I am not a tenant, but when I was considering becoming one the magnetic door key didnt work leaving me questioning how safe I would feel with - 20F temperatures in the winter. One of the steps going up to a friends apartment was broken and it felt like you could slip on the original concrete step as you went down the stairs. Also legal notice is posted beside the doors where wind could take it away.
For 450 a month you can go live at a significantly nicer place somewhere else in town.
I applied to live here and never moved in do to alot off issuse I have nothing but hassle trying to move in not they say I owe 330 for what I never stepped foot into that apartment everything seem ready shady I was alwaysing trying to call office to see what was going on very rude and I finally got fed up and ask to speak with office Manger witch never returned my call
Excellent maintenance service, the staff members are really patient and friendly and they keep up with all your complaints immediately. Apartments and amenities itself are not that much worth of the price especially because the pool is closed longer than it should be. The walls are too thin so you can here everything happening above, below and beside you. First floor apartments would be recommended to tackle this problem. Overall not a bad place to live as a student.
Very nice complex to live I’ve only lived here for a month. Caring management and nice place for the price you pay I believe it is a good deal. Safe neighborhood. Leasing office is great at communicating!
I lived at The Reserve for a year. Overall, its a bargain of a place to live. The low rent makes up for the worn-down look of the place inside and outside ones apartment. The apartment I received looked like it hadnt been repainted since the place was first built, and the carpet was old and dirty. Despite the shabbiness, the office staff was always friendly and the one maintenance request I remember making was completed swiftly. I would recommend finding at least one roommate beforehand because the matching system is unreliable.
I am so far very happy with my experience at the reserve. Ive only had one issue at move in and maintenance fixed it very efficiently and quickly. The community around the complex is very friendly- especially the office staff.
I will say as much as I enjoy living here, I have been charged for not having insurance when I have proven over and over that I do. Probably a good 100 dollars they wont give back to me. And I have been robbed and they didnt cover a single cent when I lost about 400 dollars worth of stuff. I would like to debate this with the company but after trying a few times its clear money is the goal not service of their customers. Really nice staff and beautiful place tho. Would like to see more from a place with potential ...
If i could leave negative stars i would. the walls are so thin you can hear people above & below you. one time our bathroom was leaking filling buckets of water within an hour & they told us that the leak was not bad enough for them to fix it at that time. it took them about 4 days to fix. the dishwasher filled with water almost every time we used it, even after it was replaced at the beginning of the year. the gym equipment was broken half the time. so was the tanning bed. the volleyball court didn’t have a net on it for a solid 6 months. to top everything off, i got charged $70 for a ‘missing desk chair’ after i moved out, implying that i took it which is completely false. we also got charged for things that were already damaged (and that we reported) when we moved in. for the love of god, don’t stay here. find somewhere else!!!!
Lived here from fall 2014 to spring 2017. Had no issues with maintenance. Noise wasnt an issue but I lived fairly far from the pool area. Good amenities for how cheap it was. Great for a first place after the dorms.
Super friendly staff, made the move in process extremely easy! I had a million and one questions and they are always there to them! I also really like that we can text them any questions we do have.
Apartment was not clean for move-in. Very strong cigarette odor, floors left feet dark with grime and hair among other cleanliness issues.
Its a great place for a good price, only thing is the walls are semi thin but it is manageable the sound level
Wish they would allow two pets on one lease for people who already have two pets like many other student housing here in town but other than that they are pretty great especially for a college student!!! Cheap and the utilities included help us save money
Worst place ever. They have this matching system that is an illusion, I dont think they really used it. They never gives solutions to anything. You have to complaint about everything if you need something to be fix. My door has been failing since day one. I had to shower without a curtain for like a week before someone come and fix it, and that happen because I went to the manager and complained about it in person. They want to charge you for everything. Im starting my lease and Im really sad because I have to stay here for a whole year. Seriously, I think it should be better places. Dont come here.
Decent living space, property upkeep is good, responsive and respectful management and service crew. Good, cheap living for students. Id recommend these for anyone just starting out to live on their own. Live with friends though! The roommate matching system here is not up to par.
Please don’t live here unless it’s your last resort and you have no other options. The employees and office are always nice but higher management does not care and does nothing when it comes to up keep of the apartments and ensuring a decent place for its residents to live. There are so many other apartment complexes and properties in Lawrence that are nicer and the same price or even cheaper than The Reserve. I was an incoming freshman and waited last minute to find a place to live so unfortunately I spent my first year here, but I wish someone had told me all those things above.
