I am a new resident and so far I have loved this community. There was just a change of management and the new company seems to be pretty awesome. I am only about a mile from Germantown and 10 minutes or less to downtown and the Gulch, so the location is awesome. I do have a sweet fur baby and he is so happy here since there is a good bit of green space around the community as well as a pet park for him to play. The community is clean, which is a must for me, and the staff seems really nice. It was an easy decision to rate the community a 5 out of 5!

I was very excited to live here until I actually did. We had several maintenance issues that they blamed on other people or never addresses. We decided to transfer our until to another person. The entire process was extremely difficult. Every person in the office had different information (if you can ever get ahold of them). Once we finally got the process started, the person that took over our unit was told the day she moved in that she owed an entire month as a deposit. Nobody told any of us this, and that was in addition to money that was already paid. A month after I moved out, I got a call from the Duke telling me that I still needed renters insurance on the unit - the one I no longer live in. The 5 star reviews come from people that havent moved in yet, but I can assure you they wont be thinking the same thing after they move in.

I’ve lived at The Duke for three years now and overall it’s been a great experience! Amenities like the pool, gym and upstairs lounge are all fantastic. The maintenance team is the absolute best and the place is well taken care of. Leasing office staff is helpful and kind as well. The location is great in my opinion - while it’s not exactly walkable to any restaurants or shopping - it’s a very quick drive to many of the fun/popular neighborhoods in Nashville but is tucked away in a quieter area without much traffic. It is walkable to the Greenway trail, which is convenient for walking/running/biking. The units themselves are nice. Parking for residents is consistently available/safe and there are usually always guest spots too.At one point we had some issues with loud neighbors but thankfully the overnight security officers are so kind and actually care about helping. Love that! The only other significant issue I’ve experienced thus far was that during 2020, management rented out Airbnb-type short-term rentals which attracted a lot of rowdy weekend guests. However, to be clear, they no longer do that and the building is solely long-term tenants. Thank God.Long story short though, I definitely recommend living at The Duke. Love it here!

Fees after fees after fees. No one in management has an idea how to do their job other than being uncharacteristically impolite at all times which is the only form of consistency you will find at this place. Zero urgency to help whenever asking of anything related to your living experience. Save money and time and go elsewhere!

I work a full time job. I have two “side hustles” one of which is delivering groceries, and the other being apartment mystery shops (under a different name of course). Very seldom do those two side jobs cross paths. Today I went into this leasing office to deliver groceries to a resident and I encountered a short stocky woman who was VERY rude to me. I bet if she thought I was coming in to tour and possibly lease, her attitude would’ve been completely different. All I have to say is… I cannot wait to do a mystery shop for this establishment and type up a report.

Went by the complex on Saturday to look at a unit that according to their website is available for move in. Upon entering the office the woman that was on site was rude and said that showings are by appointment only. This is not stated on the website nor in the answering machine message for the property, she then hesitantly asked which unit I was interested in and I told her the Wayne she quickly looked at a clipboard and said I can’t show it till Wednesday cause it is not ready when according to the properties website the unit is ready. I told the woman that I was needing find a home quickly as I am currently with out a home. Showed no empathy and just again said it’s appointment only and that she had an appointment in 10 minutes and then another and another. She said you’ll need to call I told her I had called twice yesterday during business hours and left messages and called again today and received no answer she made excuses as to why she couldn’t answer the phone. This lady was very rude and off putting towards someone who was just trying to look at apartment and sign a lease.

DO NOT LIVE HERE. Staff and management are completely incompetent and will blatantly lie to you. Do not ask for help with Jennifer, she will refuse to help you with things SHE CAN ONLY FIX. Save yourself the stress and time and go live somewhere where they care about your living experience.

If I could give 0 stars I would. Absolutely awful experience with the leasing office and “property manager” Jennifer specifically. Leasing office does not care about residents, very rude, difficult to contact and work with.I am unable to process my security deposit because it has my roommate’s name on it as well as mine and she moved out of state months ago. Bank policy will not let one person deposit the check since two people are on the check, they both have to be present to endorse and deposit the check. It’s literally not possible for me to get my money back and all the office says is “I’m sorry”. They told me they legally have to list both names that were on the lease on the check. NOT TRUE. Anyone who’s ever leased an apartment with a roommate knows this isn’t true. Plus it’s not written out in the lease, which they keep lying about. Absolute nightmare trying to work something out with the office.

