Kayla and Monique are incredible at making the renting process easy and fast! My wife and I are expecting our baby girl and needed to find the perfect place. I got to see some of the beautiful styles and floor plans that Manchester Court has to offer! They really have a great selection and are also DOG FRIENDLY! Don’t move here. Our car was broken into 2 weeks after moving in and the office didn’t care one bit. They have no cameras. We’ve lived here for almost a year and we can’t wait to move out. The apartments look “modern” but the floors are cheap. You can hear your neighbors snoring, their conversations, and everything else through the walls. There are so many bugs and snails everywhere. The pools are always dirty. Definitely not a family environment. You can’t take your kids outside because the little bit of grass they have is covered in dog poo. My parking spot is across the parking lot and I have small kids and cars come around the corner at full speed. Not worth the money!

My fiancé and I have lived here since August of 2018, and we are heading to Oregon later this summer but we would stay if we continued to live in Modesto. I honestly don’t have too many bad complaints about here thus far. Our apartment has been really good to us. We live 3rd floor so we have a huge porch which we love. The only thing is the a/c doesn’t hit our bedroom and bathroom like the living room and kitchen as well as 25% of the wall plugs not working. But the staff has always been really caring and professional!! Every time I’ve had an encounter they have been lovely! I’m only docking a star due to the air and some of the plugs not working. That aside it’s a beautiful modern cozy apartment. Thanks, Manchester Court!

DO NOT MOVE HERE!!!! All this apartments wants is your money! They do not value their residents. I moved here 8 months ago & let this apartment know i had a dog & left a pet deposit of 400. They have not charged me pet rent since I’ve been here but today they decided to put a note on my door saying i owe 210 dollars of pet rent. This apartment building is backwards & very irresponsible. Will be moving out when my lease is up!!!! Would give 0 stars if i could.

Lived here for over a year, and loving every day of it. Great community, close to mall and local community stores. The people in the front office are always nice and helpful, it has been a blessing.

The staff is helpful and very sweet. The apartments themselves are nicely furnished (cabinets and countertops) and fairly spacious. The ovens need to be updated but they work well and we havent had any problems with them. Great overall!

I Had the pleasure of living at the manchester court apartments for a little over a year and a half. I enjoyed the personable and friendly staff who were always there when I had a question that needed answering and often times when above and beyond in providing great service and experience. Working in fitness I enjoyed the on site exercise facility, as well as the business center to complete my school work while in pursuit of my degree. Neighbors were great, apartment was clean and updated, had no maintenance issues the entire time which was great. The location is safe especially relative to some of the neighboring complexes I initially looked into. Manchester court is great place to live and I would recommend it to my friends, family, or prospective tenants.

I lived at Manchester Court and its was a great experience. The apartments are very modern. The staff is very friendly and helpful. I would recommend this property.

Been having issues with the people below me smoking. It comes up thru our bathroom and goes throughout the apartment. I’ve been telling them since day 1 when I moved in in the middle of December. All they have done is post notes saying this is a smoke free place. It’s pathetic they don’t do much. I’ve been in the hospital 3 times due to the smell giving me chronic Migraines and they could careless. When our lease is up we are out. If I could give negative stars I would.

Great equipment in the apartments gym.The staff was friendly and helpful and I really love the new flooring that they put in. I also love that they hold your packages instead of having them leaving it at your door. My wife and I love it here.

Not all apartments are the same, some may look nicer and you pay the same for something crappier. Example not everyone got new patio lights when we got a notice that they were going to change ours out and never did; floors and cabinets are different. Choose wisely check out the neighbors first if possible. Ppl below and across of us always arguing and doesnt help they have noisy kids. No respect. Literally can hear everything gets annoying after awhile. Every monday they clean the property cut grass and go around with the leaf blower no respect for your cars. Dirt & debris all over my carAside from all that, new management doing good giving this place a facelift.

Place was terrible to us. Never again. Neighbors were rude and management didnt care about anything, except saying anything they could to keep our deposit.

Very nice amenities and very nice apartments. Pools and hot tub could be cleaner. Bug infestation exists in some units. Complex not to blame in regards to pests [cock roaches], they sincerely try to get rid of them. Business relationship is VERY exploitative; heavily favors lessor. You really dont matter, just how much money they can extract from you.

