Decided to take a trip to Orlando Florida, and because of the pandemic conditions we decided on something other than a hotel. Casiola was a great choice, with many different living options. They even left a house warming gift of Oreos for our kids. Its a gated community with on-duty security, swimming pool, and a lazy river. Its off the beaten path, and not too far from shops, stores, restaurants, and more. We chose the 3 bedroom with 2 full bathroom option. It has a full kitchen/dining area, and washer/dryer combo. All entries are outdoors, with an outdoor elevator to the higher floors. Nicely decorated and arranged. We saw other families living there, and enjoyed our stay, each and everyday. Everyone was friendly and made our stay even more enjoyable. Felt like being home away from home in so many ways. Would recommend this option even if it wasnt a Pandemic.FYI - They do request ID up front for verification, youll use your room number for the guard when first checking in, and theres contact less entry or no lobby wait before entering your room. Youll have to make arrangements ahead of time if youre expecting new towels each day, etc. because youll have to make your own beds, clean up, throw out trash, clean your own towels, etc. Cleaning items, etc are provided. Expectations upon arrival and leaving are provided in advance.

Worse experience ever.. WiFi doesn’t work no security lock to prevent kids from leaving the room, the balcony door doesn’t lock and I have young ones. The blinds are missing so everyone can see u sitting in the living room at night. The cabinet door facing under the sink is falling off, the bed skirts are missing, mix match furniture. Vacation is a time to get away and relax not to worry if some ones going to bust in your room or your kids walk out on the balcony accidentally and fall. You would think some one would learn from pass media accidents. Ohhhh also there is no direct person to contact for issues you may wait hrs before a response I have family also in another unit having worst issues then me.

This vacation home is THE WORST vacation home weve ever stayed in. The house was extremely dirty when we arrived. The sheets werent clean, the refrigerator wasnt cold, the main living space has a broken ceiling fan. There was trash on the front lawn and when I called to get the issues taken care of I received the run around. It was 15 of us and this was so unpleasant for the adults and the children. I will NEVER stay in a CASIOLA HOUSE AGAIN!

Our family booked a reservation at a property for an important trip several months in advance. After our trip was booked, we had the misfortune of compromised credit card. During the time of resolving this situation, canceling and having a new credit card reissued, and updating accounts, this particular transaction was missed. Our reservation was canceled given the old card was on file. We realized this within 36 hours and rebooked this reservation immediately for the property that was still available. Upon completing this and requesting this organization honor the original rate we booked, and paid the deposit at, they have refused to honor the original reservation rate and will charge us several hundred dollars more as well as multiple deposits for the very same reservation and property.We have made multiple requests and attempts to provide an opportunity to make the ethical decision and explained the situation. The organization acknowledged and refused and has decided to profit from this situation. Due to the venue and nature of the trip we need to proceed with this rental as to avoid additional inconvenience. It’s important others are aware of the integrity, business standards, and ethics of this organization. We do not want others to be in a situation to be taken advantage of financially. We are appreciative that most companies have a much higher level of business integrity than this particular organization.

BEWARE OF THIS COMPANY. If you’re looking to actually enjoy your vacation in a clean rental, do not rent through this company. Customer service is terrible. When we first checked in there was a strange smell that we couldn’t place but we couldn’t ignore it. Not even a foot through the door we noticed stains and crumbs all over the dining table chairs and the couch. The rug in the living area was FILTHY. We didn’t even want to take our shoes off. There’s also carpet on the stairs and upstairs and it was gross with stains as well. Also, the base molding was peeling off the wall by the tv in the living room area.The towels that were left for us to use were dirty and almost all of the beds had hair in them when we pulled the covers back. Not to mention all of the scuffs and holes on the walls and one of the headboards wasn’t even attached to the bed, just sat against the wall. I think what made it worse was this gunk substance (it kind of looked like mold) that we found in the bathroom. This rental looked nothing like it did online. It was gross and disappointing. But if you do book through them and have a problem after check in, it’s a nightmare trying to get in touch with an actual person who MAY OR MAY NOT help you. They have an answering service answer your calls for them ​(they probably have them screen the calls so they dont have to deal with the issues Im sure majority of their customers have). The only communication we were able to actively have with their staff was through email and even then they never actually addressed our concerns or answered our questions.It’s really annoying and disappointing to have to clean EVERYTHING when it should’ve been clean to begin with. On our first full day we were up cleaning and washing linens and trying to speak to someone for HOURS about moving or canceling because my family didnt want to stay there. Not to mention the seats out by the pool were atrocious and were worn down pretty badly. This company is terrible. Do not recommend - stay away

Checked in for six night stay with ten other family members in one of their larger homes for a Disney vacation. After a few hours we noticed that the Wifi was not functional. We called Casiola to get it resolved, and later sent a message through Airbnb as one of our party is a real estate agent who needed Wifi to get work done. We were told we could leave and get a full refund. Yeah, right, what are eleven people going to go at the last minute that wont cost a fortune?? We elected to stay and they said the Wifi would be fixed in a few days. The next morning the cable tv quit working. Sent another message and called, basically got no response at all other than they would look into it. Long story short, neither service was working when we checked out. Apparently providing what is listed as an amenity in your description isnt really an amenity when you have no intention of fixing it when things go wrong. As far as the house goes, looks good on the surface and was livable, but after a few hours there you start to notice the broken items, a bunch of scuff marks on walls, sticky floor in the bathroom, broken toaster, broken pool lounger, torn screen door to the pool, etc. The place needs some TLC. Certainly not worth the price with the problems we had and lack of response. Would not recommend staying here even though they did give us a whopping $135 refund.