I have enjoyed living at The Duke for the last year and will stay at least one more! The office & maintenance staff are helpful and kind. I can count on the team to provide a response or assistance within 12 hours of any need. The residents are friendly and respectful. And amenities are great - pool, gym & sky lounge are nice & new. The online portal to submit rent & maintenance requests is very easy to use. I highly suggest checking out The Duke if you are looking to move to Nashville.

I love my new home. It is located close to everything I like to do in Germantown and only a quick Uber ride to downtown. Jennifer was very helpful and made the move a very easy process. Can’t wait for pool season and to meet more of my neighbors. I highly recommend The Duke!

While I do like living here at the Duke, I am a bit disappointed with the strictness of some of the community policies that are not expressly included in the lease. 1) You will be charged $10 per lightbulb replacement. I have lived here for only 6 months, and half of the bulbs in my apartment have already burned out and needed replacing. 2) As part of the valet trash service, if your empty bin is left outside the door even an hour after 9am, you will be fined $25 every single time. 3) The free move-in truck was a big selling point for me and is heavily advertised on the website, however this service has not been provided through all of COVID, so I think potential residents should be made aware of this prior to signing the lease, which I was not.

We have been at the Duke going on 2 years now and we love it here! The location is perfect for anywhere you want to go around Nashville. Some of our favorite things here at the Duke are the court yard and pool! Also we enjoy when they have food trucks come to our building and when they put on different events to get the residents together to get to know each other!

This is the best apartments I have ever lived in. The staff loves us and is so personable, they made everyone that lives here breakfast!! And the best part, they had mimosas! Highly recommend. Ive really enjoyed my time and experience at the Duke. Im going on my second year here, and I rarely leave reviews for anything, but its worth noting how much Ive enjoyed it and how great the staff has been. Contrary to some of the reviews Ive read, Ive always had a warm and welcoming experience. The staff, as Ive known them, has always worked to accommodate me as a resident. During the March 3rd tornado, that devastated Nashville and left our community without power for 3-4 days, the team downstairs was there the whole time giving us real time updates and offering up pizza and drinks to all residents. It was a gesture that stuck out to me for all the right reasons during such a crazy time. Aside from the management, the apartments and community alone are stunning - definitely a better way to live!

Jennifer was completely unprofessional, late on responses, expecting quick return on her end, and was not accommodating. She gave me the all clear while we were waiting on approval for my service dog and then tried to charge me a pet fee on the paperwork saying the service paperwork was still pending. This is not only wrong but illegal, as she was trying to get me to sign under the false pretense of an “all clear” directly from herself. It took 3-4 emails to get a reply from anyone.I ordered a furniture package and she emailed me saying that “upon bringing the tv in, maintenance realized it was broken, so we will not be able to provide a TV.” No discount or resolution was offered until I emailed her multiple times. If a client is paying for something, it’s not their problem when you break part of it Jennifer, they’re still paying for the goods. It’s your responsibility to have your end of the deal operational.They also said it was a short term lease for $1300 a month for 3 months, but they were charging a prorated $1000 for half of Feb, $1300 for March-April, and another prorated $1000 for half of May. This is a sideways way of charging more than $1300.There is a $100,000 deductible on the lease for damages, which means you will be held responsible up to that price. If they’re nickel and diming me before move in, I’m sure they will add charges at the end. Glad I never moved into The Duke. I would read closely about the bad reviews, the good ones are mostly from people who work there. Between my experience and the review stating someone was charged for a carpet (that Jennifer forgot to have the correct unit listed for so it wasn’t even their unit), it’s clear Jennifer and her staff are interested in taking as much of your money to cover that the building is poorly managed, and she’s likely trying to hide how far in the red she is with additional charges to residents here and there.After reading reviews about airbnb’s in the area and lack of cleanliness, I found a unit online on Airbnb (which is against lease) in this building, using the stock photos and being hosted by staff. These are all warning sides of shady business and a failing building. I never moved in and demanded confirmation, this too took 3 emails and a threat of a lawyer reaching out. I would not be charged but I hope Jennifer never entraps another person and will work on her professionalism. If I owned the building, I would move on from employing her and her staff.Also, I found this building through an apartment finding and leasing company who have been very helpful in my search, and after I brought these issues with Jennifer, they have tried to reach her for 2 days with zero response. Their business reputation is dependent on good relationships with staff in buildings, and they now won’t work with The Duke because she’s dodging them and trying to screw over their client. If a company who gets paid by the Duke to fill empty apartments would rather not get paid than work with The Duke and Jennifer any further, do you want your money, personal information, and living situation under her care? I wouldn’t.

