I had a wonderful experience recently with the staff at Brooks Landing. I called from out of state with a request and the girl who answered the call was very sweet and helpful. She listened attentively to my request and assured me she could help. Sure enough, later that same day everything I needed help with had been taken care of! The entire staff has always been very professional and friendly when my family and I have visited the office and clubhouse.

Amanda is the BEST!! She was very helpful and informative, gave me a small tour of the grounds and had a friendly disposition the entire time she was assisting me. If your looking for new apartments I highly recommend Brooks Landing or any other residence that Amanda operates. 10/10!!!

I have been visiting this complex for a decade now since my family lives here. I must say it is a great place to live! The grounds are kept up impeccably, the clubhouse is a great place to hang out and have fun, the pool is always clean, and the location is great as it is close to a grocery store and restaurants. Can’t ask for more in an apartment community.

Amanda was plenty helpful and greeted me with a smile upon walking into the leasing office. Guided me through every step of the application process making my experience smooth and speedy! 10/10!!

Management is friendly and helpful, maintenance requests get done quickly and common areas are kept clean. Over all a nice place if you have to rent. Close to a lot of stuff too. Great restaurants across the st.

I’ve lived here for 11 years. Have seen first hand the improvements done to the apartment complex. Resurfaced parking lots. Renovated clubhouse. Fully renovated units. Outside of Buildings painted recently. Brooks landing has never looked better.

I had a clothes dryer go down, a belt broke. I reported it to the front office and in less than 24 hours my dryer is back working perfectly the gentlemen that helped me we’re kind considerate and professional, the office staff has always been easy to communicate with understanding and professional. My wife and I recently visited her family here. Got to experience the clubhouse while my kids used the pool. Exceptional staff, very friendly and welcoming.

I am very happy here. I’ve been here since 2018 and have enjoyed it. I live on Floyd above the round-about. The noise can be a bit much. The choice to remove carpet from the floor above me has also been a bit noisy. I can trace my above neighbors path through his entire apartment by his footsteps LOL. Typically the hardwood floor is reserved for first floor apartments to avoid this. Rates do seem to rise rather quickly. The lease from year one to year to didn’t go up very much at all with my early resigning. However since then each lease has gone up significantly more. Also there seems to be A LOT of extra fees. That being said this is a great Neighborhood as as of now I feel it’s still worth the cost.

We have lived here for 3 years. Katelynn and the staff here have been amazing, and I’m glad we chose to raise our family in this community. Any issues were resolved quickly and professionally. Definitely sad to be leaving them soon. Thank you Brooks Landing!

Being a travel nurse makes it very hard picking a nice place to live for a short period of time. I will highly recommend Brooks Landing to all my fellow employees . I absolutely love the location of the apartments, and how well kept the apartments looked. The staff was nice and helpful with all my questions, which believe my I had a lot. I would have to say the fact that they include the washer and dryer with the apartment really has me sold.

Katelyn in the leasing office has been great. The property is beautiful, and I can’t wait to move in here!

Third floor apartment very hot in the summer. 85 degrees on average. Non upgraded apartments were nothing special. The office had its pros and cons. But the manager tried to make things right. Which is way more than a lot of people do. Would I live there again? No, but its not a bad place. Just very okay. But what can you expect in Modesto.

My little sister recently moved to Cali and this was her first apartment. I did not get to help her house hunt or move, but was so happy to know the leasing team helped her every step of the way find her first new place! Thanks for all your help Brooks landing team.

Very nice place to live at in Modesto ca. I think this area of Modesto is the better area and one oof the cleanest and safest areas to live in and very close to clea and safe shopping centers.

I have enjoyed living in this safe, quiet, friendly community. I appreciate the office staff and their kindness. I would like to specifically recognize Juan who made a very stressful and otherwise emotional move absolutely perfect. He was kind, welcoming, worked with my special circumstances, assisted AND he even greets me every day I see him with a smile and by my actual name. He even knows my apartment # every time I come in to get mail. The kindness and helpfulness of this community is amazing and I just love the community activities in the common space. Thank you all for being so wonderful!!

Brooks Landing is such a well kept property, really enjoyed my experience when I visited looking for a apartment. Both the ladies in the office were very helpful and kind . Im really excited to rent here and would refer my friends here as well, thank you Angela and Katelynn.

