This place is cheap for the area, I get it. If you have to move here then the affordability is tough to beat, but it does come at a cost.The buildings are old and wall are thin. You do end up living with your neighbors and hopefully they arent a pot head because this places allows smoke in the apartments and you will live in their smoke and listen to their stoner music. Management will do little to nothing to solve issues with troublesome tenants and will even go so far as to give you a shrug and dance around statements similar to Well, what do you expect. You get what you pay for. There are other places with similar prices in OP that manage their tenants far better than here.This place also auto-renews the lease for yearly terms, so its not even a good place to move to for your first year if youre from out of town. Typically shacks like this will auto-renew to monthly terms after a year. This makes it easy to shop around the city for a place you actually want to live in for a longer period. Here, they try to trap you into another yearly lease term.

I have lived here for 8+ years and have never had a problem. They have always been professional and helpful with any situation. I have never had an issue with bugs. I feel safe here and this is the only home my youngest has known. And it is a great home for us!

Please beware of renting from this place. Yes, it is more affordable than others, but there is a reason for that. I rented from Colonial Gardens from 2012-2014. During the time I was renting, I had faulty wiring issues. The outlets were loose and would occasionally fall out if I tried to unplug something. I also had my basement storage broken into twice and have police reports for it. This place is very dangerous and not secure for your belongings. There is one washer and dryer unit per building of 8 units. That means 8 families are trying to share the same washer and dryer. Also, these washers and dryers only work half of the time. When I called about it, the manager said, Just use your key for a different building. Umm, what? My key unlocks ALL OF YOUR BUILDINGS?!? how is this not a safety violation for others? That means anyone renting from Colonial Gardens has access to your building and your basement storage. The biggest reason I do not suggest this place is because the exact unit that I reported with having faulty wiring (I have work orders to prove it), also burned down a year ago in the middle of the night resulting in the death of two innocent children who could not escape. These buildings are old, not up to date, not properly maintained, rent is raised significantly every year you renew your lease, and during the winter months it is extremely difficult to drive in the parking areas because they do not actually plow the roads and parking area, they use a truck that pushes it down and you just constantly slide around. I am leaving one star because I cannot leave anything lower. Yes these places are more affordable, but they are also extremely unsafe and not worth the headache.
Have lived on this property for several years and am reviewing them for extremely poor customer service. Very short and abrupt over the phone when calling in for service. The leasing office for this property only has one friendly woman in the office. The building Im in resembles Camp Crystal Lake and the level of Customer Service does not match the amount of rent that is being charged. Would expect better in Johnson County because of the location. I have no other issues with the property and do not have bugs, but wiring and security need a major overhaul. The age of these units does require much more maintenance then they are prepared to do, does help they have a number of good men on staff. Highway convenience keeps me grounded.
Dont move here. The office staff is condescending and rude and working for a slum lord. I went without AC for a week, they replaced the central air unit and it still didnt work. There solution was to add a window unit to my bedroom window via cardboard and ducktape. I wish I could post a photo of their handiwork. Also if you have a family, stay away. Ive noticed a lot of drug activity in the area. When I notified the office staff they basically said it was not their problem. Steer clear. Glad Ill be out in September.
Were lived in apartments for a year and it was our first rented home in US.All in all, I have good impression. You got what you paid for. Good place for your first apartments.Kathy is the best office manager from all of them and the most polite person in Colonial Garden.Advantages:Low price;Regular maintenance and quick response when repair is needed;Very good location;Quite and clean place;Disadvantages:A few times I found bugs in my living room. The house we lived was old and therere cracks in the wall, so bugs easily climbed up from the basement.
I lived in a 2 bedroom apartment back in 2015. I had a good experience but I decided to move to a different complex in 2016. I decided to come back in 2017 to colonial gardens due to my good previous experience to find that there is a big difference between my 2 bedroom and my one bedroom. To begin, I used to have ample parking and now when my family comes to visit they have to park and hike down to my apartment since we only get one car parking spot in front of our apartment. Also roaches! I have never had or even seen a roach until I moved back in the second time. I repeatedly have asked management to call extermination to treat the entire building but they only do my unit. Problem is they could be coming from somewhere else and migrating over. every time exterminators come I have to leave for some hours and the night before I have to spend hours emptying out my cupboards. They come almost once a month its exhausting. Also, I ended up in a building where the neighbors are well established in their units and have lived there for a while so theyre very particular about things and I feel uncomfortable with how involved and nosey they can be, even had one accuse my husband of being a burglar (my husband is black). A particular neighbor decided she should go interrogate him on which unit he lived in and for how long and what he was doing outside etc. etc. (provided this can happen anywhere and neighbors are luck of the draw) ultimately I am faxing in my intent to vacate as we speak.
