If I could post .5 star I would. Went in and asked about information, applied and then the manager sent me a list of things needed to send to her BEFORE Running the credit. Send everything: ID, pay stubs, bank accounts, previous rental history, and pet pictures(tells us the cat needs licensing). Sent all that, inquired about the counties pet policy…cats don’t need licensing. Manager emails me back on Monday asking me now for my savings account(mind you she never asked for that previously and all info had been sent). She then messages me that we were DENIED because I failed to provide proof of income! (Wait a minute!!! I provided more than plenty pay stubs!!!!) all because I told her I did NOT have a savings account…how the heck does that mean I didn’t send over my proof of income?!?! I told her I’d be taking it up with fair housing for a complain and changed her story to we just wanted to know why the income wasn’t going into the bank account you provided us, after I explained to her what my pay was titled as in my bank account. I provided more info simplifying it for her in case she was blind, and told me that because I sent an incomplete form we were denied as of yesterday and blocked me….Get this she never even ran my credit! I checked my account and nothing ran through besides the other apt I applied for that did! So basically stalled us, took my application money and ran! DONT RENT HERE!

The place itself wasn’t bad. Friendly neighbors. But we paid a 2000 deposit and got back ONLY 17 dollars. Always paid rent on time. The apartment was fine. Stayed clean with regular wear and tear. The linoleum floor bubbled up and I emailed probably 4 times. They said someone would come to fix it. Never happened. Would not recommend renting here.

One of the worst renting experiences of my life. I was given a deposit amount and then told they made a mistake and wanted to charge me double the amount. My moving date got postponed twice for roaches. I then had to call again after I moved in for roaches.. The office staff is extremely rude. I paid $1900 to move in and $2200 to move out and got $161 back. 10/10 DO NOT RECOMMEND renting here.

The complex apartments are old and having so much issues with the repair and maintenance. Management is not friendly at all and they treat you like you are the one who has to server them. Looks more military base than having friendly home.

Charged me $2,000 to replace the carpet when I moved out. Carpet was fine. Do not fall victim to these scammers.

If you move out they will want you to leave the apt in new condition. They will take your deposit and make you pay for every little thing they can find wrong with the apt. Although the took my entire deposit they sent me to collections and owe over $3k. I did everything I could to leave the apt clean and spotless as I could I even shampooed the carpet but they still charged me for cleaning a rediculous amount by the way... Now I am left with a lower credit score and $3k that I owe. Not only that they raise the rent yearly on you. Thank god I own my house now.

The maintenance dept is good at what they do. On a few different occasions Ive had problems with my sink and garbage disposal and they came out and fixed it the next day after i called the office. My only problems Ive had was about my parking situation. My covered spot is right where the drain gate is, and every time it rains it floods my spot so i cant park there. Ive ask the office if i could get another spot and basically they said I can park in a uncovered spot or on the street when it floods and they cant do anything for me.

I can go on and on. Ive lived here for 3 years. Left the place absolutely spotless and they still kept my deposit. They charged me for new carpet even though my apartment was flooded during a pipe leak.. somehow this is my fault. They do inspections constantly and ac is horrible, I had to sleep in the living room every summer.stay away from this place. I was charged because they are remodeling.Ill see you guys in court. You can push the other residents around but you wont do it to me.Sincerely apartment 49.

I lived here for a year. In that time, they did 4 inspections, the heater was out and it took them 3 months to fix it with it being winter time. Also, the ceiling in my bathroom caved in and it took them a month to fix it. Their comment to the mold was its not harmful mold. The ladies in the office are rude. Even with my apartment being immaculate clean there was still a roach issue. I would not recommend anyone moving here.

I ben living here before. they took my deposit and they charge me in my credit background 1100 dollar. For no reason they are scam i dont recomend this place for other people .first of all the leasing office staff is so rude.every time U go there they are fighting with U . they are rude aggressive .especially there is lady called Merry Alace . Be very cautious of this complexes practices. Our daughter rented an apt for a 6-month internship. They charge extra each month for this type of lease. I flew out to help her pack and scrubbed the apartment top to bottom. Yet, they still withheld a large portion of the security deposit to clean the apt. Completely unacceptable as this apartment was not spotless when she moved in. Daughter arranged a move out inspection and nothing was mentioned. This apartment is tiny and the amount held back for cleaning is crazy.

Love Greenbriar!! Caitlin was awesome and helped us out so much. The whole application process was fast, simple and easy. We were able to move in and the apartment is awesome! Very friendly and quiet. So happy we get to call this place our home!!

