Professional, kind, attentive, and absolutely goes above and beyond to ensure customer/tenant satisfaction! Thanks Benjamin & Kelley. You’ve both made this quite the memorable experience for me! Renew Riverview wouldn’t be top notch without you!
At first, it was okay living at this apartment. I have complained about the noise coming from dogs running around at 2am to staff and 1 month later, I am still having the same problem like the staff hasnt talked to the tenants. The elevators are ALWAYS broken. For the price we pay for rent, elevators should be fixed and staff should at least talk to the tenants above me to not play fetch in the living room with their dogs around the time everyone is asleep. If noise is a problem for you like it is for me, this place isnt where you want to live because staff doesnt communicate the complaints I have already put in
Benjamin H. Is one of the best, if not the best leasing agents. He was prompt, insightful, honest, and truly seemed to care. He knew residents by name as we toured and was quick in responding to all my questions
Finally sharing my review. Lived here for 6 years when I started law school. I knew what I was getting for the money. But the newest management for renew riverview is easily the worst. It’s all about the money. What they are basically doing is taking money from you and slapping a bandaid on the place and saying it’s Brand new. And when you have a question they talk down to you. Management controls when air is on. So when it was April and 80 degrees and your wondering why the won’t turn it on, their response was “it’s cold on the first floor offices”. Not caring about the people who actually are living in a high rise where air rises. People smoke in their apartments.nothing is ever done about it. Oh and the reviews you see with good scores? Well they ask residents to make a good review and they put their name in a raffle to win prizes. So they are not honest reviews. The elevators are always broken. And they power has shut off for the entire building two times while I was there for 4-5 days. It’s awful. The only good thing about this place is the maintenance workers! They are incredible even though they are over worked. But Please save your money and go live somewhere else.
This is the best place to live in Memphis. Just look at this beautiful view of Downtown. How would I know? Because I have lived in this building since 1972. It is safe, Downtown, convenient to every place you might want to go. I am loving our upgrade (inside and outside of the building). The staff is friendly, efficient, keeps us up to date as the building is being “ReNew-ed.” Benjamin is so cool, calm, collected (and efficient) through all the daily construction. Georgia and Kelly make it feel like home. I am grateful for the hard work they do.
Apart from the view the next best thing about this apt is the management staff, they are always very helpful and accommodating. Its a old building so it has it quirks and my particular unit has not been renovated but im sure they plan to do some improvements once i move out. The few issues i do have with my apt the management and maintenance staff have tried to fix but nothing has changed, and the particular floor i live on looks kind of raggedy, but im sure theyll fix that in time. overall decent apt with a great view and very nice neighbors
Horrible place. see for yourself. They say there is a swimming pool, which almost never opened.People get stuck in the elevators all the time. Once took me almost 20 minutes to get the elevator to the 20th floor.Management are nice, but they never really helped. When I moved out I was charged for things that was broken before I move in.
We have lived here for 16 months. We LOVE Renew Riverview!!! The apartment was renovated just prior to our move-in and is wonderful. The view (city side) is out of this world. The management team is great, very responsive, professional, and courteous. Maintenance is second to none, timely, experienced, and respectful. The COVID-19 response has been measured and responsible. There have been hiccups, but that’s life and the management team has handled them brilliantly.
I must say this has been a smooth, simple and enjoyable process moving here. The customer service is top notch and executed so well! Huge shoutout to Benjamin Hall for going above and beyond to make sure my move-in went well!
I lived here for 3 years - 2 of which were under previous management. Old management was good - management now is terrible. I had a horrible experience living there. Emails are left I responded, maintenance requests are slow, amenities arent good, elevators are inconsistent, and in general, the management cares about profit over people. Luckily there is one person on the team (the only woman), who actually cares about the residents and wants to be helpful. The property manager is NOT competent - he is petty, unresponsive, has an attitude, and will be sure to treat your dogs better than you. Dont expect accommodations, compassion, or leniency for any issue of you choose to live here. Additionally, my apartment flooded while living there (fault of the apartment), and when I moved out, I didnt receive my deposit and am required to pay more than the deposit. You would think if your apartment was damaged during your stay, your deposit would be refunded. The best way to describe the management is white boy management - stickler for stupid rules, only care about taking your money, petty, and incompetent.
