When I first arrived here my apartment was newly renovated and beautiful. New carpet and hardwood flooring throughout. The women greeted me with welcoming and open arms. I had an issue with my dryer and the maintenance guy, Lawrence, came in and without hesitation repaired my appliances. He was super professional and very key on showing me the issues and easy fixes. Confident enough to say he almost made me a certified handyman helper how detailed he was at communicating and reassuring me that my issues were easy fixes. I’m a new Florida resident and I promise you I feel like I made a great choice starting my new life here. Thank You for allowing me this apartment as a welcoming experience to Florida.

I have been living here for about a year and the new changes and upgrades are beautiful. I love my apartment and everybody in the office is so nice. Quick response to any maintenance issue I’ve had. I work from home and the rent is reasonable so I will be renewing my lease.

I went to see the apartments, the staff was very friendly. If you go ask for Maria, she was very helpful and showed me the apartment and also helped me with the application process and answered all my questions! Also, I went to the leasing office a second time, and it was near the closing time but Maria was very professional and kept the office open to help me out. She explained everything I needed to know for my move in.

I love the professionalism in the office and the maintenance worker Lawrence is courteous and gets the job done in a timely fashion every time.

The pictures posted are from the email I sent them on day of move out where no one reached out to me until a debt collector called.I recently vacated apartment 1413 and the move out process was extremely unprofessional and at multiple points during my lease the unit was uninhabitable. Now they are trying to collect a debt of 250 dollars because of damages when there was standing water left by maintenance men and the entire kitchen sink was removed for weeks at a time. This doesnt include the 3 months of submitting service tickets for pest control because every single kitchen Cabinet had roaches crawling inside. I had to leave for 3 days so they could bomb the apartment and it still didnt fix the issue. Theres only one dumpster for the entire neighborhood and it constantly is overflowing and then they charge monthly for community trash. Dont waste your money or time there are much better places to live.

Maintenance at this complex is on another level. Lawrence (the onsite handy man) is always fast and efficient.

Please do ignore the “positive feedback” I was a tenant at this property for 3 years. The feedback is from residents who are participating in raffles for prizes from the property. This is NOT a gated community. The gate was at one point working. The staff lies and says the number has to be a local number. I got a house phone line with a local number just for my “gate access” to be linked to my out of town area code. My vehicle was also involved in a hit and run incident at this property but had the property been gated my vehicle would’ve not been hit. Thanks to a neighbor who had a camera affixed to the building I was able to capture who hit my car but there was no tag. If you have maintenance issues the property will NOT notify the maintenance team. I only know this because during the pandemic I had water damage that was of no fault of my own go without solution for 2 months. Items were damaged and I was never compensated. During my time I received a new AC, a new water heater, 2 carpet cleans and a plethora of other things. The property manager Mary honestly doesn’t care. I’m not sure if the job is overwhelming for her, and the office staff but maintaining the property is the least of their worries. No matter if I emailed, texted, or phoned the property it’d be delays. I often times had to leave my job early to speak to someone directly. They will even tell you that they received your email and just never got to it. The valet trash is a joke. I captured video footage of them skipping my unit on my ring doorbell. Again, I was never compensated for the mandatory fee. Upon ending my lease I was sent a bill from the property. I contacted them by phone and email to dispute the charges. I was being billed for miscellaneous items. Of course to no avail I received no response. I finally went to the office to get an answer and Mary had me wait an entire hour before meeting with her. Mary gave me the run around with the dispute. She knew she was wrong. I have a trail of emails to support every mention in this review. I eventually got the contact information for the district manager and forwarded all the emails. I was reimbursed my $150 deposit that was made at the time of move in. I was in complete disbelief as Mary suggested I left the apartment in disorder and that there were costly maintenance that needed to be done and even questioned if I had pets. I have no children or pets let alone guest, and she would know that because per my lease agreement I was the only tenant listed and I didn’t pay a pet deposit or pet rent. I stayed in a 1/1 there’s barely enough room to sneeze. I’m not sure if the constant changes of management caused havoc but the last year was terrible. I constantly would receive emails stating I had not paid my rent even when I paid it. I even received a notice saying I was going to be evicted. The office even alleged that I was not complying with the rental insurance agreement. They were noting I was delinquent. I told them if they lost record of my renters insurance during the changes they should say that, and not threaten eviction. Moral of the story don’t waste your time. It’s affordable but there’s plenty of other affordable places with more amenities, and increased safety.