This place is terrible ! We lived here for about 2 years and we always had issues with the maintenance. They always tried to cover up whatever you need fixed and make an excuse not to fix it and in the end they didn’t give us our deposit back! Mind you, we took very good care of the apartment. I do not recommend this place . It’s not worth the stress.

GreenBriar is the worst place to live. Do not move here. This place has bad management and bad maintenance. Greenbriar will cost you tons of money and hardaches. You will regret moving here. Dont do it. Stay away. My opinion the place should be condemned. So stay out. Find something else that is better. Please. If i had a choice i would give minus star and not one star. WORST PLACE TO LIVE! Homeless constantly digging in the trash, infested with roaches, attitude from office ladies, discriminate, refuse to give record of your payments when asked, never set up maintenance appointments, NEVER ANSWERS THE PHONE all hours of the day!! They are so disrespectful! I’m 20 years old and I look really young for my age and they treat me and look at me like I’m a child but I’m paying rent on time EVERY TIME and respect apartment rules. I don’t appreciate how disrespectful they are! When I first moved in my bathroom sink was leaking(maintenance didn’t come for 2 weeks after I called the same day), bath tub was clogged (maintenance never came when called) my man had to go out and buy a tool to in clog it, several outlets blew out (1 month later maintenance barely came), ROACHES IN MY KITCHEN LAMP!!!! (Pest control till this day still hasn’t came!) living here is not worth 1 penny!! Don’t move here! Worst place you can live! If I can give zero stars I would!

I just moved into these apartments and so far it has been great.The staff is very friendly. Brandy was very helpful to me in getting the documents I needed to get the application approved. Im very happy with the 2 bed 2 bath that Im in. The apartment is very clean, bright and spacious. The grounds are kept very nice. I would definitely recommend!!

Bf, baby, and I lived there for a year. It was decent . BUT we did have a mold problem, it was NEVER delt with just told us to put bleach on it . Maintenance would take forever to fix anything. The worst part when we moved out they charged us a huge bill when we moved out . For “damages” all we left was a stain in the carpet they said we damaged other stuff which was complete lies . Greenbriar if you guys read these reviews realize you guys have problems!!! I’ll never recommend this complex to anyone I know .

This place is a joke. They raise the rent atleast 2 times a year. Charge for sewage, water, & trash (which is split equally with the tenants even if theres a family of 4 in a 1 bedroom apartment using up way more water than someone living alone) There is no central AC, even the small wall AC in the living room doesnt cool down the whole apartment. I had to go and buy another window unit for my room after spending a summer on my couch. They leave notices to inspect your place all the time & dont give time frames or appointments for those who feel uncomfortable with them being in their home without them present. Calling in for a simple maintenance repair is like pulling teeth. Call first thing in the AM knowing they will wait last minute to come. So expect a time frame of 8 hours to actually get maintenance to fix your issue. OH & if you want an appointment in hopes of getting an actual set time, think again! They give a 2 hour time frame for that too. Cant count on them for anything.. When it rains they have a guy come to the parking lot to help with flooding but dont get on his bad side or he will cuss you out and call you stupid for accidentally running over his wires. All around I have nothing good to say about this place...✌️

I have lived here since August and not had many issues. Any issues that I have had have been delt with promptly. For instance my door did not latch and they fixed it. My dishwasher caused the sink to backup on a Saturday and they were at my apartment within the hour to fix it. They stayed till they unclogged the sink and made it workable for the time being. They made it so I could use it still as we waited for a new unit to arrive to fix it. They always call me any time they have to go into my apartment to be sure they can go in. I am happy to be here and hope to stay for many years.

My boyfriend and I lived here for about 7 months in a one bedroom apartment and payed 1000 a month. The ac was broke all summer long. The maintenance guy came and fixed it numerous times.. by the next day it was blowing hot air again. We decided to move out and broke our lease paying 1000 and they pro rated us for the rest of the month. When we moved out the place was cleaned professionally. The only thing that needed to be replaced was the carpets. A month later I received a 1700 dollar bill from them. They tried saying we lost our pool/ laundry key which we never recieved. They took our deposit plus we paid 1500 to move and now they want us to pay them $1700. Dont move in here unless you want to pay for junk! Laundry rooms were always under maintenance,and they want way to much money for a one bedroom. Save yourself a headache and go somewhere else.