Best View in Memphis!I had always wanted a high rise apartment, especially one facing west (I love thunderstorms and nature), so having lived in Memphis for a while, I was well aware of downtown high rises and had kept tabs on this building for a long time. I knew that the location and view potential was fantastic, but under the previous Renaissance management (no knock on them they were always very nice), it was clear that they were unequipped to handle the building along with guests demands. Fast forward ten years and a year into ReNews tenure over the building, the vibe and aura seemed to have changed. Everyone whom I talked to had responded positively about new management and reviews were trending up. I sent in an inquiry about an opening and the staff was incredibly helpful throughout the entire application process. Everything was so easy, they even have an online checklist to help you prepare. Moving in was also seamless, you have a service elevator that you can reserve to take your moving items up quickly. Literally the easiest move Ive ever had. Weve had a few minor issues (its an old building, it happens and we also arent very handy), and the maintenance staff has been friendly and very responsive---even late one night when I knew it was towards the end of his shift!!! Benjamin, the property manager has been incredibly supportive in recommending other ReNew Riverview residents businesses, and has stopped by ours as well. This means so much to us! Ben and Kelly, the other managers are also amazing, their office is a glass window and they are always waving at everyone, happiness is prevalent here. We cant wait to swim in the pool (7th floor and great view of Memphis bridge, Mississippi River and Bass pro pyramid), work out in the gym, and watch movies in the huge theater they have (once Covid is over, so sad...)! Throughout the pandemic they have been very cautious, sponsored safe yet still fun events, and are still finding ways to positively engage with guests. Very pet friendly, the front office is always asking about our pets and offering treats :). Last and certainly not least, the views from everywhere in this building are simply SPECTACULAR. City view or river view, if you love downtown Memphis you will adore this place (walking distance to everywhere downtown I might add). If you want to move downtown, this is the place.
I have thoroughly enjoyed living at Renew Riverview! The staff is nice and attentive. Kelly, Benjamin, and Georgia work well together and are always on top of things! They have done a great job managing the renovations and have really adapted well to so many of the changes. There are great resident events and special perks. Maintenance is quick, the views are beautiful, the grounds are always clean. The staff has also done a WONDERFUL job responding to the threat of COVID-19! I would highly recommend this property. As a student in the downtown area, I feel safe and respected at Renew Riverview!
I love where I live. ReNew Riverview is beautiful and the view is amazing. I’m loving the new renovations and my neighbors all look out for one another.Benjamin F., Georgia, and Kelly all love me 🤗I’m crazy about them too. This amazing staff takes care of any of your wants and needs. You can’t ask for a better team.I’ve always lived in a house and didn’t think that apartment living was for me. The staff and neighbors have convinced me that I made the right decision. So if you’re looking for a great affordable place to stay please check out our community.
THIS WAS THE ABSOLUTE WORST PLACE TO STAY!!!! My family and I were visiting and decided to stay there for the weekend. As soon as we entered the until the lights didn’t work, also the bed was broken and the unit was not clean. After making a complaint to vector travels (the 3rd party that rents the units) we decided to stay at a hotel. After checking in to the hotel and staying there we informed vector travels that we checked and was not going to stay there. The next morning I received an email stating that my fiancé and I weren’t going to receive our refund after we’ve informed them that we were leaving. Whenever we would call they would hang up in our face. It took us weeks to get our money back I am very displeased with this place. I would never go there again and I wouldn’t recommend anyone else to stay there.
We love living here. New management took over a few months ago and have really worked hard to make this a nice place to live. I hardly recognize the lobby! It looks amazing. The renovations of the apartments and 3rd floor are awesome as well! We highly recommend Renew RiverView! They definitely go out of their way to make everyone feel like family and the socials are so much fun!! You won’t regret moving here!!