My father and I’s stay there was mediocre at best and we always had a problem with bugs. Towards the end, we tried calling the office multiple times to get an exterminator to come and fumigate the apartment, but we were always told that someone would come and no one ever did. My father then passed away so i needed to end our 1 year lease early. Before the company changed management, I spoke with the previous manager, Mary about what I would owe for prorated rent and stuff like that. I paid the prorated amount of $994 before I left and while I am living with my aunt in North Carolina, they have the nerve to send me a bill for about $1,400! I’ve spoken to the new manager(I believe her name is Jazmine) over the phone about this and sent her the email where myself and Mary agreed to the prorated amount. After sending her the email, I received no response until receiving ANOTHER bill for the $1,400 I apparently owe! This is extremely ridiculous and I should not have to be going through this, especially after dealing with the death of my father.

I am only giving this location a 5 star rating because their maintenance guy Lawerence is the most amazing worker! He is friendly, kind and always helps us whenever we need a fix. The complex management is really poor, and they are rude...and dont prioritize us as rental owners. Our apartment was renovated very poorly, and Lawerence had to fix the damages from the renovation and he did an amazing job! We wouldnt recommend this apartment complex to anyone due to how non premium their flea ridden apartments really are, but if it was not for Lawerence always lending a hand in repairing their cheap installments we would not be here. They honestly do not know what gem they have. Thank you Lawrence for being positive, and so amazing in all that you do. I hope that management will treat their renters with a positive attitude and stop looking at us like we are just dollar bills.

The entire office and maintenance staff is very friendly and are always more than accommodating to any and all of your needs.

When I was looking for an apartment to rent close to schools parks and recreation this place was it. Lawrence who’s one of the maintenance crew is always exceeding our expectations. When our dryer wasn’t working he didn’t give up easily and finished the problem with the dryer within a day.

One great thing about this place, is the consistent maintenance guy Lawrence. He helped fix my ac thermostat immediately!

HORRIBLE ! They renovated for no reason just for everything to be falling apart went up on the rent out of nowhere just because they upgraded to cheap appliance it’s such a dirty community trash valet never pick up trash pest control never comes ! IHATE IT HERE

I’ve lived here for two months and I have gotten nothing less than Amazing service. Everyone is so nice and polite. They are willing to help with any problems that I may have. Me and my family were welcome with open arms. I’m just starting my job and my payment schedule was slightly off but I had no worries because my landlords were very understanding and appreciative of the fact that I communicated with them. I’m really glad me and my family chose City West Apartments as our home!!

This is my third year of renewing the lease, I do enjoy the layout of the apartment, and the staff are amazing! I will say that I do not enjoy the fact that the amenities are often not available, the bathrooms are usually locked at the pool, and the most important thing which is the gate has never worked since the first month! Other than that it is a great location and a friendly neighborhood. Also when you do have any maintenance emergencies they are very responsive 😊

I enjoy living here. Just renewed my lease. The neighborhood is quiet and I was so lucky to be blessed with awesome neighbors. I love how quick and responsive the office is with work orders. The staff are great to when I’m exercising and run into the staff they are extremely welcoming and nice.

I currently live here and overall I enjoy living here close to I-4, grocery stores, food & entertainment. Still waiting on some maintenance from move in and the parking spots are real close together but overall a at better than other apartments I’ve lived in!

Since day one I have been treated with kindness. I love my apartment, love the balcony and the space. Mary and Tatyana are the best, super nice and do their best to help us and make sure we have everything we need.

