These apartments look great on paper. The red flags start early once you realize that you can never reach the management, unless they are trying to contact you. The new remodel seems to have been done in a rush as there is still insulation stuck to the ceiling by the can light fixtures. As if they installed them while the paint was wet. The front door has texture blown all over it and multiple places throughout the apartment are banged up or handled poorly. The floors and walls are so thin you can hear everything. If you plan on getting a good nights rest look elsewhere. The water pressure is great, the water temperature has its own mind, ranging from ice cold to scalding at any given moment as you shower. You could tell nobody had cleaned the place as it still had random things laying around and a thick layer of dirt and dust across everything. You would think during a global pandemic they might attempt to clean a place before renting it out at close to 1800 dollars. I guess that wasn’t a part of the budget. The windows are so thin that not only does noise come through but a constant draft as you sleep at night. The can lights flicker on and off if you step to hard or bump a wall. The remodel put lipstick on a pig. If you drive a vehicle good luck with parking. There might be enough spots for each unit to have one. I doubt it. The only reason this place gets a 1 star is because I can’t give 0 and the maintenance team is all friendly and hard working. I cannot advise enough to not rent here. No redeeming value to justify cost. No help from management. Save yourself the trouble and move to the Bay Area for this price.1/29. In response to the replyI never spoke directly with anyone. Unfortunately you have not fixed/amended everything. A 50 dollar credit and a replaced weatherstrip on the door for a full day of two people cleaning and moving into a place where the washer is broken the seal to the window is letting water through when it rains the kitchen sink causes flooding to the unit below and numerous other problems when we are moving in is a joke. You guys won, we signed a lease and are locked in paying for over priced “luxury” apartments. If that is your attempts at making things right then my opinion on these apartments stands. I urge anyone thinking of moving into these to seek elsewhere.

Management could not be any worse in the complex. Its a newly remodeled complex that obviously used the lowest bidding contractor by far to do the remodel, oh and let them live on site for free. Which they do not care about the state of the apartments so their trash is everywhere all the time. Once remodeling was done in our area there was constant issues with the management and needing to move vehicles or shutting off water or their new gate not working and locking residents in or out of the complex. This place is a joke and the cost is only the tip of the problem. Considering this is newly remodeled units you might expect little things here and there that need fixing, but when you bring it up to the management and they blame it on the user, thats BS. The sinks leak because their awesome construction workers dont know how to apply caulk to the sinks correctly, but Im told the leak is just backsplash, ok. Their parking lot is filled with more cars then residence, so good luck finding a parking spot, even your own, after 5:00 PM. My best advice is steer clear of this dumpster fire until new management is put into place. Currently, this place sucks.

Hi i lived here for over a year and renewed my lease 2 or so months ago, they are under new ownership and desperately wanna do renovations to bump up its property value. They have asked residents to relocate to a different unit or to move out completely and receive a generous random amount to abruptly move out. They gave us a notice even tho we just renewed our lease so i was not pleased with the notice. I had just finished making the nursery because i was 6 months pregnant at the time that had to rush on a decision, to relocate or to move out. A week before my move out date they called me to see if i wanna continue my lease after moved out half the apartment already. Super unprofessional, i even contacted them the following day after receiving the notice to see if it was really ment for us. They shouldnt have been in miscommunication for 3 weeks. We have been waiting patiently for our deposit back which they said they will give us no mater damages was their since they are renovating the unit, and they owe us back rent since we moved out on the 24th. Its been 21 days and we still havent got our deposit. Maybe i should find a lawyer and see what our next move should be. Oh and yes i have proof of all of this.Also during the summer their its LOTS of roaches outside, at night you see them rush past you as you walk. Not only is that disgusting and no mater how clean your home is they find a way to get inside. I have bought roach traps and weekly have to spray raid near the entrance even the walls on the stairs near the entrance. I think theirs lots of roaches nearby because of the canal right next to the property. Sometimes their transients dumpster diving at night so sometimes i just wait till the next day to toss out the trash. The AC in our unit was a bit weak on a hot day the apartment would be in the 80s, at a different apartment we were at we never had that issue even in hot days so that was odd. Also if you use the bathroom outlet and touch the test switch button your refrigerator will go out so becareful but no big deal just need to use the circut box.With all this going on, during a pandemic i dont recommend anyone moving into summerview apartments, especially during roach season. My experience was not pleasant and super inconvenient. Their new prices for units will bump up to $$1,600++, no longer including utilities. Might as well find a nice house than to rent this apartment.-sincerelyLast renter at apt 72Ps: the only positive feedback i have is they have a washer and dryer in every unit.