The renovation of our building has been miraculous. Even more impressive is the transformation of the people living in it.I always felt my neighbors were friendly but Benjamin, Georgia & Kelly have worked hard to turn us into a community. Now we have Ben whose sole purpose is to keep us buzzing with activities and more reasons to get together. Im so proud of our building and I love coming home.
Renew Riverview is an excellent place to live. The new management team is incredible, and is taking the necessary actions to create a warm and friendly community. To add, maintenance issues are addressed in a timely manner. Since the arrival of the new management team, renovations have begun to modernize the community. I’m super excited to see the finished product — which I know will be great. If you’re looking for a safe, comfortable and friendly community to call home — you should most certainly consider Renew Riverview.
I moved in at the end of October 2019 and I think this is the best place I have ever lived in. I have lived in some nice places but what makes Renew Riverview different to me is the management. Ben, Georgia, and kelly have been the absolute best! You can always count on the friendly hellos when walking in and out of the building! I love how much the team has paid attention to detail and to getting to know it’s residents. We have events every month in order for you to get to know the staff and other residents that also reside in 99 N Main! I moved in as the renovations were starting and everything has completely change!!! It’s so beautiful and modern when you walk in. And there are plenty of places to go inside the building to hang out at. (Lounge, Business room, the Lobby). I feel like I’m at home!
I have lived in this building for well over a decade and we have had many shifts in management. Weve had ups and downs over the years, but the newest management team has really been helpful and attentive. Theres a lot to be done here, but to be fair, they werent left with a whole lot to go on when they took over. Benjamin, especially, has been a delight. He is a fantastic manager. He listens to you and cares a great deal about you. In my experience with him, he has been very diligent and he doesnt take any of your concerns lightly. I have thoroughly enjoyed my downtown-living experience this building.
Great location! It’s an older building but the renovations are definitely making things better. The new owners and management team are definitely striving to make this a perfect place to call home! Being a resident here for the past few years the new company really had their work cut out.
Overall, it is a great location and property, and the attached garage is very convenient, though a little expensive for monthly parking on top of rent (Not the managements fault, the parking is through its own company). There are great facilities that are kept very clean and orderly, and the mail and package pick up system is awesome, as well. The views from the river-side of the apartment are absolutely stunning. The ongoing renovations are a little inconvenient, but I am sure the property is going to be even better once they are completed. The staff seems very nice and knowledgable, and they communicate well with residents about ongoing events, renovation information, maintenance issues, and other general information. I do recommend living here if you are looking into moving to downtown Memphis
Why really no pool hallways never clean or shampoo the fist thing on the web site is the pool is looks like ........ For the money you pay is going back to what i heard sad so sad
We love every minute of living in Downtown Memphis and we are very glad we decided to take a peek at these apartments four years ago. We have seen changes over the past four years from good to better. We love Benjamin Flatt, Georgia, Kelly, Benjamin Hall, Patrick, Voss and Jody. The staff and residents truly become your family. We love being on River Time at ReNew Riverview!
Renew Riverview is a great choice if youre looking to move to the downtown area. The amenities and convenience to the hot spots in Memphis downtown area are definately a bonus. The best part is the community, The management team here is the best Benjamin Hall, Georgia, Kelly, and Benjamin Flatt constantly doing things to stay in touch with the community and to make our community a family. Keep up the great work.
I am about to renew my lease for the third year and absolutely love living here. The views are spectacular and I love, love, love having a balcony. The apartments are spacious, other residents are so nice, management is friendly and always on top any issues that may arise and have made several improvements and upgrades modernizing the building inside and out. There are loads of amenities included. Most importantly, the building is secure, theres security on premises every night and I always feel safe in my home.
Ben Hall is such a delight to the Renew staff. His young, innovative ideas has contributed to the new culture that our community has experienced! His smile is infectious, his attentiveness to “get things done” is unparalleled and I look forward to seeing his face everyday!Love him, Benjamin, Kelly, and Georgia!
Great management staff that goes out of their way to get to know you personally. Now that renovations are complete the building looks great. Plenty of amenities and community building events. Overall, a really fun place to live.