I took a tour with Jordan and he was very knowledgeable about the property. He is so sweet and welcoming. He made me feel like this could be my home. I feel like if I Choose to move in here that I would be in good hands as long as he is here to help with any questions.

As a new resident who is taking over the lease from someone who is leaving so far the experience has been very poorly for lack of a better word.The office staff is rude and condecendy mind you im taking over the lease from someone and not once i was treaty like someone who is new in the complex with professionalism and interest on a potential resident. i was not given a key i had to take it from the previous tenant, only 1 mailbox key when there are 2 people as a roommates on the apts. they NEVER answer the phone and when they do is a random call center who can never do anything.we are no even able to register on the garbage RentCafe app to pay the rent when going to the office was set off with a call technical support which were not able to help and send me back to the complex which call for 15 minutes straight no answer.for the approval proccess she didnt even check the application and everything was yes yes and bye later im told i was denied for a debt from a apartment complex from 2016 who has never affected me on previous applications to other complex including premier complex they did not wanted to provided any information about that either just to call another ramdom number for the 3erd party who handle application it was not until we were ready to break the lease that they changed they actittude towards us and was able to get an approval which they never call to let me know they call my roommates to tell them which is a violation of my privacy thanks God that i trusted these people who are gonna be my roomates if not they were providing PERSONAL information to ramdom strangers

City West Is Awesome. Inquired about the community and apartments and spoke with Jordan and he answered all my questions. He was very informative and kind. This was my first time looking for my own home so he made it easy. Thank You Again for the information.

They took out car detailing station and property not correctly maintained. Hopefully it will improve. Everything is a work in progress. Also as time goes by remove carpet from apartments and go with tile or laminate. Plenty of options for beautification on grounds and in apartments.

Outside Apartment complex are really dirty there no maintenance including painting stairs are dirty leaves everywhere they just dont clean inside apartment nah.... I wont move to that place not secure at all

Do yourself the favor of not renting here. The employees dont care about their residents. They wont do anything to help you. Im not even sure they really no the definition of responsibility. If you wanna live in a bug infested apartment city West has enough bugs you can live with.

I felt at home right when I was greeted by Mariangela. She was professional, warm personality and knowledgeable. The second day Mariangela was off and I met with Mary who was just as professional, pleasant and understanding. I also loved the gift I found in the apartment the day we moved in. I got a beautiful 5 piece pot set, kitchen utensils, kitchen towels, an assortment of drinks in the fringe and a variety of snacks. I felt very welcome and I would recommend City West to others👍🏽

It’s messed up apartments they have a very bad service, dirty apartments and they have a thief employees. Thanks god I had left this apartments,And I really feel bad for the people that’s still live there, and just make sure guys to get receipt every time you pay your rent

I’m waiting to replace my microwave since I moved here.(5 months ago)They always says it will be replaced but nothing happens. The app for rent payment of my wife is terrible again. We definitely don’t recommend this condominium. It’s the worst condominium that we lived here

The biggest issue I have is I paid to be in a gated complex and the security gate hasn’t been operational in at least a year but my lease price is still the same. The cars drive really fast so you have to watch out for them and lastly the pet owners don’t always pickup after their pets.

What a lovely community!Mary the manager is super approchable and makes it a point to say hi to everyone.Her office team and service team are fantastic. Great leaders built great teams and this is a prime example of that. Couldn’t be more satisfied with the level of service and professionalism received. Community is in a fantastic location too, so it’s a big win all over.

There is a horrible roach problem in our building, mold in the bathroom and ac unit. Whenever Maintenance comes the work is rarely ever done properly. We had our patio screen replaced because it was damaged but the guys who did the job left a big mess and the screen still had some openings around it. It took forever for them to come and close up a hole in the side of the building where squirrels were living. These squirrels literally ate a hole through our ceiling and there ware some that made their way into the walls. They would scratch at the walls pretty violently all throughout the day. After 10 months of living here they finally decided to send actual electricians offer to fix the outlets we had on the patio. The pool is rarely ever clean and the grills are covered in mold and dont work. This complex is not worth the money they expect you to pay a month.