This was the absolute worst experience of my life. The house was filthy. The refrigerator was not cold. The showers werent clean. And there were no bath cloths and towels left in our room. So we had to purchase some because we were under the impression that there would be clean towels and bath cloths. And when we contacted the owners/company, we were not treated as we should have been. If o could give this a 0 star I would. Definitely would NOT RECOMMEND!

Really disappointed I hope somebody comes in and shut them down. They are absolutely redicious. I would never let them manage my property. They cant even clean. I wonder if the owners even know how they are doing their property. Poor customer service. They always give excuses. There is never a manager on duty to speak with. When a complaint was made then that is when they wanted to send someone out to clean or fix something. Then they were going to send terminix out the next day to kill the bugs while a guest was in the property. I am not a big person so we were not going to stay there period.

I would not recommend going through this company, my family and my sisters family experience the worst unkept property ever. Their couch were broken, microwave does not work, one of the room pour down water through the ac vent when it rain and that not all the pool was the nastiest pool Ive seen in a vacation home. You would think that if you were to rent a property out people who spend a lots of money would have the home clean and well maintenance.We call customer support to come take care of the issues but they never came, they keep delaying saying someone will come out. They are the worst customer service. We will NEVER go to this company again.

Booked with Casiola through AirBnB. Reviews seem to be either 1 star or 5 stars and your stay will likely be a gamble on which experience you get. The properties do not seem well managed. We arrived to the home found the pool FILTHY and covered in algae. It would have been unsafe to swim in. It looked like it wasn’t maintained for over a week. We reached out to the host and were repeatedly told “24-48 more hours” until our stay ended. We never got to use the pool.As far as cleanliness, the home seems to be cleaned on the main areas but is not well inspected for thorough and deep cleaning. We found a bug on the bed (where other reviews mentioned finding bed bugs…). One of the rooms had a slow leak in the corner that will lead to mold/mildew if not addressed.

I want to give the perspective of an owner. We purchased a vacation rental in Kissimmee and Casiola had been managing the property for the previous owner. After seeing the cleanliness of the home and the lack of care Casiola had put into the house, I decided we would not use them ourselves. They did, however, have people planning on staying in the home after we purchase it. So we gave them 30 days so the guests trips wouldn’t be derailed.During those 30 days, Casiola stole our bedding and removed nightstands and other goods from the home. Somehow the payment they owed us was half of what was supposed to be paid out and they were very difficult to work with the entire time.Not only would I not recommend staying at any of their properties, you should 1000% avoid using them as a property management partner as well.

Rented a vacation home for 6 nights. 3 out of 4 televisions did not work in the home. The floors were not cleaned. Shower upstairs needed to be cleaned. Home is nice, paint on walls needs to be cleaned up and better cleaning service.The internet was terrible upstairs where 3 of the 4 bedrooms were. We couldnt even stream using Wi-Fi. The last email I received from them was responded with exclamation points explaining it was a cable box issue with no ETA for repair howeverthe network internet is not working ( Netflix, Hulu or other streaming non cable service related things can be used). This was explained and originally I was told someone would come out day one & day two. On day 3 something totally different. 9 people 4 bedrooms, 1 television and terrible Wi-Fi w/2 kids and 3 teenagers makes for a very interesting 6 days. Make sure those things are not important to you if you plan to stay here.

Did not have internet for all of our stay, which was needed for one of my family members who had to work a few days while on vacation. Also, the cable TV went out one day in and wasnt fixed for the entire rest of the stay. All they offered was 10 percent off the stay or a full refund so that we could try to find a hotel for 9 people last minute. Poor business practice.

Zero Stars. Would not recommend. Rented property via airbnb thank god. Listingin went inactive in December. I reached out to him to make sure that everything was fine. He assured me it was and that the property would be relisted soon but that my reservation was confirmed.2 months before my trip he says he no longer manages my property-which seems to be a common complaint in there reviews- and he offers me a different property he manages. When i ask him to send me a link to this property through airbnb he says it isnt listed on airbnb. I told him to cancel my reservation, as this is a very common scam where you pay and then you show up and its a terrible property somewhere else.He lies and tells me he cant cancel my reservation and that I have to do it. If I cancel the reservation I will not be refunded the service fees I paid. If he cancels, he eats the fees, which I sure he knows. I called AirBnB and explained the situation and they agreed that he had cancelled the reservation and hopefully AirBnB shut him down because the place was rented out still after my rental and I am guessing he was just waiting until he thought it would be too inconvenient to find someplace else before offering to switch me out with a different property.Stay far far away.

