Originally when I started planning to move, I said no o this property based on reviews. A few months later I started seeing MUCH better reviews and mention of new manager Kayla. I came by to see the property and she was excellent. I could see the changes the reviews talked about. I moved in at the end of January. They honeymoon phase has well passed and I still love it here. Kaylas continuous compassion towards her residents and her property make this place what it is. Great location. Super cute apartments. Kind neighbors. Huge dog park. Pool. and Kayla.Love it here. Highly recommend.

The view is beautiful!! I’ve heard that the new building that was rebuilt due to fire damage is also very nice. That being said, here’s a REAL review of the rest of Amalie Point... before we even moved in, management had changed. We were told that management changed often due to the small size of the property and that managers use Amalie as a source of experience to further their careers as property managers. The apartments and appliances are all old, needing constant repair. This causes a problem in that there is only one maintenance person. The fixtures are old and installed incorrectly, faucets leak, the tubs spray water from the shower and bathtub simultaneously. All of the warped particle board cabinets and countertops are just painted over (with dust, debris, and insects also). The insulation is terrible, huge gaps at the doors, making it nearly impossible to maintain any temperature (cold or hot). The tenants throw garbage in the parking lot and all over the grass. The parking lot is too small for all the cars. The 2 car maximum is not enforced, causing numerous dings to our vehicles and difficulty getting out to go to work in the mornings. The wooden walkways are in ill repair, a whole section of the 3rd story railing is still missing, although they were kind enough to wrap it in caution tape. The pool is green and still not open. We’ve been told by neighbors that for 14 years, it’s never opened on time. The laundry facilities are apparently leased out to a company that won’t upgrade the old machines that often stop working. All of these seem like small inconveniences, but combined it’s a daily headache. The property manager and maintenance are both very kind but obviously understaffed. Just know what you’re signing up for.

I am give three stars for the complete lack of communication from Katie in the office.I have lived here seven months and the leak inside and outside my refrigerator is STILL not fixed!! I have emailed, called, and stopped by the office to inquire. They chipped a bowl of mine during a maintenance request and leave the lights/fan on for hours which wastes my electricity after completing a maintenance request.I am thankful I don’t hardly ever hear my neighbors. However, my apartment does smell like smoke with the neighbors are smoking next door. Disgusting. I have to light candles and oftentimes have an allergic reaction to it.My kitchen has been infested with mini roaches which have gotten better the past few months. This summer, I had a terrible invest of fruit flies. I set out multiple traps for months and they’re still not completely gone.Katie is very nice to your face but has no follow through whatsoever. I came into the office a few weeks ago and she was on a personal call and was visibly upset. She talked for five minutes while I just stood there. I finally just left. Extremely unprofessional. The phone is never answered.Overall, I love living here but have been frustrated too many times to count.Update: 3/21/19I have a new fridge! My bug issue has been resolved. It also doesn’t smell like smoke nearly as bad. Glad to see a new face, Joey, in the office. I decided to renew my lease for another year. Love the addition of the smart home that I can control from my phone. Makes it convenient to change the temp and let people in from my cell phone. I attached some photos of the inside. I NEVER do reviews, but I had to. Ive lived her a long time, and whoever brought Kayla in as the new manager, THANK YOU! The changes and upgrades. Her communication and follow through. The way she just handles everything. This place has done a complete 180 and I dont plan on going ANYWHERE! I will HIGHLY recommend.

New management is awesome! Because of the pandemic, it is a super stressful time however the management really cares about us not just their bottom line. They have helped several of us get assistance when needed and didnt hesitate. You can feel that they truly care about the community. People from their corporate office even reached out to offer any assistance we may need. 10/10 would recommend to anyone!

I work for a local resettlement agency and we have placed many of our families at Amalie Point. Roxana Ayala, the property manager has been a pleasure to work with. She understands the refugee situation and has accommodated the unique documentation challenges our families face. Roxie has truly been a blessing to us. The location is ideal for our families who have additional members of their family and community also located in South Nashville. We would highly recommend this complex to others.

I would give 5 stars review to this place, The property manager Roxana and her staff are wonderful and doing excellent services to the people of middle Tennessee. They are very respectful, responsive and hospitable . Roxana is a very nice and kind person and let her doors open for anyone to be welcomed in her apartment complex.