AWFUL my lease is almost up and I’ve been calling about huge brown recluse spiders for a month and a half, asking them to spray. I have found huge spiders all over the bathroom. I haven’t even been staying here last few months because I saw a huge one on my bed last time I was here. All the maintenance has done is put up spider traps. the office workers are always nice but never do a thing.
Absolutely terrible, I would give zero if i could. They raise your rent in the middle of the lease agreement( which I am pretty sure is illegal). They do not abide by any of the rules within the lease. The self guarantor requirement clearly states that the fee will be applied to the last month and a half rent but do not worry it wont. Do yourself a favor and live someone where else you will be glad you did.
This apartment is subpar at best, and seeing how they have dealt with the pandemic has just proven that again. It started on day one, when they gave my promised carport to another resident and placed mine somewhere else. They dont have any care for your wellbeing or if jobs gets done. I feel for the staff since at one point they admitted to only having 2 people on staff. I think thats changed, but the quality is just as bad.Our water heater broke twice within a month, our dishwasher was never efficient, and the staircase lights have been burned out since moving in. The only benefit has been my roommates and I learned how to fix things the staff has failed to look at. I have put in many different requests for the lights and the dishwasher. All of them have been ignored and labeled Complete when they do nothing. Beware if your roommates are not up to your preferences or if they have unruly pets, Reserves does nothing about it. They cant even deal with pets that are getting treated poorly.If you are on the South side of the complex you will get all the sights and sounds of Sonic orders and late night semi-trucks backing up into Target for deliveries. If youre on the North side you just get more crime that is unaddressed by the security and management.Covid specifically, they have changed to delivering your packages to the door which is nice, except they have entered my apartment to do so. You can barely use their poor amenities, signing up online. I understand these restrictions, but requiring to wear a mask if you always to go to the pool or sit outside in the pool area. At concerns of trying to breathe while swimming I got a snarky its corporate policy.
The approval process was extremely easy & user friendly. All the staff are exceptionally helpful & straight forward. No matter how many questions you have, or how long it takes, they take the time to sincerely provide a comfort level with all the information provided. Maintenance is great. I submitted four work order requests shortly after moving in to my unit, & all were addressed to completion within 36 hours. They were polite, helpful, & unobtrusive while completing their tasks. This is in addition to getting other units ready for incoming students enrolled in the upcoming school year. I am 47 years old & treated by both residents & staff equally, regardless of my age. Bonus: The amenities are awesome. Pool, hot tub, fitness room, tanning bed, lounge area, business center, & an outdoor fireplace with four grills!
I honestly really enjoyed the year I lived at the Reserve. What you get for what you pay is unbelievable. Every work order I put in was resolved within 3 days tops. Any time I went into the office, the staff was nice and helpful. It really is the perfect place for a college student.

I wish I actually listened to the reviews before I moved here. Im not one for luxury so I figured I could live with any of the issues that were mentioned considering this is one of the cheapest apartments in Lawrence. THIS WAS NOT THE CASE. Our apartment was awful moving in: The AC did not work, the dishwasher leaked everywhere, our couch was falling apart, there was writing on the front door, and the carpet was in terrible condition. On top of this, a man on PCP broke into my apartment while I was there and we (thankfully) got him out and the police came and tazed him. Not a month later, my car was broken in to. Both times, I contacted the Reserve and I didnt even receive an apology. Now they have the audacity to try and charge me to replace the already destroyed carpet. DO NOT MOVE HERE
Affordable and really good amenities, especially for the price. Staff is friendly and helpful and theyre always baking cookies for residents or holding community events. Its a good place to live for students.Youll be hard pressed to find a decent looking place in Lawrence that is this cheap.
For the price its everything you could ask for in an apartment complex. Its not the nicest place to live but for 300.00 a month it was nice. It comes furnished which is great for me because I am an out of state student and the gym is my favorite part about it, its 24/7 so when the rec is closed its nice. Honestly, one of the best value places you can get in Lawrence. The staff are really understanding with pretty much anything and really do go out of their way to help you and build a relationship with you. I would definitely recommend this place to any student looking for a decent place to live.
We have rented multiple apartments in Lawrence. The Reserve is the best place to live by far. The management is excellent, responsive and honest. One particular staff member, Sydney, was particularly exceptional. Overall experience leasing at The Reserve was pleasant and enjoyable. I would highly recommend it.
I love living at the Reserve on W 31st! There are so many great amenities at the apartment complex and tons of other students that you can meet and get connected with. The employees are great and are always willing to help out and answer questions. There is a great workout facility, year-round hot tub, and a study room. (Also, theres always free snacks in the lobby - who doesnt love free food in college?) If there is a problem in the room, maintenance is always there to fix it as soon as possible, especially if its major.