I rarely do reviews on anything but I felt compelled in this instance to provide an HONEST review of this property and the Host (Management). I beg that anyone looking to rent this property read the review in its entirety.I had been planning a trip for my family for months and wanted my children to have a relaxing vacation this summer. After conducting searches on several platforms, I settled upon this listing which had all 5 star reviews. Since Covid, cleanliness has been a top priority for me, so when I saw the photos and the reviews which all said it was clean and in a good area I decided to move ahead with the booking. I booked through VRBO before and was pleased with the process and felt confident that all the reviews would be highly accurate. The Unit I received was located at 3131 Paradox Circle, Unit 203, Kissimmee, FL.When we got inside the Unit I immediately undertook an inspection and was dismayed 1) the floors were filthy, you could tell that the cleaning crew did not sweep before they mopped so the floor felt murky 2) dead bugs and dirty in the rail for the sliding door 3) soiled and torn sofa 4) dirty surfaces 5) filthy rugs 6) old food under the dishwasher 7) dirt on the walls next to the garbage bin and the icing on the cake 7) filthy and soiled towels and bloodied and soiled sheets in the room with the bunk beds!!! I was horrified at this discovery as my children actually discovered it when they went to lie in the beds!!! I immediately called the Company at 4:40 pm to report the dirt in the Unit and advised that I was leaving.It took three (3) days for Casiola to resolve my claim, when they finally did I was given a partial refund and money withheld for two-night stay (which never happened because I left immediately and they knew it) and a departure cleaning fee which was the most ironic of all!!!! Imagine charging me a cleaning fee when you did not even clean the Unit for me!! When I queried it I was told by the same manner who acknowledged that the Unit was not only dirty but there were significant signs of wear and tear (clearly they did an inspection) that my money was being withheld because they could have rectified the issues by sending out a cleaning crew!!! That statement in itself was laughable because believe me when I say that dirt could NOT be cleaned and I am still trying to ascertain how they could rectify wear and tear during my stay? Would they have replaced the furniture whilst I was occupying the Unit?Avoid this booking at ALL COST!!!! Had VRBO given information on the Host when I was browsing the booking (for this Host all it says is Premier Host) a simply search engine search would have told me ALL I needed to know and I would have ran faster than lighting away from this booking. This Company has all 1 star reviews on other review websites, the chief complaints 1) filthy properties and 2) bad customer service!!!I was also disappointed in the way my matter was handling through VRBO they did absolutely nothing to help me and now they too are withholding money when I called them also on the day of check-in and told them of my issues and sent photographic evidence. I have been given NO support by them, and this is the last time I would be using their service.PLEASE do yourself a favor and DO NOT BOOK THIS PROPERTY!!!! Look up the host and their reviews, make a mental note and run as fast as you can from ANY property they manage!! They’re filthy and the Host unresponsive. It is my hope that NO ONE goes through what I went through.Those 5 star reviews must be from company employees!!! Want to know the real deal about this Company read the Google reviews and those on the BBB website they have an average 1/5 star rating, many claims against them and don’t even have an accreditation rating. BEWARE. Also they DID NOT reach out to me within 15 minutes of my claim to send a crew they asked for photographic evidence and the next email came at 2:46 am the following morning, I have the time stamped emails to prove it!! See the beauty of keeping things in writing. This company is awful!