I have more negative things to say then positive. The only Pros to living here is that it’s decently quite approximately all hours of the day.Cons:Staff is SO RUDE. I’ve lived here for a year and not once has the front office been friendly or professional. Every time I’ve called to ask questions or pay rent the manger and staff seem irritated and obviously hate there jobs. As soon as they get you to sign that lease and pay rent don’t expect to get some happy people up front.Inconveniently having to enter our homes at least 3 times in the last year.Villa Verde sides not a good area at all. Gunshots are heard weekly, homeless people in and out of the apartment complex, cars broken into in and outside of complexDog poop everywhere!Prices are ridiculous especially for how cheaply made and old they are including flooring, carpet, counters!If you are contemplating moving here start out with a smaller lease time because you won’t want to stay the whole year, trust!

The ladies in the office are very nice. The maintenance guys are very quick and efficient. I had a problem with my dishwasher and they had it fixed within 20 minutes of me calling. We have two young kids and there is plenty of room for them to play in the front and back of our apartment. The grounds are always kept up and taken care of and its a very quiet community. The only problem I have is the fan in the bathroom turns on with the light and the outlets are loose. Otherwise, I have yet to have any problems.

Staff is rude and racially bias! I would NEVER Recommend living here. Ive been here 2 months and have had nothing but problems. Its not worth $1400 a month to get treated like trash. The first month living there the laundry rooms were down the entire time and on top of paying for laundry they charge you excessively by weight of the load. Took 7 dollars to wash and dry 2 loads. I have lived here going on 3 years. I moved to my apartment from out of state, site unseen. I was surprised at how nice the apartments are and the grounds are kept up.So far any problems or concerns Ive had have been fixed in a timely manner.Over all Im very happy with my decision to move here. The staff is friendly and schools are close by. I have even referred a recent fellow work associate to look into the apartments.

Very bad place to live they make it look nice but its all a mask. When I moved in I had access to the fitness center only to find out they changed the key lock a few months later and in order to access it I had to put a 50 dollar security deposit to get the new key. When I moved out we did the inspection and they made it seem like everything was fine and most likely I would get my deposit back but of course that didnt happen. The apartment was clean and the paint was good (the reason I know is because I am a painter) after three weeks I get a letter from them and instead of getting my 500 dollar deposit I got hit with a 204 dollar bill because the apartment supposedly needed to be repainted and cleaned after I spent 6 hours making sure it was clean. In the end to avoid headaches I just paid what they asked and my advice to anyone who plans to move in is that you dont and if you do or if you live here make sure to document everything take pictures and when you do the final inspection dont sign anything that you dont think is correct dont let them put down needs cleaning or spot painting when it obviously doesnt. Again terrible place to live they will get you if your not careful.

They work with you to fix everything they are told to fix. Theyre always friendly and ready to help. I love living in their apartment complex.

Am very unhappy with greenbriar apartments. It was all good our first year here. But now they are unfriendly. Our rent went up. We pay way too much. I pay for a washer/dryer unit and It broke down I told the office it took a week to come look at it. And as of today it is still not fixed, instead of calling LG who made it and has the Warranty, they want to call home depot. I talked to the manager today and when my husband asked why they arent calling LG, she just turned and walked away they keep putting me off. I pay extra for it in our rent so I still have to pay for it even though its not working properly, They try to ignore me. I reported our neighbors not having his dogs on leashes. Nothing done. They told me to call the police. Like that would do any good. When we first moved in they were real good about fixing things. now they act like its our fault if something breaks and when we first moved here they showed us an apartment we werent even getting anything like it. I didnt see our appointment until the day we moved in. Feel like we were lied to. Have only stayed here because husband had surgery and couldnt move yet.we were already accepted for another apt. But decided to stay because of his surgery. The Apartments are way too small for two people. And way too much money, if you read other posts you will see they were paying 695 for a 1 bedroom (no central air or heat) and we are paying over 1100 just a few years ago.

They not only run credit checks but they run an extensive criminal background. She will not rent to anyone who has had a felony arrest, no matter how long ago it was!

Recently moved after living there for 3 yrs. I gave my 30 day notice and was given an inspection 2 weeks before I moved. The manager indicated good condition but when I moved they kept my deposit along with charges that exceeded over $2,500. They even included everything except the kitchen sink. I am single and no kids or pets. REALLY . Total rip off. No stars would not recommend living at Greenbriar at all.

I paid $500 for a deposit, moved in, and once I moved out I left the apartment as it was given to me. Now Im being charged $519. Such bull****, they should add on the lease agreement that apparently youll never get you deposit back.