Conveniently on the bus route, great rooms, helpful management, and staff, no need to worry about regular bills as everything is handled online. Overall very satisfying!
I actually enjoy living at The Reserve . I’ve lived here two years and have had no problems. My work orders for the apartment are always filled in a time appropriate matter . The staff are always kind and professional . I also love how the bus stops at The Reserve ! I use it everyday for classes .
Living at the Reserve last year was so wonderful and convenient! The staff are always so resourceful and understanding and the community is welcoming and fun!
This place is the worst college experience I’ve ever had in my ENTIRE life. First off in the first 2 months of living I encountered scabies infection which was terrible bugs crawling inside your skin. Next was a bird mites crawling all over my bed and skin itching. Pot holes completely ruined my car. Flooding. No parking. My apartment wasn’t clean moving in. Charged me for not cleaning to their standard. Elegiac bill got up to 150$ a month. DO NOT MOVE INTO THIS POS PLACE!!!
Lived during 2018-2019 school year and at first I liked it, but then maintenance came to my apartment several times for so many problems. The place is so cheap. The microwave was as old as me and they are charging me for things my roommates left, and not cleaning the 1998 microwave (that cannot be possibly cleaned in its condition). Don’t live here, unless you’re desperate.
It has been a good experience. A few maintenance issues but overall good. Fun community with volleyball court, basketball court, and swimming pool with hot tub.
This was the worst experience that Ive had when living in an apartment complex. On move-in day, we called ahead of time and asked if there was any way we could arrive early to get settled, for work reasons. They refused saying that cleaning had to be done before residents arrived; which was understandable. However, when we got here, the place was a mess. Nobody had been in to clean the apartment, and the previous residents left it a complete mess. For example, there was dried urine all over my toilet seat. Since then, I have been less than satisfied with the complex as a whole. They never replaced our appliances that were broken and there is a flooding problem that causes a major slipping hazard on the pavement, due to the mold and algae that grow. Make sure you look closely at the lease if signing. Definitely would not recommend The Reserves as your future home.
Most of these posts are from idiots who get evicted and dont understand that they signed a legal document. If this is your first lease... yes this is the real world, not your parents house. Dont break laws and your lease and you will have a decent time here. It is older and a cheaper place but not any worse than where I have lived in Lawrence.
Front office & maintenance does not get things done on time. Work orders take a long time to complete and they usually do not end up fixing the requested issue (our window blinds still cannot be adjusted for example and we had 2 work orders for it).One of our neighbors had a broken pipe which resulted in a roommate having his carpet getting soaked from leaking water. All they did was put a large dehumidifier in his room which has been wasting electricity and him not being able to live in his own room. This has been an ongoing issue for weeks. They dont seem to want to pay for part of the electricity bill or his rent either, despite his room being unlivable for over a week.
The rent is cheap but the electric bill makes up for it. $400 a month in the winter and our thermostat is set on 65. This place has no insulation. They constantly spam you with emails and calls about renewing and other activities. office wants whatever money they can get from you. “hardwood” floors are disgusting and require sweeping at least 3 times a week. No salt on the sidewalks/parking lot during winter— when they do it’s a week after it’s been needed. Key card system is stupid and unsafe. Poorly lit parking lot. NEVER any parking. Parking lot floods during heavy rain. bus route is inconvenient and never at the same time.The only good thing about this place is the dog park, even then it is small and is only dirt and has useless activities that dogs don’t even use.
Management is pretty good here. I took over a sublease from a tenant who was out of state and they walked me through everything. Its not going to be perfect as most of the staff consists of college students. It is the best that the students can deliver though. I recently renewed my lease and plan on being here for a while. I would definitely recommend staying here. For the price there is no better.
Awful place.. dont waste your life.. Noisy area.. old buildings.. Water coming from the ceiling!!!!! Bad office services.. They even lied to me about not having a six month contract!!!! I stayed for like a year straggling!!!
Awful place. Nothing about this place justifies its existence. Horribly staffed. Basic amenities are just bait (ex: pool that I was told by staff when I toured is open 24/7 is absolutely not). My apartment is a dump. Management is just terrible.Avoid at all costs.
