Highly disappointed. Went to move into my brand new apartment and it was still filthy and a list of issues. Warped wood under all the sinks, sinks were leaking, it smelt awful, dishwasher had stuff all inside of it and to top it off the apartment wasn’t even clean. Then when it was brought up they couldn’t even take the blame for trying to get me to move into this health violation of an apartment. I wish I had a great experience like everyone else. Save your time and money. Rent somewhere else.

Kaitlyn and Julia are hands down some of the best apartment staff I have had the pleasure of working with. Julia is on top of things making sure everyone and everything is in place. Kaitlyn is extremely helpful and has went above and beyond her daily tasks when we show up for inspections. Time after time she has stepped away from the desk and risen to the occasion to do anything needed to help. What I love about living here is the leasing office manager Kaitlyn Wilson! It’s amazing how hard she works to make everyone comfortable and make sure needs are met! I would not be surprised if she became property manager one day! Kaitlyn has amazing people skills, she works hard and when she says she is going to do something, rest assured she is going to do it! She is one of the biggest reasons I enjoy this complex knowing that someone who cares is looking after the us!

Promenade is a good place to live and I have always felt at home living on the property since moving to Ocala. The assistant property manager Kaitlyn is always so kind and helpful. Whenever I have questions or concerns I like to talk to Kaitlyn because she does a great job of explaining things and she always go out of her way to make every tenant feel as important as the next and this is hard to find with bigger apartment property’s.

Promenade is a great community to live in. Everyone here makes you feel very welcomed. Kaitlyn the leasing manager is the reason why I moved into Promenade. She makes you feel very comfortable and welcome from the minute you meet her! Kaitlyn is also very reliable when it comes to your needs. Promenade has been a great place to live.

I’ve seen a drastic and significant difference since certain people have been fired and switched out, but I can say the only constant that you will NEVER have to worry about in this development, is Kaitlyn at the front desk. She will always put everything she can into your family and making sure you have a comfortable home when you move in. The new and improved maintenance team we have here, with Oscar as the new supervisor, and the new Property Manager, Julia, with Kaitlyn as the Assistant Manager: dream team. The past few months have been so blissful thanks to these 3!!

Kaitlyn at the front desk is polite, friendly, courteous and professional. Shes great with assisting residents and future residents with any problems they may be having. She greets everyone with a smile and is always very kind. Shes hard at work all the time.

Kaitlyn from the office was so nice and helpfull she helped me in any way she could to resolve any issue i had. She answered all my questions and emails quickly and when i arrived to the apt she greeted us with a hand writing welcome card. She has been great a truly nice person that loves to help. Nice property. Alex the young man in the office is polite and professional. He gave me a lovely tour, and is very knowledgeable about the property. Moving is always stressful, but he made sure I was taken care of, and he always addresses my concerns promptly.

I have lived here for 2 years and have a great group of neighbors we all look out for each other. The assistant manager Kaitlyn is amazing always answers questions and concerns immediately and any problems that arise she is on top of. Matinence is great and fixes anything wrong promptly cant say enough good things about the group of people running this place!! By far my favorite worker is Kaitlyn though she has been the one constant through my whole stay here!!

I’ve lived here for 3 years. I’ve put in over 70 work requests for things that keep on breaking. This includes 9 months trying to get my AC fixed and 6 months trying to get the washer to stop leaking. They really could care less if you don’t have AC in Florida or if your power goes out (or if both happen at the same time). Currently, our AC went out Thursday and we were told we would have to wait until Monday. Our power now goes in and out because they left exposed wires on the unit outside. If you’re thinking of moving in here, you better be handy with tools.

Upon moving in Miss Kaitlyn Wilson fully and in detail answered all my questions and concerns. I have rarely ever had better customer service anywhere and this still stands true today. Kaitlyn still answers questions or finds out for me asap. She is in amazing person to be working at the front desk as an Office Manager. She leaves you feeling confident and sure. Have lived here for nearly 2 years now, and aside from a few bad neighbors I have absolutely no complaints! Any problems I’ve had have been resolved quickly and if not fixed the first time it is always taken care of right away. Every one who works here is very friendly and caring, management is great, especially Kaitlyn who has always been super helpful and always so nice even when she’s super busy! Great price for such large apartments and being so close to shopping.

The neighborhood is horrible. There was a drive by shooting a couple months ago. The cops are always showing up for stuff. The maintenance workers are severely incompetent and think that cutting and leaving holes in the walls is an adequate way of dealing with flooding and wet walls. My family dealt with flood and mold issues the entire time we lived there. My final month there was awful. About 80% of the apartment had flooded from an upstairs issue and I had to fight to make them do anything. Mold began growing everywhere, the place stinked and their solution until I complained enough was that once the walls dried they were going to paint with a paint that killed mold. Of course they still wanted to charge me my full amount of rent and prorate me for 3 days, threatening that if I didnt pay a whopping $126 within 5 days it would go to collections. These people are slumlords. If you can, spend the extra money to live somewhere else. You couldnt pay me to live there again.