I came here because a bunch of parolees was next to me at the apartment where I lived. I was told they wanted a neighborhood watch here and I could help form it, so I came here. Then I was told the main manager didnt want a neighborhood watch. There were two or three people coming and going all night long, which is okay, I just need to sleep through it for health and job reasons. But they would close the doors loud enough to go through earplugs and sometimes shake the building every hour or so. I called security each time and now I have been told to leave or I will be evicted as they say I cant tell anyone when they can come and go. I dont care if they do that, just close the door a little more gently, which I know they can do, since they did when the manager had asked them once. But they dont now. You can hear a lot of their talk as it echoes here, and I have heard them asking if the cops were looking for them and one has mentioned he doesnt want to go back to prison, this to me asking me not to call security anymore. So why wake me up? If I stay asleep I dont know what they do and really dont care. All this so they dont have to take the extra second it might take to close the door so it doesnt wake anyone? Having lived through this a couple of times before, Ive found that constant traffic in and out is the first sign of criminal activity and was told by someone in law enforcement that over 90% of managers support crime in the communities. The management here even called my neighbor to tell him they had told me to leave. Thats a violation of privacy. Its possible they really think theres no crime here (and it might not be, it just mimics the signs), but calling the tenant makes it look really bad. I was trying to leave and had told them as soon as I got more hours I would find a place, but they arent giving me that time. I probably wouldnt have given this review if they had, I mean we both want the same thing. Two friends who used to do meth awhile back said that this was where they could do it without any problem. Wish theyd told me before I moved in. But hopefully, this will keep any more people like me from moving in and making life miserable for those who like to come and go without worrying about whether they wake anyone or not, so they have no one complain.

I moved to Greenbriar September 2016 my first apartment by myself after a 28 year marriage and owning my own home. Move in day apartment was clearly not ready. paid to have my bedroom wall painted . They painted the wrong wall. Gave me an old washing dryer unit that flood the closet. Never fixed the broken fridge. Carpet was not cleaned very well but I stayed until my lease was up. Staff was rude, neighbors nosey, homeless in the trash.Pool was shut down by the city for being dirty.Im not a person who complains but this was a terrible experience for my first apartment. I would not recommend Greenbriar apartments to anyone.Now they are trying to say I did over a 500 hundred dollars in damage after living there a total of year only.

This place is horrible to live in.I put a $500 deposit down for a downstairs bedroom I was supposed to move in the next 2 days.. I ended up getting a bedroom upstairs. Horrible manager Derlene always entering our home when we are not there and leaving the lights and door unlocked. Not even a 24 hour notice. When we first moved in we had a messed up dishwasher and stove. The oven doesn’t even turn on. And the dishwasher doesn’t even wash. Instead it floods our kitchen with water. Even the toilet floods our bathroom!! It’s so bad here. Not to mentioned I asked the office 3 times now if they would come look at the stove and dishwasher.. and they avoid coming to our apartment at all means. Saying we never reported this incident and we might have to pay a fee? A few for What? Your crappy apartments. Yeah no. The laundry and mail key don’t even work. I tried so many times to get new keys and told them about their doors.. they don’t do anything at all. Not to mention the office has really rude staff workers. The outlets to the apartments always smell like they are burning eggs or something’s rottening. I wouldn’t recommend living here.

Nothing but problems, manager stereotypes while we were trying to get the apartment, she called me on the phone saying she knew who we were and that we were in violation at our other apartments when we are one of our apartments best renters with no issues, made me and my boyfriend redo the out application in front of her, never apologized her rudeness, stereotyping or her actions extremely unprofessional, nothing in the apartment was even cleaned when moved in literally dust and dirt, door nobs missing, doors not shutting, cabinets have bowed old wood thst was about ready to break, nasty marks under the cabinets from not being painted properly, heater didnt work, air conditioning is currently not working, water heater went out, there wasnt even any working cold water when we moved in, toilet issues constantly, told us to use the shower at the pool until they could fix the water heater, can NOT add any cable to rooms or living area because there IS ASBESTOS in the ceiling, 3 bedroom and cant even have cable in all rooms, laundry rooms are not kept up at all, smell, barely two out four washers work, send notices about water being turned off or things having to be done and find out that they are to the wrong apartments more then once and no notice or call to say it was a mistake! The keys and doors to the laundry and mail barely work, the office isnt even open on Saturdays most the time, no notices given or even put up saying they wont be open, there are ROACHES you can see them when u walk on the side walk by the laundry rooms mail rooms up to the office just look down! There walking around all over i didnt know it was roach until someone told me that yes it is and there is big issue with them here, Ive had other residents ask if we have issues with the security apparently there harassing a lot of residents and even following then down the street!!!!! Issues after issue here, you can find another option you should Ive been here since October it Apprently under new owner ship, and defiantly not still not an improvement, I will say thst maintenance guys work hard, are nice and I assume do what they can, but other then that you should trust the reviews your seeing.