I toured here a few months ago when my husband was looking at taking a job in the area to be closer to his family. The office staff was fantastic, answered all of my questions, and made me feel welcome immediately. The building had just started renovations, and office staff was happy to describe their plans for the future of the property with me. We ended up moving in with my husbands family to save money, but when the time comes for us to get our own place, we will definitely be going here.
Excellent experience working with Kelly! She provides great customer service.
I’ve been here for two months and love it so far! They are renovating the place and I thinks it’s going to look nice :) My neighbors are friendly and the staff and maintenance are quite helpful. You can’t beat the location and views either!!
My experience with RenewRiverview was so poor that I created a Google account just to share. I hope you take the time to read this and for your sake please filter by lowest rated to see actual tenant reviews.1) Unhealthy Air Quality:-This is the #1 reason I moved out of the building. There is a shared air system that essentially blows decades of cigarette/marijuana tar into your apartment every time you turn on the air/heat.2) Unsafe:-Stay in a downtown hotel to get an idea of what it is like living in that area before you sign a lease. Downtown Memphis is a ghost town. No people, no grocery stores, no entertainment (aside from maybe taking an Uber to Beale street once but that gets old fast). It is arguably worse than Detroit. Memphians know there is no plus of living downtown. To make matters worse, the building is located on the bad end of Main Street, just 2 blocks from the jail and across the street of the tallest building in Memphis (which is vacant and home to countless crimes). Someone was stabbed to death in the building that is now called RenewRiverview just a couple years ago and more recently a major local political figure was murdered just blocks away. I encourage you to sample the area before signing anything. I know the moment I left downtown I finally began to enjoy Memphis and saw how bad I had it at Renew Riverview. The per-capita crime rate in the blocks around Renew RiverView is likely on par with that of a third world country.3) Poor company and, management:-Management has been ripping off tenants for damages they did not cause after they move out. Basically, they purchased this very old run down building with hopes to renovating but then proceeded to blame current tenants for things that have utterly nothing to do with the tenants treatment of the unit. Filter by lowest first and you will read numerous examples of them having ripped off prior tenants and refusing to return security deposits. They take no accountability for their errors and are extremely nit-picky about trying to get compensated for their own mistakes. For example, when there was a bug infestation problem they blamed residents and demanded payment for cleaning, when there was an issue with automated payments shortly after they took over the building they began charging mass late fees and blaming tenants, and when the decades old trash chutes were getting clogged they began posting signs everywhere blaming tenants but rather the chutes were old and dented causing things to get stuck. It is just a very toxic environment where everyone is walking on eggshells trying to avoid extraneous charges for things the company is responsible for.4) Most positive online reviews are fake and/or incentivized:-Renew Riverview has been flagged by other sites that offer apartment reviews due to incentivizing positive online reviews. They do this in 2 ways: First, they use an in-house community-based system in which tenants earn points for posting reviews. While it does not say must pot a positive review anyone knows people are inclined to say something positive if they are getting something in return. The second is their use of giveaways for reviews. For example, they offered a raffle of a television for posting reviews and again an effort to desperate balance out how much negative attention they got online shortly after acquiring the building.5) Regional and upper leadership:-Efforts to address issues with leadership within the company have been met with minimal effort . The regional leadership has a if you dont like it you can leave attitude and punts back complaints to the very management you complained about in the first place. When you call corporate the person on the phone is barely paying attention and you can hear laughing and carrying on in the background. The larger Trinity company has a better business because rating of F which is the absolute lowest you can get. On the BBB website this says it is due to countless complaints not responded to.*I am out of characters so will have to continue with a part 2 soon...
Hello I am Chahat Shah and a current resident of Renew Riverview. I am in love with the community as first its in the proper downtown with affordable rates and great amenities. The people here are very nice and the apartments are great with the location and the view you get from your balcony. I will recommend this place to everyone.
I love living downtown, especially in a highrise building that has large balconies like ReNew Riverview has. I have lived here almost 22 years now and I plan on staying as long as I can afford it. The building is great and so is the office staff. Benjamin, Benjamin (yes, there are two Benjamins here), Georgia and Kelly are all great. If you like Beale St, this is a great place to live. You can walk right outside our front door and hop on a trolley and be on Beale before you know it.