To give some context to my post I have lived in these apartments for about a year since marrying my wife last May, she lived in the complex for about two years prior to our marriage. Since the new management took over about a year ago the apartment complex has gone down the drain. Since then they have made visual upgrades, however, they were upgrades that were not needed such as painting the complex and very cheaply redoing the parking lot.They have lacked fixing things that actually need fixing or be addressed in the complex. First of all the gym, the workout machines are falling apartment and haven’t had maintenance, one of the treadmills has been broken for the past three months. Secondly, the complex has a roach problem, during the summer they can be spotted running along the pathways. This is because the complex doesn’t spray enough, and doesnt do anything about people leaving mounds of foods for the stray cats that the roaches eat. My wife has called multiple times to complain and nothing has been done.To finish up my post i will list some pros and cons.Cons: Thin walls, can always hear the neighbors. Parking is very limited. Some of the walkway lights don’t work. People speed through the complex.Pros: Has a computer center. Has two pools.

Price is higher than other places and their pet policy is draconian but overall I have little to complain about my time there. Even got a partial deposit back which was unexpected as most places find any excuse to keep them.That said, their rent a cops need to understand that they are not swat and people after dark may just be residents.

Lived here for two weeks now and already having issues. They double assigned our parking spots with someone who lives three buildings down and across the street. So as a mother of two I now have to walk absolutely ridiculously far with full hands and my two kids to get to a spot that is across from this guys place. They lied to us about where he lived, and then admitted to the mistake of double assigning a parking spot which we were told was always assigned to our apartment. We were given no compromise or solution or resolve to their mistake. My fiancé’s car was almost towed from parking in our assigned spot. Telling the office about the issue I have never felt so I cared for and rushed out so they could go on their lunch break. Yet with all of this there has been a white suburban parked in front of our apartment since I’ve moved here and never been moved, and they don’t do anything. No towing or nothing, it sits here. While we go into trouble for parking in our assigned spot. Not to also add matainence doesn’t give you more than 30 seconds before opening the door, at the time I was home alone with my two kids. What if I was showering? Or my daughter was alone in the living room when the guy walked in? What if we had all been sleeping? I am absolutely disappointed and immensely frustrated with how these situations have been handled and the lack there of . I am not happy here, and again it’s been 2 almost 3 weeks and my fiancé has been here nearly a month.

I just graduated from college. Found a decent job that would allow me to move out, and after conferring with a lot of co-workers and friends about a good place to start out living out on my own. Ive been to some of the other apartments in Modesto, and you have to admit, there isnt many choices you can choose from that you pretty much wont get shot at. So after taking a tour of Manchester court, I fell in love.The apartment layout was amazing, I had two patios, one in the master bed, and one in the living-room. The bathroom was very spacious, and the kitchen was connected to the dinner room hallway - oh and my own laundry machines were really cool too.It was a little pricey though, but from the initial impressions, I thought it was worth it. I had to pay 855 + utilities (usually $35 - $45). So basically Im paying 900 bucks for my single bed room apartment.Now, the reason Im giving this place 1 star.1. Not a gated community - every night there is always some guy dumpster diving around the complex. Nothing you can really do to stop this.2. Creeky floors, so if you have an elephant that lives above you dont expect to get any sleep if you need to crash in early for work tomorrow, or if you want to just sit down and read a nice book. Its not possible. Even on windy days, youll hear something.3. Neighbors arent exactly considerate.(unavoidable where ever you go, but youd think that for how much your paying thatd people would be a little more decent. Typical problems that are sporadic, loud music at the worst times ... etc)4. Maintenance Crew always comes in. ALWAYS, even if you dont open the doorSo if your having sex in the other room, just got in the shower, or even just lounge around the house shirtless watching a movie with your lady. Or even sleeping! They will knock and if you dont answer will come in using their master key.5. Maintenance Crew doesnt always fix the problem the first time around.(But I will give them that they are responsive)6. NO SECURITY CAMERAS, So if your car gets robbed, or someone breaks in, your screwed!Manchester Court was labeled as stress-free living, however my experience with this complex has been terrible. There are some great perks like a computer room, gym and pool; but it does not out weigh some of the problems. My lease is up in a few months and i WILL be moving out. I implore you to look else where if you are thinking of moving into a complex. No one should pay how much I am paying for this intolerable place.

Been living here about 1year & a half got my truck broken into & the landscape people broke my bmw window!! They never fixed it for me. About 2 weeks ago they got my truck towed away for being parked over 3days in the same spot -_- .... I must say for paying $1400 a month this place isnt the place for me im ready to move out !!!

I hate giving perfect ratings, because then theres no room for improvement. But they really deserve it. My ONLY complaint(s) are that the landscapers blow a bunch of dust around when theyre on the grounds, so every Monday afternoon, my car needs to have the duster taken to it. Other than that, as long as I can avoid a neighbor with a dog that barks uncontrollably, My experience is pleasant. Have only had minor maintenance issues crop up, and theyre always addressed promptly. Remodeled floor plans are nice and clean. Its been everything I could ask for, and Im picky!

No complaints,yet,only problem is tenants that use the gym area for not put stuff back where it belongs,but overall its been good so far
