I dont live here and wouldnt wish this place on my worst enemy. Recently, a unit was leased to family members that is practically uninhabitable. When concerns for the obvious issues were mentioned by family members prior to taking possession, the leasing agent assured them the items would be taken care of. 2 months later nothing has been done and now there are plumbing issues in addition to host of other items yet to be addressed. Its unacceptable. The living conditions are deplorable yet, the complex expects rent on time. The property owners and office managers are aware and still nothing. Next step is to involve attorneys and the news. Great area, terrible management and townhouses. If you are considering moving to this complex PASS IT BY.
I couldnt give it zero starts so I will give it one. Yes it is located Germantown, but the inside of the apartments are giving very much North Memphis. This is not the place if youre trying to upgrade your living situation. These are EXTREMELY over priced and under staffed or either it is the quality of the staff. I cant even use my own restroom that they claim to fix yet never works. Balcony rotted, outlets dont work, sink is messed up and a list of others. Plus good luck on parking by where you stay and its unsafe due to my patio door not being able to lock.
My husband Walter and I have lived here since 2014. We really enjoy this Poplar Place 😊 we call home. So peaceful, well kept and the apt. Managers are always so kind and patient. Could say more but, if you looking for a place to call home this is it.
I can’t even type what’s all wrong with these apartments! It’s just all bad and charging too much for messed up units they don’t fix

The staff was nice and very helpful. They provided information quickly and also responded to my phone calls. The apartments are nice looking and very big. I would recommend this to a family member or friend. I was looking for a house or apartment that was large enough for my family.. This was the place. Cannot wait to move in.
I’ve really enjoyed living here! It’s been almost a year and I am overall satisfied with how peaceful the neighborhood remains. Any complaints I have are taken care of and the staff is amazing! Overall glad I choose Poplar Place!
I’ve lived at Poplar Place for nearly 3 years.These apartments are old, but mostly well kept.Maintenance is either right at your door when you need them OR they take multiple phone calls to get out to you.The women in the leasing office are super nice and helpful! They do fun things for us residents for lots of holidays.I’ve enjoyed living here. It’s a good price for all the space and great location!
Its been great living here. Calm and peaceful and no much noises. Neighbor is good. Necessary requirements are within reach with lot of stores just beside the apartment.
They could improve by hiring better office management. The office staff never answers the phone and never handles things in a timely manner. And actually renovating the actual units they say are so called upgraded.. I’ve had 2 upgraded units that aren’t energy efficient and they have had major water leaks in both!! This is the worst and most expensive moving experience I’ve ever had in my life and when they fixed those leaks they never replace the Sheetrock in the units only painted over it to cover up which you can still see.. I wouldn’t stay in these apartments again if someone paid me a million dollars.. I wouldn’t even recommend a homeless person to stay there for free outside may be better than this. The apartments I paid cheaper we’re better living than these ones and I now currently have a leak inside my living room
The complex is in an ideal location and the staff is very welcoming. The townhouses are a little bit dated but well-kept and reasonably priced. Poplar Place Townhomes is overall a good place to live.
I moved into this property and had no idea how much I was going to love it! The people are super friendly, its close to my job and I love the people in the office.
Reading the other posted reviews, I agree that the apartments are really old and all of the floors feel off balance (especially on the top floor). Although appliances and fixtures are dated, everything is working. I had several closet doors that were the old metal kind and wouldnt open, but they replaced them for me. Also, I love the location (you can literally walk to Kroger using steps that connect the apartments to the Kroger parking lot). Anytime Ive had an issue that needed maintenance attention, they were very responsive. Until I find a better deal, I am going to renew my lease.