Scheduled an appointment for a tour today at 4 yesterday confirmed. Drove in 45 minutes of traffic just to find out apparently I talked to someone from their call center and the unit I was scheduled to tour wasnt available and I was sent on my way. Awesome.

I am a current tenant, and cannot wait to move. Sitting in a hot, miserable apartment, and still paying $250 to MID and $80 to PGE. I have complained about the AC several times now, all without resolution. I have even offered to pay for an AC company out of my own pocket to look at the unit, but was ignored. My apartment on a 100+ day doesn’t cool below 90F, on a 90F-99F day it doesn’t cool below 84F. I open all the windows I can at night, but due to the setup, there is no cross breeze so it doesn’t cool.Beyond the AC which is making this place a miserable, the apartment design is just not very functional. Hardly any cabinet space in the kitchen, yet the bathroom is so large you can fit an air mattress in it if you wanted. Better design would be to move the laundry into the ridiculously large bathroom and make the laundry closet a pantry space.Additionally, all of the towel racks on the walls in the bathrooms keep falling off the wall because they are just drilled into the drywall, not into a stud.The dumpster bins are constantly full from what appears to be illegal dumping. There is frequently homeless folks or wanderers dumpster diving. Also, everyone is careless and fills the organics dumpster with non-organics.There are some bad pet owners as well who do not pick up after their pets.Additionally, the apartment doesn’t turn on the outside lighting for some reason so it’s really dark at night (hallways are on, but lighting for sidewalks is not).Normally I don’t get this way, however, I am working from home so am forced to be here 24/7, sit in a hot box, and pay a load for it. This apartment is not worth the money, I am specifically referring to my own experience in building E, a dynasty unit.Also, not sure if it’s telling, but 4/9 units in my “wing” have moved out within the 10 months that I’ve lived here... that’s a high turnover rate.I would not recommend to my worst enemy, and plan to move as soon as the lease is up.

Somebody is stealing our mail packages from our doorstep!! It happened twice in a row now. And nothing is being done about it so far..

I just moved in here, and everything is amazing! The apartment is gorgeous and extremely spacious. The staff is amazing as well. Maintenance had to come out to fix the closet door, and they took care of it same day. The office staff has been amazing as well. Juan, Katelynn and Angela have been nothing but warm and welcoming throughout the entire process. I wish I could live here longer, but sadly, it’s a short term thing for me. Highly recommend to all my co-workers and friends!

I have lived here for over four months. This is one of the nicer apartment complexes in Modesto, away from downtown, yet it only takes 10-12 minutes to get on the highway. Excellent location, convenient to shopping, groceries and restaurants. The management staff is professional and goes over and beyond to meet the needs of their residents. You can pay your rent online which makes it quite convenient. An insider tip: since it is not possible to autopay a variable amount monthly, I found it easier to just set up autopay with $50 extra to account for monthly variances in the water, garbage bill, etc. It all gets captured nicely and you can adjust the amount in your final months rent payment when you are ready to move out.

Great staff, they are willing to help and go the extra distance. Community is well maintained. I always see improvement and touch ups being completed to keep the community looking the best in the area.

Apartments are in a great neighborhood. I walk with my dog 3-4 miles a day, by myself, at different hours and always feel safe. There are quite a few nice parks located in the surrounding neighborhoods. The shopping center across the street is convenient. The apartment is clean and rooms are large, although the kitchen is rather small for us. The office and maintenance staff are wonderful. I have been in contact with Juan in the front office the most and he is AMAZING! We relocated from the mid-west and had to do the entire leasing process from afar and Juan was so patient and helpful through every step. Once we moved in, he continued to be helpful, courteous, and professional and takes his customer service to the next level. The maintenance crew is always very friendly and helpful, as well. The entire staff here is always hard at work whenever I see them.A few things to keep in mind if you are considering Brooks Landing: the apartments are located on the far East side of town, so the freeway and some of the major shopping is about 15-20 minutes away. If you are commuting this may be something to consider. The closest major shopping is actually in Riverbank, which is only about ten minutes away. We are on the ground floor and can definitely hear the neighbors above us. We can hear them walking, closing cabinets and drawers, using the restroom, hear their phones go off, etc. which cannot really be helped. We did complain about other sound disturbances and the front office was very understanding and sent notices. It has not resolved all the issues, but thats just apartment living, I guess.We only lived here for a few months while we were transitioning and we felt welcomed and safe. Over all, I highly recommend.