My son lived at the Reserve for 3 years. As his father, I was his guarantor. When he moved out, they supposedly charged some damage and cleanup fees. Chris the manager said they had sent a bill to the address my son had when he moved in, an address where he has not lived for 4 years. The first I found out about it was from a credit bureau. They had sent no bills to me at my address, the same address where I have lived for 9 years, the same address that was on their guarantor form, the same address they provided the credit bureau. Chis, the manager was very rude. He said they had no obligation to send the bill to my address. But he felt it was their obligation to report it to the credit bureau. If you are a parent considering the Reserve for your child, think again. Read the rest of the reviews. You and your credit rating will be happy if you look elsewhere.
I would give them a zero if I could,the apartment was not clean when we moved in ( Im talking wiping down kitchen counters and there was at least 3 inches of dirt and dust) as well as the furniture having scratch marks all over it. We also had to put in multiple noise complaints because the tenants above us would throw wild parties in the middle of the week, then they would drunkenly pee off the balcony, right in front of our porch, The Reserve did absolutely nothing about it ( we heard from people in the office that people who worked for the Reserve lived above us). Now that I have moved out, and cleaned it better than what it was like at move in, they are charging me $85, which they refuse to tell me what it is for, wont take phone calls and wont take in-person meetings. The only hope is to email them a dispute within 10 days or pay the amount. I was only notified of the charge 10 days before the deadline, and no one will talk to you about why you are being charged!LIVE ABSOLUTELY ANYWHERE ELSE!
Management is horrible and the apartments were not cleaned when I arrived with my relative. We addressed the issue and was told to wait. To be honest I feel bad recommending this place to her. A couple years back this place was clean and friendly staff. Now it clearly shows they do not care about the future of this place or who they hire to get these places cleaned. Management needs to bite their pride or with all our complaints. They will eventually lose their jobs.
Was a co-signer on my childs lease. He had issues at the apt and was told to leave. I was never contacted about amounts owed, or any type of bill that was owed. Instead I got a call from a collection agency 😠 These people had ALL of my contact info but could take the time or give me the courtesy of a phone call before sending my info to collections. I am extremely upset and will not recommend to anyone. When I attempted to contact The Reserves I was told I had to speak with the collection dept since it was sent to them. They could not/would not help.
Let me start off by saying that you should definitely look at your other options before deciding to live here. The only benefit of this housing is it is fully furnished and the rent is affordable. We started off our living experience in one of the worst ways possible. My roommates and I got to complex at about 5PM after driving 7 hours. We were checked in and given our keys to the apartment. After this we headed to our apartment to come across complete disgust. The kitchen was horrible, with the dishwasher being extremely leaky and the fridge interior vents being covered in absolute gunk from the previous owner. The laundry room has a horrid stench that has still not gone away after numerous maintenance orders. The bathrooms were in absolute bad condition. I don’t know what kind of complex has their heating/cooling unit right above their bathtub, but we had orange/brown liquid leaking all down the tiles to the tub covering half of it. The carpets in the room were torn and had holes in them, we got them replaced thankfully. The blinds were broken and we have a hole on our front porch in the wall. We were told that we couldn’t be placed in another apartment because it was so late in the day. So we stayed in a hotel room for a night in order to talk to the manager the next day, however, he told us the same thing and we could not be placed in another unit. The insulation of this apartment is zero to none, in the winter months, expect to pay around $200-300 just on electricity. Also, the tap water here has such a bad smell/taste to it – most likely due to the old plumbing; do not trying drinking it. The management at this complex is mediocre in my opinion. If you ask a staff member if you could talk to the manager, they would tell you that he is in a meeting. It’s obviously a lie because you can clearly see through his window that he is just sitting there. If you go in to pick up a package after you’ve received a notification from UPS/USPS, they tell you that they still have not received it, when it clearly says who signed for it in the notification. I don’t know what kind of property these guys are trying to run but it’s unacceptable. My family has been in the hospitality business for over 20 years and I can say that this property is in need of new management so this apartment can be made into a better place.
I am giving this complex 2 stars because the first year that I lived here was amazing.I am a full time graduate student. During the first year that I lived at The Reserve (summer 2013-summer 2014), I did not have any complaints. I felt that the property was safe, secure, and the few maintenance issues that I had were solved in a timely fashion, which I appreciate, since I took my apartment as-is.During my second year living here (summer 2014-summer 2015), I experienced many problems. I was served with a notice to remove a dog that I did not have (there was dog hair on a blanket that my then roommate had brought from his parents house), and two eviction notices for not paying rent on time (one check was stuck inside of the rent box, and another time they did not read a check properly and deposited the rent in another residents account). The management also claimed that they could not do much about the neighbors who played music so loud that the walls shook. That was settled via other means. Upon moving out, I was charged with a cleaning fee that I successfully disputed. I received an apology for some of these things, however I am not sure about the legality of their practices, especially considering that their notices are not in agreement with the lease, which I have read through-and-through.I will conclude with this, I still think the property is nice, and convenient. The staff is mostly friendly and helpful. However, if you choose to live here, keep all of your bank statements and know your lease. Keep copies of your notices. Protect yourself from a potential debacle.