Here for a Disney vacation. I was so proud to have found a place near the activities we wanted as a family for 7 nights.Check in was a hiccup... Tried my code they had sent me via email and it didnt work. Called consecutively for 15 mins to try the rental company (Casiola) as it was hot/not working and got an answering service to relay my message. Allegedly my check in was minutes/seconds too early and the lock had a special punch in instructions of really slowly entering the code.The layout of the house was fantastic also.... The A/C worked!!. The set-up looked awesome. The cleanliness however for the cost we paid... Kinda lacking in my opinion.. I know you cant be super picky...but again traveling with little ones and they pick up trash from under the beds/couches inquiring what is this... It kind of makes you think maybe some cleaning is just getting lightly done. If check in cant be til 405pm to get it fully clean just let a guy know. The set-up of the house was fantastic... The cleanliness not so fantastic. Fruit flies everywhere.... Night 1 was spent killing fruit flies... The washer had a squeaky sound as it went through cycles.... Sad deal. Air return vent had some heavy dust as well.Pool was nice.So the above mentioned stuff in combination with multiple nightly calls to the Polk County sheriff department for noise in the 2-3 doors surrounding areas was the dagger. We had parties/music blaring nightly from the neighbors into the 1 am hour. From 10pm - midnight Kids screaming during night swims had my kids (trying to sleep)wondering what is going on. Not a good thing every night when trying to get my kids to bed. If you have kids and have been there you definitely understand!!!It took my monies spent on this vacation home to teach me a VALUABLE lesson. The pamphlet we were given at check-in even STATES this is a quiet community and fines for having noise complaints on renters...yeah right. I dont believe that whatsoever. I called 3 times a night on average. (Sorry Polk County sheriff department)When spending $2k on a week rental you have expectations... These clearly were not met. I definitely will NOT be staying at this resort on our next visit. I know others in the area probably have similar setups and would greatly appreciate our business.The location was super close to food and shopping/activitiesI booked my reservation through Marriott ... I will definitely share the disappointment with them....as you would think someone would alert them of the situation at hand.Cleaning needed to be done under furniture and in the bathroom... things I would think would have been done before I checked in... Not so much. Matters when traveling with a young one. Don’t rent from them, nothing works and they will not fix anything, or give you a fair refund. Calling there phone just sends you to a call center not the actual property owners and you can never get to speak to a manager. They tried to offer a $320 refund for the items listed below when we stayed and entire week without being able to use any of these items.• broken refrigerator• ac not working• movie theater not working• TV’s not working• pool & spa was dirty, green water• heat did not work in spa• garage game room smelled like fish• game room air hockey table brokenI’m taking them to court just to recoup some of my loses.

Arrived to find refrigerator not working, ac was partially working, one closet door with a hole and missing remotes for ceiling fans.With ac only partially working, ceiling fans would have helped, but you couldn’t turn off light. So sleep with light on with a fan or off with no ac or fan.Food we bought to cook with all spoiled.Called property management and spoke with a person only to be told they were on the way to fix. Never arrived no call from mangers (as promised), no service, nothing.Imagine you showing up to vacation and getting stuck with this rental. Run away. Not worth the risk of impacting your vacation.

If I could rate this property a negative 1 million I wouldve. We stayed at 1458 Moon Valley Drive Davenport Florida. The property was not cleaned properly including the outside. There was trash around the pool area from the previous renters Im assuming. Pool was ice cold even after requesting that it be heated about 6 hours before check-in. Called Casiola (THURSDAY NIGHT) and was told that someone will be out the next morning to check it (didnt happened). The maintenance man finally showed up on our last day there (SATURDAY) and said that the pool needed an heating element. So we waited and waited. Finally around noon he said that it was working BUT it will take like 8 or more hours to heat and that the spa was still not going to be working (mind you this was our last day there). As the pool heated a film started appearing over the pool like a white sheet. Not good. And oh yeah the water went out of the spa mysteriously. Went to check the rooms and bath upstairs and discovered that only 1 of the bathrooms was cleaned and the others wasnt. The master bedroom upstairs had hair and debris in the bed so we had to strip the bed and wash all the bedding along with cleaning the bath. The other guest bedroom with the 2 twin beds only 1 of those could you sleep in because the board or something was missing from supporting the foot of the bed. So that person had to sleep on the couch. The Jack and Jill bath shower had some sort of black crumb looking stuff in it so we had to clean that bath as well. We literally had to clean the house over ourselves. We called this company almost 100 times over our 3 days stay and the only person we talk to was the answering service saying that they will send them a message. Its funny how one person can call a company soo many times to the point where they call you by name before you can say who you are. All in all this company is trash and the only thing they care about is getting your money. After they get that youre on your own.

I wish we could leave a review without a star rating. This has been one of the WORST experiences I have ever had on a vacation. They were hyper responsive before we left for the trip- I thought we would be in good hands. The second we arrived- they stopped responding and the quality went straight down.The home we rented is dirty, there are LIVE cockroaches in the dishwasher. In addition to the many ants we have seen in the house. The carpets look as if they havent been cleaned in DAYS. The area rug is filthy. The tile floors are sticky. We requested the pool be heated. And someone showed up without notice, problem still not corrected there. The pool looked like it had some sort of film on the top of it.The noise and neighbors is absolutely outrageous. The security team is useless. They do not care to help correct the noise at all. So if you have small children- do not bring them here. You will not get any sleep.The guard that we checked in with handed us a packet and told us to go across the street to the house. No further instructions. So we werent sure how to re-enter the resort property. But the answer is you ring the guard shack each time while holding up a piece of paper to a camera so they can verify you being a guest. There should be a more effective method to this.I would avoid this property at all costs. Do not rent from Casiola. We are only in our second day of staying here. They do not work on the weekends- so we shall see how they plan to handle this. Marriott hotels should be ashamed they have a contract and their name on it with these people.

I received an email detailing the check in procedure. I emailed the company as we had an early check in of 12pm and the email stated 4pm on the email. After numerous emails and calls to the company and the owner, we were told that we could not check in but since we had groceries in the car they would call the house keeping to see if we could stop by and drop them off. Again numerous emails and calls with no response. It is now 253pm and we have not heard a word from them. Absolute terrible customer service. Would not recommend.Edited..see picture. Do not ever call me a liar. This is not the end of this.

