After moving my mother out of Hill House last month as she is now in skilled nursing, I wanted to write a review to thank Francesca and her staff for all their help and care throughout. My mother lived at Hill House through several management changes, and Francesca and her team are the best! Not to mention the building’s great location just off the Avenue in Chestnut Hill, the lovely high ceilings and large windows in the apartment, and the efficient maintenance staff. My mother moved in when she sold the family home, and never wanted to leave. Thanks Francesca and team for everything!

Hill House is a quiet building, on a quiet street. It is well maintained, with nice people, great outdoors and pool area. The management is very supportive. I have lived here for 13 years, now in my third apartment. I highly recommend it! - From a verified resident on ApartmentRatings

I have lived at Hill House for one year. From the beginning, I have appreciated the attitudes, overall responsiveness, and quality service delivery from the on-site management team, maintenance crew and round-the-clock front door security personnel. On an upper floor (waitlist often required), I enjoy a bay-windowed view (three directions) including the Philadelphia skyline (beautiful at night). My one-bedroom apartment has updated appliances, a nice wood floor, and very ample closet space. The eleven-story building houses a diverse and mostly committed group of folks who take seriously the mutual respect and collaboration needed to make living cooperatively, successful. Management strives to address and mitigate the occasional behavior of inconsiderate rule-breakers (noise, smoking, etc.) A community spirit is fostered by management periodically doing special things (ie., food trucks, bagel days, etc.) In non-Covid times, a coffee lounge is open 24/7 with a grand Starbucks machine that is kept fresh and full. Residents have been directed to wear masks in all public areas (access to many of which is temporarily suspended), ride the three often quickly available elevators one-at-a time, and make use of strategically placed Purrell dispensers. I enjoy being very close to everything; the train (200 yards), the Wissahickon woods (2 blocks), Weavers Way Chestnut Hill (2 blocks). I appreciate the safety and convenience of under-building parking.

I recently moved to the Hill House Apartment and the experience has been great. The building is well maintained, clean and in a wonderful and convenient location. The staff is truly outstanding and incredibly responsive to any request. Francesca is a truly wonderful building manager. My apartment was just renovated and is really nice. I am so happy I chose Hill House.

Its been many years since Ive been a renter, as I was a condo owner in NYC and Center City, Philly. Deciding to make the change wasnt easy, but coming across Hill House, I knew its where I wanted to be. The building is impeccable,and the staff is first rate. Any issues are addressed immediately,and the maintenance staff is extremely professional and caring. The staff at the front desk is always welcoming, and make you feel right at home.All of this comes under the management of Francesca Devlin, communitydirector.She is on top of all issues, and has a wonderful way of helping with any and all concerns. Meeting her was the reason I knew I was making the right choice in deciding that Hill House should be my new home. Its been a wonderful experience!

I was delighted to see the disappearance of disposable cups next to our coffee/tea/hot chocolate dispenser. Wonderful to have eliminated this waste and offer tenants an attractive, re-usable option. Francesca continues to provide new ways to make us feel part of a community.

Hill House has a lot of great features but also has several serious problems that the management has not fully addressed. I have lived here for over 10 years. The most serious problem is the air conditioning: its really not air conditioning because it does not dehumidify the air. The previous management installed this system, but Madison has chosen to upgrade the hallways, the exercise room, the lobby, the outside, etc but they have not upgraded the AC. The office for management DOES have regular air conditioning installed. No dehumidifiers needed. Apartments do need them. Many folks use them.The other problem is that they have turned off the ventilation system. Its off just about all the time. Its easy to tell that its off when the hallway smells of garbage, mildew, cooking smells, or chemicals from upgrading apartments. Its smelly enough that sometimes I need to hold my breath while walking down the hall. To prevent this air from coming into my apartment I aim several little fans at the door.I must add that this past summer they did keep the ventilation on, but then turned it off immediately after. The smells are usually after the office is closed or on Sundays and Holidays. Even the lobby ventilation seems to be turned off during the times when the office staff is out of the building.If you dont mind these types of problems, then Madison Hill House might be a good place for you. Its a great location and the apartments are laid out well with lots of large windows. Parking is usually no problem on the street and also have underground indoor parking .