I am utterly disgusted by all the reviews I just read on here about this complex. What is sad is that this is a really nice geographical location to be in Memphis. Too bad this complex seems to be a shiny turd and a disappointment compared to other complexes in the immediate area. The prices here are ridiculously high also. Last thing to complain about is the stupid game apartments like to play here in Memphis and charge you a different amount of rent based on anywhere from a 3 to a 14 month lease, at the time I looked, a 10month lease was 1081 a month and a 6 month lease was just over 1500 a month, which is just absurdly high rent for such a small unit. What they need to do is just level this place and put up something decent, the area deserves better.
I havent been here that long. That being said, I have a wasp infestation in my wall. They dont care about the issue. Ive called three times and they keep putting it off. I also have an issue with the air conditioning. I called and said that I need to get it fixed because the side panel was missing and the wires were exposed to critters and rain. She told me Id have to wait 2 to 3 months before they could check it because of freon. I never said that was the issue. I dont need freon. I dont want an electrical fire in my apartment because of their mistake. She was really rude to me on the phone and I hope I can get my lawyer to break the contract so I can move out asap. The foundation to this place is falling apart, too. My balcony is so crooked that everyone, including myself, is too scared to walk on it. Every little thing is crooked and it doesnt feel safe. If you want to live here, I advise you bring a lawyer and a contractor. Or just dont live here. Its not worth it. The rent is too expensive for them not to care like this.
DONNA BRENDON GOT THINGS ON MY 71 year old dad’s credit and he has never lived at this complex... we have asked her for a paper stating it’s not him but she said not to call her complex again... something will be did about her
Avoid at all costs. My wife and I tried to move in when they said it was ready, but couldnt because it wasnt ready.. The carpet hadnt been replaced as they said, there was drywall all over the carpet, there were nails all in the carpet which would have hurt anyone walking around barefoot. A metal piece around the fireplace was sticking up that would cause kids to severely cut themselves, if not paying attention and we all know kids dont pay attention to what theyre doing. I have a 3 year old, imagine having to take your kid to the hospital. This was brought up to management who said it would be done tomorrow. Tomorrow never came and things never got fixed, except for the carpet. They claimed the carpet was dirty from a water tank busting which was clearly a lie. If this how youre treated before moving in, imagine how theyll treat you after you move in. Big red flags. You may think that many reviews are talking bad because people are just mad. They have a reason to be mad, do not blow these reviews off like we did or youre in for a big headache. These people dont care about you. Theres a reason they have been rated so low by multiple people.
I lived in Poplar Place and the above reviews are not true. There was in infestation of waterbugs in those apartments. The more they sprayed the bigger the bugs got. I ended up spraying my own apartment for bugs. One street over from me the entire street flooded so bad that all of the cars literally ran together from being lifted by the rain. These apartments sit on some type of drainage and brings all types of bugs. For me safety was also an issue because the person that lived right next door to me got car jacked going into her apartment. The true statement of the previous reviews is the space is awesome. That is the one thing I do miss, but I tell you RENTER BE WARE!!!
The management office is rude. Had a flood due to the apartment next door and they are blaming us. She was super rude and yelling on the phone.
Well, The counter top are painted, walls look like they have fifty bad coats of cheap paint. Parking sucks if you can get a space. Not a level floor or stright wall in the place. You might want to check section 8 apts. Theyll l be more up to date. Sold a house and a friend told be it was a great location. Thats all it has going for it. If you like this area look across the street. Oh yes, no doors on the laundry area, lighting is min at best.. It a redo of the cheapest stuff you can buy. What I saw and what I got are miles apart. Rate 2 stars cause it at Poplar and Kirby.
I have named this place Cockroach Manor. There is an uncontrollable cockroach problem here because of AT LEAST 2 terminal sewage lines in the parking lot, which the staff will conveniently NOT tell you about. I technically lived at this place for 6 days and then I found another place and left underneath the landlords noses. They were horrible people who tricked me, ripped me off and provided such a gross and unsanitary living environment for me that I was at a motel the last 2 nights. I thank my lucky stars that I found another apartment, got out of there and declared the contract with Poplar Place null and void. DONT try living here guys!
