Frank has been one of the worst to work with I have ever experienced. He has been cold since day 1. His customer service was absolutely terrible and his attitude and tone towards me was almost unbelievable considering what I was looking for was someone to help with a process I was unaware how to do on my own. He took no responsibility or ownership for not informing me of how it all worked when I was clear I hired him for that reason. I lost significant money due to this and he severed our relationship when I called this out instead of trying to work to fix it.I would 100% find another property management company if looking for this service in the Ocala region.

They delivered excellent service from day one...they found us quality tenants, and were able to assist us at the right to sell. They do not get back with you in a timely manner and then have you spend money on an application only to tell you that you are denied. I would recommend going to a more competent company for a home.

I am a handyman who did a job for this company. I have tried many times to get paid for my work and have gotten absolutely no response. Was only able to talk with someone once and he was completely unhelpful.Update: 4 days after posting this review I got a check from them in the mail. Not sure exactly what happened because of lack of communication on their part. I did finally get paid, however.

This past year I rented from this company. We left the home in perfect condition. Cleaned inside and out. When it came time for my security deposit I was charged a bogus $150 cleaning Fee even though when I called several times I was never once informed I was being charged a cleaning fee. I have photos and videos from both the state of the house when we moved in and when we left. If you rent from them understand you will not receive your full deposit.

I met Frank Green quite a few times while renting with All County for the 2.5 years I was living there. He was an excellent business man and really knows how to please his customers. On top of all that, he really CARES about the people. Not only did I love renting through all county, but Im already missing them dearly compared to the people Ive encountered now while Im house hunting in another City. It seems as though most companies just want you in and out of there building so they can go on with the next deal. Others tent to sugar coat and try to take all the money you have when it comes to first, last and security deposit. I spoke with Patrick the few times I contacted them and he always knew exactly who I was. To me, thats already impressive. To know a company cares and to feel acknowledged was one of the best rewards I received from them. They have great rentals, even better prices, (coming from someone who just works at a McDonalds Manager I got to live in a beautiful house with a nice backyard and garage) and very welcoming people working there. If I could have stayed I would have, thats for sure. 5 stars for them!

Jim Smarge has become our property manager, and it was the best decision we could possibly make. Immediately we felt relief that he would be interacting with our tenants instead of us in our behest. He is knowledgeable, professional, compassionate, yet firm and strong. We are happy and lucky to be able to have him represent us. In our future, we will be listing our house with him for sale also since we know his dedication and commitment to his customers is unyielding. Jim is a great asset for anyone in need of services with their properties/land. I recommend him strongly!

They will take your money, deny you for a home and not tell you about it right away. And they give you a round around. You call every single day and they won’t tell you anything until they rent it out to someone else. Oh and horrible customer service!

These guys really know how to get the job done, normally I would have managed my own property but Im Getting older and dont enjoy the management as much as when I was younger. I ask them to recommend what I should do and they said first and foremost raise your rent and I was like what raise the rent and so very hesitant, since I had never raised the rent. Well let me tell you they got me a $2600 raise on one unitso I turned 76 properties over to them for management and consultation since I was thinking of starting to sell them off boy was I wrong, now I just have just laughed all the way to the bank. These guys know their business.

Frank the owner is awesome, He really goes the extra mile to make sure his tenants are good to go. Definitely rent here. Everyone is super Nice & is always willing to help.

Horrible experience for 2 years! No communication and refuse to prorate the last month rent even though the house was vacant. Would not recommend! They also have a high turnover rate, different people are always in the office.

LANDLORDS BEWARE. I had the unfortunate displeasure of having this company manage one of my rentals for a little over a year. They are irresponsibly incompetent and their customer service is comically bad. Communication is horrible. They do not respond to emails. They rarely return phone calls. A few months before the tenants lease was set to expire, I called the office and instructed them to non-renew the lease and give the tenant notice to vacate by the end of the lease period. I also sent a followup email and called a second time to make sure they got the message. The day after the lease expired, I called the office to see about picking up the keys, only to find out that they FORGOT to give the tenant the required notice. Because of this screwup, the tenant was legally entitled to stay in the property another month. When I came into the office to pick up the keys a month later, they casually informed me that the tenant had not paid rent for the last month and they didnt bother filing for eviction. To make matters worse, they didnt collect a security deposit when the lease was signed initially, so there was nothing to claim. Unbelievable. I wouldnt trust these fools to manage a dog house.

I found it difficult to get my messages answered and had a hard time getting a hold of anyone. I also wanted a line item quote showing the cost of each repair but I just received a quote with a list of things and a final price. After a couple weeks of not hearing back from the company, I told them how being treated like that made me feel with a few choice words and we parted ways.

John explained my invoiced as to the extra charges. He was very helpful in providing the correct reporting. I will ask for him in the future. Thank you. Cathy

The lady at the front desk that answers the calls or that calls you back was extremely rude. They need to get rid of her. My phone accidentally dropped the call. And she had a attitude.she definitely does not need to be in customer service.

Very poor customer service. No agent shows up to the property. The picture does not match the home at all. The property on Kennsaw had not been managed in months. Spiders and spider eggs everywhere.Dead bugs all on the floors. And they left windows opened. Grass past your knees. Took out application fee but did not process application. Told us we were too high maintance because we asked for it to be cleaned up before we rented it. Was rude from the minute we walked into the door. Judging us because their site for applications was hard to use..not user friendly. Kept our money after promising to return it. Also be careful they attach a lot of hidden fees to the rental..poor management. Reporting to the BBB today.

Frank Green has no respect for veterans and their families! We spent our entire year being harassed by him and his team and all we wanted was a decent place to call home. That never happened! They refused to fix things when they were no longer working and we had to report them more than several different occasions. Upon. The home was in horrible condition prior to moving in and the home had been sitting vacant for quite sometime with no care for it. There was dog fur all over the home, old couches in the rooms, and trash left behind. The carpets were nasty and they never had them removed. We had nowhere else to turn from being homeless and we thought they would help. Wrong!! They took advantage of our situation and collected checks from the VA to house us. Thats all they cared about. The water in the home is still contaminated and they didnt do anything about it. Plus my husband got Hep A from it. They didnt care at all. Frank told us to go shower at the YMCA and it wasnt his problem. Fact of the matter is...DONT RENT FROM THESE PPL...THEY ARE FULL OF BULLSHIT AND LIES... YOU WILL REGRET IT!!! We since moved out on Friday, Dec. 09, 2016. and is still having trouble with them. I DONT recommend these ppl to anyone and they are now being removed from the VA housing list for approved property management in Ocala.
