I don’t want to give them any of my stars. They are just there for your money. Me and my husband wanted to rent their apartment as we found it suitable for us, so they kept us on wait list to rent on July for which we have to pay a good amount of money to be in the waiting list . They said that they will inform us when the apartment is available. But the email didn’t arrived so we called them. And the answer was that they have move ins and move out in the mid of august.They knew there will no units available on July, but still they kept us on waiting list and wasted our money.

Had to deal with awful unit that has issues all year round. Fast repairs but quick ones, that never really fully fixed anything, all temporary. Also theft is very common in this area lived here for over a year now and reported to office two times to get nothing done about the matter. Started to get my packages stolen or opened so I got a ring that I did not put in the wall but attached to the door. On amazon the door attachment said it works with all leases and even hotels and yet they still made me take it down. I try to get my own protection in a respectful way and get an eviction notice. Very professional for a company that should care about the safety and possessions of its renters. I honestly think they want to support theft and support it. Insane never felt so unsafe at a place till I lived here.

The apartments are good, neat and big with included water. All the buildings in these apartments are located in well-lit accessible by streets place. I feel very safe around here. The courtyard facing apartments offer a great view of the facilities. I like how beautiful it gets here in summer. Attaching some photos from the spring arrival here..!

The lady on the front office was extremely rude. It was a complete waste of my time and they honestly need to brush up on their customer service if they want to work in an environment with people. I can now see why they have extremely low ratings. Save your time and money

I lived here for a year and a half and recommend it to all my friends looking for an apartment. I typically dont write reviews, but I’ve lived in 3 Lawrence apartments and done a lot of shopping and this truly is worth a recommendation. Affordable rent, spacious, and the maintenance team was always prompt. Quiet Neighborhood, safe parking and they keep up with groundskeeping. I had one service call because my fridge was making a high pitched noise and they replaced it. If I was to move back to Lawrence I would most likely lease again.

The newsletter is cool on the newsletter they put small gatherings(before covid-19) and updates on the pool in the pool months and many fun things u get one every month overall a good place to live thank u park 25!

I had spoke with the property manager. Not quite sure of his name, but a young caucasian male. on a few separate occasions I had met with him to ensure I had TWO COSIGNERS(w/ at least 600 credit) and paid for ALL FOUR applications and everything was ACCEPTABLE FINANCIALLY just for two people to live there. On first interaction I made it clear that we were happy to be looking for our first place and therefore we have no rental history or credit built because we are only 18. On our last visit he said we were ready to sign the lease and just as we were about to, he asked me if I had any rental history or credit, in which he denied me the lease because I said not at this time. He knew this all along and still lead me on, right into a ditch. Not to mention he said they intentionally make it difficult on first time renters. then we left. SAVE YOUR TIME. ENERGY. AND MONEY. This place is not worth it, got into a better place (Aberdeen on Wakarusa dr.). Their loss.

I lived in this complex over a year. My experience was overwhelmingly nice! Staff was reasonable and helpful. My apartment was old, but it was well maintained and was in decent condition.

Park 25 leasing and maintenance staff,I did not get a chance to thank you for how well you treated me the last month. The extent you went for me to havey bathtub repaired in the first place so preemptively was more than I had expected and showed extreme thoughtfulness towards your resident. I am so thankful for the Dave and the Maintenance staff for their care of my apartment while doing their work and the leasing office for accommodating me so well!

This is a great place to rent from. Appartments are clean and very nice. The office is very polite and the staff works hard to make sure you enjoy your stay. I would however recommend avoiding the option/plan B leasing as it is a higher rate and if you decide to stay another year after that, your rent the year after will still increase on top of that price. Definently a good value for what you pay here though. I have had 0 problems staying here and the environment is good.

Ive been living at Park-25 for 3 years now, and Im only moving away because I have a job in another city.The apartments are spacious, but be prepared to spend a little more on heating/cooling because of that (Id recommend getting a ground floor apartment because of this- it seems to help).The appliances are old, but work just fine, and staff will usually come within a couple days for non-emergency maintenance.Water pressure and temp is fine, though my roommates complained of fluctuating temps in the shower. Water is paid by the complex, though, so you can take your time.Parking is provided, with some very generous spaces. In the event of snow, be prepared to shovel your own car out of your space.Grounds are well kept (if you care about that), and the buildings are somewhat old but still fairly well maintained.Most of my neighbors are foreign grad students, and Ive never had an issue with noise.A security force patrols the streets at night, and the streets feel fairly safe.There are two bus stops, but the only route that uses them is the 38 (to KU campus), though the T-bus (for handicapped people) also makes stops.A strange quirk of this place is that no two apartments seem to be exactly alike (in my limited experience) so make sure you thoroughly inspect your apartment before you sign a lease, and ask to see several apartments.Overall, its a good place to live- its nothing fancy, but Ive enjoyed my time here.