My family recently moved in and the process was very simple. We got a almost new apartment and we love it. he new management company is really making a lot of changes. I love the new kid area! I cant wait to see how our first year here goes. :)

I would not recommend anyone move in here. This complex only cares about one thing, where’s my rent. They don’t try cleaning up the trash tenants until shootings or break ins start happening. This complex should be completely gated, and 2 24/7 security guards. One to man the front gate, and one to patrol. And should kick out the drug dealers, but they won’t.

I personally have not had much of a problem with the property just the people on the other sides of the gate. They come in and mess with all of our kids and start fights and shootings. I love the staff, the security and the plus side everything is close

My granddaughter and husband moved there a few months or so ago. That place is terrible, they were suppose fix them up. ( new management). The place needs new paint inside and outside. The place is not kept up at all. They used yo be really nice apartments. The new management needs to step up.

A lot of the people that live there ruin it for themselves as they leave trash outside and throw things around instead of keeping it clean for themselves.

The apartment has some very small areas of mold. The whole place smells a little musty. The valet garbage I pay for doesnt get picked up ever. I walk it but have no choice not to pay. The park is falling a part. Bolts missing from slide. The pool has weeds growing all through the cracked concrete around it. Basket ball hoops are missing hoops. Packages have come up missing. A lot of the kids are foul. My very shy 11 year old actually got physically attacked at the bus stop. Kids run around the park unsupervised acting and talking terribly. The computer room and fitness area are only open during office hours which means no one who works gets to use it. Parking is an issue. We were told we could have up to two spaces yet we hardly ever get to park in front of our house. Duck pond is very nice. The price is still ok for the space of the apartment. It is very conveniently located. In the middle of everything. So much to walk to. Cheap to get into. Little deposit. Electric is high and so is deposit. The appliances are very very nice. Carpet in my unit is nice as well. I can smell some scents from my neighbors house through the vents or something though. A little irritating. Im ok with living there but think for very little more I could have had a much better place.

I love my apartment, and I cant find any reason on why someone had a problem here. Super affordable! The apartments are beautiful. Kate, the young lady that works in the office is so sweet!!! I had minor problems with my apartment and someone came the next day to fix it. The neighborhood is beautiful. I must say the apartments are really nice! I was really impressed. I have neighbors that say they love it here and everyone here is great!!! People only complain on here, they dont say the great things about promenade.Someone is always in the office to assist people. I never went in there and someone wasnt in there. Ive never seen roaches. Also, they have pest control. Again, I had minor problems with my apartment and someone LITERALLY came the next day and fixed it! I love it:)Im happy to call promenade my home.

They charge high in prices but dont give you high end amenities.

Ive been here for a year since its was called Steeple chase, both management suck. Every time theirs something wrong with the apartment it takes them more than a month for them to even come see the problem.. Maintenance is horrible... Not only do they wake me up every morning blasting music in their cars that be parked in our parking spots, (which is limited) they have attitudes when you complain about something not being fixed. As i am typing write now i cant even do my dishes because my sink been clog for a MONTH now, not only do my house stink because of it, i cant even make meals because i cant wash my dishes with a clog sink. My ac leaks. i can go on and on about my problems with this place. My rent is only going up and nothing is getting fixed. Think twice about moving here.. !

Place is absolutely terrible.All these shootings,fight, and gang banging is no acceptable for me. Cops show up WAYYY too much, and when I first moved in I saw a BUNCH of dead and alive roaches and spiders. Mold is growing and I complaint and they don’t seem to answer. I don’t like this place at all. People are also blasting too much music.This is absolutely disgusting, this place needs a bodyguard or security 24/7 outside, because kids are fighting, doing drugs..it’s not acceptable for me. And don’t pay extra at all it’s not worth it Place needs to improve and upgrade.

You pay to much for what you get!! I dont now how many times My husband and I went to the offices to inform about a situation we have with the closet doors. They never showed up. The pool only work from 9 to 5 when kids are on school or while you are working. Same thing with the gym. The basketball courts are not in good conditions... Everytging is a mess and if you complain about any situation they dont seems to care. I hate this place, the neighbors that i have are always smoking weed in the balcony, Not allowing me to arrive my home in peace cause they take all over the place inviting friends and the parking lots. If you can stay away from here please do it!! Worse place ever to live!!

If youre looking to rent an apartment, dont waste your time with this place. No one is ever in the office, emails dont get returned, phone calls dont get answered. I dont know how they manage to rent apartments with their office staff.