The management at The Duke prioritizes a quick buck over the happiness of their residents, to the point where I would label them as predatory.Living at The Duke has been marked by a constant anticipation of their next move to screw me over to their own shameless benefit.I moved in about two years ago when the building was new and the management was great. Loving my experience, I renewed my lease. Shortly after, a large number of units were turned into Airbnbs (with no formal notification being given to residents), and management personnel changed.The large number of Airbnbs in this building have made it feel like I am living in a hotel without the added security precautions that come with a hotel. On many occasions I have been harassed by Airbnb guests, often drunk men. The security concerns related to Airbnb guests have been brought to the attention of management many times whose only response has been telling residents to call an off-site security company which takes about 20-30 minutes to arrive. Not helpful when a drunk man is yelling at me at 10pm. Residents have seen no active or measurable efforts on the part of management to address the growing safety and security concerns of residents.With Airbnb guests has also come a worsening cleanliness problem, both inside and outside of the building. People do not treat their surroundings with the same respect when it is not their personal place of residence. (See attached pictures for a couple examples including trash bags, beer cans, cigarette butts, dog poop, and vomit).As a long-standing resident who has always been respectful of my surroundings and always paid rent on time, the treatment I have received from the new property manager, Jennifer, is a bit shameful. There are several reviews which mention specific complains about Jennifer which are all very true. She lacks any empathy for residents or desire to create a warm and welcome community where residents voices are heard. When you raise a question or concern to her, she stares at you without an apology or even an attempt at providing a solution. Aside from Airbnbs I have been dealing with false charges from management and very misplaced and personal attacks from Jennifer. I have spoken with several other long-term residents who all share these same experiences and have raised the same concerns as I have. It is my experience that no one who lives here is satisfied with their living situation and most people are very upset with management.The saddest part is that used to be a very fun, clean, respectful and safe community, however the introduction of Airbnb units, the lack of warning from management that this would occur, the lack of action in addressing the changing security situation that accompanies adding Airbnb units, general uncleanliness, and the utter lack of respect and decency that property management shows their residents have resulted in this no longer being a comfortable place to live, much less enjoyable.

We are nearing the end of our lease terms at the Duke and are feeling very relieved! I’ve rented in many buildings in Chicago and Nashville and this has been one of our worst experiences. I’ve had to request pest control at least 3 times for cockroaches. The building itself is also very dirty. The tenants had to organize and revolt essentially in order to get the building to do any cleaning. I’ve only seen the elevators and stairways cleaned twice in a full year. That goes for their common areas too- the sky lounge is very dirty. And they also air bnb a lot of units. Which during Covid is also unsettling. Feels like a hotel sometimes. And they also fine you for random annoying things.

The staff does not seem to much care for its residents. Throughout my entire experience at Duke, I asked for help several times. Each time I was dismissed and felt like a burden/annoyance. Despite always paying rent on time, when my financial situation changed as a result of the pandemic, they were only willing to delay the due date for my rent payment by a few weeks.Gates were constantly broken and security was compromised. Someone broke a bottle in the pool and they closed it for two months claiming need for repairs. Repairs in general took an obscene amount of time (even outside of COVID) so you did not get much access to the luxuries that drew you to the luxury apartment complex in the first place. There is pretty significant turnover in staff, each new iteration promising to be better than the last then falling short in the same ways.The apartment is fine. Its just another leasing company that will nickel and dime you wherever they can, even in a pandemic, and that has been frustrating through my experience.