I used to live in this apartment for two years and when I left, I cleaned everything spending almost two days. Later I found they charged me more than 150 dollars. Even though, they didnt pay me the remaining deposit amount. This was a good place for living but they disappointed me with the charges and not paying back me the deposit money.

They do not acknowledge the temporary halt put on evicting tenants even though it is illegal up until May 1. This behavior is absolutely disgusting and unsympathetic.

I love the place! The price is good and the staff are kind. One day the dishwasher was broken and the day after they came and replaced it with a brand new dishwasher. Ive just moved in and so far everything was really good!

The apartments are quite spacious and Id say fairly priced for the amount of room. However, anyone moving in needs to be cautioned. First, the carpet is fairly gnarly. Although they clean the carpet, the carpet still feels dirty. My roommate and I cleaned and deodorized the carpets after we moved in. Also, the apartment overall was quite disgusting. The complex did not clean the apartments very well after the previous people moved out. We spent hours scrubbing the floors, cabinets and walls and probably got the grime that was left from all of the previous tenants in the apartment. Lastly, and probably the biggest thing, my roommate and I were NOT advised by the management of the complex that they allow smokers and non-smokers to live in the same apartment buildings. This is only a problem because the people below us smoke and the smell of cigarette smoke comes up into our apartment and causes our apartment to stink. This smell has started to transfer to our clothing and other belongings as well as causing headaches and exacerbating asthma. So if you want to move here and you do not want your belongings to smell like cigarette smoke, I would make the owners ensure that you will be living in a building without smokers, but mostly I would suggest you do not move here. A roomy apartment is not worth hours of cleaning that the complex did not do before you moved in as well as having your belongings smell like cigarette smoke.

This place is a joke. Very money hungry and sadistic staffing at their office. Not sure if Ben had a hangover but he wasted hours of me and a friends life explaining the lease of an apartment that required rental history which was never mentioned. Save your money and go somewhere worth your time.

I have a few reasons for my rating is . I lived there for two years. In those two years I learned to not put your rent in the outside drop off box cause they will lose our rent and then blame you for not having rent in on time and notice you for eviction, lock your car door cause you might have someone sleeping in your car the next morning, I had two deathly shootings in the two apartments in the parking lot next to park 25 not a great area if you ask me! And last they just decide if they want to re-new your lease or not without a reason! So just be prepare when your lease is up if you plan on still living their.

By far the worst place I have EVER lived! The management and leasing consultants are by FAR the worst people you would ever want to come in contact with. Might as well give them badges and call them rent a cops because they are on some sort of power trip. They make false promises if you re-sign and do not abide by them. I resigned my lease months ago with the promise of new ceiling fans in the bedroom if I signed and they have yet to install them even though Ive called numerous times. But then will not hesitate to threaten you with charges if you break a petty rule such as having a friend over that brings their pet for the day. The apartment water is horrible, what should be a normal shower turns into a back in forth of being frozen to death or scolded with hot water. Also infested with bugs and large spiders, I have called numerous times on this with no help. The set up of the closet doors is extremely cheap and they do not stay on their tracks. I could go on and on about all the issues here. So regret resigning my lease due to just being too lazy to move and thinking they may actually do what they say. So many better places to live in Lawrence, steer clear!! I cant wait to move!

Ive lived in these apartments for years and I love them! I havent ever had a problem with maintenance not addressing a concern in the apartment. I love how close the location is to a park for my daughter to play in. The staff has always been kind. When renewing my lease I could choose different upgrades to my apartment. Ive lived in other apartments in lawrence and nothing was even comparable to park 25.

Lived here for 3 years, apartments are great, maintenance is great, and water is free! But the staff... phhhh they are extremely unprofessional and down right rude! They will also charge you for Everything and raise your rent every term.

Helpful and responsive staff. Clean, fairly modern and spacious apartments. I lived there for about 4 years in two apartments and was pleased with both. Right by a large park and not on a busy thoroughfare. Would definitely recommend.

I would not recommend these apartments the staff is not very kind. The apartments are overpriced. They say it includes a dishwasher but it doesnt even work, when you mention it to maintenance they do nothing but look at it and say its ok. The only nice thing really is the pool. When you call the front office it usually goes straight to voicemail so you have to go up to the office. The safety here is not the greatest either because my motorcycle was stolen out of one of the carports here, and theres no cameras.

