Very pleased with eaves old town! The apartments and amenities are incredibly clean and well maintained. Very pet friendly too, my dog loves the on site play area.

Manuel and Librado are exceptional. I have received prompt efficient service for the past 16 years. Manuel makes himself available 24/7. He greets all the residents with cheerful greetings and is a wonderful asset to the community.

Moved here from NYC without viewing the apartment. It was exactly as pictured and would recommend the location as well. Walkable to Old Town restaurants and shops.

We have been living here for almost 2 years. Staff is very friendly, helpful and prompt. The apartment amenities are super clean.

I and my wife have lived at Eaves Old Pas for almost three years now and weve had a truly lovely experience. Manuel and Librado are absolutely amazing and accommodating with any maintenance and Sheritha was so helpful and kind when we recently upgraded from a studio to a one bedroom (with a beautiful growing balcony overlooking the pool, pic below!). COVID has been a really isolating time but the complex feels both warm and safe. The neighborhood is also super dog friendly and there are so many cute pups in the building. We hope to stay as long as we possibly can.

Weve been leaving here for 5 years and counting. Manuel and Librado are the best. My husband and I are very thankful for all the outstanding work they do for the building. Eaves is a friendly community with a great management and maintenance team. The maintenance guys, Manuel and Librado, are great at keeping everything working. Cheryl, the leasing supervisor, is helpful whenever there are any problems.

Sheritha set up my walkthrough so I was able to inspect the property before deciding on renting, and took the time to make sure all of my questions were answered.When I did decide to rent here, she walked me through all of the paperwork with professionalism and a positive attitude.Wonderful first experiences with the office here.

We were searching for a clean place to rent during this time of pandemic, and I and my family were excited to see “Eaves Old Town Pasadena” apartments. This place is remarkably clean and spotless. The mark of politeness could be seen starting from the front door when you will meet Sheritha, the manager of this property. She is extremely knowledgeable in her dealings about this property. She was really fast in processing our forms and in getting touch with us through phone. Great thanks to her! We are sure to enjoy our stay at “Eaves”.

Eaves is a great place to live. It is clean, quite, and the staff is wonderful. Sheritha is an excellent supervisor. She was such a great help when we moved in and continues to support us with anything we need!

Sheritha was so amazing to me an my boyfriend in helping us find out information on the studio apartments. We came on Saturday August 15th and she was very kind to us and outgoing and gave us great insight into the community. We are considering moving to Eaves and she gave us a great and lasting first impression.

I would like to thank Sheritha for providing such a wonderful support to us! She is always prompt to respond our emails and requests and even goes above and beyond. One time I was asking her if it was OK for leaving parcels outside our door when we were out for a few days. Then after asking us for permission, Sheritha even helped us to move these items into our unit (they were really heavy items). Sheritha is very professional in terms of taking care of residents’ needs and managing the residential property. She also has such an amiable and delightful personality. We feel lucky to have her at Eaves during our stay.The maintenance guys are also friendly and helpful! (though I havent learn their names)

The apartment is wonderful! Great location close to everything, quiet and safe! The environment is pretty good too. Kayla is really great! She is very friendly and always responds to everything quickly. She makes us feel welcome here. Also, the maintenance people are nice! They keep public area clean all the time and fix every problem right away. They always greet you when you walk by. Highly recommend!

I have had the pleasure of living at Eaves Old Town Pas for a year now. I have to say.. the staff is amazing! Kayla Sargent is always so helpful and pleasant to deal with. Whenever I have a question or maintenance issue she does everything possible to help. Every question or issue is resolved so quickly! Plus, the complex is very well maintained and the maintenance employees are always so friendly and helpful as well. This is by far the best complex I have ever lived in. 😊

Avalon is a shady company. They are not honest people when you are moving out. The maintenance people are amazing however, they cannot keep a front office person for more than 6-9 months. Constant change over since they became luxury apartments. Lived at Avalon almost 4 years.

My husband I loved living here this past year! The location is great and the staff is AMAZING! Kayla really went above and beyond to make sure we were always taken care of. Any issue we had was immediately addressed by her and/or the maintenance staff. Youll love Kayla the moment you meet her; shes very sweet and sincerely tries to help you in any way she can. The maintenance guys (Manuel and Librado) are also stellar! You put in maintenance requests and things are taken care of by these guys within 24 hrs! On top of that, theyre super nice and are always walking around with smiles. Thank you all for making our stay there memorable!