Ive lived in the apartments for a year and a half. I am so uncomfortable even being here. I’m CONSTANTLY harassed by “security” which discriminates my husband, I and our guests. They are constantly making false reports and accusations. He even blocked me with his car from leaving to get food. I’ve been threatened by phsychotic rascist tenants just walking by. I’ve got violations that were false because of them. Every move I make I’m being “watched”. I’m pregnant and I don’t need to be stressed because of the place I live at. If I could move out sooner I would. I regret not calling maintenance or emailing all the things that weren’t fixed when we moved in. The only upside was I made great memories with my fiancé in our first apartment and the ladies in the office have been very nice to me.

As a tenant I make sure I take care of my apartment as my own. I dont hang any pictures, I dont make any scratches on the wall. Ive always get about half of my deposit upon move out. Until I stayed on this apartment complex. Upon move in, there was orange stain on the kitchen floor and dents on the doors which were noted on the checklist. Upon move out, they charge me $ 200 ( Trash out x 8hrs ) which is rediculous and false charge, HVY apartment clean $150, Regular apartment clean $120 and paint $223.90. Take note, no markings on the walls, no pictures hanged, we cleaned the doors,kitchen and bathroom. We vacuum the carpet 2-3/week as we are a bit anal about cleanliness, however, we are rediculously charged a total of $693.90 upon move-out!!!!!!! California Law states that a normal wear and tear couldnt be charged to the tenants. I believed I was being treated unfairly. I tried to reach out to the manager, she doesnt talk to me, she passed me to the regional head which knew nothing about the situation and stood her ground on those charges. Apart of not able to get my deposit, I was charged more!!!!! SO BEWARE OF THIS APARTMENT COMPLEX!!! GO SOMEWHERE!!!

This place is a terrible place to live. Mine and my pregnant girlfriends experience there was awful. Here’s just a few things:We found out there was aspestos in the walls which causes cancer on the 4th page of our lease agreement when we were signing to move in that day. Our dog became infested with fleas to the point he had to get on medication. We didn’t know you can only throw away bags of trash and nothing else like old blankets etc. so their maintenance men would follow us and record us on their phones and harass us telling us we can’t do that. There’s plenty more but the final straw was when our agreement finally came to an end they asked if we wanted to stay with them we kindly said hell no and applied at another complex which sent greenbriar a review for us they gave us a negative and said bc we violated 6 different things when we only got a notice for 1. They are very unprofessional and rude. DONT LIVE HERE

Yesterday i called into Greenbriar office (there are two colored girls there)so I asked to speak to the younger colored gal.. the older lady answered the phone and said why are u calling me colored lady and I said I do not know you by names there so I wanted to talk to younger colored gal there..she said that I should not use the word colored because that was left behind in the 1800 hundreds..I said well maam we live in the 2018 now and I did not want to use the negative word black..thats why I said colored lady..no type of Disrespect to you,then manager on site got on phone to tell me I was wrong because she is married to a colored man..I said I did not ask for your personal information and you are not my mother so no need to lecture me..All staff inside office are very rude and Disrespectful so if you are checking out apartments skip Greenbriar villas, there are a lot of apartments and you do not need rude people telling you what to do or how to talk..Save yourself a headache..Bad Service..

At first glance the place looks beautiful but after living here the last 6 months I have nothing good to say about the place.- The photos on the website are so altered and edited that the actual units look nothing like the photos.The minimal price will get a a barely decent apartment with kitchen cabinets that are a century old with horrible stained paint on them- The carpet area outside of the apartments probably hasnt been cleaned in years, its full of stains and collected garbage.- The maintenance and office crew just look like depressed people, I was treated well up until I moved in, afterwards they all just moped around with attitudes and had horrible people skills.- IVE HAD A COCKROACH PROBLEM SINCE I LIVED HERE. My whole unit was infested with brown banded cockroaches. The exterminator came out 4 TIMES but the situation never got any better. Instead of paying extra and taking care of the problem they use cheap and ineffective methods to deal with it.- The workout and pool area are disgusting and dirty. I tried taking my son out and we immediately left after half an hour in the gym because of rancid smell and dirty dirty workout equipment.You will save yourself time and money by staying away!

Horrible place to stay. Staff was rude and didnt want to refund security deposit and when I asked why, they said its adjusted for your water bills. I always paid my water bills and they did not have proof of the adjustment.