Rude management, fictitious “ordinances”. Save your money and look elsewhere
Terrible at times and quick to evict over late rent but take their time to address other issues be it repairs or complaints over rude neighbors and unruly visitors lets not forget about the terrible parking and the police always being out here.They city acts as if overland Park is God Giving Paradise but its not!!Yes, its lovely and low crime but some of these landlords charge way to much for awful places to live..
My family moved here in April, it was in our price range and in a good location in Overland Park. We had to move in a hurry so we couldnt wait for a main floor apartment to open up. So upstairs apartment it is. Which would normally be fine. However, we lived on top of a long term renter that does not like kids (we have a 2 and 3 year old) or any noise at all. The first week we moved in we received a call about a noise complaint from moving furniture at MID DAY. The office manager told us we needed to be respectful of our neighbors, which I agreed. A month ago we received notice on the door saying that they were terminating our lease early due to multiple noise complaints from neighbors. We were not told of any noise complaints other than the first so we did not know that our kids crying/playing etc was causing a disturbance. The office manager was very rude about the entire situation.Also, this place is a hazard. When going into the basement the water heaters leak some slick substance that they have a hose attached to, which is supposed to go down the drain. However, this doesnt work and it pools everywhere. My son and I have both slipped, yet nothing has been done.I count it a blessing that they terminated our lease early. Especially with the fire that happened a couple of weeks ago. Even with the new installation of fire alarms, the location of them in the apartments is another concern entirely.Bottom line? STAY AWAY!
Friendly staff! Very quiet apartments. We cannot hear any noise from the neighbors inside our apartment. Pool is small but decent.
I was treated fairly and with consideration. The move in was hassle free, my questions are answered promptly. Personally, I think the office staff is friendly and quick to help in any situation.
Horrible place to live. Not kid friendly. Water heaters dont keep up and Im starting to believe a warm baths are a thing of myth. Management is rude and unprofessional. We came here on short notice so I didnt check the reviews first but after reading other peoples experiences Im convinced these people are paid to make the tenants lives more difficult.Police are ALWAYS here.My advice is to stay far far away.
Its an apartment, things generally work. Sadly, they more or less just gloss over things between renters so that the apartment tends to feel run down after a couple months. Uneven thick coats of spackle leading to paint cracking, things like that. Not terrible, but its hard to say its worth the price. A good first apartment, it gets the job done.
Dont move in here. Our building lost power multiple times during the hottest days of the summer. Never came and fixed any of the problems we had. They also terminated us for the amount of complaints the people below us made on my 3 year old daughter. Not a kid friendly place at all. I would stay far far away if i were you.
Call to get information about the apartments and that was enough to realize how unprofessional they are. I nicely asked for prices and info and the lady on the phone with me said to someone I know shes just asking for prices and then said to me Im sorry I dont have time for this right now ok? and then hanged up and cut me short. Very rude and unprofessional.
Terrible place, dont move in even you have no choice. When I first move in, the overall environment looks okay to me, and I was in a hurry to find a place to live, so I chose here. They keep increasing my rent annually, the price for the washing machine increased last year as well. Basement got break in last year, and the laundry facility was broken for at least a month, that I couldnt wash any of my clothes. I called office to do bug spray for the yard (which was all flea and ticks, I found 12 fleas on my jeans by just walk through the grass), they say its none of their business, they dont do any bug preventive controls. Me and my neighbor had several times that there are people knock on our window, but when we check there was no one there. we called the office, they ignored us.One of the office lady who live across the street (at least 100 ft) called me 1:30am to tell me stop my dog barking, she can hear my dog even in her bedroom, which none of my close neighbor complained. She access to the my personal information record to find out my number and called me ON BEHAVE of HERSELF not the office, which made me feel that my personal information is insecure. Anyway, the office staff was very bad attitude and the neighborhoods are weird.
