITH THEM. Foreigners who are renting an apt with Domus or any UDR establishment BEWARE. I moved out of Domus in 2020 December and I am still waiting for my deposit. When I moved out, I was notified that I will receive around $1700 after deducting any charges, and I am still waiting for the deposit. To this day, they have attempted to send the deposit to my foreign address around 3 times but somehow it kept failing. UDR made it super easy to pay for their rent payments through different channels (credit card, wire transfer, check, etc) but when it comes to receiving a deposit after moving out, they make it very hard and tedious to get my money back. The only way I am able to receive the deposit is through mailed physical check. I tried to contact UDR billing department no reply. I tried to contact Kyle (leasing staff) in Domus multiple times and no reply as well. This is starting to look like a fraud to me.
I’ve lived here for the past 3 years. DO NOT LIVE HERE go to 3737, Arrive, or the Chestnut for the same price (maybe even cheaper) but better amenities and services. Leasing office is incompetent and makes numerous mistakes and then blames it on the leaseholder. Email responses are slow and extremely rude (imagine one word responses and always taking multiple emails to answer a simple question). Don’t know about anyone else but don’t recommend Colby. Front desk folks are also very rude and treat residents like kids. Facilities are outdated even with the new common area. This is not a luxury apartment lol don’t be fooled
Concierge staff in this residence is extremely rude and disrespectful. And unsurprisingly the managers encourage the bad behavior of the employees which confirms that even the manager lacks minimal management skills...I strongly recommend not considering moving into this property managed by poorly skilled personnel.
I had a great three years living at Domus. The staff is professional and helpful, and repairs are attended to promptly. The apartments are spacious and well laid out, and the location is great for the near-by universities. I would highly recommend Domus as a place to live.
I really enjoyed my time at Domus! I have no real complaints. The building was clean and the staff seemed pleasant and efficient. I would highly recommend if moving to the University City area.
Domus is truly the best place in University City to stay. Our apartment was huge and amazing. The building staff go out of their way to help out. They always greet me by name and wish me a good day. Packages were handled really well and management was quick to respond to maintenance requests. I had a wonderful year living here and would highly recommend this place to everyone looking for a luxury building near Penn.
Beautiful apartments, literally the rudest front desk reception people ever. I would not want to deal with her everyday.

Noise noise noise: Construction, renovation, parties, fire alarms!A hundred reasons for noise at all hours during work from home. Management probably thinks all residents are deaf after all these noise that they emailed We apologize in advance for the noise and inconvenience as we know there are a lot of people at home currently due to COVID-19. The work has been approved and will proceed as scheduled for the times above. The market will remain open during the project.... Construction will be cutting a large opening in the existing cinder block wall for a double door and they will be cutting concrete in the back of the store to accommodate the new lift. Imagine having a meeting above a demolition site!Noise of renovation (hammering) continues for a week after neighbor on top of me was vacated.Fire alarms are frequent and loud enough to give me PTSD.The party noise seems benign now.Im glad I am moving away soon, otherwise I will use my group legal to file a construction harassment against this property.
I wanted to give this a more positive review but unfortunately I did not have a great experience living here. This review is based on me living there for 3.5 years as a graduate student.Domus is NOT a quiet building. The walls are so thin you can hear everything that goes on next door / the apartment above / the hallways, and the residents living here can be really loud as most of them are undergraduate students. If you are unfortunate enough to have undergraduate students as neighbors (which is likely), this means a lot of loud parties and people over at all times of the night weekdays and weekends.I was surprised to read one other review stating they were getting woken up every week as this has also been my experience but I thought I was the only one. I do agree with that reviewer in that this seems like a glorified dorm room. There are families and professionals living here as well but the majority are students who arent really considerate or resepctful. The noise happens during the day as well, I could never really enjoy any peace and quiet in the apartment. When its not the students next door, its the students above making so much noise it felt like they were having the party in my own unit (thats how loud it gets). I chose to move to another community when my lease ended because of this issue as to me the longer commute was worth living in a place where I could be in my apartment without being disturbed so often by all the noise.The community director is great and has always answered my emails, met with me and was very sympathetic and did her best to help with this but unfortunately the problem was never solved (no matter how many times I spoke to her and no matter how many times she spoke to the residents) as the residents disregard complaints and keep on having parties / people over despite the director reaching out to them and talking to them. The noise has continued to be an issue even up to a few days before I moved out. The only time it was ever quiet was around the holidays when the students were traveling.As many other have said, fire alarms go off far too frequently.For the pros: great location (walking distance) for students at Penn / Drexel or anyone working at the hospital. The units themselves are spacious and nice. Theres an adjacent supermarket. The staff and everyone here are helpful and friendly. The gym is open 24 hours and has new equipment / everything you need for a good workout.Maintenance responds quickly (usually same day) and are great.This is the nicest place to stay in at University City but to me the thin wall structure of the building and all the noise and disruption coming from students and their parties is not worth it. If you must live here, I would recommend a unit on the top (8th) floor at least you would eliminate one source of noise coming from above.Unless you are somehow lucky and end up with quiet neighbors or respectful graduates / professionals for neighbors, I would not recommend living here.