If you work night shift, dont even bother living here. Constant construction beginning at 8am sharp every single morning. I cant sleep and the front office will not pick up the phone. Im currently on my way to my mothers house so that I can sleep. This is rediculous.
Im not a person to leave reviews about things. But Im making an exception for this. There is no way I would want someone to come to this apartment complex and pay so much and maintanece to be this bad. In my opion they should start making them leave work orders in the apartments after they do the job because many times i would check my renters app and they say that the job is complete and it isnt. I have NEVER had a bug problem and my neighbors moved out about a month ago. Apparently their place was roach infested. Guess where the roaches relocated to, my place. It is already VERY difficult to get in touch with the ladies in the office. So when i finally got in touch with someone i tell them to put me on the pest control list. The pest control guy came one time like two weeks after my neighbors moved and i haven t seen them since. I dont understand because apparently they come every Friday. Do you know how disgusting it is to have roaches in the KITCHEN! I cant even have my childrens cups and all of my families dinnerware in the cabinets because i have roaches everywhere in my cabinets and every little corner. Ive been calling for weeks for them to do something about it. NOTHING HAS BEEN DONE. Also in my bathroom A couple of months back i saw this little mold mildew spot on my bathroom wall. I called them because i didnt know if it was mold or not. So they sent maintenance over to cut some of the wall out to see if it was mold. The manager said it wasnt. So about a month ago multiple spots started appearing on my bathroom wall and it was similar to the spot before since i was told it wasnt mold, i assumed it was mildew . So Ive been consistently spraying and scrubbing the walls trying to get whatever it is off but it wont. Ive put in a maintenance request about his problem on November 7. 2018. A couple days later i went in to the office to see if they received my request, they did. Here it is November 15, 2018 and i check my Rent Cafe app and it says the job has been completed. Yet I have not heard or seen from anyone regarding both the roach problem and whatever is on my bathroom walls. Also Ive had two instances where i needed the ceiling worked on. The first one was in my dining room . Around late December of 2017 i had noticed a water stain. Of course i put in a request didnt hear from anyone. About a month later after i called a million times because it was getting bigger, somebody finally came and cut a hole in the ceiling. He stuck his finger in it and said it was dry so there couldnt be a leak. So where is the water stain coming from? I dont know because i wasnt given an answer.So February 28 2018, the day of my twins first birthday party it started to leak. It was after hours so i called the emergency line. Told they guy what the problem was and he said i should hear from maintenance soon. About 30 minutes later The maintenance guy calls and tell me, He has to come the next day because it was raining outside. It was wasnt even steady rainfall. But the next day comes around, maintenance no show. Then he came the next and all he did was LOOK at it. and said we would be back later. I havent seen him about that problem after that. So maybe three to four weeks go by and Im tired of looking at a gross water stain and hole in my ceiling, I call can someone come patch it up. It took a while but they finally did. The second time, there was a patch in this greenish soggy in the ceiling above my refrigerator. Called in a request when they did it i was hoping to an answer of what it was, but no. So about two weeks ago it came back. They didnt even fix they problem they only patch it up. I have put in a request about on the November 07, 2018 its still there. I have never been so ready to leave a place so bad like this. Im very glad my lease is up on the 30th. But it is sad that my husband and I have to live in these a conditions with two toddlers until our lease is up because phone calls are barely answered or i must go every time no one is in office even though the office should be open.
I will be renewing my lease for the 3rd time this January. Not because I want to, but because my husband and I are getting back on our feet after he lost his higher paying job and I was laid off. We will have our house built with either Hamilton & Holliman or Regency Homebuilders in 2018 hopefully. The price is affordable (we have a 3 bedroom, 2.5 bath under $1000) and there is plenty of space, the townhouses are really big. I understand that due to the price of the town homes, I shouldnt expect granite counter tops, bronze door knobs and hardwood floors... and I dont expect those things. I do however, expect things to be replaced or fixed if they were the original fixtures. I will be replacing the faucets with $10 faucets thatll last until we move out. Ive done a lot of repair work myself and my neighbor is always doing construction on his own apartment. (he has a table saw & tools that he sets up in his front lawn) Ive asked several times for new fixtures because ours are rusted. I will also have to paint because they used the cheapest flat paint they could find and it absorbs oil and dirt easily. If the property was maintained better and if the work wasnt shoddy, I would give this place 5 stars. I shouldnt have to spend my own money on repairs plus pay rent.