Very unprofessional staff and maintenance. Many safety concerns living here. I have gotten home from work to see my apartments doors wide open at 5 am. All the buildings keys are the same and work on all the buildings doors which is concerning. There was mold and bugs when I moved in. No one has sprayed for bugs since I have been here. I have requested maintenance to fix something and they just walked in without knocking. And this was at 8:30 in the morning. No privacy. Myself and other residents have noticed our bills do not ring up right. They add charges that you pay separate, like electricity. They charged twice, through them and through the electricity company. It look threatening a lawsuit for one of my neighbors to get her money credited back. Then today, maintenance men were cleaning the basement and took a couch in my locker to the dumpster as well as a comforter that was being prepared to wash. Not to mention the comforter was cut up with scissors by the maintenance men who work for TMI maintenance. When I confronted them about where they put it their exact words were “ It is in the dumpster but it’s cut up”. NO WORDS TO DESCRIBE THE UNPROFESSIONAL STAFF!
This place is a slum. The management is unprofessional. They seemed callous about children dying in a fire there. The building is the 8800 block of Broadmoor and is being remodeled and rented as if nothing had occurred. These people are evil.
I have just recently moved to the Cherbourg Apartments. I did extensive research on apartments in Johnson County, narrowed it down to 3 complexes ranging in rents from $755-$950 and for the space & location the Cherbourg fit perfectly. They are not fancy but the layout and space provide you with a blank canvas to make the apartment a beautiful & elegant home. The kitchen opens to a large dining area, the living room has GREAT blank walls with one wall that is sliding glass doors leading to the patio or balcony the bedrooms have large windows, the 2 bathrooms are very nice both in size and fixtures.The staff-Linda, Judy & Sheena could not be more courteous and professional. They address any maintenance issues in a timely manner. They are very pleasant and attentive to the needs of their residence. I was hesitate to rent from a “complex” in the heart of Overland Park but everything that I need i.e., grocery store, restaurants, Home Depot etc. are not far-this experience has been very good and I hope to live in this quiet community for a long time.I would recommend the property to anyone that would appreciate a safe and lovely apartment home. I could not be happier.
I lived at Cherbourg for a year (2010-2011) and liked it for the most part. No major complaints, lots of room for the price. We had a 2 bedroom/1 bath. I only moved because I wanted to have a washer/dryer in my apartment. Linda and the other office staff (Megan?) were cold sometimes, but its understandable with how many calls they must take a day. Anytime I had an issue, maintenance was out to fix it within a few days or so. My daughter and I really enjoyed our apartment! Im actually looking to relocate now and have considered moving back into Cherbourg but cant imagine living without a washer and dryer again. I would definitely recommend Cherbourg to anyone though! My electric bill was reasonable each month as well. Its not luxurious, but they have nice, large apartments for low costs. I also really enjoyed the courtyard area behind my apartment, fun area to run around with my daughter. :)
I MOVE HERE APRIL 16,2017 AND THEY TOLD ME THAT I DIDNT HAVE TO PAY WATER BUT THEY LIED I DO AND MY RENT KEEP GOING UP AND UP PLEASE I DONT CONSIDER NO ONE TO STAY HERE IT TRASH MY SON WOKE UP WITH OVER 50 ANTS IN HIS HEAD THEY DO NOT LIKE (KIDS) AT ALL MY APARTMENT HAD SO MANY PROBLEMS THEY SEND SOMEONE OUT BUT IT A STILL BE MUST UP I HAD TO PAY OUT OF MY POCKET TO GET THESE PROBLEMS FIXED THE WORKERS IN THE OFFICE ARE RUDE THEY TALK TO YOU LIKE YOU NOTHING PEOPLE IN MY BUILDING HAD BAD BED BUGS ....BUGS OUT HERE IS NASTY IN CRAZYPLEASE I REPEAT NEVER LIVE HERE THEY TELL YOU TO GET ON A 14 MONTH LEASE IT SOUND GOOD CAUSE THEY TAKE IFF SOME MUCH MONEY BUT NO IT BAD OUT HERE
The lady on the phone was very rude and cut me off when I was trying to find out more information about the apartments. I had called there 3 times the first time a lady picked up and said please hold and I was on hold for 20 minutes. The second time the same lady was very rude and short with me.
This is the worst place to rent please do not rent or live here the manager is a liar !!
Run. I recently toured this property. I was shown an apartment in a building with 1970s paneling on the walls and rickety wooden stairs.

This place is a total dump and the management is terrible please my son lives here nothing but problems including a fire that displaced his family for a couple of months the nextdoor neighbors lost two children to the fire the showed very little concerned