We have lived in a BR apartment at Domus for 1 year, now moving overseas. Very close to hospitals and university. Very well maintained. Superb amenities. Thoroughly enjoyed pool during summer. The community has monthly events, movies shows etc. It is a kid friendly place too. Would certainly recommend this to anyone.
Choose another place to live. If you choose Domus, you will have problems. When you have problems, you will not receive support. I am an older professional with many years of experience living in apartments. This one is the worst period. There are so many issues, it would take me days to list them. Since UCity has a lot of apartment options now, do yourself a favor and choose a different one. Do not choose Domus.
Outstanding! We are here for the summer and are thrilled with the facilities, the staff, the design of the apartment, the amenities...! It is like living in a park with the attention to plantings, the space, the number of trees. They pool is well done with many grills to use, lounges, fireplace. The apartment is large with floor to ceiling windows. Very very quiet. Staff is so helpful and friendly - and a Starbucks in the building!
Late fee for rent is $258.10 and to process with debit card is $91.00 ... seriously not user friendly on top of such a high rent. There are many other top line options for this rental fee in Philadelphia with many more amenities than Domus offers. Its a nice building but there are nicer!
I feel very safe (very important to me) living here. I appreciate how well this building is maintained. And, this could only happen because the management and facility staffs care about keeping this building a 1st class establishment. In addition, the staffs care about the residents - - doing what it takes to make them happy and satisfied while they live here. They are always professional and welcoming when you engage them with an issue or merely just to chat. They create various activities (cooking demos, movie nights, watch the Super Bowl, learn basic French, scavenger hunt and numerous events for the children in the building) for the residents - - from the youngest to the oldest. Great way to get to know your neighbors!!! The location of this building is so convenient for me - - near center city, shopping, work, the airport, access to cultural events (museums, theater, etc.), universities/schools, hospitals and sports arenas/events, etc. So, the bottom line, I Love Living at Domus!!!
Today is December, 12 2019 (time is 7:40PM)Two African American ladies in the front desk talking to each other and they didn’t open the (automated door) for me after I dealt the access code (0000) on the call box. It’s ringing and they look at me (I can see them through the glass door) but they don’t wanna PRESS the OPEN bottom for me. It’s supper cold outside. This is not the first time they’re doing it. (I’m the delivery guy)
Domus in Philadelphia has provided me with an amazing living experience. Not only are the services and amenities provided by the wonderful staff redefining, but this is truly an home like no other. Each and every employee here works hard to make sure that you are accommodated on a day to day basis, but Colby has went above and beyond to help me since the day I moved in. Colby has proved to be wonderful in every department and I definitely suggest coming to live and lease at Domus for your time in Philadelphia.
I enjoyed my stay at Domus! The staff was always pleasant and professional and the apartment was beautiful. I would highly recommend if you need to stay in the University City area.