I’m writing to give a much deserved commendation for Manuel. Since this recent ongoing heatwave, my air conditioning wasn’t cooling effectively, however Manuel has resolved the problem.In my going and coming I see him just about everyday. He has a very demanding job yet Manuel always rises to the occasion. He has excellent people skills and is very courteous & pleasant. He’s always busy and many days works longer hours to complete tasks that needs to be done. He genuinely cares about his work and the residents and always strives to do a good job.He’s invaluable here at Eaves Old Town Pasadena. His dedication deserves recognition & appreciation. The apartment is nice and its close to everything. The new manager Ashley is really great! She is very friendly and always goes beyond and above to help us. She makes us feel welcome here. Also, the maintenance people are nice and fixed the problem right away. Highly recommend!!!

I moved to Eaves Old town Pasadena about 2 months ago the staff (Lauren, Manuel and Librado) are the best. Since the day I moved in Lauren goes above and beyond to make sure everything is taking care of . Manuel and Librado are the maintenance guys for the property. They are warm and friendly and will fix any problem as soon you requested. They work hard keeping the property nice and clean.

I have lived in this apartment for 3 years. The staff are friendly and helpful. The apartment has great location, new decoration, walking distance to many shops and restaurants and safe community。

This complex is awesome. It is clean and the amenities make me feel like Im living it up. I dont know how I would live without the bark park for my puppy. Elise, the manager, is the best thing about this complex. She makes everyone feel welcome. The neighbors are quiet. With the door closed, you can hardly hear anything going on outside. The location is perfect. I walk to Trader Joes, Whole Foods and the gold line station. Going to Old Town is a bit father away but an enjoyable walk.

My living experience here at Eaves Old Town Pasadena has been very positive. The maintenance requests I have had occasion to submit are always completed promptly. This building is very well maintained.Eaves Old Town residents are fortunate to have an excellent staff. Manuel and Librado are the best. Theyre always pleasant and work very hard. They consistently respond in a timely fashion to resolve maintenance service requests.

I enjoyed my time at eaves. The staff does a wonderful job of making residents feel welcome. Elise, Manuel, and Librado are incredibly nice and helpful. Residents are informed immediately of any upcoming maintenance. Communication is frequent, and service requests are handled promptly.The complex is usually pretty quiet, as is the surrounding area. The community in general is friendly, and a lot of people have dogs. Elise organizes pool parties every once in awhile so that residents have an opportunity to meet their neighbors.All in all, I really appreciated my experience at eaves, and I was particularly impressed by the attentiveness of the staff.

Well maintained property. Staff is very helpful. Safe neighbourhood, walking distance to many amenities. I have been here for 4 months already and very happy with my choice. Pool is a bit cold for swimming in, but I think they will heat it up.

I have been living here for 10 months and can say that the first impression Elise provides to you is one that lasts during your entire stay. I live in a studio apartment which is not like any other I have seen in my apartment search; spacious and has a beautiful fireplace. Elise and her team are always willing to help in every way, and Elise creates a family environment for everyone; she is always smiling, knows everyones name (including pets) and genuinely cares. Elise makes living here even better! Thank you Elise and eaves team!!! I found my home.

I came straight to Eaves of Pasadena once I saw the community online. I am glad I accepted this community. I made friends around here. we have a nice gym, swimming pool and a pets place. People from the maintenance are very friendly. Elise at the front end is a very friendly lady. We are one family and there is nothing to complain. Old town of Pasadena is close by and walk around in this place to find nice diners. I would say come on up, give Elise a call to find your apartment. This is just a pleasant family type apartment complex. Let me go say Hello to Elise and get a cup of coffee. Cheers.

Just completed almost 6 years here, with a break in Bangkok, and now moved again back to Asia. In parting, my wife and I want to reiterate our sincere appreciation to the hardworking maintenance staff, Librado and especially Manuel, the super, who have made our years here so special. In six years you get to know folks and learn their quirks and virtues, and these two gentlemen really put Eaves over the top to 5 stars, in their care for the residents, our apartments, and our families. Their attention to the grounds, expertise in fixing just about anything, and warm daily welcomes and greetings by name make a small community feel like home. Now, regarding Eaves: a superb location, dog friendly, spacious parking, nice small but well appointed gym, laundry shifting to in-unit facilities after an enormous renovation this summer: finest small apartment building in Pasadena bar none.

My husband and I have been at Eaves for about six months now, and we have been so pleasantly surprised by the office staff and maintenance team that they deserve a shout-out.Weve lived at big apartment communities before, and its always felt like us versus them. Appliance broke? Maybe you used it wrong. Clogged drain? You can fix that yourself. Crime down the street have you feeling uneasy? Not our problem. The office staff was always in defense of the property owner, the maintenance team was never responsive, and when they were we rarely felt comfortable with the maintenance team entering our apartment without us home. That is NOT the case at Eaves.Kayla is absolutely spectacular. Her ability to empathize with tenants when something goes wrong in the apartment or anything makes us feel uneasy is so comforting. She goes above and beyond to make eaves feel like home and were so glad to have her. She feels more like a friend than a property manager. You can trust that she will do anything she can to help you.Manuel and Librado are absolute gems. They are so kind and accommodating. Theyre eager to fix even the smallest of problems as quickly as possible, and even patiently explain to me why it occurred and how I can prevent future issues. We feel completely comfortable with them working in our home whether were here or not. They go above and beyond- they always have pets for our dog and even vacuumed our whole room for us the last time they did maintenance, even though only the area by the door needed clean-up.I cant say enough good things about them. If youre on the fence about living at Eaves or another property, I can promise you that no other team will take better care of you than these 3!