Im living here for more than a year and am very happy. The clubhouse has been redone and it is so nice. I will have my friends join me and move here so they too can be happy.

The new maintenance staff is AWESOME! I have lived here 3 years and have never seen a faster more reliable crew! They were on top of my requests and actually have followed through with everything promised. They have truly gone above and beyond. Great job 👍

My roommate and I had a tour scheduled at 3:45. We drove 2 hrs for this appointment we made via phone call. No one was there the sign says open the hours being 9-6 and there was a sign saying that they’d return by 4, we waited till 4 still no one came. We also ran into a few people who were waiting also just as confused as we were to see if anyone would come to the office and they never did. Also they said over the phone that they were a gated community and the freaking “gate” is non existent. Just a pole you would see go up and down but it’s visibly broken in half.

Just moved in, seems great so far. Mary was so nice and helpful, best moving experience I have had.

My girlfriend and I were moving out for the first time, so were a bit anxious about the whole process, but everyone at city west made the transition so easy. they answered all the questions we, and were extremely helpful. a BIG thank you to jordan who helped us with everything! the apartment is perfect. great layout. the community is so clean and quiet. we’re excited to call city west home.

I was going to give this place a better review( only by like 2 starts) that was until a month ago when the nightmare started. My Ac started leaking water to the point where it got in the carpet and it started to flood my apartment. I was stepping on water for days. Put a lot of maintenance requests and had people coming to my apartment at least 3 times a week trying to figure out the issues. As of this morning my AC was still leaking and the AC stopped working. I seriously can’t express how frustrating this situation is. I decided to ask the manager to break my lease without penalties since I’m only 2 months away from it being done anyway. That way they can go everyday if they want to without me there. But they refuse to let me go without paying the penalty. Like I understand the apartments are old and the AC may just need to be replaced but why are you forcing me to stay when you can’t property fix something in a decent amount of time. And it’s not like I have an extra $2k to break the lease otherwise I would do it. So here I am going into week 5 of this issue still not fixed and all they can say it’s since they have a new management team, and maintenance team they will take care of it, but I’ve already been through enough and they don’t seem to care.

I did a self guided tour this weekend & met with Jordan and I liked the two bedroom loft best. Im not moving in until late fall so Ill update my review then.

I just moved in a few weeks ago and I love the place. Bruce has helped me tremendously with maintenance. The area works well for me since Im a traveling nurse & sometimes have work in Ocoee, Winter Garden and the Sandlake area.

Mary made our experience so easy and stress-free! also hooked us up with a 2020 smart tv!

Good afternoon, for five months or more I have asked to change my dryer, as there is always a problem, and as always the technician comes, looks and nothing changes, because today my machine does not work at all, and not even one response from the manager I got. It had to get to that point, and now only God knows when it will be restored. unfortunate. Not counting the amount of cockroaches, we had to call an outsider.

I toured the community today and it looks great. I guess they are in the process of fixing the clubhouse up. Definitely one of my top three apartments to consider for my move in February.

Apartments have bugs in them. Place feels old and run down. Pool gates are rusted. It looks like all of the borders along the walls on the inside of the apartments are cracked and if they are covered up, it is a poor job.

Great location, nice staff and a lot of activities for the residents.

I have living city west for 5 years and I have seen this place create and safe professionalism environment for tenants. The staff helps you everytime you come in. Jay the assistant manager is excellent in the services and I love the environment of this new Office manager Marlene. This is a great place to live and will strongly recommend this to anyone.

Love this place. They gym is really nice and heard form the manager that there are a bunch of projects to be started here. I give this a 5 star!

My Friend lives here and she loves it. She told me about the improvements on the property and she deside to go to the office and show me.The office looks cleaner and smells better, Mary received us very friendly and very helpful and while My friend talked to Tatyana about her rent, Mary updated me with the upgrades that are being made on the property. She is really proud of the property. I am seriously thinking of moving to City West Apartments. The location of the property is strategically located near everything.