The Duke has been easily the best luxury apartment complex I have lived in. Colin, Melanie, and all of the leasing staff here have been exceptional, helpful, and friendly in every possible way. However, there are some things you should know about living here:• Some of the apartments here are used for Airbnb, and there have been a few security incidents with suspicious people renting them out.• If you are a big fitness person, the fitness gym here is great. However, it is too easy for non-residents to gain access to it and use those amenities that they aren’t paying for.• The Duke is one of the few places in Nashville that has a pool as well as a hot tub. If you like that, then this is the place for you.All things being considered, I would give The Duke five stars, if they tighten up the screws and fix those few complaints that I have. If those things are addressed, I will gladly update my review to five stars and post my update to this review.***UPDATE***: After a wonderful conversation with the leasing office and staff, I have updated my review to five stars. They have shown that they are proactively receiving feedback and implementing updates to what my concerns were.

I have lived here over a year and resigned a lease for another year. I adore the staff. The maintenance crew is on top of things. If ever an issue, they tend to it right away. I feel safe to walk my dog at night, or early mornings before the sun comes up. Being a small female, that is saying a lot. The pool is amazing, the place is kept clean, I have no issues with noisy neighbors, and my dog is super happy here. I love Jen, Lauren, and Colin!!! Great place to live ❤️

Being at the Duke Nashville has been awesome. The pool and fitness room are my favorite amenities. The staff has been so understanding and accommodating. Melanie made sure moving in was easy. I have lived at the Duke for more than two years, and would highly recommend the Duke to potential future residents. The location is convenient to downtown and the interstate, without the heavy traffic associated with apartment buildings located downtown or in Germantown. On-site amenities include a fitness center, pool and hot tub, courtyard grilling area, rooftop bar (Sky Lounge), dog park and the property is within walking distance of the scenic Cumberland River Greenway. The pool is an especially fun atmosphere. From my experience, the manager, Jennifer, has been responsive to concerns and she’s always friendly and professional in our correspondence. The maintenance team includes knowledgeable, experienced staff who respond in a timely manner to maintenance requests. Even though the building is relatively new, management has recently painted interior common areas and they are generally proactive in terms of ongoing preventative maintenance. I appreciate living in a pet friendly community. With that said, it is up to us as residents to clean up after our pets. Overall, I would highly recommend the Duke!

The Duke is actually a nice place to live. I loved the amenities, trail, and being so close to downtown. Melanie was a great manager at The Duke. Lauren, and Colin are also great leasing associates. The new leasing manager is not a people person. I’ve talked to her twice, and she was never friendly. If you bring issues up to her she will make it seem like your automatically wrong or it’s a personal issue. Our move out date was for January 1st, but the office was closed on December 31st, and January 1st. We received short notification in a email about them closing for the holidays on December 30th at approximately 2:55 PM. So I returned my keys on January 2nd due to the office being closed. The manager charged me for additional days, and stated I should have left the keys inside of the apartment. I tried to communicate this issue with the manager, and basically she stated her way was the only correct way. It wasn’t our fault the office was closed, so why charge someone for an inconvenience. Besides the issues I ran into with management I would say this place is a great place to live. In the summer this is definitely the place to be!!

This place definitely has changed. Main office girls certainly need more training. I have spoken to other tenants at parties and they feel the same way too. Front office girls lack problem solving skills, friendliness and interpersonal skills. They sit there with a face like they do not want to work here. Makes me very uncomfortable. However, the new girl seems nice and maintenance guys are professional. This apartment used to have 5.0 or 4.9 star ratings and we all can see why the ratings are going down. I will not recommend this place to my friends. Please train your employees to be more engaging and professional.

Its nice to live in a community where you feel like the staff actually cares. Super friendly. The property is beautiful and in a great location for my work. I moved here back in September. My wife and I will not be renewing my lease. I also do not recommend this place for anyone. Management seems to be pretty clueless and unfortunately rude. The new young lady has been most helpful. Gate is always broken. People leave dog pee and poop on the elevators. It is way too pricey for what you are getting. If you are someone that works long hours, like my wife, you are not going to be able to rest well because walls are VERY THIN. I hear my neighbors having sex way too much. It’s extremely inappropriate. Car alarms are always going off. So if you have a newborn or kids this is not ideal for them either. The only thing I will say is that the gym and nest systems are good.