We stayed in Champions Gate near Orlando for our Disney vacation. Check in was quick and easy. The guard at the front gate gave us a paper slip so we could enter the complex thru the express lane. The house door code was easy to enter. We had a couple issues come up during our stay that were fixed while we were there. The major issue was the pool/hot tub. We thought the heater was broken but it was the blower so the water would not circulate and heat the water. This was fixed 5 days into our stay but we were refunded for the days we did not have heated water. The group before us left tape stuck to the ceiling and ceiling fans. The house showed signs of wear from the carpet on the stairs and in all the rooms. The kitchen was fully stocked and we had everything we needed to cook the meals we desired to make during our stay.

The villa wasn’t clean upon arrival and we where promised a refund which they did credit.Overall our trip was nice and pleasantBut issue really was the pool heating Or lack of. I booked the villa with a private pool and paid $25 a night for pool heating. They were very proficient in charging their fees but the pool was never actually heated meaning we couldn’t use it.(I did send many reminders but to no avail) had I known the pool is gonna be cold I would’ve gone elsewhere.( I was refunded for pool heating after asking for it)Customer service can definitely use some improvement.

What a great place. We booked a 6 bedroom, 6 bathroom house and it was just as pictured. The pool/water park that is included was a great place to spend the day. The kids kept busy and we played sand volleyball on a great court. Will definitely use in the future.

SAVE YOUR MONEY! Check out the real reviews on TripAdvisor - 1.5 stars. Dont book through this company. There were too many things wrong with our stay to remember them all. When we first arrived, we noticed the bathroom door handle was broken, the kitchen sink handle was loose, the front door bolt didnt lock properly (how safe), there was tape all over the walls from a party the previous guests had that was never removed, lights were out/didnt work in various rooms in the house, there were ants all over the kitchen counter, the dishes in the cabinet were dirty, and there were smudge marks on the walls and living room TV. Maintenance/cleaning crews had to come 2 days in a row to interrupt our stay to correct some of these issues, but they barely made a dent in our long list of complaints. There was also a cockroach upstairs in the hallway between the bedrooms. Worst of all, there was MOLD in the master bathroom closet. When we noticed this, we immediately reported it to Casiola, who sent someone out the next day to look for the mold but couldnt find it. They came back the next day and finally found it and covered it with paint! Another reviewer mentioned the same practice by Casiola, how disgusting. We had a late check out of 6pm on the last day of our stay, as we were going to Disney and wanted to leave our perishables in the fridge instead of a hot car all day. When we came back to pack up around 5pm, we noticed the fridge doors were wide open and some of our food items had been removed from the fridge and were sitting on the counter or on the floor in trash bags. Seriously? Coming into our rental and ruining our food before our check out time? Between the destruction of our food and the mold, this company is definitely a NO-NO! When I called Casiola to get these issues resolved, they told me all they could do was refund $200 out of a $1400 stay. I told them that was unacceptable and that if necessary, I would have to get my lawyer involved, to which the Casiola representative responded by hanging up on me. I ended up going through Marriott to get this resolved. DO NOT DO BUSINESS WITH THIS COMPANY. You will be disappointed. Spend your money elsewhere with a company who is responsible, polite, and takes care of their homes.

Buyer beware!! If I could leave less than 1 star, I would. We rented a home in the Orlando area through Casiola for the week of April 5th. Less than 10 days before our trip, through a automated email, I noticed that the address of the home was different than the address on my original confirmation. After looking a little further, I realized that the new address had fewer beds than the first, was in a different CITY, and did not have the same amenities.After 5+ hours of trying to get a hold of someone at Casiola, I was finally able to get a response from Facebook Messenger with a note that said Unfortunately, the home that you have booked will no longer be Casiola which is why you were moved to another home.I find it unacceptable that Casiola did not even bother to inform my family of the switch. We would have arrived to the wrong home and then would have found ourselves without enough beds to sleep in. Casiola was unable to provide us with a home that matched the amenities of the original home and did not offer any sort of discount or compensation for our troubles. This company has an F rating on BBB. I would recommend reserving your home through anyone other than Casiola.

4 stars for this property at Storeylake resorts 4734 Sleepyhollow Dr. Our TVs had basic channels but it took a little bit to understand how to work them. Netflix or any of those type apps would not work. Wifi was okay. We could not figure out how to use the jacuzzi tub then realized it wasn’t working. We put in a work order to fix it and they did however they did not replace the lightbulb that was out. I recently stayed for Thanksgiving weekend 2020. I conducted a thorough walk through of the unit; which unfortunately had several issues which I documented via photographs and video. Even with all my due diligence and photographing the issues... I was still charged an extra $100 for damages to worn couch. Damage described as a small white spot the size of a US currency quarter. I thought the money paid for additional cleaning and insurance would cover any issues. That is not true. Even after providing proof the spot on the couch was there prior to my arrival; I was still charged for additional cleaning.It’s not about the money in as much it is about the lack of honesty.Very disappointed !!!