I have been living here at Hill House since 2003.The management here is second to none. They have always, without exception, been responsive to phone call, emails and in in-person requests. The Maintenance department evidently follows the same “resident care handbook.” It has always been my experience in all these years that they are courteous, professional, very good at what they do and quick to respond to maintenance requests.Each apartment has individual thermostats in each room to regulate the heating and air-conditioning.The housekeeping manager keeps the common areas spotless. I‘ve often been in otherwise fine apartment buildings where the common areas are not kept as well and I think it must feel discouraging to live in places like that. The front desk staff quickly learn new residents names and are always ready to answer questions to help you feel at home.The windows in each of the rooms are large, providing lots of light and the views from the spacious windows are beautiful — from about the 4th floor up.The Chestnut Hill community is just about the best neighborhood in the Philadelphia area. It is a highly walkable community with wonderful shops and restaurants nearby, a library, hospital all within a short walk. And we have the advantage of having five bus lines a block away and two light rail lines into the city.When the building was constructed in 1964 balconies were not added. They would have been a nice addition. Also, the microwave oven, as in many apartment houses, does not have an outside vent.Washer/dryer units in each 2 and 3 bedroom apartments is a real plus as well as 2 large size washers and dryers on each floor for extra large loads.I’ve been here a long time and plan to be here a lot longer.Christine Thomson

I was looking for either a studio or 1 bedroom apartment I met the manager Francesca she was magnificent She helped myself and my brothers and sisters to find apartment that would be a great fit for meShe really helped me find my way to get adjusted to my new surroundings and her staff were also very helpful I feel very thankful and blessed that I am a part of this great community Since I moved in there were a couple minor issues in which I needed the maintenance staff to come The issues were addressed right away and taken care of Since I moved in I have been working to better myself being weight lifting and other forms of exercise for a better me and I have lost now 25lbs I just want to say thank you to Francesca and her staff for all that they doThank youEllen Gaffney

Quick and Efficient Maintenance TeamI recently made a double maintenance request for a blown out bulb and dripping faucet in the bathroom. The maintenance team showed up several hours after submitting my request online. They came prepared with a supply of new LED bulbs and replaced all 3 bulbs with new LED bulbs even though only one of the CFL bulbs had blown since these seem to be more efficient.They checked the dripping faucet and it was determined that one of the parts had to be changed. An order was placed for the part and in 3 or4 days they returned and installed the new part. Problem solved. No more drips.Very fast and friendly service and no mess!

My wife and I moved to Hill House in Chestnut Hill in September, 2016. We preceded our move to Philadelphia with several visits to seek the best option for us given our age, resources and choices of lifestyle. We actually could have moved closer to our children but found that Hill House provided the ideal for us including travel convenience, monthly cost, variety of shops, churches, a hospital, library and a number of music and cultural venues ALL within a short walking distance. In addition, HH is on the edge of the nations largest public park with a number of opportunities for hiking and trail walking. In short we had at our fingertips all that we could conceivably need for ourselves and for our visiting children and grandchildren. HH itself is a well maintained and well managed apartment building of modest height and modest size of resident population. We gave up living in a home but feel as though we did not give up that much when we discovered the size and shape of the rooms (we love the bay window), the modern bath and kitchen facilities and the company of a genuine mix of residents, ages, working status, parents with children, professionals, homemakers and a disabled person or two. We do not use the parking garage as we always find convenient street parking but it is nice to know we can avail ourselves of that privilege if necessary. The outdoor pool is a joy for us during the summer as are the barbecue facilities. The occasional communal celebration sponsored by the HH management is a wonderful way to share experiences and meet new friends. We have in every way found a new home. Mike and Nuala Cummings

The AC/Heat system replacement definitely was handled poorly. Better to face front of the building for less train noise. Overall pretty nice building with mostly quiet residents.