The Duke of Nashville is, by far, one of the best new apartment complexes in the Nashville area. Not only is the location extremely convenient to downtown and the interstate, but is also very close to some of the best places to eat in town!The apartments are spacious and inviting, and the staff are very friendly and helpful. The Duke is amazing! The staff is great and super helpful!! We put a request unfit some maintenance and they came to fix it THE NEXT DAY! The skylounge and pool area are my favorite parts. They make you feel more like youve booked a fancy hotel than rented an apartment. All the neighbors are friendly and the security is great. The rooms feel soundproof when you close the doors. Even in a 2 bedroom with my roommates speaker playing, I can barely hear it in my room. So far, I cant find anything to complain about with The Duke.

Make sure and read the 1 star reviews, they are spot on. And unlike the 5 star reviews, they were not written by someone who works there. Save yourself the headache and avoid this place at all costs. Management has no idea what is going on. They sent me a bill for having to replace all of the carpet but forgot to delete the picture they took of a different room number. Bold strategy.

I love The Duke ! The apartments are so modern! The facilities are soooo clean and new! I love The gym facility with the extra yoga room! It’s perfect to make sure your workout form is good. The pool is so nice and it’s never overcrowded which is a plus for me coming from an apartment with an overcrowded pool! The staff are all friendly and willing to answer any and all questions! It’s great!! I recommend it to anyone!! :)

The duke is nice, visually. The halls have been smelling like garbage lately. The dog park is never treated. The older woman Melanie/Melane that works in the back picks and chooses when to address people with concerns. My friend came in to tour and she did not even greet her. Her priority is not future residents and certainly not current residents.

Let me start off by saying that The Duke has the best residents and staff. You can strike up a conversation with just about everyone. I have been living here since October and have loved every moment. From the 5 star amenities to the lavish events The Duke offers their residents, I could not be more pleased. Plus, you can’t beat the location. It is a $7 Lyft ride from The Duke to the heart of downtown. This place is great!

Another Edit: You’ll notice my review never gets a response from management. The Duke elects to ignore residents when they bring issues to their attention. I have moved out and I’m still trying to get my deposit back within the 30 day grace period they have to do so. Currently, I am sitting with 3 unanswered emails from this community. Be very cautious! They love to take your money. Will not follow through on giving it back or making sure you have an enjoyable experience. 3 property managers within 12 months, and they still can’t get it right.Edit: I originally gave 2 stars but of course now after mentioning the broken locker machine, my package has gone missing. The office’s response: “sorry.” Absolute disgrace for customer service.If you want to be treated as a nusance and scoffed at for utter confusion due to lack of care or communication - this is the spot for you.I truly hate writing negative reviews as I believe in elevating great service; however, I’m 6 months into my lease and I wish I had moved anywhere else. I quickly relocated from California with my ES dog and all I wanted was a location close to work with a large dog park. That’s it. Any cost - something I could renew in for years to come.Previous Assistant Manager bent over backwards to help me get situated. Seriously, so empathetic and helpful. Any questions or concerns I had addressed flawlessly.She has since left as has my faith in this location.I can get past the CONSTANTLY broken gates, the wandering homeless people, the excessive trash and loud neighbors. It’s an apartment complex.What I began asserting concern over at the very beginning was the highlighted amenity: the dog park. Since moving in, this “amenity” has been shut down for 1/3 of my lease and unusable the remaining 75%. My dog ended up contracting a bacterial infection from the area due to it being COVERED in feces, which the property negated by stating I can’t prove it was contracted there and they will “shut down the park.” They said they would notify us once it was reopen. In regular fashion, no further communication was sent out nor was the park ever actually closed, apparently.Additionally, due to the park being closed, dog feces began accumulating EVERYWHERE...it was even in our hallways. (I will say, it’s become cleaner after I literally lost it when I stepped in it after getting locked out of the building because the gate was broken.)The dog park remains unusable. There is no communication provided to residents in formal email to let us know when something is broken unless we all go and complain about it after the fact for days. Apparently, our package locker is broken but instead of telling us, packages are just littering our halls for thieves to shop!Today is what broke me. I was personally emailed to tell me I had a special delivery in the office. So excited, I rushed home to beat office hours as most days the office is closed well before. I walked in only to be greeted with complete confusion, utter lack of care and concern. This office has zero empathy.I understand this job is hard and residents complain. We pay SO much money to live here. Only to not be communicated to and not be able to use the amenities we pay for.The office did not have my item, nor did they have a single clue what I was referring to. Blowing me off, they said they would look into it next day.I’m not upset with them - I’m upset that once again there is a lack of communication that results in me going out of my way...and they could care less.Completely confused and upset I walked out of the office only to be scoffed at. Oh yes honey, I heard you. You made your point loud and clear.There’s no comfort here. People who work here seem to hate it. They seem to hate helping you even more. They are wonderful people outside of the business.There is no communication and definitely no care. Zero empathy for any issues.You are expected to pay your rent without receiving your end of the bargain. If that is what you’re looking for, rent here.