Home is nice but major issues that were not resolved. Now looking at other reviews, I see that it is a trend. Home door unable to lock.Came back to the door open. Charged for heated pool that they never heated. Gave one trash bag and I was told they would bring more because it should have been three bags but never did and said I needed to buy my own. One bed was falling because it was put together improperly. Didn’t get a trash can until 3 days after my stay. No TVs were set up. Couldn’t watch tv. When I called to speak to a manager was denied and was denied corporates number as well. There are much better hosts. I was visiting for a football tournament and other people did not have this problem. Please book elsewhere. Kids were very disappointed.

It was a beautiful place to stay, but I would suggest if you are staying longer than 2 days bring your own dishwasher soap, bath soap, garbage bags, etc. We were there 10 days and got the same supplies as someone who would have been there 2 days. Not very good customer service when we pay the same each night. It was a very comfortable home with plenty of room! But when we tried to get some help for a late check out so we could go to the park for one last day prior to our flight leaving, they were very curt to say NO we cant help you. Not even the club house would help. I know it is different times, but my suitcase doesnt have COVID. That was a totally bummer being that we had already paid for the passes.Overall though I would say beautiful property, and area. Close to all parks!

We booked a vacation from this place which we are currently here at. Our internet does not work and has not worked since we arrived. None of the tv work without internet so that means we been literally sitting in the dark me and my kids. I’ve reached out several times, Alexis horrible representative stated that they had 24 hours and they had no time frame of when they would stop by. And stated if they didn’t stop by then we would have to speak to a manger about the compensation. The password is incorrect and they refuse to reach out to spectrum. A 9 bedroom house and we all sit without internet or tv. My kids tables won’t even work. The pool is freezing . This is far from a vacation and I personally would never choose to stay at these horrible homes any longer. They don’t care that we’ve payed out money . They won’t switch us to another home and are basically telling us to deal with it . Horrible. Beware of booking here. Miserable vacation at its finest

This place managed a property we booked via VRBO. We had zero problems with checking in or out. They provided things in our rental like dish soap, sponge, coffee essentials, salt and pepper, little soaps and a laundry detergent. The things that you dont think to pack when staying in a condo. The only thing that made me uncomfortable was how they verify you identity after booking, which they require you to send photos of you id and credit cards. However, they do let you confirm your identity at their office, its just less convenient. Oh and my kids LOVED the welcome Oreos! Over all, the place was exactly as advertised and we had zero problems while their and would use these guys again! Thanks for having us!

We stayed at one of the Vista Cay condos and it was amazing. We booked direct for the best rate and communication with Briar was great. The condo was easy to find, beautiful resort, great location, gates resort so we felt super safe on our all girls mom-daugthers trip. The condo was even nicer than the beautiful pictures. Very large, super clean and every little detail was though of. Super inpressed with Casiola - they are truly next level. Have not come across any vacation rental conpany that puts so mich attention to detail and cleanliness. We did a happy dance when we arrived. My girls loved the cookies that were left with a little card as a welcome. We were sad to leave and can’t wait to come back and stay with them again. Next time with the whole family and maybe in a private home although the condo is so large we could easily stay there with 2 adults and 4 kids so we might just come back to “our” condo that we totally fell in love with :)

I would give 0 stars if it was possible!!!!!!We have booked a villa with private pool for 4 days it cost us $1678 . After booking they ask to pay additional 25 $ per day to heat your pool. So we had to pay another $100 and we did pay that amount right away. We have been waiting for more than 24 hours. Guess what.... no one came and we cant use the pool because its cold down here. Without this pool I would never book this place. I have been working so hard to pay for this vacation. I called Casiola so many times. Even they dont know if somebody is gonna come at all. What a terrible service. They all booked up thats why they cant provide a proper service they supposed to. This is the answer they gave me.

I tried to give 4 1/2 stars but it wouldnt work. The condo was very nice and spacious. Location was great - less than 5 minutes from Universal Studios and International Drive. Best part was that it was quiet and very pet friendly (and no, the condo did not smell!) We typically stay on the resorts but had to make alternative plans due to everything being sold out for Halloween Horror Nights. I would definitely recommend this rental and hope to be returning again! The only reason I gave 4-4 1/2 stars instead of 5 is due to the thermostat settings- you can not set the thermostat below 70 which is warm on hot days/nights - if we could have set the thermostat to 68/69 it would have been more comfortable. Overall great stay!

Everything went perfect. The townhome was exactly what the pictures conveyed. Our kids were at the clubhouse swimming pool (stunning) every day and after they got back they jumped in the pool in the house. The plaza across from the community is very convenient, made our life easier away from home. There was a little surprise gift when we first entered the house and we thought it was very thoughtful of the management company. The themed rooms are great! our kids loved it. I highly recommend this vacation home away from your home!!! We will definitely stay here again.