A glorified dorm full of students.Back in mid 2017 before we moved into Domus, during the building tour, we were told by Colby that this place allows only grad students and professionals. Now the building director, Kristin, told us that this is not true since they changed this rule back in 2010 so clearly someone was giving us a false information.This building is full of students, many of whom are still enjoying party lifestyle. Most families and professionals must have left this building as we have seen fewer and fewer of them over the past 12 months.SInce majority of tenants are students, this has impacted many living conditions such as public dumping in stairway and hallway area (Pictures attached), playing loud music during the day and night, loud noise in the hallway, unflatten cardboard boxes, trash chute door left ajar that stinks up the elevator area, moving equipment around in the gym but do not put it back, not wiping down after finished using gym equipment, playing loud music through portable speakers in public areas such as the pool and the gym, etc. These examples are something one would expect from a student dormitory, not from a place that cost this much.Not to mention the fire alarm latches are being pulled for fun numerous times a month and the management is not sharing if they have a plan to stop this behavior. All they do is posted a piece of paper by the mailroom - no email ever been sent out regarding this fire alarm issue. Imagine having to get out of your bed at 4.20am and standing outside the building for 20 minutes. Well, this happens quite frequently.Security personnels are generally nice. Facilities team is very responsive. Management team doesnt do enough with noise complaints. Usually they will give a run around without doing anything. This could be because we have already let them know that we are leaving so we are no longer a priority. Also the building director would not stop mentioning this review during a few meetings we have had yet nothing about the party noise is being done. Their main goal is to keep bringing in more people.Just to share this one particular incident: we were woken up in the middle of the night by this angry (and probably drunk or high) young lady across the hallway who was knocking on peoples doors trying to find out who made a noise complaint about her party. Something we didnt do since we could not hear her with the hallway in between. The same girl woke us up again 3 weeks later at 2am accusing us of stealing her floor mat (the floor mat was moved/kicked and landed near our front door area) and threaten to have her important lawyer mom sue us. She also left a nasty note (Picture attached) on our door of which we have shared it with the management team. Again, talk about a dorm-like experience.This place is ideal for students who want to live in a flashy and posh place. It has everything one would need, the pool, the gym, study room etc. Its safe with 24 hour security. Most parents would probably like this place at first sight.If you are not a student, stay away from this place. The rooms facing Ludlow are extremely loud with trash trucks operating every night from 1am-7am. Each trash truck emptying a dumpster visit will last approximately 15-20 minutes usually will come at 2am, 4am and 6am servicing Domus, Sheraton, and CHOP buildings. Between 6pm-midnight, prepare for banging noise from Wawa and Heirloom trucks re-stocking, loading and unloading products. Yes, it is very loud.After almost 3 years, this is when we decided we have had enough. We work hard and when we come home, we cannot relax as many of our neighbors are blasting audio from their stereo systems. We have been woken up in the middle of the night on a weekly basis. We have reported this but nothing has changed. We had to sleep on the couch a few times because of the thumping bass from our neighbors.We are moving out when our current lease is done. It was good in the beginning and now it has become intolerable and unbearable.
Apartment is in a great location for hospital employees and for students. Close to the Penn hospital area, public transportation and campus eating/shopping! The building is beautiful and well kept, the apartments are spacious and the layouts make sense! Nice appliances and amenities: the washer and dryer in unit are essential, I love my porch and the pool/deck when the weather is nice! Very approachable staff in the office, concierges at the desk and maintenance staff. Private study rooms, media rooms, and lobby computer areas are helpful for work and play.

Nonstop fire alarms. Unbearable. They always happen at the middle of the night! Literally 12:04am!!! There have been 4 alarms went off in the close to 30days!!! I can’t wait to move out!!! It’s terrrible!!! You don’t want to live here!!! Ever!!!!

Domus was incredible. I lived here for 5 years and was completely satisfied. It has all the amenities you could ask for. Its in a great location for accessing all of University City, Center City, and West Philadelphia. Kyle L in the office is an all-star and was as helpful and professional as anyone could be.
Horrible and irresponsible management--wont return a phone call about a problem with the apartment that my daughter is renting. Plan to call the Better Business Bureau and a lawyer if I dont hear back from them soon.
Ive lived here for 3 years now; excellent spot. Incredibly helpful staff, high-end amenities, and a great location. Would recommend it to anyone!