If you want to live here, be careful. Im not using my real name in fear of retribution from this place. If they make up fines for rule-abiding, respectful tenants, they will absolutely fine someone who speaks up. They just recently let an outside corporation come into this apartment and made a lot of them AIRBNBS. The place right next door to me is now open to complete strangers. The worst part is, The Duke has been extremely hush about it. They made no announcement to make sure residents had their guard up for strangers who will be staying all over this building, because they knew exactly the reaction they would get from us. There are over 15 that we were able to count so far, and this building is not that big. They do not even vet the people, nonetheless meet them face to face, who are staying in these rentals. They let an outside company rent them out, so they have no idea who is going to be in here. There are a ton of young women that live alone in this building. When I came in Saturday night, there were 10 drunk men coming out of the apartment a few doors down... these are only two-bed apartments. Also, visitors of the tenants here are completely forbidden from parking inside the gates. Therefore, they have to park in an abandoned parking lot across the street and walk over. But all of the sudden theres room for 15 Airbnbs worth of vehicles inside our gated lot? One of the groups vacationing here were screaming down the hallway, and when someone tried to quiet the others, he said Dude, people actually live here... YEAH, we do because it wasnt supposed to be a hotel and its definitely not what any of us signed up for. (Mind you, you will be evicted if you even think of Airbnbing out your own place). While we can get fined for being loud or messy, these people will answer to absolutely nobody, yet have access to our building and all of our amenities.I have no idea the amount of money The Duke is making off of this, but apparently its greater than the expense of their tenants who live here year-round.On top of that, there are two people in my hallway alone that are moving out over threats of eviction over made up charges. When theyre brought to managements attention, they are unable to explain them. There are even more people experiencing this issue that are unable to break their lease. One of my neighbors signed on with a free months rent and $500 off. They have now made her pay back ALL of those deals, even though she had it in writing, or else they threatened to send their lawyer after her. Situations similar to this have happened to so many people here. I just dont understand. If this place is losing money, stop trying to punish your tenants for it (in probably the most illegal way possible). There is new management that has no idea what shes doing and refuses to take responsibility for anything happening here. Shes honestly a bit smug and rude. Lady, this is the job you signed up for. Issues from the past dont just disappear for your convenience. Trust me, we wish they could disappear too and then maybe youd stop fining us.Also, were just honestly confused at who is running their marketing. Every single mass email has basic grammar mistakes and misspelled words. I mean, you cant even spellcheck your and youre before you print 1,000 copies and post them around the building?This place is not what it used to be. It breaks my heart that I used to love everything about living here and now everyone I talk to in the halls is being forced to defend themselves.The value is quickly decreasing as theyre raising prices. I cannot wait to see the kind of response they issue on this review, saying theyre so sorry that The Duke couldnt live up to my expectations. Well let me tell you, my expectations are not that high. Or even better, that this is totally made up - I guess we will find out. Make sure you read the 1-stars, these people arent being dramatic.Oh, and if you scroll down a few reviews, you can see that the new manager left her own nice 5-star review. Not a good look.

Gates never work, homeless people wandering around. The dumpster area is a complete disaster. Management is clueless. People leave doors propped open with rocks so anyone can get in the building. The only good thing is the maintenance.. if you send a request they will immediately contact you.