This was our second time staying in a Casiola managed property. We chose both homes because of the private pool. We enjoyed our first visit very much. However, this second time around was the complete opposite. The house was not clean. The white carpets were filthy. They looked more grey than white. The stairs and entry way carpet was the worst. Almost each room had a big stain on the floor. or were broken and missing. The living room rug was filthy and discolored. Several of the place mats on the dining table were covered in a sticky maple syrup like substance. The cleanliness of the property was not the only issue.We arrived to the property on Sunday, November 8th around 4:30 pm. Unfortunately, the pool was only 2/3 full. There were some openings in the pool from which water was pouring at the time. We assumed that the pool was filling up and would be full by the next day. However, that was not the case, the pool was still pretty empty in the morning. We called the 1800 line around 10am that morning. NICOLE called us back and told me that someone would come by, however she did not say when. After around 4pm, we called back and spoke to Nicole again. She told me that nothing would be wrong with the pool levels unless I messed withe valves. I assured her that I did not touch anything and that I do not own a pool and I am unfamiliar with the inner workings. She continued to tell me that we were the issue and would not offer any concessions for the lack of availability of the pool for Sunday and Monday. She said someone would come by 7pm.A gentleman came by to assist with a toilet issue, he quickly handled that issue. I asked him if he was also there to also fix the pool and he said that he was not informed about the pool but he would take a look. He went to the side of the house and came back to front door, he said the valves were fine and the pool should fill up before the end of the night. He said if it did not fill up, simply call back the office. After he left, the jets in the pool seemed to shoot out water with more force. So we patiently waited again.In the morning, the pool was still at the same level. Due to the unpleasant interaction with Nicole, I had my mother call the office on Tuesday morning. NICOLE told my mother that the house is a self-catering home and if the pool is empty, We should fill it ourselves. she said to use the hose, and fill it up. she was again very disrespectful and very condescending with my mother. At no time on the day prior, did any one tell us that the hose should re-fill the pool. We were made to believe that the whole issue was the valves. At this point, we asked Nicole if she can simply send someone to the property to assist, she said NO and told us it is self catering and we should do it ourselves. I very well understand what self-catering means and it should in no way include filling up an empty pool upon my arrival. at this point we were also worried about how sanitary it would be to fill up the pool with water and the pool is untreated. Needless to say, no one came to property that day, we filled up the pool ourselves.After telling Marriott about our experience, a lady come out to the property on Wednesday night at 6pm, but the pool was full. She put a hose head on the hose and left. It was not until Thursday (our 5th day) that someone came and covered the pool in a powdery substance. We assume it was some type of chlorine treatment. On Friday morning, the hot tub water had gone down to half full and we had to fill that up ourselves as well. After this experience, I would never book with Casiola again. I also would be sure to contact Marriott homes and villas prior to any booking to assure that Casiola is not managing the property. i have never been so insulted and disappointed by a hospitality company. NICOLE should be reprimanded and given additional customer service training.

The property we rented for two weeks at 1881 Nice ct is in poor shape. Staining on the carpets/rugs, large areas of scuffing on the walls, broken furniture, stained/moldy out door furniture, weeds 6”+ weeds growing up through the pavers, the kitchen faucet is broken and the carpet needs to be vacuumed. We are currently in the unit. We called today to voice our concerns and to try to change to another unit as we have company coming this weekend. We were told this wasn’t possible. When we requested a manager to contact us we were told we would be contacted by 5:00 PM today (6/24/2020). Nobody has contacted us. This property is indicative of the management of the property. Poor service and below mediocre lodgings. Don’t waste your time or your vacation with one of these properties.

Short girls weekend! We had the pleasure of staying at 1577 Tempo Lane, Davenport, FL 33896. Although I loved the house and I really enjoy booking through this company, I had just two concerns this trip. First due to unforseen circumstances of the 2020 pandemic I believe they should have a better way to handle those who are affected by it. The week leading up to our trip my husband and my best friends husband test positive for COVID 19 & on top of that we had a death in the family. Of course we were instructed to quarantine, but after speaking to the reps at Casiola we were told no refund would be given and we could not reschedule the trip. I completely understand had this been something under our control. But the events of the week were unexpected. I was told since we arent on lockdown there will be no refunds. So we packed our lysol spray, wipes, mask and sanitizer and prepared to check in.Issue #2 pool heat. When you pay $25 to heat the pool. The pool should be heated the day of check-in. Casiola heats the pool when you check-in at 4pm, but it takes 12-24hrs to heat the entire pool/jacuzzi. Therefore the first day, although paid for, you do not get heat.All in all, after pulling ourselves together and making it to our destination the house was beautiful and it turn out to be a much needed getaway. I still would proudly recommend this company despite the events of our trip!