DO NOT SIGN A LEASE HERE! The management is horrible! I thought I payed my lease out but apparently didnt and after being notified that I had to pay almost $400 in a week I tried to keep on touch with management and let them know it would take longer, but no communication at all. They are really good at communicating when it comes to them getting their money though and that is all they care about! Literally did not have ONE maintenance request filled after the first week and there were bugs and packs of spiders always outside my apartment door. Worst place Ive ever lived and would not advise anyone to live there.

In order to provide an environment where every resident can sleep or study when andwhere they want, we ask that all residents keep noise levels at a minimum after 10:00 p.m.Disruptive BehaviorResidents are expected to act in a manner that will not disturb the academic pursuits or infringe upon the privacy rights, health orsafety of other persons. Over all I have enjoyed my experience living here so far!, Although, having newer applicances and higher quality couches wouldnt hurt! Other than that, everyone in the office is great and the apartment has been a dream!

Its nice that its fully furnished but thats probably about it. So many issues with these apartments and the management is not very helpful with getting things fixed. Weve had leaky ceilings, plumbing issues, hot water heaters that stop working twice a week, etc... Its cheap and its fully furnished which is nice but other than that, I would avoid living here.

Im now getting refunded thanks to a successful dispute against the claims, but I was told that my check for it would be in the mail within 2 weeks - a month later and I still dont have it.I would highly recommend looking for somewhere else to live, this place is absolute trash.
The absolute worst place you could ever live in Lawrence. If you sign your lease there, 10/10 you would want to move out by the time your lease ends if not sooner. First off, Chris from the office is a jack wagon, is very rude, and unprofessional. the things he does in that circus is questionable. If he needs your attention, he’ll turn your internet service off to bring you into his office.-no resorting to phone calls or emailing, oh and the reasons may not even be yours but your roommate’s!! He kicked my roommate out for a disorder she couldn’t help and had only a couple days to move out which is down right ridiculous and cruel. They don’t answer to half their maintenance requests. HUGE mice and rodent issue. There was an infestation in my apartment that they failed to take care of and later forgot about!! Thin walls, cheap furniture, cheap place, extremely slow laggy internet. If you enjoy mouse parties under your oven, mouse poop in your drawers and holes in your bras and socks, as well as roaches and centipedes, and the terribly cramped space you’d have to live in, the reserve is the perfect place for you!! I’m sure my experience doesn’t speak for the entire community there but these are the things I’ve dealt with, and can be potential nightmares you yourself might encounter if you decide to sign a lease there. My best advice is to go somewhere else!!!
Absolutely horrible experience, lots of apartment issues and overnight staff was horrible. Never got charged for getting locked out before, until recently out of nowhere. Would only suggest if you want dirt cheap housing. POTHOLES EVERYWHERE!!!

This place is a scam!! When my daughter moved out the place was cleaner than when she moved in. They now claim it had trash bags and had to be painted. Ha - I have since went back into this same apartment and have pictures...It has not been painted??? The Reserves are trying to get $190.00 more for what Im not sure. Oh my daughter moved out 2 weeks early because her roommate was chasing her boyfriend with a knife. When my daughter ask for help The Reserves says If it happens again let us know and we might help ??? NO. we moved out with police report and a clean apartment. Horrible place to live!!! Dont live in these apartment.....Go Anywhere but here!
Ive lived here for over a year the reserve has a good location, accomodating staff, and the rent is reasonably priced. I love my lawrence home.
From the poor maintenance service to the austere apartments, you will regret living here. The stairs up to the second and third floor are cracked and can break at any time. My neighbor actually fell from one of the cracks, walking up the stairs. The “storm windows” don’t stay up and are essentially guillotines and will destroy anything under it when it free falls. Walking to building 11 there are pools of water after it rains and then it builds up in the parking lot creating a muddy swamp and the front 3 parking are spots occupied by rain water for weeks at a time. To walk on the sidewalk you better choose an old pair of shoes from all the mud you walk through. A potent awful chemical smelling gas fills rooms occasionally which the maintence crew claims “is fine.” On to the atrocious aspect of quality. The pleather on the couches and dinner table chairs have tears and holes in them. The furniture as a whole is the most cookie cutter furniture I’ve ever seen in my life. When you want to relax while sitting in the holes on the couch in the living room trying to enjoy your early 2000’s basic cable TV quality for the rooms surrounding the basketball court, all you can hear is basketball balls repetitively bouncing just loud enough to interrupt your favorite TV show. Then there are the keys to open your door. They’re plastic keycards like in a hotel. You have to swiftly insert and remove your key just right about 3-4 times before the lock let’s you in. However at just $400 a month you can try and call this place a home.