You may enjoy living here for the following reasons:The fire alarm goes of constantly, requireing you to evacuate the building in often unfavorable weather, and usually around 3 A.M.The gates often dont work, forcing residents to park outside the gate.There are not enough parking spots anyway, so you may just have to park outside the gate anyway.The hallways always smell like trash, due to the fact this is where most residents choose to store it.There is no standard operating procedure in management, so you will get conflicting information from everyone at the front desk about your rental.Provided you do have a problem, anyone with authority to help will make themselves completely unavailable to you.Management does not care about residents.There are far better places to rent in Nashville. I wouldnt recommend this apartment to anyone.

Ive lived at The Duke Nashville for more than a year and cant say enough good things about the staff and the accommodations. Its more like living in a beautiful hotel with a yoga and free weight complete gym, year around pool and hot tub, dry cleaning services, at door daily trash pick-up, dog park, rooftop Sky Lounge, business center and even a staffed lobby with free organic Ugly Mug coffee for residents. Melanie and staff always follow up and provide excellent customer service. Located in Metro Center/Germantown, it is just a few minutes from downtown Nashville and right off the highway for easy access. Its a very social place to live with lots of dogs and pretty people! The Cumberland River Walkway is a huge plus, as it plays as the backyard to The Duke Nashville. A beautiful paved walk view of The Cumberland River, and a short walk to the The Tennesee Titans practice facility. Great for bikers or runners. 5 stars!!***** I see myself living here for years to come!

I loved the duke when I first moved in when it wasn’t as many residents but as soon as it gets full they throw a parking policy on you and put you outside of the gate along with threats to tow regardless of if you put your second car on the application prior to moving in. Visitors are no longer allowed in the gate as you have to walk far distances to get them, what’s the point in having a visitor gate if you can’t have visitors come in? Only certain voices in this community are heard but I get a sense that they don’t really care much as Accommodations are only made for certain people. They will also ignore your emails. One of the main reasons I moved to the duke was because of the gated community and it seemed really nice, had I known one of my vehicles would not be able to be insde I would’ve saved my money and went to one metro up the street where they have plenty of parking for their residents. They do not care much about residents safety. If you are gonna apply a policy, do it from the beginning and if not have accommodations for every situation. The problem here is that they were in such a rush to fill up the apartments they didn’t keep proper count per application. To top it off people do not clean after their pets here they pee in the staircase and do not clean it up and leave stuff outside on the ground for you to step in. People also leave trash by the staircase doors. Its Very unsanitary. Have a cleaning crew who doesn’t do nothing but vacuum and clean out vacant apartments. What am i paying for Hell, I can take my own vaccum and run it down the hall 1 time.The hallways stink, but the office smells really good so do not let this deceive you prior to moving in. Hallway floors have stains. Oh, and Ive also noticed that people who work in the office actually live in the apartment complex, it’s almost like a invasion of privacy. The only good thing about the apartment is that they handle maintenance request in a quick matter and alot of the residents are really nice! Happy to say I will not be renewing here when my lease is up. It’s like not getting your monies worth. Kind of reminds me of a 3-star hotel and some people may be fine with that. I can only speak from my experience, as well as some of the other residents I speak with.

Great place to live. Conveniently located to downtown Nashville and the interstate. The pool and the Sky Lounge are both very nice. Four BBQs down by pool that work well. Gym has enough to get a solid workout in. The Cumberland Greenway is very close to the apartments and allows me to take my bike out. The staff is very nice and attentive. Residents are friendly and respectful.... oh I almost forgot.. there is also a chic-fil-a that is walking distance from the apartments.

The staff is absolutely disorganized, will say WHATEVER to get you to sign a lease and not abide by the contract you sign..which is pretty illegal any way you look at it. They make promises about getting back to you for an answer but really just hope that youll forget and act confused when you come back with the same problem. Promised a TV on move in month of August still have not received it, and the gate to let guests in does not work for new residents. The staff acts annoyed when you ask them to attend to the simple things that were promised. Extremely disappointing, DO NOT live here its not worth the headache. Noise complaint was called on us at 8pm on a Saturday.