Out of all the places to stay in Modesto, theres something to be said about living in a community that gives you peace of mind. Brooks Landing is one of those communities. Any issues during my stay were promptly resolved, and the location and amenities are a definite plus. The entire staff is friendly and courteous and truly made apartment living feel like home.

My husband and I lived at brooks Landing a year ago. coming from Los Angeles it was a big difference coming from a big city, and all do to my husbands job relocating., I looked and searched for a place I’d feel safe and comfy, after checking out a few places I felt good, safe and good vibes and felt safe around the area and at brooks Landing. The ladies in the office always very nice and helpful. The maintenance guys are always there to help out when needed and also very nice. I’ve never seen a break ins as people have posted or any rift raft going on. After living there for a year my husbands job moved back to LA, we’re were sad to have to leave brooks Landing... however 7 months later needless to say my husbands job moved back to Northern Cali again!!..I’m sooooo tired of moving!, but!.. I can say I’m happy to come back to brooks Landing again and Into a beautiful newly renovated apartment!. But most of all going back to the place were I feel safe! I’d recommend brooks Landing!.. don’t listen to the negativity that people have said about living there because coming from someone like me who’s 2 nd time around! I wouldn’t have lived any where else!

My boyfriend and I had a pleasant experience living at Brooks Landing Apartments for 7 years and cant say enough about the communal area and how beautiful and well maintained it was. We had a spacious 2 bedroom apartment on the third floor with a gorgeous view overlooking pine trees. We took advantage of the rec room and gym several times. The entire staff was always very helpful and accommodating. The seldom times we had maintenance issues, the team responded quickly. The location is one of the best features. Safe neighborhood and a great shopping center across the street. Our little family has extended with one on the way, and we just need more room now. Were quite saddened to put our 30 days notice in. To be leaving a place that is so well loved and looked after. We enjoyed living here and hope whomever gets as much joy from living here as we have.

I have lived here for 2 years and the only reason I made it this long is because of the schools. It is pricey, which I dont mind paying but I dont see what the extra costs are for. They claim to have security, but people have complained about their cars being broken into on several occasions. I have seen the night security officer drive through on occasion but never stop. Ive seen him drive by illegally parked cars. My truck was towed from a legal spot during the day, while other vehicles are parked in the red zone or next to the No Parking signs and yet nothing is done. The inconsistencies in their policies are ridiculous. I have received two separate notices stating that I need to inform them in writing if I will not be renewing my lease. One says 30 days before and one says 60 days before. The lease says that you cannot have your vehicle parked in an open spot for more than 3 days, yet I got a notice saying it was 48 hours and then was told by the front office to my face that it was 24 hours. There is dog feces everywhere and even though they warn people, they never do anything about it. I have had the AC in my unit fixed 3 times since Ive been there and though they do get to it quickly, why does it keep breaking down? There are spots around the campus that are very dark that all they would need to do to make them safer is replace a light bulb. They have been out for the 2 years that Ive lived there. Recently. they left water heaters sitting outside the apartments in 2 of the levels in one of the building for a little over a month. I thought I was in the ghetto again. People leave their trash outside their doors and nothing is said. The office people dont return emails. On at least 3 occasions I have had to send the same email two or three times just to get a response. On one occasion, the response didnt even answer the question. This place could be really nice with better management. I think it could be one of the best in Modesto, but the people running it are lazy and incompetent.

Beautiful apartments, well maintenance and awesome service. it is very pricey but its sort of worth it! they also should have security, father in laws truck has been stolen from. but the worst thing is, there are lights inside the pool but no one cares to turn them on or replace them. so that sucks as we swim at night often.

I love living here, I just had a small issue at my apartment today and Katelynn, up front at the office, had it scheduled and resolved for me the same day! Thank you!

Lived in these apartments for about 3 years, theyre nice and beautiful however the office person is always rude when my bf and I would go ask for our packages.. There was always people breaking into the cars I left mine parked in the front by the office and had things taken I called the front office and asked them about the cameras since they have signs about surveillance they said they couldnt tell me anything because cameras are only pointing in certain direction basically only the parking by the office and could only be given to police. . Dumpster area is always disgusting people would rather throw the trash on the floor than in the actual dumpsters.. Upon leaving we kept getting notice that our parking area was changing and it was further away from our apartment...