I live here with my bf and we pay about $4000 give or take every month. I appreciate that they gave my bf about a months time to move from his old room in Domus to this new one, but I really do not appreciate that there were so many things wrong with the room when we moved in. The toilets and hardwood floors were brand new, but the kitchen sink piping leaked and flooded the first week we were there and the master bath toilet was clogged (it turned out that the previous tenant flushed lysol wipes down the toilet and nobody noticed that the toilet wasnt flushing until we moved in and tried to use the bathroom). Maintenance came in to fix it but managed to leave brown scuffs everywhere. Kitchen faucet needed repair/replacement but nobody noticed until I put in a maintenance request and the guys were nice enough to put in a new one for us. The lightbulb was already out in the dining area when we viewed and still out when we moved in (how do you miss that?), and there were 2 large cracks running up the ceiling. The guest bath floor tiles are cracked and although we reported this they still havent come to fix it. Patio was absolutely filthy and had cigarette butts. Asked Domus if they could clean it but they still havent gotten back to me. I wanted to scrub the floors but I didnt want the scum dripping to our downstairs neighbor and the poolside grill area, and honestly it should have been already cleaned when we moved in. Railings were filthy but they took so long to get back to me that I scrubbed it myself, being careful not to drip downstairs. Bedroom walls and microwave/under cabinet areas were sticky and disgusting like it hadnt been cleaned in years. I was trying to stick something onto the bedroom wall so I wiped the area down with a wet paper towel and it was a solid brown color after a light wiping. AC vents were absolutely filthy as well, and completely clogged with dust. Bedroom window was missing a window latch. We also had trouble making the cable and internet work because Comcast told us that the contractors messed up when installing the parts into the wall and to contact Domus, but management kept telling us its a Comcast issue and had us running in circles, not to mention management getting impatient with us when it still wasnt working. Ended up not having cable or wifi in our apartment for almost a week due to this even though it should have been a simple transfer of services. Wash machine also kept spitting out gunk and even though I called maintenance back twice this issue has not yet been resolved. I feel really bad for the maintenance guys that we have to keep calling back, but we are also sick of having to call them back over and over. This apartment was obviously not ready to be rented out, and most issues could have been resolved before our move-in had management been paying attention. Lately we had a power outage and a wifi outage, all within our 1st month of moving in. During the power outage we had 0 power and although I do realize that the outage was due to no fault of Domus, I expect backup generators in an apartment that were paying approx. 4000 for, not to mention there was no announcement that the power was out in most of the building and Domus management/concierge was unreachable over the phone. Even my previous apartment which I was paying a quarter of the price for, had a run down building, and absolutely horrid management had a backup generator that powered all 25 floors. I didnt even know there was a building wide power outage until another tenant I coincidentally met in the hallway on my way to the front desk told me he was out of power too. I also had issues with their vendor concerning packages which was only resolved today - approx. 1mo after I started setting up an account. All of these issues are a little too much for me especially considering the price. The only current pros: friendly concierge, fast elevators, and living with my bf.
Very beautiful apartments! Its in a very convenient part of town which is a plus! The rooms are large & are very nicely furnished! 👌👍🏢

Nice looking apartment, but not everything works (outlets, elevators, etc.), and terrible customer service. Management is actually rude and mean to residents. Very defensive when asked about bills and unhelpful even though it was an accounting mistake on their part.

All the staff working here is very nice and supportive, and services provided are pretty satisfying. If you are looking for an apartment near Upenn and Drexel, you should definitely try Domus.
Fire alarm at any time of the day but mostly around 1:00 am or 7:00 am, making it impossible to sleep at least three times in a months. Frequent noises come from construction workers and incessant rent increase. Living here is comparable to living in a battlefield except that you pay over $3,500. Think twice before signing the lease.
DO NOT RENT HERE!!!! The management is unreasonable, they charged me with a violation for something I didnt do, twice! My neighbor saw me walking my dog and they reported to the management said that my dog urinated on the elevator landing, and they charged me with a violation. thats all they have, some random person saw me walking my dog. And they refused to take it off, i dont know if this is because I am a foreigner because that would take it to another level. But they bought the words of someone only knows my dogs appearance but not the owners.