Amalie was my first Nashville home and at first was a great experience thanks to Katie and the team that worked at that time.Fast-forward the team has proven that they are incapable of running the complex. Joey (manager who no longer works there) claimed he filed our lease renewal contract. Roxy (who replaced Joey) later towards the end of the first contract told us that the renewal was nowhere to be found. So with that knowledge we decided to move out. Later they told us that they found the contract and were bound to a 8 month lease even though we already went out and leased another apartment.This sort of oversight should not happen. Luckily they fixed the issue and we didnt have to pay for a new place and 8 months at Amalie but the stress alone was overwhelming. The Amalie complex is not new. There is a shared laundry area that is only working half the time. Weve complained about our neighbors smoking a few times but it seems like they did nothing about it.If you live on the top floor beware. Due to there structure being old your electric bill will probably be higher than youd like due to loss of energy. In the summers we couldnt keep our apartment below 75 because the building was terribly built.For the price though we really could not complain. We paid 850 for a one bedroom that was 20 minutes from downtown and far from the city enough to feel like we were away from the busy life. You get what you pay for and this is definitely that sort of situation. Its just misleading when the main office looks so nice and everything else is old breaking down wood.Do NOT be fooled by the images they have on google. If you really want to see what theyre like go in yourself

We have lived here for over 6 months and its been a great first experience in Nashville living. Katie and Trevor are super nice and are people first management. Its in a great neighbor and affordable compared to the rising cost of living in Nashville. You could call it home like I do!

I have lived in many apartments here in South Nashville and Amalie Point is by far the best I’ve lived in. The manager Katie and the staff have catered to any problems I’ve had (which has been minimal at best) in the same day. My two bedroom is spacious and they have added smart home door locks and thermostats in every unit. I will definitely be renewing my lease here.

Amalie is a very quiet and peaceful neighborhood. I’ve enjoyed my stay for the past 1.5yrs. HUGE Kudos to Roxy, the property manager, for going above and beyond to resolve my maintenance issue. She was attentive, kept me updated, and really works hard to keep her residents happy. I would even go to say that Roxy is THE BEST property manager that I’ve seen at Amalie Point thus far. She always greets you with a smile and will make sure to get to the bottom of whatever her residents need. Overall, I’ve enjoyed living here and would highly recommend to someone who is wanting to live in a small, quiet community, that is convienient to the amenities of Nashville. Thanks for being the cherry on top to an amazing community Roxy!!!

I have lived in Amalie Point for 4 years now. We have changed management and maintenance people at least 3 times, Katie and Trevor have done an amazing job turning these apartments around. Everything I have requested has been completed in a timely manner. Im very satisfied with this complex and its services.

We have lived here at Amalie point for almost 6 years now. The location is fabulous and the staff ( Katie & Trevor) are great!!!!!If I need anything taken care of in my home it get taken care of ASAP. Quiet neighborhood and I feel safe here. The pricing is good for the area as well. Thanks for all you guys do to make living here a great expierence.

Update 10-20: our new manager seems to be ON IT! I am optimistic that things will keep improving as they have since July. Have already seen vast improvements after my first year and a half and maintenance seems to be stepping up to the challenges an older complex faces. I’m giving more stars now as I do love my place and a lot of the rifraff seems to be moving out!! Keep it up guys :)Update 9-2020: Well well, here it is September and our THIRD manager this year just resigned. She was making a great impact and was really sorry to see her go!

While the staff has been personable and kind in every point of interaction, there has been a clear lack of communication and follow-through in handling general upkeep. The apartment itself, though generously sized for its cost, was renovated in a very haphazard way with little to no care for details, function, or sustainability. There are switch covers that aren’t even fully secured, splatters of paint on the appliances and bathroom surfaces, and the electricity demonstrates concerning behavior. If you live on a top floor, expect your summer electric bill to hover in the $120s while the interior temperature averages out around 76 degrees. The pantry and closet doors are largely non-functioning, with the former having been compromised by a stunningly bad paint job that made its hinges completely unusable. (We literally lift it in and out of place to open and close it.) For as well-envisioned as the renovations were, the execution was absolutely horrible. I understand the need to do it on a budget and the diminishing returns involved, but the compromises were fairly egregious.At this point, I have no idea who the manager is anymore, and we’ve learned through a friend waiting more than a month for paperwork just how difficult Amalie Point has been to work with. This is unfortunate, since our experience with Katie last year was an absolute joy, and we were more inclined to overlook some of the issues in light of her generosity and follow-through throughout the process.At this point, we can’t recommend Amalie Point. I’m giving 3 stars to accommodate for the kind staff and positive move-in experience we had, but there are too many problematic factors. While we do love the look of the apartment, the size, and the cost, the experience of living in the unit and complex have been enough of a challenge to prompt us to find housing elsewhere when our lease expires. I have respect for the people doing the difficult job of management, and I wish them the very best! There’s a lot of good to work with here, and I hope the issues are corrected over time. I’ll be happy to amend my review.