This place is a disaster. The girl I have been seeing has been broken into three times. The apartment management company won’t replace her door despite multiple break ins. What a ridiculous way to treat your tenants. I wouldn’t let my pet hamster live there now.
My apartment leaks when rains. Its been one and half month I have noticed about this water problem. But nobody came to correct this. One day accidentally, my wife was able to hold the closet door which was about fall on my child. They took the door after several call but didnt replace till now, its almost one month.UPDATEPlease see the irresponsible reply from the management. They said they are studying the nature of the problem. Already three months gone, still they are studying the nature of the problem. I have rented for one year only not for a decade.I am moving from this apartment because a new dangerous issue came by July mid. We are seeing several rats coming out behind from the kitchen oven. We showed the video and pictures of rats and rat bitten food container. The ignorant manager still not convinced with it. She was saying that she wants to see the rat by herself. I am sure one day the rats will visit her apartment for having a tweet and a photo session. We are now in a hotel searching for a new apartment.
You do NOT want to live here. I am in the process of helping a client find a new apartment after only one day. Unless you would like a filthy, outdated, and unkempt apartment and complex you will not be pleased. The move-in checklist didnt have enough room to write in all of the things that were broken and filthy, not to mention the drawers, counters, cabinets, and flooring that were extremely shoddy. Previous repairs that had been made were done sloppily, it looked like a two year old did the caulking around the kitchen sink. IT GETS EVEN WORSE- the dishwasher had stagnant water left in it that made the entire apartment smell horrific, so badly that MY CLIENT HAD TO STAY IN A HOTEL ROOM THE FIRST NIGHT until the stench could be addressed. We learned that no one had even been IN the apartment since the last people moved out a week prior. The maintenance man assigned to rectify the issues had the audacity to tell my client, in front of a leasing agent, that she was complaining too much about the apartment!!!! Can you imagine?? God forbid he actually had to do his job and maintain something, which he clearly want used to doing judging by the state of the apartment and the complex. The fitness room is ridiculous, as is the business center in which the only computer wasnt working. The pool area is barely mediocre at best and navigating through the parking lot is a nightmare. They are letting her break her lease without any debate which is three only positive thing I can say in regards to the entire experience. Im sorry, actually, the new leasing agent Ive spoken with is quite pleasant, I dont envy get job of dealing with very unhappy tenants.
It is 100 degrees farenheit and the pool is still dirty and is always closed, the apartments are infested with kinds of bugs roaches, rats,water bugs,flying insects and bed bugs there is a long waiting list for them to treat the infestation on top of that the fee is 250 dollars .......I strongly beleive that in an area like this and the amount of money for rent(over 1,000dollars per month) these appartments are low standard and disgusting
I just moved here and i love it. There is alot of construction going on but besides that its been pretty cool so far. Sunnie, The blonde lady in the office is the nicest landlord i have ever had she is hot too! The pool is right outside me door and it is awesome!!!! I looked eveywhere in this area and this is by far the best place and the apartment is huge!!!

This is the worst apartment we lived ever. They dont provide proper service and management is worst.My son got rashes because of the unhealthy conditions in the community. During our stay we heard several news of car burglary and personal belongings theft.

Never responds on time after you move out..Its been 4 months i vacated the house..not yet received final settlement..no one answers the call neither respond to email..the call just gets redirected..and when i send someone to the leasing office,the behavior was so rude and they denied to take up the call..