Every apartment has its flaws, and the Reserve is no exception. But despite the occasional weak WiFi signal or maitainence issues, its still the best deal in Lawrence. I have loved my apartment and have had no issues with the management. Friendly office assistants and nice basketball court area. Love that the city bus stop is inside the complex.

My apartment got bedbugs in June. I reported the problem to them, and they charged me almost $1000 after move-out in August to cover the fees (for pest control alone...) just because I was the roommate to report the issue. Because of this, management decided I was to blame. I was encouraged to put in a dispute and it wasnt even considered. Management is unbelievably hard-headed and every interaction with them wont go your way. This is an okay apartment complex if you are lucky enough to not have to deal with management, but if they haphazardly decide you owe them money you have no choice.
This place was the most unorganized and BS management EVER. Korey and Chris are the HUGEST dirtbags ever. Korey accused me of owning a cat, had no hard evidence, and I nearly faced a few hundred dollar fee or eviction until I got my sister involved. The walls are paper thin and parties are ALWAYS happening so sleep is very rare. They match you up with the WORST people ever. Its like they just throw you in where they see fit. The ventilation there is terrible and the cost of electricity is WAY too high. They will find any chance possible to fine you for SOMETHING. They are rude, inconsiderate, and make you feel stupid. Maintenance and cleaning took WEEKS to get my apartment and it took months to get our TV. The only way to get out of a lease is by subleasing and its a 300 dollar fee plus you have to pay a full months rent your last month even if you are only there for a week. They are money grubbing, selfish, and rude. They do not care at all and willl do anything to make more money off of you. DO NOT LIVE HERE. it is HELL.
Huge props to the Reserve maintenance! They stored my kayak in the employee storage room briefly as I was gone since I had nowhere else to put it and they helped move it to my apartment once I came back.
I would not recommend this place to anyone. The only utility you pay is electricity, but my electricity bill was over $300 many times. The management is horrible and all they care about is money. Maintenance staff is also not great. I had to call many times to get them to fix my toilet that was leaking. Overall not worth $300+ a month for low quality appliances and furniture.
The cleaning crews are not respectful to anyone currently living in the units when they clean empty rooms. They leave the front doors wide open when asked to shut them because of it being 100 outside and running AC and if you close the door behind them, they will open it back up letting your energy bill grow even more. There is no respect for privacy either from these cleaning crews. No insulation what-so-ever so energy bills are sky high. Kept my apartment at 65 all winter and cheapest bill was over $150 with only two of us living there using minimal lights and utilizing heat from the dryer and oven when those were used. Windows fit poorly to where I can feel drafts in winter even with the windows sealed with plastic wrap and a towel in front of the door. A good apartment complex for your first time away from home but not one to call home that long.

The water in undrinkable and they told me its just how Lawrence water is. Thats not even true! Lawrence water is very fresh. The electricity bill is out of control, you cant turn the heat on without the bill being $230. I live in the freezing cold, cant drink the water, and I can hear every single time a toilet flushes because all the pipes run so close to my room, so close in fact that they water heater leaked into my room. Dont live here.
Worst place to live. As a former resident to the reserve on West 31st I must advise every person who just thinking about moving in there to not do that. They do provide free Wi-Fi although it is awful. They do also water their lawns that and access to the point where it just smells like a swamp from built up water saturating the ground. They will not give you your deposit back instead they will also charge you over for what you have done leaving your apartment weather clean or not. They are for you a chance for disputes on whether you have cleaned or not cleaned your apartment although they dont take that into consideration. The reserve on West 31st also is terrible problems with their air-conditioning units, they leak massive amounts of water into the apartment and ruined your apartment living conditions. They provide beds for you to sleep on although theyre probably made of balsa wood because theyre awful fragile and very uncomfortable. Also theres a terrible bug problem involving ants silverfish and other little bugs like. Management will do little to nothing to make sure that your stay is a very nice one because they really dont care about anything but collecting money from your wallet. So please heed my warning do not ever move into the apartment unless you would like to have any of those problems or all of them at once.