We had an amazing experience with our Casiola home at Champions Gate! The house was beautiful & very clean! We enjoyed the home’s private pool and the Champions Gate resort pool. When we arrived we noticed a small problem in a bathroom. With 1 call the staff was there to fix it quick! Check-in/check-out was a breeze and we loved taking advantage of the early check-in option. My family is only here for few hours and yet we are facing so many issues. The AC is not working properly and nobody from them would resolve this issue and give us a call. Nobody picks up the phone, no call back. Thermostat is downstairs which us set to 70 but the bedrooms upstairs are very hot. We are sweating and unable to relax after a long flight. It’s 90 outside. And the very unhelpful agent’s response is they can’t allow the temperature to be lowered less than 70 as the system freezes. There was no where in their ads that the thermostat can only be set up to 70 lowest in this very hot weather. We have a thermometer here and upstairs temperature reads at 78 though thermostat is set to 70.Again, nobody would call me back to resolve this issue.My husband has epilepsy and heat triggers his seizures and they dont care and has no sense of urgency.

We visited in August 2017 and stayed in the Altavista Deluxe Unit.The condo decor was very nice and it was a spacious unit for 5 people. Three bedrooms with two bathrooms. The cosmetics were appealing and suited our taste. There was thought put into the decor. The kitchen cabinets and appliances could be upgraded but nothing displeasing. It just did not match the decor. The welcome booklet was informative.Contacting their help desk and speaking to a live human was iffy. Prior to visiting and during the visit, they rarely answered their phone, but would respond instead to emails. For the most part they communicated only via email which I thought was a bit irritating.Our first day there was an issue with check in. We had to wait 15 minutes before we could enter the apartment. We were already tired and being told we could not enter until cleaning was complete was not what we wanted to hear. The cleaning lady was rude and nasty with her responses. Rosalinda, a manager, made up for it with bottles of water and juice for us.Soon after, we discovered the bathroom toilet was stopped up. Maintenance was over speedily and had to return to do a snake. Family complained the bathroom smelled like poop afterwards. This is not something you look forward to on your first day.There was only a functional hotel latch on the entry door. The door lock did not work. The screen in the Master Bedroom was torn and the window casing was cracked. Clearly, maintenance was an issue all around. With the price we spent on this condo, I expected much better.The Master Bedroom vent for A/C was not very cold air. The room was warmer than all others.(My Pics are on Yelp)

Mediocre Properties. Unacceptable Customer service. Fairly clean except for piles of garbage waiting at the corner of the garage on arrival. The pool was nice except for the weeds growing out of the pavers and many of the lights being burnt out. 2 of the King beds had missing flat sheets (fitted sheet and comforter only). The upstairs family room TV never worked and in the bathrooms the toilet paper holders and towel holders were falling off the walls. Over all - a pretty big mess.Heres the worst part: all these items left us with a bad taste in out mouths, but not enough to make a fuss. We were simply going to leave a 2, MAYBE 3 star review and choose not to use Casiolas services again.On our way home I received an email that multiple sheets, towels and pillows were missing and that we were going to be charged $92 for these items. --- We took nothing from the home and even ran our dirty towels in the wash to assist the cleaning team.When I reached out to Customer Service to resolve this issue they refused to provide me with any further details or proof of the missing items. I asked for documentation showing our inspection and the one before us and they hung up on me. Ive now read multiple reviews on other sites with similar issues.VERY SHADY. Good morning,My name is Doreka Barnum I recently check into one of these vacation homes with my family on 7/19 and I must say I was very disappointed in this home. There was many issues at this property which cause my to contact them several time during my stay of only 2 days. The 1st issue started one of the children getting out to the pool and falling in because there was no gate around pool or alarm to alert door was not working. And the kicthen was infested with roaches as well as in the bedrooms(I have video but unable to post because its pictures only).2nd the a/c was not working and the house temperature stayed at 78 degrees and we had to sleep this way because the emergency line could not find anyone to fix it.(there is a picture attached of the temperature in house). Also the freezer was not working. All of the food we put into the freezer defrosted over night and was no longer usable. I must say this has been the worse trip ever and I am very embarrassed that I treated my family to this get way. They did attempt to resolve the issue with refunding 1 day of my stay back to me, but it does not change the awful experience.DONT STAY AT THIS PLACE.

On May 17 2021 we booked through booking. Week from July 1, 2021 to July 9, 2021. No more and no more. On June 30, 2021, Casiola sent us an email indicating that they could not receive us. That we canceled the reservation in Booking. (This generates a charge for the guest) after contacting booking they inform us that Casiola Vacation Homes did not respond and that they (Booking) would relocate us ... They did not understand why they indicated that the reservation was not It could comply if it was requested more than 40 days in advance.After many booking attempts, he told us that there would be no charge for us and that the lodging never answered us, or them as a company. That the truth was that they did not understand that behavior of Casiola.Casiola dumped us on July 1, 2021 in Orlando. Vacation just before the 4th of July where everything fills up. I do not respect our reservation, nor to Booking as a company. They are unprofessional. DONT FALL WITH THAT COMPANY.