Ive lived here for about a year and the experience is amazing.When I moved from Spain and I was looking for an apartment, I found in Eaves Old Town Pasadena all that I wanted!Now, I can tell that I made the right choice as the building management and staff are responsive, friendly, and super helpful. Elise is managing everything perfectly. She is attentive and takes care about the residents.Also, Librado and Manuel do a perfect job maintaining the common areas in great condition.The pool, the barbeque and the gym are great!Highly recommended!

This review is for Manuel. The building would fall apart without him! He truly goes above and beyond for every resident to make sure everything runs smoothly. As a small Asian female, I literally wouldnt have been able to move out at all if it werent for him - he even helped me move out my mattress and securely tied my box spring to the top of my van, with amazing handiwork! I had also spent forever trying to remove a stuck Coax cable from my internet modem and he was kind enough to come up to my apartment and removed it in 5 seconds. I feel extremely lucky to have encountered someone so honest, hardworking, and skillful!I am totally, forever indebted to Manuel and these compliments are the least I could do to repay him! Thank you Manuel!

Good place to live, close to transit and Old Town Pasadena. Safe Parking arrangements and courteous staff. Apartments are new and in good condition.

We are Avalon community adherent,stayed in Avalon Calabasas and Woodland hills before.However,we are now disappointed with Eaves community due to recent renovation.We have only one month lease but was still asked to corporate with the renovation. During the renovation we cannot cook,the WIFI cable was cut into half and the air condition stopped working for three days.The worst thing is now my bedroom has painting smell,it is so strong that my girlfriend cannot sustain but has to stay outside,the smell seems poisonous that we kept on coughing.They promised to compensate but they dont.Moreover,they told us the gym will be ready to use within three days but now one week passed and still in construction.The only good thing is Elise,she is helpful and nice,but the whole community is no longer home,at least not ours.

I’ve lived in this community for over nine years, changing apartments once to move into a bigger unit. Located just outside Old Town Pasadena, it is within walking distance of Old Town, The Paseo Colorado mall, the shops on Lake Ave, and the Metro Gold Line station.The staff is excellent. The maintenance guys, Manuel and Librado, have been here as long as I have. Both are amazing -- very friendly and always willing to help, even asking if I need anything when they encounter me in the hallways. The property manager has always been decent in my time here. The manager has changed a few times over the years, but theyve always done a good job and been responsive to my needs. The current manager, Sheritha, has done a good job despite the challenges of the pandemic year.The property itself is older but well-maintained. The amenities are what you’d expect from an upper-end apartment complex -- pool, gas grills, large laundry facilities, fitness center, etc.Id have to really nitpick to find things wrong. The rent is high, but you’re not going to find anything cheaper in the Pasadena area of similar quality. Definitely recommended.

The two garage doors where not working at all, could not get in or out of parking area. The maintenance staff here is outstanding here.

I have truly loved living here. Not only is the location ideally located and within walking distance of old town, Lake Ave and the convention center but the entire team at Eaves Old Town are fantastic! This will be my second year living here and Elise, Librado and Manuel have been nothing but kind and helpful throughout. All three of them consistently go above and beyond for all of their residents. Elises genuine kind hearted presence has made living here such a wonderful experience.. her door is always open. Both Manuel and Librado have always been willing to help not only me but other residents as well in a timely, professional and curteous manner. I highly recommend Eaves!

Great place but this company is a bunch of thieves. The amenities are great, although the apartment facing del mar will get a lot of noise during rush hour. The apartments are well designed. The maintenance guys, Manuel and Librado are awesome and fix everything right-on-time. But, lease renewal comes and they will hike your rent. First they dont offer anything but 12 months leases -- anything else is insanely expensive, like DOUBLE the rent (yes, double, im not making it up, im talking $4500 per month for a two bedroom apartment). And at the end of your 1-year lease, they will jack it up. For me it was 12%. For a neighbor, after harsh negociations, it was about 9%. Another neighbor left earlier this year and told me it had been a common practice recently. Result is: many people, including me, leave after a year, sometimes two. And you have much better apartments around -- dont look for other Avalon stuff though... These business practices are borderline fraudulent and I know I will never rent from this company (or associated ones) ever again.

Really good to live there.

This apartment is going under renovation till almost end of the year. Do not rent here. You will be mess like us.