Moved in a month ago and still have a laundry list of amenities broken or appliances needing repairs. The unit was unfit for us to move in. The place was just taken under new management who are unmotivated. It took us weeks to get maintenance through the door, only to have the manager provide excuses as to their complete lack of communication and follow through. Posted one maintenance request after another only to have them ignored or deleted. Went to go see her in person SEVERAL times only for her to provide us lip service to get us out of her office. They don’t value their residents. Do not move here. The units are old and unfit to be rented out. And the staff, including the manager, aren’t fit to be in customer service.

I live at city West for a year it’s like living in the worst Getto in Orlando .. My building is always full with garbage .. no security .. Office staff are incompetent... take your time read the review and don’t make the mistake that I made worse apartment to live

Everything breaks, and often. Despite their advertisements, they have not renovated. They simply took these old buildings and slapped on some paint. After moving in, it took them almost 5 months to replace a carpet that smelled like wet dog. It was disgusting and extremely frustrating. A month prior, my water heater broke and flooded my apartment at 4 am, making the smell even worse. Not to mention, ROACHES. SO. MANY. ROACHES. The insulation is so poor, that you will often find bugs all over your unit. For the prices they are asking, you are better off going somewhere else. I absolutely will NOT be renewing after this year. Also, the administration could care less, they just want your money. After all weve been through they havent said a word but keep raising our rent. STAY AWAY!

I have been living at City West Apartments for almost a year. The apartments themselves are located in an area with beautiful greenery, flowers and they are kept up very well. The ground crew does an amazing job and our pool is crystal clean at all times. Because of my profession, I need help on occasion from the leasing office. Danielle has always goes above and beyond her job description. She keeps all the plates in the air and I walk in in need of favor and she never says no, asks me to wait, she just gets the job done.Any encounter I have had with the the staff in the leasing office has been positive. I have enjoyed living here, my family has enjoyed visiting and I think if you are moving or relocating....you need to stop in and speak to Danielle!

I have been living at City West for 5 months now and I love my apartment. The manager is really nice and the renovations are everything!!

They charge us 817 dollars and half of it is for the carpet fee which is already almost a decade old. When we move in 5 years ago, they only steamed it and let us re-use it. Now they said that there’s a carpet stained. What will you expect from a very old carpet? They need to replace it, but they decided to scam the tenants to pay for it. We paid the half of 817, but refused to pay the carpet. They sent us to collection agency, but they sent the whole amount instead. They cashed our check and pocket the money and tell the collection company that we still owe the 817 still. I can prove this. Look at yelp and YouTube where I upload all the proof of what the management did to us. This place is a hell in disguise, with bunch of evil people who only worship money.

Danielle was amazing, she went out of her way to give us the best customer sevice.. She is very kind and patient.. She also makes you feel like your at home. If you are looking to rent here. Please go see Danielle. You will not regret it.. Thank you so much for making this as smooth as possible.

I have lived at this apartment for a few years now and haven’t had any complaints until this new management team has taken over. They are awful! A few months back we referred someone to live at the complex to receive a referral discount. It’s been months and we’ve yet to receive said discount. Each time we ask, they’ll say they’ll “look into it” and no action is done. Requests are often forgotten about about, and need to be submit several times. The gates have also been broken for months now. Unacceptable. I most likely will not be renewing my lease when the time comes.

I lived here a year and recently just moved. The staff here is truly awesome to myself and daughter. Jaye was very helpful from move in day until move out day. The maintenance men are always there to help fix any repairs that were needed. Will the maintenance man is awesome. He’s very personable and makes sure everything around the complex is up and running. The only issue I had while living here was I did have a roach issue that I had to report but I believe it was due to the tenants that moved in upstairs from me. Once made aware of the issue City West did their best to resolve the issue. I also had issues with mold in my tub. Besides that City West isn’t too bad. Thanks Jaye, Will & Michelle for the experience here while living in Orlando.