I was not planning on moving so quickly... Always wanted to live in a high rise so I called just to be nosey about pricing the leasing agent Benjamin was so awesome well informed and welcoming I literally filled out the lease application as soon as hung up with him nicest agent EVER spoke so down to earth yet professional and I think the other Benjamin his boss was just as Friendly and eager to accommodate hopefully Im living there soon!
Have lived here many years. This is an older building but Trinity is doing an excellent job of updating the facilityBest part is that they actually communicate with the residents regarding issues, maintenance processes and social events.
This is my 3rd year living here. While there were a lot of difficulties when the building changed ownership and management team about a year ago, things are getting much better. The managing team quickly caught up with their work. They have been doing a great job solving all problems promptly, and are very considerate and protective during this time of pandemic. Nothing beats the view of the river on your own balcony here. Really cant ask for more for the same price!
Been living here since December and then covid hit but I love it all here at RENEW!
Im in the process of moving in. This is perfect for downtown living-right in the heart and off Main St and Front Street. The patio is enormous with great views and is my favorite part. The management/staff is very nice and helpful. Also onsite security guard. I would highly recommend for downtown living!
I will post a more thorough review in the near future about safety, location, staff, and the building but felt inclined to immediately post a fair warning to current residents living in the old apartments they intend to renovate. There have been several incidents of them significantly overcharging residents for pre-existing damages in the old units (including me; scroll down to read more examples from recent tenants). They use a checklist that does not differentiate between normal wear and tear from a very old building and actual tenant-caused damage. Therefore, it allows them to create huge move out charges and use the argument they are unable to differentiate the cause of the damage. Furthermore, charges are very vague and sometimes can just say paint but it amounts to hundreds of dollars and there are no details about what this is for. Personally my paint charges were in the hundreds and I never touched my walls nor did I have any objects against them that would cause any sort of damage. The only paint damage was a large black spot on my ceiling from cigarette smoke filtering into my apartment from other units as their shared air filtration system blows other peoples smoke into your apartment when you turn on the AC/heat. Then, when you to inquire about these charges they apologize and state they are unable to discuss the matter once you have moved out and rather you need to deal with central billing (which is unable to then do much because they have no detailed information about the charges or how they were arrived at). Furthermore they did not use the pre-existing damages sheet you completed when moving into the apartment. I strongly urge you to take photos of everything in the unit, date it, and submit it in your record ASAP. I have never been this distrustful of a management staff. I urge you to base your rating on business interactions rather than smiles and renovations, because if you look down the list here there have been countless incidents of people being taken for damages and things that they claim they are here to improve, but then want you to pay for it. Please protect yourself.
This place just got an awesome renovation. New gym, rooftop pool, and coffee station. plus a great view!
The Office Staff and Maintenance Staff are very friendly and helpful. Voss and Patrick are very kind and helpful when it comes to fixing things in your apartment.
I lived here for a couple of years and it was great. Recently they changed owners and these people are rude snobs. They do inspections on Saturday afternoons with no notifications. They’re horrible with people skills. It’s very easy to see the through their tight lip smiles.
You couldnt pay me to live here again. Ive had a more enjoyable experience jumping rope over a bed of Legos. If I had to choose between ReNew Riverview and a motel that offers hourly rates, Id pick the dumpster behind the motel with hourly rates.
Warming up to the new team !The new look, I love ❣️.Looking forward to seeing whats in store.Breakfast on the go & cupcakes not bad either.
If you want the smell of sewage twice a week and no hot water 40 percent of the time this is the apt. Some days when I drive up this reminds me of a high end project housing. This is not a clean building. Management is total not keeping up with the process to resolve issues.
These apartments are horrible! The new management is horrible. I have had a running faucet for months now. Maintenance is nowhere to be found!! I wish I could give this place zero stars. Elevators are always broken. This building is too old for maintenance not to be on point.