Only person there is nice is Kaitlin shes a sweetheart ... The owners wanted there rent but didnt wanna fix stuff the right way the walls have cracks in it. Dishwasher problem. They want to raise rent for a pos apartment. S0 not worth living there

I want to start off saying this place is great! While there are issues that happen(as with any living enviroment whether house, apartment, etc) the manager and staff do their absolute best to get everything done right away. When we moved in we noticed a few small maintenance issues, and Julio (main maintenance guy Ive seen) and Caitlyn(office) made sure to contact the guys that did the paint and other renovations (THANK YOU PROMENADE for the renovated apartment) and got them out to fix it while we were out getting a Uhaul and our furniture moved so it was ready when we got back.As with any place you live in Florida you get bugs, and mildew from the humidity and water. Twanna(the manager) makes sure to get it taken care of and im the system right away. If we report a pest issue its taken care of within two days. If you have pets no problem just put entry instructions on the work order and they follow it to a T.They do fantastic work keeping up the grounds. Recently Ive noticed lawn care specialists cleaning up and cutting overhanging branches that might damage personal property like cars. One of the maintenance/lawn guys goes around picking up trash all day from the bushes and parking lot and keep the lawn and bushes in great shape. Ive seen new plants being planted recently and they even had a company out to pressure wash all the buildings and sidewalks yesterday to keep it clean! They will have someome come out and get rid of fallen leaves so no one slips and your tires have good traction.They get in the festive mood during the holidays and make sure on weekends there is security doing checks throughout the night. I havent been to the pool yet(crazy work schedule) but Ive heard they keep it top condition.Overall just expect every day normal issues, and report them so it can be fixed. If you dont report the issue it cant get fixed. Ive had no real negative experiences or thoughts living here. We plan to renew our lease and keep calling Promenade home.

My daughter recently just moved in here and her apartment is just lovly. The four bedroom apartment is super spacious and nice! Its well maintained! The outside is even nice as well. I think she found a great apartment. I found it super cute the staff gave her a letter and put it on her door saying how they were glad she chosed them to call her home. Now if that aint the sweetest thing, then I dont know what is!!! I never heard a apartment management doing that. It was so cute and so sweet I had to share it on here!!!!:) I think the staff at promenade is doing a great job!!!! Im glad my daughter chose a great apartment.

Very funny promenade very funny. Let’s start off with community. Basically, the apartments are not very well kept up, almost looks like you live in the ghetto. Trash everywhere and no cleanliness whatsoever. We have had no ac for almost 2 weeks and yet the complex refuses to give us cool temperatures when we have been living in an 82 degree apartment struggling to keep up. If you want to live in a trashy ghetto lazy and overall terrible complex then promenade is the right for you! Absolute stupidity!

READ ALL ABOUT IT ‼️ I’ve never been the type to leave reviews but in this case I thought it was necessary ! The place really has potential but it’s always an issue with parking even though they issued out parking passes recently you still have people that don’t even stay out here taking up parking spaces from the tenants causing us to damn near park in the back of the neighborhood when you can simply be parked in front or atleast around your apartment so the parking passes are useless cause no one is doing their job to check to see if these cars belong out here . I don’t really care for the neighbors as much, the neighbors are always up partying all times of the night having no respect for other neighbors privacy at all ! Children hitting cars with footballs damaging other people’s property, no one ever says anything until you notice the damage on your car & have to fix it then when you say something to them everyone feels like your “making it a big deal” if I were to start calling the police every time it happens then that would be making it a BIG DEAL no one wants their property damaged costing them more money out of pocket to fix something that shouldnt be happening in the first place when they can simply go in the play area away from the cars to play .. it’s all ready bad enough rent is high as it is . Officer manager katelyn or (however you spell her name) walks the grounds all day & night smoking & drinking with tenants ive seen it plenty of times she’s very rude & unprofessional she only puts on that act for certain tenants which is probably why she has a few nice reviews on here but in reality she needs to act like a manager cause she definitely doesn’t carry herself as one she acts like a total junky along with some of the other neighbors out here ! Twanna (other officer manager) definitely needs to keep an eye on her unless she’s knows already & doesn’t care . If you ask me I would not recommend anyone to move out here unless you really just can’t find somewhere to go ! rent is way too expensive anyways for it to be so ratchet out here like that .. the new management sucks out here !

Reports of shots fired at this place today...Does not sound safe...

I know decently three languages and am functional in a fourth, I cant find the proper combination of words to describe how much I hate this place and I have only been here a month.- It took three days for the complex to turn on WATER- It took two weeks to make basic repairs (I still have walls with cracks in them)- It took another week to get a drawer fixed (I am really glad I didnt ask for all over 50 defects I found upon moving in to get fixed...BTW I moved in almost a week later than originally planned). Literally the only good things I have found about this place: cheap rent, good front desk manager. Thats it- I may recommend this place to Osama or Hitler as punishment for their crimes but thats about it.

Fridge completely rusted out oh thats normal wear and tear. Hahaha hmmmm ok. Just a place to lay my head .

I love my apt. It comfortable, and I have everything I need in a walking distsnce, but never ever is fine living in a place where you cant see maintenance avaliable to keep up with every situation around inside or on the outside of ea. Apt. The leaves, the water that doesnt go down, But now the all that is being taken care, (only in the back side apts.) We have very nice garden at the front, around the garbage area, and in the office area and it look really nice, Congratulations to new owner, ( sorry but I dont know your Companys name, )oh!! Pls. just remember us in the front.