Horrible experience. I recently moved from here June. The staff is horrible, they dont fix anything. All they want is your money. I was lied to about the type of apartment and the rent cost just to get me in the apartment. The pool was never cleaned and was never able to use. The staff does not care. I do not recommend anyone to move to this place. Im still trying to settle a dispute with the apartment and all they will say is they will call and never do. If u do decide to move, make sure you record ever experience u have and keep for your record.

My gosh, I have never lived somewhere with such terrible response time!!! They turned in our apartment not ready, it’s been almost a month and we still have multiple issues in the apartment. You can call and call and call and call and call and call again and nobody will answer. Also you can email and email and email and call and email and no one will reply. Management is beyond frustrating and DO NOT follow through. Very disappointed that my lease just started.

Work orders are ignored and god forbid you need an emergency work order - no one will ever call you back. Don’t move in here.

The roaches that are in my unit is gross. Pest control came once. I have most wednesdays off. So Im 100% positive that have not come. Everything breaks and they take there time to come and fix. It would be great to live here if everything didnt break and the roaches were gone

Signed a least for 1 year here and so far all I’ve been getting are problems with my apartment. The place is nice and all but having your A/C break down “4 TIMES” is unacceptable!!! We feel like getting a heat stroke of how hot it is to sleep in here! They take forever to fix serious issues than fixing minor issues. Paying almost $1,500 to live here is not worth it.

Don’t ever ever ever ever ever live here City West is full of Slum lord most importantly discriminated against Veterans especially their service dogs this place should be reported. We turned in our keys on a Friday the day we were supposed to and they still charged us through the weekend. What a joke scumbags they did not renew our lease because i’m sorry if I have a contract that I have to uphold you as well have to. But that’s OK I got out of that hell hole and I have a beautiful absolutely beautiful house that I am paying for the exact same Price as city west. Such disrespect those ladies in that office treat you with such disrespect. The gate is always broken when I mean always I mean always the lights are always broken in the parking lot it’s dark it’s black you have to fight for parking spots because this is the first place that does not give assigned parking spots even though you are allowed two of them but you know you have one car on one end of the lot in your other car at the other end. There is valet trash is just an excuse to steal money from you. What I mean disrespect it discriminate against Veterans why don’t you ask them yourself I was told to get a letter from the veterans administration stating I have a service dog and that still was not good enough for City West they kept telling me to get more paperwork for people with more paperwork it’s a joke the house I’m living in now I was short and surprised when I said I have a service dog do you need paperwork they said no that’s OK because they don’t judge in discriminate just because my disability is not visible because if I was blind I guarantee City West will not ask for papers for service dog. I gave them every paper they needed and they still just kept making more things up but I’m sure the owner of city West will come on here and deny all of that because that’s what they’re supposed to do but they are the worst place to ever live. Stay away from that awful place worst year ever. Slum lord’s to the fullest

Im Gabriel Almenas I been living in this property for 1 year and Im a very humble person at least me I have had the best amazing time yeah I live alone here and its hard having no one here to help you or trying to be kind to you. Mrs. Yaidza and Marlene have been the best employees that complex has. As far as when I need something fix they make it happen fast, they make sure everything is going well in my apartment, they r kind to me they r the reason why I am renewing contact here. Yeah the past staff they had was terrible but these 2 womens r making the best changes for this community hope the corporate offices take care of this 2 ladies well.

Our move in date was a Sunday, the office isnt open on Sunday but Michele promised she would be available to meet us so we could sign the lease. We waited an hour until a leasing agent who lived at the complex saw us waiting outside the doors.Despite a rough first day the apartment itself was very clean, new appliances, and overall a nice space. The pool is fine, although the trees make it hard to tan in the sun.City Wests employees are a glaring weakness in an otherwise good valued apartment complex. I pray I wont need to rely on the staff for anything while here because they are unreliable.