So I have been a resident of the building (when it was the Renaissance) since 2012 but new management took over summer 2019. I have always loved living here and the new management team has grown on me. I have noticed that they are making some great improvements to the building. I look forward to see what other wonderful things they have in store for the building. Faces come and go but this is still home and I love it here.
Benjamine is warm, helpful and compassionate. He treats me with undivided attention and courtesy. He is hardworking and very kind. Georgia acts when she assists me as if no task is too small or unimportant. She always makes time for me and my concerns as she does for other residents. She never treats me or others as if it is a bother to serve or to assist them. Kelly always has a smile in her voice and is helpful and a pleasure to deal with. She is sweet, competent and caring. Georgia, Benjamine and Kelly are all team players and unique individuals who invest themselves in Renew Riverview and its residents. The management at Renew Riverview is caring, compassionate and treats me and residents as if our issues are the the most important problems of their day. As if we are each the most valuable people each has to deal with and very special to them. There is no price tag which can be put to this kind of service. Besides this, renovations, activities, kindness, fun and exciting new awareness and updates are always coming our way. We are so Blessed to live here. I wouldnt consider living anywhere else and would recommend this apartment complex to anyone moving to Memphis. Georgia, Benjamin and Kelly are the heart of Renew Riverview!
The management team is amazing. They always wave and ask how things are and do we need anything. A few hiccups with one elevator but they always keep us in the know. A great place to live!!!
Yesterday the management team held a renovation open house and everything was marvelous, really loved the new paint colors and stainless steel appliances. Looking up finally, the management team is making a lot of progress in the building.
The old management was great. It felt like a community here. Now the new management is horrible. They’re very rude. I guess their gentrifying the building to make it “better”. But they’re only making it extra expensive.
WELL LATEST REPORT — pool was pee green for about a week. That has now been corrected BUT we have been told here in the heat of the summer pool will be closed for about a week because of problems with the pump. I know of at least 15 pool companies that could get it corrected tomorrow. That is part of the problem when you bring in new management from out of town and dont know who to callCurrent prices are reasonable and include utilities BUT when your lease expires rent will go up 12 - 15% PLUS YOU PAY UTILITIES. In the past year parking has increased from $75/month to $85/month. PER CAR. Very unorganized parking. Lines need to be repainted so people can find a place to park. Washer and Dryer are located on the 3rd floor and they charge $2 per washer and $2 per dryer. When they are working. When they take you money you have to wait for refund to be mailed. Most apartments do not have washer and dryer connections. Refrigerators have no ice maker. Past management at least cared and would correct problems. New owners management have that don’t care attitude. New group fired maintenance crew and currently have no maintenance crew for 25 story hi-rise apt building. Bottom line, you need to CAREFULLY investigate before considering moving here.
My husband and I have lived here for over 5 years and we love it! It is the perfect location for downtown living, close to all restaurants and downtown shopping. David, Larry and the rest of the staff are always quick to help out if a problem arises. We wouldnt live anywhere else!
I was living in these residences since December 2017 and at the beginning everything was fine, some infrastructure or maintenance details but David was always the best attending my problems. However, when I got pregnant I started to have a serious problem with the strong smell of marijuana that I always had inside my apartment so I had the windows closed, the smell came through the air conditioning duct or the ventilation of the bathroom. My baby was born premature and it was impossible to have her in that drug environment, so I talked with David to cancel my contract and he told me that it was perfect that I could move without having to make any payment. Now that I have moved, they sent me a statement saying that I must pay $ 1350 for the breach of the contract. These people are crazy and their employees they do not have good communication, and even though they offered me a drug-free building in the contract (something that was not true), they expect me to pay a other months rent, insane!
I had a mold problem... I must say it was taken care of in a timely manner and water restoration did a GREAT job....way to go RR...Much thanks to Benjamin and Georgia!
Amazing view, awesome prices, and they are great at putting on frequent events for the residents. Also, the staff and neighbors are very friendly.
Ive been living here for just a little over a year now and Ive not had a bad experience. David and the folks down in the office are friendly and very quick to fix any maintenance issues. Great access to downtown and walking distance from Beale is a plus too!
Been there 7 years now, and I love living there. My neighbors are great. The staff is great. and so is the neighborhood.