I lived here for two years and was very satisfied with the apartment and the staff. The only reason Im moving is because I got a job out of town. The apartments are very large for the price, and the maintenance staff always did a good job responding to issues fairly quickly. The buildings are old, but the property managers are doing a good job keeping things clean and renovating the apartments. I had a few spiders, but that is to be expected almost anywhere. It was also really nice that there were two KU bus stops. It made getting to and from campus really easy, and I didnt have to pay for a parking pass. Overall, I really liked living here and would do it again.

I havent been able to even look at an apartment because they dont answer their phone. The internet has 4 different numbers listed for them, none of which are answered. Maybe they should get their own website!

The management is great. They go by the paperwork very strictly which we love because we know exactly what is going down. We moved into one of the newly renovated units and while everything was brand new (carpet, flooring, appliances, fixtures) they obviously did it on the cheap. The oven door handle fell off after 5 months (no we dont have kids). However, if we put in an order they will get to it (in order of immediate need). The only thing I dont like is that the hallways smell like rot and are extremely ghetto--need carpeting, paint, bug removal, etc. Our biggest complaint about the place is the neighbors being unreasonably loud with a dog that barks CONSTANTLY but the management is already addressing the issue. Price is INSANELY good.

I have lived here for close to 2 years and will move out in a few days. It wasnt a very pleasant experience living here because of the management and staff. When I moved in here, there were two very nice property managers (Jordan and Samantha), but now it seems like there are all new people and one manager is not really a pleasure talking to. There is one maintenance staff that even yells at you. Some of the buildings here have very old plumbing systems, the maintenance will turn up promptly when there is a problem, but it gets really annoying when you have to call the management every week to report issues with drainage. Reason given by the management when I asked if there is a permanent solution these apartments are built in 1967 and plumbing will have problems, well would you lease me the apartment for the same price you leased it for in 1967?There was one time (around 6.30pm) water was not draining in the kitchen and bathroom sink, and I saw a lot of hair kicking back from the drainage line, Im no mechanical and plumbing expert, but I know something is wrong when there is soo much hair in your kitchen sink, I called the after hours emergency service, the guy who picked the call was really angry, I tried to stay calm and told him what was happening, he kept telling me that Im just making up stories and I should just plunge it down, which I had already tried. So finally he agrees to come home and take a look, meanwhile I clean out all the hair in the sink out of courtesy, he comes home and tells me I knew you made this story up, I still remained calm and thanked him for coming, but next day I receive a $30 (approx) bill calling it a non-emergency service. The same service men also yelled at my friend living in another building.The only reason I would give two stars for this place is because of the rent.

I have lived in this apartments for 2 years. They have no respect for their customers. Management sucks. Employees are so rude. They dont help you if you are new to the place, instead take advantage of that. They charge you for upgrading their place for new customers by keeping additional charges on you

Dont rent here if you have kids. I have witnessed the management staff belittle and disrespect a mother whose child was making normal noise during the middle of the day. They have made accusatory comments, were very disrespectful, and were demanding in a tone that left little room for open dialogue or honest reslotuion.

They are awesome. Two years with them, and they always try to do their best for all.

These are great apartment. but renewal policy for cuatomer sucks. may be it is just for town home. but these apartments are well maintained and spacious

The property manager is very rude I would not want to rent here after hearing how rude she was talking to my friend who lives here . I was planning on renting here in the spring but after seeing how she treats her tenants I wouldnt feel comfortable renting here.

Best apartments I have lived in. The staff are super helpful and if I have any kinds of problems I can expect someone to come out and fix it either that day or within the next two days. The rent is super cheap. For my 2br 2ba and 1100sq ft Im only paying 705. I would definitely recommend these apartments to anyone. I am only moving because I will be attending grad school in Houston.Updated 4/11/2015Over the past year I have still enjoyed park 25 very much. The front office is great and useful. My only complaints are that there is pretty much only one trash place on each block of the apartments an the roads do have some damage. Besides that I enjoy it here. I will not be leasing here next year only because I am moving. If I wasnt this would definitely be the place I would be staying at.

Good apartments, pretty big for the rent they charge. Predominantly Indian population!

Property manager here is very rude and I have problem with my neighbors above me be too loud at all hours of night. I brought it up and she said maybe I should just move.she also told us the ones above where there longer.

This place is horrible to say the least and I hope that anyone who reads this will please take my concern in saying DO NOT GO HERE. The people who run the place are a complete mess and I feel like have very poor work ethics and really dont care about you at all.