On day one, I was locked out of my apartment because my smart home system was not set up correctly and the maintenance guy forgot to give me my key. So we waited outsidethe apartment for a few hours at 10pm because thats how far away THE ONLY maintenance guy lives.Then, around May of last year my dishwasher broke, and I called and left a message to get it fixed. No response for 2 months. So i went inside and put in a formal maintenance request. After that, the new maintenance guy came in and looked at my dishwasher and said hed have to order a new one. Ok, fine. It would take like a month, he said. Whatever, sure. So SIX MONTHS go by and he comes to look at the dishwasher again. He apologizes and says he must have missed the reset button the first time... And that it didnt need to be replaced after all. So I went EIGHT MONTHS without a dishwasher for no reason.Additionally, I have put mail in the outgoing mailbox and had it sit there for 3 days until I finally asked the desk lady to make sure the mailman takes it... That letter never arrived at its destination... I can only speculate on what happened.Just this morning my water heater gave out.Oh, and other residents have warned me that the apartment manager Amanda is shady as hell and warned me to be careful when dealing with her. I would not at all recommend moving into Amalie Point Apartments. Money is their bottom line.**EDIT**: Well well well, Im still living here and Im STILL adding things to the list of issues. Back in June, water suddenly started leaking out of the drain above my toilet. It was so bad that I kept a trash can on top of my toilet to collect water, and I emptied it every couple of days. I took pictures on day one, and put in a maintenance request.I waited about a week with no response. Eventually they told me maintenance was very busy and would get to it when they could. Ok, sure.... After about a month, maintenance cut a hole in the ceiling and fixed the leak. The hole is still there to this day; the wall and ceiling are warped from all the water, and paint is peeling off the walls next to my shower. If you go on the Amalie Point Facebook Page you can see other people have had almost the EXACT same problem.I really do think the maintenance guy is trying his best, it just seems like too much work for one guy. For another example, all the outside lights in my building have been out for several months... Ive told them about it at least 3 times and at this point Im giving up on it. I even saw the maintenance guy replace all the bulbs but it still doesnt work, meaning its probably an electrical issue. I would not recommend this place to anyone.

Resident for 3.5 years. Each year the conditions become worse. Pestilence, trash, pet feces are the norm at this complex.Slow response to major, repeat maintenance issues. While the view away from the complex is nice, the view inside is awful. The owner has put SLUM back into the term Slumlord. Keep searching or you will regret having ignored these warnings.

Lived there for 2 years. Even as they are doing remodeling and updates, they are basically putting a bandaid over a gaping wound. Everything is done very cheaply and chincy. Very old apartments and not very well maintained. Good parts is that the neighborhood is pretty much safe and in a great location.

If I could I would give negative stars. These people are absolute scum. They have and will continue to lie about everything possible to take your money. They have used borderline if not completely illegal business practices. We decided to pay an outright 2000 dollars to just leave due to everything that was broken and not being fixed including the air conditioning. When we left we had to continue paying the electric bill and made it clear we must be notified if anyone entered the apartment. They used 800 kilowatts of electricity in 2 weeks when we were gone so they either screwed us purposely or they let someone else live there illegally. We were lied to at every turn. When we had several work orders in for maintenance bearing the end of our time their they thought it more important to install a smart system to control the locks, lights and air that didnt work. When we first got their they moved us into the wrong apartment. We had to move to the right place a month later. The heat didnt work in either place. The air never worked properly, we had problems with the water and with a rotten mold smell in the vents. There are roaches in every apartment no matter how much you try to kill them. It may seem nice but its an absolute hell hole. DO NOT LIVE HERE. Right up the road there are several other apartment complexes which are much nicer.

This place has a bug infestation me and my buddy lit off 3 bombs to get rid of them and they did not die there is at least 1000 bugs in this place and nobody ever comes to fix anything would not live here

I moved there in May I ask for a few things to be done to my apartment before I moved in they were all done above my expectations !! Susan is very efficent and easy to work with and Ron is an excellent maintance man !! Everything I have requested was done asap !!! the dog park is awesome and everybody is very friendly !! The location is great close to everything and even though they are an older complex mgmt is working all the time to update and make things nicer, Also I have felt very safe there !!! I have made amalie point my home !!!

Had to update review . These APartments were terrible when I lived here !!! They are old old old. My light Bill ran 300 sometimes for a 1 bedrooms. My newer apt 30 min away only runs 125 mind you it’s nalmost doubled In size at 1100 sq ft . This place is old and raggedy !! Beware !!!