Since Renew has taken over and Benjamin became our property manager there has been a great change.
New management came in about 2 weeks ago. HORRIBLE! No maintenance team, Leaks everywhere, the trash chute is piled to the 17th floor. Would not recommend this place at the moment. They need to get it together
Unsafe...PLEASE STAY CLEAR.If you are looking for a filthy, dangerous, weed smoke-filled, loud, underwhelming Memphis experience under the guidance of an incompetent sociopathic staff, the ReNew Riverview is the place for you. Come live in lovely empty downtown Memphis where there was just a murder a few blocks away, there is no door person keeping out homeless people, and where the Amtrak train screeches by every single morning just in time to wake you up before your alarm. if you ever want a quick THC buzz just turn on your AC unit (when it is actually working) as it will suck out the marijuana smoke form your neighbors apartment and fill your own. Wow what a cool deal. Oh and dont forget to pay $90 a month for parking in a filthy garage where homeless people come into every single night and go through unlocked cars, and in some case just say hey what is there to lose and smash your window open to steal a dinner mint. Thats ReNew Riverview! Where dreams come true.First, to clarify. The only reason this place has a semi-acceptable star rating is that all those positive reviews are based on the past owners when it was called the Renaissance The building was newly acquired by ReNew Riverview which is owned by Trinity; some large out of town firm and since that time you will notice every review on here is ~1 star and there is a reason for that.PLEASE READ and exercise extreme caution before considering this place. It is clear that corporate sent the B-team here to Memphis just to clear out the building before new renovations. They are like robots without a genuine thought in their head, just doing their masters bidding. It is sad to watch when you interact with them such that you have a mixed feeling of sympathy for them while at the same time anger for them not caring one bit about your situation. Never understood why people take jobs where they will inevitably spend their entire day ruining others lives but that must be what makes them special. All that aside even if they replace everything in the building with gold and diamonds, note the following regarding safety:There was a random robbery-related murder just blocks away on the street. I personally found a handful of bullet casings on the corner just steps form the building the other morning. A few years ago a tenant was murdered in the stairwell of the building. There are gunshots heard outside periodically. I have seen homeless people sleeping in the stairwell. I have encountered people breaking into cars in the parking garage. The tenants frequently prop the front door open on the weekends an let anyone in they like. there is no door guy and the security (some old man) walks through the building on occasion in the evening. Also the living conditions in this building are unsafe and extremely poor. The workout room is disgusting and outdated. Everything leaks. The AC and power always go out. Cigarette and marijuana smoke fills you room if you turn on the AC unit, as it collects air from other units. Also, the building is essentially turning into a construction zone under new ownership so the elevators are not working and there is dust everywhere. I anticipate you would have a very miserable experience. Downtown Memphis is nearly vacant, so dont believe the hype about downtown living close top the attractions...there are none. It is just an old building trying to stay afloat and the photos you see on the website are from the common area and do not represent the horribly outdated units and carpet. worth living there for and would highly advise to look on Mud Island, midtown, Germantown, or out by Shelby farms. They will try to convince you they are here to make big changes but I can assure you there is nothing they could ever change to this place to improve it within the horrible environment which is reside. Worst housing experience of my life, without question.

The residents and staff are very friendly, my apartment is beautiful, there is quick access to places to shop and eat. I love living here.
Located in a great location you can literally step out the door and catch the trolley. The apartments are a bit dated. But its near all types of food options.
I love the view of the river and the vibe of downtown. Would love to move in.
Been here a short time now and love it. Way better than where we came from.
Great time, great party, great staff!!
The management is terrible. They over charged me after my move-out then refused to pay me my security deposit. I had to seek legal aid. DO NOT MOVE HERE EVER.
0 stars. Yeah utilities are included. Pretty awful company that claims to be pro-tenant fans broken, my hallway got flooded. Many tenants are not pleased and moving out.Do not move here.
I love the view and I love the staff#winning
I love it because i have spide a night
New management is rude and snobby
Didnt refund my security deposit despite keeping the apartment clean when moving out.