This is definitely the worst apartment in town.Parties take place all the time, and the walls are so thin that I can literally hear people talking downstairs. Furthermore, the walls cant give enough insulation, so during winter and summer, power fee can be really high.Internet is very slow, and their approach to deal with Internet complaint was to cut hot water, which really works because now Im complaining about hot water instead.Management is poor, faculties are rude. I talked with Chris once, and he was trying to kick me out of his office in less than three minutes. Also, they keep sending me evacuation notice saying that I didnt pay my rent.
Its hard to top some of the marvelous reviews that have been posted on here, but Ill still list a few things. The complex itself is apparently located in the heart of the Bolivian jungle, with spiders and moths the size of tennis balls swarming over every spare inch of exposed building. If youre a smoker, be prepared to bring a machete out to the porch to hack away the omnipresent spider webs. The walkways between the pool and the apartments were constantly mired in thick mud due to a malfunctioning sprinkler system. If you actually made it to the pool, you were forced out by the loud music, weed smoking, and general skullduggery.The inside of the apartments are cheap, almost to the extreme. The walls were paper thin, and nightly, I was entertained by the constant coitus of my neighbors both above and next to me. The water pressure could have actually been improved by duct taping a bottle of water to the faucet and letting it pour on your head. My roommates (not that I suppose thats The Reserves fault) were horrific.Even when I tried to escape, the management demanded that I find someone to fill my slot in their jungle prison. This was no easy task, because most people in the area know better, but I managed to sucker an out-of-towner into taking over my lease, and I was free. If youre thinking of moving here, just dont, and if you feel that you have to live here, Id suggest practicing by sleeping naked outside, while spiders crawl all over you, and loud music plays, and strangers yell and shout all around you like wild animals.
I have lived here for 5 years and for me it is the best place in Lawrence.
The saying you get what you pay for is 100% right when come to this place. I recently posted of my social media about potholes, stair cases and the rusty grills. I was blocked for the Reserves social media because i was speaking the truth. They cant say that they didnt know anything about the problems thay have. They replaced one of the grills in the beginning of june of last summer. They keep saying it is corporates fault but when corporate comes in to do focus groups they tell us that stuff has been approved but nothing get down. They dont even enforce the same rules for the office staff and residents. They will probably delete this comment or ask very nicely for me to take it down.

Just to list some reasons to not rent from this place: dirty and damaged at move-in, holes in the doors, bedroom doors that don’t lock, disgusting carpet, EXTREMELY dusty (a probably unhealthy amount) on vents and baseboards, 1-2 inch gap between the living room wall and window frame (yes I could literally poke half my hand outside..no wonder why it was absolutely scorching inside during this past summer i was there..)First roommates were nice but left a huge electric bill when they moved out and management’s great advice to us was that it is our responsibility to pay the roommates part even if they ditched and wont be seen again. This bill is still unpaid (and will probably go into collections) as it’s completely outrageous so we won’t be paying another patron’s utility bill especially because they were there before us and we didn’t even choose to be paired with these specific people.There have been things we asked maintenance for a few times and it never got done so we just ended up giving up. I have also sat in the office talking to one of the employees and saw another employee completely ignore another resident that came in and sat down at their desk to ask a question. They just looked at them, looked back down and continued what they were doing.You’re better off splitting the rent with a buddy at a nicer apartment if it means staying clear from here. Maybe the great ratings are genuine because those lucky people might have nicer rooms but my advice is just don’t even take the chance.
When I moved to Lawrence and visited the Reserve I fell in love instantly. Why? Because on the outside and for what they offered, it seemed like the best deal. I WAS WRONG!!!!! I am so unbelievably disgusted with this place, I cannot wait until August so I can get the F*** out of here. And here is why:-College students who are constantly drunk/high.-Mediochre maintenence; when I moved in, there were so many patch jobs on the walls that werent even the same color.-And here is the golden ticket: I had brought my dog home from her surgery and she had an accident outside of the leasing office. Of course, I didnt have any bags, so I wanted to get her inside first then I would come back and pick up her poo. I guess I was too late, because whoever the prick manager is with the black beard came to me, while the leasing office was full of people, and called me out by nailing me with a $50 pet violation fine. As I completely understand that pet owners SHOULD pick up after their dogs (*side note after my rant*) he made me feel incompetent, completely humiliated and his conduct of addressing the situation was so highly unprofessional, Ive seen better compassion in a Walmart checkout lane during Christmas. That being said, I left the office fuming...and with a $50 fine because the douche wouldnt even let me explain the situation.-Now, for that side note. Yeah, I was lucky enough to get caught for my dogs accident and nailed with a fine, but what about the piles of crap I see literally EVERY DAY on the grass?? The prick-douche told me that there are designated posts with doggy bags all over the grounds. FALSE: there are only 3 spread out in very inconvenient locations. But my point is, WHY dont the owners of those dogs get nailed with a pet violation?? Hmm?? And dont get me started on how many dogs are actually registered with the complex. Youd be surprised. Oh it makes my blood boil.So, in the end, I am going to have to say: If it works for you, great! But for others: BEWARE!!!!! Its not worth your money. The only nice people in the office are the hot chicks and guys. They have cookies and coffee. However, I AM OUT.