Have enjoyed staying here we just moved apartments got a new apartment here that is pretty nice . The whole room is brand new . It’s dusty here rn cuz of the workers working on the ground but other then that i love it here .

Worst management,,,never responded to my phone calls or e mails,..heater doesn,t work properly, parking spot is very far from your room...unit is very old.

Cheap fixtures. Slow to address issues. Cockroach problem not addressed. I have to literally spray RAID outside my doorways to keep them out but yet several times a week I find dead roaches outside said doors and a few have infiltrated my daughters room and mine. NOT ACCEPTABLE

Summerview has been an amazing living experience for me! I love all of the amenities from the pool and spa to 24 hour fitness center not to mention the awesome interior of the apartment itself. Everything is upgraded and the maintenance staff is always quick to fix any problem or issue that occurs. The staff has always been friendly and helpful.

Management.. CHECK! Maintenance... CHECK! Amenities.. . CHECK! Overall a really good place to be! Even local law enforcement officers says its located in one of the best places in Modesto. Im satisfied to the T.

Moved in during May of this year. So far Im really happy I selected Summerview as my new home. Isabel and the rest of the staff are extremely friendly and helpful. The grounds are well maintained, so the apartment complex always looks clean. Whenever I have a maintenance issue, its always addressed right away. I really appreciate the recorded messages to keep me informed of inspections, outages, maintenance and things like reminders to enter a drawing for a free Thanksgiving turkey! This neighborhood is very quiet and appears to be in a safe part of town. Like everyone else has been saying, the parking is my only complaint. My assigned parking spot is compact...however, there are plenty of other larger parking spots available on any given day, so I never have to park far away from my apartment. Overall, Im really happy I moved here and would highly recommend Summerview to anyone looking to move into this area.

Ive lived in summerview for almost a year now and I love it! Nice updated apartments with good AC. The apartments feel spacious and comfortable. The gym is also extremely nice! The staff is super nice and accommodating. I would recommend anyone to live here!

Ive lived here for over a year now and in pretty pleased with it. the staff and maintenance guys are great would definitely recommended this place to others. they really do all they can to make you feel at home.

I lived here for a year. The apartments themselves are nice and spacious, and the AC works very well. Unfortunately the property management is rather inept. They lost the paperwork for alot of the older tennents, and required us to resign the lease in January when it ships have be good until June. While there is technically a rule that requires residents to pick up after their dogs, very few people seem to do so.

The interior of the apartments are generally nice however, the carpet is a little old/hard. I had a leak under my sink and it took the maintenance people a week to get to my issue and it is still not resolved. The lawn care people blow bark and debris into my outside patio so I cant store anything on the deck or generally use the space. The decks are also not sealed so when the upstairs neighbor sweeps their apartment out and onto the patio all the dirt falls into my patio area. The neighbors are terrible. I live in a lower unit and the people above me run around their apartment all night and day. My other neighbor drives a huge truck but insists on parking in compact car area, taking up two spots and forcing me to find my own parking even though I have an assigned spot. The pool was turning green with algae although they recently started trying to clean it. the gym is too small for the complex (can fit 3 max) and it is never cleaned and there is not AC. The apartment management is aware of what they call on going issues with the complex and do nothing to help the people that live there. I would not recommend this complex to anyone looking to move in the area.