DO NOT LIVE HERE! I honestly dont even know where to begin.-The front desk is NOT helpful at ALL. (I didnt know how to use the tanning bed, and the guy didnt help me with it. A couple times they didnt even have answers to questions I had about the apartment.)-Ive only used it once, but their tanning bed is not clean (it even says on the Kansas License sign.)-The model room looks NOTHING like your real apartment. I was extremely disappointed.-The workout room is always dirty and equipment is always broken.-They NEVER do your maintenance requests on time... or even at all!!-They have workers working here at 7 am (mowing the lawn, re-doing cement on sidewalks, etc.) Its loud, so you wont need an alarm!-Walls are paper thin, so be prepared not to sleep if your neighbors (or anywhere at the reserve) is having a party!-Always have bugs in the apartment, even after bug bombing.-The apartment is either too cold or too hot, so be prepared to run your heater/ac all the time.-The grills are really nasty. They havent cleaned them since I got here in August 2012, even before that. I would say bring your own, but its a lease violation. Might as well go to Longhorn and get a steak/burger that is cooked on a clean grill.-The printer was ALWAYS jammed. It was broken half the time I was here. So if you need a printer, bring your own or go somewhere else to use one.-Internet was ALWAYS lagging. (I have an xbox, and it was very rare that I got the xbox live to connect to the wifi.)It was literally one thing after another. I would say it was just me that had these problems, but I had several friends that lived here, in different buildings I might add, and they all had the same problems, even worse at times. They make it sound glamourous during the tours, but its not. Do yourself a favor and DO NOT live here!!!
Ive lived here for 2 years now and I havent had anything terrible happen. The apartment is nice and spacious.
Ive held off on rating this place because it seems like every time I have them nailed down they change things on me. Things that are good: Quick maintenance response, extremely friendly management, decent living space, sympathetic workers and good weather management (I never had to shovel out my car or worry about being snowed in). Things that are not good: They jacked the rent so its not cheap to live there anymore, their repairs/quality of living space is poor (I could have done a better job), they have had a piece of broken gym equipment for months, they have limits on internet use (2 things per person and slow internet even at that), the cops are here every Friday and Saturday and with good reason (they usually arrest at least one person a week), these places are about as well insulated as a naked person in Antarctica, they vent dust into the apartments sometimes, its hard to get enough hot water even for one shower, the kitchen equipment is pretty bad quality and they like taking fully functional things out of your apartment and replacing them with mediocre things that look good but dont work well (floors, cabinets, sinks, doors, etc.). This place is all about pretty appearances, but those appearances are only skin deep.My biggest beef was the renovation they did on my apartment while I lived here. They basically required that I move out of my own room for a week while they renovated, by which they meant tear out the carpet, molding, cabinets and sink to replace it with worse stuff and then do a terrible spackle and paint job after that. Their workmen were polite when I was here, but they had a tendency to destroy my stuff or move it to God only knows where only to be discovered weeks later.Ill be honest, if they held my rent steady, Id have stayed. But they jacked the rent about $50 for next year and that was the special rate for current renters. I dont like paying more for less and so Im moving somewhere else. This is an ok place to live, but trust me, you can do better without much effort.
Horrible management. We had human defecation in our alleyway which took days to clean. My bike wheel was stolen.
Terrible service, the management has no reapect for its tenants and make it their goal to squeeze money out of you. Under no circumstances should you live here.
BEWARE, this apartments doesnt run thorough background checks or check into payment history before leasing it to anyone. Ive been stuck up with nasty roommates several times before. So NEVER move in there with strangers.

This was the worst experience while living in Lawrence. The management was unhelpful and unresponsive. I received charges for damages I had noted at the beginning of my lease which completely unacceptable, and a borderline scam. Please do not live here.
